The changing face of the city and suburbs The view from high atop the Wheel of Brisbane at South Bank reveals a city which has evolved well beyond the “small country town” reputation that once defined it, writes Amanda Sheehan. New apartments and office buildings, the lush surrounds of South Bank, and the Arts and Theatre precinct have given Brisbane much to be excited about. Many attribute World Expo 88 as the catalyst for this change as the event opened the city’s eyes to its capabilities as well as its need to change and grow with its expanding population. The Urban Renewal Taskforce was established by the Brisbane City Council in 1991 to inject new life into the desolate and defunct industrial inner suburbs within a 5 km radius of the CBD. Seeking to transform Brisbane into a “dynamic global city”, the taskforce has been responsible for the makeover of areas such as Teneriffe, which now boasts sought-after apartment blocks where the historic Woolstore and Sugar Refinery once stood, along with the famous Riverwalk and promenade enjoyed by cyclists and pedestrians. Derelict wharf and warehouse areas such as New Farm have been transformed into lifestyle precincts and have effectively reversed the trend for people to abandon the city in favour of the suburbs.

Logan’s changing scene Logan City has been experiencing population growth of its own, with a council spokesperson predicting that the region will need an extra 28,000 dwellings by 2031. The Draft Logan Planning Scheme has targeted prime renewal locations throughout Logan City including Beenleigh, Springwood, Loganlea/ Meadowbrook, Logan Central and Jimboomba. A spokesperson from the Logan City Council believes that “The key to urban renewal is providing a broad range of inclusive and cohesive places with a strong identity that offer opportunities for all members of the Logan community. Urban renewal can be big and small”. Current examples of renewal in Logan include the development of Berrinba wetlands as a recreational area and the renewal of the Beenleigh Town Square, which will “transform the physical heart of Beenleigh” from a bitumen jungle to a meeting place that can be enjoyed by the whole community.

Mt Gravatt: urban hub The city is not the only place that is undergoing change. Suburban renewal is also a vital part of the Council’s vision for Brisbane’s development, with a draft New City Plan currently being finalised. Under the plan, growth in residential areas will be centred round primary transport corridors. “Brisbane is at the centre of one of the fastest growing regions in Australia and this plan is about balancing the effects of our increasing population with our enviable way of life,” said Lord Mayor Graham Quirk. The renewal of the Mt Gravatt area is currently well underway, guided by the Mount Gravatt Corridor Neighbourhood Plan (MGCNP), which took effect in November 2012. In developing the plan council consulted extensively with local residents, businesses and community organisations. “The main focus of the MGCNP is the Upper Mt Gravatt Precinct, which includes the Garden City shopping centre site and an additional area extending north of Kessels Road and north-east of Logan Road adjacent to the shopping centre. The precinct is intended to provide higher intensity commercial and retail uses supported by mixed-use and higher density residential

Lord Mayor Quirk insists that the “leafy suburban character of Brisbane’s suburban living areas” will be maintained under the new City Plan, with the primary challenge being to “balance the effects of population growth with community needs”.

In Logan and Brisbane alike, the dramatic growth in population has resulted in a demand for housing that often goes unmet, frustrating home buyers but delighting sellers. The prevalence of the “buyers market” has given rise to a number of suburban trends, including the growing appeal of renovating or demolishing an existing home to build a new home in-situ.

Sunnybank couple Allison Thompson and David Dennis have recently undertaken extensive renovations in the home they share with their school-aged son. Renovating a home while you live in it can be an experience many people would find stressful, but Allison insists the process was worthwhile and they would do it all over again “When you renovate, you get exactly what you want,” Allison says, explaining that the time consuming process of attending open houses on weekends in the search for the perfect home was not an option they considered, adding that it can be “just as stressful as renovation”. The work undertaken consisted of a modernisation of the home, including a new kitchen, bathroom, internal and external painting, and the addition of an expansive deck at the back of the home. The family had other significant reasons for wishing to renovate, including their emotional attachment to what was David’s family home, built by his late father in the 1960s. They also felt that the home had “good strong bones” and liked its aspect and location. Sunnybank Hills home owners Donna and Chris Huey have recently completed extensive renovations of their 1980’s high set brick home. “You either renovate to live or renovate to sell,” says Donna. And in her case the family definitely renovated to live – a decision which has afforded them a more family-friendly home to enjoy with their two children. Aside from wishing to modernise their home, Donna and Chris recognised the investment

potential and were happy with their quiet cul-de-sac location. Like many homeowners who decide to renovate, Donna says, “It’s fine to say you’ll move, but then you’ve got to find somewhere. And there is the issue of stamp duty and other expenses”.

Rochedale: clean and green The development of Rochedale is possibly the “last frontier” in subdivision on a large scale in the Brisbane suburbs. Up until recently time has stood still in this farming pocket, but Brisbane City Council’s Rochedale Urban Community Local Plan (RUCLP) is now underway. Since 2010 Council has approved more than 900 residential lots, 350 units and thousands of square metres of non-residential areas. “Development in Rochedale is gaining real momentum, with the area now providing families a safe, connected and inclusive suburb in which to make their lives,” local Councillor Adrian Schrinner said, adding “maintaining and enhancing the ‘greenfield’ suburb’s natural environment was a top priority for Council”. The RUCLP will include 4.5 hectares of parkland and 2500 square metres of land for community use. A Southern Districts Sports Park is also proposed. The renewal of Brisbane and Logan is being undertaken with the kind of purpose and vision that was lacking in the past. The result is community and environmentally conscious cities which will be enjoyed by many generations to come.

You may think that you will never own your own home. It may seem impossible to meet the 5% genuine savings requirement imposed by most lenders for your home loan deposit. However, some lenders will waive the requirement for genuine savings if you are renting for 3-12 months or more through a registered Real Estate agent and can show a satisfactory rental history. If these criteria are met then other deposit types may be considered such as a non-repayable gift from parents, or a bonus such as inheritance, sale of an asset, tax refund, lotto win or the First Home Owners Construction Grant. In some cases, the rent you are paying is equivalent to mortgage repayments but you just can’t stretch the budget each week to save for a deposit. Providing you satisfy the rental criteria you may be able to borrow the required deposit of 5% as a separate loan from some lenders. Subject to your income levels you may also be able to borrow the additional costs (usually 2-3% of the purchase price). This will be discussed with you following your initial loan interview. Just because you are renting does not mean you will never own your own home. There are many options and solutions available and you should discuss these with your CFQ mortgage broker.

The innovative, notfor profit organisation assists the disabled, frail and elderly engage in the broader community. By working to give these isolated people access to services and social interaction they are also enabling a lot more people to live independently at home. TransitCare and the Department of Education, Training and Employment Qld have developed the ‘Ultimate Care Transport’ learning program to offer a Certificate III in Non-Emergency Client Transport in partnership with St John Ambulance (Qld). This Community Learning Program not only produces people who are fully trained and job ready for the current needs of the aged care and disability sectors but also for the future growth expected as part of the National Disability Initiative Scheme (NDIS).

CEO of TransitCare, Louis De Beer, says that with the NDIS set to start soon we will see major changes to the transport sector. “This great training initiative will set a lot of people up for work opportunities in our communities. Through this qualification, which is set to be an industry benchmark, the weight and pressure can be lifted from ambulance services which, in the past and looking to the future, is a huge issue.”

Louis says that the certificate can take participants further with pathways not only in community transport but also into the paramedic industry and to really “hit the road” in different careers. With the Baby Boomers aging it’s a race to get people trained in time for the needs of our community as it gets older. By 2017 there will be five taxpayers to every person over 65, and this number is forecast to really put pressure on the medical industry. “We need people trained, and with our demographics being turned upside down in the next 25 years, we need to take that step now. And that’s why this program is such a necessity,” Louis says.

Dear 13 year old me…

G

etting through high school seems like an impossible task. There are dramas between friends, the inevitable fear of being the butt of everyone’s jokes because of the huge pimple on your forehead and the awkwardness of trying to fit in. And all of this torment happens whilst attempting to get grades good enough to maintain the happiness of parents who “only want the best”. However, 13-year-olds soon realise that all those things that seem like the end of the world now aren’t going to matter in a month or a year’s time. It is, in fact, possible to survive and even enjoy high school. In high school you’ll discover that some of the best friends you will ever make will be those nerds in the band. They will stick by you and encourage you to do the things you never thought you could; like perform at your school musical or simply realise that something beautiful can occur when you are a part of something bigger than yourself. Working with a team of people not only helps you learn about teamwork but also gives you an opportunity to make friends with people you would never have thought to hang out with.

New friends And on the matter of friends: remember, even if you go to a different high school to the rest of your friends, it is not the end of the world. It will be hard, and you will feel like you’re all alone in this concrete and AstroTurf-ed place, but it will get better. You won’t be the only one feeling like this, and before you know it you will find a group of people who you will call your best friends and together you will tackle all the challenges of high school. Whilst you may feel all grown up now that you’re a teenager, you’ve still got your whole life ahead of you. That thought is both terrifying and exciting. People will already be asking the question, “What do you want to be when you grow up?”, and if you have no idea how to respond to that, that is

totally ok! You have plenty of time to figure it out. In the meantime, find something you love to do – something you’re passionate about – and focus on doing that.

Grab opportunities Dream big and let your imagination run wild. The reality is you can do-and be- absolutely anything you set your mind to. Just don’t be afraid to take a chance! Go out and look for ways to make that dream become a reality, whether it’s

meeting someone who could help you in the future, or even sending an email to a company that you’d like to gain experience with. Opportunities don’t always come knocking on your door; sometimes you have to go looking for them. And if an opportunity arises, make sure you grab it with both hands. Above all, have fun! FIND YOUR REASON WHY

I

f you could change one thing about your current physical or mental health in the next seven days, what would it be? Perhaps you’d like to lose a few kilos; lower your blood pressure; de-stress a little; or even smoke a little less – or even give up. Perhaps you’d simply like to get a good night’s sleep or get through a typical day without having to survive with either a sugary hit or a caffeine kick. In the past I was a little overweight and stressed from life’s typical hassles. My blood pressure was through the roof to the extent I was medicated at an early age and I used to survive on sugary hits and caffeine kicks to get me through the day. But then I made two life changes. Those changes were not that big a deal, but my reason why was. At the age of 21, I was diagnosed with high blood pressure – something my

cardiologist simply put down to genetics. By 30, I was on medication and told that I would be stuck on it for the rest of my life. Not happy with this I set off on a journey of self-discovery. What I learned will stun, even shock you … but that’s for another day. Fast forward 20 years and I have normal blood pressure, I’m medication free, I sleep like a baby and I wake up fully energised every single day without an alarm clock. I am muscular, fit and strong with body fat levels hovering around the 12–15% mark. What did I do? I cut out all forms of processed sugar, added back all the saturated fat the doctors told me to remove and went back to lifting heavy weights instead of running (which had resulted in two knee operations!) But WHY I did it was the key.

Your WHY – the key to fitness success I am now 48 and seven years ago my youngest daughter was born and I suddenly realised that I could be 75 at her wedding; meaning, if I didn’t change something I wouldn’t survive to see her get married. Or I wouldn’t be healthy enough to walk her down the aisle. It was at that moment that I found my reason why and it’s so strong it wills me to make healthy food choices. It drives me to train when others my age are out drinking. It drives me to go to bed at a reasonable hour instead of working late staring at an LED screen. It drives me to lie on the floor and stretch when I’m stressed from a hard day at work. Every single day I’m reminded of my WHY which, when the going gets tough, I am able to keep doing what it is I do to live a long and healthy life. WINTER FASHION 2014 Only a few weeks ago Brisbane was relishing in the continuing summer season, but it seems the change has finally arrived. As we hold onto these glorious autumn days, now is the time to be focusing on updating the wardrobe, writes Samantha Lee.

he ladies of Queensland get bombarded with winter fashion looks that truly don’t match up to our climate. With highs still in the 20s it’s not a practical investment to be stocking up on thick coats and woollen scarves. But we can still be fashionable and on trend while dressing for our climate. Danielle Davis, owner and manager of Sobidah Clothing Co, The Village SC Upper Mount Gravatt, has been in the business for over twenty years and says the major key to dressing for winter is to dress for your lifestyle and your body shape. Having a bit of fun with your clothing choices can achieve a great new winter look. Winter fashions, according to Danielle, are all about layering and lots of colour as we don’t live in a dark and gloomy environment here in Queensland. “Colour, colour, colour and clothing that suits are not necessarily what the catwalk predicts but is how we should be focusing. How many of us are really catwalk shape?” Danielle says. “My opinion on dressing is always

the same – you want to look good while being fashionable and most importantly feeling comfortable in the clothes you wear, which in return give you the confidence to face the day.”

Layering for style and comfort Some of the colours making an impact on the winter scene of 2014 are navy and natural tones and then layering these to get the most out of an outfit. Danielle suggests Brisbane women use layering to their advantage with the colder mornings and warmer days, as it can give you the winter styling while being functional as well. “A great look to start with is a light-weight close fitting top following up with a tunic, a scarf and a cardigan or jacket. You can mix up the lengths of the tops to match your body type and then team with jeggings or slim leg pants and boots to complete the look. While we may look to the runway for our inspiration, it’s not always practical for the weather or for all body types. So getting some good advice on dressing for you and you alone and your lifestyle is a great start.”

As the Queensland weather only permits a few months of cooler spurts, buying a whole new wardrobe is often not a justifiable expense. Using your autumn wardrobe to follow through to winter is a good option for those not wanting to overspend. Incorporating a few winter essentials with your autumn wardrobe through layering can bring life into the new season. Another easy way to stylise your winter

hen it was time to select a primary school for my eldest child, like many parents I did my research. I attended a number of local school open days and looked at many school websites in my quest to find the perfect school for my family. A little overwhelmed by the plethora of choices available within a ten minute drive of our home, I also did lots of talking to other parents who had already taken the plunge into school life. I quizzed them about teachers, principals and their general experiences. Choosing a school is one of the biggest decisions you can make for your child and I wanted to get it right.

Slowly, amidst all the facts I was gathering, one school started to stand out. It wasn’t the academic program that impressed me, although that seemed quite adequate. And it wasn’t the host of extra curricular activities that it offered. What caught my attention was when one parent told me this particular smaller school was a place where “The principal knows every student by name”. As I listened to her elaborate she went on to mention that he could stand at the school pick-up zone in the afternoon and look at the car pulling up, know the parent inside it and instantly identify the student who belonged in that car. She also explained that her child had been a little shy but had thrived at this school because it was a place where “she could not slip under the radar”. School enrolment numbers can vary dramatically from one suburb to another in Brisbane and Logan. Many primary schools can easily reach 1000 students, whilst high schools can double those numbers. Super-sized schools can certainly offer a large range of subjects and attract high levels of resources. A growing body of research, however, suggests that better education outcomes are achieved in schools with student numbers ranging from 300 to 500.

Smaller schools for better learning The benefits of smaller schools stems from the fact that it is possible for “everyone to know everyone”. The community is familiar, tight knit and comfortable. Many students experience a heightened sense of belonging and security that enhances their learning experience. A colleague who visited open days at a number of schools with enrolments exceeding 1000 students told me she felt like she would always be “just a number” in a school that big. In the UK the National Association for Small Schools has been formed, whilst in the US the

Small Schools Movement advocates passionately against the “super-sized” educational institutions where higher levels of behavioural and attendance problems are recorded. Sadly, the recent closure of a number of small Queensland state schools deemed “not economically viable” suggests that the merits of small schools are often overlooked in favour of financial gain. But according to small school advocates, the existence of intimate learning environments where children feel known and valued is one of the most important investments we can make.

A

taberna was the Roman word for a place selling food and drinks. Out of this tradition grew the English and Irish Public Eating House – the “pub” – where members of the public, typically the travelling public, could obtain food and alcohol. The iconic Australian pub is a direct descendant of this long tradition of English and Irish pubs. During the 1800s in Australia, pubs were often the first buildings to colonise an area, and then the towns grew up around them. Up until WW1, liquor licenses were fairly liberal, but then the Temperance League put a lot of pressure on the pubs to restrict their hours to Monday to Saturday 10 am til 6 pm. Up until the late 1970s, pubs were the only places where you could get a drink. And in fact it wasn’t until the mid-60s, when two women chained themselves to the public bar at the Regatta, that women have been allowed to drink in the Public Bar. Up until then females could only have a refreshing beverage in the Ladies Lounge. The modern pub in Australia has now evolved to become a very family friendly place, often open seven days a week, offering meals, drinks and accommodation. Pubs also

tend to have quite a distinct menu, including steaks, Chicken Parmigiana, fish and chips, and the classic bangers and mash.

The Glen – From casual dining to full à la carte One local pub that has seen all of these developments is the Glen Hotel, at the corner of Logan Road and Gaskell Street, Eight Mile Plains. First established in 1865 it would have been one of the first structures in an area that was considered at the time to be a long way from the heart of colonial Brisbane. The Glen was the Cobb & Co stop on the way to the Gold Coast, where travellers could get a cold beer and a hot meal as the horses were changed. It is still a convenient and friendly location where you can enjoy a cold beer, a hot meal and more. There’s a variety of food ranging from the special nightly offers at The Deck

Bar and Bistro, for example, the $11 Chicken Cheese Schnitzel on a Wednesday night, through to $11 steaks on a Monday or Thursday night.
