ur new summer issue is packed full of interesting articles about what’s happening now in the construction and infrastructure industries. Our lead story in this issue is the warehouse designed and built by Kalamain Construction for Cuttlefish Investments situated in the fast growing Pomona Industrial Park. Pomona is rapidly becoming Harare’s new development hub with a number of bigger businesses relocating to the area. We’ve already featured several other projects in the area including, Storagemart, ICC’s warehouse and retail outlet, the new Halsted’s branch, Superfert’s inspiringly well-designed modern offices and Pomona Steel and Fencing. Exodus and Company have been constructing warehouses on the other side of Harare in Madokero along Kirkman Road. The warehouses are part of a bigger master plan that includes numerous housing developments and commercial enterprises. We’ve also covered two developments by the Tsapo Group of companies – the Grand Auto workshop along the Airport Road (situated behind their BYD electric vehicle dealership) and their new outdoor showroom for Lovol and Sinotruk on Samora Machel Avenue in Eastlea, just next to Tendeseka Office Park. Amcotts Trading supplies trucks and tyres for the construction industry, as well as for the mining and agricultural industries. On the subject of agriculture Kurima has recently re-located to new and bigger premises in Southerton. Kurima design, supply and service a wide range of innovative machinery and equipment for small scale farmers and is set to re-vitalise the industry with affordable, useful and durable farming solutions.

The Southern African Power Pool (SAPP) has just moved in to their brand new offices in Emerald Hill. The structure was designed by Mura Tarabuku from award winning local firm Pearce McComish Tarabuku Architects. It embraces a new concept for office design that’s quick, economical and environmentally friendly and takes workers’ comfort and well-being into consideration. We’ve also covered the rebranding of Lighting World to become Prime World. The brand retains their leading position as lighting suppliers but has diversified to include the total home package including furniture, flooring, carpeting and accessories. HOW TO PREPARE YOUR HOME FOR THE RAINY SEASON Before the rainy season starts, make sure you have all the right tools for the job! A sturdy ladder is always a good place to start, followed by a sharp pair of shears, and robust garden gloves. Here are some key points we think you should consider when preparing your home for the next season; 1. Clean your gutters a. One of the first things to do when preparing your home for the rainy season, is to ensure your gutters aren’t leaking, broken or blocked. Gutters are designed to catch rainwater and direct it away from your foundation thereby protecting the integrity of your home. However, gutters often become clogged with foliage and debris over time, and this can inhibit their functionality and effectiveness, potentially leading to damage. 2. Cover and Protect outdoor furniture a. In order to increase the lifespan of your outdoor furniture, ensure to protect it, not only from the rain, but also from all the other elements. This can be done by storing it under a protective shelter, such as a shed, or by covering it in a waterproof material. 3. Trim your trees a. In order to avoid damage from falling branches, have your trees trimmed. Try to remove any branches that that could cause damage by falling on your roof tiles, solar panels or power lines. 4. Service your generator a. It’s always a good idea to have a backup power source. Rainy weather can limit the irradiation of your solar panels, and falling trees and branches pose the risk your interrupting the power supply of the main grid. 5. Check and clean your drainage systems a. To avoid flooding and water logging, check your drainage systems and clear them of all debris that may have accumulated over time. 6. Check your electrical wirings a. Thoroughly safeguard your external plug points and cables for any exposed wires that could result in an electrical short. Over time, and when exposed to excessive amounts of sun, cables can perish and leave wires exposed. While this list is not exhaustive, it’s a good place to start. Keep an eye out for any other problem areas that may require attention leading up to the wet weather. 12

he warehouse is 1,200 sq. m with an internal roof span of 30m. The roof has a fairly complex steel lattice truss system, supplied and installed by Brown Engineering, so there are no internal supporting columns, creating a single uninterrupted space below. The roof is Chromadek punctuated by translucent skylights for natural light and whirly birds to allow for natural ventilation. Between the Chromadek sheeting and the steel trusses Alububble sheeting has been used to provide heat and sound insulation. There are high bay LED lights throughout the warehouse should it be necessary to work at night for loading, unloading or stock taking. The floor of the warehouse is polished concrete, which is durable and easy to maintain, and strong enough to withstand the considerable weight of shelving packed with stock. The floor is set on a floating concrete slab designed to be independent of the walls and foundations, allowing it to move slightly. The soil on the site is heavy clay which tends to expand during the rainy season and contract in the dry season. The foundations were constructed using a pile and ground beam system to accommodate the soil. The warehouse is not connected to the municipal sewer system so because of the clay the soakaway had to be extra large. The walls of the warehouse are constructed from a natural yellow facebrick up to a height of 2.5m – except for the front reception area where the brick walls extend up to around 5m to accommodate the large window frames and double storey structure within. Above the brickwork Chromadek sheeting in sandstone beige, set on to a steel skeleton, extends up to the roof. The roof is about six metres high on the sides and about 10 metres high at the apex. The colours of the bricks and the Chromadek blend well together to create a simple, modern exterior. Within the main body of the warehouse there’s accommodation for the caretaker set in the back corner as well as staff ablutions. The caretaker’s accommodation has access from inside the warehouse as well as its own exterior door and the roof of the structure is a concrete slab for extra security. There’s a single roller shutter door at the front – just to the side of the main reception. The door is 5,8m wide by 6m tall so it can easily accommodate large vehicles for loading and deliveries. There’s an exterior, steel, spiral staircase next to the roller shutter door which acts as a fire escape and provides access to the mezzanine office floor inside.

KALAMAIN CONSTRUCTION HAS RECENTLY COMPLETED A TURN-KEY WAREHOUSE CONSTRUCTION PROJECT FOR CUTTLEFISH INVESTMENTS IN POMONA INDUSTRIAL PARK. WORKING TOGETHER WITH LOCAL ARCHITECTURAL FIRM DRAFTWORX, KALAMAIN DESIGNED THE WAREHOUSE AND THE OFFICE/ RECEPTION AREA TO CREATE THE MOST USABLE SPACE ON A FAIRLY RESTRICTED SITE.

Set on to the front face of the roughly rectangular warehouse, but still encompassed under the same roof structure, is the front reception and office section. Most of the façade is made up of doors and windows with big glass panes set in aluminium frames, supplied by Inso Aluminium. As you face the building from the street there’s an interesting frameless corner window on the left hand side which adds interest to an otherwise fairly plain exterior. The windows extend a little way along the south side so there’s loads of natural light inside. There’s a concrete overhang above the windows and the main entrance which holds small LED spotlights to light up the building at night. The windows also provide a clear view of the internal staircase leading up to the mezzanine office space. The staircase has solid teak treads with brushed stainless steel bannisters so it’s simple and functional but also quite elegant. ISSUE 44

The ground floor is intended to act as a reception and a minishowroom. It has the same polished concrete floors and a suspended aluminium ceiling below the mezzanine. The suspended ceiling below the mezzanine floor, and the one above over the office space, was supplied and fitted by Architectural Aluminium. The mezzanine is approximately 260 sq. m most of which is a single open plan office. There are loads of windows looking out to the front as well as a window section on the opposite side with a view over the warehouse. The mezzanine floor is made up of wooden joists set onto a steel frame and then clad with tongue and groove floor boards. There’s a small private office, ladies and gents rest rooms and a kitchenette for the staff. The kitchen was supplied and fitted by Kitchen Krazy. The bathrooms and the kitchen have vinyl woodlook floors while the office space a dark charcoal grey Berber point fitted carpet for a little touch of luxury.

Outside, in front of the building, Gary Cable Construction has paved the forecourt from the street edge right up to the building – and around the sides and the back as well – with pavers from Homestyle Bricks. A palisade fence – supplied by Tesa Fencing – stretches across the whole front of the property, with ample off street parking in front for customers. Work on the project started in January 2020 and was completed in July this year. There was a 12 month break in construction because of the restrictions of the pandemic so the overall construction period – excluding the shutdown – was just 7 months, well within

Kalamain’s projected time scale. They did however increase the amount of staff working on the project, after the pandemic, to ensure that they finished on time. Despite the delays and the increase in the number of workers the project was still completed within budget! Kalamain provided nearly all the skills and services required in-house, except for plumbing and painting, so they were able to keep tight control over the progress of the project and eliminate time and money overruns. They also provide a full design, construction and project management turnkey service to keep everything under one roof, improve efficiency and eliminate wasted resources.

There are two 5,000 litre water tanks at the back of the warehouse complete with a booster pump. While ZESA in the area is generally quite reliable Kalamain has made provisions for both solar power and for a generator with a change over switch already installed. MEMBERS INCLUDE ANGOLA, BOTSWANA, DRC, MALAWI, MOZAMBIQUE, LESOTHO, NAMIBIA, ESWATINI, SOUTH AFRICA, TANZANIA, ZAMBIA AND ZIMBABWE. he SAPP established the Short-Term Energy Market in April 2001. From January 2004 SAPP started the development of a competitive electricity market for the SADC region. The ministers responsible for energy in the SADC region signed the Revised Inter-Governmental Memorandum of Understanding on 23 February 2006.The day-ahead market (DAM) was established in December 2009. In 2015 the SAPP trading platform was upgraded with Forward Physical Markets and the Intra Day Market. The SAPP’s vision is to be a fully integrated, competitive energy market and a provider of sustainable energy solutions for the SADC region and beyond. The headquarters for the SAPP are situated in Harare at 24 Golden Stairs Road in Emerald Hill. You can see the flags of all the participating countries flying outside on the street frontage – a very colourful and impressive sight. Up until recently the committee and all the staff in various departments were accommodated in an old house on the site and in various rambling and disconnected outbuildings. When, in 2019, the existing structures became too cramped, disjointed and awkward the SAPP approached Mura Tarabuku from award winning local firm Pearce McComish Tarabuku Architects to design their new headquarters. Their brief to him was fairly simple – they wanted the building to be modern, comfortable, aesthetically pleasing and imposing enough for an important regional organisation. Above all it needed to be functional, efficient and secure. While much of the overall look of the structure was left to Tarabuku the clients did stipulate that the building needed to accommodate up to 50 staff members in a mix of open plan offices and private offices for senior staff members. They also specified a kind of spatial hierarchy with senior staff obviously having the larger offices. There also needed to be a staff kitchenette/dining room, two boardrooms, a secure server room for the IT department as well as space for inverters and batteries, storage and archiving rooms and a reception area. On the exterior there needed to be adequate parking for staff and visitors and some open garden space. The property needed to accommodate the ZESA servitude for the sub-station at the back of the property, a caretaker’s cottage and a bank of water tanks. 32

Some architects would have designed a simple linear structure of two or three storeys with the offices set out along passages and walkways. Tarabuku has instead designed a rectangular structure of two storeys with a large central atrium or courtyard. All the offices have doors and windows opening onto the atrium as well as windows on the outside skin of the building so there’s good cross ventilation, although the clients have requested air-con in some offices. The courtyard is covered by a high Chromadek roof with large translucent skylights and the roof is further broken by a double slope so there are high clerestory windows above the eastern side of the atrium. Where there are no translucent sheets the roof is insulated with Alububble and there are whirly-bird air vents for hot air to escape. Most of the partition walls facing on to the courtyard are frosted glass so there’s loads of natural light and a 34

generous feeling of space, while the frosting provides a semblance of privacy. There’s a substantial void between the first floor office ceilings and the high roof which acts as an insulation space creating less need for heating and cooling and it provides some sound insulation during summer rain storms. The courtyard also helps to cut down on the noise from the busy Golden Stairs Road. Inside the building there is almost no traffic noise at all.

The north and south facing walls of the courtyard are mostly glass set in aluminium frames so there’s some indirect light. The huge glass walls were supplied and fitted by Almin Industries together with City Glass, while the aluminium and glass shop fitting was supplied by Architectural Aluminium. The east and west facing facades have deep overhangs and pressed metal sun louvres to filter direct sunlight and prevent the offices overheating.

Tarabuku has designed the structure so it’s really like two buildings in one. The outer skin is similar to a warehouse structure with steel uprights supporting the roof and the sun louvres. The steel structure is clearly visible inside and out so there’s a kind of honesty in the way it’s all been put together with nothing hidden away or disguised. Beneath and within the warehouse type skeleton is an independent building of concrete, facebrick, aluminium and glass nestling under the overarching umbrella which shelters the interior from the weather. The roof, built by Super Structures (Pvt) Ltd, was completed before the brick and concrete building underneath.

Two cantilevered sections break up the simple exterior and add interior space. One section extends over the entrance to the reception creating a covered portico and supplying office space above. The first floor meeting room also has a cantilevered extension creating extra interior space, providing great views of the garden and

partially sheltering the main boardroom underneath on the ground floor. The building is quite secure as there’s only one entrance – at the reception, and governed by a sophisticated biometric system. There is another emergency fire escape exit at the opposite end of the building.

On the ground floor there’s a tiled walkway around the perimeter of the interior garden – like a passageway but open to the atrium and covered by the first floor walkway. Two steel staircases, with locally sourced black granite treads, lead up to the first floor. The staircase and the first floor bannisters were supplied and fitted by Kingson Engineering and M & S Steel Fabricators. ISSUE 44

The louvres were supplied by M & S Steel Fabricators. The position of the louvres on the east side has been carefully calculated to block direct sunlight after 10am while still allowing views out to the garden.

On the west side the louvres come down much lower to provide shelter from the hot afternoon sun as well as to partially screen the view of the boundary wall.


Tarabuku has set the building on the site so it’s as far back from the road as possible with a large garden space and a water feature in front, ample paved parking on one side and the ZESA servitude on the other side with its own separate gate entrance. There’s even space at the back of the building for a bank of water tanks and a sophisticated generator and inverter system for emergencies to ensure uninterrupted power supply. The building was completed within the specified 12 month time frame – although there was a 6 month hiatus caused by the pandemic, so the overall time scale was 18 months. During the construction process the SAPP moved briefly to temporary offices in Eastgate. With Pearce McComish Tarabuku acting as project managers and Twenty First Century Contractors as the main contractors the building was also completed slightly under budget – something seldom heard of these days! Tarabuku has created an elegant and functional building that ticks all the right boxes for the client. It looks particularly imposing at night with interior and exterior lighting highlighting the architectural details. It’s also an innovative way of designing and constructing a large office complex – while it’s a big building with a very high roof the interior spaces are scaled down and softened by the interior courtyard. Hopefully we’ll see this kind of structure more often in the future.

Unlike ceramic wood-look tiles, vinyl tiles are much warmer, softer and slip resistant. Vinyl flooring doesn’t need to be polished with wax – simply mopped down – it has anti-bacterial properties and it is resistant to ants and termites. The vinyl tiles are not laborious to install – they have a click together mechanism and you don’t even need to use messy glue or nails and screws. BUSINESS ENGINEERING - producing diversity from adversity

HIGH IMPORT LEVELS AND THE CHANGES IN THE ECONOMY AT THAT TIME MEANT THAT IN 2014 CAR GUARD’S BUSINESS CHANGED TOTALLY AND THE COMPANY’S FACTORY TURNED QUIET AS LOCAL MANUFACTURING SLOWLY DRIED UP.

ortunately not a lot of Zesa was needed at that time as the only thing that was grinding was the slow pace of business - so in 2015 Management determined that they needed to wake up and smell the welding fumes and put the Company’s people and existing facilities to more productive and sustainable use. That meant diversifying – staying with steel and fabrication but finding a different market – so in 2015 Z-imba Modular Buildings was established as a separate operating division within Car Guard. These steel buildings are designed and manufactured within the Car Guard factory in Graniteside. The design has naturally evolved and improved over the past 6 years but still maintains the same basic offering – flexible, affordable and quick buildings in steel to service the Mining, Tourism, Agriculture and Civil Engineering sectors. The type of buildings vary from singlemodule units of 8 square meters up to 250 square meter office or accommodation blocks. The flexibility of being able to add on modules means that the buildings are suitable for uses ranging from guard-houses to offices and admin blocks, kitchens, canteens, laundries, accommodation blocks, cottages, classrooms and ablution blocks for a few people to over 60 people. 58

The buildings are supplied in bolt-together panel form, and this allows for flexible handling that can do away with the need for cranes or big loading equipment; and further allows for various transport options – commonly by truck but buildings have also been sent by train to rail sidings, barge across Lake Kariba and tractors and trailers have been used to get buildings into remote locations in the depths of the Zambezi Valley and Hwange National Park.

Simple Raft foundation Preparation for installation of the building involves casting a simple, low cost concrete floor slab – a floating raft foundation - this is easily undertaken on sites with very little infrastructure. This and the fact that the buildings can be dismantled and relocated elsewhere provides for a relatively low environmental impact. Where minimal environmental impact is required the buildings can be installed on a deck supported by Z-imba’s purpose designed pin anchors – this type of foundation doesn’t require concrete and can be removed without trace at a later date. Once the building panels are delivered to site, installation time is quick, with smaller office type buildings going up in a day and larger accommodation blocks taking a few days to install. The electrical and plumbing installations can be undertaken by the Customer or Z-imba – and as these are surface-mount installations these can add a few more days to installation time before the building is complete and ready for occupation.

Maintenance costs for Z-imba buildings is minimal – the chromadek material used to build the panels has stood the test of time over the last 3 decades, and being steel they are less susceptible to fire damage than most other building types and are not prone to insect damage either. These factors combined with the use of our hidden gutter systems and functional waterproof flashings provide for low cost ownership over many years, in all seasons and environments

The fit and finish within the buildings varies and is tailored to suit the Customer’s required use and budget. For temperature moderation all buildings are supplied as standard with bubble foil insulation in the roofs and this can be further enhanced by the addition of sidewall insulation and roof top ventilators. Building orientation, the use of verandas and air movement remain important factors when siting the buildings, and getting all of the above factors right can result in surprisingly cool buildings in hot locations.

The development, manufacturing and installation of this building system has been interesting and rewarding for everyone involved at Z-imba – 6 years ago there were not many staff members at Car Guard that would have believed they would be working on remote building sites whilst lions killed a buffalo right next to them, or that they would be travelling to the heart of the rural areas and erecting school classrooms. This diversification would not have been possible without the support of an enthusiastic customer base who have adopted the product and assisted greatly in improving the design and the ongoing development of the product, and Z-imba looks forward to further developing and expanding the product range in line with the mining, agricultural and infrastructural development currently taking place in our country.

hey have an on-going development in Mabvazuva near Ruwa which is an exclusive gated housing estate where their commitment includes roads and water, sewer and electricity infrastructure as well as some schools and social amenities. And, of course, the construction of the housing units, some of which have been completed though the project is still in progress. But probably their biggest and most important project to date is the

development of the Madokero suburb in the west of Harare along Kirkman Road. The Madokero development is part of a grand master plan to provide up-market housing as well as business and commercial facilities to support the suburb and provide viable business opportunities for residents in what was once a neglected part of the City of Harare. Madokero comprises exclusive, self-contained, gated and sought after housing developments near to Bluff Hill, Westgate Shopping Mall and Longchen Plaza and with easy and convenient access to the City Centre. There are four slight variations in the warehouse sizes with an average floor area of 2,500 sq. m. The warehouses have an interior office space with a mezzanine of around 150 to 200 sq. m. The main body of the warehouses has a high roof supported by a steel frame so there are no supporting columns to break up the usable floor space. The roof is punctuated with translucent sheets allowing for good interior light, however there are suspended LED lights should additional lighting be required. The floors in the warehouse are polished concrete for easy maintenance. The warehouses have three large roller shutter doors and generous paved surrounds for easy access for loading and off-loading. The roller shutter doors have suspended, cantilevered roof sections to protect the entrances from sun and rain. The structures are facebrick up to a height of 2.5m with blue Chromadek cladding above that extends up to and over the roof. There’s an additional steel exterior staircase which acts as a fire escape and also provides access to the first floor mezzanine level.

The office space includes a downstairs reception/showroom area with porcelain tiled floors and suspended ceilings, an elegant steel staircase with teak treads, ablutions and a kitchenette – all with high spec finishes. The front façade of the warehouses is mostly glass set in white aluminium frames so there’s loads of natural light inside. There’s an interesting cantilevered portico over the main entrance to provide some shelter and also to accommodate some LED lighting. Either side of the entrance portico are small balconies with stainless steel bannisters so workers inside get a bit of outdoor space and access to fresh air and sunlight. The warehouses have a dedicated ZESA substation as well as provision for a backup generator. They have municipal water as well as a borehole and two five thousand litre storage tanks for each unit. The warehouses are designed for both storage and for light manufacturing industries. The XCMG brand includes equipment for the construction and mining industries including earth moving machinery like graders, excavators and front end loaders, mining machinery, hoisting machinery, cement mixers and equipment for road construction. While Amcotts has a good supply of stock at their Msasa branch they also have extensive catalogues that prospective customers can order from. Amcotts deals directly with the

manufacturers so there are no middle men involved. In this way they keep prices down and ensure quicker delivery times. Amcotts in Msasa are currently in the process of expanding to include the next door property, formerly BenBar, which will become a bonded warehouse and provide extra storage space for new vehicles. Renovations to the next door property are scheduled to be completed by the end of this year.

After diversifying in 2017 Amcotts initially started selling used American brand trucks and are now specialist distributors for leading Chinese truck brands Shacman and XCMG (Xuzhou Construction Machinery Group). To date they’ve sold around 500 units of trucks and equipment. The Shacman brand includes cargo trucks, dump trucks, tipper trucks and tractor trucks, cement mixer trucks and crane trucks. All Shacman trucks come with a two year warranty.Amcotts also provides a full after sales service. They stock a full range of genuine spare parts mostly with a 12 to 18 month warranty, and they have a full workshop of experienced and well trained staff for maintenance and repairs. They also provide driver/operator training and they can advise customers on the best equipment – at the best prices - for their specific requirements.

Having started out in the business of selling specialised tyres this still remains one of the main focuses of their business. The Simon Mazarodze Road branch is their main tyre distribution outlet in Harare. Their tyre brands include the well-known Bridgestone and Firestone brands, as well as Nexen, Sailun, Maxam, Wideway, and Constancy. In addition Amcotts has sold the Hanksugi brand of tyres for over a decade to major transport companies across the Southern Africa region. On a CPK (cost per kilometre) basis Hanksugi is second to none. Amcotts can deliver tyres in Harare and across the country and their well-trained are happy to provide recommendations for clients.


Amcotts also provides a unique tyre monitoring service for all customers whether big or small. This is particularly useful for transport fleet operators who can receive detailed reports regarding mileage, wear and tear, inflation, correct pressures and alignment to ensure they get the best performance from their tyres. drive design he Msasa workshop, which was originally opened in 2006, is still operational for quotations but most of the work takes place at the new premises at 31 Airport Road. The iconic new building is also home to BYD’s solar power division and Lindezi Travel and Tours – all of which fall under the umbrella of the Tsapo Group of companies. The development was a collaboration between Kingswood Contracting - civil and building contractors - and the Inviktvs Design Group. 4M Construction acted as the project managers with Grid Transmission supplying and installing the steel structure for the walls and the Chromadek roof and Aluminium Solutions installing the front glass façade. The back section houses Grand Auto Body Shop’s workshops and spares section. GABS have invested in state of the art new technology for all their vehicle repairs and servicing, including three dedicated spray booths for different body finishing processes. The floor slab was especially reinforced to accommodate the weight of the hydraulic vehicle lifting equipment and extra-large roller shutter doors allow access for bigger trucks and buses. A sequence of translucent roof sheets provides natural light for the workshop while a series of whirlybirds punctuate the roof for ventilation.

drive design The site for the showroom, which was an empty piece of land, was cleared by Forit Contracting, a civil and structural engineering company. The open air showroom floor was paved by Restore Properties with pavers from White Stock Enterprises. The layout of the display lot incorporates four open, unpaved areas which have been landscaped by Restore Properties to include a number of trees which will provide some shade and shelter when they’re established. Office accommodation is supplied by three shipping containers – for mining and construction, tractors and farming equipment, and agriculture and construction. The containers have large glass windows and sliding glass and aluminium doors supplied by Glass Tech. The glass has been covered with one way perforated vinyl printed with graphics and supplied by Brandforce, so the staff can see out but customers can’t see in – it provides a little bit of privacy for the office workers and also helps to cut down the direct sun. Container offices can be quite hot but they’ve been fitted with aircon to keep them cooler in summer and warmer in winter. Each container has four desks with furniture and fittings supplied by Bestuhle – office furniture specialists. There’s plenty of parking for customers in front of the offices and loads of space on the forecourt for customers to walk around and check the machinery. The forecourt is separated from the main road by Clearview fencing which provides security but also

allows passing motorists to see the equipment on the showroom floor. Restore Properties installed the fencing and all the walling. It looks especially impressive at night when the machinery is lit by a series of solar lights. Future plans include developing the workshop at the back more fully and possibly including a bonded warehouse for storage. Lovol is also looking

into an equipment leasing plan and a dealership for Weichai generators – although these are just in the pipeline at the moment. KURIMA MACHINERY AND TECHNOLOGY STARTED OUT IN 2018 IN SMALL PREMISES IN MSASA. THEY EXPANDED RAPIDLY AND SOON OUTGREW THE AVAILABLE SPACE SO IN JANUARY OF 2019 THEY RELOCATED TO A NEW WAREHOUSE/OFFICE SPACE IN MELBOURNE ROAD IN SOUTHERTON. THE COMPANY HAS CONTINUED TO EXPAND AND IN APRIL THIS YEAR THEY MOVED AGAIN TO MUCH BIGGER PREMISES IN HOOD ROAD ALSO IN SOUTHERTON. THE PROPERTY WAS FORMERLY THE HEAD OFFICE OF HAMISH CAMERON - VETERINARY SUPPLIES AND STOCK FEEDS. hile Kurima is fairly new in Zimbabwe they draw on years of experience from their sister company Marina Machineries (K) Ltd. which was established in Nairobi, Kenya in 1971. Kurima supplies affordable and reliable machinery and technology aimed at improving the productivity, and ultimately the livelihoods, of small to medium scale farmers. Not only do they supply – or in some cases manufacture – agricultural equipment uniquely suited to our conditions, they also provide a full after sales service of spares and maintenance and they provide training on how to operate and maintain the machinery for the best results. All their products are backed up by warranties and servicing plans.

Most of the equipment is quite rugged and durable and it’s fairly simple for even unskilled people to make minor repairs with basic tools. In the event that more complex repairs are needed Kurima has a team of mobile mechanics who can hop on to their motor bikes and head off to fairly remote rural areas to provide assistance. Kurima’s product range includes a two-wheeled tractor that you can walk behind, or there’s an attachment for a seat too. A variety of implements can be attached to the tractor including a furrow plough, a harvester, a reaper, planters and even a 1.5 tonne trailer. The belts from the tractor can also be used to drive other equipment like maize and groundnut shellers and threshers. They also supply the more conventional four wheel tractors as well as petrol or diesel driven shellers, hammermills suitable for making stock feed, pelletisers, grinding mills and

industrial profile Before Kurima could set up their showroom and offices in Hood Road, as well as their workshop and warehousing space, they needed to do some fairly extensive renovations. The roof was replaced and skylights and whirlybirds were installed in the workshop. Although the overall footprint of the building remained the same new windows were installed in the office area and the whole place was given a fresh coat of paint inside and out. New branding and signage was installed outside to promote the company’s image.In the office section layers of old carpets were torn out and replaced with tiled floors, partition walls were removed to create a large open plan space and even the rest rooms were refurbished. The new, large office is now light and bright with modern furniture supplied by Maori Furniture from the Mokuba Group. (See S&D issue 40) The warehouse and the workshop are also now light and airy and well set out. There’s an adjacent warehouse on the site, currently used by other companies, but Kurima hopes to expand and incorporate the additional space in the near future as their stock and product range grows. The extra space has allowed Kurima to consolidate stock that was previously stored in other warehouses. They also have space for assembling machinery sourced from Brazil, China, India, Turkey and other suppliers around the world. There’s enough room for their own manufacturing division and for conducting research and development as well as the workshop for after sales servicing and maintenance. There’s even a small empty plot of land behind the warehouses which would be ideal for on-site demos of the equipment.

In Zimbabwe, real estate business activities entail the ownership, management and transfer of immovable properties. Estate agents play a central role in this sector by providing property sales, property management and advisory services. ROLE OF ESTATE AGENTS Bona fide estate agents advise prospective purchasers on the suitability of the property for their needs, its general conditions and whether there are any restrictions on the use of the property. They also facilitate negotiation for the transaction, taking into consideration the interests of all parties concerned, completing the Offer to Purchase process, making sure that the documentation is legally valid and reflects the requirements and intentions of all the parties concerned.

EACZ also provides a framework for managing trust funds held by estate agents on behalf of other persons, over and above providing for matters connected with or incidental to the foregoing.
