COMMUNITY HUB
CARING 4 PETS on the Southside For the animal shelters of Brisbane January and the post-Christmas break brings with it the highest levels of pets using the facilities than at any other time of the year, writes Samantha Lee.
Our Brisbane shelters face this major dilemma every year, and every year more and more pets are surrendered before the Christmas holidays and in the lead up to the mid-year holidays. A staggering 30–40% more pets are estimated to go through the doors of Brisbane’s RSPCA during these times, and is on the rise. In 2014 The Animal Welfare League of Qld re-homed 6,500 animals – 867 in December alone. Some of these would have been animals surrendered by owners who couldn’t arrange care for their pets in the holidays. RSPCA’s Michael Beatty says you have to do right by your pets and get them organised care while you are away. Don’t let it get to the point where you feel you have no choice but to surrender them. “Organise a kennel early on or speak to friends and family who can watch your
pets instead of surrendering them last minute,” he says. So what options do you have if you need to re-home your pet or have your pet cared for? • The first option is to contact all friends and family to find someone willing to take your pet. Sending your pet to someone you know will reassure you that your pet will be well cared for. • If you’re going on holiday and need care for your pet then organise a kennel. Shady Acres Pet Resort Dog Kennel and Cattery is one of many kennel options on the Southside. They have facilities to meet all the needs of every breed and have wide open spaces for your pet to embrace their holidaying experience. • Your next option is to advertise your pet for
adoption or foster care via public advertising sites such as Gumtree or the Trading Post. • If you have exhausted all these avenues and need a solution, the Animal Welfare League of Queensland will re-home your pet, and your pet will remain in the care of the facility until they are rehomed. Paying the small fee for food and vet checks also means your pet is well cared for.
The RSPCA suggests that if you have been thinking about getting a pet for the family, don’t just rush to the pet shop and pick the first one you see. Research which type of pet will suit your family and lifestyle – RSPCA can help. There is no use having a highly active dog if no one is home for 12 hours a day. It’s vitally important to do the best by our pets and to also help and support our local shelters. Choosing to adopt a fur friend through a shelter instead of opting for pet stores means pets are given a second chance, and more often than not you will be getting a pet full of love to give.
• Finally, if all other options have failed, as a last resort you can surrender them to the RSPCA. This isn’t a decision you can make lightly, and all options should be exhausted before surrendering your pet.

Some may find home renovation a bit daunting, but Australians are having a love affair with it regardless. Reports suggest that around one in ten undertook home improvement work last year. Amanda Sheehan spoke to some savvy Southsiders who explained why renovating was a great choice for them and shared their best advice. Many people make the decision to renovate because they can’t afford to buy a newer home in a desired area. Purchasing “the worst house in the best street” can make entry into a sought-after suburb more achievable. The Beasley family gained entry into Yeronga a few years ago when they purchased a pre-war home that was badly in need of some TLC. “Buying a home that was advertised as a ‘renovator’s dream’ meant we could get a foothold in the area, and we didn’t mind spending the money on renovations because we knew the property would only improve in value over time,” explains Sandra Beasley.
Reno vs new home The soaring costs of building a new home have also fuelled the renovating trend, with many home owners finding it more affordable to stay put and update their existing home. The Darnley family decided to renovate their Moorooka home when they grew to a family of four and needed more room to move. “Our house was basically bursting at the seams but buying a new home was not financially possible. So staying put and adding extra living areas seemed to make sense, and we definitely saved money doing it this way.” When you consider the additional costs associated with selling, moving and buying a
new home, renovating becomes even more appealing. Charles Vanderstam from BTS Homes sees renovating as cost effective because it “eliminates considerable costs for relocation, solicitors and stamp duty”. These costs can often tally up to $50,000 – an amount that many renovators consider is better invested in their existing home. The time lapse between selling your existing home and finding a new one can also prove costly if you need to rent a home during this period.
Career “House Flipping” Many people have made a career out of home renovating for profit, or “house flipping”. Not only can it be a profitable experience, but the opportunity to be your own boss has its own appeal. In the past twenty years, Jo-Anne Sonter has reconfigured and upgraded over a dozen homes in suburbs such as Regents Park, Moorooka and Holland Park. With a family of five children and another on the way, Jo-Anne feels that home renovating is the perfect “job” for her. “I love the flexibility and would much rather be doing this than sitting behind a desk,” she explains, adding that the hands-on approach of renovating has always appealed to her. To be a success renovating for profit must be well-researched. Experts recommend studying the local market to ensure there is a good range of sale prices in that area. For example, if the lowest selling home in an area has recently been $400,000 and the highest sale has been $450,000, there is no real scope to make a significant profit. But if homes in the area have sale prices ranging from $400,000 to $800,000, which is common in inner city suburbs, there is
better potential to make money. Aside from profitability, “house flippers” report that they find great satisfaction in taking a rough diamond and turning it into a home that someone will call their own. “The reward comes when the house is sold and you know that someone else appreciates your efforts,” Jo-Anne Sonter explains.
A dose of reality Whilst television shows such as House Rules and The Block may portray renovating as all glitz and glamour, the reality is somewhat different. In the real world it can take weeks or months for architectural plans to pass through council, and finding suitable contractors does not happen overnight. DIY work may look easy on television, but Queensland Health reports there are around 2000 related injuries each year, most commonly incurred while using power tools and grinders. Even the most seasoned renovators describe the process as challenging in every way imaginable, emphasising that flexibility is important particularly where time and money is concerned. Jo-Anne Sonter recommends “allowing double the budget and double the time – that way you might just get a nice surprise at the end rather than a big shock”.

Julie-Anne offers a superb, caring & experienced service.
The thought of living in chaos within your own “work in progress” turns many people away from the idea of renovating, but the Julien family from Sunnybank have demonstrated that careful planning coupled with a slow and steady approach can alleviate drama. The family recommends renovating gradually and in stages. “It can be overwhelming if you try to do everything at once,” Alida Julien says. Even though the Sonters undertook a major re-configuration of their Coorparoo home, they still managed to have a functioning kitchen and bathroom for the duration. However, Jo-Anne insists that the family of seven would have coped without these conveniences if they had to. “You can always get creative and pretend you’re camping,” she says.
A word about asbestos Many DIY renovators are uneducated regarding the dangers of asbestos. A recent
study in the Medical Journal of Australia found 61 per cent of DIY renovators surveyed were exposed to asbestos during home renovations. The Cancer Council and the Department of Health in WA have tackled this through an online education course to educate renovators about the risks associated with handling asbestos. Check it out here: www.elearning.cancer.org.au/courses Cancer Council Queensland spokesperson Katie Clift encouragesall DIY renovators to use a licensed professional asbestos removalist for any amount over 10m2.

HOW SHOULD I SELL MY HOME.. ADVANTAGES OF AUCTION OR EXCLUSIVE LISTING? PLANTATION SHUTTERS
I DON’T WANT TO FIGHT MY EX, BUT I DESERVE A FAIR SETTLEMENT!
An auction is a fixed 4-week process to market and sell your property at market price. The selling agency sets the sale date and cannot discuss a price guide with the potential buyers. If the bid reaches above the reserve price, the property is sold unconditionally, meaning the sale is not subject to conditions such as building & pest and finance. Should the seller get a good offer a few days into the marketing campaign, generally the seller still has to complete the 4-week marketing campaign fixed by the agency. Settlement is another 30 days after auction, and the seller won’t get his money for two months. Fees and marketing costs are generally more expensive. With sale by exclusivity, the listing price is based on an appraisal by a skilled agent to ensure the property is not under or overpriced and reduces the longevity on the market for too long. The asking price always favours the seller depending on the agents selling skills. Since the sale date for the property is not fixed, the seller could receive his/ her money within two weeks of listing if a short settlement was to occur. Sale by exclusivity is subject to building & pest and finance approval, but there’s room for negotiation. The seller has the right to reject an offer. Stellario are proud of our negotiation skills. Pop into our Wishart office for our free booklet “Stellario’s Best Seller Stories” to read our clients’ experiences of our giving greater value than expected to successfully sell their properties.
The advantages of plantation shutters include beauty, light management, insulation and airflow control not to mention easier and reduced cleaning. Also, depending upon the shape of the window, plantation shutters may have certain unique design and functionality factors. For example, if the window is arched, the top (arched) area may have louvers designed in a “fan” style. If a curved shutter is designed with horizontal slats, some of the uppermost slats may be in a fixed position. The ultimate design of a plantation shutter depends upon many factors. The most important factors are the shape of the window and the size of the window. A large window will look best with a wider louvre, while a smaller window might look best with a smaller width louvre, such as a 63mm blade similar to a venetian blind. Another consideration when choosing louvre width is how important the outside view is. Wider slats, when open (tilted horizontally), will allow for a better clear-sight view space between louvres than the smaller-width louvres. Another thing to consider is whether you choose a concealed tilt mechanism. Timber Interiors offer an Easy Tilt System, where the blades open by simply opening one blade. The blades are grouped together to all open together. Or you can choose to operate your louvres using a tilt-rod. This is usually positioned vertically down the center of each panel. However, the tilt rod can also be custom mounted to either the left or right edge of the slats. Remember, this can add an additional line obstruction if clear sight is a priority.
The end of a relationship is devastating for both parties. The emotions people go through are similar to experiencing the death of a loved one. The thought of having to deal with your ex in relation to property and children’s matters may make you upset, angry and bitter. That’s normal. The process can be as painful or painless as you and your ex choose it to be. You can attend mediation with your ex to resolve property settlement matters. Provided that disclosure of all relevant financial matters is given by both parties, valuations are obtained for assets, the values of which are agreed on, and parties make a genuine effort at mediation, a settlement can be reached for a just and equitable division of property without the need for lengthy and expensive litigation. Cornerstone’s Principal Lawyer is a Nationally Accredited Mediator and can mediate your parenting and/or property matters. A just and equitable agreement can be formalised by filing an Application for Consent Orders with the Court or by way of a Financial Agreement. A Financial Agreement is binding only if the legislative requirements are met. Our Principal Lawyer has extensive experience with representing clients in Family Law matters, including drafting Financial Agreements, and has had a Financial Agreement set aside last year. Cornerstone provides you with solid legal solutions and we walk you through the legal process so that it is clear and not overwhelming.

New Year’s Resolutions are a lot like home renovations; if you don’t have a clear plan of what you want, you will not achieve the desired results. People often make the resolution to eat healthily and lose weight without having a goal or a plan. Knowing your budget, time constraints and personal preferences before making your New Year’s Resolution will go a long way towards success. A good place to start is appropriate portion size. Practising portion control isn’t easy. Being surrounded by images of largeportioned fast food doesn’t help. Neither is our increasing expectation of more food on the plate in restaurants to justify the price. Here are a few healthy eating tips for leading a healthier lifestyle. 1. Calculate how many calories your body needs. To do this, use an online Calorie Calculator or App. or Smart Band. Enter in your current weight, age, height and gender and an estimate of how much exercise that you do. This will show you how many calories your body needs to either maintain your current weight or lose the kilos. 2. Make a menu plan based on knowing how many calories you need. For a lot of people
who are used to just eating what they want this can be confronting. 3. Eat breakfast. Aim for yoghurt and fruit or an egg on toast. 4. Have a morning snack of 80 to 100 calories. By having five small meals a day, you reduce the risk of binge eating because you are hungry. A lot of people try to starve themselves to lose weight, only to binge or eat the wrong sort of food later in the day because they are so hungry. Even just one burger from a fast food place can have more calories than you are supposed to eat all day. So if you use the logic of “I will just eat one burger a day”, you will also slow down your metabolism as your body thinks it is starving. It will hold on tighter to every calorie that you put in. 5. Have a small lunch, like a small tin of tuna in water with tomato and lettuce on a small roll. 6. Afternoon snack of around 80 to 100 calories. 7. Dinner of 80 to 100 grams of protein with steamed vegetables or salad. The hardest thing about these suggestions is getting used to appropriate portion sizes and
also realising that food is fundamentally a fuel for our bodies, not a source of pleasure or a hobby. Well, for me it is both of those things, but I have to realise that I can only indulge in my “hobby” once a week. Exercise is the other key to weight loss or even just to maintain your weight. Also try buying yourself a smaller dinner plate! The experts suggest 30 minutes a day of moderate exercise, five days a week. Moderate– intense activity will raise your heart rate and make you breathe faster. A good way to tell if you are exercising at this level is if you can still talk to someone but you can’t sing the words to a song. So Good Luck with your New Year’s Resolutions , and may 2015 bring you much Joy, Peace and Prosperity. Bon Appetit!

TOP 5 TIPS
FITNESS with Pat Rae
to Stay On the Wagon Last month I talked about how you can stay motivated to exercise during the holidays. Now that the holidays are over most people set New Year’s resolutions. The problem is, they’ll never achieve them because they don’t do what I said to do last month, and that was to write things down. If you’re anything like the six brand new clients I just picked up in my studio, you’re keen as mustard to get going and smash out those 2015 fitness goals. But before you do, here’s my TOP FIVE TIPS to make sure you don’t fall off the wagon before achieving them.
1. No bull-in-a-china-shop approach. Start off nice and slow. If you’re getting back into training after some time off, be prepared to take five steps back and swallow some pride. If you’ve never exercised before, a 10 min. walk around the block is a great place to start. It’s 10 mins. more than you did yesterday, remember?
8
2. Throw away the rule book. We’re often told when setting goals to make them realistic; keep them in sight and don’t aim too high. WHAT A LOAD OF HOG WASH! Throw the goal setting rule book you’ve got away and dream massively. You don’t have to know the answers when you’re first thinking of a goal; you just have to have an imagination, a pen, a piece of paper and the strength to commit your dream to paper.
3. Don’t be afraid to ask for help. Now that you’ve written your dream down, maybe you need some help. If that’s the case, don’t be afraid to ask. We all know something, but what we don’t know is far greater than what we do. I’m an expert in the field of health and fitness, but I know nothing about how to fix a car. You can bet your bottom dollar I’m going to ask for help when it comes to fixing my car. If you’re not the expert in the arena of your goal, seek out someone who is.
4. If at first you don’t succeed do what you were told in the first place.
Remember that person you sought advice from? I bet they told you some things to do. If you failed to achieve your goal, I would hazard a guess that you didn’t do what you were told to do. I bet you tried to do it “your way” even though the same person you sought for expert advice told you something different. Am I right?
5. Find a way to keep your WHY at the forefront of your mind.
When people give up on striving for something, it’s never because they didn’t know what to do. It’s never because they didn’t know how to do it. 100% of the time people give up because they didn’t know why they were doing it. In order to achieve anything in life, you will have to repeat certain tasks over and over again and your WHY is what drives you to do things repeatedly. You’ll need to find a way to keep your WHY at the forefront of your mind so you never forget why you started in the first place. Hawaii: The Big Island From pristine rainforests to the world’s most active volcano, the Big Island of Hawaii is truly a place of wonder. When most people say they are going to Hawaii, they usually mean they’re travelling to Honolulu, the capital of the state of Hawaii, located on the island of Oahu (Honolulu, Waikiki). But Hawaii is made up of a number of islands including Oahu, Maui, Kauai, Molokai and Hawaii, affectionately known as “The Big Island”. If you are travelling to the Hawaiian Islands, why not take a side visit and stay at one of the other islands apart from Oahu. My favourite is Hawaii – “The Big Island”. The two main towns on Hawaii are KailuaKona, located on the west side of the island, and Hilo located on the east. Most of the major
resorts are located in or around Kona. From there you can base yourself and take various day trips around the island. Kona is a beautiful, quaint town with many galleries, jewellery shops and small restaurants, all within walking distance of each other. It hasn’t changed in over 40 years. Driving is relatively easy and traffic much less than in Honolulu. About a one hour drive north of Kona is the small town of Hawi (pronounced Havee). Hawi, in the north-west, is surrounded by tropical rainforest. There you will find little galleries selling locally made artworks and jewellery, along with small cafes and shops. You can even pick up a genuine Hawaiian ukulele, handcrafted by some of the world’s best ukulele makers.

To the south of Kona are some fantastic places to visit, from the many coffee plantations to the town of Captain Cook and Kealakekua Bay, where Captain James Cook was killed in 1779. Drive down to the bay and see his monument across the bay. Or kayak or catch a snorkel tour from Kona and experience crystal clear waters around the monument. A couple of hours drive south from Captain Cook is Hawaii Volcanoes National Park, the home of the world’s most active volcano, Kilauea. Here you can visit the Jaggar Museum and get a great vantage point to see Kilauea billowing smoke from the cauldra. The Jaggar Museum is closed at night, but the viewing area is open 24 hours a day. So get there very early in the morning or late in the evening to view the glow from the bubbling lava laying just below the surface. Helicopter rides over the volcano are a great way to see the volcano in all its glory. Hilo is

closer to Hawaii Volcanoes National Park than Kailua Kona, so a departure from Hilo Airport is the most economical. The beautiful Akaka Falls lies north of Hilo. A shortcut back to Kona from Hilo through the centre of the Big Island will take you to the highest mountain in the world, Mauna Kea. Mauna Kea is a spectacular sight from almost anywhere on the Big Island and can be visited by car, although an organised tour is probably the way to go. Getting to the Big Island is easy as there are direct flights from Brisbane to Honolulu, with a short connecting flight needed to get to Kailua-Kona or Hilo. The Big Island of Hawaii is unforgettable, so if you’re interested in visiting Hawaii, don’t just stay in Waikiki. Be adventurous and do something different!

GET YOUR PREPPIES READY! The first day of school can be an exciting and emotional experience for parents and children alike. Fortunately, there are a number of ways that parents can support their children to ensure they have the best possible start to school life.
Orientation Days Emma from Wishart is among the thousands of Queensland children who will commence Prep in just a few weeks and she couldn’t be more excited. As her mother Hannah explains, she recently attended an Orientation Day where the prep children for 2015 spent the morning at school without their parents. They were familiarised with their classroom, routines and peers. Hannah found the morning to be very beneficial for her daughter and herself. “The chance to get to know the teachers and the routines was great. Emma and I both made a few new friends. Starting school can be scary for parents and children, but mornings such as these really break down the fears and the worries. Now the only tears that are shed on the first day of school will probably be my own!” she says with a smile. www.southcitybulletin.com.au | January 2015
Early Preparation is Key Marie Hirst, Psychologist and National Coordinator for KidsMatter Starting School campaign, believes that the key to eliminating anxieties lies in early preparation. She explains that practising things like opening a school bag or lunchbox can be a great confidence booster. “It sounds really simple, but studies have shown that meal times at school can actually cause stress if the child can’t open their lunchbox or unwrap their sandwich,” she explains. Having a degree of independence and being able to function away from their parents can also serve children well. Denise from Rochedale believes that a good kindergarten program sets a child up for a great start to school. “Both of our sons completed a year at kindergarten before heading off to Prep. Of course kindergarten is not compulsory, but the boys learned how to exist away from me and got used to taking directions from their kindergarten teacher. uu

Celebrating our success in 2014
Celebrating our Unity
Celebrating our Academic Success
Our young people from many different ethnic, cultural and religious backgrounds openly celebrated our cultural diversity with mutual respect and acceptance, forming the Unity Council alongside our parent group who launched the Unity Club. Our unity message travelled all the way to Parliament House in Canberra as we proudly told our politicians that a strong and inclusive family is possible regardless of race or religion.
In the classrooms, the energy was high as we researched, collaborated and analysed in the pursuit of knowledge. Over 500 students were honoured for academic excellence at our mid-year Cum Laude Assembly and end of year Celebration of Excellence. Our NAPLAN results were above State and National averages across all fields and year levels.
Celebrating our Sporting Success
Our athletes were a force to be reckoned with on the playing fields, courts and in the pool. Over 2,000 students from Kindy to Year 12 participated in a choice of over 30 co-curricular sports. We started 2014 off on a positive note with teams commencing their TAS fixtures full of enthusiasm and school spirit and finishing the year by claiming 23 champion premierships. With over 80 students representing our College regionally, 30 students representing Queensland and 10 representing Australia this year, we are among the leading co-educational schools for sport in Australia.
Celebrating our Leading Edge Technology
Anywhere, anytime, any device! Our virtual cloud environment supports our students as they safely and securely access leading edge applications and services on their chosen device from any location, any time of the day, all year round. This information and communications solution means that our students have the best opportunities to transition seamlessly into leading roles in the workplace.

Celebrating our Success in the Performing Arts
The name on everyone’s lips in 2014 was Oliver and in the classroom, in the playground and at the Oliver Pop Up Shops around campus, Oliver reigned supreme! This professional production with magnificent leads, a superb chorus and talented musicians received standing ovations at each performance. In 2014, over 1,000 students participated in over 40 cultural activities with musicians, dancers, actors, singers and cheer teams dominating in regional, state and national competitions and Eisteddfods.

NUMEROLOGY with Dawn Alice
COMMUNITY ACTIVITIES ON THE SOUTHSIDE
2015 – The Year of Endless Possibilities It’s all to do with the Number 8 The numerology for 2015 is the number 8 – 2+0+1+5 = 8
Counterbalance of Year 8 Eight is associated with achievement, power and rewards. According to Chinese belief, it is the most auspicious of numbers. Luck is not plucked out of the air; rather it is earned. So how can you attract abundance in 2015? The answer is simple – reach out in a loving and positive way and watch the chain reaction. It is amazing how reciprocation occurs when a person smiles – we smile back, they laugh, we laugh. Our spirits have been lifted. Start the New Year by doing something nice in a gentle and quiet way and it will rebound; sometimes in a different package, but it will return.
Perfection of Year 8 The symbol of eight, ‘8’ is known as the infinity, which simply means without limit, a continual energy and impeccable balance. Success can be immeasurable for positive people who put in the effort. Failure is inevitable for lazy, negative folk. What you sew you will reap. Ambitions will be stirred and become obvious as the year progresses. Investments can yield profits determined by intentions. Believe in perfection and give yourself permission to cash in during 2015.
Action and Reaction of Year 8 Students who study will pass the exam. The right attitude will impress the boss and escalate
your career position. A clear and affirmative approach could win that contract or attract new clients. This year demands a healthy assertiveness to get the job done. This is a bountiful year of compensations to make it big or repercussions to pay one’s dues. We can all be winners, or equally we can all be losers depending on mindset.
Vision of Year 8 This is an ideal year to set targets, create a vision board, write your goals and then follow through on your intentions. Be confident and assertive when it comes to your objectives. The energy of the ‘8’ does not give up. Every problem will have a solution and every challenge an opportunity. Possibilities are endless.
