elcome our new issue with loads of interesting articles and information to keep you inspired and motivated. Our lead story is the new ‘City within a City’ project by West Property Zimbabwe currently taking shape in Pomona in Harare. Pomona City will include residential stands overlooking the golf course as well as a number of other facilities like a high end shopping mall with restaurants, coffee shops and entertainment venues. There’ll also be churches, schools, hotels, spas and health care amenities. It’s set to change the character of Harare, especially for the northern suburbs. We’ve also spread our wings a little bit for this issue covering the eastern part of Zimbabwe profiling the new development at Aberfoyle Lodge in the Honde Valley. The Arches at Aberfoyle is a multi-functional venue, currently used as a gallery space for a very special exhibition of local artworks from the Cyrene Mission School. The collection has not been seen for almost 70 years. The Arches was designed by Architectural and Planning Studio and enhances the facilities available at the Lodge. It’s ideal for wedding receptions, conferences or other events. Even further afield we’ve covered the Royal Senchi Hotel in Ghana designed by the renowned Zimbabwean architectural practice – The Stone/Beattie Studio. The late Colleen Myburgh from Burnt Earth Studio collaborated on the interiors. In November 2021, The Royal Senchi was awarded the coveted World Luxury Hotel Awards - Best Luxury Architecture Design: Africa Continent Winner – an important accolade for Ghana Tourism and
Zimbabwean architectural design. It’s a great testimony to Zimbabwean design skills which are undeniably world class. We’ve also covered Paint and Hardware’s new outlet at Food Lovers/ Honeydew Lifestyle Centre in Greendale. It’s a fantastic addition to the Centre and for residents in the area. We’ve also taken a look at the new Caltex Braford warehouse and retail outlet along the Mutare Road in Msasa. Troika Design Workshop have been working their usual design flair again with renovations and extensions to an older home bringing it up to date with today’s design trends. Howes and Homes have also been busy with renovations installing a new kitchen and scullery, an entertainment room and three and a half new bathrooms. The renovations were for an older rusticstyle home but they’re in keeping with the character of the house. Still on the home front we’re happy to introduce you to Formbuild Construction and their range of security products and affordable housing solutions. he Arches was opened in November last year providing a superb, new, multi-functional venue. It’s the perfect setting for a romantic wedding, or for conferences, workshops or any type of large gathering or events. Musical recitals are on the cards for the future. It’s currently being used as an art gallery space for a uniquely Zimbabwean exhibition. The gallery is presently showing the Cyrene collection entitled “The Stars are Bright”. It’s a rediscovered collection of extraordinary paintings and drawings by over forty young Zimbabwean artists that have not been exhibited together for almost 70 years. The artists attended Cyrene Mission School which was founded in the 1940s. This remarkable exhibition, featuring works from 1940 to 1947, has been lovingly curated by Lisa Masterson.

The Arches was designed by Geoff Fox from the leading local architectural firm Architectural and Planning Studio. His team included Graham Cochrane and Caspar Kumire. Geoff describes The Arches as a “gallery of its place” with a symbiotic relationship to the surrounding setting. As such the landscaping around The Arches is almost as important as the building itself. Great care was taken during construction to disturb the forest as little as possible and minimise cutting down of the trees around the structure. In fact, it was so important to preserve the existing ecology that the pond in front of the structure had to be drained so that cranes could come in with minimal disturbance to the surroundings. The gardens around The Arches were designed and installed by landscape architect Kerry-Ann Goddard to mimic the natural landscape as far as possible. There’s a large reflecting pond in front of The Arches lined with papyrus, reeds and grasses. There are a few concessions to more formal gardens with agapanthus, amaryllis and other flowering plants, or plantings with interesting coloured foliage to boost the natural look.

The structure is basically on two levels with the lower level housing facilities like the air-conditioning equipment, the IT and electrical services and a storeroom. The lower basement level has been partially clad with local stone to help it blend into the site. Talented artisans from the surrounding area were employed for the cladding, and a large portion of the rest of the building work, providing much needed employment, experience and skills training. The upper level includes the reception area, the open plan multifunctional gallery space, a generous conference or meeting room, ablutions, a catering kitchen and an outdoor seating area on the balcony. The gallery has air conditioning to ensure a stable temperature (22 degrees) and constant relative humidity for the preservation of the art works. There are also three storerooms for high value artefacts. The interior of the gallery is highly adaptable with movable screens for hanging art work or displaying sculptures, and it can be reconfigured to a single open plan space for functions or divided into smaller demarcated spaces. It’s been oriented to face north westerly to maximise the views of the gardens and the forest and allow natural light to fill the vast open room from the high clerestory windows formed by the different layers of the arched roof. The ceiling follows the high arched roof creating an almost cathedral like ambiance.

Work on the project began in 2019 with the demolition of an existing, underutilised squash court and civil works to prepare the site for the development of the dormitory block and the adjacent pool. The main contractor for the build was Hydro Power Contractors, a company that usually deals with hydro-power projects in the area. However as they are linked to Aberfoyle Lodge (through Eastern Highlands Plantations Limited) they took on the task of managing the project as they have extensive experience in all aspects of the construction business. Work on The Arches started with the ground breaking in July of 2019 with construction of The Arches starting in earnest in October. The completed gallery officially opened in November last year. Obviously Covid restrictions made progress on the project a little slower.
Architectural Planning Studio has kept the palette of materials fairly restrained. The open plan gallery space has parquet wood block flooring in a traditional herring bone pattern while other – less public sections - have a simple polished concrete floor. The outside verandah overlooking the pond has Eva-last decking which is a composite product that’s very durable and environmentally friendly. Internal walls have been skimmed and plastered and painted white in the gallery space to provide an unobtrusive background for exhibitions, while other internal walls are either whitewashed brickwork or off-shutter concrete. The ceiling in the gallery follows the arch of the roof and has been clad in slatted timber with hessian behind. The timber and hessian provide both acoustic and temperature insulation.

Brown Engineering supplied and helped install the steel skeleton as well as the cranked and curved Chromadek roof which was manufactured off site and then craned in and fitted together. Sela Aluminium provided the aluminium and glass clerestory windows as well as the folding doors which open the gallery out to the balcony. Revolta’s Roots provided the custom made teak interior doors while Nigel Joscelyne supplied most of the furniture including the chairs and tables on the balcony. The Greendale branch offers much more convenient, onestop paint, hardware, outdoor, camping and appliance shopping for customers from Harare’s eastern suburbs who would prefer not to deal with the traffic and chaos of Msasa. There’s a much more tranquil atmosphere in Greendale as well as loads of safe and secure parking in front and a convenient loading bay at the back for contractors collecting bulk orders. Honeydew Lifestyle Centre also includes Food Lovers, Brento’s Coffee Shop, Henning’s Nursery, a hairdressing salon, a pharmacy, an interior décor shop, a stationery shop and a load of other interesting and useful retail outlets and service providers. So customers can easily do most of their home and garden shopping in one place and enjoy a cup of coffee with friends afterwards.

industrial profile The Paint and Hardware warehouse/ shop was designed by Bruce Rowlands from award winning local firm Architexture Spatial Design. Rowlands designed the renovations to the main Food Lovers outlet as well as the additional shops and offices on the site so there’s a sense of design continuity with Chromadek roofing, exposed brickwork, loads of natural light inside and an overall contemporary rustic appeal. The original homestead on the property separates Paint and Hardware from the main buildings but it still blends in with the general aesthetic and an overall masterplan for future development. Slatted louvres on the front façade of Paint and Hardware, for example, are steel clad in timber to echo the timber pillars, exposed trusses and wooden door and window frames on the older structures. The louvres are not just decorative, they also serve a number of practical functions; they are angled to filter the hot afternoon sun, screen off views into the offices while still allowing people in the offices to see out, should air-con be installed in the future the louvres would screen off the ducting, and they provide a striking backboard for company logos. Rowlands consulted with the Wilcox family (owners of Honeydew) as well as with Paint and Hardware to come up with the final design, with a few little tweaks along the way. Work on the site started in April and it was ready for Paint and hardware to take occupation in early November with Rorke Construction as the main contractors. The shop has a floor area of 680 square metres, excluding the mezzanine floors and the covered loading dock at the back. It’s basically a steel skeleton with exposed brick in-fills, aluminium and glass frontage supplied by Aluminium Factory (screened by the louvres) and a Chromadek roof punctuated by a series of translucent skylights and whirlybird ventilation fans. The floor is diamond polished concrete with an industrial epoxy finish – Silane Hybrid Floor Sealer from Specialized Coating Systems in South Africa - which offers more durability and a longer life span. Paint and Hardware plan to have this fantastic product available in-store soon. 46

Chromadek roofs are notoriously hot in the summer so the roof over the shop has been insulated with Alububble sheeting, which together with the whirlybirds helps to maintain a reasonable temperature. The mezzanine offices are closer to the roof so insulation was more important, particularly for the glassed in offices. Here an additional layer of Saint-Gobain fibreglass batting of around 100mm thick was installed with a final layer of insulation provided by a pine tongue and groove ceiling. The offices are now relatively comfortable although there might be an option to install air-con in the future if needed.

There was initially only one mezzanine floor at the front of the shop for admin and office space but Paint and Hardware requested a second mezzanine at the back of the shop for additional office space. The front mezzanine now has a reception area, the manager’s office, a PA’s office, a ten seater boardroom and staff ablutions, while the back mezzanine has two smaller offices, a large open plan office and a staff kitchenette. The back mezzanine offices overlook the covered loading bay which has access for 30 tonne vehicles and a loading ramp. Access to the mezzanines is via elegant steel staircases with teak treads supplied and fitted by Rorke Construction. Paint and Hardware is so much more than just a hardware store. The product range is huge, with the Greendale branch having a special focus on outdoor gear including camping equipment, braai stands, gas and gas appliances and cooler boxes. They also stock a wide range of appliances from large white goods like fridges to smaller appliances like toasters and kettles, garden and pool necessities, hand and power tools and even an automotive range. Of course, as the name suggests, they stock an extensive range of paints – particularly the Kansai/Plascon range (although they do stock other leading brands too), painting accessories and a full hardware range including plumbing, electrical and building materials. A fairly new range includes audio-visual goods like televisions and sound equipment. They really are a one-stop shop for home, garden and leisure goods – and if they don’t have what you want in stock they do their best to order in for you. 48

Paint and Hardware also has a dedicated Trade Desk for contractors and artisans both big and small. Because they stock such a wide range of building, painting, plumbing and electrical goods, at very competitive prices, many contractors chose to purchase all their materials under one roof. TROIKA DESIGN WORKSHOP (TDW) IN ASSOCIATION WITH THEIR SISTER COMPANY TURNBURY PROPERTY DEVELOPERS HAVE JUST COMPLETED RENOVATIONS AND EXTENSIONS TO WHAT WAS A FAIRLY MODEST HOUSE IN GREENDALE. THE FAMILY HOME WAS PROBABLY BUILT IN AROUND THE 1950’S AND WAS FAIRLY TYPICAL OF THE TIME. IT HAD THREE BEDROOMS AND A FAMILY BATHROOM ALL LEADING OFF A SINGLE PASSAGEWAY. TDW WAS APPROACHED BY THE FAMILY TO ADD A FOURTH MASTER BEDROOM AND EN SUITE, AS WELL AS TO UPDATE AND MODERNISE BOTH THE INTERIOR AND EXTERIOR OF THE HOUSE.

was approached by the family to add a fourth master bedroom and en suite, as well as to update and modernise both the interior and exterior of the house. They came up with the design for the renovations and extensions while associate company Turnbury Property Developers acted as the main contractor and project manager. By handling the design details, the specifications and procurement of the materials, the main construction and the various sub-contractors TDW and Turnbury were able to provide a turnkey service giving their clients the best quality end product both on time and on budget – something fairly unusual in the current building industry climate. They’ve not only made the home much more liveable and practical, they’ve made it much more attractive and appealing too. Oh, and they’ve also added a great deal of value to the property! 54

From the street a new solid brick boundary wall and an automatic electric gate add curb appeal and improve security. The gate and the intercom were supplied by City Fabricators who also supplied the pergolas around the house. A new paved driveway provides guest parking and turning space and leads to a double lock up garage with automated roll down doors supplied and fitted by Taps Homes and Designs. There’s an additional carport for visitors supplied by Shades Ahead.

Next to the garage TDW has designed a new verandah and outdoor seating area in front of the lounge for outdoor entertaining. Large aluminium and glass concertina doors provide easy access from the lounge and also make the lounge seem bigger and more connected to the garden. They’ve added a balustrade all around the verandah as the family has dogs and they didn’t want them sleeping or jumping on the outdoor furniture. Luckily Turnbury was working on another similar project and they were able to source some roof tiles which exactly match the existing ones, so the roof extensions for the garage and the verandah blend in seamlessly – just a coat of paint was needed over the whole roof to refresh the look. The main front door entrance was originally into the lounge from where the garage is now situated. TDW moved the front entrance to the left of the verandah and installed an impressive solid teak pivot door with a clear glass fixed side panel. TDW designed a walkway to the front entrance of large paving slabs interspersed with smooth white pebbles for contrast and texture. A stone clad wall to the left of the entrance separates the bedroom wing and provides some privacy. The front door is set slightly back under the eaves for protection from sun and rain and now opens into a small foyer space leading directly to the dining room and lounge. 60

The dining room and lounge are a single open plan space which is unusual for homes built at that time. Perhaps opening up the two spaces was the result of earlier renovations however the open flow works well. White porcelain floor tiles and plain white walls help to make the space feel bigger and brighter. TDW has designed a wide bulkhead running around the edges of the ceiling with concealed shadow lighting as well as LED downlighters for general ambiance. The old existing wood burning fireplace has been replaced by a simple, modern gas fireplace with an elegant, minimalist stone surround – supplied and fitted by Fitt Interiors. The gas fireplace is far more efficient and less messy and smoky. The widescreen TV fits perfectly above the mantle with concealed wiring and cabling. A single door leads to the kitchen which has been extended back about a metre and completely refitted. A new aluminium window has been fitted above the sink and a new solid teak door opens to a small covered verandah and the back yard. The kitchen has sleek, plain white cabinets with soft-touch opening drawers and doors, and pale grey Easy Quartz counter tops. The cabinetry was installed by Amazing Interiors. The splashback tiles have a series of embossed blue and grey dots and circles on a plain white background to add a splash of colour and texture. The exterior door opens onto to a small covered verandah that runs across the back of the house and provides access to the adjacent scullery and inverter room and also provides access to the garage. The inverter is a state of the art Victron 5Kva solar system with lithium ion batteries so the whole house can run off grid if needed. There are also two solar geysers on the roof and 12 solar panels to harvest free energy. The property has two boreholes so water supply is never a problem.

From the open plan lounge and dining area the original passageway leads to three bedrooms, a guest toilet and a family bathroom. Two bedrooms face the front of the house – one with large new windows and the second one with windows and a sliding door opening onto the front patio. The third bedroom faces the back of the house and also has sliding doors opening onto the back porch. New porcelain floor tiles continue from the lounge, down the passageway and into the bedrooms so there’s an easy flow of space. New ceilings have been installed throughout with recesses for concealed curtain rails and all the bedrooms have generous built in cupboards. TDW has even added additional power sockets in the bedrooms for TVs and other modern gadgets.

At the end of the original passageway TDW has created an entirely new master suite with a large bedroom, a dressing room and a luxurious en suite bathroom with a shower and a freestanding tub. The bathroom is clad in travertine tiles which provide a soft peachy glow and add a sense of sophistication and elegance. The master bedroom, unlike most of the rest of the house, has Traviloc vinyl wood-look floors (supplied and fitted by Interfloors) which gives the room a softer and warmer feel.

The exterior of the house has been given a fresh coat of a pale stone colour with dark grey architraves around the doors and windows. The colours match with the stone cladding on the verandah pillars and the entrance wall. The slatted metal pergola that runs across the front of the house provides some shelter from the afternoon sun and adds interest to the simple linear façade. In time creepers will grow up the pillars and across the slats to soften the exterior even more and blend the house into the garden. As with most residential construction projects the garden has been somewhat damaged and neglected, but new landscaping is part of the future development of the home.

LIZ HOWES FROM HOWES AND HOMES HAS RECENTLY COMPLETED MAJOR RENOVATIONS TO A MEDITERRANEAN STYLE HOUSE IN BORROWDALE. THE HOUSE WAS ORIGINALLY FEATURED IN STRUCTURE AND DESIGN SEVERAL YEARS AGO – BEFORE THE CURRENT RENOVATIONS – IN ISSUE 5. AT THAT TIME LIZ HAD RECENTLY COMPLETED RENOVATIONS AND EXTENSIONS TO THE VERANDAH. THIS TIME AROUND LIZ HAS COMPLETED RENOVATED THE KITCHEN AND ADJACENT SCULLERY, THE BAR/ ENTERTAINMENT ROOM AND THREE AND A HALF BATHROOMS INCLUDING AN OUTDOOR SHOWER OFF THE MASTER EN SUITE BATHROOM. THE NEW RENOVATIONS TOOK ABOUT 10 WEEKS TO COMPLETE. 68

In the kitchen, part of an existing wall was demolished to open up the flow behind the new centre island. A new window was installed – a fixed panel in a black aluminium frame, rather like a vertical skylight. It allows more light into the space and also creates an unbroken view from the foot of the staircase, through the kitchen and out to the back courtyard. Removing the wall and adding the window not only allows more light in it gives the previously farmhouse style kitchen a much more contemporary, light and airy feel. Some of the rustic features have been kept to add texture and character, like the rough plastered walls and the large hood over the cooking area. The kitchen was completely gutted and re-designed after consultations with the client, Liz and Carina Hawkins from CH Drafting and Design. The process involved Carina having several meetings with the client to ascertain how they use their kitchen and what new features they would like to include. Carina then came up two layout designs for the client to choose from and Liz and the client decided on the colours and materials finishes. The cabinets were made and installed by Nhamo Murwira, an independent contractor who regularly does commissions for Howes and Homes. The cabinets are in a dark blue/grey colour with pale quartz counter tops, except for the centre island which has a solid oak top to match the table in the breakfast nook. The island has a convenient prep sink and creates much more working surface and extra storage. Oak bar stools are tucked under one side of the island top. There are open shelves in one corner of the kitchen where some different finishes have been used, like a section with T&G panelling. Some of the top cabinets have downlighters fitted in them. The cabinets have glass fronts which can be lit up and strip lights underneath creating a separate kitchen space. The large hanging lantern lights over the island and in the breakfast nook were designed by the client and made up by Liz and her team to complement the new downlighters in the ceiling. The old quarry tiles in the kitchen were stripped out and replaced with vinyl wood-look floor tiles in the Finfloor range supplied and fitted by Dynamic Flooring. ISSUE 46

home renovation The scullery was also gutted and redesigned with the old black granite counters from the original kitchen being re-used here. There was a large cabinet made to house all the equipment for the solar system. The solar installation meant that part of the scullery floor had to be cut out to accommodate the underfloor wiring but Liz recycled the quarry tiles from the kitchen so the floor has been seamlessly repaired.
Across the hallway from the kitchen Howes and Homes has renovated the original TV lounge to become a new bar/entertainment area. (The TV lounge has moved to another room in house.) It makes for a more convenient flow of entertaining space for the bar to be located here, overlooking the verandah and the pool, while the TV lounge is tucked away in a more private and cosy space. In the bar new wall cabinets in a deep Petra Blue colour contrast with light oak counter tops and an oak coloured vinyl floor to replace the original quarry tiles. The dark colour adds a feeling of warmth and intimacy and stands out against the pale creamy wall colour. There’s a central free-standing bar counter with an oak top made in a herringbone pattern similar to parquet and an oak drawer unit under the window. The cabinets and the bar table were again manufactured and fitted by Nhamo Murwira according to the clients designs. The pendant light over the window cabinet has been re-used from the old kitchen.

home renovation In the downstairs guest bathroom the shower was removed as the space was very cramped and impractical. The bathroom now has an elegant vanity with a hand carved basin set on a generous oak consul table with a mirror above and a pendant light. The basin here, and in the other two upstairs bathrooms, is hand carved from white opal. It was designed by Alice Jul and supplied by The House by the Sea – a Danish/Zimbabwean interiors company. The walls were rough plastered but some sections were skimmed to allow for a stylish (and fun) dark wallpaper to be used.
Upstairs there are two ‘Jack and Jill’ bathrooms each accessed by twin bedrooms. The two bathrooms have been standardised so they’re almost the same size, layout and design. In one bathroom a bedroom cupboard was bricked up to pinch space for the shower on the other side, and in the other bathroom space was pinched by removing part of the chimney from downstairs and bricking up a small section of an existing window. In both bathrooms new floor and wall tiles were installed, as well as new toilets and new vanities with stone basins. Both have large walk in showers with glass screens. In one bathroom there’s a feature wall section using a lighter coloured wallpaper with a fresh design of palm leaves in grey and brown which complements the tiles. The large en suite master bathroom has received a major makeover. The carpet on the floor was taken up and new floor and wall tiles fitted. The same wallpaper as used in the other smaller bathroom was also used here. An old corner bathtub was removed and a new, more modern, free-standing bath installed under the window. The double vanity has twin basins sitting on a custom made drawer unit. The owners requested that they didn’t want any plug sockets visible on the counter top so plug sockets have been concealed inside one of the drawers for hairdryers, electric toothbrushes and shavers. The old corner shower, which had long windows opening onto a private upstairs courtyard, was replaced with a modern glassed in shower cubicle and new, long fixed-panel windows installed. Chic matte black fittings complete the new look. Outside on the balcony courtyard a new shower was installed with a wall and deck of CCA treated slatted timber. While the renovations to the kitchen and the bathrooms have helped to bring the facilities right up to date and made the spaces more convenient (and a touch luxurious) all the alterations have been done in keeping with the rustic and relaxed Mediterranean character of the home. Formbuild was started about ten years ago by Mohammed Hassan in 2012 and since then they’ve spent years in product design, research and development. They now have a wide range of products and unique merchandise available for many different markets and applications. They can also custom make solutions for housing, offices, retail spaces and just about anything else a customer could need. SUPER SHARP SECURITY WALL SPIKES. One of their most popular products is their super sharp security spikes. The spikes come in convenient 1,8m lengths which can, of course, be simply cut to adapt to different circumstances. The spikes can be easily secured on to the top of a panel or brick wall or any similar perimeter wall. Formbuild uses special tamper proof fasteners for an added level of safety. They can be used for gates or just about anywhere where extra security is needed. They can be fixed in various configurations so that there’s a single row or a double row and the spikes can be fitted vertically or horizontally or in a variety of combinations. Various gimmicks that are used for home security can end up making your house look like a prison and they can be manipulated by cutting strands of wire or short circuiting the electrical system. The frames are made with specially designed corner pieces which have bolts inside and outside so they can’t be undone from just one side. A steel mesh can be inserted into the frame making it really difficult for trespassers to gain entry. The screens can be custom made to fit any door or window opening and expertly fitted on site. They can also be fitted with mosquito screens so the bugs don’t bother you at night. Adaptable steel adaptors. These are two part components which can be used to clamp 25mm square or round tubing. The two part components are nut and bolted with the tubing in position to secure the assembly. The same two, three, four or five way adaptors which Formbuild supplies for window and door screens can be utilised for an almost infinite number of different applications. It’s just up to your imagination! They can be used to create steel based office furniture – a steel frame with a wooden top for a desk. The beam saw is supplemented by the SCM Olimpik K560 Edgebander which, as the name suggests, fixes the edging strips to the cut boards. This new technology fixes the edging strips so accurately that the join is seamless and almost invisible. A cut and edged board looks like a single solid piece of material. In addition the edges are ever so slightly chamfered so there are no sharp corners. With other conventional edged boards the corners tend to be the first place where the melamine veneer starts to peel or chip but Boardman’s state of the art machines ensures that your boards will look perfect for years to come.

altex Braford Lubricants is a division of Braford Investments (Pvt) Limited, a Zimbabwean company that was incorporated in January 2003. The division is the official distributor of Caltex branded lubricants in Zimbabwe for Astron Energy (Pty) Ltd. Caltex Braford Lubricants is headquartered in Msasa, Harare and operates two warehouses one in Msasa Harare and another in Belmont Bulawayo. The head office is located at 4 Silverton Road, Msasa. The warehouse and sales department were previously situated at 18 Harrow Road, Msasa. When the adjacent property at 2 Silverton Road became available Caltex Braford Lubricants seized the opportunity to consolidate its head office, warehouse, and sales departments on two adjoining properties. 82

The new warehouse at 2 Silverton Road faces directly onto Mutare Road giving Caltex Braford Lubricants maximum brand visibility. In addition the facility is more spacious and offers easier access to haulage trucks. The new premises are near major businesses and are accessed via a service road parallel to Mutare Road. It’s also conveniently located for walk-in customers and bulk buying customers. The existing house at 2 Silverton Road was converted to company offices. Local architect

Gemma Temlett sited the new warehouse quite far back from the road so that haulage trucks can pull up in front (safely off the road), get unloaded or loaded up, and then drive off back onto Mutare Road without having to reverse or turn around. It’s a clever and practical space management solution and there’s still ample parking space for smaller vehicles. Additional outdoor storage space is accessed via a sliding gate. The structure is simple – it’s a rectangular

building of 15m wide and 27m long making a total of 405 sq. m with a height of 4.5m. The dimensions were determined by the internal space planning for racking and efficient forklift circulation. It’s basically a steel skeleton – supplied by Agristructures – with brick footing. There’s a roller shutter door in front for loading plus two smaller doors for ordinary pedestrian access and emergency exits. The Chromadek roof has Alububble insulation and a series of translucent sheets for natural light plus additional LED lights for extra lighting as needed.
The front right-hand corner of the warehouse has the counter sales room which has an aluminium and glass frontage. The counter sales office has a dropped ceiling below the Chromadek roof to help keep it cool and to separate it from the warehouse environment. Work on the new warehouse started at the beginning of August 2021 and it was completed on the 1st of December 2021. The main contractors were Agristructures, Westmoreland Construction and Sirston Consultants as the structural engineers. Gemma Temlett was the project architect.

THE ROYAL SENCHI Best Luxury Architecture Design Africa Continent Winner 2021
“When architecture is consciously made to perfectly fit into nature, there is only one outcome, ‘Luxurious Serenity in Style’. That is what we sought to do and we have achieved it.” (The Royal Senchi Hotel and Resort)
n 2009 Penny Stone and Richard Beattie, partners of award winning architectural practice The Stone/Beattie Studio, were commissioned to design a new river lodge and resort in Ghana. The Volta River frontage site was located near the Adomi Bridge crossing at Akasombo, around 90km north of the capital city Accra and a 20 minute drive south of the Volta Dam at Akusi, the world’s third largest man-made lake. The hydroelectric power station, completed in the mid 1960’s, supplying electricity to the national grids in Ghana, and neighbouring Togo and Benin, also resulted in the controlled river water level downstream where it passes through the Akwamu Gorge and forest, home to the rare white-necked rock fowl (Picathartes gymnocephalus). The alluvial flood plain below the dam had become agricultural land for small scale plantain, sweet potato, banana and cassava farming. Caged tilapia aquaculture on the river had also become an important cash crop while resettlement on the west bank meant the area had developed into a popular weekend retreat for Accra residents, but with most visitor accommodation being small lodge ‘bed and breakfast’ type facilities, bars and restaurants. The Royal Senchi project promoter, Nana Asamoah Yeboah Afari, originally operated a garden restaurant and small twelve bedroomed lodge on the site. However he had the greater vision of developing a uniquely Ghanaian hotel and resort for week day conferencing as well as weekend breaks and weddings. Parallel with Stone and Beattie developing concept designs for the new hotel and resort, they undertook contextual investigative visits across the length and breadth of Ghana with their client. This enabled the architects to identify building construction materials (notably the quarrying of stone at Akasombo for feature walling), hardwoods for use in furniture manufacture, basket weaving, fabric designs by Kente cloth weavers from Ghana’s second city Kumasi, and Andinkra textile printing (symbols which not only have a decorative function but also represent objects that encapsulate evocative messages conveying traditional wisdom, aspects of life, or the environment). These materials and traditional designs were later incorporated within the building and installation design detailing. Study and research trips were also made to Victoria Falls, Zimbabwe, and the African Travel Indaba in Durban. This showcases the widest variety of tourism products and services for the international travel trade. It attracts buyers and media from across the world through exhibiting tourist accommodation, tour operations, game lodges, transport, online travel, luxury products, hidden gems, media publications and industry associations. 90

Pre-construction site investigations by the Ghanaian consulting civil and structural engineering team had established the alluvial flood plain soils as having limited bearing capacity. This necessitated the design of deep reinforced concrete raft foundations and a concrete framed superstructure restricting the architectural design and construction development to two storeys in height. While municipal water was available nearby, there was no waterborne sewerage in the vicinity and the national grid electrical supply was subject to frequent outages. Site services design was identified as a priority for this development and required the construction of a services farm holding water storage tanks, a sewerage/effluent treatment plant, solar water heaters and solar collectors capable of generating adequate electricity for the site and building lighting. The final building design resulted in free flowing, organic, contemporary African architecture that spells out its richly embedded Ghanaian culture, Old African yet modern, rural yet cosmopolitan. Stone and Beattie worked closely with Zimbabwean interior designer Colleen Myburgh, whose creativity and personal touch is entrenched in the completed project through her design flair and use of Burnt Earth Design feature ceramic tiling in floor finishes and the swimming and plunge pools. Site servicing and construction works commenced in 2011 with the abandoned quarry at Akosombo being reopened to extract the stone used extensively as feature wall cladding. Massive, petrified Iroko hardwood tree trunks, used as structural roof supporting columns, were harvested from the Volta Lake bed under a government ecoconcession programme and concrete blocks, used in the masonry infill construction, were moulded on site. 92

As the local grass was considered unsuitable for roof thatching, fire proofed thatching grass and gum poles for the roof structures were sourced in South Africa, containerised, and shipped from Durban to the port of Tema in Ghana, before being transported to site by road. A team of thatchers from Bulawayo, Zimbabwe travelled to Ghana and taught over 20 Ghanaians the art of thatching during roofing construction, a skill which had been lost to that country a century earlier with the arrival of corrugated iron roof sheeting. The symbol adopted by The Royal Senchi in its logo is the Akan stool with its upturned seat. This is the most important representation of royal regalia and the prized possession of an Akan chief. It reflects the pride, passion, care and uniquely ‘royal’ experience the hotel and resort offers each and every guest. All 84 bedrooms (74 standard bedrooms, 9 executive suites and the Presidential ‘Picathartes’ suite) are designed to the highest international standards with views over the Volta River, ’Eco island’ and the delta flood plain downstream of Akwamu Gorge. Each bedroom at ground level opens directly onto the landscaped gardens and lawns stretching down to the river bank, while all rooms at first floor level open onto private, secluded balconies. Public areas include the reception, a gift shop, tours and travel, a business centre, three restaurants catering to all palates, two bars and a wellstocked sports bar, a golf driving range, swimming pool, tennis courts, children’s playground, spa and a fully equipped fitness centre. The adjoining conferencing facility, accessed independently of the hotel reception, can accommodate either single conferences for up to 300 delegates or be subdivided into two separate conferencing rooms each carrying 100 plus delegates.

The river venue offers guests boat cruises, kayaking, and access to the ‘Eco island’ nature park and its indigenous tropical forest and home to numerous bird species and butterflies specific to the Eastern Region.
Opened in 2014, the completed project has since received over a dozen awards, notably the Ghana Tourism Authority, the Ghana Hotels Association and the Green Hotel Award. It was awarded Ghana’s Leading Hotel by World Travel Awards in 2015. In 2018 the hotel operations were adjudged to be‘Indigenous Company of the Year’ under the Ghanaian Business Awards. In 2019 it was included in West Africa’s 10 Best Luxury Hotels by travelnoire.com and www.africa.com. In November 2021, The Royal Senchi was awarded the coveted World Luxury Hotel Awards - Best Luxury Architecture Design: Africa Continent Winner – an important accolade for Ghana Tourism and Zimbabwean architectural design.
