New communities, new opportunities

Calgary keeps on growing! New communities seem to be announced in almost every issue we’ve published this year. It’s especially pronounced in the south, where the West Macleod area is getting a lot of notice. It only bodes well for the homebuyer, as there are a lot more options where to find their new home, and the wealth of choices work to keep prices down. Rockland Park and Arbour Lake West in the northwest; Pine Creek, Sirocco at Pine Creek, and Hudson in the southwest; not to mention new communities just outside Calgary like Dawson’s Landing and Chelsea in Chestermere; Rivercrest in Cochrane; Wedderburn in Okotoks. All these and more are being launched this year (in some cases, they already have). They may seem unfamiliar to most readers right now, but trust me, we’ll be talking more about these new communities in the coming months. One community readers may be more familiar with would be CornerBrook by West Creek Developments. It is still relatively young, but this dynamic community in the New Northeast is really coming into its own. They are the focus of our cover feature this month and we spotlight its compelling line of laned homes. The models offered here by Cardel Homes, Stepper Homes and Trico Homes certainly have captured the fancy of homebuyers looking to set down roots in the new community that is growing by leaps and bounds. Anthem United is playing a key role in the growth of the area west of Macleod Trail in the south, where they are launching their new Pine Creek and Sirocco at Pine Creek communities. Its community of Belmont — also in the area — is well onto its second phase, and people just have to see the kind of modern lifestyle and amenities they will have in this growing area of the city. Our show home profile on Shane Homes latest is in this new community of Sirocco at Pine Creek. A NEW ERA OF GROWTH

Anthem United launches two new communities west of Macleod Trail n  WRITTEN BY

ANTHEM UNITED IS leading growth in South Calgary, as the renowned developer launches their newest communities, Pine Creek and Sirocco at Pine Creek. On September 14th, the two new communities will celebrate their grand openings with Calgary’s largest community event, a block party complete with a hot air balloon, horse drawn wagon, barbeque and movie in the park. Along with the community of Belmont, which Anthem United launched last year and is now on the second phase of developing, Pine Creek and Sirocco at Pine Creek will bring the developer’s total land commitment in the area to 585 acres. This is, by far, the largest development in this growing area and will bring more choice to prospective buyers. “South Calgary has been in need of new development for years,” says Anthem United marketing manager, Megan Starke. “Silverado was the last community in the area to be developed and our portion of the community was finished in 2014. We are excited to be back in the area west of Macleod with three fantastic communities for people to choose from.” Pine Creek, located south of Belmont, is spread out over about 120 acres and has a projected population of 2,400. Sirocco at Pine Creek is located further to the west, bordering the Sirocco Golf Club. The latter will have a total of 176 acres with 1,400 homes and an estimated population of 3,500 upon completion.

The builder partners for both communities are pretty much a who’s who of Calgary’s residential construction industry. In Sirocco, Trico Homes, Sterling Homes, Shane Homes, and Morrison Homes are building front drive homes priced from the $500,000 range. NuVista Homes will be offering executive paired homes. Down the road in Pine Creek, Trico and Sterling are building front drive homes from the $400,000 range while paired homes, priced from the $330,000s, will come from Morrison and Shane. inter is coming. Even for the Games of Throne diehard fans, that figurative meaning is no longer as the series wrapped up its final episode this past spring. The literal reality of it, however, is that winter really is coming and now is the time to start preparing for it. As brisk early mornings and hectic schedules take over, stocking up and getting organized in the kitchen and pantry is essential to lowering stress and anxiety levels for all family members. While there are different types of pantries ranging from ones that are actual rooms — like a corner, walk-in or walk-through filled with shelving — there are also cabinet style pantries that are integrated right in to a kitchen design with designated tall cabinets or roll-out shelves to store your needs. Regardless of style (or even if you are without a true pantry and have just kitchen cabinets to work with), the key to optimizing space is based on how you organize it. Make the most out of your storage capacity by incorporating a few of these ideas to pack in a lot without the clutter nor the chaos. These must-haves are the foundation to getting your kitchen and pantry organized: STORAGE CONTAINERS. Often, dry foods stored in the pantry come packaged in paper or plastic. Once these items are opened, the product can quickly become stale; chances of spillage increases; and packaging becomes worn, making things difficult to read or locate. By investing in canisters and containers, especially air-tight ones, you can minimize these issues. Rice, flours, lentils and legumes, pastas and cereals look great and enable easy access once stored in these containers. BASKETS AND BINS. Group together similar items. Place savoury snacks in one, and sweet treats in another. This makes finding after school snacks and late-night munchies easy to locate. Make sure to maximize storage by incorporating baskets and bins in high hard to reach spaces and the floor area below your pantry shelves. Invest in larger baskets to store all the

Use a label maker or get creative by making or writing out your own labels. While it is not necessary to label everything (unless of course you want to), it is nice to label certain things like snack baskets for the family to easily find, or flours and spices that may look similar. Placing a best before date can provide you with a good guideline as far as when a product has been sitting for too long on your shelf. You can place this date right on the front of the label itself or more discretely behind the label or on the underside of the storage container.

EXTRA SHELVING. Take advantage of vertical space above by adding extra shelving here and there to your existing shelves. By using a movable shelf, smaller packaged items like canned goods and spice jars can be stacked on top of one another while still making them easily accessible. Now that you have a list of the essentials, don’t go out buying all of the above items without figuring out what you actually need first. Here is a guideline on how you should organize your shelving: 1] If you didn’t get around to doing a spring clean up, now is the time to do it. Pull out all of your items and separate them in to three categories: 1) expired items, 2) items to donate (perhaps you were having a weak moment and bought some treats you no longer want to feel guilty about eating or your diet has changed and you are now gluten or dairy free) and finally, 3) a pile of items you want to keep. Ensure to give your shelves and product a good wipe down. 2] Arrange your items in to general categories. Categorize things based on what works for you. Canned goods do not have to stay together with other canned goods. You can categorize things based on how you use certain items. hen you are on the road as much as home renovations show celebrity Bryan Baeumler, there is never any shortage of amazing and amusing stories that he can tell. But the information and expertise he can provide audiences on just about anything regarding their homes is where things get real. Bryan has become a household name with his string of HGTV Canada hit shows including “Leave It To Bryan,” “House of Bryan,” “Bryan Inc.” and “Disaster DIY.” But he has been talking to audiences at trade shows for far longer. Although he still gets the odd question now and again, he understands that this is part of the interaction he enjoys with the audience and it is something he will always love. “‘When are you coming to my house?’ is one of the questions I get asked most often,” Bryan tells New Home Living, in an interview to promote his appearance at the Calgary Fall Home Show from September 19-22 at the BMO Centre.

His answer, invariably: “What’s for dinner?” Condo Living had a broad range of questions that revealed the extent of his gregarious and fun-loving personality. We asked him what his favourite Netflix show is, and he says documentaries and “The Ozarks,” the crime drama starring Jason Bateman as a money launderer. “I like documentaries — that’s 90 per cent of what I watch. I like learning random facts about random things, and getting different perspectives on a variety of topics. That being said…Ozark was a favourite because it’s just such a crazy plot line with a seemingly normal family from the outside. Kind of like us! Ha-ha!” We also asked him how his expertise could be of use in the event of the zombie apocalypse. His answer reveals again his witty sense of humor. “All of our family and friends say they’ll be coming to our place when the zombies come… when the (bleep) hits the fan, everyone needs someone handy around!” His engaging style is something that has endeared him to his audience, and going on 15 years of doing the trade show circuit still hasn’t changed the excitement he gets from this personal appearances. “I probably do 20 – 30 similar appearances a year…we always have so much going on that it’s easy to talk about current projects and new technologies in the market. Of course people also have a ton of questions about renovating their home, so there’s lots of questions! It’s great to connect with everyone that’s watching the shows, share some behind the scenes info, and just get to visit different cities across Canada.” When in Calgary, he always gets asked this question: “I always get

asked if I’ll be filming or working in Calgary. I love Calgary — but logistics are hard with everything we have on the plate right now. But if I had time, I’d love to! Maybe one day…” What he does plan to do in town is talk about what’s important to his audience and provide some insight with his home renovation expertise. And, of course, to entertain. “I like to talk to people about what’s important — where the real value is in your home, how to avoid common pitfalls of renovating, and of course, I like to take a lot of questions. There’s no sense spending an hour talking about how to install a window if everyone wants to know how to finish their basements, or renovate their kitchens. My talks are all about connecting with the crowd, sharing some funny insights and stories, answering questions relevant to the people in attendance, and putting some smiles on their faces, hopefully!” There’s never any shortage of topics to discuss either. “In the home improvement industry, there are always new trends and controversial topics. In my many years of doing live shows, I’ve realized how important it is to listen to the audience and gauge what it is they are interested in. “There’s no better way to keep it fresh than by including the audience and building out content from there. It’s great to be able to connect one-on-one with homeowners who want to know more about their own scenarios and typically, the answer applies to multiple projects and resonates with more than just the individual asking the question.” Like the song says, “ain’t nothing like the real thing,” and Bryan’s the real thing for sure. NL

Hudson begins in West Macleod THE EVER-GROWING AREA of West Macleod welcomes its newest community, as Highfield Land Management announces the commencement of Hudson in Creekstone. Divided in two phases — Hudson in Creekstone and Hudson in Creekrise — the new community accelerates the development of West Macleod that already includes the new communities of Belmont, Yorkville, Sirocco at Pine Creek and Pine Creek. Hudson in Creekstone is located just south of 210th Avenue and between Macleod Trail and Sheriff King Street, and consists of 133 acres of land for residential development. “With over 50 per cent of the community land designated as an environmental reserve and green space featuring the beautiful meandering stream of Pine Creek, this will be a

Crestmont West approaches completion QUALICO COMMUNITIES IS about to add another feather in its cap with the approaching completion of Crestmont West. Lots in this southwest community are now over 65 per cent sold, not even two years since it launched. Crestmont West is an extension of the existing community of Crestmont, and it features townhomes, duplexes, bungalows and frontdrive homes from Broadview Homes, Homes by Avi, NuVista Homes, Partners Development Group, Sterling Homes and Trico Homes. A new 3.75 acre park also just recently opened making the community even more appealing to families. “This park has it all,” says Qualico Communities’ Clark Piechotta. “Residents can have a picnic under the shaded pergola, there is plenty of space to kick a ball around, and kids love the modern and interesting playground.” The new space features 152 trees, 7 benches, 5 picnic tables, and a large play structure, a pergola with seating, basketball courts and bike racks. This park is interwoven with the 6.4 kilometres of pathways throughout the community. Cheryl Heilman, Marketing Director, says all the lots have now been released, and there a few that back on the park, and some that back on the ravine. A LUXURIOUS LEGACY Brookfield Residential continues luxury estate legacy of Artesia JUST OVER A YEAR ago, Brookfield Residential finalized a deal to purchase the Artesia phase of Heritage Pointe, and quickly moved ahead to bring its in-house building and development expertise to the market. Artesia was the final phase of the award-winning community brought to life by Heritage Pointe Properties, a division of Upper Lakes Group Inc., that was headed by Caroline Oxtoby. Now under the veteran eye of Brookfield, which bought 71 serviced lots last July, Artesia will continue to grow as a luxury-home community just south of Calgary’s city limits, east of Deerfoot Trail off Dunbow Road. Augusta Fine Homes and Homes by Avi share about a dozen lots to round out the Artesia inventory, says Brookfield marketing manager Justin Castelino. As party of its commitment to the vision of an exclusive luxury community, Brookfield opened the final two show homes in Artesia in June — complete with all the bells and whistles one might expect from a high-end detached home. The Imperia model is a two-storey home with a nearly 2,700 square-feet of mainfloor space and another 923 on the lower level and is priced at just under $1.3 million, although the model starts at just over $1 million. The Catania is a bungalow with a total of 3,237 square-feet on the main and lower levels and is priced at nearly $1.4 million. But again, the model starts in the low $800,000 range. With the first and second phases of Artesia sold out long ago, Brookfield’s focus

is on selling the remaining lots in the third phase as well as “offering opportunities” in Phases 4A and 4C, says Castelino, adding that 4B has not been released yet. “We are continuing to see movement on the new phase releases, which shows there is a market for discerning buyers who understand that communities like Artesia are incredibly rare,” he says. “By the end of the year, I anticipate we will see a number of the larger and move private lot have sold.” Castelino says the lots in 4A offer some of the widest lots available in the community, offering as much as 74-foot frontage. In 4C, home shoppers will have one final shot at lots facing a ravine. He also says virtually every lot in Artesia backs onto an amenity. So, is there an overriding element in the profile of those looking at Artesia as a place to live? Castelino sees most interest coming from the segments. The first is downsizers — those looking for their “forever” home — a home the can easily maintain but large enough welcome

their kids and grandkids for dinner of sleepovers. The second group holds the growing families looking for more indoor and outdoor living space and storage, and with access to schools, the outdoors, and shopping locales. “We do anticipate that there are a few years left until completion. But again, there really aren’t many opportunities to buy a fully-serviced 60-foot to 75-foot wide lot close to key amenities in south Calgary.
