nly Italian is celebrating its 10th anniversary this year with an exciting new range of office furniture that’s right up to date with international trends in workplace design. Their theme for the new range is ‘Back to Colour’, a welcome relief from the preponderance of grey and monochrome colour schemes of the last few years. Only Italian’s new range of colourful furniture is specifically selected to bring a feeling of delight and playfulness to the work environment. But it’s not only visually pleasing – their furniture is ergonomically designed to be comfortable, healthy and practical.

Mirella Bescotti is the founder and managing director of Only Italian, which was started 10 years ago in a small flat in Avondale. The company was so successful that they soon moved to their current premises in Williams Way in Msasa which is still their head office and warehouse. Two years ago, Mirella opened the new showroom in the Celestial Office Park in Borrowdale, just opposite Celebration Centre, where you can see their new range beautifully displayed. Mirella is always up to date with current trends in office design and points out that major corporations like Google and Apple have begun moving away from the austere Scandinavian aesthetic and embraced brighter, happier, more whimsical office interiors. Contemporary Italian designs for office furniture are still minimalist with clean simple lines but there’s an emphasis on quality and style and a more refreshing and vibrant outlook. Mirella describes the present trend as embodying a philosophy of rejuvenating the office experience. Office design trend watchers K2 Space is predicting the return of bright colours, prints, patterns and even decorative wallpapers and wall graphics.

Even before the global Corona virus pandemic there had already been a movement towards office designs that were more domesticated, relaxed and informal with spaces for workers to take a break from their desks and de-stress during the day. For a few years now office designers have been increasingly focused on work environments that are flexible and casual. Employees are no longer expected to spend their days locked away in dingy little cubicles with uncomfortable, drab furniture. Management is increasingly realising that if their staff is happy and healthy then their productivity increases dramatically, and there’s a heightened sense of team spirit and co-operation. Office design these days is intended to be more stimulating and inspirational rather than regimented, disciplined and rigid. Besides, a bright and more cheerful work space has been shown to increase creativity and innovative thinking. Mirella believes that ‘The Office’ should be a place where workers look forward to spending their time. Even CEOs and top executives are embracing the trend. In the old days the size of a manager’s desk was in direct proportion to his or her perceived importance. A huge, heavy, bulky desk in sombre dark wood was considered something of a status symbol, especially when paired with an enormous chair upholstered in dark leather. Thanks in part to the advent of laptops executive desks are becoming much smaller, lighter and more streamlined and many managers now prefer a modestly sized office with a simple desk and an ergonomically designed chair. HE OLD ROLF VALLEY GYM in Fisher Avenue, just opposite St John’s College, has recently been reborn as MiGym. It’s much bigger and more spacious with the most up to date equipment and modern, comfortable and stylish facilities. There’s even a restaurant and cafe on the premises run by the wellknown Freshly Ground coffee shop group. Work on the new gym started late 2018 and the gym officially opened to the public on 1st September this year. As 1st September is officially the first day of Spring in Zimbabwe it was an appropriate day to open signalling a new start for a unique gym experience. The opening, which was originally scheduled to take place much sooner, was delayed by the outbreak of the Covid-19 pandemic but it’s now finally completely ready, and it was certainly worth the wait. MiGym has managed to get permission from the Sports and Recreation Commission to open during this period, and shall have strict safety precautions in place to ensure the safety of its staff and members. During the construction phase the gym was still operational in a temporary facility on St John’s grounds. The gym has a unique relationship with St John’s whereby it manages the Sports Development of the St John’s students in conjunction with St John’s Sports Department. Some innovative technology has been incorporated in the final building plan, including a water-recycling system, whereby grey water will be processed through a filtration and irrigation scheme to minimise the use of water within the facility. Power efficient equipment has been installed to reduce the energy requirement, and a solar solution shall be installed shortly to provide all of the gym’s power requirements during daylight hours. The coffee shop defines the entrance to the gym giving it a relaxed and casual vibe. It’s open to gym members, gym staff as well as the general public looking for a place for an informal meeting, a coffee fix or a quick breakfast or lunch, as well as takeaways. There are lots of indoor and outdoor spaces to relax, view the gym activities and indulge in a general spot of people watching. Also visible from the entrance is the long narrow exercise pool which is an important tool for physiotherapy and general wellness. The pool is slightly raised above the deck, and a pergola over the deck creates an impressive entrance vista. Provision has been made for the deck and

East elevation 1:100 the pool to be lit up at night which will be dramatic and impressive. A glazed curtain wall running the length of the north faรงade provides good views into the gym as well as allowing natural light to fill the space.

When the owners first approached the architectural and project management team of Merinda and Ian Brymer (Brymer and Associates Architects based in Knysna) they planned to renovate the existing gym as a small scale project with mostly cosmetic changes. However, it quickly became obvious that in order to accommodate everything the building would need to grow into a much bigger development with some major structural work involved. It was then decided to take the refurbishments to a new level and Brymer and Associates and Jo Pieters Design Studio (also based in Knysna) came on board to create a truly world class facility.

main profile Without drastically extending the footprint of the existing building the solution was to add a first floor/ mezzanine to significantly increase the usable space. Much of the old building has been retained with the first floor mezzanine designed to fit into the existing structure. The decision to retain a lot of the original structure creates a pleasing interaction between the old and the new parts of the building. In particular the old concrete columns, roof trusses and brick walls contrast with the newer, slick, steel and glass sections. The mezzanine has a partial void over the central part of the gym giving the ground floor a more spacious and open feel as well as creating a kind of gallery to view the activity below. In the foreseeable future the roof over the first floor/ mezzanine will be further developed to create a second storey for additional office and admin space, other health related practitioners and associated retail outlets. The ground floor has been planned to accommodate the coffee shop and pool, as mentioned, as well as the reception, the manager’s office and ablutions. The main open floor space has been designed for functional and strength training. On the western side, behind the steel staircase leading to the mezzanine floor, is the MiHiit studio designed for high intensity cardio classes, which has an incredible outlook over the St John’s “Cabbage Patch” sports field.

There are generous changing rooms and ablutions in the gents section which includes a steam room as well as an outdoor shower courtyard to supplement the indoor showers. The outdoor showers are an invigorating experience after a workout.

The mezzanine floor, overlooking the functional training area, is mostly dedicated to cardio exercise space. The second storey on the western side of the property accommodates the ladies changing rooms and ablutions as well as a steam room and dressing room facilities. In addition, the second storey has spacious spin and yoga/dance studios. Dance Avenue, run by Michelle Nativel and partner Gwinyai ‘Airborne’ Masangomai, is a well-established dance school which will operate from the dance studio.

Apart from these facilities the gym also accommodates yoga classes, physio and rehabilitation sections as well as a bioassessment service. All these features, combined in a well-planned and carefully thought out space create the most advanced health and wellness hub in Zimbabwe. Pieters, after many changes and adaptations, designed the final interior look and feel of the gym in conjunction with the architects. There’s an overall pared back, minimalist aesthetic. Paint colours for the walls and tiles for the bathrooms have been selected in shades of black, grey and white with pops of yellow in keeping with the industrial look and MiGym’s corporate branding. Floor finishes were selected

to not just look good but also to work practically for the specific needs of each space. Pieters designed all of the bespoke joinery including the reception desk, lockers and benches, screens and the timber wall cladding. Much of the joinery work was manufactured in South Africa in flat pack form and reassembled locally.

that all the final touches and inevitable snags were completed correctly and on time for the handover. Both Brymer and Pieters have praised the professionalism and commitment of Kiggen and our local contractors and with modern communication methods the project ran without too many hitches.

The Knysna team has worked closely with the local main contractor Kiggen Construction who, despite the lockdown, were able to source and supervise a variety of subcontractors to realise their designs to very high international standards. Although it was a little awkward working on the project from South Africa the project team managed to come to Zimbabwe on a regular basis to ensure that everything was running according to plan and

The design and planning of the gym saw some innovative solutions employed. The roof above the first floor (which will become the floor of the second storey when the second phase of the development is done) was constructed using a system called Luxwood. Although it has been used in South Africa for a while it seems it’s the first time this product has been used in Zimbabwe.

The product comes in hollow panels which are fitted together like a Lego set, and it can be used for roofs, suspended floors or as wall panels. The panels come in modules of 450mm wide and 100mm thick with a thin wall (6mm) and cavities to reduce weight. It’s manufactured in China as an extruded polymer product made of fly ash, plastic and resin. Most of the materials used are from recycled sources so it’s quite a ‘green’ product. When used for suspended floors or roofs it has a number of benefits. It’s considerably lighter than a concrete slab (about one third of the weight) so there’s much less structural steel required to support it. The system can therefore span greater distances for considerably less cost – at the gym the span is about 18m. It’s a lot quicker to install than a conventional concrete slab which would be cast on shuttering so it not only saves on time it saves labour costs too. It’s a lot less messy than pouring concrete and it doesn’t need large amounts of water. It offers excellent acoustic and thermal insulation and there’s no thermal shrinkage. At the moment the product is guaranteed for twenty years - the time span that it’s been around for so far. Although some basic training is needed it’s not a difficult product to work with and the best artisans for the installation are carpenters, as the process is similar to working with timber. Nick van den Berg from Mountain Peak Construction (based in Port Elizabeth) has extensive experience with the product and he came up to Harare to assist Kiggen Construction with the assembly and to offer his expert guidance. In fact, his preferred approach is to introduce the product to contractors, get them comfortable and competent working with it, and then simply offer advice as and when needed. About the flooring solution architect Ian Brymer says, “We were looking for a product that was light weight, relatively quick to supply, easy and quick to install (without the mess and time delays associated with shuttering and pouring concrete). We originally considered pre-cast/stressed concrete slabs but the weight and crane requirements were too onerous. After some research we decided on Luxwood as the best product.” The building has other green credentials too incorporated in the design. All the hot water is heated using heat pumps which are about 60% more efficient than conventional electrical geysers. The lighting is all LED for lower consumption and the pool has a solar blanket to reduce the electricity used for heating. There is minimal need for additional heating or cooling within the gym as the big glass sliding doors on the north, east and west faces can be fully opened to allow natural ventilation in summer or closed off to allow solar radiation to warm up the spaces in winter. What makes a tile a wall tile? P

robably the first issue to clear up is the difference between wall tiles and floor tiles. While essentially made of the same materials with the same techniques, there are certain differences in production, which take into account the tile’s application. Firstly, wall tiles are usually not as heavy or dense as floor tiles, making them more suitable for attaching to walls (although, with the right adhesive, floor tiles can be installed on walls). Secondly, because wall tiles are seen from closer up than floor tiles, imperfections are more noticeable. As a result, quality control for wall tiles has to be particularly stringent. Here are typical characteristics of wall tiles: Weight Wall tiles must be light to ensure they adhere easily to vertical surfaces. In addition, they have better bonding characteristics than floor tiles, which helps contractors to save on adhesive. They should be faster to install, since they’re easier to drill through and cut. Finally, their weight helps reduces the load on the floor for large building projects, while saving on transport costs.

Minimal size variation Wall tiles experience minimal shrinkage (1%) during firing. This smaller size variation means narrower grouting gaps can be used in installation for a more uninterrupted finish. Quality finish: Since wall tiles are seen from a shorter distance, they’re rejected more easily for minor defects. As a result, wall tile factories employ more stringent quality control. Higher quality and higher quantities of glaze are applied to wall tiles, giving a more uniform finish, and crisp, clean colours are more easily achieved thanks to lighter-coloured clay body Wide selection These fashionable tiles are available in a wide range of formats and creative designs, including rectangular tiles, listellos, spotters, panels and highly decorated tiles for feature walls,

LUETEK GENERATORS was founded in 2007 by Mr Clive Chiwadzimba and has rapidly grown to become one of the leading suppliers of generators, water pumps and solar systems in Zimbabwe. Their head office, showroom and workshop is situated at 285 Samora Machel Avenue, Eastlea 34

where they first started out, although they have recently made some major extensions to their offices. They also have a shop at 93 Harare Street in the city centre as well as distributors in other major centres. After renting the property at 285 Samora Machel for a number of years they bought

the property in 2015 and then last year – in September 2019 – they started on some extensions to the existing house which were completed in December the same year. The property was originally a residential house, but like many of the properties in this area of Eastlea it had been converted to commercial use.


industrial profile Because the company was growing so fast they needed to extend their showroom to display their growing range of products. The extension was originally conceived of as a single storey addition to their existing showroom but the plan soon evolved to become a double storey with the showroom downstairs and offices upstairs for management and administration. This helped to free up more space in the existing house for their stock and spares and their workshops. The design for the extension was drawn up by local company KP and Sons Consultancy who then adapted the design to include the first floor. Adding the concrete slab for the top floor meant that two additional pillars had to be included downstairs for support. KP and Sons Consultancy worked together with local company Light Structural Engineers to reinforce the foundations, install the supporting pillars and cast the first floor concrete slab. Large glass and aluminium windows and doors and white ceramic tiled floors help to make the showroom look bright and attractive. The first floor also has white ceramic floor tiles and generous windows. The design includes a small balcony leading off from Mr Chiwadzimba’s office with a view out over Samora Machel Avenue. Linking the ground floor showroom and the first floor offices is a steel staircase with teak treads and aluminium hand rails. OCA Glass Concepts and Stainless Steel manufactured and installed the staircase while Alumin Structures supplied the frames and glass for windows and doors. Apart from the offices there are also restrooms and a small kitchenette upstairs so it’s a very comfortable place to work.

Since the suburb of Greendale in Harare was rezoned for high density residential development there have been a number of town house and cluster house projects built in the area but none quite as impressive or upmarket as the new Sitari Private Estate situated at 146 Coronation Avenue. If you’re passing, Sitari is unmissable with its landscaped street frontage and the gate house with a distinct V-shaped roof. It’s a great location being conveniently close to Kamfinsa Shopping Centre on one side and Food Lovers Market on the other side. There are a number of ECD and day care centres close by and Courtney Selous junior school is within easy walking distance. There are medical facilities and a veterinary centre close by as well as numerous other facilities like churches, the Greendale District Office and the Greendale Library. It’s close to the Msasa industrial area and has easy access to the CBD. The complex, developed by Troika Design Workshop, has 48 three bedroom units each with double parking space and there’s overflow parking for visitors. There’s communal front garden space and each unit has its own small fenced off garden along the side and at the back. Other amenities within the complex include a swimming pool, a clubhouse for residents and an on-site gym. There are water storage tanks, a borehole and a 400kva generator for the whole complex – so if you’re staying here water and power woes will be a thing of the past. The single access point at the gatehouse is manned 24 hours a day and in addition there’s CCTV, Rapid Response and the perimeter wall has razor wire and electric fencing. This makes the complex very secure and creates the perfect ‘lock up and go’ environment for people on the move who are travelling for business or pleasure. While the units are designed with young families in mind they’d also be ideal for retired or elderly couples looking for security and convenience with the added benefit of guest rooms for visiting friends and family.

residential profile Each freestanding, duplex unit contains two individual homes with the entrances slightly offset for privacy. The front entrance doors are solid timber on a pivot hinge with in-set mortise locks for added security. The units are constructed largely from facebrick so there’s little exterior maintenance. Feature wall sections on the facades have been painted in bright, fun colours which are modern and trendy and give each home a unique identity. Roofs are Chromadek, also slightly offset so that the A-frame shape is partially broken up. The windows and the folding doors at the back of the units are framed in anodised black aluminium which are virtually maintenance free. Inside, on the ground floor, there’s a fully fitted open plan kitchen with a separate scullery and laundry area. The scullery has its own entrance so domestic staff can come and go without disturbing the main living space. The laundry has a built in washing machine and the kitchen has built in top of the range Bosch appliances. The built in fridge and freezer are concealed behind doors that blend in with the cabinetry and there’s ample storage space for a home pantry behind matching doors. Overall it’s sleek, neat and efficient as well as being easy to keep clean and well-ordered and there’s generous counter space for food preparation or for serving meals. The kitchen overlooks the open plan lounge and dining area which has Italian ceramic floor tiles that look great and are easy to maintain with minimal fuss. There’s a built in asymmetrical unit for storage and display that’s ideally suited to support a TV, decoder, DVD player and sound system. There’s also additional overhead storage supplied.

The feature wall has been left un-plastered but painted to add texture and interest to the space. Doors open out to the private garden for space, light and that characteristic Zimbabwean lifestyle – indoor/outdoor living.

Just inside the front entrance is a guest powder room and opposite it a staircase with a stainless steel balustrade that leads up to the first floor. At the top of the stairs is the master bedroom with en suite bathroom. The bedroom has very spacious built in cupboards as well as an asymmetrical wall mounted unit similar the one in the lounge.

The wall unit has drawers for storage and could also function as a dressing table for ladies to do their hair or makeup. The bedroom has large windows which make the space airy and light as well as a small Juliet balcony overlooking the back garden. The generous en suite bathroom is elegant and functional.


Along a short passageway are two smaller bedrooms which are ideal for visiting guests or family, or as children’s rooms. The smaller rooms also have built in cupboards for storing clothes or toys. Both rooms have large windows for light and air – one overlooking the side garden and the other overlooking the front.

There’s a shared bathroom for the two smaller rooms which has both a shower and a bath tub. The units have been designed to provide everything needed as a starter home for a young, professional family or as a convenient ‘lock up and go’ home for people on the move.

Structure and Design has featured two of their most prominent properties in previous issues - the Eastgate Mall and the new Eastgate Market. There are other major buildings in the CBD which form part of their core real estate fund which include Old Mutual Centre, Batanai Gardens, CABS Centre, Stanley House and Three Anchor House. Office Design Co. and Steve Bailey who focuses on the project management and implementation of their projects. Three Anchor House was designed by local practice Fleet Utria Architecture and built between 1993 and 1995. Three Anchor House was one of the last high rise buildings to be constructed in the City centre. Old Mutual’s brief to Office Design Co. merely stated their requirements – offices, meeting rooms, a coffee shop, pause/rest areas and so on, but gave Office Design Co. free-range regarding the interior design and layout. Old Mutual has partnered with Office Design Co. on a number of previous projects including the design and implementation of their refurbished reception and Service Centres (both CABS and GreenZone) at 100 The Chase in Emerald Hill. In addition Office Design Co. has created the interior design and brand identity for CABS branches and GreenZone (Old Mutual’s retail offering) in locations around Zimbabwe.

Office Design Co. was given a tight deadline to work on the concepts and design details in mid-2019 and construction work started in August. The first phase, the fourth floor, was completed in July this year - with challenges and delays caused by a difficult economic environment and thereafter complications brought about by the Covid 19 outbreak. Work on the fifth floor is yet to start, although ready to roll and is likely to be completed next year.

Office Design Co.’s solution is unique, very contemporary, packed with colour and pattern, but above all it’s practical and comfortable. Materials were selected on the basis of budget and with a very specific look and feel in mind. Starting from the lift lobby some of the design ISSUE 33

commercial profile themes are immediately apparent. The floor in the lobby has a fun mosaic design by Burnt Earth, with the words “Be the best version of you” set out in black, white and yellow tiles. There is a neon sign above that reads “ndinoda basa” – which translates as ‘I love work’. Inspirational mottoes recur throughout the workspace intended to be both fun and motivational. Other sayings include “It always seems impossible until it’s done” (attributed to Nelson Mandela), “If it doesn’t challenge you it won’t change you”, “You must be the change you wish to see in the world” and “You are freaking awesome”. The slogans were provided by the client, through one of their partners. There’s also the multi-coloured Eight2Five logo in the lobby which was designed at Old Mutual’s head office in Cape Town. Part of the lobby walls have been clad with vibrant yellow and white panels while parts are clad in OSB (Oriented Strand Board) which has been left in its raw, industrial state, with a giant yellow numeral “4” indicating the floor. Bulkheads contain track spotlights, so the lobby is bright and cheerful. Royal blue doors lead off on either side to restrooms, kitchenettes and service areas. To the north of the lobby is the main reception desk which is backed by a brise soleil wall, partly painted in bright yellow and partly left untreated. On one side of the reception desk is a bright yellow partition of laser cut steel. Behind the reception desk is the shared printing space. To the right of the reception there’s a series of booths which have been partly soundproofed by padding covered in Java print where clients can make phone calls without making too much noise to disturb other occupants. Across the lobby there are three cubicles with bright green doors which are totally soundproofed where tenants can make Skype or video calls in private. The cubicles have little industrial looking 62

chimneys coming out the top for air-conditioning. Behind the Skype cubicles there are two private meeting rooms which can accommodate six people each. Office Design Co. has incorporated a bit of fun with the lighting strapping together white, translucent “chigubus” to create unique fittings with an industrial aesthetic, mimicking glowing clouds overhead. Other playful elements include plug points for users with valves to switch on the power at their individual desks and port holes as viewing panels in doors. The solutions used in meeting a variety of working scenarios in the space was to accommodate three specific types of SME business scenarios. The first being a ‘Hot Desk’ for a single consultant-type user. These users will rent space on a large table and will be allocated a locker nearby where they can lock up their laptops and personal effects if they need to leave the office, or when they’ve finished work for the day. Secondly, there’s the Private Hot-Desk scenario where a fixed desk location is preferred, not an office, but still in an open area, screened off with expanded mesh panels or sound absorbent screens. The third scenario is designed for a Small Business option where tenants can rent a fixed office, which will be lockable and separated - where they brand their own door and have added security and

privacy, with lock-up and go options; each slightly different in size, décor and layout. All of the user scenarios have the option to book meeting spaces of various sizes equipped with conferencing and presentation facilities. The office floors of Three Anchor House are basically rectangular spaces with triangular sections that protrude from each of the building’s four corners, seemingly out over the road. These corners give a great view over Harare’s CBD and surrounds showing off the urban context of the building’s location. This urban vibe is referenced in all sorts of design elements within the interior of the spaces. There are galvanised flexible conduits, ‘fences’ rather than partitions, exposed pipe work in the painted concrete deck ceilings and blackboard walls instead of the usual white boards common in most offices. More unusual and bespoke fixtures and built-in fittings - like the Skype rooms and phone booths - includes two small, private meeting booths where two people can sit face to face for more intimate chats. Many of the light fittings are the old fashioned wire framed ‘bulkhead’ lights often used in factories and on ships. The design further referenced an urban feel by including archways on some partition walls with brick wallpaper surrounds that give a New York industrial loft effect. In all cases, where aluminium and glass partitions are used, they are full height, large panes of glass maximising the light and open nature of the working environment. The east side of the floor space is probably the most unusual for an office space. There’s a coffee shop for tenants to grab a quick cup or a snack, as well as bistro-style seating for tenants to relax or chat with clients. There is a series of banquettes for more informal seating as well as some comfy wing back chairs upholstered in vibrant Java print. The wing back chairs and other soft furnishings were manufactured to specification by Ivory Palm Interiors while most of the other seating was sourced from Only Italian. Ivory Palm Interiors also made the ottomans for the flexible auditorium on the north side of the coffee shop. The cube shaped ottomans can be easily packed away into specially made shelving or arranged in any convenient configuration for presentations, group gatherings or for entertainment events. This space easily opens out to the adjacent café space with a full height, 7 metre long sliding folding door. This sounds like a lot to fit onto one floor of office space with a substantial area being dedicated to the lobby, restrooms and ISSUE 33

two kitchenettes as well as service areas. However, through the careful use of open plan and flexible layouts as well as glass and screens rather than office partitions, it never feels cramped or overcrowded. The Office Design Co. team used various floor finishes to differentiate areas with diverse functions – high-traffic areas have Cemcrete floors by Artisan, meeting rooms have wood finish vinyl floors while private or functional areas are carpeted to limit echo and noise. A variety of ceiling treatments also demarcate spaces. The existing suspended ceilings were stripped out and the concrete slab painted in a series of different dark tones with ducting, conduits and other services exposed, allowing the spaces to breathe and extending the feeling of height. Plasterboard bulkheads have been used in combination with different materials, such as upholstered panels, slatted sections and solid timber, all suspended on cables or threaded bar to give the spaces diversity, offer some noise buffering, partially conceal elements like air-conditioning and to support light fixtures.

boxes) to create a more informal look. The plants serve as screens and also help keep the air inside fresher and cleaner. But the design is not just about looking good – there are also many more technical elements involved. Most of the plumbing and electrics had to be re-configured and the sprinkler system re-set.

commercial profile There’s a new state of the art HVAC system for clean, fresh and safe air and for the comfort of individual areas that are temperature controlled. Of course, internet access is vital for an office set up of this type so the network installation (mostly Wi-Fi) had to be faultless. There’s a small server room which contains the network hubs as well as UPSs and inverters in case of power failure. It’s open to view through large glass panels - blinking lights in large racks add a technological feel and once again put all of the inner workings on display. The next phase of the project will see the completion of the fifth floor which will have a similar configuration but will include meeting and presentation suites as well as more recreational spaces and games rooms where tenants will be able to relax and chill.
