The Kiwanis Club Of Hallandale Beach partnered with the Hallandale Beach Police Athletic League hosting its first Family Science Night at Foster Park with nearly 100 children and adults packing the room learning about opportunities regarding science, technology, engineering and math. Three lifelong friends who grew up in Hallandale Beach, Aeden O’Neill, Julian Demian and Simon Toro who are scholarly seniors attending St. Thomas Aquinas, American Heritage and Cardinal Gibbons respectively galvanized our adult service groups to sponsor a program offered by the Fort Lauderdale Museum of Discovery and Science with the proceeds benefiting Gulfstream Academy. Aeden’s mother has been an educator at neighboring Stirling Elementary School in Hollywood for many years and had successfully implemented this program in her school witnessing students reap the benefits and piquing their curiosity. Kenny Cohan has been an invaluable asset to both the Police Athletic League and Kiwanis who previously skillfully organized an Anti-Bullying Program at Gulfstream Academy

In December of 1980, Chabad Of South Broward launched the Annual Chanukah Festival as the only Chanukah Event of its kind. There was nothing else like it! People of all background were blown away to see a display of Jewish pride and unity that was not only public, but open and proud. It became an instant Annual South Florida tradition for people from across the state to flock to Hollywood, Florida to witness and be a part of the Chanukah Festival experience. A large percentage of the crowd were Holocaust Survivors and Immigrants from Eastern Europe who had survived attempts to wipe out Judaism entirely. The experience of lighting a Menorah in public was a tremendous source of Jewish pride for the entire South Florida and beyond. At the time, the 18-Foot Menorah was the largest Menorah in the entire state of Florida. As the Chanukah Festival

Science Night From Page 1A a few years ago that received rave reviews and formed a committee that would ensure the success of Family Science Night that included the three seniors, Arturo O’Neill who has served on civic boards and as a past president of the Kiwanis Club Of Hallandale Beach and Proprietor of the Successful Real Estate Management Company, ManageXchange along with his brother Jonathan, PAL Program Director, Jonathan Carrillo, Mari O’Neill who has worked as a lifelong educator at Stirling Elementary School and Steve Cummings who was a charter member of the Kiwanis Club of Hallandale Beach in 1994. The Museum of Discovery and Science set up fifteen separate tables for the children attending grades K-8 where adults supervised games and learning stations watching the young minds fascinated by the challenges as huge smiles gleamed across the room bolstered by their unabashed enthusiasm for learning. As the children strolled from table to table, they received a stamp in their personal passport book which upon successful completion would entitle them to an event t-shirt and a bag filled with incidentals such as a mini calculator and a magnifying glass. Carrillo added to the revenues by selling hot dogs, chips and beverages to the families and acknowledges the hard work of the mothers from the PAL Leadership Academy that were in charge of the food. Jonathan also solved the logistical parking dilemma shuttling folks from OB Johnson Park to Foster Park due to a limited parking capacity. Cohan is grateful to the three major financial sponsors making this program feasible that included United Way, Project Empower and FPL. The city is blessed to have so many wonderful altruistic volunteers such as Hallandale Beach Police Sergeant, Greg Hippolyte who manned a learning station and demonstrated his skillful rapport with children and Noemi Lopez who has grown to be a fixture at every volunteer oppor-

QUIGLEY’S PLATFORM THE MAJOR POINTS 1. We have a short window of time in which to repair the climate, reforest, re-wild, and reconfigure our planet before humanity comes face to face with the inevitable unforgiving, uncaring wrath of the universe. We will build DAC plants to clean CO2 from the air, desalination plants to pipe fresh water around the USA, plant forests, establish strict non-hunting nature reserves, rebuild species populations, reduce fossil fuel usage, and generally reconfigure our wacky wasteful societies. 2. Quigley will reshape our national healthcare system and divide it into a free primary preventive care system with everything currently in existence lumped into a secondary more intensive healthcare treatment system. Better to catch disease early and prevent it from happening than to wait for full blown illness that takes millions to treat and often ends in early death. Hence we will lower the system wide costs while improving the care for all Americans. We will be educating more doctors and nurses too. 3. Robert a life long entrepreneur and small business owner knows better than most the value in every way possible in helping folks take care of themselves. We will create 30 million new business owners and make individuals, families, communities and the country a thousand times more resilient. Every imaginable business will be included and the road to resiliency is tweaking the SBA. Business is about risks and the SBA must be about risks too. 4. Quigley firmly believes that our rapidly “move around culture” must slow a bit and folks must better plant roots in their communities. In this vein we will tweak the FHA and raise homeownership to the 85% to 90% level. If a renter can pay rent for 2 or 3 years in a timely fashion then a mortgage will be available. Income stability not credit scores will be our lending focus. 5. Robert will return all student loans to bankruptability status as they were in the beginning. Enriching the loan servicers was never a good idea. Just like all unsecured debt student loans will be dischargeable. Result will be to force colleges and universities to actually provide a marketable education in fact and not just some so called opportunity. We will even hold back a part of the loan money to make sure students become gainfully employed with their education. 6. Quigley a life long student of economics and financial systems will tweak the Federal Reserve putting the focus on maintaining a proper balance between financial resources and goods & services which results in lowered prices across the board. 7. Robert will reshore massive amounts of production from overseas countries and use the cottage industry to make it happen. We did it once and we will do it again. The race to the bottom is over and tariffs will be changed.

8. Quigley will fully legalize cannabis in all of it’s forms, expunge convictions and use it’s tax to support drug rehab programs. 9. America needs a strong military and Quigley coming from a naval family fully understanding the history of war and it’s place in peaceful stability across the planet will continue to build on our strengths. 10. God is always welcome at Robert’s governing table. For the agnostic and non-believers Robert’s view is logical, heartfelt, spiritual, scientific and clearly a CYA position. Better to believe and be wrong then to ignore and be condemned. 11. The White House is about national security and national welfare. We must take care of our neighbors and lead the world. By the same token bedroom and cultural issues which the President can’t control and shouldn’t be distracted by will be left to the private choices of all citizens. Kids will be protected from unnatural medical practices. 12. One of Quigley’s favorite Presidents is Andrew Jackson. Not for slavery and Indians of course but because he recognized early on that a great tension between the courts and the executive and legislative branches of government was going to serve America badly. The courts look back in history to solve problems. The legislators try to avoid future problems and the executive must keep an eye on the horizon to avoid catastrophic problems as well as implement the current law. Herein lies the great tension so many scholars miss. Hence, lifetime appointments will go. The number of Supreme Court Justices will be increased. The court’s jurisdiction and daily functions are going to be reformed. We need a court that looks like America not a small cliquish cloistered group of folks hanging out in law libraries. The time to change has come. 13. Robert will fully recognize Taiwan as an independent sovereign country. Chinese belligerence over the issue will be used to greatly curtail and or cut off all trade with China. We will encourage our neighbors and allies to close ranks and isolate China in every way possible if that is what is needed to maintain peace. Plus China is the main driver of the huge drug assault on our shores. They have been perpetrating a modern opium war against our great land. 14. Quigley will close the southern border. We will enhance our troop presence by at least 25,000 full time army troops, call on the national guard when needed and declare a national emergency to close it and make it happen pronto. In addition, the Quigley Administration will not respect the borders or sovereignty of any Latin American country when it comes to the drug wars. We will hunt the drug players down and wherever they are found the ultimate punishment meted out during war will be delivered. War comes with uniforms and sometimes it comes in civilian clothes. This is a war that Quigley intends to win.

15. Robert fully supports both the Israelis and Palestinians. We will require the social, economic and civil integration of these two populations and or two complete separate countries with appropriate land divisions as the price for continued American support in the region. Peace must be the goal here and we must achieve it with new solutions not the old status quo window dressed answers that have failed for 75 years. In short, we can’t have wealth living next to abject starving poverty and destitution while expecting peace. 16. Quigley fully supports the Ukrainian drive all the way to Moscow. Russia will be given one opportunity for a peaceful reset and rebuilding of the massive Ukrainian destruction and loss of life. If failure is our result then every weapon in the US and NATO arsenal will be provided to the Ukrainians. It is their fight. We are their suppliers. If they choose to show no mercy then so be it. However, if the Russians choose peace then we will make it happen. Life in the jungle requires the willingness to die so that others can live better. For 125 years the Russians and to a lesser extent the CCP have given the world war and conflict. Humanity should be united in the preservation of life on earth but those who fail to bury hatchets and join Team Humanity must be struck down like an annoying fly buzzing around our ears. 17. Climate migration is well underway. We must repair the planet. Plan and coordinate this massive shift in population and better manage the resources that remain. 18. Abortion, yes a topic held back toward the end of this article is neither an all yes nor an all no situation. Robert fully supports birth control. Better to develop ways to prevent conception and avoid the moral complications. Reagan said it best, everybody that supports abortion has already been born. For the most part Quigley supports the rights of unborn kids. Science will help us determine viability. All sorts of unnatural variables come into play. The courts will do a fine job sorting out the middle gray area. Uncontrolled population growth means Robert Malthus is right. We are doomed. On the other hand, smart procreation and the rights of the unborn may very well lead us to the next planet on the other side of the solar system, which will need massive engineering genus. Beach Renourishment Project To Transform Hallandale Beach With Federal Support By Hallandale Beach Mayor, Joy Cooper

On November 1st, Broward County began logistically staging Segment III Beach Renourishment here in our City. Associations along the east side of Ocean Drive received a letter from our City sharing the information and directing boards that no chairs will be allowed to be stored on our beach. Obviously we have all been anticipating this project, but notice could have been timelier and broader. Our City Staff is responsible for cleaning the beach, but the beach is actually under the jurisdiction of the state. Broward County is the lead agency in the agreement for renourishment and the coastal cities sign on to the agreement as partners. Hallandale Beach actually has to apply for a State Permit to do beach cleaning and to do anything on the beach. It is highly regulated due to Turtle Preservation. The biggest complaint has been the timing of the project. We have zero control over when the project begins. Turtle Season ends on November 15th that is why it is taking place at this time. The contractor was able to receive permission to begin early to stage the project. The good news is that the project will only take 3 months and the beach will remain open. Trucks will be coming to the South City Park and then travel down the beach to begin placing sand at the Broward/Dade County Line and work their way back to South City Park. Then they will remobilize and begin to sand fill from South Beach Park upwards to Hollywood. There will be flag people directing beach goers around the trucks. We are asking all residents to follow all directions of the contractors and their personnel to avoid any injuries. Over the past year, two individuals were struck by cars at the crosswalk at our South City Beach. One has recovered and one is now in a wheelchair. These tragedies led to a petition to call for a Red Light Camera. When I received the petition I was shocked as Red Light Cameras have been a lightning rod in cities around the state. To have the table turned and actually receive a request for one was a surprise. I believe in Public Safety Technology. The reality is we simply cannot have a police officer on every corner. Camera technology strategies are a way to have more eyes on the road and in our cities. I shared the concern with the Commission. A few made it clear that they do not like cameras but since there was a petition, it authorized me to work with Staff to research the possibility of placing one on the crosswalk. A1A is a state highway so my first call was to the District Secretary who informed me they do not allow cameras on their roadways. He did tell me he would look at the crosswalk to see what could improve it. Cities can place cameras on their right of way and in partnership with private property owners. Staff proceeded to work with one of

Turtle Season ends on November 15th that is why it is taking place at this time the companies that installs cameras. It was found that cameras could be placed in our parking lot, and another would have to be placed on the private property of the Prince George Condominium. The company would not cover the installation nor the equipment as it was not a traditional intersection. The model is Ticket Revenues generated are meant to cover the costs. In this case, the City would have to pay the costs of $100,000 and then a minimum of $3,000 dollars a month for the service. Revenues over

$3,000 would be shared with the City. Not the best news for the residents that support placing one at the crosswalk. I will continue to work with Staff and the Commission to look at how we can improve this and other crosswalks to improve safety. This will include requests for beefed up Police Enforcement, roadway improvements and or more signage. As we begin to prepare for our Holiday Season please remember to be safe! While driving put your phone away. If you

must be on a call use your handsfree mode. There are effective Laws that you can be stopped and ticketed if you are driving distracted.

Authoritarians Drunk On Power It’s Time To Recalibrate The Government By John & Nisha Whitehead

We have arrived at the dystopian future depicted in the 2005 Film V for Vendetta, which is no future at all. Set in the year 2020, V for Vendetta (written and produced by the Wachowskis) provides an eerie glimpse into a parallel universe in which a government-engineered virus wreaks havoc on the world. Capitalizing on the people’s fear, a totalitarian government comes to power that knows all, sees all, controls everything and promises safety and security above all. Concentration Camps (Jails, Private Prisons and Detention Facilities) have been established to house political prisoners and others deemed to be enemies of the state. Executions of undesirables (extremists, troublemakers and the like) are common, while other enemies of the state are made to “disappear.” Populist uprisings and protests are met with extreme force. The television networks are controlled by the government with the purpose of perpetuating the regime. And most of the population is hooked into an entertainment mode and are clueless. With Vendetta, whose imagery borrows heavily from Nazi Germany’s Third Reich and George Orwell’s 1984, we come full circle. The corporate state in V conducts mass surveillance on its citizens, helped along by closed-circuit televisions. Also, London is under yellow-coded curfew alerts, similar to the American government’s color-coded Homeland Security Advisory System. Sounds painfully familiar, doesn’t it? As Director James McTeigue observed about the tyrannical regime in V for Vendetta, “It really showed what can happen when society is ruled by government, rather than the government being run as a voice of the people. I don’t think it’s such a big leap to say things like that can happen when leaders stop listening to the people.” Clearly, those we appointed to rep-

resent our interests have stopped following the Constitution and listening to the American people. What will it take for the government to start listening to the people again? In V for Vendetta, as in my novel The Erik Blair Diaries, the subtext is that authoritarian regimes—through a vicious cycle of manipulation, oppression and fear-mongering—foment violence, manufacture crises, and breed terrorists, thereby giving rise to a recurring cycle of blowback and violence. Only when the government itself becomes synonymous with the terrorism wreaking havoc in their lives do the people finally mobilize and stand up to the government’s tyranny. Acts of desperation and outright anarchy are what happens when a parasitical government muzzles the citizenry, fences them in, herds them, brands them, whips them into submission, forces them to ante up the sweat of their brows while giving them little in return, and then provides them with little to no outlet for voicing their discontent: people get desperate, citizens lose hope, and lawful, nonviolent resistance gives way to unlawful, violent resistance. This way lies madness. Then again, madness may be unavoidable unless we can wrest back control over our runaway government starting at the local level. It is time to recalibrate the government. For years now, we have suffered the injustices, cruelties, corruption and abuse of an entrenched government bureaucracy that has no regard for the Constitution or the rights of the citizenry. By “government,” I’m not referring to the farce that is the highly partisan, twoparty, bureaucracy of the Republicans and Democrats. Rather, I’m referring to “government” with a capital “G,” the entrenched Deep State that is unaffected by elections, unaltered by populist movements, and has set itself beyond the reach of the law.

We are overdue for a systemic check on the government’s overreaches and power grabs. We have lingered too long in this strange twilight zone where ego trumps justice, propaganda perverts truth, and imperial presidents—empowered to indulge their authoritarian tendencies by legalistic courts, corrupt legislatures and a disinterested, distracted populace—rule by fiat rather than by the rule of law. Where we find ourselves now is in the unenviable position of needing to rein in all three branches of government—the Executive, the Judicial, and the Legislative—that have exceeded their authority and grown drunk on power. This is exactly the kind of concentrated, absolute power the founders attempted to guard against by establishing a system of checks of balances that separates and shares power between three co-equal branches: the Executive, the Legislative and the Judiciary. Unadulterated power in any branch of government is a menace to freedom. So, what can we do to wrest back control over a runaway government and an imperial presidency? It won’t be easy. Freedom—or what’s left of it—is threatened from every direction. We are—and have been for some time—the unwitting victims of a system so corrupt that those who stand up for the rule of law and aspire to transparency in government are in the minority and often find themselves treated as the enemy. This corruption is so vast it spans all branches of government—from the power-hungry agencies under the Executive Branch and the corporate puppets within the Legislative Branch to a Judiciary that is, more often than not, elitist and biased towards government entities and corporations. We are ruled by an elite class of individuals who are completely out of touch with the travails of the average American.

We are relatively expendable in the eyes of the government—faceless numbers of individuals who serve one purpose, which is to keep the government machine running through our labor and our tax dollars. The predators of the police state are wreaking havoc on our freedoms, our communities, and our lives. The government doesn’t listen to the citizenry, it refuses to abide by the Constitution, which is our rule of law, and it treats the citizenry as a source of funding and little else. Bottom line: nothing has changed, and nothing will change unless we insist on it. How to do this? Turn off the televisions, tune out the politicians, and do your part to stand up for freedom principles in your own communities. Use your power—and there is power in our numbers—to nullify anything and everything the government does that undermines the freedom principles on which this nation was founded. Don’t play semantics. Don’t justify. Don’t politicize it. If it carries even a whiff of tyranny, oppose it. Demand that your representatives in government cut you a better deal, one that abides by the Constitution and doesn’t just attempt to sidestep it. That’s their job: make them do it. Dump the mixture onto a lightly floured surface and divide in half. Shape each half into disks and wrap them with plastic wrap. Refrigerate them for 30 minutes. Preheat the oven to 350 F. Line two baking sheets with parchment paper. Working on a lightly floured surface, roll the Dough to 1/2 an inch thick. Cut the Cookies using an ornament-shaped cookie cutter. Place the Cookies on prepared pans and bake them for 18-20 minutes, or until they are golden brown. Remove them from the oven and cool them at room temperature.To make the Royal Icing: In a large mixing bowl, combine the Powdered Sugar, the Meringue Powder and 1/3 Cup of Water. Beat it on low speed until it is combined. Increase the speed to medium-high and beat for 810 minutes, adding 2-3 Tablespoons of Warm Water, as necessary. The Icing should be stiff enough to hold peak when tested. Color the Icing and decorate.

Saturday, October 7, 2023, will forever be known as a day of unspeakable abomination, unimageable evil, and an excruciating reminder that hatred and antisemitism persist as the single most dangerous blight on the Jewish people. Absolute evil and darkness brought unthinkable horror to the people of Israel, the collective Jewish community, and the world. This unprovoked terrorist massacre by Hamas against innocent civilians, including babies, elderly, Holocaust survivors, women, men, and even pets, was an event we never thought we would witness again. Yet, it happened while we slept. Not since the Shoah have so many Jews been terrorized, maimed, raped, tortured, and murdered. The devastation of this atrocity will affect generations. Our community collectively mourns and weeps. In some way, we all have a connection to Israel, whether through relatives, friends, friends of friends, or just the fact that it is the only

democratic country in the Middle East that shares our values and beliefs. For me, it is all these things. I anxiously await news daily from my family members and our community who are living or visiting Israel. Many in our community have deeper ties to Israel, and yet, we all jointly grieve and pray. Israel remains strong and determined in the face of this adversity; they will win. However, they do not stand alone. It cannot be stressed enough how important it is for us to stand with Israel, particularly with our sister city, Netanya. Sunny Isles Beach stands with Israel. I stand with Israel. In the coming weeks, and possibly months, we must maintain and uphold our support of the people of Israel and the Jewish community of Sunny Isles Beach. Our city is a place where civilized, kind, generous, and deeply spiritual people of many nations, languages, religions, and ages live and work. As we enter the holiday season and gather for

We Americans are thankful people. On Veteran’s Day we thank the brave men and women of our country that served in the military. On Memorial Day, we show our gratitude to those courageous men and women who made the ultimate sacrifice while defending our liberties and democratic lifestyle. On Labor Day, we express our appreciation to the industrious American workforce, the people who keep the wheels of our economy turning. On other days, we pause to thank different historic individuals who have made valuable contributions to our nation. And then there is Thanksgiving. The day when we thank G-d for enabling all the above—and for everything else: He so kindly does for us. There is no doubt that this great country’s historically unprecedented success and prosperity is due to the fact that its Founding Fathers recognized that there is a Supreme Being who provides and cares for every creature. They understood that since G-d sustains and gives life to every being, it follows that every being has certain “unalienable rights” upon which no

government can impinge. These strong morals upon which our republic was founded express themselves to this day in American life. Looking at the dollar bill and seeing “In G-d We Trust” is a reassurance that, as a people, we still recognize and acknowledge the Source of all our achievements. As Jewish citizens of this land, we always look to the Torah for a deeper perspective and additional insight. What light does the Torah shed on the wonderful trait of thankfulness? Actually, there is one particular Mitzvah which is completely devoted to expressing gratitude—the Mitzvah of Bikkurim (Deuteronomy 26:1–12). During the Temple era, every farmer was commanded to bring to the Holy Temple in Jerusalem the first fruits which ripened in his orchard. There he would recite a passage thanking G-d for the Land and its bountiful harvest, and the fruits were given to the Kohanim (priests). The Midrash extols the great virtue of this Mitzvah, going so far as to say that the Land of Israel was given to the Jews as a reward for the Mitzvah of Bikkurim they

would observe after entering the Land! While the importance of expressing deserved gratitude is self-understood, it is difficult to comprehend the special significance of Bikkurim. Isn’t the Jewish day jam-packed with “thank you”s? The first words we utter when waking in the morning, Modeh Ani, expresses our thanks to G-d for returning our souls to our bodies. Thrice daily during the course of prayer, we thank G-d for everything imaginable. Before and after eating, we thank G-d for the food. There is even a blessing recited upon exiting the restroom, thanking G-d for normal bodily function! With all the thanking which occurs on a daily basis, why the need for a specific Mitzvah commandment to emphasize the point? And why the great reward for this particular form of expressing thanks? The Rebbe points out one obvious difference between Bikkurim and all the other ways we thank G-d: Bikkurim involves more than just words—it requires a commitment; the gratitude must express itself in deeds. Bikkurim implies that our thankfulness to G-d cannot remain in the realm of emotions, thoughts,

or even speech, but must also move us to action. While the Mitzvah of Bikkurim in its plainest sense is not practicable today, its lessons are timeless. Our gratitude to G-d must express itself in the actions of our daily life. Giving back the “first of our fruit,” the choicest share of the crop, is the only appropriate way to thank G-d for giving us all our fruit. So this Thanksgiving, in addition to saying thanks, let’s give thanks, with a bit more than just words. Let’s show G-d our appreciation by being more kind and generous, giving to the people and good causes around us! Happy Thanksgiving! Other Pets The Humane Society of Broward County recommends that you do not immediately expose your existing pets to a new pet. Consider how you will manage an isolation period and be sure all existing pets are up to date on vaccinations and other routine health care before bringing a new pet home. Facilitating positive pet-to-pet intro-

ductions will require some management on your part too. Not all pets are instant friends and may require temporary or intermittent separation to ensure a smooth transition. Some pets are happy to share their home within a week or two, others may take a month or longer to adjust. Time commitment All dogs and cats making the transition to a new home will need time to adjust to a new family and may require house training and behavior training to correct problem behavior. The buyer reimburses the seller for having already paid the entire Tax Bill which included the buyer’s portion of Property Taxes. Property Tax Debt and Liability attach to the property, not the owner. Whoever owns the property is responsible for paying the bill. Unpaid Property Taxes will result in a Municipal Lien against the property, which means it cannot be sold until someone (it doesn’t matter who) pays the Taxes. That’s it for now. I am keeping this edition on the shorter side because there are additional parts of the Florida Property Tax discussion to address next time.

Property Taxes From Page 1A Value of the property is multiplied by a Millage Rate in order to get the amount of Tax due. The Millage Rate represents each property owner’s portion of the costs for providing services like the ones mentioned above. Assessed Value (less any exemptions) X Millage Rate = Annual Property Tax Due Every year, as properties are sold and change owners, the County’s Property Appraiser’s Office re-establishes all properties’ Assessed Value, which is based on the most recent sale prices and local market factors. Assessed values are adjusted annually to include neighborhood and community sales trends in addition to individual property specifics. The County Appraiser’s Office does not send out Tax Bills. They provide each property’s Assessed Value to the County Tax Collector who (as the name implies) mails bills to property owners and collects the Tax amount. It is fairly safe to say that the new Assessed Value for a property that was sold in the past year will be pretty close to its recent purchase price. When a property changes owners, the Appraiser’s Office is required to remove any exemptions (like Homestead) the previous owner had, and reassess the property to its Just Value (Market Value). These adjustments become effective for the next tax year. County Appraiser’s Offices don’t only wait for an individual property to sell before they reconsider its value for Tax purposes. Each year they look at local Real Estate Market trends and neighborhood sales prices to arrive at Assessed Values that will apply to all houses, con-

In Florida, the property tax year is the calendar year. When a house or condo is sold, that Tax year’s Property Taxes are prorated between seller and buyer according to their closing date. In Florida, the Property Tax year is the calendar year. responsible for paying the Taxes for their time of ownership, buyers will owe from the closing date forward. When closing occurs before the seller has paid that year’s Property Taxes, the Closing Title Company or Attorney charges the seller for Taxes owed from January 1st up to the closing date. That seller’s portion of Property Taxes is credited to the buyer, who is then responsible for paying the entire bill when it comes due later in the year. Important for buyers in the above scenario - when you receive the Full Purchase-Year Tax Bill, remember that you have already received the seller’s portion of the Property Taxes!
