hile cruises were once associated with the older generation, the demand to become more family friendly means that the cruising scene has changed and now families and couples, honeymooners and even singles are jumping on the cruising craze. ARE YOUR AFFAIRS IN ORDER?

Vendor finance is an attractive option for those who have a good income but cannot immediately qualify for a bank loan. Tightening lending practices make it harder for potential home buyers to borrow which, in turn, makes it difficult for sellers to find a buyer. In the late 1800s Australia experienced a land boom. However, banks didn’t loan out money like they do today, which made it necessary for agreements to be made between buyers and sellers. Through the 1960’s–80’s builders would sell home and land packages using vendor, or terms, finance. So instead of going to a bank the owner of the land and building became the bank, offering a payment plan to attract buyers who could, over time, afford their properties. Even in a good market there are many sellers for whom a vendor finance deal is attractive, providing a much larger potential market. Real Estate agents often have problem houses on their books that vendor finance specialists can help them sell. Banks and mortgage brokers must turn away people with good income who may have a blemish on their credit, are self-employed or otherwise don’t fit the lending criteria. These people do have an alternative to enter the market. In fact, my wife and I got back into the market many years ago through a rent-to-buy deal that worked out even better for us than a ‘traditional’ purchase. So if you don’t qualify for a bank loan, look at vendor finance. It might be just the ticket to get you into the housing market.

You have your budget in order and your deposit saved and you are ready to look for your first home. Before you start contacting real estate agents and getting excited, get organised. Contact us. We will run a serviceability check based on your current living expenses, income and savings to see how much you can borrow. We will conduct thorough loan comparison research on all lenders and present the loan options to you. We are not just promoting one product; we are here to find the best loan that suits your circumstances from all lenders. The ultimate decision on which lender you choose is yours. Think about a loan pre approval. A pre approval loan application is submitted to the lender of your choice, based on your serviceability check. The lender will then advise pre approval up to a maximum amount. Pre approvals can run for up to six months, which will give you time to search for your dream home (in the right price bracket). A pre approval can give you bargaining power and may also give you an advantage over any other potential purchasers of the home. When you are ready to sign a contract, it is always a good idea to ask for a 21 day finance clause, even if you have a preapproval, to cover any unforeseen delays. Your CFQ mortgage broker will then submit the house contract to the lender for formal loan approval based on the contract amount. Knowing how much you can spend and being organised will hopefully avoid any disappointments and get you the home you want.

Are you constantly thinking you need to do a will to ensure your affairs are in order? An enduring power of attorney is a document that allocates power to a person to act on your behalf while you are alive but unable to fulfil or express those wishes. In contrast, a will is the document that sets out your dying wishes once you have passed away. If you die without a will, you die intestate, which means that the Public Trustee will act on your behalf when finalising your estate and charge your estate accordingly. It is very important that you allocate a person to wind up your bank accounts and assets after your death so that your estate does not end up paying for these services to be provided by a professional, leaving less funds for the beneficiaries and remaining living family members.

DO PEPTIDES IN SKIN CARE PRODUCTS WORK? Many skincare products use peptides to treat wrinkles, but what are peptides? Can they actually make you look younger? Skin is made up mostly of collagen; it is the foundation that gives your skin its support and thickness. Young people have lots of collagen. In contrast, older people have much less collagen and get thinner, wrinkled skin. Collagen is protein and is made up of long chains of amino acids strung together, like chains of linked building blocks. When it is broken down, short segments of 3-5 amino acids form, called peptides. Peptides, these mini proteins are active molecules, and you pay a whole lot for them in your wrinkle cream. Here are three ways that peptides claim to improve your complexion: 1. Peptides Signal Your Skin to Make More Collagen When we age, collagen is destroyed but not

replaced. When collagen breaks down, it forms specific peptides. These peptides act as a signal to tell your skin it was damaged and to make new collagen. Applying peptides directly to your skin is a way to trick your skin into thinking that it has lost collagen recently and needs to make more. The most popular signal peptide for cosmetic use is palmitoyl pentapeptide (Matrixyl). 2. Peptides Deliver Copper into Your Skin Because peptides are small, they can penetrate the skin’s protective barriers to get to the deeper layers. Copper is an effective agent in skin healing, which is why it has been used for years to treat chronic wounds. Copper peptides promote collagen production and act as antioxidants. They are needed for natural healing and regeneration of your skin and to help remove damaged collagen. 3. Neuropeptides Might Act Like Botox A neuropeptide called argireline has been

shown in the laboratory to block the release of neurotransmitters from nerves. Neuropeptides are sold in products often called “wrinkle-relax creams”. There are many things that have to go right in order for peptides to have a benefit. Because they are break-down products of proteins, they have to be stabilised or they might continue to break down further in a cream, becoming useless. They also have to be in a cream that allows them to penetrate the skin. That being said, signal peptides and copper peptides seem to have the most evidence for their efficacy and can be found in products that cost less than a new pair of heals. Enabling people to access their community HLT30212 Certificate III in Non-Emergency Client Transport High profile South Brisbane Community Service TransitCare is partnering with the Queensland Government to build not only more employment opportunities but higher levels of skill within the community sector with their training initiative, writes Samantha Lee In their 20 th year of operation, TransitCare’s Community Flyer vehicles are a well-known institution in the Logan and South Brisbane community. The innovative, notfor profit organisation assists the disabled, frail and elderly engage in the broader community. By working to give these isolated people access to services and social interaction they are also enabling a lot more people to live independently at home. TransitCare and the Department of Education, Training and Employment Qld have developed the ‘Ultimate Care Transport’ learning program to offer a Certificate III in Non-Emergency Client Transport in partnership with St John Ambulance (Qld). This Community Learning Program not only produces people who are fully trained and job ready for the current needs of the aged care and disability sectors but also for the future growth expected as part of the National Disability Initiative Scheme (NDIS).

CEO of TransitCare, Louis De Beer, says that with the NDIS set to start soon we will see major changes to the transport sector. “This great training initiative will set a lot of people up for work opportunities in our communities. Through this qualification, which is set to be an industry benchmark, the weight and pressure can be lifted from ambulance services which, in the past and looking to the future, is a huge issue.”

Louis says that the certificate can take participants further with pathways not only in community transport but also into the paramedic industry and to really “hit the road” in different careers. With the Baby Boomers aging it’s a race to get people trained in time for the needs of our community as it gets older. By 2017 there will be five taxpayers to every person over 65, and this number is forecast to really put pressure on the medical industry. “We need people trained, and with our demographics being turned upside down in the next 25 years, we need to take that step now. And that’s why this program is such a necessity,” Louis says. Free training for eligible participants This Community Learning Program aims to target disadvantaged Queenslanders who do not receive government income employment support or assistance, such as youth living at home, women returning to the workforce, recently

LET LOCAL INTERNATIONAL CUISINE TAKE YOU TO ANOTHER PLACE... Sometimes during your week, whether it is at work or at home with the kids, it would be nice to get away. If this is not possible, indulging in food can always take you to another time and another place. I once read of a diversional therapist who, whilst working with the aged, would turn the whole facility into a “cruise ship” by putting up posters, getting the staff to wear traditional costumes and serving food of their destination. Here in Australia we are very close to some beautiful places to go cruising to like Samoa, Tonga and New Zealand. These places

not only offer spectacular scenery but also memorable food. And of course the most spectacular food is the food that is indigenous to the area. I remember from many trips to New Zealand, the wild duck, the Bluff oysters, the Paua, whitebait, Raw fish salad (ika mata), and Taro. Yet most of the recipes that evoke memories of childhood are many blends of cultures, much like the families they come from. For non-Kiwis, the New Zealand food that first springs to mind is the Hangi, the traditional meat and sweet potatoes cooked in the ground.

Kiwi Kitchen Boil Up According to Jayde at Grandma’s Kiwi Kitchen in Springwood, a less well–known dish outside of New Zealand that is sure to bring a smile to a Kiwi’s face, is the Boil Up. It is made from boiled pork, bacon, potatoes and sweet potatoes and is finished with motu-motu dumplings. Motu means “little island” in the Tahitian language. The Boil Up, more like a soup than a stew, was first devised by settlers to New Zealand in the 19th Century. At Kiwi Kitchen, it‘s served with Rewena bread, which is similar to a sour dough but instead of using yeast they use the water from cooking sweet potato. If it is seafood that brings back the memories, how about some Whitebait Fritters? Although more like an omelette, these little fritters are hugely popular along with green lipped mussels. At Kiwi Kitchen they import from New Zealand whole yellow belly flounder, which they pan fry as, well as Paua Puff, which is creamed Abalone served on fried bread. In the sweets department the first choice

will be hokey pokey ice cream, with bits of honeycomb throughout vanilla ice cream. It just beats the Pavlova with its meringue filled with cream and fresh fruits. Kiwis are known for having a sweet tooth and there is nothing nicer than a cup of tea with one of Grandma’s lolly logs, Afghan biscuits, peanut brownies or ginger crunch. So next time you need a break away but can’t afford a holiday, indulge in some local cuisine. EXERCISING THROUGH THE WINTER MONTHS With the winter months now upon us, many people hibernate and avoid exercising till 1 September rolls around. But it doesn’t have to be that way. There are plenty of options that can keep you training when it’s cold wet and miserable outside, and most can be done in the comfort of your own home. Over the next three months, we’re going to give you some fantastic exercise routines that will keep you fit, strong and healthy, all the while staying warm and dry and out of those cold winter days and nights. Today’s exercise routine is a resistance circuit designed to move the entire body through most movement patterns. Perform each exercise 20 times at a speed of 4 seconds. (2 seconds up and 2 seconds down) If you choose the single legged hip extension then perform 10 on one leg and then 10 on the other. There is no rest between exercises; you simply move straight onto the next exercise. You get a 60 second rest at the completion of all five exercises and then repeat the circuit. Hip Extensions Lie on your back with your feet tucked close into your backside. Take a deep breath in and as you exhale, lift your hips into the air. Breathe in as you lower yourself back to the ground and exhale as you lift. Keep your keep flat on the floor and drive your feet into the floor. For added resistance, revert to one foot at a time and lift the other in the air.

Bench Push Ups Place your hands shoulder width apart on the edge of a stable and strong bench and your feet hip width apart. Breathe in as you lower your chest to the edge of the bench and exhale as you push yourself away. To make this exercise harder, you can lower your body down onto two chairs or if you’re game, onto the floor. Chair Squats Sit yourself on a chair with your feet placed at a comfortable distance apart. Take a deep breath in

and as you exhale stand up and reach your arms up to the ceiling. Inhale as you sit down; exhale as you stand up. To make this exercise more difficult, instead of sitting down on the chair, just touch it, or if you’re game, take the chair away and sit as deep as you can comfortably go. Prone Back Extensions Lie on your tummy on the floor with your chin tucked under and your forehead resting on the floor. Your arms are down by your side with your palms flat on the floor. Take a deep breath in and as you exhale, lift your chest and arms off the floor, keeping your chin tucked under. Breathe in as you lower yourself to the floor and breathe out as you lift up. Lying Crunches Lie on your back with your feet tucked as close to your backside as possible. Place your hands on your legs and your tongue on the roof of your mouth. Take a deep breath in and as you exhale, tuck your chin on your chest, and slide your hands up your legs till you reach the top of your knees. Inhale as you lie back down and exhale as you repeat. To make this exercise more difficult, place your arms across your chest or if you’re game, place them out straight behind your head. You can do this workout 2-3 times per week, starting off with three circuits and slowly increasing the number of circuits each week. Wedding Shoes What’s the most important thing about wedding shoes apart from that you love them? Simple. It’s comfort. Think about all that standing around: during the ceremony, for all those photos, greeting guests and then negotiating the dance floor. Another important factor is the location of your wedding; will you be traversing over rocky ground to an out-of-the-way mountainside at dawn, or over burning sand to the water’s edge? Heel height Next comes the dress; is it long, short or midlength? RUGGING UP FOR WINTER jackets, versatile puffer jackets and vests started out as hiking wear. Filled with down they create a wonderful barrier to arctic winds. They can also be filled with polyester and come in inexpensive styles from chain stores. Fashion styles often include fake fur hood edging. Make sure the pockets are big enough to get your hands into and that if it has a belt you can do it up as these styles are not made to be worn open. Look out for fashion colours of caramel and winter red, as well as the usual black and navy. It only takes one slightly cooler morning to send us running to check our winter wardrobe. What do I have from last year (or the year before) that will still be suitable? Winter fashions don’t seem to change as widely as summer wear; the staples will always be pants and jumpers, or trakky daks and flannelette shirts depending on the day of the week. Unfortunately, the trend towards polyester everything means that these items can become ragged and pilled quite easily even with careful washing.

COATS AND JACKETS One thing that does seem to last the distance are winter coats and jackets. The two defining styles with coats are the length and the material. While full length coats are a necessity in very cold climates, here in SE Queensland we can generally get away with a three-quarter length coat or thigh length jacket. That just leaves the material. Leather With it’s timeless appeal and versatility, the ultimate fashion statement for winter is the leather coat or jacket. Whether it’s a short jacket made from top quality soft sheep leather that now come in the softest pastel shades or an A-grade high quality cowhide, a leather coat will last many years. They’re not easy to clean, so it pays to use the right products to keep the leather supple. Puffer Not to be confused with the ubiquitous parka

Pea These double-breasted, heavy wool style coats worn by sailors have now reached the department stores as the big fashion statement for this winter. Made out of polyester and wool, they mostly feature broad lapels and six, eight or ten fancy metal buttons with navy or black the colours of choice. Trench v duffle A couple of seasons ago the beige trench coat made a big comeback. Although they are not particularly warm, for unpredictable weather they can be a useful addition to the winter wardrobe. Likewise, the duffle coat regularly makes an appearance in the fashion stakes. Usually made of pure wool with fancy toggles and a hood, it’s a much warmer style. Look out for this season’s colours of red, caramel and luscious berry. A trend this winter is for a combination polyester wool boucle, which has a softer feel than just wool and lends itself to draped collars and shawl lapel lines. Of course, the ultimate luxury is fur which, in years gone by, was a status symbol but now totally out of favour. While fake fur can look remarkably real, there are many who wonder what’s the point? It’s made from a blend of acrylic fibres which, unlike natural fur, cannot keep snow from melting and refreezing–a vital consideration in extreme weather conditions. As a fashion statement, fake or faux fur can be fun for coats and hats.

HOMEWORK RULES, OK! If you were to ask any parent of school–aged children for their views regarding homework, they would most probably tell you that it is a constant and unavoidable part of school life. If you were to then ask any school-aged child for their thoughts on the same topic, they would most probably say that homework is not one of their favourite activities. Few children find homework fun. And therein lies the problem facing families everywhere. Finding time for homework can cause such angst that many families, at one time or another, have questioned its value. Michelle Horne, former teacher and creator of the website “Homework Help for Parents”, is a passionate advocate for homework, but agrees that it can certainly be a source of annoyance. However, Michelle believes that “the true value of homework (in the right quantities and quality) far outweighs any inconvenience that you or your child might feel”. So what makes homework worthwhile? Firstly, Michelle asserts that it provides an opportunity to “practice new concepts and delve deeper into the topics studied at school”. With curriculums full to overflowing with compulsory content, time spent at home in private study is often the only opportunity that students have to learn more about topics that can only be skimmed over in class time. Homework also “develops study skills necessary for later years and provides one-on-one teaching time with your child”. And most importantly, Michelle asserts that “by seeing your child’s homework and helping them with it, you will get a better idea of what’s happening in the classroom and how your child is progressing”. This alerts parents to areas where their child may be struggling as soon as problems arise, allowing them to take action before they snowball. Mr Phil Lucas, Principal of Kuraby State School, encourages parents to always be involved with their children’s homework because there is simply no better way of showing them that “learning is important”. Kids on board Nathalia Rayfield, from Cruiseabout Mount Gravatt, says there are endless perks to cruising with the family. “Cruise lines work very hard to schedule activities they know are popular with all ages. A family with children aged from three to 17 years will benefit from fantastic kids clubs. These are broken up into the various age groups and keep the kids entertained while the parents relax. There are no real downsides to cruising as a family; there is so much variety to keep everyone happy.” Most cruise ships have the equivalent of a kids club with full-time carers, but if you have strict rules such as limited TV or video games then checking the daily activity plans for the kids clubs is important. The clubs often break

the kids into three different age groups so they are separated. This offers children ageappropriate activities. Cut if you would prefer siblings to stay together or feel your child should be in a different age bracket then check the club’s flexibility.

There are age limitations for children to attend kids clubs that are in place for most liners, so checking this is a must for families with very young children. For some, children must be over 12 months, or there may be the need for children to be toilet trained. Another point to consider is what the ship will provide for your baby/child at kids club. Some liners may offer nappies, food and bedding and some only bedding. So finding out what is on offer is essential. Another important thing to ask when speaking with your travel agent is the child‑to‑carer ratio in the kids club as well as carer qualifications and experience for each liner you are considering. The same applies when considering babysitting options and making sure the people looking after your children have all the qualifications you would expect. Vanessa Kent, mother of three, says she loved the cruise she went on with her kids as it was relaxing and one of the best holidays they have taken. “We had a great time. It was all included in the price and reasonable, and we could pay it off like a lay-by. The kids clubs were very important and they both loved it. And with no housework or cooking for a week it was an actual holiday.” Cruising has taken on a new image and is really aiming to cater for families and children; so taking advantage of a sea holiday has never been more worthwhile.
