O

1 Kokopelli Property Management is a two-generation family business that was started in 1980. It is also the winner of the 2013 Santa Fe Business Excellence Award. Besides great customer service, what’s the secret for your success? I believe that Kokopelli is successful for a number of reasons: we are data-driven decision-makers and we also love collecting and analyzing data. We rely on advanced systems and software, and most importantly, we have some of the most talented and hardworking people within our organization. I think that, in a service-based industry, you can have a number of competitive advantages, but the most important thing you can offer your customers is precisely that service aspect. We have great people that help provide a high level of service to our clients.

2 What makes Kokopelli Property Management a unique business? Kokopelli is unique because we are a rapidly growing small business that encourages all our employees to think outside the box and act autonomously. Most small business owners work in their business daily. At Kokopelli we work on our business daily and are always looking for ways to streamline efficiency, offer highly valued service, and stay on the cutting edge of the property management business.

3 Do you donate any services to community organizations or charities? We do donate in-kind services to our community. Many individuals at Kokopelli Property Management volunteer for a number of nonprofits around the state. We encourage our employees to do these types of activities and do our best to incent them as well. As a company, we have made charitable donations in the past and continue to do so. 4 What makes a house or a property a “mountain retreat”? We consider a “mountain retreat” to be a larger home, typically with four or more bedrooms and with occupancy greater than 10. This allows larger families or groups the ability to enjoy each others’ company in one location with out sacrificing personal privacy. A spacious chalet-style home with four bedrooms and three bathrooms would a good example of a mountain retreat. ”

5 What is an average workday like for you? Every day is exciting and challenging! In the life of a property manager you often find yourself dealing with difficult situations and people that are less

informed of the law and what their rights and responsibilities are. I do my best to educate my clients and put their minds at ease. That being said, my typical day is usually consumed working with people, which I enjoy very much. It is our customers who have ultimately given me the ideas that have helped to progress our company to where it is today.

6 Which are the most important steps you have taken to grow your business? I think the most important steps we have taken to grow Kokopelli are continuing education, being active in industry organizations, and listening to the needs of our present and prospective customers. 7 Which are the biggest challenges and the most rewarding aspects of your job? Pleasing both owners and tenants can be challenging. We have overcome this obstacle by clearly communicating responsibilities of each party, managing expectations, and always acting in accordance with the law. As for the most rewarding aspect of my job, I started my professional career in college at Enterprise Rent-A-Car. They teach you to always under promise and over deliver. I love to hear when we have greatly exceeded our customer’s expectations. I also enjoy working in the Northern New Mexico area, a unique location rich in history and outdoor wonders. Whether you are strolling down Canyon Road, hiking Wheeler Peak, or fishing in Cimarron Canyon State Park, there is always something fun to do, no matter what your taste is. 8 What is your most memorable experience as a property manager? I have stories that you would not believe if I told you. What would you call it when a tenant tries to bury a donkey in the backyard? 9 What advice would you give to aspiring entrepreneurs? Surround yourself with people you aspire to be like, never stop learning and meeting new people, don’t be afraid to think outside the box and use your imagination.

Diana Martinez brings an impressive background to the real estate world. She has worked in radio, newspaper advertising and marketing for over 20 years, and she is bilingual.

Currently, besides her career as a Realtor, Martinez works with her husband, Juan Martinez, at Tierra Blanca Construction, a company that builds spec adobe and custom homes, plus restores historic structures.

“We are both in the business of building and selling homes,” she said. They are also active members of a Christian music ministry and own a recording studio. She has coordinated several Christian concerts at the Taos Center for the Arts with the help of local sponsors. Martinez is a strong believer in “the Golden Rule,” both in her personal life and her business deals. “I treat others as I would like to be treated,” she said. “I value each customer and approach my business with a strong sense of ethics, honesty and professional standards.” A typicAl dAy

“I like to start the day by giving my Lord and Savior Jesus Christ all the glory and honor,” Martinez said. “The Lord gives me the power and strength to prosper.” Her workdays usually start at 8:30 a.m. but her schedule is never the same. “Some days I am working in the office,” she said. “Others I may be showing properties, meeting with clients, potential prospects or the Environmental Department regarding septic issues. In the end, it’s all about doing my due diligence for my clients, and never having a dull moment.” She also believes that people need to live a balanced and active life. “My daughter Melanie Romero is a certified Zumba instructor so I attend her workout classes,” she said. “I also enjoy outdoor activities like hiking, skiing and boating, and spending time with grandchildren and the whole family.” For quiet time, she loves to read inspirational books down by the river. A true Taoseña, Martinez has seen first hand the changes that the city and the area have gone through, and has a deep appreciation of the mix of cultures and lifestyles Taos has to offer. “The fact that I am bilingual and bicultural, a product of that mix, has opened many doors of opportunities for me,” she said. creAting A mountAin retreAt

Place some fresh local fruit in a bowl on the kitchen table. Pull back the curtains and drapes so people can enjoy a good view of the mountains. If the woodwork is scuffed or the paint is fading, consider doing some minor redecoration. In this ever-changing world, it helps to keep up with the latest technology, Martinez said. “When the market crashed in 2009, I felt that it was a good time to find new ways to improve my business,” she said. “I started taking a few classes at UNM-Taos. One was WWW Publishing with Perry Penick, a great instructor. This class allowed me to design my own website. This is one of the best investments I’ve made because I generate most of my business through the website.” In May 2013 Martinez graduated from UNM-Taos with a certificate in Digital Graphic Design. She uses Facebook, LinkedIn and other networking sites to keep connected to her clients. She says her website gets 500 hits per day. “Now, with the new trend of mobile devices, I have access to the cyber world in the palm of my hands,” she said. “I’m all about working smarter and not harder!” The biggest challenge in Martinez’ job is that she is a one-woman shop. “Sometimes there aren’t enough hours in the day to finish everything,” she said. “I am a salesperson and I also have to enter MLS data, update my website and design my own fliers. “Retreat” can have many different meanings. For the artist or writer, it may be a place of seclusion that favors a deep, creative process. a meditator might compare it to a monastery and see it as a place of austerity or contemplation. For families, it can be a special resort for holidays and reunions. Is one of these any more correct than the others? And what does that tell us about designing a mountain retreat? I have been all of these seekers in my lifetime, and I can tell you that none has the last word on retreating to high places. That is precisely what is special about a great mountain home: it can elevate any human experience. I’ve never had the chance to build my own mountain retreat, but I’ve been able to realize a few of my dreams in the course of other people’s projects. I still dream on... My mountain home is a place of dynamic opposites. One side has expansive views into the distance and an overlook of the land below. This vista draws me out of myself. It inspires big-picture thoughts. It humbles me as I measure myself against the vastness. The light is bright and the ceilings are high. The opposite end of the house is anchored in the mountain itself. Here it is darker, more intimate, and the view is of mountainside detail: rocks, columbines, aspens. In the summer this is the cool side of the house — in the winter, deep-freeze. I like this because it helps me go inside for meditation, dreams, and deep thoughts. Between these extremes I live the life of cooking, eating, bathing, sleep. I sleep on the east for the morning light. The room is filled with textures that are soft to the body and to the eye. There is an intimate covered deck, a hot tub. I could stay here for days if I didn’t have to eat. The kitchen is nearby. It appears small, but that is because much is concealed behind a pantry door. Uncluttered, it is the center of the house, and next to it is a table where I eat or work. A few steps, and I am back in my secluded room. Close by is the big room with the big view. The fireplace faces the tall windows and is surrounded by a sofa, two big chairs, and

a rough-hewn table that wants me to rest my feet on it. It is finished in stone, well crafted as in a thousand-year-old lodge. At night, the fire is both the view and an object of meditation. I watch fascinated as the wood goes from sap-fueled crackling to hollow black bones. Someday, I reflect, this will be me.

This house is green. The vigas come from the forest and the plaster from the site itself. The roof is of grass and wildflowers. The big windows let in the sun and water heats up in a tank behind glass. There is a stove for the wood I gather nearby. I plant native shrubs and wildflowers and am at peace with my mountain refuge.

I am surrounded by stone and wood, and even the water is made to flow as in mountain cascades and streams. My sink is a hollowed-out boulder. In the shower, a stone ledge pours water on my head. I collect roof water, which fills a pool for the birds and briefly forms a watercourse before dropping through pebbles into a cistern.

W

A crAving for greAt food, deep poWder

hen you ask Sabroso’s executive chef Tim Wooldridge why he made a certain choice in his life, he invariably pauses … and then says with a laugh, “Skiing.”

Admittedly, some of his time in the high-end hotel food-andbeverage business took place is warm climes – St. John Island, Caneel Bay, Ponte Vedra Beach. Others have dwarfed Taos in terms of prestige, such as a position as executive chef at the Capitol Hilton in Washington, D.C. But Wooldridge claims that his heart and mind never strayed far from the slopes. Indeed, the skiing motif extends back to high school graduation in Bethesda, Md. His father said he could take a year off before college if he could find a job and a place to live: “I don’t think he really thought I’d take him up on it.” But take off he did, to Alta, Utah, where he got a job at Watson’s Shelter, an iconic warming hut halfway up a mountain known for steep runs and deep, light powder snow. Wooldridge got a taste of the hospitality business, which he liked it, but more importantly, a bellyful of Western powder skiing. When he returned East after that season, his choice of college had “skiing” written all over it. “Paul Smith College in upstate New York was the closest college to a ski area that also had a hotel and restaurant management degree,” Wooldridge said. “Whiteface (home to the 1980 Olympics) was nearby.” It made sense that a bachelor’s degree from Paul Smith would naturally lead to admission into Cornell, another upstate New York school with a top-rated hotel management program. But, for Wooldridge, another kind of nature came calling: “My old boss at Alta offered me room, board, a ski pass, beer, $400 a week, and use of a snowmobile if I’d live at Watson’s for the winter. What could I say?” He spent eight winters in Alta (he cooked with Zeke Lambert, who later started Lambert’s in Taos), and a few summers in the kitchen of the Alta Lodge. Finally, an adult professional life called, and Wooldridge returned to Washington, D.C., and began a career track at Hilton and Marriott hotels. He studied under Roland Mesnier for 4 years and received two certificates in pastry. While working at the Capital Hilton, he met his wife-to-be Ann Marie. The couple moved up the culinary ranks and, eventually, took jobs at major resorts in the Caribbean. They ended up at The Lodge and Club at Ponte Vedra Beach (Fla.), as executive and pastry chefs for Enchanted Homes Vol. XCIV •

six years. But skiing was always on their radar, as they spent winter vacations on New England’s trails. Then, in 1994, Tim’s brother Chris called. Chris had made a bucket of money as the 12th employee of Oracle, one of the first computer giants in America, and he had just bought the Edelweiss Hotel in Taos Ski Valley. “He wanted me to run it,” Wooldridge said. “Because it was at a serious skier’s mountain —like my favorites, Alta and Mad River Glen (Vermont) — I had to say ‘yes.’ “I distinctly remember my first day at TSV, on a Ski Week, and they had two feet of new powder,” he said. “The instructor said, ‘I don’t know where you guys are going, but I’m going up Kachina. So, on my first run ever at Taos, I hit Kachina on a powder day. I was wiped out — and hooked.” Off the slopes, the brothers set about renovating the aging hotel, adding a full kitchen and building a reputation for quality cuisine and service. But a dual tragedy struck several years later, the building burned and, six months later, Chris died from injuries in an accident. After selling the hotel, Wooldridge took what was left, joined up with a former software-pilot buddy of his brother’s, Mike Mellinger, and started Río Grande Air out of Taos Municipal Airport. In 1999, it became the first single-engine, single-pilot commercial carrier in the U.S. and, for four years, flew out to Taos to Albuquerque, Los Alamos, Durango, Ruidoso and Alamogordo. A combination of factors eventually doomed the airline, but the partnership endured. In 2005, Mellinger bought an old adobe in Arroyo Seco that had been, among other things, Casa Córdova and Momentitos de la Vida restaurants, and offered a deal that Wooldridge couldn’t refuse. “We renovated the dining area, redesigned the kitchen, built the garden patio and off we went,” said Wooldridge, noting that “sabroso,” in Spanish, means savory or tasty. “Mike and I have done all the work around here, designed the kitchen and developed the menu. It’s a real diverse job for me, and I love it.” So, it’s been great food and deep powder ever since for both Tim and Ann, who is deputy clerk for the Village of Taos Ski Valley. Their three sons are, according to their father, “wicked skiers,” but Dad manages to get his time on the slopes, too. “I get a couple of hours in the morning before I have to come to work,” he told Enchanted Homes. “Of course, on powder days, I’m really glad we aren’t open for breakfast or lunch!”

n the ski business, resorts typically make the most financial hay in real estate. The base area at most major resorts is ringed with condos, shops and hotels — many owned and some operated by the resort itself.

Priced between $500,00 and $665,000, the housing lots have attracted four buyers so far, with one house nearly completed at the top of the Pioneers Lift. Marketing has focused on “people who like to ski here,” he said.

Not so at Taos Ski Valley which, for more than 50 years, has relied upon ticket and food-and-beverage sales to pay the bills – and, occasionally, finance some improvements. The resort owns none of the overnight accommodations and most others are single-family ski vacation homes.

“Three of the lots have been sold to Texans, who know and love the area,” Stagg said. “We don’t expect people to buy without having seen the mountain. We have loyal customers who have wanted to have a home here, but there’s not much to buy. So we’re relying mostly on word of mouth and our website.”

Several years ago, TSV executives started looking around for ways to supplement the income at the mountain resort by getting in the real estate business.

Evan Blish, broker at Piñon Investments, handles Pioneers Glade and believes its marketing success and challenges both result from the regional quality of TSV’s market.

They didn’t have to look very far.

“It’s got riverfront property, which is very popular, you can ski-in and ski-out, and it’s served by a lift,”

“The market is now more regional than ever,” Blish said. “It’s people who can get here in a day, like Dallas or Oklahoma City. They are people who know Taos, because we have less exposure, recognition and volume of skiers than other resorts.”

So, the corporation bought out the Burroughs family, secured financial partners and set about to develop its first-ever residential real estate venture.

Like many mountain vacation developments, Stagg and Blish expect owners at Pioneers Glade to use their homes for more than a couple of ski vacations a winter. In recent years, the ski valley has put money into summertime improvements, including aggressively promoting festivals and constructing mountain biking trails. More are planned.

The result is Pioneers Glade, an 11-lot subdivision nestled among the aspens and pines up from the main base area. The lots are compressed together, with the purpose of preserving open space, Stagg said, and can be either single-family homes or duplexes.

“Vacation homes now have multi-generational appeal,” said Blish. “People want to use these homes more. They give families that are spread out all over the place a location to come to, a gathering spot for families to hang together.”

“The idea is to have the sale of the lots pay for new lifts, other mountain improvements and the infrastructure we put in for Pioneers Glade,” said Stagg.

Income from Pioneers Glade is expected to pay for improvements on the mountain. Tops among TSV priorities will be a new chairlift up the face of Kachina Peak. Plans also call for more glading below Chair 7 and off Wonder Bowl, and a new lift in West Basin. Farther out is a resort-owned hotel on land below Pioneers Glade.

The latter included municipal utilities, fiber optic lines, paved roads, a conduit for and bridge over the North Fork of the Rio Hondo, and a new chairlift called Pioneers Lift. Covenants and design guidelines are strict, in an effort to blend homes into the surrounding forest. “We don’t’ want homeowners to worry about what their neighbors will build,” Stagg said. Lots are paired to accommodate duplexes: “We wanted to give families a chance to make some rental income if they needed to,” said Stagg.

OK, you need to sell your home or land and you’ve heard prices are breaking out all over the country. But this is Taos, a niche market and even in good times we are recession prone. How does one approach the process and what strategy is to be employed? Strategy, you say: this isn’t a war or a game. But yes it is — one way or the other.

For reasons that may be economic, staging hasn’t caught on here. Yet it is critical. You almost have to choose between enjoying your home or having it so others can see themselves living in it. The more personal items about, the more family photos, the less someone else can see themselves living there.

The reality is that you need to compete to sell in this market. You likely know, but if not learn, there are only two things to consider when trying to sell — price and product. Some folks can make changes in their product by updating, for example, bathrooms or kitchens, which really matter these days. Others only have price to work with due to economic conditions.

Then, we were the last of three homes on adjoining properties to come to market. We thought we had the best product but we recognized others might see more value in the other, bigger homes. We priced our home below theirs, trying to send a message we wanted to sell. And we got our buyer.

Bluntly, you have what you have and you need to dig down to get a buyer. Dig down: it’s not a nice visual but it’s a reality. Buyers no longer seem to be looking for blood in the water, but they aren’t generous or kind. Would you be if the shoe were on the other foot? Likely not. Next, you need to be willing to look at the competition, as objectively as you can. And if you are in the upper range of our market, say over $500,000, chances are you need to cut your price. At the present rate of absorption, we have about a five-year supply of homes in the higher price range. Most folks don’t have that long. Then you need to consider timing. Do you put your home on the market during the winter, when buyers are few and far between, but the brokers have all the time in the world? Or do you wait for the onset of the season, ever hopeful that things will be different. Crystal ball anyone? We sold our home almost three years ago in a market similar to this. And we sold to the first couple that came to see it. It was not just luck but hard work, a good strategy on price, and then staging our home so it looked as good as it could. Frankly, that last part took my very smart, hard-working and beautiful wife almost a year but the proof was in the pudding.

A classic mistake made by sellers is not wanting to believe what they hear. They figure rules don’t apply to them. Anyway, these folks are destined to chase the market down. That happened to our neighbor who sold 2 ½ years after us and got 35 percent less. (The third house is still on the market.) Sellers need to be leery of brokers who promise the moon and stars to get their listing. Then a bit down the road the brokers change their tune and say, “you’re listed too high.” Don’t buy into that. Talk to more than one real estate broker. A good broker will be a student of the market and able to assess your property pretty quickly. Remember: it is not what that person has done for others that matters but what they can do for you. Be open to listening but ask them to support their position. It isn’t fun being a seller today. But properties do sell and there are reasons for each and every one. Be open to what may come your way and by all means try to make any offer you get work. The next one may not come along too soon. Or soon enough.

Second home or investment property? Intended occupancy affects rates and costs by tED DIMOND

When purchasing a mountain retreat, beach house or any second home (as distinguished from a primary residence) lenders/investors pay particular attention to the intended use of the home. They are concerned with whether or not a home is being used solely for the owner’s use or if it will be rented by others. This concern is tied to Fannie/Freddie rules which make the financing of an investment home (NOO – non-owner occupied) more expensive that the financing of a second (vacation) home or primary residence. When a buyer fills out a loan application they state their occupancy intent and at closing an “occupancy affidavit” is signed stating whether the buyer’s intention is to use the home as a primary, second home or investment home. These two declarations determine occupancy and ultimately the cost of the loan. There are numerous factors impacting the rate and terms of a conventional residential mortgage loan. A borrower’s credit score, the amount of down payment, whether one is borrowing to purchase or to refinance a home, and if refinancing whether the borrower is simply paying off an existing loan or taking “cash out”— all can impact the cost and rate of a loan. Intended occupancy also affects rate and costs. When applying for a loan a borrower and the lender must determine if they are financing a primary residence, a second (or vacation) home or an investment (or non-owner occupied – NOO) home. A primary home is generally self-evident, although if someone’s employment is not tied to location or they are retired and own two homes more than 70 miles apart, it may not be clear which home is primary and which is a second home. Lenders make little distinction between primary and second homes with regard to rates and costs, but there are specific rate and cost differences between a second home and a NOO home. When the financing is for a purchase, the lender relies upon the borrower’s stated intent to determine occupancy. With a refinance, a lender will review a borrower’s tax returns to determine whether or not the subject property is listed as a rental property on their schedule E. Lenders do make some distinction as to how infrequently a home can be rented and still be considered a second home, but generally if the property is listed on one’s tax returns the property most likely is a NOO home. It is important to note that in some cases the rent reported from a property is required for qualification purposes and thereby answers the question of occupancy. Keep in mind that the concerns of the IRS and a mortgage lender’s occupancy concerns are distinct from each other and there doesn’t seem to be any direct communication between

lenders and the IRS with regard to occupancy. A investment property (NOO) costs more to finance. The additional cost depends upon the loan to value (LTV) of the property. LTV is the percentage of the appraised value the loan represents. With a purchase loan the lender calculates LTV based on the lower of either the purchase price or appraised value. At 80 percent LTV a borrower either pays an additional 3 points (3 percent of the loan amount) or absorbs that fee into the rate. For example if the market rate for a 30-year-fixed note was 4.5 percent for a primary or second home, a NOO property could purchase that same rate for 3 points or take a rate of about 5.5 percent with no additional cost. If the LTV is 75 percent or lower the cost is 1.75 points or about 5.125 percent in this example. Those numbers are inexact and fluctuate but serve as guidelines for what pricing options a borrower has when purchasing or refinancing a NOO property. In this market it’s not untypical that someone will purchase a small home or condo as a second home and eventually decide later on to purchase a larger home as second home with the intention of selling or renting the original property. Lenders vary as to how they will view these situations. Some lenders will automatically consider the new purchase an investment home because of the condo or smaller home and others will accept the new purchase as a vacation home if the borrower can effectively explain why they want a larger second home in the same market. Other lenders will accept the new purchase as a second home provided the other property is either listed for sale or has a rental lease connected to it. Northern New Mexico is certainly an ideal place to consider purchasing a vacation home with all its cultural richness and outdoor activities as well as it’s unique physical beauty. If you are considering purchasing a rental home or mountain retreat or a home that can serve both purposes it’s best to discuss occupancy, corresponding costs and possible tax ramifications with both a mortgage broker and a tax consultant to best understand your options.

The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Ski valley founder Ernie Blake put up the first ski lift in 1956 and, to this day, the resort is owned by the Blake family. The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 14 lifts and 110 trails, with a vertical drop of 2,612 feet. Typically, about 250,000 skiers and snowboarders (admitted in 2010) hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and back-country skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to midmountain. The Village of Taos Ski Valley, incorporated in 1996, encompasses 2.3 square miles in the valley and administers municipal services, such as water, sewer and police.

Town of Taos Community Profile The 5.4 square miles of the incorporated town of Taos spreads beneath the shadow of Pueblo Peak (12,305 feet), bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low-90s. ne of the stalwarts of the Northern New Mexico real estate market has been the second home, and a popular option in that market has been a home at a mountain resort.

Whether at Taos Ski Valley, Red River or Angel Fire, the appeal of having a place to cool out in the summer and hang your woolen hat in the winter persists. And, you own an asset that is likely to grow in value. For this Mountain Retreat edition of Enchanted Homes, we sat down with broker Stuart Hamilton, of Keller Williams in Angel Fire, to pick his brain about the values of buying a home in the hills. Taos News: Tell us about buying a mountain home as an investment. sTuarT HamilToN: When you think about a second home as an investment, you really can’t use the word “investment” as much as “asset.” An investment provides income in future, while a second home is a place where you are going to enjoy owning for a long time. Yes, there are a handful who own for investing, but there are questions to be answered first: Does it bring in income? Can you rent it in this market? Will you eventually sell your primary residence and make this your retirement home?

A second home is always a good place to park money, which is a form of investment. You get your return when you sell — if you sell it — but you can enjoy it during the life of the home. A second home is an emotional buy, and you shouldn’t think so much about the costs as much as having somewhere that is familiar, and a place where you can unpack and be comfortable. TN: Any market trends you’re seeing? sH: What we are seeing now is a trend for people in the 30s and 40s who, rather than focusing on building a stock portfolio, are looking for an asset they can use and enjoy now. A vacation home in the mountains creates memories. You bring your friends and family together for holidays or vacations, and you build experiences that will last a lifetime. You are seeing more people weighing the benefits of a mutual fund versus a home they can use. TN: What about renting out a mountain home in Angel Fire? sH: It’s a bit of a Catch-22. The best time to make money on a rental is during the busy holiday times, but that’s when most of us want to use it. So rentals here tend to be off-peak. You don’t get as much income but you usually can cover your costs anyway. But it’s not what you would consider an “income producer.” One thing about Enchanted Homes Vol. XCIV •

Angel Fire: There is only one major hotel (Angel Fire Resort Hotel), so rentals are a big deal, and lots of people put their properties in the rental pool. Those that don’t use the house at all can make good money that way. The best rental periods are Christmas, Presidents Day, spring break. But that’s when if you have children, you want to use it. That’s a growing demographic here in Angel Fire. One way around that is to come for Christmas before Dec. 25 and then rent it out through Jan. 1. You drive home against the traffic, and you are renting at prime time and prime rates. TN: How’s the mountain home market these days? sH: Prices are still down some, from the slowdown. But the raw number of existing homes sales is doing well. While new construction is still slow, more than 100 building permits have been pulled for remodels this year. To me, that means people like what they have, and just want to tweak it, with a deck or porch. In another part of the market, there are 86 condos for sale today — about the same for last eight years. TN: Your major markets are Texas and Oklahoma. How are they doing? And how does that affect Angel Fire? sH: In Austin, Dallas and Houston, if a home lasts 10 days on the market, it’s unusual. Texas doesn’t have anywhere near enough inventory to satisfy demand. In New Mexico, it’s the opposite: too much inventory. So if the Texas buyers can get over the days-on-themarket aspect, we have high choice. What that means for the sellers is that they have to spend some time and money on curb appeals, improvements and cosmetic appeal. And, it’s crucial to have it priced right. Right now, the average selling price is $300,000, and 90 percent are under $400,000 —despite the fact that the $400,000-500,000 market has been our bread and butter. TN: What makes Angel Fire attractive to second-home buyers? sH: The resort, plain and simple. The resort attracts people with all the things to do: skiing, snowboarding, golf, tennis, mountain biking, Zipline. The new country club has really shown potential buyers that the resort is on stable ground, after a number of years in limbo. The owners are investing in the resort, and they have bought property themselves, which is a good sign. If you want a long-term investment, look at how the resort is focused on amenities. They improve the value of land or a home for everyone.

Community Profile Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. About 210 inches of snow typically fall on Angel Fire in the winter, and average temperatures range between zero and 30 degrees F. Summertime highs rarely exceed 80 degrees F., with frequent afternoon thunderstorms that cool off midday temperatures. Surrounded by U.S. National Forest and private ranches, the incorporated Village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort includes more than a thousand private homes, a 500-acre ski and snowboard mountain, a championship golf course, country club, fishing lake and other amenities for member-landowners. Non-members can pay to use most resort facilities. A favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s, when the first ski runs of Angel Fire

Resort were cut on Aqua Fria Peak. Tourism fuels the local economy, although several large working ranches still operate in the area.

The town of Red River nestles along the Red River, a mountain tributary to the Río Grande. The settlement sits at 8,750 feet elevation, surrounded by Carson National Forest and the Sangre de Cristo mountains. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. Thunderstorms often roll through on summer afternoons.

The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. The town hosts a number of popular summertime events, beginning with the Memorial Day Motorcycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

Gold miners in the mid-1800s first settled the area. These days, the local economy relies upon winter tourists who come to ski and snowboard, and summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres, and typically attracts more than 120,000 ticketbuyers in a winter season. In the summer, lifts run for mountain bikers, hikers and sightseers.
