ictoria falls - ZIMRE PROPERTIES has invested around US$15 million in the new Sawanga Mall in Victoria Falls. Construction began towards the end of 2017 and was completed in June this year – apart from a few snags – so the overall construction time was around 18 months, which is relatively quick for a project of this size in a difficult location. Sawanga Mall is a steel and re-inforced concrete structure with brick in fill and a structural steel lattice work roof with Chromadek cladding. The main entrance has a short flight of stairs leading up to a huge stone clad portico that has a distinctively Zimbabwean flavor which reinvigorates the urban structure of the town. Harare - Pomona Business Park is developing

rapidly with a number of bigger companies and suppliers setting up shop in the area, including Halsted, Electrosales, ICC Paints and Driptech has just joined the northern parts of Harare. You will not miss their striking aluminium and glass front façade if driving on Harare Drive. The glass used is a Solarvue PVB laminated Glass, a special architectural designed glass to reduce heat, noise and light into the building with an exquisite appearance. Z

IMRE PROPERTIES, one of the largest property developers and real estate agents in the country, has recently invested around US$15 million in the new Sawanga Mall in Victoria Falls. The small town of Victoria Falls has, until now, not had access to any major shopping hub and has relied on a series of smaller retail outlets scattered across the town. This is all set to change now with the completion of the Sawanga Mall which has created over 5,000 sq. m of lettable space. It’s located on the corner of Livingstone Way and Pioneer Road near the centre of town so it’s within easy walking distance of a number of lodges and hotels. Hotels close by include The Kingdom, Illala Lodge, Cresta Sprayview, the Rainbow and the

Victoria Falls Hotel. It’s also conveniently situated close to a number of smaller self-catering lodges. The mall will include their anchor tenant – the Pick n Pay supermarket and liquor store. Pick n Pay have created a high end outlet for many products that were previously difficult to find in Victoria Falls. Up until now if you wanted to stay in a self-catering lodge or a campsite you’d have to bring just about everything you

need with you. It was also quite difficult to find fresh fruit and vegetables. The Pick n Pay outlet has been so successful that many hotels and luxury lodges in Victoria Falls now source fresh supplies locally without having to bring in produce from Bulawayo or Harare. There are also banks, restaurants and coffee shops, and a Puma Service Station for fuel.

The banks include NMB Bank, Nedbank, FBC and there’s also offices for First Mutual. Other shops include Bata, Trinity Pharmacy, Aurex Jewellery, Adidas Sportswear and TV Sales and Homes. The food court includes world-renowned Nandos, RocoMamas and Steers. The restaurants are still doing their final fit outs but are expected to be operational very soon. The food court will cater for both local as well as the growing number of international tourists. Other commercial ventures within the Mall include offices for internet service provider Liquid Telecoms and Ethiopian Airlines. The Mall was designed by local architectural firm HBN Simela Architects who are based in Bulawayo. (Previous projects include the Parklands Shopping Centre in Bulawayo.) The main contractor and project manager was Masimba Holdings among whose many projects is the Eastgate SME Market in Harare. So both the architect and the main contractor have plenty of previous experience in this kind of large retail outlet project.

Because Victoria Falls is a fairly remote small town the bulk of the construction materials had to be brought in by road from Bulawayo, nearly 400 km away. Importing materials from South Africa or Botswana was even more difficult but Masimba’s careful planning and logistics overcame all these challenges. Construction began towards the end of 2017 and was completed in June this year – apart from a few snags – so the overall construction time was around 18 months, which is relatively quick for a project of this size in a difficult location. The construction process provided employment opportunities for the local workforce and the Mall is expected to offer further employment opportunities for locals once it’s fully up and running. There’ll be opportunities for office workers, restaurant staff, shop attendants and all the various downstream jobs. The project also promises to re-invigorate the urban structure of the town. Sawanga Mall is roughly designed around three sides of the open parking space creating a centre courtyard. Although the parking space is generous it might need to be extended in the future as the Mall has attracted even more business than expected. Sawanga Mall has already become a major destination for locals, tourists, hotels and lodges and even visitors crossing over from Zambia. The landscaping around the Mall was undertaken by Rob Francis who is well known in Victoria Falls having completed landscaping projects for a number of hotels and lodges in the area. Indigenous trees have been planted all around the Mall, partly to offset the trees that were removed during construction. Pedestrian pathways are being installed which will wind through the landscaping allowing easy access for shoppers. Water features which suggest the Falls will be part of the exterior landscape design. The design of the building includes several ‘green’ eco-friendly features. All the water heating is supplied by solar geysers and all the lighting is LED. Future phases in the development include provision for a solar plant to be installed on the roof as well as water harvesting and re-cycling.

Zimre Properties has recently reviewed their property investment strategy. Up until now most of their investment has been in office buildings within the central business districts of Harare, Bulawayo and other towns. As the economy has contracted Zimre has diversified into more residential and commercial ventures. Their policy is to identify ‘growth nodes’ where the potential for development seems greatest and likely to offer the best returns. Victoria Falls is growing rapidly with several major construction and development project already underway or planned for the near future so it’s obviously an excellent investment destination. Their recent disinvestment in the Zimre Centre in Harare made funds available to invest in Victoria Falls. Their rental policy at the Sawanga Mall is based on a percentage of the tenants’ monthly turnover

rather than a fixed rate which needs to be continually reviewed. Other recent ventures into the residential market include the new extension to Zimre Park near Ruwa. They are offering fully serviced 600 sq. m stands with water, sewer reticulation and tarred roads. They have a similar development at Merwede near Snake Park, offering serviced high density stands of 200 sq. m. In Bulawayo they have recently converted Nicoz House, previously offices, into PBSA – Purpose Built Student Accommodation – specifically intended for tertiary students. Driptech and One Stop Solar open on Harare Drive text: Michael Nott photos: Michele Fortmann Driptech, together with sister company One Stop Solar, have opened a new branch on Harare Drive in the Pomona Business Park. This is the flagship shop for One Stop Solar having relocated from their Southerton branch. For Driptech it’s their fifth branch following on from their Coventry Road branch in Workington (which includes their sales floor and head office), their Glenara branch (on the corner of Glenara Avenue and Samora Machel Avenue in Eastlea), their Belgravia branch along Second Street Extension and their Mutare branch in Tembwe Street. When Driptech was looking to expand and increase the number of their distribution outlets across Harare they found the premises in Pomona which were available. Although the developers had already drawn up the plans Driptech were able to get involved in the design before construction started. They were able to request some minor changes to better suit them, like the design of the internal staircase, the number of doors in the front and the roller shutter door at the back of the building for deliveries. The warehouse is also in an ideal location to service customers in the northern parts of Harare. Pomona Business Park is developing rapidly with a number of bigger companies and suppliers setting up shop in the area, including Halsted, Electrosales, and ICC Paints. The front façade – facing onto Harare Drive, is mostly made up of large glass panels set into aluminium frames. This allows loads of natural light into the showroom and the sales and despatch area on the ground floor as well as on the mezzanine floor which is One Stop Solar’s consultation area. The floor of the mezzanine space creates a ceiling over Driptech’s showroom. The layout of the showroom is very similar to the layout of their Coventry Road branch with displays of pumps and other 34

products in front with a long single bank of counters separating the showroom from the storeroom behind. Driptech has seven sales counters and six despatch counters while One Stop Solar has two sales counters and two despatch counters. Having lots of consultants at the counters means customers never have to wait in line to be served. Like the Coventry Road branch there’s a coffee shop for customers’ convenience. The coffee shop is run by Coffee Co and offers hot and cold drinks and a selection of pastries and pies. Behind the sales counter is the warehouse space. Driptech occupies 60% of the space and One Stop Solar occupies the remaining 40%. There’s extensive shelving for stock as well as an industrial steel staircase that leads up to a platform on top of the shelves. Here plastic tanks and polypiping is stored. There’s a block and tackle set up to make lifting stock up to the platform easier. An innovative storage solution is a vertical pipe rack which helps saves space and makes access simpler.


The glass used is a Solarvue PVB laminated Glass, a special architectural designed glass to reduce heat, noise and light into the building with an exquisite appearance. The glass has a thin deposit coating of Nickel and Chromium to eliminate more than 55% of the solar heat passing through the window. Solarvue is a safety glass as it is a laminated product like the windscreen of a car, so is safe in public areas incase of an accident. Laminated glass and is good for security and noise reduction. The glass eliminates 99% of harmful UV radiation so carpets, curtains/blinds and furniture do not get damaged by the sun. Solarvue glass is processed by City Glass with Italian polishing machines to ensure the glass does not crack under the thermal temperatures the glass will experience as it keeps out the heat.

The front of the structure has glass panels and glass doors as well as a steel balcony on the mezzanine level. At the front the two sides of the building are brick to roughly half the length of the building. Beyond that the walls are Chromadek cladding on a steel framework. There’s a power float concrete floor in the showroom and warehouse which is durable and practical. The floor has a specialised

epoxy finish which means its extra strong and doesn’t give off the powdery dust that most concrete floors do.

The A-frame steel lattice roof is clad in Chromadek with large sky lights over the warehouse space and Alububble insulation. The structure is approximately 30m x 35m creating usable floor space of around 1,000 sq. m, excluding the mezzanine. The roof structure spans the whole building which

ROM their fairly modest beginnings in the mid 1970’s the Brown Engineering Group has grown into one of the premier steel construction companies in Zimbabwe and the region. Major projects include tobacco storage and processing facilities, retail warehouses, churches, school facilities, mining projects, construction of fuel stations. The Brown Engineering Group were the main contractors for the recently built factory

for Varun Beverages (Pepsi) in Ardbennie. (See Structure and Design issue 11) One of their latest projects is the construction of the new Mahomed Mussa outlet on the corner of Kenneth Kaunda Ave and Orr Street, just opposite the Railway Station. It’s a 1000m² double storey space designed to include a street level floor of retail facilities and administrative offices, with generous storage space above on the first floor.

Older historic buildings needed to be demolished to clear the site before construction could begin. The client, Mahomed Mussa, managed to get planning permission from the Harare City Council to demolish the existing structures which were mostly of little historic interest, although there are other buildings in the surrounding area dating back to 1902 or even earlier. Demolition work was carried out by the client’s contractor so by the time the Brown Engineering Group became involved the site was largely cleared to ground level. During

the construction of the foundations they did however discover an underground bunker with records that dated back to around 1850. Brown Engineering undertook a feasibility study on the site and were then the main contractors and project managers for the design and construction. The design of the new building was done in-house at Brown Engineering with consultation from an independent engineer Stephen Norton. The building covers almost a quarter of a City block being 32m x 34m and 9m

The canopy runs along Kenneth Kaunda Ave and wraps around to Orr Street to provide shelter for shoppers and pedestrians from rain and sun, and it extends down the sanitary lane where most of the deliveries for the shop will be made. The building is a steel skeleton frame of vertical and horizontal beams set on 2m deep foundations. The ground level is a power float concrete slab while the roof is a fairly standard A-frame lattice structure clad with Chromadek sheeting and 12 large skylights each measuring 0.7 x 6m. The roof is insulated with Alububble for temperature and noise control, while whirlybirds help to provide air circulation and keep the internal temperature constant. The walls are constructed of traditional face brick and are independent of the slab as the steel structure provides the load bearing strength. The walls are punctuated with large roller shutter doors on both floors – the ground floor for access for shoppers and the second floor for deliveries. The second floor also has high level windows for additional natural light. On the ground floor LED strip lights set into the suspended ceiling augment the natural light and could be used for night time trading. 46

STRUCTURE & DESIGN

The ground floor has a series of steel stanchions clad in concrete in rows of 6 x 5. It also has power points set into the ceiling for easy access to electricity for tills or for other needs. Along the south side of the ground floor, running next to the sanitary lane, there are administrative offices, ablutions, a small kitchenette and a prayer room which was requested by Mohamed Mussa. Apart from this row of facilities the space is elegantly clear, open and flexible, so it can be laid out in a variety of different plans to suit the client’s needs. The first floor slab was created using the Bondek system set onto castellated steel beams. The castellated beams were custom manufactured by the Brown Engineering Group specifically to suit this project. The method involves splitting a steel I-beam in half longitudinally, cutting out the castellated pattern and then re-welding the beam together to take advantage of the cut out pattern.


It increases the strength of the beam while making significant reductions in weight. The process used at Mahomed Mussa reduced the steel tonnage of the first floor structure by around 30% as well as reducing costs for the client. By utilising the castellated beams the weight of the steel was reduced by almost 10 tonnes. The Bondek system was then used on top of the castellated beams. Bondek is a very efficient, versatile and robust formwork of profiled steel sheeting onto which a concrete slab can be cast. The Bondek sheets remain in situ creating a permanent formwork. The system is much quicker and more efficient than traditional formwork saving time, materials and costs. The first floor is a single, vast open space of over 1,000 sq. m. The steel lattice work roof allows the space to be unobstructed by pillars or any internal structures. It’s ideal for storage – there are roller shutter door backing onto the sanitary lane for deliveries. But it’s also completely adaptable and could be used as extra retail space if needed.

The Brown Engineering Group managed to contain the budget by careful project management and by pre-purchasing most of the materials so there was no escalation in prices. After two months of the design and planning phase construction started in August last year and was completed in February this year in accordance with their six month contract. Brown Engineering undertook to refurbish the road and the pavements to improve the general area and also making pedestrian access easier. The new structure has also helped to renew and revitalise this section of the CBD.

When Jan and Fiona Teede inherited Fiona’s old family home they embarked an amazing journey of re-inventing the house and garden and changing the way it all functioned. They worked extensively with architect Bruce Rowlands and landscape artist Tore Ballance as well as a host of other artisans and artists to create their new and unique home. The house now runs almost entirely off-grid utilizing a solar powered system. The garden, which is an integral part of the design, has been transformed into an indigenous paradise

with streams and water features, running down to a 600k litre dam. The original house was probably built in the early 1950s. It was in fairly good condition but there were lots of small dark rooms and the layout was a little awkward – not at all suited to the Teedes’ more relaxed lifestyle. The Teedes had seen and liked the work of South African architect Claude Behrmann, whose style could be described as contemporary Cape Dutch, so they had a good idea of what they were looking for. They wanted an updated version of

Dutch gables and large verandahs with rooms facing onto an internal courtyard or overlooking the garden. They also wanted the heart of the home – the lounge and dining area – to be open plan and filled with light to create a single relaxing, functional and elegant space. And, of course, a large farm-style kitchen. There are three bedrooms, each with their own design and personality, and they all have en suite bathrooms. The bedrooms are all accessed by an open outdoor

walkway and either overlook the courtyard or the garden. There are two studies as well as a cosy and more intimate TV lounge. There’s also a self-contained guest suite which was converted from existing garage and storeroom spaces. The converted space also incorporates the control room for the off grid solar set up which supplies hot water, power for lighting, the pumps for the garden and other needs. The system is so efficient that at times they generate more power than they need. The overall footprint of the house has remained largely unchanged although Rowlands extensively re-imagined both the exterior and the interior design. On the outside the roof was converted from tiles to Chromadek, new contemporary gables were added with large round windows and the existing courtyard was opened up to create new ‘front door’ access to the home. Access is now directly into the open plan living/dining area and from the entrance you can see right through the space to the verandah and garden on the other side. The entrance courtyard incorporates a small waterfall feature and loads of natural planting which hints at the biodiversity philosophy of the garden behind. Inside the house the existing flat ceilings were removed and the original Oregon pine trusses were taken down, sanded, and replaced. Removing the flat ceilings made the internal space feel much larger and also created the opportunity to construct a mezzanine floor which now accommodates one of the two studies. The mezzanine floor study has a delightful little Juliet balcony overlooking the garden. A custom made staircase created by Ruwa based company Ironlife leads up to the study. ISSUE 24 WINTER

It’s almost like a sculptural art installation with serpentine, twirly bannisters and each stair tread is made from a different kind of timber including tamboti, mopani and dalbergia or Leadwood. At the foot of the staircase is the entrance to the second ground floor study which has views of the garden. In the open plan living/dining room space most of the old existing walls were gutted to create one large room. The lounge and dining room are loosely separated by a Norwegian wood burning fireplace with a Leadwood mantelpiece. The old parquet block floors were removed and replaced with engineered oak which looks lighter and cleaner. The parquet blocks have been re-cycled – some used at the foot of the staircase – and some have become wall and cabinet cladding. Taking pride of place in the dining area is a huge table custom made by Adam Seager with the top being made from

pepperwood timber and a mukwa base. Pepperwood is a beautiful and largely unused timber for furniture. Local designer Fiona Edmunds is responsible for much of the furniture in the lounge as well as the unique consul in the TV room made up of brass and copper pipes. The layout of the rooms has been changed so that the original kitchen has become the intimate TV lounge and the old lounge has now become the large farm style kitchen with a door leading out to the herb and vegetable garden. The arch to the kitchen has been clad with old Leadwood posts which adds to the farm house rustic charm. The kitchen still has the old brick fireplace which was in the lounge and now accommodates a small cast iron stove. The room is big enough to incorporate a central island and a table with seating for six while still feeling spacious. The dark green cabinetry was made to order by Nigel Joscelyne.

Outside the lounge is a very generous verandah with a unique feature. The floor has dinosaur footprints set into the slab! They footprints are exact replicas moulds of the footprints found near the Ntumbe River in the Zambezi Valley dating back around 160 million years to the Jurassic era. The verandah has a dining area, a lounge are with comfy seating and an old Indian day bed – perfect for relaxing and reading a book on a warm evening.

Other interesting features in the house include an outside bathroom adjacent to the master bedroom. The master bedroom has an inside en suite as well as an outdoor bath and shower. The outdoor bath has been carved from a single huge piece of serpentine (similar to soapstone) and the shower floor is made of large stone slabs. The storage in the master bedroom is provided by a large custom made wardrobe using re-cycled timber in a variety of different distressed colour finishes. An antique African bed sits under a large round window. Doors from Zanzibar and

North Africa provide an exotic African flavour. The two other bedrooms feature a cabinet clad in pressed ceiling panels and another cabinet clad with the recycled parquet blocks. The guest suite has a remarkable staircase designed by Kerry van Leenhof which has sort of half treads leading to the upstairs space. Not for the faint hearted. Some of the parquet blocks have been used here in the bedroom space to create a wall feature installation, so nothing has been wasted in this eco-conscious house.

Tore Balance has been working on the garden to recreate an entirely new eco-system. The old swimming pool is almost unrecognisable as part of the new design. The garden was fairly conventional with large lawns, flower beds and exotic trees. Tore has created what appears to be a wild Msasa/ Madondo woodland with flowing water and pools and ponds partly inspired by the unspoilt Domboshawa area. Although it seems effortless it’s been carefully considered and planned so that plants, insects, birds and other animals all work together to support the natural environment. The garden is an integral part of the house design as all the rooms, the entrance portico, and the verandah are all enriched by it.

e are all familiar with the preparations we need to do before the first signs of winter come along. We know that we need to visit our doctor for those flu shots because flu usually hits during the most unfavorable of weathers. But apart from this, do you know that you also need to ready your AC and heat pump for the cold winter season? Here are three tips on how to get your AC/heat pump winter-ready. Winter-proofing your AC and heat pump has to be done not during the winter but when the weather outside is still summery.

Make sure that your outside unit is clear of obstructions so any twigs, plant debris or leaves have to be removed. If unit is near a tree make sure you do the necessary trimmings. Do not cover your AC. You may see a lot of people cover their ACs during the long winter but do know that these appliances are designed to withstand harsh weathers so there is no reason for you to cover it up.

Have it maintained, cleaned and sanitised before the start of the winter season. Sure you can clean your AC by yourself but always know that if you are not a professional and if you are not skilled, you are running a very big risk of destroying your AC so it would be best that you let professional AC cleaners do the job. T

HE OFFICIAL LAUNCH of the Dondo Collection (profiled in Structure and Design issue 22) was held on 15th May at Queen of Hearts in Highlands. It was a unique opportunity for architects, designers and decorators, furniture traders and members of the public to be introduced to this new range and to meet with Nigel Joscelyne and Elliot Stone Beattie who collaborated to create this sophisticated selection of exclusive furniture. The Dondo Collection consists of an ergonomically designed reading chair that’s the ultimate in comfort, and the stylish, almost understated, coffee table with a circular glass top. The chair and coffee table can be used separately but can be employed together well in a coordinated scheme. The clean simple lines of the pieces mean that they’ll work with a variety of different décor schemes from modern minimalist to safari lodge chic. Both the chair and the table are available in dark brown mukwa or in the beautiful light coloured jacaranda option. The jacaranda timber is mostly sourced locally within Harare while the mukwa is sourced from the Forestry Commission’s Rural District Councils. There are options for the upholstery fabric for the chairs

although customers can provide their own fabric if they choose. Elliot Stone Beattie is an accomplished industrial designer who spent almost a year in the research and design phase to create the collection. He wanted to develop a product that has a distinctly Zimbabwean aesthetic yet could be reproduced in quantity without too much difficulty. As the product was aimed at the export market it also needed to be lightweight, easy to take apart and pack, and easy to re-assemble. Production also needed to be financially viable and the materials and production processes kept to a minimum to control production costs. The other partner in the collaboration is Nigel Joscelyn. Originally trained in the UK as a joiner he now has a large, well equipped factory in Msasa with around 30 employees, creating exclusive bespoke furniture. Most of Joscelyne’s highly skilled workers have no formal training and have learnt their craft on the job. The Dondo Collection is somewhat of a departure for Joscelyn who, up till now, has focused more on custom-made one off pieces to meet customers’ specific needs. Joscelyne’ focus has always been on creating top quality furniture using the more traditional methods like mortise and tenon joints, dovetail joints and dowels. Every piece is hand-sanded to a perfect finish. Although Joscelyne has made some products for export he has tended to concentrate more on the local market. Although not currently available in retail outlets you can see the Dondo Collection at Nigel Joscelyne’s showroom situated at 116 Citroen Road in Msasa. The Dondo Collection is available to order with delivery time being 4-6 weeks.

What Are the Benefits of Concrete Pots?

C

ontainer gardening allows you to plant a variety of flowers, herbs, vegetables, trees, shrubs or ferns with limited space or adds mobility to plants in a larger garden. Nearly anything can be used as a planter, and each type of container has its own benefits and drawbacks. For larger plants and trees that you’re not planning to move, concrete pots could be a good option. DURABILITY Concrete is a strong and durable material, and unlike wood or plastic containers that will rot or become brittle over time, concrete will last year after year. Since concrete is heavy, concrete planters are less likely to blow over in the wind or get knocked down by children, pets or lawnmowers. If you live in a damp climate, concrete won’t be ruined by prolonged rain or humidity. SIZE Larger plants, such as trees and shrubs, require large containers to give their root systems adequate space to grow. Many concrete planters come in large sizes and are strong enough that large roots won’t break the pot. When planting flowers, herbs, vegetables or smaller plants with smaller root systems, having a large container means less root crowding and greater moisture conservation in the soil. INSULATION The thickness of concrete containers combined with their lighter color will help protect the soil from temperature fluctuations. Darker-colored pots tend to draw in heat and can quickly damage roots and cause the soil to dry out, particularly in hot, sunny climates.

DECORATION Concrete can be stained or painted to create a range of decorative effects, or, if left bare, can develop an aged, mossy look for a more natural, classical look. Unlike plastic containers, concrete planters often have decorative elements. For a customized concrete container, add mosaic tiles to the outer surface for an extra pop of color. CONSIDERATIONS Since concrete is porous, the soil inside tends to dry out more quickly than it does in non-porous containers. Either seal the inner surface of the container with a waterproof concrete sealant or water your plants more frequently to prevent wilting. Concrete containers are heavy, and once you add soil and plants, they become difficult to move, so choose the location of your concrete containers carefully before planting. Planters that make a statement: Consider using large urns, and stately containers for porches that need ambiance, structure, and presence. Especially around large decks, lanais, and pools, large planters can become the focal point! Plant topiaries and medium sized trees to bring visual interest to grand entryways and front porch areas. Stately planters tend to have foliage and plantings that bring vertical visual interest to a home. Also use planters in foyers, and around outdoor entertaining spaces to bring greenery and visual ‘walls’ around conversation areas. Planters are a great opportunity to give your porch or outdoor living space a lively and welcoming ambiance. Planters come in a variety of sizes, materials and heights. Consider the size and scale of your porch before purchasing planters. Often times we under or over estimate the size of our outdoor space and are disappointed with the final visual outcome. The same is true when picking the greenery for your planters. Too large or too small plantings can make your porch feel overwhelmingly small, or too large and impersonal. A Guide To The 4 Main Glass Types ANNEALED GLASS

Annealed glass is a basic product formed from the annealing stage of the float process. The molten glass is allowed to cool slowly in a controlled way until it reaches room temperature, relieving any internal stresses in the glass. Without this controlled slow cooling, glass would crack with relatively little change in temperature or slight mechanical shock. Annealed glass is used as a base product to form more advanced glass types.

This glass is not often used in balustrades or similar structural applications because of its limited strength compared to tempered or toughened glass, although is sometimes specified when there is concern about tempered glass fracturing into thousands of small pieces.

HEAT STRENGTHENED GLASS Heat Strengthened Glass is semi tempered or semi toughened glass. The heat strengthening process involves heating annealed glass back up to about 650 to 700 degrees Celsius and then cooling it quickly, although not as fast as with toughened glass. The heat strengthening process increases the mechanical and thermal strength of annealed glass, making it twice as tough as annealed glass. When it breaks the fragments are similar in size to annealed glass, but with a

TEMPERED OR TOUGHENED GLASS This is the most common type of glass used in balustrades or similar structural applications. Annealed glass is heated to about 700 degrees Celsius by conduction, convection and radiation. The cooling process is accelerated by a uniform and simultaneous blast of air on both surfaces. The different cooling rates between the surface and the inside of the glass produces different physical properties, resulting in compressive stresses in the surface balanced by tensile stresses in the body of the glass. The counteracting stresses or surface compression gives toughened glass

its increased mechanical resistance to breakage, and when it does break, causes it to produce small, regular, typically square fragments rather than long, dangerous shards that are far more likely to lead to injuries. LAMINATED GLASS Any one of the above types of glass can be laminated. Laminated glass offers many advantages. Safety and security are the best known of these, so rather than shattering on impact, laminated glass is held together by the interlayer. This reduces the safety hazard associated with shattered glass fragments, as well as, to some degree, the security risks associated with easy penetration. If a glass panel breaks or shatters it is highly unlikely that both laminated panels will break at the same time, which means the remaining panel and interlayer will support the broken glass, keep it in place as edge protection until it is replaced or secured suitably.

RECESS IT - For an older look, consider built-ins as such as recessed soap dishes, medicine cabinets, and even toilet roll holders.

FLOORING - Wood floors are not the best type of flooring material for bathrooms, from a practical standpoint, but they do infuse bathrooms with great character. Properly sealed and stained wood floors are durable enough for normal bathroom use.

SIZING WITH COLOUR - To make a small bathroom look bigger, make sure that your colour palette stays in the white-to-cream colour spectrum.

THINK LIGHTING - It is ironic that, in a room where people need to visually inspect their hair and faces, lighting is usually very dim and concentrated only in one spot— namely, from a ceiling fixture. At the very least, consider having added lighting around the bathroom mirror in the form of sconces.

FIXTURES AND COLOUR - Use white or cream coloured fixtures (i.e., toilet and bathtub) is that coloured fixtures tend to look very dated after only a few years. And while it is possible to switch out the toilet with very little effort, you will have a considerable demolition and cost issues involved with switching out a shower or bathtub.

EXTRA PIECES - If space permits, many home decorators recommend having one freestanding piece such as a decorative chair or cupboard as a design element. To compensate for that space, you can recess other practical elements such as close hampers or simply move the hamper to another room. This “decorative” piece, of course, can also serve a practical use as a place to store towels, soaps, or other small items.

MORE PLACES TO HANG THINGS - Hooks are the easiest way to add “surface area” to a bathroom without actually adding real countertop surface area. Hooks can be used for everything from clothes to bathrobes to towels. TOILET POSITION - One feng shui tip: never have a toilet positioned so that it is facing the door. Even though I have not found this to ever be an issue, I repeatedly hear experts recommend that the toilet be positioned ninety degrees to the door or at least several feet away from the door.

MIRRORS - Most people think of mirrors in bathrooms only for the purpose of checking makeup or primping hair. But it’s also important to think of mirrors in bathrooms as design elements which expand the room visually and add light to the room. Many homeowners like to add a second mirror, in addition to the primary near located above the bathroom sink.

WALL PROTECTION AND BEAUTIFICATION Beadboard has two great functions. First, it creates an antique look and it is so easy to install. Secondly, beadboard performs the very valuable function of protecting the lower section of the walls from inevitable splashes of water that occur in bathrooms from the tub or shower. A good coat of oil-based paint ensures that the beadboard will be practically impervious to moisture.

Revisiting the Advantages of Aluminium

A

luminium is an extremely versatile metal with a number of advantages, it is recognised for being both lightweight and flexible. It can be cast, melted, formed, machined and extruded meaning that it can be manufactured into a variety of shapes and then subsequently fabricated to suit a whole variety of uses. Due to its extreme versatility and strength, the use of Aluminium is becoming more popular, especially with the advantages it has to offer. Through the process of aluminium extrusion it can be supplied in ever more complex designs. This extrusion can be supplied in a variety of finishes including anodised, mill or painted and can then be further machined or fabricated.

Light Weight A known lightweight metal, it has a specific weight of approximately 2.71 g/cm3. It’s about a third of the weight of steel, which makes it easier and cheaper to transport than most other metals. The strength of aluminium can be adapted using varying alloying elements to provide better benefits including higher strength or easier formability. Because of its lightweight nature, corrosion resistance and ease of fabrication, aluminium sheets are the firm for projects like vehicle panelling, artwork, building cladding and kitchen fitting among other applications

Reflectivity and Ductility Another benefit of Aluminium is that it serves as a good reflector. It is used in rescue blankets and light fittings because of its ability to reflect both light and heat.

Odourless and Impermeable Even with 0.007 mm thickness of aluminium foil, it is still impermeable and doesn’t have a substance taste or smell. This is non-toxic and often used for packaging of the sensitive products including pharmaceuticals and food.

Recyclability Contrary to what most people think, aluminium is a 100% recyclable and during the recycling process, it retains all of its original properties. During production, it is more cost-effective to use recycled metal than prime metal out of the ground and so, during production, as much recycled material is used as possible.

Corrosion Resistance Aluminium is a corrosion resistant metal that naturally generates a protective coating. The coating formed is extremely thin and is generated when aluminium comes into contact with an oxidising environment. This protective aluminium oxide layer helps protect the surface of the metal from corrosion. Additionally, getting surface treatment such as painting or anodisingcan further improve the overall corrosion resistance of the metal.

Electrical and Thermal Conductivity It is an excellent conductor of heat and electricity. Although aluminium is not as conductive as copper it is approximately a third of the weight meaning that an aluminium wire with half the weight of a copper wire would have the same amount of electrical resistance. As a result, it is the chosen material for power transmission lines. It is also an excellent conductor of heat and is used as heatsinks in a variety of applications such as LED lights, electrical products, computer motherboards, etc.

Architectural Because aluminium is both strong and lightweight it is ideal for architectural applications. The high strength to weight ratio means that it can be fixed to buildings using less fixings than steel for example. Used as both the cladding panels as sheet and the panel framework as extrusion, it is a good radiator of heat and with a anodised finish, it requires minimal maintenance. Because it is also relatively easy to fabricate, it can be cut, curved, punched and folded to the desired style and look of the architects needs. This allows the modern architects to have freedom in creating a building that they desire and achieve necessary surface treatment like anodising.
