welcome

SVPN just keeps getting better, thanks to your feedback!

Welcome to our September edition of SVPN. Thank you for the overwhelmingly positive response we’ve received about our new fine arts section. The Sun Valley area was ready to celebrate the world-class caliber of art in the valley and pay homage to it. Also, the combination of high fashion and high architectural design pleased many of our readers. While we focus on achievements in architectural design every month, look for more high fashion in the January issue of SVPN! In this issue, our team of real estate experts discusses the impact of the recent activity in the financial world on our local

property market and finds a silver lining in investing in the Sun Valley area. Read what the experts are saying on page 90 and make every property decision a successful one. Also in this issue, we’re delighted to spotlight properties on golf courses and homes near trailheads as well as the aesthetic of contemporary designs. We introduce you to a local couple whose philanthropic endeavors benefit the valley, and we also show you the wonders of fly fishing in Idaho. And that’s just a taste of what’s going on in SVPN this month! sun valley property news

ryan waterfield EDITOR

Ryan has lived in the Sun Valley area for 15 years. She currently sits on the board of the Sun Valley Center for the Arts. In this issue, Ryan writes our cover feature, a look at the philanthropy of Steve and Marilyn Rivera. She also explores the virtues of living on a golf course. However, if she’s got a free three hours, you won’t find her on the golf course. She says, “If I’ve got three hours to spare (and a babysitter), I’m out mountain biking with my husband.”

mia james

WRITER

Mia is a 14-year Ketchum reisdent who has worked as a writer/editor for several national publications. For this issue, Mia recalls why she fell in love with Sun Valley as a youngster and showcases the benefits of living near a trailhead.“With three hours to spare, I head to Baldy for a mountain bike ride. My favorite route—suffering up the Bald Mountain Trail, then either Warm Springs or Cold Springs for a wild ride down.”

melanie crandall WRITER

Melanie has been writing for as long as she can remember for a range of lifestyle and business publications. In this issue of SVPN Melanie considers the call of mountain contemporary design and offers us an inside look at the work and process of RLB architects. “If I had an afternoon to myself—no question about it, I’d hike. I like to keep it simple with in-town hikes, pushing myself to run as much as possible. Adams Gulch, Proctor, and Greenhorn Gulch are all fantastic.”

dennis higman

WRITER

Dennis Higman has written for the Wood River Journal, Idaho Mountain Express, Newwest.com, and has published two novels. He lives on a ranch in the Pioneer Mountains with his wife Lee, an artist, and their horses and dogs. In this issue, Dennis explores the fabulous flyfishing in the Wood River and Lost River valleys. “If I had a free three hours, I’d either hike anywhere in the Copper Basin or go horseback riding in the Pioneers.”

market update Remember Black Monday (or Tuesday depending on your timezone) in 1987 (October 19) when the stock market dropped 22.68% in one day? Well, many believe that was the beginning of the 20-year bull market for the world of real estate because people, distressed about the volatility of the stock market, pulled their money out and invested in real estate. After the stock market ups and downs during the past few weeks, we started thinking about the benefits of investing in the real estate market with a long-range plan (as opposed to the shortterm flipping plan). We’re not saying that you should bail on the stock market, but it does get us thinking about the long-term benefits of investing in real estate. See SVPN’s Market Outlook on page 90 to read further.

The 32nd annual Community Library Tour of Homes, the libraries largest summer fundraiser, featured homes north of Ketchum that showcase north country living in the Wood River Valley. The home of Ellen and James Gillespie in Eagle Creek exemplifies year-round living in the valley as well as a concerted effort to meld the high-desert environment into low-maintenance landscaping without losing a single beauty element. James, an owner of Habitat Landscape Architecture as well as Native Landscapes, two of the valley’s premier landscape architecture and landscape construction firms, and Ellen, owner of Sun Valley Events, are both full-time working parents, who have three children and two dogs. A feature element to the home is a guest cottage, which incorporates not only a green roof but also an interior that boasts a bedroom and open area space with an opaque panel system for bedroom privacy. Outside furniture by Mamagreen features faux leather cubes, sombrero personal shades, and a sectional couch as well as a table and chairs available through GLD Interiors in Ketchum.

I recently was visiting my daughter and her family from Los Angeles. I had both artificial knees re-operated on and was having localized pain that ibuprofen orally was not helping. I talked with Cathy and Paula and they contacted my doctor in California and requested a compounded anti-inflammatory topical cream. The cream allowed me to hike and enjoy all the activities this Valley offers. I cannot thank the staff at Valley Apothecary enough for allowing me to get the most out of my time with my family. —Garry Pearson

KETCHUM’S HISTORIC “BOBBIE BURNS” BUILDING SELLS The building that has most recently housed Bobbie Burns Clothier has sold to architectural firm Schuchart/Dow. The firm, which also operates out of Seattle, will use the building for its local office. The well-known structure, located on Sun Valley Road, was built in 1880 and has a distinctive past. Before Bobbie Burns occupied the space, it served as Ketchum’s jail. This was an ideal use given the buildings unusually think walls, a feature designed for its original purpose as a dynamite shed.

According to Schuchart/Dow general manager John Hoedemaker, they were drawn to the building in part for its local historic significance. “We’ve always been intrigued by the building and its colorful history, and its size and location make it perfect for the business we are establishing in the Wood River Valley,” he said.

Dear SVPN, Each month I look forward to receiving my Martha Stewart Living magazine. Now, I also look forward to picking up the latest SVPN. Thanks for making my months double special! The latest fashion edition was amazing: the articles, the photos (by the genius Hillary Maybery), the layout, everything. I’m not a realtor, nor am I in the market to buy a new home, but something about your magazine keeps my interest and keeps me coming back for more. I have a terrific friend in Washington who is hoping to move to Sun Valley one year, and I am sending her a copy of the magazine to hopefully make her move sooner rather than later. Heck, I might just send a copy to all of my friends and family in hopes that they all want to move here.

from SVPN Readers I must say that Ryan Waterfield’s article on Hailey has made me ultra proud to live in Hailey. I have always loved my town and truly enjoy living here but have never put it in words like Ryan did. After reading that article, I’m now on my new “I-loveHailey-forever” campaign. She made me so grateful that I live in such a family-friendly and alive community. Can’t wait for the next edition. Keep up the great work and thanks for creating a fun new buzz around town. So, we have some mea culpas to include here. Bear with us as we admit we were wrong…which, just ask our significant others, is a hard thing for us to do. We’re sorry to have misspelled our friend Terry Murphy’s name in our last issue. As if that weren’t enough of a mistake, we also misspelled her store’s name, Bellissimo (208.726.0702). To add insult to injury, we misspelled her daughter’s name and business as well. Taylor Sturges owns Taylor’d Events (208.725.2027). Ladies, thank you for your understanding! We owe you a beer. We’re sorry and we’ll try to do better next time! If you see us make a mistake, please let us know at editorial@sunvalleypropertynews.com.

Consider this an invitation. Join us as we take a look behind the curtain and showcase those who create interior spaces—the designers who select the furnishings, fabrics, and art that make a room special, the retailers who provide the must-have furniture and accessories, and the artisans who twist metal into functional art and carve wood into statement pieces. Join us at SVPN Style Watch monthly to see what’s happening in the world of design.

BY MELANIE CRANDALL

Ten years ago mountain style was easy to define: big timbers, large overhangs, and thick facias. But today, clean lines, natural elements, and sophisticated designs offer a signature Sun Valley look. Walls of windows frame the natural beauty outside; rather than offering protection from the elements, the mountain modern elevates the elements.

ABOVE: The great room of a lakefront mid-valley home is dominated by walls of glass, exemplifying the new mountain contemporary vernacular.

With the excitement about contemporary design, traditional materials are not being replaced; rather they are being used in new ways and in new forms. Architects and builders are using smaller-scale timbers and softer woods, often in combination with stone, glass, and steel. They choose concrete with more frequency. And in interior spaces, where traditionally a wood post would be used for structural support, a steel beam may stand in its place, perhaps angled for effect. From developers to builders to architects, all report that clients are interested in more contemporary forms, even if they don’t cop to it or necessarily end up with a completely modern sun valley property news

design is the blurring between inside and outside. The use of glass is an obvious way to bring the outside in. Installing storefront or commercial window systems for large expanses of uninterrupted glass accomplishes this while providing light, airy spaces. Using the same floor surface in the living room as on the patio, with only a glass wall separating, can also provide the indoor/ outdoor connection. Love of the outdoors—the Idaho outdoors in particular—is why people want to live here. Why not live in a home that seeks to harmonize with the outdoor world? Doty observes,“When people live in their homes full-time, their homes have to accommodate art collections and cultural items.” Numerous considerations don’t come into play when designing a home that is only visited several times a year. They’re simply not a priority. Doty explains,“When designing for a full-time lifestyle, you have to design for the way families live. Often they want a lighter feel, brighter interiors. What works on vacation may not work for day-in and day-out living.” There is an appeal to simplicity that seems almost uniABOVE: The home’s exterior cut stone carries through to the interior, further blurring the distinction between inside and outside spaces. When I was in the third grade, I wrote a story called “Contraria.” In it I described an extraordinary place where everything was opposite of the real-life adult world. Weekends lasted five days, whereas the school week was only two. Dessert was a main course, and play and adventure ruled in my fantasy world. I had a real place in mind for my mythical Contraria, and it was Sun Valley.

sun valley property news

I made my first trip to Sun Valley with my family when I was five years old. Annual trips followed, both in summer and winter. Favorite summer pastimes for my brother and me included racing around the village paths on our bikes, wading the entire circuit of streams, and midnight hot-fudge sundaes at Sun Valley Resort’s Konditorei after ice shows. Winter trips were of course focused on skiing, with all-day escapades on Baldy and the occasional special lunch at Averell’s in the Roundhouse. Needless to say, these early Sun Valley experiences led me to decide by

third grade that Sun Valley was the best place on earth. Now that I’ve been living near Sun Valley as a so-called adult for the past 14 years, I’m pretty impressed with my childhood insight. Sun Valley remains my Contraria. Though I don’t start my meals with dessert (usually…), and my weekends aren’t longer than my work weeks, play and adventure still rule here. Only now they’re also enhanced with more “grown-up” experiences like a world-class symphony, a renowned writers’ conference, fine dining, unique shopping, and the comfort of a strong community that shares enthusiasm for all that living in Sun Valley entails. In addition to fun and culture, Sun Valley has a lot to offer property-wise, making it a remarkable place to live. There’s depth in just about every real estate category. From simple studios to luxury townhomes and impressive single-family homes, and from classic European design to innovative contemporary design, this area offers it all. These days I do my bike riding on

the trails and roads, leave the streams to the ducks, and am rarely awake for midnight sundaes, but I still find Sun Valley as enchanting as ever. Every August I round up friends and picnic baskets for evenings at the Sun Valley Summer Symphony and listen to some of today’s most influential writers at the Sun Valley Writers’ Conference. I regularly hike Proctor Mountain throughout the summer and fall, and one of my favorite winter snowshoe routes up Ruud Mountain to the top of the one of the world’s first chairlifts. In the winter I enjoy the Sun Valley Nordic Center’s pristine trails and challenging climbs, and I’m always quick to recommend that new alpine skiers and families with young children get their start on Dollar Mountain.

IN THE VILLAGE The city of Sun Valley doesn’t have a conventional downtown area, but the Sun Valley Village serves a similar purpose. The Post Office is located here, creating a meeting place for many residents, and the village, formed by pedestrian-only paths that trail alongside a tree-lined stream, is home to merchants and restaurants that serve both locals and visitors. According to Laury Keenan, owner of Towne and Parke Fine Jewelry on the mall, the vibe in these parts is more friendly than business-like. “They’re friends,” she says of her regular customers. Laury credits much of her business’s success and the amiable atmosphere she enjoys in the store to the attachment both locals and visitors have for Sun Valley. “Sun Valley is so close to people’s hearts,” she says. There are many things to love about Sun Valley Village. If it’s big city styles you’re looking for, check out Panache; if toys for tots is more your speed, the beloved Ketchum Toy Store has recently opened a Sun Valley location. Visit the village—it’s friendly, picturesque and worth it! ABOVE: Colors and European architecture come alive at the Sun Valley Inn.

While locals like Ann and Karoline have enjoyed years of great trail access, such a location can also be a priority among new homeowners in the Wood River Valley. Jim Fosler and Dani Crosby, lawyers from Alaska, say that their new home’s location on Hillside Drive at the base of Heidelberg Hill (just down the road from Karoline) was a major selling point. “When we were looking for a second home in Sun Valley, it was important to us to have

easy access to hiking trails,” Dani says. For their family “access” meant walking from her home to the trail. “While there are many trails in Sun Valley that are easy to drive to, we wanted to be able to walk out our front door and start hiking or biking,” she explains. When real estate agent Sheila Liermann showed Jim and Dani the home they now own, the property’s trailside location helped seal the deal. “The proximity to the Heidelberg Trail connector

Dani says that they use Heidelberg hill to connect to Adam’s Gulch almost every day. Jim adds that riding directly home is the perfect way to cap off a great mountain bike ride: “When I get done with a ride, I don’t want to be more than 100 feet from my garage and a cold beer!”

svpn feature Steve Rivera, founder and president of Diablo, an award-winning magazine in San Francisco, and his wife Marilyn combine great wine and good works.

Philanthropy is an essential thread in the fabric of the Sun Valley community. This culture of giving is a large part of what draws people to our area. When Steve and Marilyn Rivera, owners of Rivera Vineyards in Napa, California, decided to split their time between their home in Napa and their home here in Ketchum, they brought their philanthropic pursuits with them and found good company and good causes in the valley. Wine and good works, it’s a winning combination, and many organizations

here and around the country are happy to have Rivera Vineyards on their team.

If you listen to Marilyn and Steve Rivera tell it, they didn’t have a plan. But these two make an art out of being humble, so take that with a grain of salt. What they did have was a vision and the commitment to see it through. Their vision: make great wine and help those who need it. When they first bought their property in Napa, they didn’t plan to get into the wine business. But it was hard to argue with the caliber of grapes their land could produce, and Marilyn and Steve saw an opportunity. Knowing the wine world to be generous, especially when 3-liter bottles and paddles are involved, they decided to make wine and give it away for worthy causes.

Admitting that they had no interest in or talent for farming, Marilyn and Steve tell how they set out to find someone to translate their vision into a reality in 2003. Marilyn laughs when she recalls it, but she thought that growing grapes “would be like growing weeds.” She readily admits she “can kill a plant in 15 minutes”; Steve graciously laughs along confirming Marilyn’s assessment of her “farming” aptitude. They needed a pro. Enter master winemaker Karen Culler. Oh, if only it were that easy. No, Karen didn’t come to Steve and Marilyn’s farm as some deus ex machina ready to save the day. Rather, the Riveras had to work overtime to convince Karen sun valley property news

that they weren’t delusional, and their little “farm” could be fixed up, whipped into shape, and made into a vineyard that could produce wines worth starting a bidding war over. When they recount this first meeting with Karen, they are at a bit of a disadvantage because I’ve already seen pictures of their place, as it is today with beautiful rows of grape vines running over the hills, orderly, cultivated, and enticing. I’ve seen pictures of their “barn”—an award-winning architectural gem of a guesthouse that, inside, resembles no barn I’ve ever seen. And, here’s the kicker, I’ve tasted their wine, a wine that leaves no room for doubt. They make great wine—memorable wine. It’s hard to believe anyone would turn down a chance to work there. But as Steve tells it, he asked a very hesitant Karen to take a chance and “try it for a year”; he added that if at the end of the

year she wasn’t satisfied with the product or the project at hand, she could “cut and run.” Marilyn chimes in with amusement, “And every year, she threatens to ‘cut and run’ and we have to convince her to stay.” It seems they look forward to this ritual of convincing as it stands as a chance to reaffirm their commitment to the cause. When Steve and Marilyn talk about the people who work with them to produce Rivera wine, you can tell what kind of people they are. They admire the work others do, and they are generous in their admiration. Steve gushes a little when he talks about Karen and their vineyard manager, Pete Richmond. He and Marilyn laugh about the ways Karen and Pete try to involve them, offering them a chance to give input during the process. Proving to be good employers, they recognize the exper-

tise that Karen and Pete bring to the project and they give them “complete autonomy” to do their thing. Steve and Marilyn agreed that it was important to bring the best in the business on board to help them realize their vision; they wanted to “make really good wine” even though their plan was to give the wine away. As I listen to them describe the work that goes into their wine and watch as Steve flips through pictures on his laptop of his two thirty-something sons working in the vineyard with him, I can’t help but think of one of my favorite poems “To Be of Use” by Marge Piercy. In this poem Piercy writes, “The people I love best / jump into work head first… / They seem to become natives of that element….” A proud papa, Steve brags about how hard his “boys,” Steven Jr. and Jared, worked as they harvested the grapes that autumn day, but Marilyn doesn’t let him go too far down that road interjecting with a playful smile,“Oh, it was like two hours they were out there!” But, I can’t help it, the lines of poetry stuck with me because Steve, Marilyn, and the boys seemed to have “jumped in head first”; they seem to have become “natives of that element.” As Steve describes the various wines they make, the word-lover in me can’t help but wish I’d come up with the names for two of his wines: Magnanimous and Perpetuity. According to Rivera Vineyard’s website, Magnanimous is Rivera Vineyard’s “flagship” wine, and “100% of the proceeds from this Cabernet Sauvignon are donated to charitable organizations, helping create

There is an actual deus ex machina in this story. One day early in the winemaking venture, Steve happened to run into a woman touring the Rivera’s Napa property; she mentioned that she admired the idea behind their wines and the philanthropic onus for producing wine. She asked if he had a label design yet. Steve, a publisher with teams of accomplished graphic designers on staff, thought, “How am I going to let this lady down nicely. She’s probably a woman with a laptop who has fooled around with designing Christmas cards for her family. Nice offer, but I’m sure it’s not the right fit.” When he asked her if she had any experience designing, she replied, a bit. When pressed for more, she revealed that she designed product packaging for Apple. Obviously, Steve took her up on her offer to design the label and she donated her services. Generosity begets generosity.

a better life for those in need.” A fitting name indeed as bottles of this wine have generated thousands of dollars for worthy organizations like our own Sun Valley Center for the Arts, Camp Rainbow Gold, The Sawtooth Society, and Sun Valley Adaptive Sports. Rivera Vineyards website explains, “Every good hero needs a great sidekick, and Perpetuity is to Magnanimous what Scottie Pippen was to Michael Jordan —he helped him produce!” Now, I’m a sucker for a good basketball reference, but I’m a bigger sucker for the brilliance behind the word play here and the idea fueling it. Perpetuity is the wine that Marilyn and Steve sell to support Rivera Vineyards’ philanthropic mission. All of the proceeds from Perpetuity feed vineyard operations and sustain the production of Magnanimous. By now they’re pros at giving wine away for auctions, but the first time one of their bottles was up for auction, Steve remembers that he brought a bit of “ego” to the venture. As they drove to the Taylor Family Foundation event (a Northern California organization that works to support children with life-threatening and chronic diseases), he was “wound up” and anxious that their wine would be up for bid and there would be a resounding silence, or a palpable lack of excitement about the wine. Marilyn talked him off this ABOVE: A mix of elements—concrete, wood, and stone—and simple, clean lines give the Rivera’s home a sophistated yet down-to-earth feel. Stunning and comfortable at once.

On their “opening night” as Steve tells it, it wasn’t a bad debut. The bidding started at $5000 and Steve looked around hoping for a friend or his mother (he says jokingly) to make a “mercy bid.” His anxiety was misplaced because that first bottle eventually brought in $30,000. Ever humble, they laugh when they say, “the wine probably cost that much to make, but it certainly wasn’t worth $30,000.” By the end of that particular night, all told, Rivera Vineyards brought in $180,000 for the Taylor Family Foundation. When they talk about that evening today, they still have stars in their eyes and a reverence for the spirit of giving that inspires people when they go to auctions that serve a worthy cause. This groundswell of giving, where generosity begets generosity, will live long in their memory as the reason to keep giving back. As the sun ducked behind Baldy and I savored my last sip of Rivera wine, I asked Steve if he remembered his first philanthropic experience. He

didn’t miss a beat before answering, “I grew up middle-class, as did Marilyn, so our parents didn’t have a lot to give, but they instilled in both of us a sense of our blessings and how to share our blessings.” He continued to say that in the grand scheme of things, the amounts of money that Rivera Vineyards generates for the various organizations is really insignificant; he recognizes that there are others who write million-dollar checks and a few thousand dollars for this bottle of wine

Steve and Marilyn really don’t like talking about themselves, humble as they are, but when I ask them about the charities they support, the momentum really builds. I asked Steve how he chooses an organization and he says, “That’s simple. We look for organizations with 10% or less of the donation going to administrative overhead. We want to make sure the funds actually get to the people who need them.” Marilyn adds that they tend to gravitate toward organizations that benefit kids. Rivera Vineyards supports many local organizations. Check out the links to find out how you can be part of the groundswell of giving.

Kris and Rob Cronin, volunteers who run Camp Rainbow Gold (CRG) with an “awesome” staff out of Boise, say that Steve and Marilyn have been great supporters of CRG for years. Sure, we live in a mountain town and most of us are adrenaline junkies, but that doesn’t mean that we can’t appreciate a leisurely Sunday afternoon teeing up on one of our many stellar golf courses or an afternoon whiled away listening to the swish and whip of a good golf swing. Area residents, real estate agents, and developers agree, a golf course property, whether situated near a fairway, overlooking a tee, or snug against a green, is one of the valley’s most desirable locales.

Mark Twain once quipped, “Golf is a good walk spoiled,” and anyone who has ever laced up a pair of golf cleats, donned a collared shirt (and maybe even some funny looking pants á la Payne Stewart) to tee up on a green and face the fairway ahead has at one point understood what Twain meant by it. That being said, very few people put away their cleats, give away their

collared shirts and sell their clubs because of one or two (or in many cases a lifetime’s worth) of good walks spoiled. Rather, golfers ritually exercise their optimism and lace up to face the fairways again because there’s just something about being on the golf course; it’s the way the world slows down each time you tee up, and for a moment, at the top of your swing, the world just holds its breath and anything is possible. A line drive or a shank—it doesn’t matter what comes next, at the top of your swing, you’re a god and it’s possible to make anything happen. It’s the moment just before creation. Now, imagine having the ninth hole right out your back door, living just a short golf cart drive away from the clubhouse. Imagine living that close

to the place where those moments of creation happen every day. When you’re not out practicing your swing, just walk out of your back door to stand on your patio to watch while other golfers, worshippers of the possible, tee up and let her rip. Sit with your cocktail and listen as the golfers pay homage to the game. It’s a game that respects the necessity of quiet and that makes golfers and their ilk very good neighbors. In the Sun Valley resort area, Baldy is Mecca, and everyone clamors for a view of Baldy. But imagine foregrounding that view with a long expanse of perfectly manicured fairway. However, not every prime property around here can keep Baldy within its sights, what with other mountains in the way and all. But there’s not a golf course around that doesn’t offer brilliant views worth writing home about. From Elkhorn to the Valley Club, from White Clouds to Bigwood Golf Course, the views are stunning, and the links are a study in golf course architecture. Living on a golf course not only offers beautiful and well-maintained views, but also good investment opportunities and enviable lifestyle advantages. Sun Valley Company and developer Jack Bariteau recognize the

good investment that golf course living promises and have made moves in the recent months to acquire golf properties, as we reported previously. Sun Valley has begun construction on their White Clouds residential development, and developer Jack Bariteau has the last 30 Village Green lots under contract with plans to build in the near future. Pam Goetz, a local real estate agent who has been working in the field for nearly 40 years adds, “Golf course homes always seem to be at the top of the home search list. Living on a golf course offers a great after-hours place to walk or snowshoe, and most golf communities offer extra amenities such as pools, tennis courts, and clubhouse dining.” Bariteau, whose plans call for lock-and-leave bungalows at Village Green, recognizes that many people looking to buy on a golf course are interested in low-maintenance yet stylish living. Goetz agrees that many of her clients are looking for homes that require less work and allow for more

play, on the course and off. People who live on golf courses aren’t afraid to expound on the benefits of golf course living. A Valley Club resident offered, “A family of ducks, a flock of geese, and an otter are this year’s pond inhabitants. Golf balls share the water with the wild life. I can be alone without being isolated as there’s always a golf cart or two in the distance.” One Bigwood resident opined, “I have the best of all possible worlds. I wake up to the quiet of open spaces dedicated to the pursuit of perfection and pleasure; I spend my days either on the links or on the mountain, depending on the season; I have the option of cooking in or eating out just around the corner at Bigwood Grill with servers who know how I like my drink and what specials I look forward to; I have friends nearby who love to play as much as I do and are always up for an adventure. It’s cliché, I know, but this is living.” Who wouldn’t want to live that particular cliché? Here’s to living on the links. sun valley property news

open spaces A quiet morning on the Big Wood River, a shimmery afternoon on the Big Lost River— no matter where you are around here, the fly fishing is unrivaled. Local outdoorsman, Dennis Higman, introduces you to some of the ins and outs of fly fishing in the Sun Valley area.

IN SUN VALLEY

Whether it’s a religion, passion, or simply a relaxing recreational pastime, the use of an artificial fly to catch fish, which probably dates back to second century Rome (Claudius Aelianus), is one of the fastest growing recreational sports in the United States, particularly in the Rocky Mountain West. And if you prefer the sinking “nymph” fly that rides just below the surface or are addicted to the challenge of the “dry fly” that floats, there’s no better place to indulge yourself in this historic sport than Sun Valley, Idaho, where the spectacular mountain scenery is exceeded only by the beauty and productivity of its rivers, streams, creeks, lakes, and reservoirs. “This is the Mecca of fly fishing for trout; we’ve got it all right here,” says John Huber, a guide at Ketchum on the Fly, who has fished all over the world. “The Sun Valley area has tremendous diversity, something for everybody, from the rank beginner to the expert, all supported by full service shops like ours.” That diversity includes: the Big Wood River (rainbows and browns) running for miles through the heart of the Wood River Valley; the extensive Big Lost River system, less than an hour away, originating in the spectacular Copper Basin (cutthroat, rainbow, brook trout, and white fish); the famous Salmon River and its major tributaries (rainbow, cutthroat, bull trout, and steelhead); and Sun Valley’s fly fishing graduate school, world-renowned Silver Creek, made famous by Earnest Hemingway and still going strong. sun valley property news

In addition to these major rivers and tributaries, there are a host of mountain lakes plus large reservoirs, such as the Little Wood, Magic, Fish Creek, and Anderson Ranch, in close proximity to the Sun Valley area. “The reservoirs are some of the best kept fishing secrets around here,” says Zac Mahew of Lost River Outfitters. “That and the fact you can combine skiing with trout or steelhead fishing December through April.” The duration of the fishing season in the Sun Valley area (there are fishing options 12 months of the year) and the accessibility of area rivers and streams is another big plus for the Sun Valley area, according to Jim Santa of Sturtevants Mountain Outfitters whose shop offers “free (good) advice” on fishing. “Some 65 percent of Idaho is public land,” he points out, “and along the Big Wood River, which is literally just across the street, there are 30 public access points, so this is very user friendly water when it comes to fishing.” It’s also a great place to learn the art of fly fishing. “Like most of the other shops, we offer classes,” Dave Faltings, head guide at Silver Creek Outfitters notes. “There are stocked ponds close by so we can guarantee that our novice clients will catch a fish, and that’s what’s important to get them off on the right foot and enjoying the experience.” And once people get “hooked” on fly fishing, many consider buying a “fishing property” where they can indulge their passion at their leisure. Such property can range from a ranch with miles of river front, to an “enhancement property” with fishing ponds, to houses or condominiums

close to fishing access, according to Trent Jones of Hall and Hall Ranch Brokers who specializes in high-end rural fishing real estate. There are any number of considerations that need to go into making such a decision, he counsels, not the least of which is that the most classically beautiful ranch properties tend to be at high elevations where the fish are smaller, while trophy fish are consistently at lower elevations, closer to towns, airports, and restaurants. “You know, most people get started fishing on public water, and you can keep right on doing that with a place that’s close to but not on a great river, particularly in a relatively uncrowded fishing area like Sun Valley.” In the end, whether you’re a tourist or a local, beginner or expert, it’s the fishing experience that counts, being out there on the river in a place like Copper Basin, arguably one of the wildest, most beautiful places in the West, listening to the sound of mountain water rushing by and waiting for that trout to rise. years, the faculty taught photography, printmaking, and ceramics and established the first art gallery in the Wood River Valley. In the early ‘80s, a decrease in federal funding for the arts left The Center examining its programming and finances. A restructuring of The Center’s activities to fit its financial capabilities and the needs of its community was called for. Programming for the local community became The Center’s first priority. A commitment was made to present the talents of nationallyand internationally-known artists in both the visual and performing arts as well as in the humanities not available to the valley. Today The Center is recognized nationally for its unique multidisciplinary programming. In 2006 The Center received accreditation status from the American Association of Museums in recognition of its adherence to the highest standards of operation and programming. Only five percent of America’s arts and cultural institutions share this distinction. The Center’s main gallery and offices are in Ketchum, and The Center operates a location in Hailey, which consists of a historic house that was the birthplace of Ezra Pound and a newly built, stateof-the-art freestanding classroom. The Center is in the process of raising money for a new building in Ketchum that will include flexible spaces for exhibitions and performances and will be a gathering place for the community.

ANDRIA FRIESEN (FRIESEN GALLERY) WHY IS THE SV FINE ART MARKET WORLD-CLASS?

“I believe the reason is threefold with the natural beauty of Sun Valley atop the triangle. People from around the globe with an appreciation for the finer things in life are understandably attracted to this pristine remote landscape; typically they are also appreciators of fine art (music and wine too). Internationally and nationally recognized artists are not only aware of this haven for their collectors, but they also want to visit Sun Valley. Creating a major exhibition and attending the opening reception is a beautiful scenario for all parties. To top it off, the caliber of artists as well as the caliber of galleries that show their work are world-class. Sun Valley/ Ketchum galleries continue to lead in these arenas.”

PAULI OCHI (OCHI GALLERY) WHY IS THE SV FINE ART MARKET WORLD-CLASS?

Untitled by Brittany Sanders. Guoache and watercolor on Shojo-shi paper at Ochi Gallery. GO BEYOND THE UNIVERSE WITH BRITTANY SANDERS AND HER WONDER SERIES Accomplished artist Brittany Sanders splits her time between her studio in Ketchum’s Light Industrial district and New York City. Sanders’s Wonder Series is on exhibition at the Ochi Gallery on 350 Walnut Street in Ketchum through October 5, 2011. Wonder Series is a collection of mesmerizing watercolors Brittany created to explore her longstanding fascination with the cosmos. “The Wonder Series came from wanting to do a book on wonder, which to me is an abstract feeling and emotion versus concrete reality,” says Brittany. “Some people say these paintings are spiritual and present a feeling of the cosmos and the universe.” Painted using a laborious layering process with gouache and watercolor on Arches and Japanese Shojo-shi paper, Brittany achieves a striking sense of depth. She has produced limited edition artist books, and her artwork has been exhibited and is in the permanent collection of The Metropolitan Museum of Art, The Museum of Modern Art, The Getty Museum, The New York Public Library, Yale University and the Peter Norton Family Foundation, among others. To see Sanders’s work, please visit the Ochi Gallery at 350 Walnut Street in Ketchum before October 5, 2011. To contact the gallery, call 208.726.8746.

“I feel fortunate that our amazing artists work with us, but I also like to think that we provide them access to a superb collector base. Most of our collectors are involved with and informed about the contemporary art scene. Many of them travel to all of the art fairs from Miami Basel to Frieze in London. I think that we also offer the general public unique access to artists. Right now, we have a William Wiley retrospective running through January 3 2012. In August, we held two intimate gatherings (free and open to the public) with Wiley.”

GAIL SEVERN (GAIL SEVERN GALLERY) WHY IS THE SV FINE ART MARKET WORLD-CLASS? “The Sun Valley art market would not be the distinguished market it is today if it were not for the vision and continual support of Bill and Glenn Janss. Forty years ago, Bill Janss envisioned that the thing to set Sun Valley apart from all the other destination resorts would be the arts and humanities. He and Glenn worked tirelessly to build a community art center that lives on today in the vibrant, continually surprising, and always stimulating Sun Valley Center for the Arts, currently celebrating its 40-year anniversary. Glenn has continued to carry on this shared vision of theirs and has long supported new ideas and dreams. I would not have my own gallery today, and I would not be exhibiting the caliber of artists that I do were it not for Bill and Glenn Janss and their commitment to the arts in this valley and beyond.”

“Glenn had a vision and did what was necessary.” —Sun Valley Center for the Arts, Co-Executive Director Kristin Poole Forty years ago, the Sun Valley Center for the Arts laid roots as a small organization offering classes and workshops at the Sun Valley Resort owned at that time by Bill Janss, an Olympic skier. Today The Center, a vibrant nonprofit organization, is a place where more than 40,000 people a year benefit from its programs, exhibitions, lectures, events, scholarships, and classes. Before Glenn came to town, it was just a dream. While living in Los Angeles Glenn, then in her 30s, was involved in the arts community and founded the Docent Council of the Los Angles County Museum of Art, for which, in 1965, she was awarded Woman of the Year by the Los Angeles Times for her work in arts education. She said of her work in L.A., “I helped train all volunteer docents then,” she says. “I organized all the artists and professors to give lectures.“ After the loss of her first husband, Glenn wanted to raise her children away from the city. In 1968 she left the metropolitan environs of Los Angeles for Sun Valley, Idaho, with five kids in tow planning to ski and soak up the small town

atmosphere. She and her family were already friends with Bill prior to moving. Glenn’s background and experience in the arts and arts education made her an obvious choice to spearhead an effort to build an arts community in the Wood River Valley. “Bill asked me to please build an arts center,” Glenn says. “I said no. I want to ski.” But when Glenn broke her hip skiing her first winter, she suddenly had the down time to re-think Bill’s proposal, so she started to work on an arts center for Sun Valley. When she thinks back on the challenges she faced at the time, she explains that this new space for the arts “could not be the Aspen Institute,” she says. “The Aspen Institute was not for the local community. It was for CEOs and wealthy people. I moved into a community of hippies, ski bums and ranchers. They didn’t see a need for the arts. It had to grow organically.” The Title III Program is a United States federal

grant program to improve education, and Glenn was able to use funds for arts education in Sun Valley especially since it was a rural community. A small board of five members was assembled and included Gordon Webster, Rene Myers, Ann Janss, Henry Hopkins and Glenn. “We needed a location,” she says. “Bill and I walked around his property and found 6.7 acres, Sun Valley’s old dog kennel. Gordon Webster was in construction and built a ceramics studio, and Mary Roland taught painting.” Others came along to support the arts including Robert Ketchum who taught photography, and Marilyn Fraser who taught weaving. Judy Atkinson joined the team to teach multimedia, and Gordon taught ceramics. “The program became so popular in its first year that every school in the valley wanted it,” she says. “It was the way to begin. We took over Dollar Cabin, and it was great. We even had a theater workshop with Mariel Hemingway. Dance

Los Angeles came to the Quonset hut, and it was extremely successful.” More people came to Glenn as the foundation began to form for a possible center including Edmund Dumke. Edmund was a major part of the photography program, and thus a photography building was built followed by an administration building. Glenn’s influence began to attract many artists including Jim Romberg, a Raku master and ceramics teacher, and David Wharton who was head of the print department. “David brought in all the famous artists,” she says. “It was a major center in the ‘70s.” In 1971 The Sun Valley Center for the Arts and Humanities was officially born receiving non-profit status. The Center’s first director, Jim Belson, was hired in 1973, which was the same year Glenn and Bill married. Jim started the Institute of the American West in 1975, a humanities division of The Center, which lasted through the 80s. The Levi Strauss Company funded a film festival on topics in the West. The Center had strong support in these early years, but in 1978 Bill sold Sun Valley Resort to Earl Holding and that impacted the direction of The Center. “We could not afford The Center on our own; it began to fade, and the campus was sold to the Community School.” The Center then opened a gallery in Ketchum,

Designed by renowned architect Tom Kundig, the future home of the Sun Valley Center for the Arts is a striking two-story building that will feature flexible galleries, a state-of-the-art auditorium, a modern classroom, and places to relax, converse, or explore ideas. Outside, an ample park and plaza will provide a gathering space for the community and a venue for outdoor sculpture, performances, and events. The Center is still raising money to realize this vision. Contact the Center to find out how to contribute, 208.726.9491.

the Potato Gallery, which was named by Mary Roland. Students signed up and sold their work. “Gail Severn worked in the gallery,” Glenn says. “Bill encouraged her to open a gallery.” Gail did open a gallery, and shortly after she began the Sun Valley Gallery Association. “Things were really good in the ‘80s,” she says. “We had spin-offs with theater groups, a ballet school, and other dance. Resorts are very successful places to build the arts.” To Glenn’s credit, she also started the Sun Valley Wine Auction in 1981, which was a fundraising effort to keep The Center going. This summer, the auction celebrated its 30th anniversary, and it is considered one of the top ten wine auctions in the nation. Reflecting on what The Center has done today, Glenn says, “It has done wondrous things. The Center has multi-disciplinary arts, humanities, workshops, and lectures. I don’t have a bit of criticism, but it needs a new space. The current space is too small. It’s a wonder they accomplish what they do.” Glenn says the staff and board are excellent, and give her a lot of credit, but she feels they make The Center a success.“The Janss family were the first collectors in the valley who were serious about art,” says The Center’s Co-Executive Director Kristin Poole. “In the last 25 years, I have been involved at the core root of art that is essential to the community.” Poole came to work for The Center as a young curator from Chicago and was glad to have the freedom to look at the contemporary art world and create museum-quality education. In 2011, Poole recognizes that Glenn’s influence in quality arts education is still at The Center. “She is the reason we are a 40-year-old institution,” Poole

says. “She saw an opportunity. It is quite remarkable how she coalesced people around to convince them to engage and invest in The Center. Glenn had a vision and did what was necessary.” Glenn’s influence has gone beyond the valley. As an art collector, she possessed one of the nation’s largest American Realism art collections from the ‘70s through the ‘80s. Since she could not house her entire collection, Glenn gave a part of it to the Boise Art Museum to help that museum start out. Today, Glenn enjoys working in conservation and takes her creative and grass-roots spirit to a new level where more people find inspiration from her. The Sun Valley fine arts market and the Sun Valley Center for the Arts stand as a testament to what can be accomplished by people like Glenn who work tirelessly and passionately to achieve something they believe in strongly.

FROM LEFT TO RIGHT: The Sun Valley Center for the Arts brings high-caliber, relevant speakers to the valley; The Center is committed to getting the arts in the local schools; The Center provides unrivaled access to artists, writers, and thinkers.

Q A

How did you discover the Sun Valley Center for the Arts? I graduated from the Cranbrook Academy of Art in Michigan in the winter of 1977. I saw a listing in a professional trade magazine for the position in Sun Valley. I applied. In May I got a letter from the board and staff asking me to fly out to Sun Valley. It was the first time I had ever been to Sun Valley. I thought Sun Valley was the most beautiful place. I met Glenn Janss and then give a lecture and slideshow. After the lecture, I was asked when I could start and I said how about next week. At the time, all I had was a backpack. I showed up to build a fine arts program and started a lovely and long relationship with Glenn. I was one of the last faculty members to walk off the Sun Valley campus in 1986. It was the best time of my entire life, and I have never met such great people.

The Center brings a balance to the community. A community cannot be based on mountains alone. People want culture in their lives. It also makes a community very appealing. Glenn had a vision, and she made it happen. Sun Valley is better for it, and it appears to be filling a need in the community.

What was the art scene like when you were in Sun Valley? There wasn’t one. Gail Severn had the first art gallery and we had an art gallery at The Center.

Why are The Center and any arts focused community organization important?

Q What are you doing today?

A I am printing silk scarves. I don’t want to manufacture them in China, I want to keep the jobs in the U.S. It’s high-end product with a design inspired by Islamic tile patterns, which are 2,000-years-old. In addition, to printing scarves, I have also written a children’s book, The Rain Baby and have started to print linen throws. I have worked in silk screening, but this is the first time I have worked in silk.

The Stock Market and Real Estate

Just like most of you, we at SVPN have been watching the stock market closely. It’s been a wild ride the past month with the debt ceiling agreement, Standard and Poor’s (S&P) rating downgrade, and the general consensus in the media that the economic sky is falling. As we put the final touches on this Outlook, the Dow has dropped 470 points (again…). But as we know from history, when the stock market has major hiccups like we’ve been experiencing, the property market becomes an attractive place to invest (see page 11). As one realtor observed, the buying and selling on the stock market is short term (sometimes as short as a few minutes) whereas real estate is a long-term investment; it’s an investment that is, at its core, “real” and about use and that makes it attractive in a financial environment like we’re seeing late this summer. So, if you’re thinking about getting into real estate in the Sun Valley area, we know some great realtors you can call (pages 2-3).

Distressed Properties and REOs

tory of distressed homes and REOs on the market, Robin Christianson (McCann, Daech, Fenton) encourages all possible As we reported last month, the distressed buyers of REOs to have their ducks in property and REO inventory is still high a row before making an offer. She says, and this has a significant impact on the “When banks are the sellers, they are going overall real estate market. But it’s not just distressed properties and bank-owned proper- make sure they are pre-qualified by the bank holding the property before making ties moving. While of Sun Valley) points out that our local REOs and short sales are impacting the market is seeing an increase in the number overall Sun Valley area market, Stephanie of “non-distressed” properties, or healthy Reed (Coldwell Banker) notes that since properties, selling because the sellers have been willing to adjust their asking prices to the auction and subsequent sales of Chilali reflect that they are often competing against Lodge condominiums, most of the distressed property inventory in Ketchum’s bank owned home prices. She notes that core has been absorbed. In fact, only 3% of this is one of the biggest adjustments she’s seen in our local property market—the fact the single-family active listings in the North that sellers “want to compete.” These homes Valley are considered distressed. SVPN sat down to discuss the property market with the principals at Idaho Mountain Builders (IMB), Joe Marx and Tim Carter. We’ve heard over and over that “construction has dried up” so we wanted to get their take on the market. Joe and Tim admitted that they are living and working in a different market these days but they said the trick to staying afloat is staying agile. One of their strategies is to specialize in a niche market like sustainable retrofits; they do this through a branch of their business called Home Performance Systems. One aspect of the business that has changed since the downturn in the construction market is that “access to subcontractors has narrowed and that has added turbulence to the supply chain.” Because of this, the cost of building has not gone down much, which is a surprise to many people who expect a deal in construction just like they expect a deal in real estate. Joe noted that you can’t let go of your “skilled labor because that’s what ensures quality construction.” Tim acknowledged that we’re “living in a new reality and the businesses that are going to survive have to adapt to that reality.” In this new paradigm, clients are paying closer attention to how far their dollars go, and the number of big projects has fallen off. But, according to Joe, “There are some big projects starting up in the valley and real estate is moving.” The take-away? Joe and Tim point out that “The lumber yard has hired back its employees.” There’s good news there.

a definite concern among today’s buyers whereas five years ago, very few buyers asked for that information. While he says buyers today are spending more time researching and comparing properties in order to capitalize from the market correction, he cautions that looking solely at price per square foot can be a mistake. “While we can show a client properties with the lowest price per square foot, thos properties may not meet the clients’ needs or be their ideal purchase. There is a distinct difference between cheap and value.” Mike McCann (McCann, Daech, Fenton) posits that there might be demographic reasons for the rise in condo/ townhome sales, even outside the Chilali Lodge deals. He says that with the number of baby-boomers out there looking to downsize from a large, maintenance-heavy home to a smaller, low-maintenance home, projects like Jack Bariteau’s Village Green 2,400- to 2,600-square-foot bungalows or in-town condos are looking more attractive to those who want to play more and clean gutters less.

Cause for Optimism When asked about what aspect of our property market gives him hope, Mike responds, “The overall product. When ski racers return from their competitions in other ski areas, they start to kiss the ground

when they get over Timmerman Hill. There’s nothing like the product we offer in Sun Valley. And every year it gets better— the biking, the hiking, the Nordic skiing, the alpine skiing, and the golfing—it’s just getting better. I can’t speak for everyone, but that’s the kind of life that sounds good to me and I don’t think I’m alone.” Sue Engelmann (Sotheby’s) counsels that buyers and real estate investors should keep perspective when fluctuations in the stock market like we’ve seen in early August occur. She reminds SVPN readers that real estate is a long-term investment and the preponderance of buyers out there today are looking for a property to live in and to appreciate at “more realistic rates” than we saw during the recent housing boom. Citing her own business as an example, she says not all buyers are cash-only; for about half of her business “loans are involved” and “interest rates are really attractive right now.” In terms of the inventory on the market right now and how it’s moving, Sue says, “There’s a price at which anything will sell and those willing to move on will go there. For buyers, with the interest rates where they are, this market represents an amazing time in history where we have fantastic inventory at great pricing with financing that matches.” Terry Palmer (Sun Valley Associates) says that overall, he too is optimistic. He also

sees real value in the product that the Sun Valley area offers, and he knows that there is interest from areas like San Francisco where a younger demographic with expendable income might be looking for a second home in an area that offers all that Sun Valley does—the active lifestyle, a top-notch ski hill, vibrant cultural activities, a thriving social scene, and great schools. He notes that Sun Valley Resort has been working to market the area better than it has in the past and that the marketing campaigns are multi-faceted, aiming for both the bloom of youth and the wisdom of age. SVPN recognizes this as well. From the development of terrain parks on the mountain to the golf acquisitions, Sun Valley Company is trying to attract a broad range of tourists. Dan Gorham (Windermere) agrees that stock market fluctuations create anxiety, but it doesn’t change the desire. He adds, “Sun Valley, Idaho, is one of the most remarkable places on Earth. Our buyers get that. They just have to be comfortable in their own ‘financial’ skin to move forward with the purchase. Buying a vacation home is discretionary and each client determines on an individual basis when the time in right.”

The Bank’s Perspective We wanted to get a bank’s perspective since interest rates are so low right now. Regarding the distressed market, Neil Siegel, a private banker at Wells Fargo, says that he has had a number of calls from buyers from outside of our area looking for REO properties because real estate here comes at a relative discount when comparing properties in similar resort towns in the West. However, Wells Fargo Wealth Management Group in Sun Valley, according to Neil, does not carry any REOs on their books at this time. sun valley property news

Wells Fargo loves to lend to qualified buyers.” Neil said he has “noticed little to no change in their lending practices from boom to bust.

—Neil Siegel, a private banker at Wells Fargo

SVPN’s Debra Hall (Windermere) took the time to clarify some details about closing on an REO. Q: What sort of homework should the potential buyer do before making an offer on an REO? DH: If a buyer plans to put an offer in on an REO, the buyer should be sure to get pre-qualified by the bank holding the property. The buyer does not have to use that bank’s product, but a prequalification is required with an offer submission. When purchasing an REO property, the burden of finding defects in the property falls to the buyer. Banks are exempt from completing a Seller’s Property Disclosure Form, usually required by Idaho law. This form identifies any repairs made or damages or defects in the property. Since the banks have never occupied the homes, they have no actual knowledge of anything more than what is in plain sight. Any and all inspections fall to the buyer. Bank-owned 92

What kind of activity is Neil seeing at Wells Fargo? He sees purchases across the board—condos, houses, inexpensive to very expensive. He adds “many people are coming in for refinancing since interest rates are so low.” In his experience, many people come in for a refinance and learn that the appraisal of their home is 10 percent to 15 percent less than they expected. While that’s not great news, Neil says, it still doesn’t require them to bring any money to the table to refinance because most of the people seeking a refinance have enough equity in their home. A number of realtors with whom we spoke communicated a general frustration with the banks because they perceive that the banks are not lending even to qualified borrowers and that this unwillingness to lend has added to the stagnation of the real estate market. Wells Fargo, the only bank with which we spoke for this Outlook, responded

“Wells Fargo loves to lend to qualified buyers.” Neil says he has “noticed little to no change in their lending practices from boom to bust.” We know that we barely scratched the surface of this complex issue so we will have more on banks and lending in our next issue of SVPN, so check it out.

How to close on a distressed property

properties are generally sold in “AS IS” condition, but it is highly recommended that buyers know what they are getting and that information can only come from a professional inspector. Remember, as a buyer, you are getting a tremendous value, so the cost of the repairs is often covered in the discounted price. Offers to the banks should be reasonable. No one knows the value of a property better than a bank. They have actually spent money to obtain that information, so ridiculously low offers are a waste of everyone’s time. The bank is looking for the highest net to them, so keep that in mind when asking for concessions. When negotiating with a bank, keep in mind it is strictly a business transaction, nothing else. Buyer’s can be very emotional, but the bank will not be. This is a commodity and they are simply trying to get it sold. The bank controls all time frames so patience is the best policy when working through your purchase. It will most times

be completed, but these large institutions can only do things at one speed and that is theirs. Another issue to watch for is the counter addendum. An REO will often come with a counter contract that will negate the language of the original offer. Many potential REO buyers are uncomfortable with this because it seems one-sided. Buyers need to weigh the discomfort they have with the bank’s counter offer against the bargain that the house represents.

THE TAKEAWAY In the resort market (roughly the North Valley) there are few single-family homes that are bank owned. If there is a REO with an attractive house at an attractive price, you will need to play by the bank’s rules.
