Whether donating your time, talents, or just a word of encouragement, it is possible for you to help others regardless of your station in life. Spring into Florida’s Real Estate Market: STATS AND TRENDS FOR 2022 Several cities in Florida - including Spring Hill near Tampa,

Lehigh Acres near Fort Myers, and Palm Bay in Brevard County are listed as some of the best cities to invest in real estate in 2022, according to Policygenius. The website analyzed key real estate investment data points including home value index, home price growth, rent index, and gross rent multiplier. The market was exceptionally good for investors in 2021, but is the Florida housing market still a smart investment for 2022? Based on the most recent reports from Florida Realtors, the answer is a resounding “Yes!” with tight inventory keeping housing prices high in the state high. It’s true that Florida has one of the hottest real estate markets in the country, and for good reason. The state is bordered by the Gulf of Mexico, the Atlantic Ocean, Alabama, and Georgia.

Florida is an international tourist destination with year-round sunshine (earning the state its nickname “The Sunshine State”) with world-class theme parks. The economy is dynamic and diverse, with dozens of global business headquarters and a government that is both pro-business and pro-development. Read on to learn why the demand for buying and renting real estate in Florida could keep growing in 2022 and beyond. Population Growth

Florida has gained more than 2.7 million new residents since 2010, making the state the 3rd most populous after California and Texas. Home to over 21.5 million people, Florida’s population grew by 14.6% compared to one decade earlier. Over the next few years, Florida is projected to gain 845 new residents per day.

In 2020 Florida had a state population of 21,538,187 people, according to the U.S. Census Bureau. Since 2010 the population of Florida has grown by 14.6% and is currently the third-largest state by population in the U.S. The top 10 fastest-growing places in the U.S. in 2021-2022 are all in Florida, according to U.S. News & World Report. The State of Florida expects 845 new residents per day through April 2025, representing an annual compound growth rate of 1.39%. The four largest metro areas in Florida are Miami-Fort Lauderdale-West Palm Beach with 6.2 million residents, TampaSt. Petersburg-Clearwater with 3.1 million, Orlando-Kissimmee-Sanford with 2.5 million, and Jacksonville with just over 1.5 million residents. Florida counties expected to have more than 1.6 million residents in the next ten years are Miami-Dade, Broward, Hillsborough, Orange, and Palm Beach. Job Market

One of the many reasons that Florida is expected to keep growing so fast is from marketing the state as the ideal business location. The proactive, business-friendly government in Florida is an expert at attracting new high-wage jobs for workers who can compete on a global scale. Key Employment Stats:

GDP of Florida is more than $1.1 trillion and has grown by more than 48% over the past ten years. Job growth in Florida increased 5.4% between January and September 2021, compared to just 0.8% nationally. Jacksonville and Tampa are ranked by MoneyGeek as 2 of the best 6 cities for job seekers. Florida gained 84,500 total jobs in September 2021 alone, and remains on a long winning streak of job creation, as WTXL in Tallahassee reports. Job growth is spread evenly throughout the state with all major metro areas adding new jobs in nearly all of the major employment sectors. Job sectors growing the most include healthcare, software, and information and business services, according to the Florida Department of Economic Opportunity. Florida TaxWatch (FTW) expects the labor force in Florida to increase by 2.9% in 2022. Major industries in Florida are aviation and aerospace, life sciences, manufacturing, defense and homeland security, information technology, financial and professional services, logistics and distribution, and cleantech. Fortune 500 companies located in Florida include Tech Data, Publix Super Markets, AutoNation, Lennar, CSX, Office Depot, NextEra Energy, Darden Restaurants, and Fidelity National Finance. Florida has received numerous top rankings for its business-friendly climate: #2 best state for business, #3 corporate tax environment, #4 lowest private sector unionization rate, and is among the top five states with the best business tax climate. Florida has a civilian labor force of nearly 10.6 million workers, according to the Bureau of Labor Statistics, more people than the entire population of Sweden. The workforce in Florida receives top rankings for #1 in innovation, #3 in size, and #4 in workforce training and hightech employment in the U.S. There are almost 160 colleges and

universities in Florida including University of Central Florida, Florida International University, University of Florida, University of Miami, and Florida State University. Nearly 31% of the residents of Florida are college educated, according to Census Reporter. Florida’s modern infrastructure is ranked #2 in the U.S. with 15 deepwater seaports, two spaceports, more than 12,000 miles of highways and nearly 3,000 miles of freight rail track routes. Orlando International (MCO), Miami International (MIA), Fort Lauderdale International (FLL) and Tampa International (TPA) are the four busiest airports in Florida, handling around 68 million passengers annually. Median home value in Florida is $328,576 according to Zillow (as of Oct. 2021). Florida median home values have grown by 23.9% over the past year. Over the past five years home values in Florida have increased by nearly 69%. Single-family home prices in Florida are up 17.7% as of October 2021 compared to the previous year, based on the most recent report from Florida Realtors. Median time to contract for singlefamily homes in Florida is just 12 days, which is the time it takes to receive a sales contract after being listed. At the end of October 2021, active listings for single-family homes were down nearly 30% compared to 1 year ago, with inventory at a low 1.3 month’s supply. Key real estate market stats for Florida can vary by area, so be sure to research markets by city in Florida, including Miami, Naples, Tampa, Orlando, Tallahassee, and Jacksonville.

Kentucky Derby There are few American sporting events with the history and popularity of the Kentucky Derby. Its rich traditions – sipping a mint julep, donning a beautiful hat, and joining fellow race fans in singing “My Old Kentucky Home” – transcend the Kentucky Derby from just a sporting event, making it a celebration of southern culture and a true icon of Americana. The Kentucky Derby is the longest running sporting event in the United States, dating back to 1875. The Kentucky Derby’s long history began in 1872, when Meriwether Lewis Clark, the grandson of William Clark – of the famed pair Lewis and Clark – traveled to Europe. While there, Clark attended the Epsom Derby in England, a wellknown horse race run since 1780, and also fraternized with the French Jockey Club, a group that developed another popular horse race, the Grand Prix de Paris Longchamps. Clark was inspired by his travels and experiences, and, upon his return, was determined to create a spectacle horse racing event in the States. With the help of his uncles John & Henry Churchill, who gifted Clark the necessary land to develop a racetrack, and by formally organizing a group of local race fans to be named the Louisville Jockey Club, Clark and his new club raised funds to build a permanent racetrack in Louisville, Kentucky. On May 17th, 1875, the racetrack opened its gates and the Louisville Jockey Club sponsored the very first Kentucky Derby. A total of fifteen three-year-old Thoroughbred horses raced one and a half miles in front of a cheering crowd of approximately 10,000 spectators. Aristides was the first winner of the Kentucky Derby.

Today, 20 horses compete in the Kentucky Derby, which is a larger field size than most horse races; where on average 8 horses race against one another. The 20 horses racing in the Kentucky Derby must first travel along the Road to the Kentucky Derby, which is a series of 35 races taking place at tracks across the country and the world. Points are awarded to the top 4 horses that finish in each of those 35 races, and the 20 horses with the most points earn a spot in the starting gate in the Kentucky Derby race. The Kentucky Derby winning purse is $2 million. The Kentucky Derby takes place on the first Saturday in May every year, and typically draws a crowd of 155,000 people. It is the longest continually held sporting event in America, and it is one of the most prestigious horse races in the world. Often called “The Most Exciting Two Minutes in Sports”, the Kentucky Derby receives this nickname from the approximate length of time it takes the winner to run from the starting gate to the finish line. The Kentucky Derby is the first race within the Triple Crown of Thoroughbred Racing, where it is followed by the Preakness Stakes race and the Belmont Stakes race. As with any major event, the Kentucky Derby has undergone various changes over the course of three centuries. From shortening the distance of the race, the introduction of traditions like draping the winning horse in a garland of roses, to the growing size of Derby crowds, the Kentucky Derby has embraced the change of time, while honoring the integrity of the spectacle race set forth by Meriwether Lewis Clark.

The tradition of the Kentucky Derby hat began at the inception of the race; the founder Col. Meriwether Lewis Clark Jr. wanted to ensure a good crowd at his event. At the time the race track had a reputation as immoral and dangerous so Clark looked to other successful races for inspiration. According to the Kentucky Derby Museum “He loaded up a wagon full of high society women and they were going door-to-door telling their friends, ‘We’re going to have a picnic at the racetrack.” And it worked! The wealthy class poured into the stadium in their finest, as a place to see and be seen. The tradition of the hat lives on as a fun element to the races (and more practically to keep the sun out of spectator’s eyes).

There’s a popular saying to not “bite the hand that feeds you,” but it appears that Shia LaBeouf may be a little unfamiliar with the phrase. The successful actor has spoken out in numerous interviews about every single one of his blockbuster roles from the last decade. He especially had regrets for his participation in films like Indiana Jones and the Kingdom of the Crystal Skull or Transformers: Revenge of the Fallen, saying that the films lacked heart and “dropped the ball.” Harrison Ford, LaBeouf ’s co-star and Mr. Indiana Jones himself, commented on the shock revelation calling LaBeouf “a f***ing idiot.”

Mercedes-Benz has announced that the next generation of its Mercedes-Benz GLC-Class mid-size crossover has completed its final winter testing near Arjeplog, Sweden just in time for the warming spring weather. The GLC is the brand's best-selling model, full-stop, and we expect a full overhaul for the upcoming next-gen model, the details of which Mercedes hasn't been shy about.

“The third-gen GLC will start off with the brand’s M254 engine, according to Mercedes, which is a turbocharged 2.0-liter I-4 making 255 horsepower and 295 lb-ft of torque.” The setup is electrified with a 48-volt starteralternator unit on the transmission that contributes an output of 23 horsepower and 147 lb-ft of torque to the new base powertrain. An exhaust treatment system is also packaged directly on the engine. We expect the updated model will keep its nine-speed automatic gearbox, and will likely be available again in rear- or all-wheel drive setups. The current model gets 22 mpg city, 27 mpg highway. Mercedes says the updated GLC will also get overhauled versions of some of its safety and driver-assistance systems. Active Distance Assist has updated its stationary vehicle response maneuvering speed from a max of 37 mph now up to 60 mph. Active Steering Assist will get improved performance on bendy “country roads,” improved freeway lane-centering, and more lane detection features thanks to new 360-degree camera tech featured on the next-gen GLC. Mercedes also describes a “Digital Light” with “projection functions” and customizable “Coming/Leaving Home” animations that play out on the ground in front of the car, using the vehicle’s headlights. Traffic Sign Assist will now recognize signage on overhead structures and in construction

zones, including conditional signage like “slippery when wet,” with new warnings to alert the driver in various scenarios, including when they are about to run a stop sign or red light. Mercedes also says its parking systems will get improved surround sensors and better low speed maneuverability. INTERIOR CHANGES

Mercedes has already confirmed some random interior details for the new GLC, too. It will get an all-new three-spoke steering wheel with redesigned control panels for navigation, phone, entertainment, cruise control and proximity control buttons. The main dashboard will get a 11.9-inch central LCD display, and a 12.3-inch monitor sits behind the steering wheel for the driver. The third-gen GLC will get the updated MBUX user experience infotainment system, with updated “Hey Mercedes” voice assistant commands, and new augmented reality features that project addresses and details onto the infotainment screen’s exterior surround-view live video feed. A special off-road menu with an optional “transparent hood” function that utilizes the 360-degree camera tech to show the ground beneath the front of the vehicle on the infotainment screen for better maneuverability. So far, more than 2.5 million copies of the Mercedes-Benz GLC have been sold since the model line was introduced back in 2008, when it went by the GLK name. It quickly became a segment leader in the compact luxury crossover class, and is the best-selling model series from the Mercedes-Benz portfolio to date. The latest model, which is expected to go on sale in 2023, is still based on the C-Class sedan, but will feature technical highlights from more premium models like the flagship S-Class, as well.

The month of May is symbolic for the blooming of flowers after April showers. We celebrate the love of our mothers this month, and some celebrate graduations and family vacations. Though the month signifies these traditions and more, it also brings to attention, Mental Health Awareness. As we enter the month, there is no better time to sit back with a warm cup of comfort and reflect on our wellbeing, and all the ways we can support ourselves and each other to take the much-needed time to decompress, release, and consciously unwind. Here are five simple ways you can practice balancing your wellbeing and practice mindfulness:

1. Surround yourself in nature: There is so much

beauty and joy that comes from nature. According to the American Psychological Association, research finds that spending time in nature has direct cognitive benefits on our brain. In other words, nature can serve as an instant boost to your mood which aids in lowering stress levels. Tip: Find a calm space, some might refer to it as their happy place, and if you already have one - make it a point to visit routinely. This can be a park, your backyard, or any place that brings you peace. While you’re there, keep an open mind, take it all in, and enjoy.

2. Keep a gratitude journal: Expressing gratitude regularly is a wonderful mindfulness practice as it redirects your attention to the positive attributes of daily occurrences. By giving thanks, you are welcoming more contentment into your life. NPR highlighted research from the Clinical Psychology Review which recognizes the many benefits of giving thanks and counting blessings, such as: Better sleep, lower stress, and improved interpersonal relationships - just to name a few examples. Tip: Keep a notebook or journal by your bed - try to make it a point to write down a few things you want to give gratitude to from the day prior or the day at hand. benefits when it comes to physical health, such as cardiovascular health, but daily walks are also great for unwinding the mind and practicing being in the moment. Tip: next time you are taking a walk, focus diligently on the scenery around you. Observe what you see, hear, and feel. These sensations can open pathways to creativity and greater awareness.

5. Practice giving back: There are so many

benefits to giving back, and many of them are similar to the benefits mentioned above. In a compilation done by the Cleveland Clinic, the health benefits of giving contributes to increased self-esteem, less depression, lower stress levels and even a longer life, not to mention other benefits like empathy. If you have ever heard the saying “What you put out, you get back,” then you know it can relate directly to the feeling that comes from giving back. Giving back goes beyond monetary ways - it takes so many forms. Simply put, it means showing up for others. Tip: Practice empathy and kindness in daily life. This can be a simple gesture like offering help or support, whether it’s to a loved one or stranger, or as a volunteer in your local community.

THE CLASSIC MARGARITA The famous cocktail to celebrate Cinco de Mayo Of the hundreds of creation myths for the classic margarita (who wouldn’t want the cred for this highly sought-after drink?), the most widely accepted story is of Francisco “Pancho” Morales in 1942, who formulated a drink for a customer at his bar who ordered a Magnolia, something Morales had no idea how to make. Instead of admitting to his ignorance, Morales’ bartender pride prompted him to mix together the best tequila he had, juice from his freshest lime, and a dash of his favorite triple sec. He finished the drink off with a salted rim. Needless to say, the customer loved it. Nowadays, many people add agave syrup to sweeten it up, along with a

extra slice of lime to garnish. Since that fateful day in 1942 when Morales created the classic margarita, lovers everywhere have made the margarita their own - creating everything from fruity, blackberry-grapefruit margaritas to spicy, apricot ones. Margaritas are so widely enjoyed that you can get them almost anywhere. On Cinco de Mayo they’re even more popular, with many Americans consuming a margarita (or three) to celebrate. According to the Daily Meal, margaritas accounted for 47% of cocktails sold on Cinco de Mayo and, unsurprisingly, the United States consumes twice as much tequila as the country that invented it, Mexico.
