A
rchitecture is naturally an optimistic discipline. Our efforts to forge new space both real and conceptual engages us in conjecture of a way of living, of seeing beyond the present, of improvement. In examining Zimbabwe over the years, our work has taken us through diverse studies of the discipline such as cultural patterns, historic and economic context, social imperatives and more. Our growing body of research provides evidence of increasing creativity, innovation and problem solving within the practice. We have however decided to look back into some of the prime projects designed before we were operational and have picked the iconic Joina City. Joina City has the highest level of health and safety ratings as it was planned to host the largest foot traffic numbers in Zimbabwe. Building analytics record 1 million people per month utilise the six hundred (600) parking bays four (4) levels of retail and commercial space and sixteen (16) levels of office space. The fourth to nineteenth floor being of offices and the twentieth being rooftop deck. All backed and supported by an 850kva generator, boreholes and water reserve tanks and over one hundred
and twenty (120) CCTV cameras supported by 24 hour manned security. In all these amenities and services are composed, structured and contained in the heart of the City under one roof. MAIN PROFILE PAGE 8 A state of the art Medical Centre has just opened its doors in Milton Park and is fully equipped with top of the range equipment. The Medical Centre has a total of three operating theatres, including one for minor procedures and two for major operations. All three theatres have the most modern, up to date equipment sourced from major suppliers around the world. Each theatre has its own laminar flow air-conditioning with hepa bacterial filters to ensure that the air is kept sterile and at the correct temperature, pressure and humidity levels. The hospital also has its own autoclave and plasma sterilising unit for surgical and other equipment. Both doctors and patients will benefit from the hospital’s internal internet system which will allow digital access to online radiology, laboratory tests and conferencing. PEN to the public in March 2010 the Joina City is a building that is formed by a column studded basement for parking and deliveries as platform levels and layers so called numbered elevator floors. Each layer or level being unique in character and design so called floor levels. The columns extend upwards holding each concrete floor level, each concrete deck (floor level) hosting electrical/communication cables, plumbing, lighting and the largest lift elevators and escalator installation in the country which are numerous in number and composition from the basement up. The building slim-lines upwards from level to level in a built excitement as the concrete and reinforcement steel moulded inside take shape as an expression of structural integrity. The concrete form rises to a crescendo atop a circular ring under which the mass concrete structure evolves into concrete sheathed in glass. The building high-rise mass abuts a generously spaced concrete sidewalk where there is a hustle and bustle of pedestrians and vehicles along intersecting roads which created a grid block in the central business district with Joina City . The core entrances to Joina City radiate east to west where the west wing entrance has a swooping skywalk bridge overtop a major highway and the east entrance gently composes itself up a few stair flights onto a wide corridor making its way to the core. The two

entrances cumulate at the core which is the building extravaganza where floors are carved out to make a varied height platform level which composes and hosts an extensive light-well fun-filled with communicating elevators, escalators and staircases. The core light-well gives rise to columns of varying heights and is surrounded by balcony walkways with shops of variety on the four platform levels which are abuzz with grocery stores, fashion retail, technology stores, fast food and sit in restaurants, health bar, gym, cinema(scheduled to open September) and numerous corporate spaces. The staircases, escalators and elevators rotate around the core moving the masses from one platform level to another into the variety of shops. The sub core juxtaposed north-east of the main core light-well zone is marked with numerous elevator shafts which extend themselves from the second floor upwards to the nineteenth floor. The sub core zone is more elaborate and distinct making way or giving way to an extension upwards to the more secluded, private and secure corporate tower. This zone has a higher noise ordinance and more considered sentiment of security check points and lends itself to being a high corporate space/zone and as follows the interior design in these large expanses or spaces are more corporate design considered. The interior design lends to interior spaces cased in glass frames as considered office block configurations and/or sheik walls in expressive forms, and vintage oak >

A
fter two years in the planning stage and two years of construction the prestigious new Milton Park Medical Centre (MPMC) is scheduled to open in August. The MPMC is unique in that the design was a close collaboration between the developers (YZ Holdings Pvt Ltd.) and the Medical Specialists and staff who will be working on the premises, so it’s been tailor made to suit both the doctors and the patients. The MPMC has been constructed on a former residential site in Milton Park conveniently situated close to a number of other medical and diagnostic facilities. The old house on site was demolished to allow for a purpose built medical facility as opposed to making alterations to an existing building. The MPMC has been designed to offer patients the most up to date medical facilities as well as comfort and convenience in well-appointed and tastefully decorated surroundings. In fact, the main reception area and waiting area are more like the entrance to an up-market spa than a hospital. The main reception and waiting areas feature a marble topped desk, stylish and comfortable chairs and a coffee shop. The coffee shop has mosaic topped, cafÊ style tables and a decorative wall panel clad in a selection of different local hardwood timbers. The reception area was designed by Andrew Connolly who is responsible for many other structural, design and dÊcor decisions.

Connolly is the CEO of YZ Holdings – the main investor and developer, and he also took on the role of project manager during both the construction phase and the final finishing details. Design of the specialist medical areas and equipment specification and installation was achieved in collaboration with Mr Alban Bowers and Ms Rachel Lavers Connolly designed and built the custom made steel and timber staircase leading from the ground floor reception area up to the first floor. MPMC is one of the only hospital facilities in the country that offers patients a menu to choose their meals from. All the food is prepared by hotel standard chefs in the hospital’s well equipped kitchens. Most dietary preferences can be accommodated including Halaal and Kosher meals and food tailored to meet the requirements of people with allergies or intolerance to certain food groups. Patients can choose to be accommodated in semi-private small wards or private rooms if necessary. All the wards have large windows allowing in loads of natural light from the outside, or from the interior courtyard.

Some of the ground floor rooms have small enclosed areas so patients can enjoy being outside in the fresh air and sunlight if they wish. There are 8 wards in total with two and three bed layouts accommodating a total of 22 inpatients and 8 outpatients. The wards have attractive bathrooms with high-end finishes and fittings so patients can feel just a little pampered while on the way to recovery. All the beds are fully adjustable for maximum comfort and each patient has their own flat screen TV with a wide choice of
programmes to choose from, as well as internet access. Each semiprivate ward has a dedicated nurse station with well trained staff in attendance at all times. commercial profile They have a borehole to supply their needs should the council water supply be interrupted and they also have the capacity to store up to 50,000 litres of water in a series of tanks which can be fed into the Centre’s water supply system. All the water for the Centre is filtered by the most advanced reverse osmosis process. The water pumping systems were supplied by Driptech. The successful completion of the Milton Park Medical Centre has been made possible by a number of local suppliers and service providers.
Mr Douglas Mutanga was the architect of record who saw the plans through the process of council approval, and Mr Nyabasa from Chebasa Contractors was the main contractor for the brick, concrete and steel elements under the watchful eye of the Structural Engineer Donald Satande, including the rather complicated foundations and footings which were required. City Glass (featured in this issue) supplied the exterior glass as well as the frosted glass partitions for the bathrooms, while Halsted supplied the sanitary ware and fittings. Lupane Timbers manufactured the custom made wooden doors – both the sliding doors and the hinged doors - and Revolta’s

Roots supplied wooden furniture and fittings. Lighting World and Lemonseed met the Centre’s lighting needs, both practical and decorative. Coffee and garden furniture was supplied by Ingrid Tucker. Artwork was supplied by well-known local artist Pearl Thompson, and photographer Tim Marks while Collern Kotokwa was commissioned to create the Zimbabwe Bird sculptures which adorn the gates. On the exit gates he created the traditional version of the Zimbabwe Birds while the Birds on the entrance gate are more abstract. The traditional and the abstract represent the coming together of the old and the new – a fitting symbol for the MPMC.

oday City Glass are the leading suppliers and distributors of a wide range of glass products in Zimbabwe and the region. They have maintained their position by keeping up with the rapidly changing developments and demands in the glass industry. Glass, in all its different forms, has become an increasingly popular
The LISEC fully automated laminated glass cutter provides Austrian technology, precision and convenience at its best. The machine can cut laminated glass from 6,38mm up to 20,38mm with outstanding accuracy. Glass sheets are manually placed on the cutting bed where they float on a cushion of compressed air allowing the sheets to be moved easily. A skilled and trained operator enters the dimensions and specifications required into the computer which then detects the sheets dimensions in the x and y directions and optimises the cutting list to fully utilise the sheet with the least waste. The machine precisely cuts the glass and at the same time melts the laminate between the two glass sheets. The operator can then easily move the scored glass sheet to a flipping device which snaps the sheet along the desired line. The machine reduces costs for customers by optimising the cutting list thus reducing waste and it virtually eliminates

The Italian made Bavelloni NRG 330 glass processing machine allows City Glass to meet the increasingly demanding specifications required by the construction, engineering and interior dÊcor industries. It’s a CNC (Computer Numerical Control) machine designed to cut monolithic float glass in a variety of complex shapes, as well as drill

holes of various dimensions in precisely the correct place, polish the edges of the cut glass and bevels. It’s ideal for a number of applications including frameless glass for shower cubicles, balustrades, shop fronts, curtain wall partitioning, decorative mirrors, kitchen splash backs and table tops. The machine can cope with bigger sheets and

heavier glass than could previously be easily processed manually, and complete the job in a much shorter time with much less wastage. Programming Operators have engineering degrees and were sent to South Africa for specialised training as well as being trained locally by the Italian team who installed the machine and periodically come for servicing.
In addition to these two highly advanced pieces of equipment City Glass also has a Roller Hearth Toughening Furnace which processes ordinary float glass of various thicknesses into tempered glass. The furnace rapidly heats the glass to temperatures of up to 700 degrees creating a safety product which enables the glass to be used for showers, balconies, sliding doors, furniture and glass curtain walling. The glass is 5 times stronger than before the tempering.

O
rganised by API Events the second ZimReal Property Investment Forum took place on 17th July at Meikles Hotel in Harare. Similar forums are held across Africa including the East Africa Property Investment Summit in Nairobi, the West Africa Property Investment Summit in Lagos, the FrancoReal Property Investment Forum in Dakar, ZamReal held in Lusaka, BotsReal in Gaborone, MozReal in Maputo and their flagship event, the African Property Investment Summit to be held at the Sandton Centre, Johannesburg on 2nd and 3rd October. The ZimReal Property Investment Forum brings together local and international investors and developers in the real estate sector which is one of the main drivers of the Zimbabwean economy. Currently the forum is the only platform focused on the built environment and the challenges and opportunities faced in our local market, from infrastructure redevelopment to macroeconomics, asset preservation, sustainability, hospitality, Proptech and more. It aims to help Zimbabwe rebuild and modernise its economy by providing solutions for new growth in the current difficult environment. Sectors under discussion included: 1. How are landlords protecting their hard currency property investments? 2. What strategies and plans are developers implementing around rental reviews and lease negotiations?
3. How have asset values changed or fluctuated after the recent currency announcements? 4. Uncovering New Growth nodes: Developments in – Marondera, Bulawayo, Victoria Falls and opportunities on outskirts of Harare such as new the parliament development plans. 5. Investment Case for New Sectors: Logistics and warehousing, student accommodation and more. 6. Impact of new infrastructure projects on the real estate industry. 7. Introduction and impact of new real estate technology and building innovations for Zimbabwe’s built environment. 8. Reviewing current retail strategies and
tenant lease negotiations. How has the market shifted over the last 12-months? 9. Shared workspace- who is leading the way and future trends for Zimbabwe. 10. Public Sector influence on the built environment: PPP’s, Finances, FX and more. The event was scheduled to open with an address by the Ministry of Local Government, Public Works and National Housing but unfortunately the representative was unable to attend. Instead the discussions were opened by Tara O’Connor, Executive Director, Africa Risk Consulting, who looked at how the current political situation is adversely affecting the economic challenges facing Zimbabwe. property events Other presentations of interest to developers were: A look at Zimbabwe Student Housing presented by Stephen Kapfunde from Zimre Property Investments. Zimre is one of the leaders in property sales, management, valuation and development in Zimbabwe. The company has recently dis-invested in office space in the Central Business District of Harare siting falling returns on rentals. They have ventured into new territory by refurbishing its Nicoz Building in Bulawayo into off campus student housing. This is in line with world-wide trends which foresee vast potential for growth in the area of accommodation for tertiary, post-graduate and research students. The facility caters for up to 200 students and amenities include self-contained rooms with kitchenettes and bathrooms, laundry facilities, access to Wi-Fi and good security. Zimre Property Investments are seeking to take advantage of the ever increasing number of students enrolled at tertiary institutions as well as attracting international students. Gibson Mapfidza from Mashonaland Holdings presented a paper on The Impact of New Infrastructure Projects on the Real Estate Market. Mashonaland Holdings fully endorses the view that Bulk Infrastructure is vital to Responsible Property Investment (RPI). Property values increase directly in accordance with the accessibility of basic services like electricity and water supply, sewer systems, good road and transport networks, the supply of emergency services (like ambulances and fire fighting services), and the accessibility of communication and technology networks. As our cities continue to grow the demand for basic infrastructure increases. Harare in particular has seen the rapid expansion of informal settlements which lack even the most basic infrastructure and existing infrastructure is collapsing due to a lack of maintenance and the failure to develop new facilities to meet demands. Local government appears to lack both the will and the finances to cope with the increasing burden. This leaves the responsibility squarely on the shoulders of PPPs (Public Private Partnerships) and PFIs (Private Finance Initiatives). PPP and PFI investment can see profitable returns as well as stimulating economic growth but there needs to be a major shift in policy and legal frameworks to make investments more attractive.

Other interesting topics covered included an update on the hospitality and tourism industry, the potential for development of new Growth Nodes, landlord and tenant negotiations in this time of currency instability and a comparison with the real estate business in neighbouring South Africa. The ZimReal Property Development Forum is a great opportunity to get up to date, relevant information and opinions and network with other players in the property market.

A
fter two years of planning and renovations Sandalwood Lodge first opened in 2014 in Mount Pleasant conveniently situated close to the University and several shopping centres and with easy access to the city centre. The Lodge was originally a private home designed by local architect Anthony Wales Smith and built sometime in the 1970s. The house had a luxurious landscaped garden with many established trees, both indigenous and exotic. The original house has been preserved, although somewhat altered, and the garden has been lovingly maintained and further developed. In fact, in both the original alterations and the subsequent extensions great attention was paid to preserve as many of the established trees in the garden as possible and where absolutely necessary a few trees were carefully transplanted. The initial renovations in 2013 transformed the old house, fashioning three en suite rooms (including the executive suite) and opening up the floor plan to create lounges and dining areas. The renovations, largely designed, planned and executed by the owner and manager Abed Khalatbari, preserved and enhanced the flavour of Wales Smith’s original design. An additional six rooms were built around a central courtyard at the side of the main house bringing the number of rooms to a total of nine. The renovations also included creating a fully equipped gym and a confer52

ence centre adjacent to the main front verandah and overlooking the pool and the garden. The boutique lodge quickly became so popular that they were unable to accommodate all the demands for their potential guests. After extensive research Khalatbari concluded that around 15 rooms would be the ideal capacity for the lodge so that they could cope with the increased demand and still maintain
their high standard of personal service and attention to detail. Khalatbari conceived of a plan to build a new wing of six additional rooms (of which two would be self-catering). The rooms would have a central entertainment space which would include a bar, and each room would have a private entrance with a small covered porch overlooking the garden, as well as elegantly appointed en suite bathrooms. The plan also included a

separate, self-contained two storey loft style apartment designed for extended stays, and a dining gazebo overlooking the pool. Khalatbari worked with architect Mirko Tucakov to draw up the final plans. Tucakov grew up in Zimbabwe, trained in Venice, and is now back in the country working a number of local commissions. (Khalatbari and Tucakov worked together on the designs for the new CafĂŠ Nush at Borrowdale Walk.)

Khalatbari designed the interior décor for the original nine rooms with careful attention to detail and elegant finishes. He has continued the interior design of the new rooms in a harmonised fashion. The formula he devised for the existing bedrooms worked so well that he has carried it through the new sections. The rooms have solid teal floors (supplied and fitted by Pride of Africa) in keeping with the floors in the old house and the other existing rooms. The ceilings have exposed beams and are clad in tongue and groove timber painted white like the high ceilings in the main house. While most of the bedroom walls have been kept in neutral colours feature walls have been painted in Plascon Stone Grey for a touch of added drama. The headboards are similar to those in the other rooms – a generously sized padded section surrounded by a deep Cherry wood wall cladding. Fitted bedside tables and desks are custom made in the same timber. All the new rooms have spa-like en suite bathrooms. The bathrooms in the self-catering rooms have a large walk in shower while the other rooms have a shower and a tub. The bathrooms feature ultra-chic matt black taps and fittings from the Triumph range supplied by Halsteds – a new and exclusive range recently introduced to the Zimbabwean market. The Loft apartment is a completely self-contained unit designed for guests planning a longer term stay. Although the Loft apartment is connected to the rest of Lodge it has its own private entrance from Alvord Road. There’s covered parking as well as a small private garden space on two sides and an outdoor deck for relaxing. The ground floor combines a well-appointed open plan kitchen and lounge area. An interesting feature is the kitchen island (which also serves as a dining area) clad in a textured non-polished granite – called a leather finish. Part of the ground floor seating area is double height as the mezzanine floor only covers the kitchen space. The extra volume makes the space feel larger and big windows set in the exposed brick feature wall let in loads of light and allow a view of the greenery outside. An industrial style staircase of steel and brown and white striped timber with steel cable bannisters leads up to the bedroom and bathroom space above where the exposed brick, industrial design theme continues. The bedroom and bathroom are a combined open plan space with the free standing bath placed within the bedroom area and a low wall to separate the shower, basin and toilet. ISSUE 25

The property meets any traveller’s needs, and every detail from motorised window treatments in the loft, to design purpose lighting has been thought of. The interiors use a light infusion of mixed
medium – timber, metal, natural fibres and warm lighting suffuse the senses in a gentle and calm environment. The beautifully manicured gardens give one the sense of being in an oasis, though you are literally minutes from city centres. Every need is catered for, and the food is amazing! The Sandalwood property reflects the desire of the family to always do things properly, and with an elegant, charming and modestly elegant. As a supplier to many hotels, restaurants and homes in Zimbabwe, we are grateful to have been involved in the project from the beginning. It has been gratifying to see our eldest daughter (and Sales Manager) Johanna’s input in the property and we look forward to our families working together on the next design phases! Apart from the additional rooms the new extensions includes a dining pavilion with a teak deck overlooking the pool. Bi-fold doors open the dining area up completely to the garden, or they can be shut during the coldest evenings to create an enclosed dining room. The dining room was built to accommodate extra guests from the new rooms as well as to provide a space away from the other rooms. Previously late diners sometimes disturbed the other guest. The dining room has a high ceiling with exposed trusses and glass gables. During the day it feels light and airy but at night it becomes an enchanting space overlooking the garden lit with discreet lights and romantic candles and lanterns. Although the dining room mainly caters for the Lodge’s guests tables can be booked for outside diners who want to treat themselves to a delicious meal in a magical setting.
