T

he Motor Industry Pension Fund has recently completed the construction of a new office complex in Sydney Malunga Road (formerly Argyle Road) in Avondale, Harare. Structure and Design was pleased to feature MIPF’s previous office block project at 17 Josiah Chinamano Avenue in issue 10. Like the Chinamano project the Avondale project was also designed by Ruswa Consulting (ERC Urban Design Consultants) and there are some similar design signatures. The pension fund continues to enlarge its investment portfolio and expand its asset base as it invests in commercial property development.

ERC Design Consultants has years of experience in creating both residential and commercial projects locally and internationally with an emphasis on sustainable, eco-friendly developments that function efficiently within the social and economic fabric. They don’t just create buildings – they integrate their projects in a broader urban and national vision for the future. The Avondale project started in August 2018 and will be ready for occupation by January 2021. The project comprised of MIPF being the Investor, Ruswa Consulting being the project lead consultant, Chisipo Engineers superintending the engineering works, DMJena & Associates Quantity Surveyors being the cost administrating consultants and MAK Bokano Contracting being the contractor for the superstructure. The Avondale project was partially delayed by the huge currency fluctuations prevailing at the time. The Covid-19 lockdown meant materials and labour were difficult to access causing further unforeseen delays, however the project has now been successfully completed to a very high standard. The idea behind the office block is in line with ERC Design Consultants’ philosophy about urban planning and decongesting the city centre. As more commercial and retail businesses are opting to move out of the CBD the suburbs of Avondale, Borrowdale, Pomona, Eastlea and other surrounding areas are becoming more attractive for businesses. Avondale is already a wellestablished mixed use suburb incorporating residential, commercial and retail spaces on the fringes of the city. Perhaps our city planners need to rethink our development strategy and consider how to re-invigorate the City centre? The building is basically four separate office blocks contained within one structure. MIPF will be letting out the separate spaces to different tenants thereby spreading the risk that a single tenant might default on payment. The office blocks can be further partitioned by the tenants to meet the clients’ requirements. As each block is pretty much a blank canvas the options are numerous. Each block has its own staircase and private access so they can function independently. There’s a shared main reception space – which is fairly modest – and each tenant can choose to have their own reception.

Each block has large windows looking out to the east and west sides with outside balconies so staff can enjoy a break from their desks and get some fresh air. The offices also overlook the central double volume atrium which has a clear, high roof allowing natural light to flood into the centre of the building. Suspended wooden slats help to diffuse direct sunlight during the day while a series of industrial

looking pendant lights illuminate the space at night. The atrium also has two internal staircases. Stainless steel balustrades around the internal gallery and on the staircases give the space a vaguely nautical/industrial feel. There’s a central water feature which creates a soothing gurgling sound as well as helping to soften the big open space.

The atrium is basically a shared outdoor/indoor space for staff and visitors to enjoy and de-stress in line with the modern philosophy to make workplaces more attractive – and more productive. Kitchenettes and ablutions are confined to the back of the building (as is the elevator) to keep plumbing and services contained, efficient and affordable. As Sydney Malunga is a very busy street there’s off street parking for tenants and visitors on the building’s ground floor controlled by a sophisticated boom and card system. The street façade of the building is particularly striking. There’s a central glazed section with a projecting overhang to shelter the entrance to the reception. On either side of the central segment are symmetrical, rather extraordinary, sections made up of seemingly randomly arranged steel beams which crisscross the front windows and wrap partly around the corners. The design is intended to be reminiscent of rural Zimbabweans’ homestead boundary fences.

The design also serves to create a unique corporate image that stands out from the surrounding structures – mostly residential or low impact commercial properties. Due to the scale of the building it’s attractive and distinctive without being overpowering. The building is particularly striking at night when the indoor lighting shows off the exterior façade design.

Most of the exterior has low maintenance, sustainable finishes – steel and glass, stone cladding, hula bond, face brick and steel louvres over the parking level windows. There’s a little touch of bling outside the front reception where the concrete pillars have been clad in reflective steel sheeting, but the rest of the structure largely favours functionality over decorative flourishes. The building also incorporates a generous apartment for an on-site caretaker partially concealed around the back. The building has the capacity for solar installations so it can become more carbon neutral in the future. In addition ERC wanted a building that would take into consideration ‘green’ environmentally friendly concepts such as sustainability and low maintenance costs, as well as being efficient in terms of energy and water usage. The design for the new offices ticks all these boxes and more. ERC Design Consultants describe themselves as “an urban design firm that has the express intent to create a rich urban environment through creative engagement in contemporary urban milieu. We engage in work that ranges from addressing social and ecological issues to responsibly building in today’s market economy.”

T

he new home for Bhika Brothers Properties and CV People Africa was featured in issue 32 of Structure and Design. Situated at 36 Broadlands Road in Emerald Hill, it’s a rather grand old historic house that’s been sensitively restored and repurposed by Mouse and Cathy Bhika, with Celso Ribeiro from Galleria Celso at the helm of the new design. It’s all been a bit of a family collaboration - which seems fitting for an old private home as Julie Ribeiro has redesigned the stunning new gardens, helping to restore their former glory and to create lush new water features, while Ocky Ribeiro has been in charge of the project management. The article in issue 32 concentrated on the architectural and

structural design, while we’ll be looking more closely at the interior design for this issue. CV People Africa occupies a large portion of the premises with meeting rooms, video conferencing rooms, training rooms and offices, and their dedicated IT section. CVPA started out back in 1990 with their first offices at 16 McChlery Avenue in Eastlea. In 1992 CVPA moved to 30 Robson Manyika in the Central Business District, sharing the premises with Galleria Celso – the collaboration between the Bhikas and the Ribeiros goes back many years. So it’s no surprise that they’re so in sync with their design concepts and ideas.


In 1994 CVPA relocated to 55 Livingstone Avenue, still within the CBD. The next year they bought the property and built a purpose designed extension to accommodate the growing business. Since then CVPA has spread across the region with franchises in Cameroon, Zambia, Tanzania, Uganda, Kenya and Rwanda. CVPA moved to 36 Broadlands in March of 2019 to what will most likely be their permanent home for many years to come. The property at Broadlands Avenue had been in the Bhika portfolio for many years but had been rented out to a number of different occupants before they decided to relocate, renovate and restore the fabulous house. Right from the reception Celso’s design aesthetic is obvious. The reception desk was designed by Celso and custom made by Delcardo. The chandelier in the reception area used to hang above the grand staircase but has been refurbished and repaired and given a new lease on life.

commercial profile In front of the reception is a waiting area decorated with a pair of leather armchairs and a pair of Morris chairs upholstered in a textured orangey/brown and grey striped fabric. The leather chairs and the Morris chairs were supplied by Personal Touch. Personal Touch was a furniture factory owned and run by Ocky Ribeiro – but was closed down and sold in 2007, so the chairs are from CVPA’s previous offices. There’s an Oriental rug in the centre, an antique table with turned legs and a pair of pendant lights. One wall has been painted in a sandy coral colour with oak panelling in the centre and there’s matching, high, oak skirting around the walls. The waiting room is a successful blend of traditional and modern elements. Many of these design themes are repeated and echoed throughout the other rooms. Celso has used the oak floors throughout the main meeting rooms and the conservatory, while he has selected porcelain travertine tiles in the passageways and open plan spaces. Both of these options are classic floor finishes which are sensitive to original period and style of the house. Leading off from the reception is a long passageway with three rooms on the west side overlooking the front verandah and the garden and one room on the east side looking out to the back garden courtyard. The oak flooring, the high skirting and the wood panelling visible at the reception waiting lounge are repeated. Oriental carpets and antique furniture have been mixed with modern light fittings and decorative objet d’art. Much of the collectable, period and antique furniture around the house is from Cathy and Mouse’s private collection In these office/meeting rooms Celso has included a variety of artworks – mostly portraits in a colourful Expressionist style – which have been downloaded from the internet and printed in large format style. Although they’re mostly from the 30s and 40s they have a retro feel but with vibrant modern colours so they’re a great blend of old and new. Although the rooms are mostly a crisp clean white with the pale timber detailing Celso has included a feature wall of colour in each space. Two rooms repeat the sandy coral colour from the reception while two have a smoky Prussian blue wall. The choice of colours was, in part, inspired by the recurring colours in the rugs.

The doors of the existing built in cupboards have been removed although the moulding around the cupboards has been preserved. Celso has inserted oak countertops and mirrors in to the spaces creating little display vignettes. The rooms have been named Platinum, Gold, Silver and Bronze to differentiate them although the names don’t reflect the quality of the interiors – they’re all equally appealing! At the end of the passage is the new built conservatory or atrium. The generous light filled space has been divided up into a meeting area with a large teak table and seating for eight, and a separate more informal space with a big grey sofa and single tub chairs covered in a faux suede fabric (sourced from Manhattan Interiors). The teak boardroom table, occasional tables and a small writing desk were sourced from local manufacturer African Touch. In addition two small shelving units set on either side of the room help delineate the formal and more relaxed areas. Celso has dressed the shelves with translucent glass vases and bowls – mostly sourced from DuskHome. The vast open space with huge glass walls could feel cold and bare but Celso has warmed it up with the timber floors, teak furniture, comfortable seating, rugs and a feature wall. The feature wall has been painted in earthy, natural shades of ochre, sand and terracotta. The wall is adorned with a mosaic of Expressionist portraits, mirror tiles and a central circular clock. In the conservatory the lighting plan has focused on keeping the look modern and spacious and emphasising the exposed trusses and glass ceiling sections. Celso has used small round perimeter lights as well large, clear acrylic suspended lights which (together with the white ceiling fans) create a slightly ‘industrial chic’ look. Automated blinds in a translucent white fabric make it easy to control the sun and light. 36

commercial profile Another courtyard garden, designed by Julie Ribeiro in a low maintenance Zen style, adds an extra outdoor dimension to the space. Behind the reception area is a newly renovated modern kitchen where Celso has recycled cupboard doors and cabinets from the previous property. Adjacent to the kitchen is an indoor staff canteen with tables from Delcardo and black and white chairs from Chair Crazy. There’s also an outdoor seating area overlooking Julie Ribeiro’s water feature and Koi pond. It’s a difficult, sloping site but the water feature takes full advantage of the different levels. The planting is still fairly new but with the rainy season upon us it will soon be lush and tropical.

There’s a smaller meeting room on this level with seating for six around a table set on an Oriental rug. The room has a sandy coral wall with a centre oak panel where a flat screen monitor has been mounted. The panelling and the high skirting help to conceal all the usual wires and cables. An antique cabinet and wooden chest complete the furnishings. The main open plan office has ten modern workstations set in front of a huge picture window with an ornate – existing – plaster frame. The wall with the window has been clad in light oak veneer helping to tie it in with the other spaces. The open plan office overlooks the spiral staircase with the original balustrades that elegantly leads down to the lower ground floor. Here Celso has installed six hanging globe lights to break up the big open space. 38

commercial profile On the lower floor there’s the IT section and the executive office wing. The entrance to the executive wing is dominated by a sunken room with a full sized snooker table. The snooker table was already in the room but has been refurbished with new blue felt and a suspended light box above. The walls here have wood panelling sections, but here they’re in a darker teak colour giving the space a sophisticated ‘gentleman’s club’ look. There’s also a glass screen wall decorated with a selection of different Mediterranean tiles which help add warmth and interest to the décor as well as concealing the entrance to the powder room.

Beyond the main office – (shared by Mouse and Cathy Bhika and Bhika Brothers Property’s project manager Ocky Ribeiro) there’s an outside courtyard with a distinctly Mediterranean look – echoing the glass panel in the snooker room. There’s an outdoor seating area under a clear polycarbonate roof, a water fountain, tiled wall sections and a barbeque area. Large clay pots with Cypress and olive trees and a cobbled floor

with terracotta tiles complete the relaxed Mediterranean look. The different spaces all have different functions and different feels but Celso has managed to tie them together with a co-ordinated décor scheme that’s sophisticated, adapted to the architecture of the building, and includes a few light hearted touches.

Homelux Property Development has two new exciting projects nearing completion

H

omelux Properties is a diverse group of companies made up of Homelux Real Estate, Homelux Property Development, Semble-IT Kitchens (now trading as Design Café) and Just Tiles and Bathrooms. Their range of companies covers just about every aspect of property sales and rentals, property development and interior design for both renovations and new build projects. The wholly Zimbabwean owned group was founded in 1998 by local businessman and entrepreneur Justin Machibaya and has rapidly grown to become the leaders in all aspects of the property and real estate business in the country. Homelux Real Estate specialises in all aspects of buying and selling properties, rentals, valuations of land, buildings and assets, and property management for both residential and commercial buildings. They always have a wide range of properties on their books from modest high density houses to top of the range, luxurious family homes, flats and apartments, land and commercial buildings. Design Café is mostly focused on the design and installation of kitchens whether for existing homes that need renovating and updating or for new builds. Just Tiles and Bathrooms are retailers of specialist tiles and bathroom fittings. So Homelux has the two most important rooms in your home covered – the kitchen and the bathroom. These are the two rooms that are the most difficult and challenging for home owners to deal with without professional guidance. Homelux Property Development is involved in the construction and renovation of one off residential projects, cluster homes and apartments as well as commercial and industrial projects. Just a few of their recently completed projects include 20 cluster houses at The Oxford Place, 11 cluster houses at Windsor Manors and 16 garden flats at Victoria Mews – all in Newlands. Structure and Design recently featured Homelux’s successful development of 30 two and three bedroom apartments at 58 Marlborough Drive, just off Harare Drive. (See S&D issue 32.) Although they have a number of on-going projects in this issue we’ll be looking at two of their best current developments which are still under construction – 12 Knightsbridge Road in Newlands and 52 Ascot Road in Avondale.

12 Knightsbridge Road consists of 20 upmarket units arranged over seven blocks within the fully walled and gated site. There are single storey blocks of two semi-detached units as well double storey blocks of 4 units. There are four different interior layouts to choose from with both 2 and 3 bedroom units available. All the apartments have two bathrooms - a family bathroom and an en suite for the master bedroom. The master en suite has a modern shower while the family bathroom has both a shower and a tub – useful for the kids’ bath time. The ground floor units have small (manageable) private gardens with a barbeque area (Zimbabweans do love their braais!) while the upstairs units have generous private balconies. The double storey blocks have separate apartments on each floor – they’re not duplex apartments. The units have an open plan kitchen, dining room and lounge layout with outdoor space created by a patio or balcony. All the units will have beautiful, practical kitchens, deigned in house by Design Café, with the top cabinets in white, the lower cabinets in darker grey, black granite counter tops and grey tiled splashbacks. The kitchens have fitted ovens, both gas and electric hobs and extractor hoods. They’re designed in neutral colours so they’ll suit any interior décor scheme of the residents’ choice. Each unit has parking space for two vehicles within the secure complex. The complex was designed by the South African architectural company Tytay Architects with local architect Arthur Matondo acting as liaison, on-site supervision and the architect of record. Homelux Property Development are the main construction contractors ensuring that all construction is completed to the highest standards, on time and on budget. The project was started in September of this year and is expected to be ready for occupation in July/August 2021. The complex is very safe with 24 hour gated security, so they’re ideal for couples with young families or ‘lock up and go’ options for residents who travel a lot.

Construction at 52 Ascot Road was also started in September this year and is expected to be ready for occupation in May/ June 2021. The project was designed by the South African architectural firm 4D Innovative Development Consultants with Arthur Matondo once again acting as the local liaison, site supervisor and architect of record with Homelux Property Development as the main contractor. There will be a total of 22 units available arranged in two double storey blocks. One block will contain 14 apartments with the type 1 layout option and the second block will contain a further 8 apartments with the type 2 layout option. The main difference will be that type 1 has a narrower but deeper configuration while type 2 has a more linear spread and a slightly larger master suite with a walk in dressing room. Although the blocks are double storey each apartment is contained on single floor – like Knightsbridge they’re not duplex apartments. The ground floor apartments will have a small garden while the top floor apartments have balconies. Both type 1 and 2 apartments will have two bedrooms and two bathrooms – one bathroom en suite - and an open plan kitchen and living space. The kitchens are once again designed by Design Café to the most modern specifications in neutral colours of white and grey. Both of the apartment’s bathrooms are fitted out in two tone colour scheme with grey floor tiles, white wall tiles and contemporary sanitary ware. The apartments have ceramic floor tiles throughout for easy cleaning and maintenance, while a feature wall of exposed brick and wood-finish built in cupboards add warmth, texture and interest. Although slightly more modest than Knightsbridge Road these apartment are finished to the highest standards. They’re cool and elegant and ideally suited to a young working couple, a professional single or as a starter home to get on the property ladder. They’d also be perfect for a retired couple looking to downsize and still enjoy having a neighbourly community around them. The apartments will be a great investment for Zimbabweans in the diaspora looking to invest in a future home or a rental property. Like Knightsbridge Road, Ascot Road has excellent 24 hour gated security and each apartment comes with parking for two cars. 48

T

his family home in Vainona has been extensively remodelled without compromising the original look and feel. The current family member had added two new wings to the house – a bedroom wing and a generous extension to the lounge and living area. Working with Liz Howes from Howes and Homes he’s recently added a double garage, a new verandah and outside entertainment space, and renovations and improvements to the domestic quarters. He’s achieved all of this

while preserving the integrity and personality of the home and at the same time creating an extraordinary lush, tropical garden hidden at the back of the house. The previous extensions included the bedroom wing with two guest bedrooms – each with their own distinct look and feel – and a shared bathroom with an elegant free standing tub. One bedroom is decorated with a blue and white colour palette and has a double bed with a white painted bed

stand with small turned bedposts. The other bedroom has a teak and rattan headboard, and although the bed dressing favours softer pinks and creams it feels somehow more masculine – perhaps because of the romantic art work above the headboard. Both bedrooms have windows overlooking the front garden so they’re light and sunny. The windows are broken up into smaller square panels with chunky white aluminium frames that are new replacements but in keeping with the overall design. ISSUE 35

These frames are repeated throughout the home and echo what were probably originally steel ‘Crittall’ frames. The bedrooms are separated by a small wall at the end of the passage painted in pistachio and brown stripes that look like wallpaper. This wing of the house also has the owner’s study/home office dominated by a large antique sailing ship in a glass display cabinet. The second new wing is made up of a generous lounge extension with windows running along both sides. One side looks out to the front garden while the other side has full height doors and windows opening to the new verandah with views of the pool and the extraordinary water feature in the garden. The new section is made up of an open plan dining area and an elegant formal lounge. The dining room is dominated by a beautiful antique oak table, with cabriole legs ending in castors, which can comfortably seat eight.

The open plan dining room and lounge are separated from the more cosy TV lounge by a double-sided fireplace and chimney breast. The furnishings throughout are comfortable and functional with a few select good quality antique pieces to add warmth and interest to the large spaces. The owner has installed new solid teak floors throughout the central part of the home which includes the two lounges, the dining room, the bar and the kitchen.

residential profile The floors were originally installed by Pride of Africa and recently sanded and resealed by Interfloors (Integrated Flooring and Maintenance) – under the supervision of Howes and Homes. Howes and Homes also repainted the entire house, both inside and out, as well as restoring cornices and ceilings where needed, and the skirtings were repainted in crisp white. On one wall of the lounge the existing wallpaper proved to be difficult to remove so Howes and Homes painted over the wallpaper creating a sort of hessian textured feel. The core of the house has been reconfigured and now contains the open plan kitchen, a bar and entertainment area and, of course, the master suite. The kitchen, designed and installed by Easy Life Kitchens, is modern and functional with all the necessary convenient appliances. A nice feature is the folding windows above the sink so you can look out over the back courtyard while doing the washing up!

The bar is a comfortable area for grownup entertaining with a unique bar counter custom made by Brigette Lotter. High bar stools – with backs – and mirrored shelves for bottles complete the intimate, informal look. And then there’s the master suite. The spacious bedroom is mostly simple and uncluttered with large folding doors along one wall opening to a private verandah overlooking the amazing back garden water feature. Behind the bed a paint effect feature wall adds interest to an otherwise simple and unadorned space. The overall effect is tranquil and suitably relaxing. There’s a dressing area leading to a spa like bathroom and outdoor double shower set in lush, tropical planting.

residential profile Howes and Homes are responsible for the latest renovations and additions. They’ve added a large verandah along the side of the lounge and dining room, bridging the gap between the garden and the interior. The verandah also helps to control the sun that previously poured into the lounge a little too intensely bleaching the wood floors and any furniture nearby. The verandah is huge, measuring approximately 13 metres by 4½ metres. Howes and Homes has copied the paving around the pool (by Set in Stone) so that the verandah seems to extend out to the pool and garden. When it was first built the verandah roof allowed storm water to flood the area- but Howes and Homes added a small roof extension which has solved the problem. The Chromadek roof has a bleached pine tongue and groove ceiling and the end wall, furthest from the bar, has a textured stone-like wall finish that blends with the wall behind the Jacuzzi. (Howes and Homes also installed the Jacuzzi – a first for them!)

The verandah now comfortably accommodates two lounging spaces, a dining area and a wall unit for serving food and drinks. Together with the pool and Jacuzzi (and of course the wonderful water feature) it’s an entertainer’s dream. Howes and Homes also extensively renovated the quarters for the domestic staff, adding a roofed in courtyard clad, in part, with translucent polycarbonate roof sheets from Classicom, an outdoor cooking and dining area, and renovating the existing bathroom.

KITCHENS & BATH Howes and Homes also built the new parking garage block which incorporates a laundry and storeroom. The new block,•designed by InArc Design, fits in perfectly with the existing structure. They’ve copied the gable ends from the main house which look like a modified • ROOFS & GUTTER and modernised version of Cape Dutch gables. The gables have a small window below and are squared off, unlike the traditional curvy • window PAINTING Dutch gables. Howes and Homes found a local manufacturer, Alumex Glass and Aluminium, to exactly copy the imported frames both below the gables and throughout the new build. Who says Zimbabweans can’t compete on the international market?

Bathrooms are the number one place that homeowners love to renovate, even more than kitchens. One reason why bathrooms get renovated more often than kitchens is simply because the space is smaller and you will typically spend less for a bathroom renovation project for less money than a kitchen project. Your day starts in the Bathroom so make it great and have a wonderful, clear and energetic feeling to take you through the day.

Following are some basic bathroom renovation tips to aid you with your remodel:

1. Recess It - For an older look, consider built-ins as such as recessed soap dishes, medicine cabinets, and even toilet roll holders. 2. Flooring - Wood floors are not the best type of flooring material for bathrooms, from a practical standpoint, but they do infuse bathrooms with great character. Properly sealed and stained wood floors are durable enough for normal bathroom use. 3. Sizing with Colour - To make a small bathroom look bigger, make sure that your colour palette stays in the white-to-cream colour spectrum.

4. Think Lighting - It is ironic that, in a room where people need to visually inspect their hair and faces, lighting is usually very dim and concentrated only in one spot—namely, from a ceiling fixture. At the very least, consider having added lighting around the bathroom mirror in the form of sconces.

5. Fixtures and Colour - Use white or cream coloured fixtures (i.e., toilet and bathtub) is that coloured fixtures tend to look very dated after only a few years. And while it is possible to switch out the toilet with very little effort, you will have a considerable demolition and cost issues involved with switching out a shower or bathtub.

6. Dim Lighting for Mood - A very simple device that can add mood to your bathroom is a dimmer switch. The dimmer switch is perfect for late night relaxing baths.

7. Extra Pieces - If space permits, many home decorators recommend having one freestanding piece such as a decorative chair 64

or cupboard as a design element. To compensate for that space, you can recess other practical elements such as close hampers or simply move the hamper to another room. This “decorative” piece, of course, can also serve a practical use as a place to store towels, soaps, or other small items.

8. More Places to Hang Things - Hooks are the easiest way to add “surface area” to a bathroom without actually adding real countertop surface area. Hooks can be used for everything from clothes to bathrobes to towels. 9. Toilet Position - One feng shui tip: never have a toilet positioned so that it is facing the door. Even though I have not found this to ever be an issue, I repeatedly hear experts recommend that the toilet be positioned ninety degrees to the door or at least several feet away from the door. 10 . Mirrors - Most people think of mirrors in bathrooms only for the purpose of checking makeup or primping hair. But it’s also important to think of mirrors in bathrooms as design elements which expand the room visually and add light to the room. Many homeowners like to add a second mirror, in addition to the primary near located above the bathroom sink.

11. Wall Protection and Beautification - Beadboard has two great functions. First, it creates an antique look and it is so easy to install. Secondly, beadboard performs the very valuable function of protecting the lower section of the walls from inevitable splashes of water that occur in bathrooms from the tub or shower. A good coat of oil-based paint ensures that the beadboard will be practically impervious to moisture.

T

he Well Woman Clinic was established over 20 years ago in 1998 at 18 East Road, Belgravia, Harare. They aim of the Clinic, as the name suggests, is to provide high quality, holistic health solutions specifically for women, including General Practitioners’ services, specialist state of art diagnostic services, screening, health care and education. The Clinic has a training room available for health seminars and training for both the public and health practitioners. The Clinic deals with a whole range of medical procedures including pap smears, Hormone Replacement Therapy (HRT) and issues surrounding the diagnosis and treatment of osteoporosis. In addition to general health practitioners, diagnostics and screening specialists, they also have on their staff a Clinical Psychologist and a Dietician, ensuring an all-inclusive wellness programme.

As the Well Woman Clinic in Belgravia grew to include more recent diagnostic procedures and equipment, and as their patient base grew, the Belgravia premises became too small and there was no room to expand. The property at 5 Hurworth Road in Highlands was acquired in 2005 with the aim of creating a future medical facility designed to accommodate their specific needs. There was an old house on the property – originally a family home – although it had been converted to commercial purposes in recent years – including the Centre for Healthy Living and most recently the Aroma Café. Sadly the old house was in a bad state of repair and little of the original structure could be adapted or salvaged. Local architect Sarah Morgan had to make the decision to totally demolish the existing structure in order to replace it with a new custom designed, modern medical centre. ISSUE 35

Morgan has designed a medical centre that functions very efficiently and still feels calm and soothing for anxious patients. Although the site is only about 1 acre Morgan has been able to set out all the built spaces that the clinic needs as well as managing to incorporate the gardens, water-features and private courtyards which wrap around the structures. There’s also ample, stress free parking space eliminating another stress inducing factor – parking at Belgravia was sometimes difficult. It’s quite a feat to fit all of this on to a relatively small site while still maintaining a feeling of spaciousness and serenity.

Morgan provided a landscape layout specifying that the garden should be waterwise and that varying shades of blue, white and green should predominate with pops of a brighter, cheerful yellow. This colour palette has been incorporated in to the interior design blending the indoor/ outdoor distinction. There are lots of windows on all sides – some looking out to the garden and some looking on to private courtyards which provide screening and privacy where most needed. A great window feature is the frameless glass corner window in the main reception and waiting area that looks directly on to a small L-shaped water feature. On the other side of the reception area large windows and folding glass doors look on to a small paved courtyard with outdoor seating

that’s bordered by a second, slightly larger, garden pool. The windows continue along the length of the passageway running to the back section of the building so the whole central core is filled with light and sun and expansive views of the plantings. The garden was created by Natalie Price from Nature’s Way. Work on the garden started in August 2019 so that by the time the clinic opened in November this year it was already well established – though with the recent rains it promises to look even better. Thankfully, some of the older, more substantial trees were preserved so they help to make the gardens look more mature. Even the conference/seminar room has large folding glass doors on two sides so that it can be almost completely opened up to the outdoor space.

Work on the site was started in June 2018 and the clinic officially opened in November this year, so Natalie Price has had over a year to get the garden looking fabulous. Construction didn’t take the full two years as the site was shut down for about a year due to financial constraints – and of course the pandemic added various unforeseen difficulties and delays. The building is brick under a Chromadek roof, so it has a familiar Zimbabweanhome look. The exterior is painted a soft, neutral grey (with crisp white mouldings around the doors and windows) so with the green roof it sits comfortably in the lush garden. Sarah Morgan has designed the whole building on a single floor level so there are no steps or stairs for patients to negotiate. Despite the building being large only smaller sections of the facades can be seen at one glance, so it appears more modest than it really is – a bit of a ‘Tardis’ trick. A small portico, with a slatted roof section extending outward, welcomes visitors to the main reception. There’s a large circular desk in the centre and the furniture and accessories are voluptuously curvy there are curvy seating areas, round ottomans and circular mirrors. Dropped bulkheads on the ceiling follow the layout of the built in furniture and define the different areas within the open plan space. The floor is a pale wood-look vinyl that’s warm, practical for cleaning and hygienic. ISSUE 35

The furniture – mostly supplied by Zimbrellas– is in shades of greens and bright yellow that mimic the garden. The green is soothing while the bright yellow is cheerful and uplifting. Morgan supplied a detailed brief and mood boards, colours and interior design ideas that she had conceptualised for the clinic. The information was issued to Debbie Davies from Zimbrellas and Laura Tofts from Artisan who were able to interpret and realise Morgan’s décor ideals – and add their own flair. To the left of the reception are the admin and accounts offices, the archives and the server room. Off to the right are five consultants’ rooms. Behind the reception a sinuous passage way glides past the nurses’ station to the back T-shaped section. Artisan has dressed the curving wall in a delightful wall paper with a bird and plant motif. The left section of the T contains a staff room and a small kitchen, as well as a sluice room and a laundry room. The right hand branch of the T has a second, smaller reception and waiting area, and the diagnostic rooms for ultra-sound, mammography and other procedures. Morgan did intensive research on the optimal size of rooms, the preferred layouts of machinery and detailed technical requirements of each room – ventilation, the thickness of walls for radiation prevention, lighting, plumbing, protection of staff from radiation, positions of the monitors relative to patients and specialist, new innovative methods of scanning and so on. This demanded a high level of communication and co-ordination between the clinical experts, the Well Woman team, the architect, the electrical engineers and technical consultants. Because of the sensitive nature of much of the machinery Morgan engaged the services of James Emmanuel from ECE Consulting to ensure the uninterrupted power supply was ideally configured for their needs. 74

In this wing there are also two reading rooms, a TV lounge and a covered porch where patients can wait for their results. At the other end of the building, more or less in front of the reception, there’s the spacious conference/seminar room and an on-site pharmacy and dispensary. The project was designed by Sarah Morgan Architect (SMA) and developed and project managed by Condev Property Development (Pvt) Ltd. SMA and Condev have featured in a number of articles in Structure and Design including Arkenstone, 10 on Paxford, 100 on Montgomery and 31 on Edinburgh. 76

astend Dental Surgery was originally established in 2010 at the Eastend Medical Centre on the corner of George Silundika Avenue and Fifth Street in the heart of the City. While the city centre branch continues to be operational they have recently opened a brand new branch within the complex of businesses at 37 Victoria Drive in Newlands. The modern new surgery is run under the auspices of Dr M. Masunda. Dr Masunda has been practicing dentistry for the past 12 years, having received his Bachelor of Dental Surgery Degree at the University of Zimbabwe and a Post Graduate course in oral Implantology at the University of Pretoria in South Africa.

The Eastend Dental Surgery is located at the front of the Victoria Drive complex, on the right hand side, with a small covered verandah in front and a courtyard behind the reception area. The location of the Newlands surgery offers patients more convenience, safe parking and the option to avoid the hassles of the City. The premises were previously a single, large, open plan office with few redeeming features in terms of dĂŠcor or interior design. From this blank slate Gerald Masvosve, and the team from Troika Design Workshop, have successfully created a stylish and functional, ultramodern dental practice. ISSUE 35

The practice consists of the reception area and admin office at the front with the rest of the practice concealed behind frosted glass doors. The reception area is dominated by an elegant turquoise blue-green feature wall with a series of graphics set on clear, raised, Perspex panels. The vibrant colour is relaxing while at the same time creating a clean, sophisticated ambiance. The simple, sleek reception desk – designed by Troika in a combination of plain white and wood grain finishes – was custom made by L.G. Shopfitters who also supplied the matching credenza and storage cabinets. Two grey sofas, two single chairs and a coffee table

create a comfortable, contemporary waiting space. The rest of the reception and waiting area is mostly pristine white, with large white ceramic floor tiles and floor to ceiling white blinds on the windows, partially concealing the courtyard. (The blinds were supplied and installed by Creative Systems.) A bulkhead over the reception desk and a delightful, quirky pendant light, defines the area and adds interest to an otherwise simple, uncluttered space. The overall effect is designed to make even the most anxious patients feel comfortable, calm and more relaxed.


Through the frosted glass doors from the reception are two adjoining treatment rooms separated by frosted glass panels. The treatment rooms don’t have doors to close up the space – just wide openings to the linking passage. This makes the rooms feel larger and more generous so there’s no sense of closed off confinement for patients. The treatment rooms are again mostly simple, uncluttered white for the floors, walls and ceilings, with pops of bright colours in the upholstery of the dentist’s chairs and visitors’ chairs. A plaster board panel, which partially separates the two rooms from the passageway, has a vibrant and colourful vinyl mural designed to resemble the upper and lower teeth in a fun, abstract pattern. Across the passage frosted glass partitions have an abstract design of a tooth!

The back section also has a sterilisation area and the ablutions. There’s a private consulting room where the doctor and patient can relax in comfort to talk about treatment options. The consultation room is brightened up by pops of grey and orange in the furniture. Next door to the consulting room is Dr Masunda’s private office.

Gerald Masvosve and his team spent about a month working on the concepts and designs and then project managed the installation and the finer details of the décor. The installation took around two months with TDW working closely with Tapiwa Gwiriri who did the ceilings, dry walls, partitions and floor tiling, while L. G. Shopfitters created the reception desk, cabinets and other details. The extensive use of pot plants throughout the rooms help to give a fresh appeal and soften some of the bright white walls.

axitiles started out at Anthony Drive in Msasa in 2006 before moving to bigger premises at 51 Steven Drive also in Msasa. They have rapidly outgrown their premises in Msasa due to customer demand and their success as Zimbabwe’s leading tile and accessories supplier. Working together with Freeman Mutambara from Island Designs they have created their new state of the art warehouse and showroom at stand 970 in the Pomona Industrial Park. The new showroom caters for slightly more upmarket clientele with a focus on the most up to date tile designs and options. They offer a more exclusive selection of trending tile designs, some of which can only be found at their Pomona branch. Like fashion and interior design trends tile styles come and go and are always evolving and changing. Remember the old hairstyles and outfits from your younger days – styles you wouldn’t be seen dead in today? Well, tile fashions change too. The old 150mm x 150mm plain white tiles, which everyone used to have in their kitchens and bathrooms, are no longer being manufactured. In their place there’s a huge range of new wall and floor tiles in modern colours and different sizes – from mosaic glass and metal tiles to wood-look and large format tiles.
