03 Reasons to Buy in Taos Now By ANdy deNNisoN

W

hile Taos real estate shows signs of emerging from the numbing effects of the national recession, buyers remain cautious and sellers uncertain. On the other hand, Realtors are among the most optimistic people in the Taos area, and it is their job to more clearly define the market for both buyers and sellers so as to produce more activity. Enchanted Homes sat down with two longtime Realtors to get some clarity on the present condition of the Taos real estate market. Here’s what Joel Schantz, broker for Prudential Taos Real Estate, and Peter Lora, broker for The Lora Company, responded to our request: “Give us three reasons to buy in Taos now.” Interest rates remaIn low

Js: Rates have never been this low. These are once-in-a-century rates.

We urge people to go to a bank and see what they qualify for; they might be surprised at how much house they can get. Admittedly, cash is still king because people want to be liquid, but with these rates, the investment opportunities are out there. Pl: We’ve seen a lot of cash buyers on the lower end of the market, but those on the higher end need a loan. Now is the time to jump through the hoops to pre-qualify. Then, when something comes available, you are ready to go. Although I’m not a bond trader, I just don’t see rates going up maybe 1 percent in the next year or so. The world economy is still fragile. Js: People have been holding onto their cash, because of the economy. But I have a feeling that more money is getting released. But still, in real estate, it always helps to have the deepest pockets. Buyer/seller Psychology Is trendIng PosItIvely

Pl: A number of national business articles have pointed out that real

estate is improving, especially in California. The window to get into the market is now, because once everyone believes the market is back, the prices will get firmer. Sellers won’t take the low-ball offer anymore. Js: On the listing side, we see the trend in California is upward. But the Taos market is historically 12-18 months behind California and other major markets. True, there is an upward trend here in Taos. In the first quarter of 2011, we closed 30 sales. In 2012, it was 40, and this year it’s been 43. One thing it does do for buyers and sellers is produce more “comps” (comparable prices) to use. Don’t get me wrong here: It’s still a buyers’ market. But all of us feel that we hit the bottom in Taos in 2012, as far as prices go.

Pl: Since 2011, my figures show that the median price (where an

equal number of sale prices are above and below a certain price) has gone up 28 percent for the first quarter — $189,000 versus $245,000 — and the average price is up 43 percent — about $214,000 in 2011 to $306,000. Real estate is localized. Taos was slower to decline into the recession and has been slower to rebound. So if you have the cash and/or financing, now is the time to get in before the rebound fully takes hold. Js: The number of bank-owned property sales has dropped from 28-29 percent in 2011-12 to about 12 percent so far this year. That’s a positive trend, too. local market has Plenty of deals rIght now Js: I say, buy land. If you can buy it as an investment, it’s a great asset to have in your portfolio. Yes, it’s tough to build right now because the price of materials has gone up 30 percent, even though nothing much has been built in the recent years. As for existing homes, much of the good stuff is already sold, and we are starting to see more building going on. But there are plenty of lots out there. Land sales in 2005 totaled 339 but in 2012, only 59. Pl: Land is a great investment opportunity, and it’s a great time to buy either undeveloped or developed land. While it’s tough to build right now, with high prices and strict financing, why not get a building lot for $60,000-100,000 that is bound to appreciate. The holding costs, such as property taxes, are relatively low compared with the potential gain. Js: Five years ago, about 70 percent of the buyers were second-home buyers. Now that’s down to about 30 percent. Very few people move to Taos with a job, so those potential buyers are sitting on the sidelines, waiting to see the right time to get back in. What we are seeing is primary-home buyers returning to the market. These sales seem to be for the more traditional Taos house – adobe style, vigas, stucco, those sorts of things. There are not enough of them on the market right now. Pl: Because of the recession, I think people have become more conservative. It used to be they might say, ‘Hey, let’s go shopping for a house and then we’ll sell it for a profit in three-four years.’ Price wasn’t so important, because things were going up. Now, they have a broker do the homework and make sure they don’t overpay.

ven before they moved into their new home (built by Beau Schoen in 2008), the Nashes were already welcoming visitors. During construction, a pair of flycatcher birds built a nest in a wooden beam near the front door.

“Seeing the baby flycatchers chirp every year, we made the decision to leave the nest there,” says Steve.

“We wanted our home in Taos to be simple...”

Inside, the Nashes share their 2,400-square-foot home with three beautiful cats. Oscar is a purebred Occicat, the couple brought with them from Kansas City; Holmes and Watson are rescue cats from the Questa area. Each cat shows varying degrees of feline curiosity and disinterest in visitors.

Now retired from a career in education (Gail) and as a regional director in the U.S. Health and Human Services (Steve), the Nashes started visiting the Taos area in 1995. After the first few visits, they wanted to spend the rest of their lives here. “We loved the weather; we loved the small town feel and were drawn to this magical place by its art and Native culture,” says Gail. Staying in a diverse number of local hotels, bed-andbreakfasts, and rental properties helped the Nashes refine their full vision for a Taos home — built of pumicecrete, a mixture of pumice aggregate, cement, and water that creates exterior walls with a high R-value. “Which was a good thing,” Steve says. “Because pumice-crete is poured into the walls, we had to know where the electrical outlets will be placed: ‘Where is your TV going?’ and ‘How high is the kitchen backsplash?’” The entrance hallway of the Nash home exudes a warm Southwestern feel, with vigas and a kiva fireplace as strong elemental details. And most notable is a six-foot wide cabinet, custom-built by Hank Livingston. Made of quarter-sawn oak that complements the earthy feel of the Nash home, the cabinet’s glass doors display their most precious collectibles. “So the cats don’t get at them,” Gail says.

If a love of nature wasn’t enough, the Nash home also shows respect for nature, by capturing the solar energy of

Steve writes the “Off the Vine” wine column for The Taos News. For Dee and Mike Kendall, real estate is a family affair. The Kendalls moved back to Taos in 2009 to care for Dee’s aging mother. They, along with Dee’s son, Steven Doubleday, soon got their New Mexico real estate brokers license. Fred Robbins, qualifying broker of Mariposa Realty and long-time property manager, encouraged the entire family to join his team. “Mariposa Realty has been in business for 26 years in Taos,” said Dee Kendall. “It is wonderful to be part of this well-respected company.” This is definitely a family business, but each member has a specific area of interest. “I work with short sales, distressed properties and foreclosures,” said Dee Kendall. “Mike helps people with buying and selling single-family residences, land and investments, and Steven deals with property management and rentals.” Mike and Dee worked together for many years in the hospitality industry. She was the general manager and he was the chief engineer and operations manager for a number of large hotels in California and the Southwest. “We were a successful business team long before we were a couple,” Mike Kendall said. “It takes a special understanding to be able to work together, live together, be together as a family and not want to kill each other. But seriously, we support each other in all ways. When you work with one of us, you get all three. The Kendalls use Internet marketing, property-specific websites and social media, as well as networking and direct mail to targeted owners. “Steven is very computer literate, and takes care of the technical part of the business,” said Dee Kendall. “The younger generation has grown up with the Internet, and is comfortable with the technology. They prefer an email or text update to a telephone call, and the ability to sign documents electronically has proved invaluable.” The Kendalls’ advice to people interested in having a career in real estate is to have patience and perseverance. “It may take several months to build your personal brand and learn the area market sufficiently to close your first transaction,” said Mike Kendall. “Self-discipline and self-motivation are keys to success as a Realtor. You are your own boss. You set your own hours and determine your own priorities. This is a very entrepreneurial profession. You will get out of this business only what you put into it in terms of time and effort.” They all agree that the biggest challenge to Realtors, new or experienced, is finding those buyers and sellers who need professional assistance to market their properties and/or facilitate their real estate transactions. “Steven is responsible for updating our websites, Twitter accounts, Facebook pages,” said Dee Kendall. “He creates property-specific websites for each of our listings; I write a weekly blog about interesting real estate topics. W

ithout a doubt, design and construction in 2013 is all about remodeling.

Right now there is very little new construction in Taos. Owners of existing homes are staying put, and as the real estate market bounces off its bottom, buyers are responding to irresistible deals on existing properties. The problem, however, is that these homes often fall far short of “dream house” designation.

That’s where skillful remodeling design comes in. It’s true that on small makeovers it may be perfectly adequate to do it yourself with a little help from a kitchen designer or general contractor. New appliances and a couple coats of paint don’t require a lot of expertise. But

the game changes radically when a remodel involves demolition, structural changes or green upgrades. Remodeling is actually more difficult than new home design. Taking someone else’s vision and making it into your own can be like fitting a square peg into a round hole. Existing plumbing, electrical or structural conditions may pose expensive and confounding limitations. Just protecting the existing home through the mess of demolition and rebuilding can be quite challenging. And then there’s the budget. These days, it’s particularly important to avoid over-investing in a house – yet predicting remodeling costs is notoriously difficult. In short, someone has to be able to come up with great ideas, be familiar with the remodeling process, and know what

can be accomplished within budget. Good design starts with vision. For example, many people move to Taos to reinvent themselves. Do you want to pursue a longtime dream of being an artist? Write that novel? Do you have a passion for displaying art? Is the house more about entertaining, or more about personal retreat? The answers to such questions have little to do with specific design features, but everything to do with the concept. For almost anybody, remodeling a home includes an element of “remodeling yourself.” After all, your home is going to condition your daily experience for years to come, so it’s worth taking the time to get clear about your innermost goals. If you get the big questions right, details like countertops will take care of themselves.

Green building is a case in point. Philosophically, almost all of us would say we want to be greener, even if we don’t really know what that entails. First comes comfort: one of the most basic human needs is for our home to be a safe and comforting refuge. Physical comfort — soft surfaces, pleasant temperatures and a hot bath — are just the start. Emotional comfort is

equally powerful — privacy when you need it, colors that cheer and soothe, and lighting that can be changed to suit your mood. Second comes beauty, which is quite distinct from style. Style comes and goes, and usually it’s something you can buy. But beauty is enduring, and it’s something you have to create. It’s what uplifts you and makes you want to want to sing. It includes flow, color, and proportion, and it thrives on a dynamic interplay between light and dark, big and small. But, as we all know, beauty can be quite subjective — another reason to have a clear vision at the outset. Third comes economy: people need to spend only what they can afford, and they have to know they’ll be able to keep up with the costs of energy, maintenance, and mortgage

payments. They may have other dreams, such as travel, which vie with the house project for funds. Resale, too, is an important consideration. And how does green building support these goals? A tight and energy-efficient home with non-toxic materials, plenty of natural light, a sensitivity to the environment and an appreciation of “small is beautiful” hits on all three of these points. Going deeper, a commitment to green features delivers a profound sense of satisfaction that one is truly respecting the land and reshaping one’s lifestyle accordingly. 1 You have been in Taos for 22 years. What brought you here initially? My initial intention was to be a ski instructor and commute to New England. I planned to be here only seasonally, but I fell in love with the place, my colleagues, the mountains, the culture of Taos, the arts, the people, and the physical beauty of the place. I then decided to stay here and have never looked back. 2 Is there any relationship between your careers as a ski instructor and a landscape designer? Yes, in both cases there is a strong connection to nature, to the great outdoors. The mountain itself, where we ski, is the landscape we live in. I love natural resource planning and in that sense, I think that the ski resort as such is a great example of landscape design. 3 What makes your landscape designs unique? Hopefully, I always bring a sense of artistry and serenity to the places that I design, so these places become healing environments for those who live in them. My goal is to design landscapes of healing, to achieve a re-integration of nature into the places where healing, education or rehabilitation are meant to happen like hospitals, hospices, schools, rehab centers, even prisons … And of course, this applies to peoples’ backyards. I believe that nature heals and I reflect that in my work. 4 Of all the projects you have completed, what is your favorite and why? It was a private residence located here in Taos. The owners wanted a swimming pool for their dog that loved to swim, but instead, I designed a pond. It fit better with the environment. After all, a pond is a natural-looking swimming pool!

5 What is the biggest challenge for a landscape designer here in Taos? Finding work. Because of the slowdown in construction, there isn’t a lot of building or landscaping to do now. Getting to know the land, the zone, is also challenging, particularly in the desert. As a landscape designer, one needs to be familiar with high-altitude planting and know which plants do well in this environment to avoid spending a lot of money on trees or shrubs that are not going to make it here, like those that need a lot of water to thrive.

6 Can you mention a particular project you are involved with now? I joined the World Wide Opportunity on Organic Farms. This organization links volunteers with organic farmers and helps people share more sustainable ways of living. I have gone to different countries and worked in organic and biodynamic farms. For example, I moved to Tuscany two summers ago and made essential oils there. I went to Hawaii, too. It all added to my education and exposure, and contributed to my growth as well. It is a great manner to be introduced to other aesthetics, cultures and ways of living. I am also involved with the Golden Willow Retreat. I have contributed to them and plan to do some landscaping there too.

7 What are the “tools of the trade” that you use the most? Illustration is very important. People are trained to think tridimensionally, so graphics can look very flat and not always readable. But once you illustrate them and put color to them, people start to envision what you are planning to do. 8 What is the most rewarding aspect of your job? I love doing the drawings for my projects. But of course, the best thing in this line of work is when people fall in love with your design, your ideas … when you come up with a design that people want to use and you know that they are going to enjoy it. 9 What inspires your interest in design? Nature. I’ve always been a nature boy. I love being in the outdoors and getting my feet and hands in the dirt. Nature is my muse, and I don’t know of any other art or science form that expresses a connection with nature better than landscaping. It that respect, landscaping is both an art and a science. For what it’s worth by tED DIMOND

H

ow is the value of something established? How do we decide what something or someone is worth? How much is that small Monet? What’s the value of three acres in Arroyo Hondo, this diamond ring, a smile from across the room, or a Facebook friend? The banking industry requires a property being mortgaged to be appraised, to have its value established to support the terms of a loan. But it’s not only the property that’s being evaluated. The borrower is as well and the primary tool for such assessment is a credit report with a borrower’s FICO scores. These numerical values not only impact the rate a borrower is offered, they affect whether or not a borrower qualifies for a loan at all. Like the value of a dollar or an SAT score the FICO is meaningful only because we agree to its merit and validity. But what is a FICO score and how is it calculated? FICO is a publicly traded company that provides analytics and metrics primarily for financial services and companies that make highvolume decisions about lending and investing money. Known as Fair, Isaac and Company it was founded in 1956 in San Rafael, Calif., is by engineer Bill Fair and mathematician Earl Isaac. It began selling its first credit reporting systems within a couple of years and went public in 1987. It was around that period that FICO scores became a ubiquitous measurement of the value of most anyone borrowing money or purchasing financial services including residential mortgages, consumer credit, insurance services, and business licensing in the financial world. It was accepted as the ultimate evaluation of an individual’s behavior and attitude towards debt, or in other words their creditworthiness. It became ‘the tool’ for evaluating the risks of lending money to an individual and there is little if any flexibility in its application. If your score is low, your mortgage rate, for example, is increased and your monthly payment can be hundreds of dollars more than had you been given a higher score. If the scores are too low you won’t qualify for a mortgage at all. Given the significance of FICO scores, which are available through all the major consumer reporting agencies including Experian, Equifax and Transunion, it seems we should be able to predict how scores are determined, what algorithms or formulas are utilized and what our scores should be. But FICO has been and remains quite secretive as to how scores are derived and remains the primary metric for assessing customer risk despite challenges to its accuracy and efficacy. While FICO keeps the exact formulas secret they have disclosed the following components: 35 percent: Payment history; this focuses on how often bills are paid on time and how frequently they are late.

30 percent: Credit utilization; this is a calculation of the ratio of current revolving debt (typically credit cards and credit lines) to the total credit available, a utilization ratio. If you’ve maxed out your credit cards, your scores will be lower than if your balances are well below your credit limits. 15 percent: Length of credit history — the older the better. 10 percent: Classifications of credit used, i.e., installment (car loans or mortgages), revolving (credit cards), etc. 10 percent: Recent searches for credit. This confuses many consumers who have learned that each time a credit report has been pulled i.e. a credit application is being made) the FICO score is lowered. This is true but varies according to what type of application is being made. An individual shopping for a mortgage or car over a few weeks is not penalized as much as someone making application with numerous credit card agencies. The thinking here is that a consumer should be encouraged to search for best rates or car prices and won’t be securing multiple mortgages or purchasing numerous cars at once while one applying for credit cards could quickly run up a lot of unsecured debt (i.e. debt that isn’t collateralized by property). Other factors that impact FICO scores include any money owed because of a court judgment or tax lien or having one or more than one newly opened credit account. Perhaps the most controversial aspect of the FICO scoring system is the scoring impact of debts that have been turned over to collection agencies and are reported as either open or paid collections. It is extremely common to see a collection on a credit report for a small cell phone bill, cable television service or most often medical services. Often these are bills that are under $100 and have been disputed or were assumed to be paid by insurance but ultimately were turned over to collection agencies without the consumer even being aware. There is much controversy over the weighting of these collections and how accurate a predictor of creditworthiness they are. Over the last 10 years there have been efforts by other credit reporting and assessing agencies such as Vantagescore to dispute and replace FICO as the sole evaluator of a consumer risk and worth focusing in part on the role of collection reports. Given the importance of these scores with regards to interest rate on long-term debt as well as qualification for a loan, we will explore more about alternative models in the next issue of Enchanted Homes.

landscape design is never complete without a few special touches that say something about the owners. “Personalizing a home gives it a sense of uniqueness,” said Casa del Sol owner Rafael Díaz. “It says ‘I live here. It’s my house, not anybody else’s. And this applies to the backyard, of course.’” Statuary, fountains and plants help perk up a backyard. They add movement and character to make the space more inviting — a bonus during long summer days when the area can double as an additional, airy room.

“Your backyard is part of your home, an extension of it, so it should be taken care of as much as the inside of the house,” said Díaz. “This is the season to bring your home life outdoors,” added his wife, Clementina Díaz. “But developing your personal oasis shouldn’t cost a fortune. Sometimes the simplest details make the biggest difference on the way a place looks and feels.”

01 Metal flowers Two and three feet tall, bright-colored metal flowers create a fool-proof garden for Taos’ desert climate. Casa del Sol offers a variety of them as well as metal mariposas (butterflies). “Having the right backyard décor can even lower your water bill,” said Díaz. “See, instead of having a huge lawn, that requires mowing and lots of water, you can decorate your backyard with these oversized, striking metal flowers. “I remember driving south in the San Luis Valley, and the mountains were just loaded with snow. I knew they were full of snow for me.”

W

hen Evan Blish finished sowing his wild oats after college, he was faced with a choice: Either return to his native Indianapolis and be “a lawyer or banker,” or pack up his car and head west into the great unknown.

His decision, of course, was to venture out across the Great Plains to the Rocky Mountains … and the rest, as they say, is history.

Piñon Investments came into existence in 1984, meaning Blish was officially master of his own destiny, too. “Real estate is never easy, even in the boom times,” he said. “But I like people. I think my time as the St. Bernard has taught me that dealing with people is the number-one thing. And I like putting two and two together to come up with the right property and price for someone.”

Admittedly, his choice to escape the Midwest wasn’t totally unexpected. He had taken up skiing at a young age, but the selection within range of Indiana was limited to the small ski areas of the Southeast. So, while at University of Virginia, Blish and his friends took a couple of college-break ski trips to Colorado (“It was super-fun!”). Then, after graduation in 1973, Blish went to Europe to stay with friends and travel. In Switzerland, where he worked as a ski bum, he met several Taoseños who extolled the beauties of the area and the great ski mountain called Taos Ski Valley.

One thing Blish brought from the Midwest was his love of competitive tennis, which he passed on to his daughters Heather and Stacey. In 2006, Stacey became the first-ever girls doubles state champion from Taos.

He headed west, taking detours to Telluride and Crested Butte before arriving in Taos in the mid-1970s.

But what Blish really lives for is the “powder day” that is so ingrained in the souls of skiers and ’boarders at Taos Ski Valley: “There’s nothing like a powder day, hiking up Kachina to make first tracks. While I love mountain biking and hiking in the mountains, it’s really all about the powder day.”

“I remember driving south in the San Luis Valley, and the mountains were just loaded with snow,” Blish said. “I knew they were full of snow for me.” Right away, he got a job washing dishes at the St. Bernard Hotel at the base of Taos Ski Valley. He moved to bartending and, to this day, works in the St. Bernard bar as its manager. Those jobs had many benefits, among them free skiing and an active après-ski scene. But more providentially, working at the St. Bernard brought Blish and his soon-to-be wife Jackie together. Being a native Taoseña, Jackie had roots in the valley that her husband eagerly latched onto. “The sky and weather also hooked me,” said Blish. “As opposed to five months of cloudy days in the Midwest, you had crystal-clear blue days. It was a natural for me.” In 1979, Blish “got serious” and passed his state real estate license test. “I liked the freedom of the job. I never wanted to work at a desk in a cubicle. This work melded well with my life style, and I could be the master of my own schedule.”

“I played tennis in high school in Indianapolis,” said Blish, 62, “and just kept playing, I’ve been nationally ranked in my age group at times. It’s fun, especially since you play the same guys over and over, as we all get older.”

Understandably, some of Blish’s real estate business comes out of Taos Ski Valley, where he has made hundreds of contacts through his time at the St. Bernard and on the slopes. He is combined with TSV’s Chris Stagg to market the new Pioneer Glade development – the first real estate venture by the owners of TSV. But the activity is limited up there, so Piñon Investments has become an active player in the real estate scene throughout Taos. “The appeal is broader down below here,” he said. Blish has seen a few folks come and go over that last 40 years, but he figures to be one who is here for the duration. “It’s the beauty of Taos that hooks us from the start, and then we do what we have to do to stay,” Blish said. “It’s so totally normal to have two or three jobs – I’m still at the St. Bernard – and to stay busy. There was a time when skiing was the whole thing here. Now you see more people returning to enjoy other things here, too.”

Taos CounTy Community Profile

The boundaries of Taos County stretch from the Colorado border on the north to the Cañon del Río Grande on the south. Containing 22,000 square miles, the 7,000-foot high Taos valley is bounded in the east by the soaring Sangre de Cristos of the southern Rockies, and in the west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-alpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks. Tribal members of Picuris Pueblo have lived near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Río Grande pueblos. Pueblo history traces back some 1,000 years – centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields and orchards. Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area. Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the

tri-culture atmosphere, the hundred-mile views and adobe stylings – and many return for good. The county is home to a significant number of retirees, many of whom have already purchased second homes. It is also home to several off-the-grid communities west of the Río Grande, including the Earthships of the Greater World Community.

Town of Taos Community Profile The 5.4 square miles of the incorporated town of Taos spreads beneath the shadow of Pueblo Peak (12,305 feet), bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low-90s. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communes, and continues to this day with young ski bums, rafters and older retirees. Commercial activity centers on the plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques and craft shops — plus renowned studio tours, and art and crafts festivals. Dozens of restaurants serve up all variety of cuisine; the Northern New Mexico red-sauce dishes are renowned. Just south of town sits St. Francis de Asís Catholic Church, reputed to be the most-photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descansos, and neighborhood churches. Taos is home to the county government and district

courts. The U.S. Forest Service and Bureau of Land Management have a strong presence in town. On the outskirts of town, pastures, fields and gardens are irrigated by ancestral acequias extending from the rivers and streams.

Red RiveR Community Profile

riding on horses is a popular summer activity.

The town of Red River nestles along the Red River, a mountain tributary to the Río Grande. The settlement sits at 8,750 feet elevation, surrounded by Carson National Forest and the Sangre de Cristo mountains. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. Thunderstorms often roll through on summer afternoons.

The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. The town hosts a number of popular summertime events, beginning with the Memorial Day Motorcycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

Gold miners in the mid-1800s first settled the area. These days, the local economy relies upon winter tourists who come to ski and snowboard, and summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres, and typically attracts more than 120,000 ticketbuyers in a winter season. In the summer, lifts run for mountain bikers, hikers and sightseers.

Taos Ski Valley sits at the head of the Río Hondo Canyon, surrounded by Carson National Forest in what is known as the La Cal Basin. The state’s highest peak, Wheeler Peak (13,167), rises to the east, and the ridge off Kachina Peak (12,481) sets the western boundary. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s.

The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Ski valley founder Ernie Blake put up the first ski lift in 1956 and, to this day, the resort is owned by the Blake family. The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 14 lifts and 110 trails, with a vertical drop of 2,612 feet. Typically, about 250,000 skiers and snowboarders (admitted in 2010) hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and back-country skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to midmountain. The Village of Taos Ski Valley, incorporated in 1996, encompasses 2.3 square miles in the valley and administers municipal services, such as water, sewer and police.

Community Profile Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. About 210 inches of snow typically fall on Angel Fire in the winter, and average temperatures range between zero and 30 degrees F. Summertime highs rarely exceed 80 degrees F., with frequent afternoon thunderstorms that cool off midday temperatures. Surrounded by U.S. National Forest and private ranches, the incorporated Village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort includes more than a thousand private homes, a 500-acre ski and snowboard mountain, a championship golf course, country club, fishing lake and other amenities for member-landowners. Non-members can pay to use most resort facilities. A favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s, when the first ski runs of Angel Fire

Resort were cut on Aqua Fria Peak. Tourism fuels the local economy, although several large working ranches still operate in the area.
