We are in the process of giving South Tampa Magazine a renovation of sorts, updating its look and feel to give you more of the content you love. What better time to roll out new departments and features than our annual Home & Garden Edition? Home is a place personal to everyone, and we are honored to have had a place in South Tampa homes for 15 years. I can’t tell you how many times someone has told me they keep past issues of South Tampa Magazine spread out on their coffee tables. It’s one of the best compliments I hear, as the things we choose to bring into our homes are ways of expressing ourselves and our identities. As South Tampa Magazine evolves, we vow to keep the same hyper-local content that has always resonated with our readers while presenting our community in fresh new ways. We are also big proponents of shopping local. When more of your money is kept in the local community, you embrace what makes South Tampa unique, and you create more choice because local business owners sell products based on our local needs. Please support the businesses profiled in the following pages, and make sure to mention you saw them in South Tampa Magazine! Thank you for allowing us to be a part of your home, and I hope you enjoy this issue.

Editorial

MCKENNA KELLEY Managing Editor

For this year’s annual Home & Garden Edition, we wanted to help you elevate your spaces, both inside and out. As many South Tampanians have made the switch to apartment or condo living, they have had to contend with finding the best use for their small spaces. On page 30, we enlisted five designers who have transformed breezeways, laundry rooms and even a tiny home into beautiful, livable spaces with small square footage. Whether you’re dealing with a cramped apartment or just have that one room in your home you don’t know what to do with, you’ll want to check out these pros’ tips and tricks. Though the impending summer heat may make you want to avoid the outdoors, we found three South Tampa backyards that have been expertly elevated (literally, in the case of one Davis Islands rooftop) into the perfect Florida escapes. See the final results starting on page 50. Throughout the magazine, you’ll notice a few new features we’ve introduced to bring you closer to the South Tampa community. One of those is “You Know You’re from South Tampa When,” found at the back of this issue. We posed that thought to our social media followers, and our magazine staff got a kick out of the creative, and often very specific, responses that rolled in. To add your ideas, comment on our Instagram or Facebook post, or email your comment to info@southtampamagazine.com. Enjoy this issue!

YOU RESOLVE TO END YOUR DEPRESSION. WE’RE WITH YOU EVERY STEP. WHERE TECHNOLOGY MEETS POSITIVE HEALING FOR SEVERE DEPRESSION

IS TMS THE RIGHT TREATMENT FOR YOUR DEPRESSION? MORE OFTEN THAN NOT, THE ANSWER IS YES How Many of These Boxes Can You Check Off? ☐ You’re struggling with depression right now ☐ Antidepressants have not worked for you ☐ Traditional therapy hasn’t worked for you

☐ Ready to end your depression

If you’ve checked off even one of these boxes, Neurostar’s Transcranial Magnetic Stimulation (TMS) might be the treatment you’ve been looking for. If you’ve spent years cycling through antidepressants, mood stabilizers and various therapies, Dr. Kenneth Pages may be able to help you break the cycle once and for all. TMS is an FDA-cleared treatment that is scientifically proven to yield lasting relief from depression. It works by stimulating key areas of the brain that are under-active in patients with depression through precisely targeted magnetic pulses. Dr. Kenneth Pages is one of the few doctors in the Tampa Bay area performing this exciting and proven treatment, which takes less than five hours a week over a period of 4-6 weeks to achieve lasting improvement. Dr. Pages’ results are astounding, with 60 percent of patients experiencing positive results and 40 percent achieving complete remission from depression. And because so many patients have experienced such lifechanging results, more insurance companies are offering coverage.

Dr. Kawliche is treating 6-year-old Jace’s autism with the TMS treatment

A PROMISING NEW TREATMENT FOR AUTISM When you’ve had no success treating your child’s autism with traditional medicine or therapy, Boris Kawliche, M.D., a board-certified psychiatrist, has another promising option. Using transcranial magnetic stimulation (TMS), Dr. Kawliche may reduce symptoms of autism spectrum disorders safely without medicine and with very little risk of side effects*. TMS is a non-invasive but off-label treatment that uses electromagnetic induction to stimulate the prefrontal cortex, the part of the brain that may be disrupted in children with autism in as little as five three-minute-long sessions.

Dr. Kawliche also offers TMS for treatment-resistant depression, which has shown a 60 percent response rate in studies, and accepts almost all insurance plans for adults 18 and over who have been diagnosed with depression. Call today to learn more about TMS and to schedule an appointment *This is not a cure for any condition or disorder, and families should do their own research before deciding if it’s right for them. While TMS is FDA-approved for the treatment of depression in adults 18 and older, it is not approved for the treatment of autism or use in children.

NESTLED ON THE WATERFRONT EDGE OF HARBOUR ISLAND, Watervue Grille is the newest restaurant from restaurateur Andrew Bonnemort, who also owns the island’s Cafe Dufrain and Cry Baby Cafe. The menu focuses on fresh Florida seafood in sophisticated but approachable preparations, with much of the fish sourced locally. “It’s hard not to use local seafood when the Gulf of Mexico is in your backyard,” Bonnemort says. “There hasn’t been a restaurant downtown that focused on fresh seafood, so we wanted to fill that void.” Menu highlights include ancho chili-dusted scallops, whole fried snapper and chips, and red-chili rubbed Gulf grouper. The restaurant’s true feast for the eyes is its sweeping views of the downtown skyline from Bayshore Boulevard to Channelside, including Amalie Arena and the future Water Street Tampa.

TAMPA’S ONLY INDEPENDENT NEW BOOKSTORE, Inkwood Books, recently finished its move from its Hyde Park bungalow to Tampa Heights. The new location is at 1809 N. Tampa St., with its main entrance right across from The Hall on Franklin. Inkwood owner Stefani Beddingfield hopes that the store will pick up foot traffic from surrounding Tampa Heights businesses like Foundation Coffee, Ulele and Armature Works. At 2,300 square feet, the new space, which used to be a martial arts school, is almost twice the size of the old one. It will provide ample space for book signings, events like Independent Bookstore Day on April 28, and book clubs for kids, teens and adults. Beddingfield, a longtime Inkwood customer, bought the business in 2013 from the original owners, Carla Jimenez and Leslie Reiner. The Everything Room

Inspired by this breezeway’s six different doorways, Debbie Perez, owner of Tweak Your Space, redesigned the room to have six of the functions on the homeowners’ wish list for a do-it-all space: doing homework, watching TV, folding laundry, organization, lounging and painting. Now, the family does all of the above and more at the luxurious chaise lounge and custom-built hightop table, which accommodates both sitting and standing work. Perez repainted the walls and ceiling white to help disguise the durable tile floor needed for this heavily traversed space between the kitchen, backyard and front door. She also added a full entryway set to organize sports equipment, shoes and backpacks by family member (including the dog, Lucy). 30   MAY / JUNE 2018 tampamagazines.com

A Laundry List of Uses

Necessity is the mother of invention, as seen in this laundry room-turned-home office. ZaZoo’d owner and lead designer David Fischer turned an awkwardly long, rarely used laundry space at the back of this St. Petersburg house into a flexible work area for the homeowner. Incorporating the headboard and footboard from the client’s old bed, Fischer’s team custom-built a long, wheeled table and builtin bench (complete with storage space under the seat) that pulls triple-duty as a workspace, bar and buffet, and laundry-folding area. To introduce natural light and create a full indoor-outdoor entertaining space, the ZaZoo’d team replaced the back wall with a sliding glass door to the backyard. 34   MAY / JUNE 2018 tampamagazines.com

TIP: “Keeping a small space organized and clutter-free is a must. This can be accomplished by using things like baskets, shallow shelving units or labeled canisters. Historic Hyde Park Condo

Beautifully Compact

A small living space gave these Hyde Park condo owners the chance to make some unique choices. Ethan Allen design consultant Vivien Donahue paired custom furniture from the retailer with her clients’ eclectic decor to complement the condo’s size. After the homeowners struggled to find a couch that worked in the space, Donahue had a new piece cut specifically to maintain a wide walkway throughout the living room. Appropriate-sized furniture was also key for the TV nook — where Donahue chose rattan chairs to prevent an excess of upholstery in a small space — and the bedroom, where just 11 feet separate the walls. Donahue also chose to include less permanent seating in the living room to keep what she calls its “conversational tightness”; she lined the walls with leather ottomans that can be pulled in when extra chairs are needed. 38   MAY / JUNE 2018 tampamagazines.com

TIP: “Proportions are number one in a small space. A piece could look great at the store, but if you don’t look at the proportions of your room, it most likely won’t work.” —Vivien Donahue

Ybor Tiny House

1

Putting their commercial and residential development experience to good use, architects David Bailey and Stephanie Harrison-Bailey built their dream second home in the heart of Ybor City in 2015. Already used to living on a smaller scale, the New York-based couple — who have both lived and worked in Tampa — decided on a 365-square-foot tiny house made up of three 10x10 squares: a living room, a kitchenette and bathroom, and a bedroom. The sweeping 14 ½-foot ceilings make the small space feel comfortable, not claustrophobic, while creative space usage, like open shelving along the kitchen walls and a storage set that folds out into a dining room table, makes the space work. 42   MAY / JUNE 2018 tampamagazines.com

No Place Like (A Tiny) Home

TIP: “[Even in a bigger space], you have to compromise on “stuff.” Start analyzing what you really use, and learn what you need and what you don’t.” — Stephanie Harrison-Bailey “You don’t need to live as a minimalist, but you can take cues from that lifestyle. Here, it’s just enough and nothing more.” — David Bailey

1. The couple is currently building their second tiny home — a two-story one — next door on 15th Avenue. They aim to build a total of four on the same lot.

2. Above the living room, the high ceilings create enough space for a storage loft

3. To prevent crowding, surfaces throughout the home are kept organized, with just a few carefully selected items on each

4. Living in this tiny home, even temporarily, helps you realize that downsizing your life is possible, Stephanie Harrison-Bailey says

5.The home is highly energy efficient, with just one air conditioning unit and a few fans cooling the whole house

Temple Terrace Lounge

To give this Tampa condo owner a mini guest room, designer Debbie Perez got creative with her use of space. What is now a sleeping berth was once a nook where the homeowner’s dining table-slash-workspace sat, while the sun-filled, garden-facing living room functioned as the guest bedroom. Perez flipped the two, moving the bed into this nook, illuminating the space with a pendant lamp, and filling the area with oversized throws and pillows perfect for a cozy bed or reading lounge. The surrounding curtains close completely, ensuring a hidden, private space. 46   MAY / JUNE 2018 tampamagazines.com

OUTDOOR SPACES Davis Islands Elevated

1

Reviving the Rooftop

To give homeowners who live in the mountains part time a distinctly Floridian space at their Davis Islands property, the Argentine Group created a tropical getaway right in the home’s backyard with lush palm trees and greenery, colorful lighting, and a modern, resort-like pool deck. The true star of this outdoor upgrade is the rooftop terrace (above), specifically built with the elements in mind. Brazilian walnut (also called ipe) was chosen for both the flooring and the custom bar because of its supreme durability and insect resistance, while the synthetic turf, planted succulents and retractable awning hold up to Tampa’s intense sunlight and frequent storms. LED lighting and built-in audio complete the space. 50   MAY/JUNE 2018 tampamagazines.com

TIP from the Argentine Group Whether it’s a simple backyard enhancement or complete renovation, it is vital to have a cohesive plan where all elements function properly with each other. It will help avoid unwelcome surprises and costly mistakes commonly seen in installations lacking a well thought-out plan. 1. Load bearing, drainage and utilities should all be considered before embarking on your own rooftop renovations 2. For decades, the boards in New York’s Coney Island boardwalk were made from ipe (Brazilian walnut) like this. Despite their constant use, they allegedly only needed replacement once every 25 years.

OUTDOOR SPACES Sunset Park Transformation

This Sunset Park home’s unusually large lot size gave Robert Sicignano and his team at FLA Pools plenty of room to turn what used to be just dirt and a trampoline into a multidimensional entertaining and living space. After raising the land and leveling it to prevent standing water, the team began work on the all-travertine lounge area, outdoor kitchen and pool deck. To make the Marquis Quartz-finished pool as simple to maintain and eco-friendly as possible, it features a salt chlorine generator that makes the pool’s chemicals and uses commercial floor returns, a technique that saves energy by allowing the chemicals and heat to come from the bottom of the pool — the coldest part — and rise. A propane system heats the pool, grill and fire pit and is controlled, like the lights and sound system, by an app on the homeowners’ phones. 52   MAY/JUNE 2018 tampamagazines.com

OUTDOOR SPACES Beach Park Hideaway

Thanks to the space’s already dense foliage, a full-scale renovation completed this Beach Park backyard’s transformation into an outdoor hideaway. Mike Loomis and his team at Landscape Fusion kept things simple yet elegantly modern with a custom-built pergola and furnished lounge area, an ocean-blue travertine deck, an illuminated pool, overhead string lights, and new planters and landscaping. To make the most effective use of the home’s small backyard, a small spa was built in to the pool, eliminating the need for a separate construction. 54   MAY/JUNE 2018 tampamagazines.com

Move Here Hot Neighborhoods

ONCE YOU MOVE TO SOUTH TAMPA, it takes a lot to get you to move out, so our area is known for its relatively small real estate inventory. Here are the five neighborhoods with the most available properties (as of April 3, 2018).

SUNSET PARK 72 properties for sale 51 properties for sale

There is some availability in one of South Tampa’s most densely packed neighborhoods, where the average home price has held fairly steady in the high $500,000s this past year. Move quickly, though: properties in that price range are selling in about a month and a half. Listings currently range from $250,000 to $1.275 million.

BAYSHORE BEAUTIFUL 84 properties for sale

Growing in popularity, this neighborhood — which saw the highest number of transactions per month in South Tampa since last April — gives you the same proximity to Bayshore as Hyde Park but with a little more breathing room. Listings currently range from $125,000 to $5.35 million.

Convenience and water access are the names of the game in Sunset Park. Major thoroughfares like Westshore and Bay to Bay run right through the neighborhood, making it easy to get to the business district and South Tampa schools. Listings currently range from $250,000 to $5.6 million.

DAVIS ISLANDS 58 properties for sale

Despite earning a place on this list, Davis Islands has few available properties relative to its total number of properties. Over the last 12 months, the neighborhood’s listings have only been on the market for an average of 62 days. Properties currently range from from $180,000 to $7.5 million.

Here re Move South Tampa’s Most Expensive Real Estate WHERE IS SOUTH TAMPA’s MOST EXPENSIVE REAL ESTATE? Trick question: It’s everywhere! On the whole, the average price per square foot in purchased South Tampa homes from April 2017 to March 2018 was $259. Below, we compiled the five most expensive areas throughout the peninsula by the average price per square foot of current listings and homes sold in the past 12 months.

One South Tampa’s most exclusive community is, understandably, also one of its most expensive. Just eight homes were sold inside the waterfront neighborhood over the last 12 months.

BAYSHORE BOULEVARD $372/square foot (listed) | $302/ square foot (sold) The best views in town go for a pretty penny. Bayshore is also home to the most expensive real estate purchase ever in Hillsborough County: the Stovall-Lee House, purchased by Blake and Tate Casper of Caspers Company.

Expect the downtown-adjacent neighborhood’s prices to keep ticking up as urban development, including Water Street Tampa, heats up. In the 31 transactions so far in 2018, the average list price and average sale price for the island’s properties has gotten significantly closer.

DAVIS ISLANDS $354/square foot (listed) | $312/ square foot (sold) Long since a popular destination for young families, the islands have also attracted some of Tampa Bay’s most high-profile sports stars. Tampa Bay Lightning captain Steven Stamkos and forward Ondrej Palat both bought Davis Islands homes in 2017, for $3.85 million and $3.325 million, respectively.
