Sherrie Mileski, an agent at New Mexico Mountain Properties, has worked on and off in the Red River area since her days as a young teen in 1983. Although this 44-year-old single mother of three is naturally industrious, Mileski’s early family life required a lot of maturity from her: her mother passed away when she was 12 and she has never known her biological father. Yet, that which does not kill us makes us stronger. After attending Taos High School for a few years, Mileski earned her diploma in Texas to qualify for state college aid. After just 3 1/2 years, she earned her bachelor’s degree in hotel restaurant management from the Texas Tech University in Lubbock.

She also returned to picking up waitress shifts at Texas Red’s steakhouse––a job she initially had as a teenager, and continues to do part time today. While working for Ruth Bush (Bush Realtors) in 2001, Mileski obtained her real estate license. “Studying property in Angle Fire is like studying for the bar exam. There are so many roads,” she says. Her son was young at the time and she made the career switch to spend more time with him. Looking back on her real estate career, Mileski says with a laugh, “All of my children have grown up looking at houses and putting up signs.”

“I’ve been on my own since I was 15 years old and all throughout school, I worked the entire time. I’d come home to Red River on holidays, Spring Break and summers to work,” says Mileski.

Eddy passed away in 2006, leaving her to raise a boy and a girl. But Mileski was about to welcome more career opportunities, love and even another child into her life.

Hyatt Hotels noticed her strong character and solid work ethics and she was accepted into its prestigious corporate management training program. Mileski took her first corporate job at the Hyatt Dallas Fort Worth hotel, a 900-room property. As the housekeeping manager for more than 100 Spanish-speaking housekeepers, she quickly learned a second language.

In 2007, Mileski and her second husband opened a Re-Max real estate office and had a baby boy together. That was one of her best years in Red River. “The Re-Max corporate office ranked us high in Red River sales for 2007. We had a phenomenal year,” says Mileski.

Mileski’s career track in Texas kept unfolding in new ways. In 1990, she left Hyatt to pursue her own franchise opening of the first Miami Subs in Dallas. “It was new construction, from the ground up, and I did all the ordering and hiring,” says Mileski. Later, she would work for a hotel marketing company. Mileski had the “tough job” of visiting five-star hotels and enjoying all of their amenities. Then she’d return to the office and train her staff on how to market the property. With so much achieved at a relatively young age, Mileski’s life was on the corporate track in Texas –– until fate intervened. On one of her trips home to Red River to see family and friends, she met singer-songwriter Eddy Lee. Mileski and the professional musician had known each other when they were younger. Sparks flew and she went back to Dallas to quit her good job at her company. Her friends thought she was crazy. But she felt like making Red River her permanent home was just the right thing to do. “It was like receiving a message from God,” says Mileski. She and Eddy married a year later. Back on home ground, Mileski took a job as the

In another area of life experience, Mileski built a new-construction home in Angel Fire. “That experience has helped me tremendously with my real estate clients,” she says. Mileski has seen a lot of changes in the Red River area. For the longest time, there were no color flyers or MLS membership. In 2009, she started advertising using brochure boxes and social media to get the word out. Now, everyone is very active in advertising. Calling herself a “go-getter,” Mileski is proud to be good at what she does. 1 What is the history of the Mariposa Ranch? The ranch was once owned by Edwin Charles Lineberry, the famous Taos native who was the builder of the Kachina Lodge. I have lived right across from the ranch almost my whole life. At one time, the ranch totaled 1,500 acres. But after the cattle market collapsed, the ranch started selling 40-acre lots. Nat and Connie Troy now own the ranch and they are my employers today. 2 What do you do at the Mariposa Ranch? I am the fulltime, year-round ranch manager. As the ranch manager, I run the full operations and maintenance –– everything from irrigation to planting. When the snow falls, I make sure the roads are plowed. I’ve been there since 1985, which is almost 30 years. The ranch hasn’t changed much, except we used to run our own cattle. Now we just lease grass. A great day for me is when we can get all of the alfalfa cut, baled and put in the barn with no rain on it. 3 What were your experiences before the Ranch? I was stationed in Vietnam as a Navy gunner. I was one of the lucky ones and got out in 1969. I came home to Taos, did some work with heavy equipment and went to school to train horses. In Texas, I worked on an Arabian horse farm, and as an oil field welder. In 1981, I moved back to Taos and opened up an auto muffler and welding shop. It was a good business, and I was the only muffler shop at the time. I’m a jack-of-all-trades, and I’ve mastered horse training. I’ve won trophies and five national championships in my time. 4 How do you start your day? I start my day at 6 a.m. every morning. My first call is to my best friend, Herbert García. He has worked for me for the past 14 years. Every morning, we talk about the day’s work ahead of us. I like to joke: Sometimes he’s the boss, and sometimes I’m the boss. But whatever he needs, I’ll help him. Together, we’ve hauled cattle and hay, and worked on machinery. 5 How strong is your connection to Taos? Everybody in Taos knows me. I was born and raised here. I’ve seen a lot of people come and go. I was gone for a bit, but came back. I have good rapport with all the ranchers. I don’t know all of the new people,

but the older people know my family. My grandfather settled here. My mother (who is now 97) still lives here, and my three sisters and their children live here. The road outside my house used to be unpaved and we’d ride our horses on it

6 Have you skied at Taos Ski Valley? Yes, I’ve skied up there with (founder) Ernie Blake, his family and a number of the other ski pioneers who started here. For many years, I drove the snowcats at night, grooming the ski runs on the mountain. 7 What is your home life like? I have six children from previous marriages and I’ve been married to Susan since 1995. She’s from Abilene, Texas. If you’d interview her, she’d say I’m a good guy. We met through a mutual friend. Since marrying me, she has cut and baled hay. One time I was helping everyone get ready for the Arroyo Seco Fourth of July Parade. A young horse I was riding started bucking and I ended up on the horn and broke my pelvis. Susan looked out for me and took care of me at home. 8 What is your responsibility as a commissioner of the New Mexico Acequias Association? I am a commissioner of the Cochia ditch off the Rio Hondo. There are three of us; I’m the chairman, and there’s a treasurer and secretary. There’s a majordomo, too. I like the old ways. On the acequias (communityoperated irrigation canal), we used to share water. We have lived that way for many, many years. We need a certain amount of water for our lands. Everybody knows this and used to work together. Now there are just individual interests. But I won’t give in. I care about my neighbors.

9 What’s your biggest concern about Taos? I’m afraid that Taos will turn into a big place like Santa Fe. That city has so many people crowding the little guy out. What I don’t understand is that people initially come here saying they like its small-town feel. But then they want to go and change it. I fight for the little guy. hen you buy a ranch property, you’re purchasing a bit of the Old West.

It’s exhilarating to step onto your property for the first time, and realize the depth and breadth of the history of the place. Few if any of the large ranches around here operate as livestock businesses these days. It’s a tough row to hoe because of slumping cattle prices, the prolonged drought in Northern New Mexico and competition from foreign and corporate ranches. Still, you will likely spot a herd of black Angus or Herefords grazing in the leased pastures; or, in a few cases, you can see buffalo or llamas. Ranches still hold the mystique that comes with the life of the bygone days of the West. Realtors tell us that most buyers turn the property into a retreat or guest ranch. The recent economic downturn hit the land and ranch market hard, and prices have dropped as much as 40 percent. While most Realtors believe the market is turning, this is the time for attractive pricing on a ranch parcel. As a feature of the Ranch & Land Issue of Enchanted Homes, we asked a longtime real estate broker in Taos to talk about a ranch he has listed for sale. uring the recession, land was the slowest mover for real estate, primarily because of the lack of financing. even now, lenders may require 30 percent down, so, often large land sales are for cash or with owner financing. Taos land market today By Andy dennison

Lots has changed in the Taos land market in the past few years. It’s a totally different mindset, because there are fewer buyers and fewer sellers. There are no spec houses, and buying property for investment is way down. We used to sell land to builders; that’s not happening anymore. And the buyers are different. Before 2006, 70 percent of the market was second-home buyers. Now, it’s about 20 percent. People feel like they don’t have enough disposable income for a second home. Three properties come to mind when you talk about current land sales, and they each inform what the Taos land market is about today. First, there’s 34 acres in Tres Orejas (“Three Peaks”) behind the center of Carson. It has a beautiful view at the end of a road. The present owners have had it for 15 years in hopes of building a retirement home on it. Things changed for them – like for many of us – but it still is an ideal spot for either retirement or retreat. It borders National Forest with views that go on forever. The new owner will have to bring in utilities, but I see it as a perfect spot to find the peace and quiet everyone wants – house or no house.

Then, there’s a treed lot in the Orchard subdivision off Cruz Alta Road. It’s typical of in-town, in-fill lots that once would have had a spec house on it. Now, it’s a parcel that a buyer can sit on for a while, perhaps in hopes of putting a house on it, or a neighbor might buy to act as a buffer for privacy. Because of the price points, a lot of the sales out there today are purchased by adjacent landowners. And then there’s 9.73 acres in the Vista Linda subdivision south of town. It consists of legally divided lots that can create 5 or 6 building sites. It would be for someone who could build a house on one and have the ability to hold onto the rest until the market turns. The owner needs to know what the carrying costs are for vacant land, because the old ways of buying and flipping land isn’t possible now. It’s more of a primary home market now, but the investment opportunities still exist on a parcel like this. Call Joel K. Residential mortgage rates and terms by tED DIMOND

‘Oh, what a tangled web we weave … ‘ There are numerous factors that impact the rate and terms of a conventional residential mortgage loan. A borrower’s credit score, the amount of down-payment, whether one is borrowing to purchase or to refinance a home – and if refinancing whether the borrower is simply paying off an existing loan or taking ‘cash out’ – all can impact the cost and rate of a loan. Intended occupancy also affects rate and costs. When applying for a loan, a borrower and the lender must determine if they are financing a primary residence, a second (or vacation) home or an investment – a non-owner-occupied (NOO) home. A primary home is generally self-evident, although if someone’s employment is not tied to location or they are retired and own two homes more than 70 miles apart it may not be clear which home is primary and which is a second home. Lenders make little distinction between primary and second homes with regard to rates and costs, but there are specific rate and cost differences between a second home and an investment home. When applying for a residential mortgage loan, a borrower states the intended occupancy for the subject property and at closing, the borrower is presented with an occupancy affidavit to fill out and sign stating again the intended use of the home. When financing is for a purchase, the lender relies upon the borrower’s stated intention to determine occupancy. With a refinance, a lender will review a borrower’s tax returns to determine whether or not the subject property is listed as a rental property on their schedule E. Lenders do make some distinction as to how infrequently a home can be rented and still considered a second home but generally if the property is listed on one’s tax returns the property most likely is a NOO home. It is important to note that in some cases the rent reported from a property is required for qualification purposes and thereby answers the question of occupancy. Keep in mind that the concerns of the IRS and a mortgage lender’s occupancy criteria are distinct from each other and there doesn’t seem to be any direct communication between lenders and the IRS with regard to occupancy. A investment property (NOO) costs more to finance. The additional cost depends upon the loan-to-value (LTV) of the Enchanted Homes Vol. LXXXIX •

property. LTV is the percentage of the appraised value the loan represents. With a purchase loan the lender calculates LTV based on the lower of either the purchase price or appraised value. At 80 percent LTV, a borrower either pays an additional 3 points (3 percent of the loan amount) or absorbs that fee into the rate. For example if the market rate for a 30-year-fixed note was 3.5 percent for a primary or second home, a NOO property could purchase that same rate for 3 points or take a rate of about 4.5 percent with no additional cost. If the LTV is 70 percent or lower, the cost is 1.75 points or about 4.125 percent in this example. Those numbers are inexact and fluctuate but serve as guidelines for what pricing options a borrower has when purchasing or refinancing a NOO property. In this market it’s not untypical that someone will purchase a small home or condo as a second home and eventually decide later on to purchase a larger home as second home with the intention of selling or renting the original property. Lenders vary as to how they will view these situations. Some lenders will automatically consider the new purchase an investment home because of the condo or smaller home and others will accept the new purchase as a vacation home if the borrower can effectively explain why they want a larger second home in the same market. Other lenders will accept the new purchase as a second home provided the other property is either listed for sale or has a rental lease connected to it. The New York Times reported Jan. 7, 2013, that Bank of America sold off about 20 percent of the loans they service in order to raise more than $11 billion to pay “housing finance giant Fannie Mae to settle a bitter dispute over bad mortgages” (see the related story in Enchanted Homes 88 edition). While some applaud the serious financial fines imposed upon B of A, others moan that those most responsible aren’t doing jail time; and others worry that as B of A pulls back from the mortgage markets there will be less options for consumers. rom Giant to Bonanza, there are few myths as romantic and enduring as that of life on the ranch. Never mind the fact that most of us don’t have a clue of how hard ranch life can be – we still crave that two-acre ranchette. Horses and cattle, water and grass define the traditional working ranch. It’s an elemental existence, and just about everything else we associate with ranch life – fences, barns and rolling stock – is somehow extra. The American ranch house is iconic precisely because it is rooted in the basics of surviving on the land. Sure, it’s fun to play with Western art, Navajo weavings and buffalo skulls. But that’s just ornamentation – the heart and soul of a ranch house derives from using rustic, native materials and withstanding severe weather, utilizing every possible natural advantage. Used to be that ground water was the bottom line requirement for siting

a ranch. Deep wells and electric pumps have changed all that, but you still have to contend with the ferocious wind, extreme temperatures, drifting snow and blowing dust typical of the grasslands. Planting a windbreak is an absolute necessity, as is elongating the building so that primary porches and outdoor living areas are wind-sheltered. Everything green is doubly helpful in a ranch setting – and I don’t mean just grass. Super-insulation, a tight building envelope, wintertime solar gain, shade against summertime overheating, window coverings, and good use of roof water are even more valuable on a homestead than they are in town. A true working ranch is all about function. For example, there’s likely to be a whole lot more than just mud coming in the back door — so a mudroom near the laundry and a nearby shower can come in mighty handy. An outdoor grate with a sunken collection pit for scraping off boots is a little convenience that yields a big return.

The Chile Line public transit system operates Monday through Saturday from 7:30 a.m. – 5:30 p.m., running from Ranchos de Taos Post Office to Taos Pueblo. Angel Fire community profile Angel Fire is located in the majestic Moreno Valley in Colfax County, N.M., 23 miles east of Taos via US Highway 64, and 152 miles northeast of Albuquerque. Taos Ski Valley community profile The Village of Taos Ski Valley is situated in the Sangre de Cristo Mountains, 15 miles northeast of Taos via State Road 150. Originally settled by a group of hearty and adventurous miners in the 1800s, the community is now inhabited by hearty and adventurous skiers and outdoor enthusiasts. Children’s programs are available through the Kinderkafig Children’s Center, which has its own ski area complete with small lifts, special terrain and equipment shop.
