Over the past 2 1/2 years, I have heard from and assisted many condo owners throughout Sunny Isles Beach with questions regarding condo records requests, board meeting schedules, insurance, certifications, and assessments. Due to severe assessments in some condos, many elderly residents have sadly become financially stressed and could benefit from simple legal advice.

Many recent contacts with residents have referred to a lack of condo board adherence to certain by-law sections relating to elections, quarterly meetings, and notices thereof. As of July 1, condo managers will need to be more transparent regarding the production of condo documents, meeting notices, adherence

to by-laws, and elections. The problem arises when assessments hit without adequate documentation regarding contracts associated with those assessments, the bidding process, and the qualifications of the contractor doing the work.

I am available to assist any condo manager with pool or spa issues, elevator problems, permit hangups, and other issues involving the City, County, or State. Please do not hesitate to contact me for an immediate and my sincere attempt to assist, in any way.

Safety in Sunny Isles Beach

Traffic safety is a number one priority in Sunny Isles Beach. At the April 18, 2024 Commission Workshop, I proposed for immediate action that our SIBPD and

Parking Code Enforcement prioritize the elimination of FedEx, UPS, Amazon, Uber, and Lyft drivers from stopping or parking in the right lanes of Collins Avenue going north or south for deliveries or drop-offs. These lanes also serve as bicycle lanes, and when the lane is blocked by delivery vehicles, it dangerously forces bicyclists into the middle lanes. Every driver on Collins Avenue has experienced this type of blockage of the right lanes. I have asked the City Manager to contact these services to demand assistance and have involved County Officials and FDOT in this task.

Regarding scooter usage within Sunny Isles Beach, enforcement of our new Scooter Ordinance is now in full effect. SIBPD continues with its Helmet Giveaways and Scooter Registry drives. I

ask all parents of children using scooters to please observe their use and emphasize safety, including adherence to stop signs, red lights and vehicle rights-of-ways. On a daily basis, I personally see so many instances of children and adults running stop signs and other unsafe practices. Courtesy of pedestrians by scooter riders and bicyclists on sidewalks is something that must be taught by parents and spoken about in our schools. Adults using these vehicles should already know to be considerate or should think it more.

Residents who want to actually see what Commissioners are doing for them can take the time to watch City Workshops at 3 p.m. every third Thursday of the month and Regular Commission Meetings starting at 6:30 p.m. on that same day, by personally being present at City Hall, on Cable TV Sunny Isles Beach Channel, the City website, or Sunny Isles Beach YouTube Commission meetings. You should watch the questions that each Commissioner asks on your behalf and how you are represented.

Kick Off the Weekend

With FREE Yoga at Veterans Park every Friday, All Levels are Welcome

The City of Aventura offers a series of Complimentary Yoga Classes at Veterans Park for all Yogis of all skill levels to enjoy. Held outdoors in the City’s beautiful Veterans Park, these classes offer the perfect atmosphere to relax, breathe and stretch together with the help of a certified instructor. The duration of the class is approximately one hour. Classes are scheduled every Friday atVeterans Park at 9:00 a.m. Students must bring their own Yoga mats, a small towel and water for convenience. Please plan to be in class for approximately one hour.

Yoga’s gentle movements are a big reason for why it’s so popular. Yoga is good for people who haven’t been active in a while. In Memory of Michael Stern

A Tireless Fighter For Good And Dedicated Much of His Life To Helping Others

Michael Stern, an Aventura Commissioner passed away peacefully on July 25th at his family-filled Aventura home. He was 57. He was diagnosed with an advanced stage at 52 after delaying his Colonscopy for several years.

Commissioner Stern was the secondlongest serving elected official in Aventura’s history. His commitment to serving others was evident as an elected leader and in his everyday life. Since being diagnosed with Colorectal Cancer in 2019, Michael dedicated himself to education and advocacy, saving lives.

Aside from being a Commissioner, Michael Stern was also one of the creators of Aventura Magazine and spent much of his time after his diagnosis in 2019 urging others to get a Colonoscopy. He became an Ambassador in the fight against Colorectal Cancer and also advocated for funding Cancer Research inWashington.

As part of the fight against Colorectal Cancer in 2023 and 2024, Aventura’s Colorectal Cancer Public Service Announcements won Gold Viddy Awards from the Association of Marketing and Communication Professionals due in large part to Stern’s contributions.

Stern believed in an era where effective communication plays a vital role in raising awareness and driving social change, the Aventura Public Communicators Group with his contribution achieved a remarkable feat. The outstanding Short Film, “Michael Stern: Colorectal Cancer Awareness,” was honored with the pres-

tigious Gold Viddy Award from The Association Of Marketing And Communications Professionals. This recognition was a testament to the group’s commitment to delivering impactful messages and their dedication to Public Health Initiatives.

He made sure people knew his story to raise awareness about the disease. “I found out about my Cancer Diagnosis after waking up from my Colonoscopy in October 2019. At that time, it was unknown what stage I was at, just that it was most likely a Cancerous Polyp. It took about a week to find out it progressed to Stage IV.”

“I turned to Google, which was a very big mistake. After reading most of the results that I had about a 14% chance of living past five years, my life stood still for that moment. All I could think of is, “Will I see my kids grow up?” and “What do I say to them?” “How can I leave my family at this time? I have so much more to do. It took me a few weeks to come to grips with things. I started to think in a different direction.”

City Of Aventura Hosts Community Bike Event

On Sunday, September 22nd, 2024, the City of Aventura, in partnership with the Aventura Police Department, will host its Annual “Share The Road” Event, aimed at promoting safe cycling practices and fostering community engagement. The event, which kicks off at 9:00 a.m., will be held at Founders Park, located at 3105 Northeast 190th Street, Aventura, Florida 33180 and promises to be an informative and fun-filled day for cyclists of all ages.

The “Share The Road” Event is designed to enhance awareness around bicycle safety and encourage responsible riding habits. The morning will feature a series of engaging bike safety presentations, where participants can learn vital tips on how to stay safe on the road. In addition to educational sessions, attendees will be able to enter to win prizes and speak with representatives of the City’s bike share program, Aventura BCycle. The City of Aventura wants to ensure that riders are equipped with essential gear for a safe and enjoyable ride.

A key highlight of the event will be the opportunity for participants to interact directly with members of the Aventura Police Department. The officers will be available to answer questions about bike safety and provide guidance on best practices for navigating city streets. Showcasing one of the greatest voices of our time, Linda Eder’s diverse repertoire spans Broadway, Standards, Pop, Country, and Jazz. When she performs “live” in concert, it is amazing to experience the ease with which she moves back and forth from one genre to another as if she were gifted with the vocal ability to perform each genre as well as all the others.

Born in Tucson, Arizona and raised in Brainerd, Minnesota, Eder began her career right out of high school singing all around her home state, and she eventually landed a gig at Harrah’s Casino in Atlantic City, New Jersey. But it was her appearance on the 1987 season of “Star Search,” during which she won for an unprecedented 12 straight weeks, which attracted the attention of audiences and record companies alike.

Eder launched her recording career in 1991 with her self-titled debut album and soon established a vital niche as America’s most popular and acclaimed new interpreter of Pop, Standard and Theatrical genres. She released two more solo albums before starring in the Broadway production of JEKYLL & HYDE beginning on April 28th, 1997. As the tragic character “Lucy” in this new musical, Eder blew the roof off New York City’s Plymouth Theatre eight times a week as she belted out her signature songs “Someone Like You” and “A New Life.” Her Broadway debut, for which she was rewarded with a Drama Desk nomination, sent her already rapidly rising star blazing across the sky securing her a spot as one of America’s most beloved singers and dynamic “live” performers. Stephen Holden of The New York Times wrote, “What do we mean when we use the word perfection?The question arises every time I watch the pop singer Linda Eder.”

After leaving Broadway, Eder’s recording career continued “full steam ahead” with her discography to date being composed of 18 solo recordings and numerous musical recordings. She focused on mostly Broadway, Standard and Pop music for many years, which highlighted her abundant vocal gifts as well as her skill for delivering dramatic, emotionally resonant interpretations of mostly familiar songs while making them her own. Her

CHRISTMAS STAYS THE SAME, is a perfect example of the way she is able to transform and interpret best loved Christmas music and make it her own without compromising the original.

In 2008, Eder stepped outside the box and her familiar “wheelhouse” to record THE OTHER SIDE OF ME, a Country Pop blend of contemporary music, which included a song written by Linda herself. And, in June, 2010, she and Clay Aiken covered Roy Orbison’s “Crying” as a duet on Aiken’s album,TRIED &TRUE.

In 2013, Linda established her own record company under the name Tressamail, Inc., and in that same year she released her first recording on that newly established label, the highly acclaimed CHRISTMAS WHERE YOU ARE. This CD features 12 tracks – six selected by her fans via social media and two originals from Eder herself. It also featured a unique twist on the classic, ”Baby, It’s Cold Outside,” which Linda rewrote and recorded with her teenage son, Jake. It was to represent a classic mother-son debate over going outside to play in a snowstorm.

Eder has released two additional recordings on her own record label. In 2014, she released her first ever “live” CD, LINDALIVE, which was recorded in Saratoga, New York before a wildly enthusiastic crowd. In November, 2015, she released RETRO VOLUME 1. This recording features 14 tracks written by Frank Wildhorn, Jack Murphy, Jason Howland, Leslie Bricusse, Nan Knighton, Baird Jarman, and MauryYeston. It is filled with

esque melodies that first introduced Linda’s voice to her many fans.

In 2018, Linda recorded her 17th solo album, a Broadway/Standards CD entitled IF YOU SEE ME, with music for the title track written by her son, Jake Wildhorn, and lyrics written by Linda herself. She has also put out her first “behind the scenes” DVD entitled THE OTHER SIDE compiled from personal moments at work and at home over a three year period and culminating with the making of her new CD (IFYOU SEE ME).

She has appeared on television numerous times. TrailMIX, her prime time Animal Planet special about singers with a passion for horses, was a natural extension of her love for animals and featured Linda interviewing fellow recording artists and performers Sheryl Crow, Mary Chapin Carpenter, Irish Tenor Ronan Tynan, Rob Thomas, and Aerosmith’s Joe Perry. She has been featured on numerous PBS television concert specials including Clay Aiken’sTried &True, Hallelujah Broadway, Linda Eder: The PBS Concert, Best of Broadway: Broadway The Leading Ladies, Best of Broadway: The Love Songs, Jim Brickman Plays The Disney Songbook, and more. Her 2001 Holiday Concert, Christmas Stays the Same, was broadcast on Bravo TV and continues to be a popular selling DVD.

Steps to Help Teens Plan

Financially for the Future

For teenagers, retirement may seem like a lifetime away, but it’s never too early to start saving for the future. Because financial habits can be created at a young age, the sooner kids begin to save and learn about investing, the less likely they’ll face worries about money when they eventually stop working.

Teens are already thinking about retirement, according to the Achievement Teens & Retirement Survey conducted by Wakefield Research on behalf of Junior Achievement and MissionSquare Retirement’s Foundation. Among young adults ages 13-18 surveyed, 83% have thought about their retirement and 78% believe they’ll be able to retire comforta bly when the time comes. However, only 60% view retirement as living on invest ments and savings after leaving work, believing instead retirement could mean taking extended time off for travel, study, illness or taking care of family matters.

“This research shows retirement is more top-of-mind for teens than one might think,” said Tim Greinert, of Junior Achievement USA. “While young people have given retirement planning some thought, it’s apparent they still need information on the best way to go about it.” Because nearly half of U.S. households (46%) report having nothing saved for retirement, according to the Survey of Consumer Finances, taking steps early to save and invest can help teens get a head start on achieving a successful retirement.

1. Start now.

The sooner you start, the longer you have to save and for investments to grow. Even though contributions may be small during your teens and 20s, it can make a dramatic difference in the long run.

2. Pay yourself first.

Whether through a dedicated savings account or an employer’s retirement plan, set aside a set percentage of each paycheck. Then prioritize spending on what you truly need and want.

3. Invest what you save.

Unless you save a lot, you’ll need to make the most of your savings by invest-

4. Find the right balance between investment risk and potential return

The ideal mix is one most likely to help meet investment goals with a level of

risk you can handle. The longer you have to invest, the more risk you can likely take.

5. Spread savings across different types of investments. This helps you manage risk. As some investments go through rough stretches, others are likely to hold steady or grow.

Ronnie Lukshinski is a great guy with a positive outlook. His interests are eclectic and his personality sparkles like the jewelry and watches that surround him in his Pawn and Jewelry Shop on Northeast 167th Street in North Miami Beach.

Even the name of his business, A New Hocke Shoppe, is an indication of his creativity and humor. Actually, an upscale Pawn Shop where shoppers from all Socio-Economic Levels come for fast cash or to peruse the diamonds, Gold and Silver under glass and other rare and collectible items. Ronnie says he also takes pride in specializing in new and used Designer Handbags like Louis Vuit-ton, Prada and Chanel.

Ronnie has been at this same location for more than 30 years. His step-daughter, Olga Mena, has been managing and interacting with customers for 20 of those 27 years, and Ronnie says “She runs the business. I don’t know what I would do without her!”

Actually, Ronnie is not new to the jewelry business. Many old-timers to the area may remember him as owner of two Fine Jewelry Stores in the old Diplomat Mall on Hallandale Beach Boule-vard almost three decades ago.

Always intrigued by Jewelry and Watches, Ron-nie spent a lot of his early years attending shows, frequenting Estate Sales, and visiting Pawn Shops as a collector and for resale. After selling his Jewelry business in Hallandale, he returned to that pasttime until he met the previous owner of the shop he now owns. “After all,” he said, “this is what I love, so why not buy it?”

So, Ronnie became a Pawn Broker, a professional who offers Secured Loans to people with items of personal property used as collateral, much like collateral used in banking for personal loans.

Lending money for collateral or pawn can be tra-ced to the earliest ancient cultures when individuals could acquire flexible currency quickly in exchange for cattle, produce and home grown goods, but would be able to retrieve back their belongings at pre-agreed terms.

Assyrian, Baby-lonian and Hebrew laws were written thousands of years ago to create ethical codes for the exchange of goods for currency, involving charging interest. Pawn Loans, however, involved temporarily trading valuables for funds that could be purchased back by a preagreed later date.

Interestingly, the origins of Pawn

Shops have roots in China about 3000 years ago. Working independently, Pawn Brokers would offer short term credit to peasants.

Ancient Greeks and Romans continued the tradition and created business entities serving the mainstream communities, using goods as collateral that could later be retrie-ved.

These loans assisted business owners to purchase Stock, meet Payroll, and Finance extravagances for the wealthy. Recogni-zed as a legitimate enterprise, back in the 14th Century, it was known that King Edward III of England was a frequent browser of Pawn Shops throughout Europe. Even Queen Isa-bella of Spain pawned her Jewels to finance Christopher Columbus’ voyages.

During the 1800’s with the growth of manufacturing and the influx of immigrants, people flocked to Pawn Shops to help them through the week. At one time, it was noted that there was at least one item in Pawn Shops for every man, woman and child in New York City. They would pawn clothing, tools, quilts and anything of value, only to retrieve them as

soon as they could, often on a payout basis. But the New Hocke Shoppe is more than a Pawn Shop. Ronnie Lukshinski does appraisals for Insurance, and buys jewelry that customers are ready to trade. When values on hold for Pawn are not retrieved by the agreed time, he is able to place them into stock. Custo-mers love coming in on a regular basis just to browse his unique items, often offered at amazing prices.

Pawn customers in need of fast cash appreciate the considerate services of his staff. Last year, Wilmar M. wrote in the Local Guide, “Best place ever. Very helpful and friendly staff. They are not just (here) to make money. They really do help you out of a jam.”

Ronnie also buys Gold and Silver for scrap at competitive rates. As for Fine Jewelry and Watches, he offers sellers the highest dollar market value. Col-lectible items move quick-ly, especially if Ronnie or Olga are aware of customers’ interests. Musical ins-truments, Estate Jewelry and collector pieces are of particular interest to regular customers. And… those regulars bring others.

One reviewer on Yelp (Roseanne M.) sized it up perfectly by writing “This Pawn Store is addictive. Whether you are there to buy, sell or just peruse their wares, the delightful staff is always happy to assist.” She added a thumbs up and rated the New Hocke Shoppe as 5-star.

Ronnie’s affable, easy-going and accommodating personality may be rooted in his early years in the Hospitality Field after arriving in NewYork from Israel in 1980. After visiting friends in South Florida, he fell in love with Miami. “What’s not to love?” he asks. “It’s paradise on earth, and the people are great.”

With many internatio-nal friends and customers, Ronnie speaks English, Spanish, Hebrew and quoting him, “un peu Francais.”

Whatever language he uses, twentyseven years in the same location certainly speaks for itself. In fact, it shouts out good service, loyalty and trust.

Sleep Apnea is a serious sleep disorder characterized by a repetitive collapse of the airway during sleep. Most people with Sleep Apnea don’t even know they have it - in fact, 80% of people with Sleep Apnea in the United States are undiagnosed, according to research published in the “American Journal of Epidemiology.”
