With the opening of their new mega-store in Workington, Driptech now have 6 branches in Harare plus an additional branch in Mutare. The new store, which was opened in May 2021, is situated at 31 Douglas Road, on the corner of Charing Cross with entrances and exits on both sides for customers’ convenience. The branch was previously located at much smaller premises at 18 Charing Cross which is now used as a storage facility for their sister company TyreZim. Their previous premises were around 700 m2 whereas they now occupy 2,500 m2 as their portion of the overall structure. The building is around 5,000 m2 in total shared with subsidiary companies One Stop Solar and TyreZim. TyreZim are currently adding a 1,000 m2 extension for their storage and fitment centre. Extensions are being done by Agristructures and Shepperton Investments.

For the components, they used only quality equipment from industry-leading manufacturers like Victron, Jinko and Pylontech, whose products are stocked in abundance by One Stop Solar who are at once the solar equipment distributors of choice in Zimbabwe.

The premises include an internal coffee shop run by the Skotch Kart franchise, and there’s a section for One Stop Solar. One Stop Solar offers solar solutions for residential, commercial and industrial companies as well as power options for all of Driptech’s pumping and irrigation systems. DripTech boasts a full design department to draw up specifications and quotations for any irrigation and water reticulation system from household projects to major agricultural plans – all done in-house with lists of materials and equipment supplied. The exterior footprint of the structure, originally home to Natprint, has remained largely unchanged. It’s a huge warehouse structure perfectly suited to Driptech and their associated concerns with little structural refurbishment needed. Inside the steel tracks on the concrete slab for the printing machines can still be seen as a vestige of the building’s history. Outside the exterior has been clad in dark grey Chromadek sheeting to give it a more contemporary personality and a distinctive modern look. Exterior signage, which is lit up at night, was supplied by The Banner Man who also supplied most of the interior signage and Insidebranding.the Driptech section is the Skotch Kart coffee shop, which incidentally, offers the best bacon and egg rolls in the area, along with many other tasty treats. The manager’s office is situated on a mezzanine floor above overlooking the sales area. The sales counter is extremely long – about 20 metres – with 8 sales persons available to assist customers so there’s little or no waiting time. There’s also a raised deck behind the sales counter so managers can oversee all the business transactions and assist when necessary.

The exterior Clearview fencing was supplied by BSI Steel to separate the parking area from the busy main road and keep customers’ vehicles safe and Behindsecure.the service counters there’s a huge storage space with racks for pipes and fittings. The Workington branch has the capacity to stock materials for their other branches which have less space and can deliver orders quickly and easily if the smaller branches don’t have bulk products in stock. There’s easy access for bigger orders to be loaded and despatched. They also do deliveries for bigger orders. Within the same complex is the Working Tin bar and restaurant – a branch of the Tin Roof Bucket Bar and Bistro in Chisipite offering the same great food and convivial atmosphere. Working Tin has a conference room or meeting space that can be hired independently for private functions with catering included. It is the perfect place for business meetings, lunch breaks and a chance to wind down and miss the traffic after a long day at work. TerraWorld started out as a small trucking business in the Southerton industrial area but rapidly grew to become a major player in the transport and logistics business with an extensive fleet of over 30 vehicles including drop side tri-axle trailers, single bin side tippers, link side tippers and drop side super links amongst others. They now have a staff contingent of around 55 employees which includes drivers, mechanics, personnel for their stores, wash bays and admin staff Their new premises are situated at stands 2474 and 2475 Kleiff Way in the rapidly growing Arlington Industrial Park along the Seke Road. Although it’s a fairly new development the area is growing quickly with both residential and industrial stands available for future development. Terraworld have managed to secure two prime stands incorporating 6800 square metres for their offices, workshops, stores and ample parking space for their fleet of vehicles.

Their new, very impressive, offices and workshops were designed by the international architectural and interior design firm Viron Studio.

Apart from their offices, workshops and stores there are also wash bays which can accommodate their 30 ton trucks and trailers. They are also continuing to pave the yard to provide all weather access for their heavy vehicles.

TerraWorld’s sister company Terra Construction acted as the main contractor and project managers so the whole construction process was kept in-house and completed on time and on budget. Work on the new building started in 2020 and TerraWorld moved in to their new premises in February last year – 2021. However, they are continuing to develop the site building new facilities for TerraTech, a sister company which will specialise in spray painting large vehicles and trucks. The new spray painting bays should be ready for business in the next month.

The new offices have a very imposing double height façade with the main reception in the centre and wings of offices on each side. The large reception area has white porcelain floor tiles and generous seating in the waiting area. The exterior signage at the front of the building was designed by Greygate who also supplied the interior design details and furniture. To the right hand side of the reception is a group of offices and the boardroom leading off a central corridor. All the rooms have large windows theirbecomewhichathetheirorduringchillperfectoutdoorfeelsturfandtranslucentpalisadewithopenbright.they’reorfrontoverlookingeithertheofthebuildingthebackyardsoalllightandThere’sanatriumspacehorizontalrailing,aroofgreenartificialflooringsoitlikeanindoor/space.It’sforstafftooutandrelaxtheirbreakstositoutdoorsforlunch.Beyondopenspaceisfurtherstructurewillmostlikelyanoutletforsparessales.

To the left is a similar wing with offices and the same open atrium space which will include a staff canteen and a gym for the employees to enjoy. The whole building has a connection to the outdoor space so it feels fresh and invigorating – very different to the closed in and isolated offices of more conventional structures.

According to their website for Terraworld, “it is a high priority to move towards low-carbon business models to reduce or mitigate the adverse effects of climate change. The company promotes ambitious targets related to reducing carbon emissions and promoting the sustainable use of natural resources.” They have solar lights on their boundary wall to limit the use of electricity plus they have their own internal generator and borehole.

The original branch at 137 Samora Machel Avenue was situated in an older residential building facing the road and typical of the Avenues area. It had probably been built in the 1920s or 1930s. There was a second detached house at the back, probably built around the same time, and used for additional offices, but the bank quickly outgrew the available space. Furthermore, it didn’t really suit their corporate identity as a modern, innovative and progressive banking institution.

Ecobank commissioned architects Arch-Design to draw up the plans for their new banking hall and offices. Gift of Faith Consultants were the engineers with Urban Rises acting as the main project managers. Craft View Consultants were the quantity surveyors and Newview International was the main contractor. Working together the team has created an impressive new double storey branch for Ecobank, in line with their international corporate image, on the site of an old single storey colonial era house. The façade facing Samora Machel is imposing and eye-catching. Black aluminium frames support large tinted glass window panes. A turquoise blue, square, concrete arch spans across the front with a large, illuminated sign above. (Turquoise blue is Ecobank’s corporate logo colour and can be glimpsed in pops of colour throughout the structure.) The branding was supplied by Quill Advertising and Marketing and it’s certainly unmissable! Behind the arch turquoise blue roof tiles can be glimpsed from the street level. There’s a dark, charcoal grey portico above the main entrance and exit doors. To the left is an integrated single storey building which houses their two 24-hour ATM machines – one for USD and one for local currency. Customers can enjoy the safety and privacy of conducting their transactions in a secure environment off the street and away from passers-by. To the right hand side of the building is a square stone clad arch leading to staff parking at the back. There’s secure off-street parking for customers in front near the entrance.

Double fire-trap doors lead directly into the main banking hall. It’s a light airy space with white porcelain floor tiles, pale grey walls, and whitish stone cladding. The clean, almost clinical, look is softened by marble and wood accents and the blue branding. To the right is the Customer Services desk while the Customer Services Manager has an office on the left behind frosted glass panelling. There are counters for 8 tellers, including a private Bulk Cash section, so there’s no need for customers to wait around to be served. The tellers’ counters were supplied and fitted by NN Joinery. Also on the ground floor – towards the back of the banking hall – is the Branch Manager’s office.

There’s a staircase with steel and glass balustrades leading to the first floor. The first floor has the offices for Ecobank’s Contact Centre as well as a corporate boardroom which can easily accommodate 16 people. A delightful feature of the boardroom is a large fireplace which adds a touch of traditional elegance and warmth to the very modern interior design. Boardroom furniture was supplied by Only Italian.

Also at the back is a large generator which acts as backup for the extensive solar system ensuring uninterrupted power at all times. The overall result of the renovations and the new build is a modern banking hall that supports Ecobank’s corporate image as well as supplying functionality and convenience for both staff and customers.

Lately there have been concerted efforts by the owners of the buildings along Phillips Avenue to renovate and bring their structures up to date. This has been prompted by both current trends and also as a way of adding value to their properties in this prime area. So when Pam Golding were faced with a renovation project they knew they had to create something that was both unique and in line with the elegant developments happening along the avenue. Pam Golding have been able to do that and more. Interestingly, their previous offices were just next door and there are still signs of their occupancy there with their signature dark green paint on the window frames. They were renting the premises until it started to feel rather odd for a group that encourages clients to own properties not to have a home to call their own. Choosing a house literally next door is a smart move that will cause little inconvenience for their loyal clients and for themselves.

A New Modern Office Space for Pam Golding BelgraviaProperties’Branch

82 Their new premises are a 1960s residential building. The process of adapting this former family home into offices was spearheaded by Tendayi Hlupo-Mamvura, a negotiator at Pam Golding (who is also a project manager) who knew exactly what needed to be done in order to customise the place to the team’s needs. It could only have taken someone who knows the ins and outs of Pam Golding’s operations to oversee the project so successfully from start to finish. As this is a building that was constructed over sixty years ago a structural engineer was consulted on how best to undertake the renovation project without compromising the soundness of the structure. Tassmak Architectural Designs drew up some plans for the layout of the interiors. With that out of the way, they managed to complete the renovations in around twelve weeks. The front boundary wall which is a palisade design, is an intriguing and eye-catching work of art. The boundary wall that was there before, was just a regular precast wall which has now been reused to give privacy to the caretaker’s cottage at the back. The palisade design was cleverly generated from the Pam Golding logo by Tendayi Hlupo-Mamvura who worked with Legacy Designs to make it a reality. Legacy Designs applied the very modern plasma cutting technology to accurately fabricate and bring to life the swirling design at the top of the palisade which resembles a crown taken from the Pam Golding Properties logo. The main frame of the palisade is also taken from the logo, but what is most impressive is how the full logo has been used to design the main entrance gate which is the personification of logo itself. It is as regal as it Steeringgets! clear of the common Pam Golding Properties logo we may all be used to, they have chosen to use one of their alternative logo with the green lettering on a white background with the standard red accent for a much lighter feel which is quite evident throughout their chosen colour scheme in and around the property. The use of the white background logo was a great choice to make the signage stand out from the surrounding greenery. In a modest yard they have been able to prioritise a generous, paved parking space which covers a portion of the area in front as well as behind the sales team and the management offices. Careful attention has been paid to the landscaping with well-maintained lawns, established trees and flourishing ornamental shrubs. In wanting to preserve some of the character of the building the original roof tiles were left unchanged. The striking stone cladding in different shades of grey on the front elevation of the structure brings attention to the main entrance. The cladding provides a tasteful contrast to the neutral paint colours (different shades of greys -a monochromatic colour scheme) used on both the interior and exterior.

The modern furniture in black cherry finish works well with the monochromatic grey colour theme while the red picked up from the Pam Golding Properties logo provides a beautiful sharp contrast to the greys. The original dining room and lounge have been incorporated into a large open plan office with modern, innovative workstations in the same black cherry wood finish. The original wooden flooring has been retained but the old ceiling has been replaced with stepped down finishes. Where there were previously old, small, steel frame windows, they have been consolidated into large windows with white aluminium frames, lending a more modern, contemporary look which feels more open and airier with the north facing windows allowing just sufficient sunlight to stream in throughout the day.

The reception area is an elegant space painted in a light grey with a contrast charcoal wall facing the entrance to welcome you in. As you enter, the brushed satin finish lettering on the contrast wall facing you, makes a bold statement to confirm that you’ve arrived at Pam Golding Properties offices.

A tiled hallway runs through the centre with the reception area, a kitchenette, a sales team office and two other offices leading off it. Another passage runs from the middle to the western side where the restrooms and the two boardrooms are located. Having two boardrooms is something that the staff members enjoy. The two adjacent boardrooms were created by dividing a single large room in half. The two offices further up the opposite end of the passage are for management. These are simple and minimalistic offices with tasteful furniture. The offices have been converted from the original bedrooms with one having an en-suite bathroom. A unique feature is the remote-controlled LED lighting system which also incorporates ceiling fans. The lighting can be set to different light modes daylight, warm white or cool white modes.

Located in a residential suburb Kadoma Medical Centre is just a stone throw from Kadoma General Hospital and the CBD. There are a total of 25 employees at the medical centre including the matron, the estate manager, nurses, the receptionist and the chef, all of whom have the welfare of the patients at heart.

The property was leased to the Murenga family on a rent to buy agreement part of which prohibited the would-be owners from radically altering the structure resulting in some aspects of the property being left as they were.

There are two resident doctors at the Kadoma Medical Centre but it is open to other doctors who can use their facilities. Doctors come from as far as Sanyati, Chegutu, Alabama, Chakari and other surrounding areas.

The renovations were overseen by Mr. Jacob Nzvede from start to finish. Work on the project started in April 2021 and lasted till June. An architect was consulted on the best way to adapt the building to a medical centre without changing much of the existing structure a tall order as the property was a residential house and not initially designed as a health facility. Mr. Nzvede says that if it were not for the strict Covid-19 regulations being enforced at that time, the renovations would have been completed sooner. Most of the building materials had to be transported from Harare to Kadoma further delaying progress.

The exterior is painted a dark grey except for the window sills, waiting area pillars and the gutters which are all white. The corrugated iron roof is one of the features on the property that the owners did not want altered. As you enter through the gate, a concrete walkway leads you to the waiting area. Small solar lights have been installed on both sides of the pathway which help illuminate the path after dark. Solar powered lights have been installed all around the premises which light up the place at night. The waiting area is welcoming and spacious and can comfortably seat up to 18 people. There’s parking for ambulances and the doctors’ vehicles next to the emergency room.

90 After the renovations they had to wait for another couple of months for the delivery of specialist equipment like incubators, X-ray machines, suction machines, ventilators, intensive care systems, drug fridges and more, which had been ordered from South Africa, Germany, China and England. It then took them an additional month to secure a license to practise as a medical centre.

Another feature found at the back of the main building is the medical waste incinerator which was one of the most challenging structures to realise. Also at the back is a structure which used to be a cottage and is currently being renovated to house a pharmacy in the near future.

The long term plan is to create a one stop source for all medical services. The two prolific boreholes ensure there are no water problems at the medical centre. A solar geyser was installed to provide hot water for the bathrooms and the kitchen. A generator is on standby for times when there are faults or load shedding.

Kadoma Medical Centre is at No.57 Mashonganyika Avenue.

Walls were painted green to inspire calmness and serenity for the doctor and the patients too. The consultation room has a brand-new X-ray machine, an examination bed, a drop-in basin and other necessary furniture.

The layout is almost the same in each ward with three electrically adjustable beds, blue cabinets, eating trays and privacy curtains to provide patients with the needed privacy during interactions with healthcare staff and during family visits. Visiting is from 14:00 hours to 15:00.

Each of the wards has separate ablution facilities for patients except for the pediatric ward as the children use the main bathroom. A new bathroom and toilet was also built for the female ward.

From the consultation room a passage runs through the centre of the building with rooms/wards leading off it.

The treatment ward for critically ill patients has an examination bed, DDA dangerous drugs cupboard, oxygen tanks, and everything that should be at the doctor’s disposal when treating patients in a life-threatening state.

Although it is a private facility their prices are reasonable and the service is excellent. It is a secure facility which is under CCTV surveillance 24 hours. The facility is a welcome development for the people of Kadoma and surrounding areas who now have been afforded a wider range of medical facilities to choose from.

The consultation room is on the left side of the reception.

There are 6 wards at the medical centre; the pre and post-natal ward, the female ward, the labour ward, the male ward, the pediatric ward and the treatment ward.

There is also a fair sized kitchen which is accessed from the back of the building. The doctor’s consultation room and the kitchen used to be one big room with was then divided into two separate spaces. A professional chef prepares meals for the patients. Luckily, the supermarkets are close by making it easy to source healthy food for the inpatients. There are plans to have a resident food and nutrition expert who will first assess the health and nutritional needs of a patients and come up with a plan to meet those needs.

THE COUNCIL’S DUTIES ARE OUTLINED IN SECTION 4 OF THE ACT. THESE DUTIES INCLUDE (I) REGISTERING PERSONS PRACTISING AS ESTATE AGENTS IN ZIMBABWE; (II) EXERCISING DISCIPLINARY POWERS OVER ESTATE AGENTS AND AGENCIES; (III) MANAGING THE COMPENSATION FUND, AND IV) ENSURING THAT THE STANDARDS OF COMPETENCE AND CONDUCT OF THOSE WORKING AS ESTATE AGENTS IN ZIMBABWE ARE HIGH ENOUGH TO PROTECT THE PUBLIC. Bogus agents are those unregistered and/or unregulated persons or firms masquerading as bona fide estate agents. These operate illegally without meeting registration requirements and also do not have Compensation Fund Certificates. In most cases, unsuspecting members of the public lose their funds to bogus estate agents.

The Council advises the public to avoid working with unregistered estate agents, no matter how appealing the deal might seem, and instead choose to work with registered estate agents where there is remedy in the event that a loss is experienced.

• Police clearance for the directors. How can Zimbabweans recognise a registered estate agency? Citizens can check the following to identify a registered agency:

• The Principal Registered Estate Agent must be an executive director and main signatory to the trust account. A letter to this effect from the bank is thus required.

The following conditions must be met before operating an estate agency:

• NB: there is no such thing as a freelance Estate Agent What does a Compensation Fund serve? The Compensation Fund is managed by the Council and provided for in terms of Sections 37-50 of the Estate Agents Act [27:17]. The Fund acts as insurance where members of the public are compensated in the event that they have suffered a loss as a result of doing business with a registered estate agency. The compensation, therefore, acts as a confidence booster in the sense that the public interest is being protected as they will not suffer a total loss.

How does a registered agent get blacklisted and how does a blacklisted agent reverse the process? In accordance with the provisions of the Estate Agents Act [Chapter 27:17] and related statutory instruments, a registered agent is blacklisted if he/she has been found guilty of an offence that justifies blacklisting or suspension.
