Green Business Intelligence Profile of Jamie Tedesco, executive director of the Taos & Northern New Mexico Green Chamber of Commerce By yvonne Pesquera PHoTo By TIna LarKIn In the 1980s, soda cans littered the streets of Jamie Tedesco’s childhood neighborhood in Northern California. Inspired to clean up the trash, 8-year-old Tedesco also had the spark for his first business idea: collect the cans and redeem them for a nickel each. “Five cents is a lot of money to a kid,” he says with a laugh, recalling his humble beginnings. “Plus it was exciting.” Today, Tedesco is the executive director for the Northern New Mexico Green Chamber of Commerce. Having lived in Taos for 10 years, he is a well-known member of the business community. He serves as marketing director for The Historic Taos Inn, is president of the Taos Tourism Council, and is marketing chair for the Taos Historic Museums. But the passing of time hasn’t changed Tedesco from his original roots. “I have always been attracted to the concept of how to accomplish dreams, do the right thing for the environment, and make money at the same time.” His father is semi-retired and owned an ad agency. “My dad gave me a lot of business experience and exposure at a young age. So by the time I went to college, the courses just honed my business administration and marketing knowledge,” Tedesco explains. When asked about his deep connection to preserving the natural environment, he says, “I’m an outdoorsman. I hunt, I fish, and I love to hike. I know all of these mountains,” Tedesco says. “In fact, I’d be remiss if I didn’t credit my Uncle Curtis (in the Washington Cascades) and my fatherin-law, Joe Martinez of the Taos Pueblo, with cultivating my deep love and respect for the outdoors.” As executive director, Tedesco coordinates all of the Green Chamber’s efforts on behalf of its nearly 100 members. Advocacy is a top priority and this has never been more crucial than right now, as federal legislation was reintroduced in February 2013 to create the Rio Grande Del Norte National Monument. “Our members are all different types of outdoors companies –– such as fly fishing guides, river rafters, llama treks, photography tours and clothing outfitters. And they all depend on the protection of the river for a thriving business and to create more jobs,” Tedesco points out. Upon graduating from Vanguard University in California,
Tedesco took his business degree to the nonprofit world and worked at a YMCA. His first job in Northern New Mexico was managing the Buffalo Thunder golf pro shop, where he loved the perk of playing golf. Using his business smarts and his drive for environmental preservation, he saw that the whole country was moving on a trajectory to getting greener. Tedesco eventually became the owner of a recycling pick-up business in Taos. “Today, outdoor adventure is on the rise and we have two big pushes to promote it. First there is the Western Governors Association’s ‘Get Out West!’ campaign. This fits in nicely with the presidential administration’s ‘America’s Great Outdoors’ initiative,” says Tedesco. He sees these programs as not only important to preserve resources and promote economic growth, but also to satisfy another passion of his: helping young people. “I think it’s important that we let kids experience the outdoors,” he says. “Let them learn what they need from a book, but then go out and ‘do’.” Tedesco has a significant dedication to mentoring young people. He works with his church youth group, serves as an educational advisor for a student group, and once ran the Boys & Girls Club at the Taos Pueblo. “I see how kids are very vulnerable with their home life. And it impacts the whole community when you don’t deal with it when they’re young,” he says. Instead of wallowing in negativity about the challenges, Tedesco considers this a time of opportunity for Taos. “I want to see Taos continue to persevere,” he says. “I know that the economy is hard and many are struggling, but when you hit road blocks, you have to think about solutions: ‘How can we be 3 ½-year-old daughter, as well as all the children of Taos, Tedesco wants government, businesses, and individuals to work together to preserve our natural resources. 1 When did you come to the Taos area? We moved from California in 1978 and started our construction company, Los Ebanistas, here in Dixon. For more than 30 years, we’ve been a custom home building company, and always have had a solar bent to our business. 2 How did you get into solar? It was the Jimmy Carter era when we began, and he promoted the first tax credits for homeowners who installed solar systems. I remember he had solar panels put on the White House as we all tried to find alternatives to fossil fuels. 3 What were some of your early solar projects? We built a bunch of greenhouses in Dixon during those early years. Things weren’t so high-tech in those days, mostly passive solar in greenhouses and some low-tech active solar with 55-gallon drums in the greenhouses to heat water for the home. We also gained experience putting up PV (photovoltaic) solar panels as they became more efficient. 4 Now your company has a solar division. Tell us how that came about? For years, we’d been installing some kinds of solar systems on many of the custom houses we built. It became so popular that, six years ago, we spun off with a new division, Sol Lunar Solar. So many of the homes we were building called for radiant floor heating, and heating that water with the sun just made sense.
a trip to China where they have evacuated tube collectors all over the place. Though the technology originated in Italy, the Chinese have embraced renewable energy and this technology for hot water heating. I try to pay attention to what is going on in the world. Germany is a leader in renewable energy use; on a sunny day, more than 50 percent of the country is off the grid. That’s impressive.
7 What projects in the Taos area are you most proud of? The photovoltaic array at Taos Charter School is the first community solar project in New Mexico. We installed 420 modules, and people can buy a share in the array that offsets their electric bills. Tying into the electric grid system lets you help power your community and neighborhood. Another project was installation of a domestic water system in a 300-year-old adobe. That was cool. 8 Why is solar energy so popular in the Taos area? The state of New Mexico is number two in the nation for solar irradiance – or, sunlight – behind only Arizona. We have an average of 315 sunny days a year, so it’s really a no-brainer here. Also, net metering where you sell power back to the grid is well accepted here in Taos, through Kit Carson Electric Cooperative. And more and more people around here realize that fossil fuel supplies are finite and polluting. You drill, and you create tailings and air pollution. A pipe can break during transport and, of course, when you burn it, you put more carbon in the air.
5 What’s going on these days in solar technology? While the photovoltaic panel is still popular, evacuated tube collector technology has become more and more common in the United States. The tubes act like a thermos by insulating the heat inside a vacuum. They especially outperform other systems, such as flat-plate collectors, in the winter time when it’s more difficult to store heat in cold weather. These systems can keep an entire home warm with hot water in a radiant floor heating system. Financially, the payback for PV systems has dropped for 17-20 years to about seven years. After that, you have no more electric bills. And you get the tax credit on the cost of installation.
9 What are the economic forces that drive solar’s growth? First of all, fossil fuels aren’t going away. They have a role in the energy mix, and solar is still only one percent of usage in the U.S. But for me, it’s a major liberating endeavor to take energy from the sun. When you choose solar, you get away from non-renewables like propane, natural gas and oil. You are your own power plant, and there’s no pollution. In our construction business, we are putting solar front and center because it makes us feel good to do something for the planet in these times of global warming. It’s liberating to use energy from the sun because nobody can charge you for it.
6 How do you keep up with the advances in solar technology? I read all the trade magazines. And, in 2008, I took

Ellen Lerner has wandered from coast to coast, waiting on tables, schlepping adobe mud, studying at art school, running an import/ export store. All along the way, she’s insisted on living a life that simultaneously accommodates her creativity, her nonconformity and her sense of fun and play: “I bought my first Taos Ski Valley pass while I was living in Los Angeles.” As a child, she first arrived in Taos in 1976 with her mother, abstract painter Sandra Lerner, who had an artist-in-residence grant at the Helene Wurlitzer Foundation. They returned on another grant in 1989, in true alternative style: “Our car was overheating, so we drove across the country with the heater on,” she said with a laugh. Over the years, she’s always found her way to Taos – an idiosyncratic town that suited her non-traditional lifestyle. She cut her teeth on real estate with her mother’s rental properties in the 1990s, learning the ins and outs of repairs and remodels that would serve her well down the road. Before Lerner was 30, she had worked restaurants in Taos and at the Ski Valley, and found that Taos “was a great place to play hookie. “During that time, I worked just enough to be able to play,” she said with a smile. “Even though I was an ocean gal, I got hooked on the vistas and horizons here. The high desert gave me a feeling of peace, just like the ocean.” She helped build her first house — a rental — with her brother, and opened Tienditas store in Ranchos. But she got antsy again and moved west in 1996. In Los Angeles, she went to art school for a bit, and began decorative painting of furniture. In 2001, she returned to New Mexico, first to Santa Fe and finally back to Taos in 2004: “I finally got too old to slog buckets up ladders,” said Lerner, “so I got my real estate license and found the work really fit me: flexible hours, time outdoors, still very creative.” So it makes sense that when Lerner would finally settle here for good — this time with a young daughter — she would find another unconventional niche in her life: selling off-the-grid earthship homes on the West Mesa. “It’s really exciting to be part of something productive and positive,” Lerner told Enchanted Homes. “It just makes common sense.” She also found a perfect fit with Paula Madappa, owner-broker at New Enchanted Homes Vol. XC •
Mexico Mountain Properties. A longtime friend of Lerner’s mother, Madappa took the “brand-new” associate under her experienced wing and gave her the freedom she needed to get going in the real estate business while raising a daughter — and have some fun, too. “Paula understood me,” Lerner said. “She’s also an artist and her business was locally owned, something that has been very important to me. I couldn’t be confined and commit to my clients as much as I want to.” She sold her first house, an “older hippie adobe,” in Arroyo Seco and soon moved into specializing in marketing the bermed earthships made famous by Michael Reynolds, founder of the Greater World Community. She found a philosophical compadre in Reynolds. “It just makes so much sense to re-use things,” Lerner said, referring to the recycled tires, cans and other items that go into construction of an earthship. “In a way, it’s like collecting art where you keep it alive. Mike (Reynolds) is very serious about his homes but, at the same time, so generous with his concepts. He wants them to spread, and he’s not into it for the money.” Lerner is a confirmed “greenie,” especially when taking clients out to the mesa for a tour of an earthship. Her challenge is to find the right match between home-buyer and home but, when that happens, it just makes sense to Lerner. “People are very grateful to be shown this kind of lifestyle,” she said. “They can see that it’s irresponsible not to be green these days. You don’t have to rough it or be into some kind of alternative lifestyle. But you do have to understand that it’s labor-intensive living. These earthships are living organisms that need to be watered and fed, and you can’t just walk away from them.” Though she markets all manner of properties for New Mexico Mountain Properties, Lerner believes that the green-energy niche will serve her well in the future. “I’d like to see land use codes to change in order to allow more flexibility with solar energy,” she said. “It doesn’t have to be costly either. On a conventional house, you put a greenhouse on the portale or paint a wall black to absorb heat. Green building, it turns out, changes with the times. In the seventies we called it “alternative building,” and back then it really did imply an alternative lifestyle. For the next 20 years, the movement grew exponentially – but in the context of an economic boom in which we spent heavily on green goodies but seldom changed the way we lived. The feeding frenzy ground to a halt with the bust of 2007. Busts always return us to basics. Sure enough, houses are now getting smaller and the emphasis is on simpler and more cost-effective choices. But are we now willing to make critical lifestyle changes? That remains to be seen. In the meantime, here are five current trends in green building. 01. Keep It Smart
The Smart Home, touted since about 1990, is becoming a reality due to digital technology. Today our boilers, coolers, lights, window shades, thermostats, ot tubs, audio-video and security systems can be entirely managed by digital controls. You can control it all with your smartphone or iPad, either at home or from the other side of the globe. Though these systems are currently priced for the high end of the market, some components are within reach of the average homeowner. Smart thermostats offer the biggest payoff: you can set the thermostats to 50 degrees when you are away, and bump the heat up to 65 hours before you return home. You can also monitor the house over the Internet to make sure nothing’s freezing. One last word: 40 years of green evolution, complete with the inevitable hiccups, points squarely to the need for sensible, long-term thinking. Think in terms of building 25% smaller and putting some of the savings into sustainable features. Put the remainder into building a solid home that will 500 years rather than 50. And while you’re at it, make a few lifestyle changes: “reduce, re-use, recycle” still rings true.
02. Keep Energy In
People are finally appreciating that it’s a whole lot cheaper to insulate a house than it is to heat or cool it. In new construction, that means 6"-9" of insulation under the slab and double the previous standards for walls and roofs. Penetrations must be draft-free: doors, windows, and even electric plugs and pipes through the slab should be sealed and caulked. Natural cooling is closely related: keeping heat out is a function of insulation, shading, and well-managed cross-ventilation Fortunately, the technology for energy retention has improved. In windows, for example, you can use one type of glass for the north where heat loss is greatest, a second one for the south to let in the winter sun, and a third to protect from excessive heat gain on the east and west.
The current trend recalls the simple approach of the ’70s: maximize passive solar gain, cool naturally with proper shading and ventilation, increase daylighting with energy-efficient Solatubes — and insulate, insulate, insulate. That said, future-proofing is always a great idea. Placing an electric panel on an exterior wall and running a few extra conduits will facilitate integrating solar electricity when budget permits. Similarly, a mechanical room can easily accept future retrofits if it is roomy enough and can be easily connected to wall- or roof-mounted collectors. The fundamental solution, of course, is to simply consume less energy. That might mean using EnergyStar appliances, but it could also mean downsizing the list of luxury items like hot tubs, water features, high ceilings, and oversized view windows.
04. Keep It Non-toxic Cancer seems to be everywhere, and all signs point to environmental factors as a contributing cause. In today’s supertight homes, that translates as indoor air quality (IAQ). IAQ is pretty simple: use natural and non-toxic materials and products, and store anything remotely toxic in the garage or a shed. However, cooking, bathing and even breathing will always produce indoor pollution – and you have to find a way to vent it out. One answer is a heat recovery ventilation system (HRV), which quietly and continuously exchanges stale or polluted indoor air with fresh air from outside. A heat exchanger prevents heat loss in winter, while dust and pollen filters are available as add-ons. The cost for a 2,000-square-foot home is about $5,000, but your health is worth it. But don’t underrate native materials: years ago I did a science fair experiment with my son in which we demonstrated that adobe plaster actually removes toxins from the air and sequesters them. Here’s a material that’s traditional, is literally dirt-cheap, and positively contributes to health.

With money drying up, folks are much more concerned about return on investment. Despite tax breaks and slowly dropping prices, “active” energy systems like solar thermal heat and photovoltaic electricity have to be value-engineered so the timeline for payback makes financial sense. Right now low natural gas prices due to fracking are a disincentive to investing in energy systems. Propane, however, is quite expensive, and electric bills are pretty high. So alternative energy investment has to be approached on a case-by-case basis.
E.F. Schumacher penned “Small is Beautiful” in the sixties, and perhaps we’re finally getting the message. A small home is the easiest way to save money and reduce one’s footprint, carbon and otherwise (duh!). With less money to burn, people are downsizing. Multi-use rooms are cropping up, cavernous ceilings are dropping down, and folks are discovering they can do without a dedicated workout room, a man cave, or a three-car garage. Let’s hope this trend continues - bye-bye, McMansion.

Most consumers are now familiar with the funny spiral shape of compact fluorescent (CFL) bulbs and light-emitting diode (LED) bulbs. But you may not be aware that soon, these may be the only types of bulbs you can buy. As was recently reported in The Wall Street Journal, general-purpose bulbs are now required to be 25 percent more efficient. Therefore, major light bulb companies are stopping the manufacture of traditional incandescent bulbs in an effort to phase them out. The old-style light bulbs you see on store shelves today is remaining inventory and will not be replenished. “Yes, LED/CFL bulbs have a higher sticker price at the store, but they last longer and use less wattage,” says Tedesco. It is a generally accepted rule of thumb to not drive a car to run light errands (go to the Post Office) and make small purchases (get a cup of coffee) if they are located within one mile from your home/work, and the walking conditions are safe. Carpooling has long been in effect for many co-workers who have organized themselves to save money. And the positive health benefits of walking or riding a bike can never be understated. As your old vehicles expire and you consider a new lease or purchase, the government has already mandated higher fuel efficiency for newly manufactured cars. Proven technologies (such as hybrids) have been on the car lot for over a decade and newer electric vehicles are changing the paradigm on how we fuel up.

Green loans for Green Homes: Lean and mean by tED DIMOND
Once upon a time there seemed to be an endless money supply and an infinite amount of credit available to home owners and home buyers. As far back as 2007, investors and lenders were selling mortgages to most anyone who wanted one. And in an effort to lend as much as possible they created new programs seemingly every month to lure more and more borrowers into borrowing more and more money. One benefit of this dynamic was that lenders were creating new loans and promoting old ignored loan products which offered advantages and incentives to borrowers either purchasing a “Green Home” or retrofitting an existing home with money- and resource-saving technologies. There were many variations, all based on the idea that if one can verify a true savings on utility bills by buying or renovating a “Green Home,” lenders would offer mortgages with one of the following benefits: 1. A borrower purchasing a house could enhance their debtto-income (DTI) ratio by verifying lower monthly utility payments thereby allowing the borrower to borrow more money than on a more conventional home; 2. One could refinance their home and roll in the costs of retrofitting the existing home to become more energy efficient thereby easing upfront costs for these upgrades. These mortgages were generally FHA loans and typically required a HERS (Home Energy Rating System) to verify either the existing energy performance or potential performance after renovation. The most common of these products were known as EEMs — Energy Efficient Mortgages. They’ve been around a long time. In 1979 President Jimmy Carter signed an executive order directing federally sponsored lenders to offer consumers incentives for energy-efficient homes. In recent years there was lots of conjecture that all loan applications would eventually include a HERS test much like the requirement for an appraisal and that in addition to tax incentives, borrowers would be offered loan term advantages if a HERS test confirmed a certain “green” standard had been met EEMs still exist. In fact the Federal Home Recovery Act (HERA 2008) included measures to encourage greater use of EEMs. They continue to be offered by FHA guaranteed loans but they are under-utilized products in part because of the limitations of the credit markets. While FHA guarantees the loan, a mortgage lender or bank must fund it. Enchanted Homes Vol. XC •
But because banks have tightened credit standards and money supplies, they appear reluctant to promote or even offer loan products that deviate from straight-forward conventional residential mortgages. In 2006 and 2007, lenders would send account executives to brokers promoting their products including EEMs. I became so convinced of the inevitability of mandatory HERS testing that I helped subsidize the education of two employees to become certified HERS agents. I no longer hear from conventional national lenders about these products and there’s little information in the residential mortgage industry regarding the use of loans for energy efficient means — but they do exist with great variation from state to state. In New Mexico you can begin your research by going to epa.gov/greenbuilding/tools/funding.htm. On the other hand lenders have become more willing to provide mortgages for unconventional homes, including Earthships and homes that utilize alternative building material such as straw bale , rastra and durisol. This is not a philosophical or principled decision. It’s the result of a more general use of these materials and styles giving appraisers better opportunities to confidently establish market value for the lenders. Lenders are rarely on the vanguard of building technologies but once there have been enough sales of a particular type of home, market values can be more accurately determined by comparing similar homes. I’m sure there are borrowing options that I don’t know about and would welcome any information you may have regarding mortgages that encourage and reward home buyers and owners to build, buy and renovate “Green Homes’ in New Mexico. Some strong initiatives have been taken in states and municipalities that could be reproduced elsewhere. Look up Milwaukee Energy Efficient (Me2) programs or Babylon, N,Y,’s Long Island Green Homes program as two examples. It becomes clearer each day how essential it is to our survival that we do all we can to reduce our use of fossil fuels. And making our homes more energy efficient is an obvious step in that direction. While a combination of grants, tax credits and EEMs have helped catalyze these efforts much more needs to be done. The Chile Line public transit system operates Monday through Saturday from 7:30 a.m. – 5:30 p.m., running from Ranchos de Taos Post Office to Taos Pueblo. The fares are 50 cents per person or $1 round trip. Rides for seniors and the disabled cost 25 cents, while students going to town-owned facilities get free rides. An ADA (Americans with Disabilities Act) van provides curb service pick-ups for pre-qualified persons. The Taos Express offers transportation to various drop-off points in Santa Fe on the weekends for $5 one-way, but reservations are required.
