Unlike Homeowners or Auto Insurance, Real Estate Title Insurance coverage periods end on the day they are issued and extend backward in time. However, the policy’s Protection Period extends forward and stays in place until the Property is sold to a new Owner. Title Insurance protects House and Condominium Owners against Future Claims based on what could have already happened before they bought (prior acts by previous Owners). Yes, I know this is already confusing, though stick with me for a bit longer. Because it is so misunderstood, many buyers look at Title Insurance as just another vague (and possibly unnecessary) expense they have to pay at Closing. Owning Real Estate is about the rights an Owner may exercise concerning the use, Occupancy, and Disposition (resale) of a specific piece of Property. Those rights are transferred each time the Property is sold to a new Owner. Title: A general concept that expresses the Ownership of something. It refers to an understanding and acceptance of the Owner’s rights.

This Is Not Freedom, America The Profit Incentives Driving the American Police State By John & Nisha Whitehead

Pay no heed to the circus politics coming out of Washington DC. It’s just more of the same grandstanding by tone-deaf politicians oblivious to the plight of the citizenry. Don’t allow yourselves to be distracted by the competing news headlines cataloging the antics of the ruling classes. While they are full of sound and fury, they are utterly lacking in substance. Tune out the blaring noise of meaningless babble. It is intended to drown out the very real menace of a government which is consumed with squeezing every last penny out of the population. Focus instead on the steady march of the police state at both the national, state and local levels, and the essential freedoms that are being trampled underfoot in its single-minded pursuit of power. While the overt and costly signs of the despotism exercised by the increasingly authoritarian regime that passes itself off as the United States government are all around us—warrantless surveillance of Americans’ private phone and email conversations by the FBI, NSA, etc.; SWAT team raids of Americans’ homes; shootings of unarmed citizens by police; harsh punishments meted out to schoolchildren in the name of zero tolerance; drones taking to the skies domestically; endless wars; out-of-control spending; militarized police; roadside strip searches; privatized prisons with a profit incentive for jailing Americans; fusion centers that collect and disseminate data on Americans’ private transactions; and militarized agencies with stockpiles of ammunition, to name some of the most appalling—you rarely hear anything about them from the politicians, the corporations or the news media.

So what’s behind the blackout of real news? Surely, if properly disclosed and consistently reported on, the sheer volume of the government’s activities, which undermine the Constitution and dance close to the edge of outright illegality, would give rise to a sea change in how business is conducted in our seats of power. Yet when we’re being bombarded with wall-to-wall news coverage and news cycles that change every few days, it’s difficult to stay focused on one thing— namely, holding the government accountable to abiding by the rule of law—and the powers-that-be understand this. As with most things, if you want to know the real motives behind any government program, follow the money trail. When you dig down far enough, you quickly find that those who profit from Americans being surveilled, fined, scanned, searched, probed, tasered, arrested and imprisoned are none other than the police who arrest them, the courts which try them, the prisons which incarcerate them, and the corporations, which manufacture the weapons, equipment and prisons used by the American police state. These injustices, petty tyrannies and overt acts of hostility are being carried out in the name of the national good—against the interests of individuals, society and ultimately our freedoms—by an elite class of government officials working in partnership with megacorporations that are largely insulated from the ill effects of their actions. Everywhere you go, everything you do, and every which way you look, we’re getting swindled, cheated, conned, robbed,

Buying Riddle From Page 1A Deed: The written document that specifically describes and acknowledges ownership of Real Property. Deeds are recorded in the County where the Property is located. Depending on the location and type of Property, the history of Owners may go back a couple hundred years. This is especially true in older US East Coast cities and towns whose histories may go back to the 1700’s. It is very important to note that the Title issues we’re discussing today attach to the Property, not to individual Owners. Undiscovered Title defects remain with the property through all ownership transfers until they are found and resolved. Title Insurance protects current Owners against future Title problems resulting from the actions of previous Owners. Challenges to an Owner’s full right and ability to sell a Property might come from: • Improper boundaries from an inaccurate survey • Buildings encroaching on easements, setbacks, or lot lines • Open and unresolved Building Permits • Delinquent Taxes, Unsatisfied Mortgages, Foreclosures started • Errors in identification of the property or Buyer/Seller • Previous Owner’s Spouse, Ex-Spouse, or Heirs Claim Ownership • Liens Seeking Payment - Property Repairs, Unpaid Spousal/Child Support, COA/HOA Assessments Problems such as these that can prevent or restrict an Owner’s ability to Legally Use, Occupy, or Sell the Property are Title defects, also called “clouds” on the Title. Many Title defects or encumbrances are found in Public-Record Documents such as Liens, Court Judgements and Mortgages. Like Deeds, these are recorded with the County where the Property is located. Though there can also be unrecorded Title issues that will derail a Closing. These are found in the Building/ Zoning Department and other Third-Party Files, not just Legally recorded Documents. Common examples of these are Municipal Code Violations and Fines, Unpaid Utility Bills, Owners Association Charges, and Open

raided, pickpocketed, mugged, deceived, defrauded, double-crossed and fleeced by governmental and corporate shareholders of the American police state out to make a profit at taxpayer expense. Not only are Americans forced to spend more on taxes than the annual financial burdens of food, education and clothing combined, but we’re also being played as easy marks by hustlers bearing the imprimatur of the government. Examples of this legalized, profits-overpeople, government-sanctioned extortion abound: On the roads. In the prisons. In the schools. In the endless wars abroad. In the form of militarized police. In profitdriven schemes such as asset forfeiture. By the security industrial complex. By a government addicted to power. This perverse mixture of government authoritarianism and corporate profits has increased the reach of the state into our private lives while also adding a profit motive into the mix. And, as always, it’s we the people, we the taxpayers, we the gullible voters who keep getting taken for a ride by politicians eager to promise us the world on a plate. This is a far cry from how a representative government is supposed to operate. Indeed, it has been a long time since we could claim to be the masters of our own lives. Rather, we are now the subjects of a militarized, corporate empire in which the vast majority of the citizenry work their hands to the bone for the benefit of a privileged few. Adding injury to the ongoing insult of having our tax dollars misused and our so-called representatives bought and paid for by the moneyed elite, the government then turns around and uses the money we

Building Permits. A Municipal Code Search is part of the Pre-Closing Process that attempts to find any outstanding issues. In a Title Search, earlier Deeds, Court Records, Property Indexes, Municipal Records, and other Sources of Information (both recorded and unrecorded) are closely examined to reveal any Possible Ownership defects, encumbrances, and restrictions that may have attached to the Property over the years. Any of these could prevent the current Owner from Legally and Freely Selling the Property. They could also limit the anticipated future use of the Property by a new Owner. Most defects found in a Title Search can be Legally “cured” by the Settlement Attorney or Title Company prior to Sale’s Closing. Once the Title Company or Closing Attorney’s Office is satisfied that a Property has a Clear Title (no unresolved defects/clouds), a Title Insurance commitment and policy may be issued which will protect the new Owner from problems that arise from the kind of complications mentioned above. So...if Title Agents and Attorneys have already checked for Title defects, why is Insurance needed? Because even with a careful and diligent Title Search, there can be hidden hazards from the past that affect both the Seller’s right to transfer and the new Owner’s future Property Rights. Hidden Title hazards may include: • Forged Documents, Fraud, or other Criminal Acts • Mentally incompetent previous Owner • Improper Trustee, Corporate Officer, or LLC Member Authorization to sell • Seller entered into Contracts with multiple Buyers • Inaccurate Property description; Deed Transfer issues • Undeclared Marital Status, Unknown Florida Homestead Claimant • Similar or identical Owner names (unrelated, Sr, Jr) • Probate issues, Undisclosed Heirs, Unknown Wills An Owner’s Title Insurance policy does not protect current Owners from Title or Deed issues that attach to the property caused by their Own actions. (Remember the coverage period extends backward from the issue date).

earn with our blood, sweat and tears to target, imprison and entrap us, in the form of militarized police, surveillance cameras, private prisons, license plate readers, drones, and cell phone tracking technology. With every new tax, fine, fee and law adopted by our so-called representatives, the yoke around the neck of the average American seems to tighten just a little bit more. All of those nefarious deeds by government officials that you hear about every day: those are your tax dollars at work. It’s your money that allows for government agents to spy on your emails, your phone calls, your text messages, and your movements. It’s your money that allows out-of-control police officers to burst into innocent people’s homes, or probe and strip search motorists on the side of the road. And it’s your money that leads to Americans across the country being prosecuted for innocuous activities such as growing vegetable gardens in their front yards or daring to speak their truth to their elected officials. As I make clear in my book Battlefield America: The War on the American People and in its fictional counterpart The Erik Blair Diaries, this is not freedom, America. In any Title Insurance policy, there are some exclusions that are NOT covered. An example of this might be excluding challenges to lot lines if a new Survey was not performed as part of the Purchase. It is very important for Buyers to fully understand the exceptions and exclusions in their new Owners Title Insurance policy. Ask your Settlement Agent to explain them in detail. An Owner’s policy is for the Full Value of the Real Estate Purchase and lasts as long as the current insured Owners or their Heirs have Uninterrupted Ownership Interest in the Property. Remember - a Sale to another Owner is what ends coverage for a current Owners Title policy. If a Claim against ownership arises, the Title Insurance company is there to address any Legitimate Title defects and Valid Claims against Legal transfer not found and addressed in the Title Search, and to cover the Costs of defending the Owner/Policyholder’s Property Rights. Title Insurance premiums are a one-time, single payment made at Closing. In Florida, local practice and the purchase contract determine whether the Seller or Buyer pays the new Owners Title Insurance premium at Closing. Although Owner’s Title Insurance is not required in Florida (highly recommended), when there is Mortgage Financing, Lenders want to protect their investment in the property from errors, defects, and adverse claims to ownership, so they require a separate Lender’s Title Insurance policy as a condition of approving the Loan. A Lender’s policy carries an additional Separate Premium, and has different coverage amounts and terms. Buyers are responsible for paying the Lender’s Title Insurance Premium. Guitar Lessons For Recovery Move Your Focus From The Pain You Suffer Onto The Needs of Others By Tracy Renee Lee

If you are suffering loss, I hope you will be able to find something that you love to do that allows you to facilitate your recovery while serving others My brother lost his wife in January of this year. She died from Breast Cancer. He misses her so much, but he is doing well. His recovery is moving along in a healthy direction and time frame. One thing that my brother is not suffering from is Depression. “Depression is not a normal part of grief; it is a complication that interferes with recovery and raises the risk of serious illness.” Right after my sister-in-law died, my brother began having chest pains. Because grief can cause physical pain, we thought it was pain related to his loss. After a few months, he eventually saw his Cardiologist. It came to light that his heart was out of Arrhythmia. His doctor scheduled a corrective procedure, and we were instructed to keep him from getting excited and suffering from grief until his appointment. This is where we became concerned that delaying his grief experience might

lead to Depression. We took precautions to avoid this and keep his recovery moving forward in a positive trajectory. On the scheduled day, my husband took my brother to his doctor’s office for his procedure, and the doctor discovered that my brother required immediate openheart surgery. My husband went with my brother to a different part of the hospital, and my brother was admitted into the Cardiac Intensive Care Unit. After surgery, my brother came to stay at my home during his convalescence. Again, the doctor expressed the importance of my brother delaying his grief experience, making complications even more likely. My brother seemed to be recovering very well, but a few weeks ago, he noticed some difficulties. He went back to see his doctor, and his heart was again suffering from Arrhythmia. His doctor scheduled a procedure, which took place last week. My brother is feeling very well, and his heart is normalizing. Now that my brother’s heart seems to be healthier, he can handle his grief recovery much better. He has moments of sadness but has incorporated new strategies

to cope and swing away from Depression. He has focused on a new venture. He teaches guitar lessons on YouTube: https:/ /www.youtube.com/@EZ3ChordCountry His YouTube venture takes up most of his time. This time invested in an activity that he enjoys and excels in is an excellent strategy for recovery. My brother and his wife used to have a band that visited nursing homes to spread cheer through music. This new activity is an extension of that mission. My brother continues to play at nursing homes, but he has added another service to his lifelong goal of serving others. If you are suffering loss, I hope you will be able to find something that you love to do that allows you to facilitate your recovery while serving others. Service helps to ward off feelings of loneliness and Depression. Service is one of the best things you can do for grief recovery. It moves your focus from the pain you suffer onto the needs of others. This redirection of focus brings progress to your life and allows your heart, mind, and efforts to carry your soul back to a meaningful and peaceful existence. Service will not shrink the significance

of your loss; it merely shrinks your focus on that loss. Shrinking your focus shrinks your pain. “Your focus of mind paired with your actions of service, work in concert to enlarge your ability to experience joy and peace once again. With that in mind, service should be your go-to treatment for recovery.” Investing in an activity that allows you to serve others and memorialize the legacy of your loved one is an excellent strategy for grief recovery. I am happy my brother has found such a wonderful tribute to his wife. My name is Tracy Renee Lee. I am a Certified Grief Counselor (GC-C), Funeral Director (FDIC), Published Author, Syndicated Columnist, Podcaster and Founder of the “Mikey Joe Children’s Memorial” and Heaven Sent, Corp. I write books, weekly bereavement articles, Podcasts, and Grief BRIEFs related to understanding and coping with grief. I am the American Funeral Director of the Year Runner-Up and Recipient of the BBB’s Integrity Award. It is my life’s work to comfort the bereaved and help them live on.

Beach Construction To Begin Again Dania, Hallandale Beach & Hollywood Residents Will Be Affected The idyllic stretches of sand and surf along Dania Beach, Hallandale Beach, and Hollywood Beach have long been cherished by residents and visitors alike. However, the relentless forces of nature have taken their toll on these picturesque shores over the years. In response, a significant beach renourishment project is set to reshape the coastal landscape again, ensuring the preservation and protection of these beloved beachfront communities. In February 2021, the U.S. Army Corps of Engineers (USACE) awarded the Segment III Beach Renourishment Construction Contract to Continental Heavy Civil Corporation. This project is no ordinary endeavor; it’s a collaborative effort between local and federal entities, with a clear goal in mind - to restore and safeguard our coastline. Stretching from Dr. Von D. Mizell-Eula Johnson State Park in the south to Hallandale Beach in the north, this project aims to place approximately 887,000 cubic yards of upland sand along the shoreline. What’s remarkable is that the federal government, through its Flood Control and Coastal Emergencies (FCCE) Program, is funding this endeavor with a 100% cost share. This commitment was triggered by the need for recovery following the devastation caused by Hurricane Irma.

The contractor will utilize South City Beach Park in Hallandale Beach and the beach access at Meade Street in Hollywood Beach as access points during construction along the beach

To execute this ambitious undertaking, meticulous planning is essential. Segment III Beach Renourishment will be implemented in distinct phases, each addressing the unique requirements of the shoreline: • Dr. Von Mizell-Eula Johnson State Park: This segment extends from the Port Everglades South Jetty to FDEP Reference Monument R-92. • Dania Beach/Hollywood Beach: From Dania Beach Pier to Hollywood Beach, Lee Street (R-108). • Hollywood Beach/Hallandale Beach: Stretching from Hollywood Beach, Iris Terrace (R-119) to the South County Line (R-128). Currently, construction is paused for Turtle Nesting Season, showcasing the project’s commitment to Environmental Preservation. The pause began on June 1st, 2022 and construction will resume on November 1st, 2023. The transformation of these beaches will be a gradual one, designed to minimize disruptions to the community. Hallandale Beach will witness the project’s initial phase, with Sand Placement commencing at South City Beach Park’s access point. From there, construction will progress north through Hollywood Beach, with an estimated completion date set for April 2024. Construction activities will primarily take place during daylight hours, from 7:00 a.m. to 6:00 p.m. and will typically run from Monday to Friday. However, if

South City Beach Park necessary to stay on schedule, work may extend into Saturdays. The project has already made significant strides since its commencement. The Initial Construction Phase began within the confines of Dr. Von Mizell-Eula Johnson State Park on November 1st, 2021 and concluded on May 31st, 2022. This pause was vital to allow Nesting Turtles to thrive undisturbed.

Erosion Control Line. This line defines the boundary between State Sovereign Submerged Lands and Upland Ownership.

A Respectful Approach It’s important to note that construction will only occur on upland beaches where property owners have granted construction easements. In areas where these easements have not been granted, Sand Placement will be limited to below the

The project’s success depends on the cooperation and support of the community. Various Beach Access Points have been identified for Construction Access and Staging as needed by the Construction vendor:

As the sands shift, so too does our commitment to ensuring that the beaches

we hold dear remain a source of beauty and enjoyment for generations to come. Beach Construction is not just about rebuilding sand; it’s about fortifying the bonds that tie our communities to these natural wonders. The journey to restore our coastlines has begun once more, and it is a journey that promises a brighter and more resilient future for Dania, Hallandale Beach, and Hollywood residents alike. Should you have any questions or require more information about the beach renourishment program, please do not hesitate to contact Jacob Rice at: jrice@broward.org. Your involvement and engagement are crucial as we work together to rejuvenate and safeguard our cherished coastal treasures.

Reach Out & Play Fueling Multigenerational Connection Through Game Nights Ageless Innovation’s Reach Out and Play campaign, sponsored by AARP, will host board game events across the country (BPT) - When you were younger, you might have had “family game night,” huddled around the kitchen table with dice and tokens. Besides the happy memories this brings, those game nights may actually help boost one’s health. Social connections, sense of purpose and an active mind can be key parts of healthier aging. Coming together to play games can be one way to encompass all three - while helping to reduce isolation. In light of this, Ageless Innovation’s Reach Out and Play campaign, sponsored by AARP, will host board game events across the country through the end of the

year. Various organizations will host board game events across the country, and people are also encouraged to host their own with family and friends. These activities will bring people of all ages together through the power of play, and create meaningful connections for older adults. Social isolation and loneliness for older adults can have a massive effect on their health. Loneliness has been found to lead to health risks, such as Depression, cognitive decline, Hypertension and more. Social isolation may lead to Cardiovascular Disease, a reduced quality of life and other health issues. Personal connections, no matter what the activities, can help foster better health. “Social connection, camaraderie, and even some problem-solving - all of these

things can be important contributors to the health of older adults,” said Dr. Philip Painter, Chief Medical Officer at UnitedHealthcare Medicare & Retirement.

“Events like this can bring people of all ages together for fun, but also drive a sense of wellness, which is so vital as we age.”

For information on Reach Out and Play, including how to find and register for an event in your area, visit: aarp.org/agelessplay. And, check out reimagined versions of Scrabble, The Game of Life, and Trivial Pursuit - interpretations that encourage intergenerational play.

Israel Is Under Attack By Hallandale Beach Mayor, Joy Cooper

I, like many of our friends and neighbors, have been watching in disbelief over the horrific events taking place in Israel. Two years ago, this week, I had the great fortune to visit this beautiful resilient country with my husband and my dear friends. It was the second time I had been there. Many people who have not visited Israel do not realize how small this powerful State is. You can travel and see the whole country in days. Tuesday we held a meeting to approve a vigil for those killed, kidnapped and fighting against Hamas Terrorists. While we sat at home watching TV, I shared how close everyone lives to each other. How close towns are. The bombs we see are like standing on Golden Isles Drive and watching a bomb go off on A1A in Golden Beach. It is so heart wrenching, paralyzing as well as angering. We and the entire world should be rallying for Israel. We all need to stand up against hate. Those cheering and chanting for PLO and Hamas are just as barbaric. This to me is Hate Speech and does not represent our American values. Just as bad as Nazis. Israel has been occupied over and over again. They have fought to regain Jerusalem which had been taken from them 1000’s of years ago. It is their homeland. They have worked towards peace while sacrificing their security. This has just become very evident through this attack. What everyone must know is that Israel has been living in peace and restraint for over 50 years. Even though their enemies are at the gates they always have helped anyone that is injured. They live helping others and have lived side by side with Christians and Muslims alike over these years. Not all peaceful but with compassion and again with restraint

The Palestinian Islamist group Hamas launched the biggest attack on Israel in years on Saturday in a surprise multi-pronged assault Hamas wants to kill every Jew. Their Jihad came to America in 9/11 so the issue is when will they be coming after the rest of the Christians and Muslims that do not bow to their twisted beliefs? Israel is an amazing place. It thrives in the desert surrounded by many enemies. They have built a country through grit, determination and ingenuity. They have created many breakthroughs in many industries, technology, farming, health and engineering to name a few. What is truly eye opening is the surrounding countries have not invested in

their countries and people. They have been ruled by oppressive government regimes. This I think further fuels the hatred. Combined with the corrupt manipulation of the religion, Gaza has been even built with the help of Israel, yet Hamas continues to even use their own citizens as shields and now have unleashed war.

Saudi Arabia and other surrounding counties are seeing they need to modernize. The days of being solely dependent on oil and the wealth it brings with the lack of investment to help their economy have begun to change. Changes in government education and other social issues for all their citizens, men and women alike, are starting to take place. It will continue to evolve. The Abraham Accords have taken root. Relations will never be perfect but have come a long way. Gaza and places like Iran and Afghanistan are breeding grounds for this kind of hate. We need to remember; this is not a religious war, it is Terrorism! Just like any gang fueled by leaders exploiting humans through illegal activities of guns, human trafficking and brutality. The goal is to gain mental and physical control over the countries for wealth and power. We are all heartbroken. We can all do our part. Speak out online against hate. Stand up against those supporting this barbarism. Tell Congress to do all they can to support Israel! Support Israel’s Relief Efforts! There are so many, Jewish Federation, ADL, Hadassah just to name a few. We do not know how or when this will unfold. I pray that they can rid the country of Hamas with swiftness and precision. I want to thank our City Manager, Dr. Jermey Earle, Chief Michel Michel, our entire City Staff and Vice Mayor Anabelle Lima-Taub, Commissioner Adams for making the meeting and Commissioners Lazarow and Butler who have shared their support to unite as a City and encourage all our residents to support Israel!
