National market observations may or may not apply to your neighborhood or community Regularly, we see National Real Estate Media Coverage and hear the popular catchphrases of low inventory and high demand. Today we are outlining 3 “stealth” indicators of underlying local Real Estate market activity that are not readily available to the public. They may help provide a more local context and perspective to the generalized comments we hear almost daily about National Real Estate market conditions. Remember - All Real Estate is local. The 3 most revealing (in my opinion) indicators are actually sub-categories of Listing History:
Days-On-Market (DOM), Price Changes (reductions and increases) and Listing Status changes. You have to ask your Real Estate Agent to provide Listing History details because they don’t automatically show up on consumer-facing listings from the local Multiple Listing Service (MLS) or syndicated sites like Zillow, Realtor.com, Trulia, and others. Not only is all real estate local, it is also dependent on a specific time window of market activity
From Page 1A provides insights that may not be available from the usual sources of market information. Days-On-Market (DOM) This is the number of days since the listing first went Active in the Multiple Listing Service (MLS). Shorter DOM indicates a fresher listing, longer DOM might indicate reduced interest, too high of an asking price, or just a general slowing of the local market. An individual property’s DOM is most useful when viewed relative to that of other properties or communities. When looking at market comps, be sure to ask for their Listing History too. Local DOM numbers can either reinforce or contradict National Real Estate Media Commentary. Price Reductions Taking a look at a property’s asking price reductions since it first hit the market can give a hint as to whether it was originally priced too high, or maybe the sellers are becoming more “motivated” the longer it sits on the market. Sometimes a reduced asking price is featured in marketing to attract more potential buyers, sometimes price drops are not mentioned because it might cause potential buyers to feel the property was over-priced to begin with. There are even times when you will see price increases for properties that have been on the market awhile. (I am not making this up.) The motivation and logic for this are unclear, though it always sends the wrong message when potential buyers see price increases in Listing History. Listing Status Changes The different MLS categories for Listing Status are usually: • Active - available for purchase • Pending - under contract to a specific buyer • Pending with Contingencies - under contract subject to Inspection, Financing, Appraisal, or other Contingency • Expired - listing period has ended without a sale, property is no longer shown as available on MLS or syndicated sites • Withdrawn - temporarily removed from Active status, may return at a later date
• Back-on-market - Active again after being Pending or Withdrawn • Terminated - no longer offered for sale through the MLS • Closed/Sold - a completed and recorded sale to a new owner When viewing Listing History, it is a good idea to notice where in the DOM calendar any status changes occurred. Even more important is to notice “backward” changes from one status to another. Examples of backward transaction progress might be: • Pending back to Active (was under contract, then something changed) • Pending with Contingencies back to Active (ask what the contingency was) • Expired back to relisted Active (by the same or a different agent) • Terminated back to relisted Active (by the same or a different agent) There is even a 4th part of Listing History that is important to watch on Closed sales. That is the relationship between initial (original) asking price and eventual Sold price. You can also take a look at the Sold price compared to the most recent (possibly reduced) asking price.
As a buyer, when you find a property that interests you enough to submit an offer, ask your Real Estate Agent to show you the property’s Listing History and discuss the details with you. Compare the individual property’s Listing History with that of similar properties in the surrounding area, neighborhood, or community. And when a property comes through as a “New Listing,” be sure to check previous Listing History. Expired and Terminated listings are often categorized as New when re-listed in the MLS. As a seller considering putting your house or condo on the market, ask your Listing Agent to prepare an overview of your neighborhood, area, or community’s Listing History details for the past few months from the MLS. Doing this can help establish reasonable expectations for your own upcoming sale. The details in a property’s Listing History provide the best insight when viewed in relation to those of comparable properties in the local area or community. When doing a Listing History study for comps, include all Listing Status categories in order to get the full picture.

It can also give sellers more market background when deciding on a realistic asking price and how long they might expect their sale to take. Listing History details do not automatically appear on feeds you receive from a local MLS or when viewing listings on syndicated real estate sites. Don’t assume that national Real Estate Trends and statistics you see on the evening news automatically apply to your local town, neighborhood, or community. Real Estate activity in your own little corner of the world is best analyzed and interpreted through local indicators, trends, and comparable property sales.

As the holiday season approaches, many survivors will find that their anxiety levels are rising. The anticipation of these important dates can weigh heavily, and survivors need to make an effort to balance holiday cheer with their battle for grief recovery. Yearning for the deceased is natural, especially during the holidays. An excellent practice to curb the pain of these events is to bring your decedent into your holiday celebrations. Doing so eases the yearning and helps you to feel as though you are honoring your loved one through inclusion. For example, you might consider serving your loved one’s favorite dish at dinner, and those around the table could share a memorable experience centered on the deceased’s life. If someone has one of your loved one’s special recipes, they might be invited to bring it to the celebration along with a printed recipe card for those in attendance. Each year, on my mother’s birthday, I share her favorite candy with my family and friends. I usually bag the candy and attach a photograph of my mother. On the

ROBERT QUIGLEY America’s Independent Candidate For President
57 Things To Know About Robert Quigley Personal Life & Platform 1. Born in Lexington KY December 15, 1966 one month early with a collapsed left lung in the early hours of a snowy morning expected to die with funeral plot and arrangements made to an exceedingly attractive socially energetic young mom. 2. First five years were mostly spent with mom, grandmother and great grandmother plus aunts and uncles spanning multiple generations. 3. Great Grandparents were well to do property owners with 200+ rental houses in Lexington KY, retired farmers, military, workers and business folk plus a newspaper man and politicians too. The family was busy. 4. Biological dad would ultimately die the Chief Justice of the Kentucky Supreme Court. He and the grandfathers were navy veterans and newspapermen. The name Robert has been either the first or middle name of every male direct ancestor going as far back as records are available to the dark ages of England. 5. Adopted dad was a navy pilot that would lead to Robert Quigley’s 10+ year international career in his young adulthood. As a young lad the Quigley family lived in Rota, Spain where his dad was stationed at Naval Air Station Rota. 6. Robert’s first direct ancestor to arrive in the American colonies in the 1600s was a Blakeman who graduated Oxford University as a minister in western England. He brought his family and whole congregation to Connecticut at the age of around 24. 350 years later his great grandson would graduate Cambridge University. 7. Today ancestry.com provides evidence that Robert has 5.5 million blood relatives currently living in the USA; mostly Connecticut, New York, Pennsylvania, Maryland, Virginia, West Virginia and Kentucky. 8. At five years old Robert Quigley fell through his great grandmother’s attic floor while practicing his carpentry skills. 9. Quigley was a percussionist in the junior and senior high school symphony orchestras. He loves the violin and a Stradivarius look alike still sets in the corner buried behind stuff in his dining room. 10. Robert acted in two high school plays called The Death Of A Salesman and The One Who Flew Over The Cuckoo’s Nest. 11. Q as his friends often say has horses in his blood. His grandfather owned a horse farm in Lexington KY. He rides both English and Western but prefers English. He was once thrown from a horse while getting his foot caught in the stirrup covering his head in horror as horse feet came crashing down within inches of his head then only to be drug into the pasture. Both horse and rider lived to tell the tale. His family still owns a home near the famed Kentucky Horse Park. 12. Quigley was a lifeguard during high school summers and saved several swimmers from early death. 13. Robert’s great grandmother, Mary Eliza Blakeman taught him to fish in his younger years. His Uncle Scott taught him how to hunt. 14. At 16 his navy father encouraged Robert to think carefully about a democratic or republican presidency as a career goal as both parties were deeply flawed while enjoying the usual Friday night Pizza Hut pepperoni and sausage pizzas with family. 15. Quigley graduated high school the youngest kid in his class. He started college at George Mason University intending to be an engineer. 16. Robert worked in medical examiners office and funeral home during college intending to learn anatomy and earn good cash in preparation for medical school. 17. At one point in his college years he lived in Key West FL for a couple of months gaining inspiration following the footsteps of Earnest Hemingway for his first novel titled “The Footsteps of A Traveler.” 18. Quigley lived and worked in the United Kingdom as a member of the BUNAC program for six months. 19. Robert spent a summer in Paris France living on a houseboat moored at Place de la Concord in the late 80s. He nearly fell in love and even considered the French Foreign Legion but only after too much tasty French table wine. 20. He spent time in Hamburg West Germany visiting friends during the Chernobyl nuclear accident in the Ukraine. 21. As both the book and travels continued Quigley found himself in Bahrain, home of America’s fifth fleet but absolutely prefers life in the forests as compared to Middle Eastern deserts.
22. The next stop along his journey was a six month stint in Australia where he hitchhiked across their continent with the loveliest of Australian ladies, worked in a gold mine processing plant in Coolgardie Western Australia right smack in the middle of their desert. He even came home with a rock laced glittering gold that turned out to be pyrex. It has been a great paperweight.
38. Eventually Robert and Candice settled in Washington DC and rented the cheapest nice apt they could find; a brand new one bedroom for $485 per month.

Although he toured all of Australia many adventures were lived well including swimming in the most crystal clear jungle waters in Northern Australia with Crocodiles, sleeping terrified on their desert ground in remote areas staring at stars praying that spiders and snakes wouldn’t visit for the warmth and of course an early death.
40. Good fortune comes to those willing to take risks and think out of the box. His same apartment neighborhood and good timed but coincidental lunch with friends led him to the best real estate purchase of a lifetime. He bought his DC house for a song and totally rebuilt it with his own labor and skills.
24. In Darwin, Australia Quigley met up with a college buddy that had just sailed the Pacific in a sailboat. They took off to Hong Kong with the intention to stay 30 days and then head back to the states for a real life. 25. Robert’s 30 day stop over in Hong Kong turned into a ten year educational and career path that would totally transform his life and serves as the foundation that will take America to the next level of its awesome evolutionary global leadership destiny. 26. Quigley was present in Tiananmen Square, China on that fateful night of June 4, 1989. He witnessed the massacre, the destruction and the callous disregard for the lives of peaceful protestors. 27. In addition to his many activities like sailing around Hong Kong Island in front of a typhoon only to capsize his catamaran in the shipping channels just outside Stanley Bay, he worked in stock exchange finance, started law school at the University of London & University of Hong Kong joint LLB program, taught English and learned some Chinese on the side. 28. During Robert’s stay in Hong Kong his girlfriend at the time was a professional violinist with the Hong Kong Philharmonic Orchestra. On several occasions he was in attendance at private concerts with Luciano Pavarotti the world’s best tenor. 29. It was his Hong Kong years when Quigley got deeply involved with international trade, product manufacturing and saw first hand the Chinese full scale national adoption of cottage industry principles to build their powerhouse consumer products production export industry. An entrepreneur was in full bloom. 30. After a couple of years in Hong Kong Robert based himself in Taipei, Taiwan, participated at the grassroots level in the democratization of Taiwan while traveling back and forth between London & Cambridge, England earning his first law degree and law certificates. He worked even deeper in the production world, education, publishing and finance. His time off might have been a movie with his future Taiwanese wife or a dinner with expats sharing notes covering the activities and opportunities occurring around East Asia for ambitious entrepreneurs from around the world. 31. Quigley mounted Alishan and Yushan both the tallest peaks in Taiwan as well as the Everest Base Camp in Nepal and Mt Fuji in Japan during his life in East Asia. His businesses took him to Tokyo, Seoul and Malaysia frequently. 32. Robert would eventually earn law degrees from Cambridge and the University of Miami too. Why Miami many people ask? He needed a beach break from life. He would also eventually pass bar exams in Michigan and New York.
39. Career wise they continued in the product world but in the USA it was selling leathercraft products, making leathercraft products, owning and operating retail stores.
41. Robert has read the economist for 40 straight years without missing an issue and daily papers for all of his life. Quigley is most likely the true source of the famous Big Mac index used to describe purchasing power parity across currencies and nations. 42. Quigley once worked as a bar tender in a Fleet Street Pub in London England and was offered $100,000 per year to be a professional sniffer for the perfume division of a consumer products company called Unilever. 43. Robert and his British colleagues went deep sea fishing in the Andaman Sea while based in Hong Kong and in one day they experienced the best fishing trip of a lifetime. They caught two sword fish and two king fish. Robert took his swordfish back to his hotel, made a deal with the head chef and enjoyed sumptuous dishes three times per day while in Phuket, Thailand. 44. Robert has five siblings. 45. Quigley has no kids but raised his oldest niece. 46. Robert has a 135 IQ. 47. Quigley’s favorite entertainment is Broadway, The West End and good comedy. 48. Robert loves baseball, basketball, football and tennis. He played all at various times in his life. His first baseball game was the Detroit Tigers in Baltimore in 1984 the year they won the World Series. He loves The Kentucky Wildcats and loved watching Dicky Beal the short guy on the team slam-dunk balls. He has a set of golf clubs that have collected dust in his basement for decades. 49. Quigley prefers driving hybrids and or electric vehicles. He learned to drive 18-wheeler semi-trucks during his Australian adventures. He drove coast to coast four times in America in a Mazda Miata taking the back roads whenever possible. He traveled the eastern seaboard on his Honda 500 CC motorcycle from Maine to FL as a youth. Between his curious adventures and business travel Robert has visited every American state and territory. 50. Robert & Candice have owned and operated a dozen small businesses in DC since 2000. 51. Quigley solves problems in his sleep. His mind naturally constructs, deconstructs and reassembles puzzles and problems from all sorts of fields as easily as a gymnast swirls through the air or tippy toes across high wires. He often sees what others don’t recognize as being present. 52. Robert loves soups, salads and light fare. He could almost live on pastries, coffee and juice.
33. Quigley and his wife soon gave up their car and took to scooters to avoid traffic and actually travel around Taiwan and it’s very congested roads.
53. Quigley rarely drinks alcohol, has never smoked and has never used drugs yet his life projects have made him a near expert on the issue.
34. Robert while using free local phones in the Hong Kong Hilton Hotel unexpectedly bumped into his aunt that had been standing by in anxious curiosity waiting for her nephew to make his appointments on the phone. Neither knew each other were simultaneously in Hong Kong at that time.
54. Robert was baptized a Catholic, has all Christian religions in his family including Buddhism and almost earned a dual divinity degree along with his law degrees but instead opted to gather all of the holy books on the planet and read them in English instead.
35. Quigley had well over one million air miles during his Asian Years and that’s when 10,000 miles got one a free one way ticket to most places and seats were usually available. Interestingly he hates flying to this very day lol. 36. All adventures must turn pages and eventually Robert headed back to the states first giving San Francisco a test drive and again in San Diego. 37. Quigley almost died after being hit by a speeding van on Market Street in San Francisco days before his bar exam. He didn’t break a bone, was badly bruised, made the bar examine but gave up on settling in CA.
55. Quigley loves hiking, canoeing, kayaking, camping, and learning about humanity in all of its forms and history. He has hiked part of the Appalachian Trail and owned a retail store with his wife in Harpers Ferry, WV. 56. Between money and experiences Robert has lived a life pursuing experiences; after all the money stays behind and only the love and warmth continues the journey through time and space. 57. Robert’s favorite country is America. His favorite region is the green forested Appalachian Mountains stretching the East Coast. His most cherished goal and there are many is to repair the massive harm humanity has inflicted on this rare precious little spec of dirt, water, air and all of it’s inhabitants that we call earth.

Celebrating its 40th Anniversary, the Parade will feature all the color, vibrancy, laughter and mischievousness that has been its hallmark for four decades. To that end, this year’s theme – I Can’t Get No DeSantisfaction – is sure to raise a few eyebrows and certainly maintains the parade’s reputation as a tonguein-cheek, satirical affair. It celebrates (and skewers), what’s weird and wonderful about Miami and the year that was! Born 38(ish) years ago as a parody of the pomp and circumstance of the King Orange Bowl Jamboree Parade associated with the college football Orange Bowl game, the King Mango Strut has evolved into a beloved community tradition that never lost touch with its eccentric, bohemian roots. It is locally famous, delightfully strange, and beholden to no one. From its modest roots, the Strut now attracts over 10,000 onlookers who laugh, cheer, and dance along with the hundreds of Strutters who march in the parade. All
are welcome to watch or participate in this free event as long as they do so with an open heart and open mind and are willing to poke fun at the year’s notable current events. The Weirdest Parade in the Universe has brought you The Marching Freds, The Synchronized Briefcase Brigade, The Booger King, The Million Chad March, The League Of Dead Voters, Cuban Eye For The Gringo Guy, Idu Grab Prison, Weapons Of Mass Distraction, Osama Piñata, The Hare Krishnas And The Running Of The Bullshitters. What madness will this year bring? “The King Mango Strut Parade is an iconic South Florida event and one that has helped Coconut Grove maintain the artistic and creative spirit it’s always had,” says longtime Parade Board Member and Announcer Nathan Kurland. “This event has become a beloved tradition that pays homage to the lively spirit of Miami and serves as a reminder to all that a life without a laugh isn’t much of a life at all.” The parade is free and open to the public. As we are celebrating Thanksgiving we need to remember those that are in need. Over the past year there seems to be continued issues for many of our neighbors that simply cannot make ends meet. Our City is one of the few that has its own Human Services Department with Social Workers on hand to help get muchneeded assistance for those struggling. Our Hepburn Center aids residents from 16 to 59 years of age. They can provide Emergency Assistance to help keep residents in their apartments and homes. They have Case Management Services and Referral Services for Rental Assistance, Emergency Utility Funding, Emergency Food Service and other needs. There is also Assistance for Healthcare through ACCESS Florida. They will help guide you through the Application Process Online for Food Stamps Medicare/Medicaid. The Center also has a Pantry that provides registered participants twice a month service. Residents 60 and over are required to participate in an Intake Assessment Process. They need to provide Identity and Address, Proof of U.S. Citizenship or Legal Residency Status, Income Verification and other documents for the requested services. This is due to the fact that our Taxpayer Dollars pay for Senior Services and other County Services through the Aging and Disabilities Resource Center. The Hepburn Center offers for those over 60 programmed activities from 8:00

And in a surprising twist, a dedicated 4% professed their willingness to travel for the sweet, Marshmallow - topped indulgence of Sweet Potato Casserole, a dish that brings a touch of dessert to the dinner plate. Moving away from the culinary canvas, the poll also revealed that Americans’ favorite post-dinner pastimes include settling into the couch for some football, lining the streets for parades, sinking into a well-earned nap, or mapping out the best routes for the Black Friday Sales — each a beloved act in the great Thanksgiving Day Pageant. So if you are about to take the journey, here are some tips on how to stay safe on the roads over Thanksgiving, particularly if mom is 5 or 6 hours away:

One of the top events is our Annual Thanksgiving Dinner where seniors share a served Thanksgiving Dinner and entertainment. I often get asked questions about Homelessness in our City. While we have the Hepburn Center this issue is far more complex and involves our Police Department. The past year we have hired a Community Service Officer who has been going around documenting the Homeless. He has met the Chronic Homeless. Our Staff has been offering to take them to shelters so they can get off the street and get help. We cannot force people to get help. We can however remind them they cannot Trespass on Private Property, cannot Block Sidewalks or Camp. Cities around that country have been grappling with the Homeless issues. They are beginning to change how they address the three groups of Homeless since the housing first model does not fit every person. They also are cracking down on simply allowing the homeless to camp out by arresting those that simply refused to get help. After attending a day-long summit with mayors around the country it was truly eye opening. We all are realizing that what cities like San Francisco have done by giving out Needles, Food Stamps, and Providing Camp Sites is not working.
While everyone is empathic they have found not forcing people to get help or simply leaving them alone is inhumane. The goal is to offer and if refused move along the next tool is arrest. The main reason is two of the groups are those that need Medical and Substance Abuse Treatment and the other Mental Health Treatment. These individuals will not be able to maintain a house until they get treatment. Some Mental Health Conditions will require Long Term Treatment. The system of revolving doors needs to end. Orlando was the first to pass a Law to Arrest Homeless people that refuse to get help and the Law was upheld in an Appeals Court. Arrest seems pretty drastic but in Broward there is actually a Homeless Court. This is where the individuals do not get an Arrest Record, but the Judge can compel them to enter services which they need or end up in Jail. Currently the closest Homeless Court is in Fort Lauderdale, but a new court is opening at the Hollywood CourtHouse. This is a welcome addition since it takes hours for officers to travel and process these individuals. Mental Health Patience can be taken to Memorial but those with addiction must be taken to BARC. The goal will be to have all the wrap around services in one place. Homelessness is not a new Social Condition. It has been recorded over thousands of years and even noted in both the Old and New Testaments. Dade has been Providing Services and
Leveraging Federal Grants and assistance through the Homeless Trust. The Trust is funded through a 1 % Sales Tax on all Food and Beverage Sales at businesses that serve Alcohol and have Gross Receipts of over $400,000 Annually. Years ago, a Gas Tax idea was floated in Broward but to date there has not been one dedicated Revenue to address the issues in Broward. Broward County has been addressing Homelessness through their Budget and Broward County Homeless Continuum of Care. They coordinate with a Network Of Service Providers in the County. This issue is not for each City to tackle individually. This does not mean that we should not work with the county and do our part. I, along with Vice Mayor Anabelle Lima-Taub and Commissioner Michele Lazarow have been keenly following this issue. We know our residents and business owners have shared their frustrations. We will continue to work with our Staff and Commissioner Beam Furr to ensure we have Expanded Services in South Broward and Enforce Quality of Life Laws and Codes. The technology has advanced so far that marketers (political campaigns are among the worst offenders) can actually build “digital fences” around your homes, workplaces, friends and family’s homes and other places you visit in order to bombard you with specially crafted messages aimed at achieving a particular outcome. If anyone else stalked us in this way— tailing us wherever we go, tapping into our calls, reading our correspondence, ferreting out our secrets, profiling and targeting us based on our interests and activities— we’d call the cops. Unfortunately, the cops (equipped with Stingray devices and other Peeping Tom technologies) are also in on this particular scam. It’s not just the surveillance and the buying and selling of your data that is worrisome. As I make clear in my book Battlefield America: The War on the American People and in its fictional counterpart The Erik Blair Diaries, the ramifications of a government—any government—having this much unregulated, unaccountable power to target, track, round up and detain its citizens is beyond chilling. Imagine what a totalitarian regime such as Nazi Germany could have done with this kind of unadulterated power. Imagine what the next police state to follow in Germany’s footsteps will do with this kind of power. Surveillance, digital stalking and the data mining of the American people—weapons of compliance and control in the government’s hands, especially when the government can listen in on your phone calls, monitor your driving habits, track your movements, scrutinize your purchases and peer through the walls of your home—add up to a society in which there’s little room for indiscretions, imperfections, or acts of independence. What we desperately lack and urgently need is an Electronic Bill of Rights that protects “we the people” from predatory surveillance and data-mining business practices.
