3 Taos Ski Valley is also a popular destination during the spring and summer. Which new recreational activities and upgrades have been planned for these seasons? We opened up to lift-served mountain biking this past summer and received a great response to the offering, which included a beginner chair-lift ride and beginner trails, as well as the more advanced trail that is served from Lift 1. We will look to expand the trail offerings off of Lift 1 and other possibilities such as mountain bike clinics. Entertainment and festivals will also be a big part of the summer and we will promote them much more than we have in the past. 4 How will the purchase of the Bavarian Restaurant by Taos Ski Valley affect the way the place is run? The inclusion of the Bavarian was a natural for us. Like all of Taos Ski Valley, the Bavarian is authentic, alpine and unique. We love it the way it is. And having Thomas and Jamie Schultze join us will be critical in maintaining the Bavarian experience. We will keep what has made the Bavarian great and look for ways to make it even better. The beer offerings stay the same! 5 What is the biggest challenge for a construction company in Taos? The biggest challenge is the impact of our national economy and the how that factor affects a small tourist community.

6 What can skiers expect to find on Thanksgiving Day when Taos Ski Valley opens? We have installed significant upgrades to the snowmaking system that will allow us offer a great start to the season. We can make more snow, and faster, than ever before. Our snowmaking system gives us a big edge over any other ski area in the Southern Rockies. Off the mountain everyone will see upgraded facilities in the Martini Tree, Rhoda’s, the Whistle Stop, and Tenderfoot Katie’s. We have relocated the shuttle drop-off area as well. The walk from the shuttle drop-off to the lifts is along Thunderbird Road, which has great views of the ski slopes and the Sangre de Cristos.

1 How will the new Kachina Peak Lift improve the ski area experience? The Kachina Peak Lift will allow guests to participate in one of the most unique experiences in North America. From the top of Kachina Peak you get wonderful views of Wheeler Peak, the mountains of Southern Colorado, the Taos plateau to the west, and the peaks surrounding Kachina Peak. Then there’s the skiing — a great variety of terrain including the K Chutes, which are challenging and steep, Hunziker Chute, and Main Street, which is wider and flatter than the other terrain on Kachina Peak.

7 Are there new skiing and riding events planned for this season? We have a full schedule of events for the 2014-15 season, including the beer festivals, wine festival, Paint For Peaks Free Ride competition and the Not Forgotten Outreach weekend. And new events are placed on the schedule throughout the year. We continue to look for events that welcome guest participation. 8 Will there be changes to the shuttle services? The shuttles that serve the parking lot area will be the same system we have used for years, very efficient. We have relocated the shuttle drop-off area to the east end of Thunderbird Road. Additionally, we have updated our shuttle service to the Albuquerque Sunport. This is a great service for all the guests, and residents, of Taos. The service runs on a daily basis throughout the year. 9 How will rates change for locals? We will continue to provide the best rates possible to locals. to the property that they want. My job is to facilitate the process so they can live in it.” Patterson shares office space with her husband, Douglas Patterson, of Living Designs Group. They started buying, managing, renovating and selling properties in the ’90s. She got licensed as a Realtor in 2005. Now Patterson works with properties all over Taos County but she spends a lot of time in the mountains. “My kids are competitive skiers and we all go to Taos Ski Valley several times a week every winter,” she said. “The Valley is a very important part of our lives.” The renovations going on now at the Taos Ski Valley are nothing but exciting and Patterson has been a witness to many of them. “The change of owners has brought new life to the Valley,” she said. “Since that happened, many properties have been sold — houses, condominiums and even cabins. There are many upgrades and new structures are being built right now. Things are definitely moving up there!” Patterson not only sells, but also manages and rents property in the Taos Ski Valley so she has first-hand experience with that area. The real estate market is showing signs of improvement in the entire county, Patterson says, and the upward trend is likely to continue.

“Real estate agencies in town have been good about getting their sellers to put realistic prices on their properties,” she said. “That has been a catalyst for the market. The recent unveiling of the UNMTaos Student Success Center is another positive sign.”

When she is going to sell or rent a property, Patterson researches it first. She says she likes to get a sense of the home’s history.

Page Frances Patterson lived for 10 years in an Earthship she and her husband built. An avid climber, trail runner and skier, she enjoys showing properties and meeting new people more than sitting in front of a computer.

Being a property owner in the historic district of Taos has also allowed her to be in touch with the town’s rich past. Patterson has a profound respect for the traditions and diverse cultures of northern New Mexico.

“But my smartphone gives me the freedom to do business anywhere,” she said. “It’s a very useful tool for a modern Realtor.”

“Taos is a place with so much history,” she said. “We need to acknowledge that. It’s not the same to sell a 100-year-old adobe home that has belonged to the same family for several generations than a recently built house.”

Every day, after she gets her children off to school, Patterson goes for a run with her three Australian shepherds. Then she sends email, shows properties and takes care of the rentals she manages. “In my real estate practice, as well as in my other businesses, I respond very fast to people’s calls and focus on finding exactly what my clients want,” she said. “I work mostly through referrals, because many people appreciate the benefits offered by a personalized service like mine.” Since she is the owner and only employee at her firm, time management can be stressful, but Patterson likes the challenges of entrepreneurship and the rewards of helping clients get their dream home. “It’s wonderful when people arrive to that special place that really speaks to them,” she said. “They tend to have an intuitive reaction Enchanted Homes Vol. C •

One of Patterson’s main goals as a Realtor is finding the right person for every home. “I very much want to make properties feel happy and to get the perfect people to nest in them,” she said. But when a place is having troubles getting the proper occupant, Patterson is not afraid to use some unorthodox methods. “Sometimes I have noticed the presence of disturbing energy in certain places,” she said. “I haven’t hesitated to ask a trusted shaman to make a spiritual cleaning and it has worked perfectly well.”

A SKI-IN/SKI-OUT HOME STANDS APART IN TSV

“S

ki-in/ski-out” is the ultimate luxury for skiers. It refers to a real estate property’s access to ski out to the lifts, and ski in from the trail to the front door.

After a day on the slopes, skiers and snowboarders experience a good kind of tired. But instead of facing a long drive, you just want to be home already. That’s what home ownership at Taos Ski Valley is all about. And the ability to ski to your front door –– well, it’s more than just a convenience. It is a dream quest for snow enthusiasts. Debbie and Mike Houx know about making dreams come true. When visiting their lovely home in Taos Ski Valley, the Houxs were celebrating their 41st wedding anniversary. “We come up here a lot,” Debbie says. “And always every year for our anniversary.” The Houxs’ 5-bedroom, 5½ bath home is a distinctive property. It is a five-story structure built in a contemporary design of steel, concrete, and glass. The total property consists of three lots right on the streaming and gurgling Lake Fork River. The house itself sits on two lots, and is fully ski-in/ski-out to the Rubezahl Trail. There is a small skier’s bridge over the river with a private access gate.

n avid skier, Mike says, “Last year, I got in 30 ski days.” And as any skier who works full-time can attest, that is indeed a number to be proud of.

Mike is the president of Sandia Automotive Corp. He is the BMW (cars and motorcycle) and MINI dealer in Albuquerque and Santa Fe. The Houxs have lived in the North Valley of Albuquerque since 1986. “The Houxs’ home in Taos Ski Valley is of high-quality design and construction,” says Evan Blish of Piñon Investments. “As a car dealer, that appeals to Mike.” Blish and Greg Jaramillo represented the Houxs in the purchase of the 4,500-square-foot home in 2006. The Houxs are the second owner of the home. It was built in 1996 by its first owner/builder, who was from the country of Cuba. On the outside of the home, the south-facing side consists of four floors of floor-to-ceiling windows. Blish explains, “When it was originally built, it was meant to be an experimental home. The builder planned to grow his own food on the top floor.” The first floor consists of a centered two-car garage, a wood garage, and dual entrances: a main entrance and a mudroom. These two entrances have separate stairwells that lead up to the main living area on the third floor of the house. There also is a ski-tuning room and a redwood hot tub room with a large four-by-six foot window on the first floor.

t is great for a hot soak with a streamside view,” says Mike.

The master bedroom and an equally sized guest room are on the second floor of the home. Both have south-facing sunrooms for sitting areas. A separate apartment (a “mother-inlaw” unit) with its own bathroom and kitchenette is on the north side of the second floor; and the fourth and fifth floors consist of a game room and guest bedrooms. All of the bedrooms in the house have queen or king beds, except for the mother-in-law quarters which has two twin beds. The main living area is a welcoming blend of outdoor beauty and indoor comfort. The bright bluebird sky and majestic treetops of the Carson National Forest are as much a part of the décor as the furnishings hand-selected by the Houxs. “The peak seen from our sunroom above and to the left is Fraser Mountain. In my opinion, that is a major highlight of the various views from our house and property,” says Mike. The south-facing open kitchen has Viking appliances, aspen cabinetry, and granite countertops. A sunroom adjoins it. The outdoor patio overlooks the Lake Fork River. The living room has a Swedish fireplace with soapstone that absorbs the heat. A built-in armoire discreetly conceals the Bang & Olufsen entertainment system. And on the recessed shelving, the Houxs display what they call “an eclectic grouping” of personal collectibles from their travels around the world.


“M

ike and I decorated. We complement each other,” says Debbie. The Houxs love sharing the home with their adult children (and their spouses). And that is because they all possess a love of the outdoors, and especially skiing.

Daughter Meredith Houx-Remiger, 33, is married to Eryn Remiger. Eryn is the son of Kyle and Bob Remiger, part owners of The Boot Doctor in Taos Ski Valley. “For the past eight years Meredith has owned and operated Sandia Farm, a hunter/jumper equestrian center in Albuquerque,” says Mike. “Eryn manages my MINI dealerships in Albuquerque and (opening this spring) in Santa Fe.” Son Grant Houx, 31, has owned and operated two fly-fishing shops in Fort Collins, Colorado, for the past six years. “Our son Grant used to ski with Eryn on the Taos Ski Team; he introduced Eryn to his sister,” Mike says. The yard has a pond, stone picnic table and six-foot metal flower sculptures. One sculpture is a blue columbine, a popular wildflower. Pointing out that the area fills with snow in the winter, Debbie says, “It’s very serene in the winter.”

The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Ski valley founder Ernie Blake put up the first ski lift in 1956. The Blake family has recently sold the resort to billionaire conservationist Louis Bacon. The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 14 lifts and 110 trails, with a vertical drop of 2,612 feet. Typically, about 250,000 skiers and snowboarders (admitted in 2010) hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and backcountry skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to mid-mountain. The Village of Taos Ski Valley, incorporated in 1996, encompasses 2.3 square miles in the valley and administers municipal services, such as water, sewer and police.

Have you ever seen a great mountain home that doesn’t feature an equally great fireplace?

I

f so, that would be an exception to the rule: it’s no mystery that the perfect end to a day of hiking or skiing is to kick back around a roaring fire. In an environment of timber and craggy stone, nothing provides a more fitting centerpiece than a big, beautiful fireplace.

Too many mountain homes pay mere lip service to the archetypal hearth by offering gas inserts, sterile “cultured stone” finishes and even phony flames on a flatscreen. In my view, these “fireplaces” miss the key point that home is where the hearth is – all the more so in a mountain aerie.

ire is virtually synonymous with human evolution, so let’s give it its due. First of all, the “sacred hearth” should be centrally featured – not a sideshow to a nearby TV, not relegated to an obscure corner, but front and center to the primary sitting area.

Second, it should be a commanding presence. Powerful! Elemental! Big! Third, the fireplace should be beautifully rendered. After all, a fire may only burn a tiny percentage of the time on a year-round basis. So the fireplace has to stand on its own as an architectural element, whether it’s a plastered Pueblo-style piece or a massive stone construction. Of course, there are plenty of other factors that come into play. Our wonderful Taos vistas often compete with the fireplace for wall space – and so does art. So any design will be successful only to the extent that these three features are accommodated in a balanced way. That being the case, a corner fireplace is often the best solution, since art and windows seldom occupy corners. A graceful corner fireplace, well crafted, is perhaps the height of Pueblo style. If in addition the mantle or nearby nichos bear sacred objects or fine art, you’ve got a winner. Yet the classic European-style fireplace with a rectangular opening and a big mantle is extremely evocative — not only of our history, but of an ancient way of life when a single hearth was where the food was cooked and the body was warmed. Such a fireplace can certainly be built in a plastered Southwestern style (visit the downstairs gallery at the Harwood Museum, or the dining room of Doc Martin’s). But

stone construction with a substantial hearth and mantle is more powerful, as well as more appropriate to a mountain setting. Finish details, accent lighting and display objects put the final touches on a fireplace and give it your own stamp. What goes on the mantle – candles? Sculpture? Flower arrangements? Many of us must accept shoehorning our grand fireplace visions into smaller spaces with smaller budgets. Corner fireplaces are excellent in this regard, as are some woodstoves that are both beautiful and energy-efficient. There is also an array of gas units such as “fire ribbons” which are especially effective in contemporary design. Last, we come to patios and portals where clay chimeneas, corner fireplaces, fire pits and fire bowls come into their own. Frequently these features are little more than landscape elements. Yet a wellpositioned fireplace can extend the outdoor dining season by several weeks, or allow a group to linger after dinner for an extra hour or two on an August night. As always, there’s a green angle to consider. You can boost a fireplace’s energy efficiency by providing external combustion air – or even fit the fireplace with glass doors to reduce the loss of heated air out the chimney. COMMUNITY PROFILE

The boundaries of Taos County stretch from the Colorado border on the north to the Cañon del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot high Taos valley is bounded in the east by soaring Sangre de Cristos of the southern Rockies, and in west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-alpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks. Tribal members of Picuris Pueblo have lived above the Río Pueblo near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Rio Grande Pueblos. Pueblo history traces back some 1,000 years – centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields and orchards. Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area. Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the

tri-culture atmosphere, the hundred-mile views and adobe stylings – and many return for good. The county is home to a significant number of retirees, many of whom have already purchased second homes. It is also home to several off-the-grid communities west of the Río Grande, including the Earthships of the Greater World Community.

TOWN OF TAOS COMMUNITY PROFILE The 5.4 square miles of incorporated town of Taos spread out beneath the shadow of Pueblo Peak (12,305), bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low-90s. Taos Puebloans inhabited the sage-piñon-juniper mountain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central plaza became the hub of activity and the site of conflicts — often bloody — between the Spanish, natives and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communes, and continues to this day with young ski bums and rafters, and older retirees. Commercial activity centers on the plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques and craft shops – plus renowned studio tours, and art and crafts festivals. Dozens of restaurants serve up all variety of cuisine; the Northern New Mexico red-sauce dishes are renowned. Just south of town in Ranchos de Taos sits St. Francis de Asís Catholic Church, reputed to be the most-photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descansos, and neighborhood churches called capillas and moradas. The locals speak a patois of Castilian Spanish and English. As the county seat, Taos is home to the county

government and district courts. The U.S. Forest Service and Bureau of Land Management have a strong presence in town. On the outskirts of town, pastures, fields and gardens irrigated by ancestral acequias, extend out from the rivers and streams.

Sharing the creator’s vision with the master craftsman’s touch Walk into JLI Gallery in Arroyo Seco and you are struck by how much art is in the place.

T

he mass of color and shape literally jumps at you. There’s no more room on the walls, the floor racks are chock-full. Greeting cards stack 10-high in revolving displays.

Where does all this art come from? First of all, it comes from some of the foremost painters and photographers in the Western United States. Whether on the wall or in a rack, you may find prints of a mountain at sunset by photographer Lenny Foster, a mystical forest by painter Ted McNeil, a still life by Joe Anna Arnett, or an R. Crumb-like music poster by Nate Bocchicchio. But again, why at this gallery tucked away in Arroyo Seco? What makes JLI Gallery different, however, is that every piece at the gallery shares its creator’s vision with the master craftsman’s touch of Jack Leustig, one of the most accomplished printmakers in America. “These are the highest-end prints available,” Leustig told Enchanted Homes during a recent visit to the gallery. “And that’s because of the equipment we have, the materials we use but, most of all, the skills we have to make them work to their highest levels.” JLI Gallery is a retail storefront for Jack Leustig Imaging, home to the workhorses of digital printmaking: Photoshop software and an Epson large-format ink-jet printer. With Photoshop, Leustig can upload a digital image file and enhance the image in many ways without jeopardizing the essence of the art. With the Epson printer, that image can be reproduced with archival inks at 2,800 dots per inch (magazines print at 300 dpi) on museum-quality papers and canvases. “Purity is an illusion,” he said. “A camera doesn’t capture what the brain captures; we adjust the exposure and lighting in our brain, and that’s what we see. With Photoshop and Epson printing, we are dialing up to what the human eye and brain sees.” The emergence of these high-tech tools in the 1990s brought the French term giclée into the art world lexicon. And, they gave Leustig the inspiration he needed at a seminal moment in his life. A filmmaker of note, Leustig was no stranger to things on the cutting edge. He was among the first in Hollywood to experiment with 3-D modeling for film, and his groundbreaking documentary “500 Nations” – an eight-part TV mini-series history of the indigenous tribes in North and Central America – was a milestone for the small screen.

However while filming in Moscow in 1995, his casting director wife, Elizabeth stepped off a curb and was killed by a passing vehicle. “There were just too many condolences, so I quit,” Leustig said. For a while, he shot photos for UPI in New York but, through a friend, he discovered Nash Editions. Started by famed rock ’n’ roller Graham Nash, Nash Editions opened America’s first fine art digital printmaking studio in 1990. The technology of giclée, aka ink-jet printing, was just taking off and Leustig was hooked. “When I started working with giclées, I fell in love with the work,” said Leustig, who has likened the job of printing an image to that of a gem cutter. “I worked on some of the first versions of Photoshop and realized I could marry the mother load of an artist with computer graphic technology.” After a couple of years at Nash Editions in California, Leustig, his new wife and new child moved to Taos in 1998: “I’d come to Taos from Ohio in 1970 after the Army. I stayed at a commune and knew, from that point on, I had a connection with Taos.” Spurred by the release of the Epson Stylus Pro 9600, Jack Leustig Imaging opened in 2002. Over those 12 years, the business has grown to where some 900 artists and photographers get their work printed to museum-grade quality – and many of them hang their work at JLI Gallery. “The Epson has 11 inks so the potential of color is much higher than what is seen in (four-color) magazines or posters,” Leustig said. “And, these pigmented inks – actually with physical particles crushed for the ink – create more than 100 years of longevity.” Over the years, the business has expanded into the field of old photo restoration through experience of Photoshopping: “We work with families that want to save their old photographs. It’s amazing how, when they are restored to pristine perfection, they look like they were shot that same day.” And, hundreds of greeting cards now adorn the floor of the gallery, all giclée prints produced to same high standards as the largest canvas that hangs on the wall. The concept of preserving fine art for years to come holds true for all of Leustig’s work. Whether with a photograph or a painting in oil, acrylic, pastel, watercolor or pencil, Leustig likes to see what he does as enhancing the value of the piece of art. “Every day, I get to take a digital file and make it beautiful,” he said. “That’s what gets me to work and keeps me here six days a week, often 10 hours a day.”

RED RIVER

COMMUNITY PROFILE The town of Red River nestles along the Red River, a mountain tributary to the Río Grande. The settlement sits at 8,750 feet elevation, surrounded by Carson National Forest and the Sangre de Cristo mountains. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. Thunderstorms often roll through on summer afternoons. Gold miners first settled the area in the mid-1800s. These days, the local economy relies upon winter tourists who ski and snowboard, and summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres, and typically attracts more than 120,000 ticket-buyers in a winter season. In the summer, lifts run for mountain bikers, hikers and sightseers. For a fee, wintertime enthusiasts can explore the 21 miles of groomed skiing and snowshoeing trails at Enchanted Forest Cross Country and Snowshoe Area, located three miles east of town. In town, private rental services lease out snowmobiles and ATVs, and trail riding on horses is a popular summer activity. The town of Red River administers municipal services for residents, visitors and nearly 200

businesses in the community. The town hosts a number of popular summertime events, beginning with the Memorial Day Motorcycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

COMMUNITY PROFILE Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. About 210 inches of snow typically fall on Angel Fire in the winter, and average temperatures range between zero and 30 degrees F. Summertime highs rarely exceed 80 degrees F., with frequent afternoon thunderstorms that cool off midday temperatures. Surrounded by U.S. National Forest and private ranches, the incorporated Village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort hasw more than a thousand private homes, a 500-acre ski and snowboard mountain, a championship golf course, country club, fishing lake and other amenities for member-landowners. Non-members can pay to use most resort facilities. A favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. COMMUNITY PROFILE The incorporated area of the Village of Questa encompasses 5.1 square miles around the confluence of the Red River (Río Colorado) and Cabresto Creek – both tributaries of the Río Grande. The area is bounded by the Latir massif of the southern Sangre de Cristo Range to the east -- with Venado Peak (12,734 feet) as the highest – and the Guadalupe Mountains and the Río Grande Gorge to the west. At 7,461 feet elevation, residents of Questa and the surrounding community experience at highdesert climate, with summer highs in the 80s and winter lows in the single digits. Located between the San Luis Valley and Taos, Questa has long been a gateway for travelers heading north or south. The ancient trade route Kiowa Trail ran nearby, connecting tribes to the north with Río Grande Pueblos. Later, French fur traders used the route to reach the trading center in Taos and, in the 17th century, Hispanic land grantees settled in the area. Many land grant heirs still live on their original properties. Agriculture has long been a mainstay of the Questa economy. Irrigation acequias draw water off the rivers and streams, and distribute it to hay, alfalfa and winter wheat fields surrounding the community. Raising sheep once dominated livestock production, but that enterprise has been largely been replaced by cattle ranching. Local forest traditions of wood gathering, piñon nut collection, grazing and hunting still persist.

In 2014, Chevron Mining closed its molybdenum operation and began reclamation of the Red River. In conjunction, Questa leaders have pushed to increase tourism in the scenic village, promoting fishing along the Red River and hiking in the mountains as the main attractions. The village has opened a hiking trail from the village to the BLM’s Wild Rivers Recreation Area, which sits at the confluence of the Red River and Río Grande, and the downtown area has had a facelift. Passersby often pause in town to eat at a half-dozen restaurants that boast spicy Northern New Mexico cuisine. Another attraction is the historic San Antonio de Padua church that is undergoing massive renovations, funding by local donations and performed by Questeños, after a wall collapsed and church leaders in Santa Fe considered closing it down.

Mountain property financing — post 2008 ins and outs BY TED DIMOND

We’re praying for snow but meanwhile things are heating up in Taos Ski Valley. There’s snow atop the 12,450-foot Kachina Peak as well as a brand new lift. There’s great excitement over the changes and expansions set to greet us on opening day and correspondingly, there is renewed and greater interest in shopping for a vacation home or condo in Taos Ski Valley. This may turn out to be the perfect time to invest in some mountain property in the legendary, off-the-beaten-path , enhanced and expanded Taos Ski Valley. There are numerous appealing condominium projects in the Ski Valley and should you be interested in financing the purchase of one of these, there are a number of things to consider. Mortgage lenders pay particular attention to the buyer’s intention regarding the use of that condo. When making an application a buyer needs to state the intended occupancy of the property, that is, whether they are buying a property as a primary residence, a second or vacation home, or an investment (also referred to as a “non-owner-occupied” – NOO) property. Mortgage rates and terms are similar for primary and vacation homes but a mortgage for a NOO property costs more, either in the form of additional closing costs or a higher rate. The amount of additional costs depends upon the size of the buyer’s down payment. For example a 25 percent down payment earns better terms than a 20 percent down payment. Another important consideration when financing a condo is the condo project itself. A mortgage lender will not only evaluate the borrower and, as with any property, require an appraisal to establish market value of the condo unit, they will also evaluate the full condo project. They will typically review the project’s budget, the master insurance policy, the bylaws and the occupancy and status of the other units. To obtain conventional financing ( i.e. a Fannie or Freddie loan) which carries the best long-term rates, the condo project must meet Fannie/Freddie guidelines. Lenders require a representative of the HOA (Home Owners Association) to fill out a questionnaire that asks for specific details about the project to help assess whether the project is “warrantable,” meaning eligible for conventional financing or not. There are a number of key issues that are reviewed to determine the “warrantability” of the project and that determination impacts anyone who wants to finance the purchase of a unit in that project. Here are examples of some key characteristics that cause a condo project to be considered “non-warrantable” direct from Conventional Underwriting Guidelines supplied by Fannie and Freddie: Ineligible Projects (projects containing any of the following characteristics are not eligible for full, limited or streamline review) • Mandatory rental pool; • Bell captain, luggage service; • On-site rental agency or check-in desk; • Room service; Enchanted Homes Vol. C •

• Central telephone system; • Central key system; • The overall project cannot include a hotel or similar type of entity, and may not be a project with fragmented or segmented ownership, or a project with fractured interest; • Condominium projects that include weekly and/or daily rentals are not acceptable if the HOA is involved in rental of units; • The project has blackout dates restricting the owner’s use; • Timeshare or segmented ownership projects; • A single person or entity owns more than 10 percent of the total units; • Houseboat projects; The prohibition against houseboat projects is not of great concern in Taos Ski Valley but many of the other specifics listed are. Those characteristics that resemble hotel amenities typically cause a conventional lender to consider a project a “condo-tel” and as a result “non-warrantable” or ineligible for conventional financing. The lender depends upon the questionnaire, the appraisal and the condo project’s website to verify such characteristics. Obviously many of the condos in TSV are considered condo-tels and therefore are not eligible for conventional financing. Back in the old days, pre-2008, there were numerous lenders that offered financing for non-warrantable projects alongside loans for approved projects. The rates were a bit higher and the down payment requirements a bit stricter but it was possible to finance such properties. There was also a large market of “sub-prime lenders” (remember them?) that offered various nonconventional programs including financing for ineligible condos and condo–tels. As “sub-prime lenders” closed their doors post 2008, condo-tel financing sources dried up. That has begun to change and should you want to purchase a unit in a condo-tel it would be wise to check with a couple of banks or mortgage brokers to see what kind of financing they may have for such properties. We have seen a few lenders roll out new non-warrantable loans making it possible to find financing for condos that don’t meet conventional guidelines. The down payment requirements are much greater than for conventional loans. You can expect to have to put 40 – 50 percent down on the unit and the interest rates are higher. Currently, conventional 30-year notes carry an interest rate about 4 percent. The rate for non–warrantable condos is about 5.5 – 6.5 percent. Obviously the terms are less attractive but there is, for the first time in years, some financing available and we expect to see that expand over time.

At home with R.C. Gorman

Artist R.C. Gorman, who died in 2005 at age 74, lived in a lavish, four-building gated compound north of Taos. True to his Navaho roots, his small bedroom and adjoining library were the original rooms of a sheepherder’s adobe shack that stood on the property for more than 200 years. The ceilings of each room had a different design, from rough latillas to sculpted plaster or woodcarvings. “I wanted this home to be strictly Southwestern and it all just fell together,” he said. Gorman’s estate included an outdoor sculpture garden, a nine-room main house and the two-bedroom guesthouse. One feature was the indoor swimming pool fed with water circulated through three lions head figures. His home was filled by his art collection, which included works by Jackson Pollack, Auguste Rodin and New Mexican artists. Then, there were autographed photographs of the many famous celebrities who collected Gorman’s work.

Tom Worrell’s labor of love

Tom Worrell turned a 19th-century adobe house behind Taos Plaza into a labor of love. Worrell, the former owner of El Monte Sagrado Resort and Spa, worked with an historical architect to maintain the building’s authenticity during its restoration. Using what Worrell described as “forensic architecture,” the house was stripped to its bones. The renovation revealed the home’s transformation from a two-room adobe into an expansive two-story, nine-room modern dwelling. “They built an adobe box, and then another box and then another,” Worrell described. Straw and mica peek out from the original walls that could be preserved; rotted doorframes were replaced with 250-year old hand-hewn beams of oak and chestnut salvaged from buildings in the East. The one diversion from Southwestern style was the “biolarium” — a tropical outdoor environment brought indoors. Worrell said it was an enjoyable space, especially on a snowy day.

Fechin House:

An artist’s handiwork abounds

The Fechin House is more than the home and studio of noted Russian artist Nicolai Fechin, it is one of his works of art. Fechin, his wife, Alexandra and their daughter, Eya came to Taos in 1927 at the invitation of Mabel Dodge Luhan, patroness of the arts. The couple bought a simple adobe, which was remodeled using local craftsmen. The result was a Pueblo and Mission Revival-style house. Fechin’s handiwork can be found in the home’s carved furniture and woodwork. The home had ultra-modern conveniences for the day including an electric stove and icebox, plus steam radiators. Fechin left Taos in 1933 after he and Alexandra divorced.

The Guacamole House in Weimer

The Weimer-area home of Yale and Barbara Jones is known affectionately as “The Guacamole House” for its sage green stucco.

The home, now the Taos Art Museum and Fechin House, located at 227 Paseo de Pueblo Norte, is open to the public. The museum's collection includes the work of about 50 other artists, including the Taos Society of Artists, Taos Moderns and of course, Fechin’s drawings and paintings.

For the Joneses, former San Francisco residents who have enthusiastically made Taos their community, the interesting color choice achieves their intent that their home blends in with the surrounding landscape. For the home’s design, Barbara Jones sought flowing curves, plentiful light, and the element of an indoor-outdoor feel. Strategically placed windows and glass doors take full advantage of mountain views and New Mexico’s big sky. Eight-foot-tall glass doors in the great room, office and master bedroom slide open to portals and tranquil private garden areas. Local and international art pieces are found throughout the home. Curving walls randomly display nichos. Outside, landscaped gardens weave around the nooks of the home’s exterior and contain a variety of rocks, trees and native Southwestern vegetation. A walled portal off the back of the house leads to a combination guesthouse/work area for Barbara.

Spirit House: Exceptional, livable

Spirit House is named in honor of the American Indian ruins located on a portion of its three acres. The property built in 2002 includes: a one-bedroom apartment for owners Roger and Lisa Bartels; a four-bedroom home rented; a painting studio; a studio apartment; and a two-car garage. Roger Bartels, an architect from Connecticut who designed the collection of buildings, said they reflect his philosophy that a home be exceptionally livable. A labyrinth of courtyards with curved adobe walls and arches connects the buildings. The second-story outlook sheltered by a latilla ramada provides shade and a 360-degree view of the mesa and Sangre de Cristo Mountains.

Roger Bartels concentrated on select raw materials – adobe, wood, Arizona sandstone and metal – with some unorthodox approaches. The flooring is locally harvested fir rough-sawn and sealed with a water-based polyurethane. The bark was left on the latillas and vigas in the ceilings. Other touches are nichos, kivas inside and outside, and old doors from Mexico.

Immersed in

Taos’ artistic history

Step back into Taos’ storied past at the Couse House on Kit Carson Road where E.I. Couse, one of the six founders of the Taos Society of Artists, lived and painted. From an early age Couse wanted to be an artist and to paint American Indians. In 1902 Ernest Blumenschein, another of the Taos Society of Artists, encouraged Couse and his wife, Virginia to leave New York City for Taos. Couse had found his artistic home. The nationally designated historic site includes not only the adobe home and studio of E.I. Couse, but the garden designed by Virginia, the workshops of their son, Kibbey, and the two studios of neighbor and fellow artist, Joseph Henry Sharp. Couse’s studio is off the living room, complete with a model’s stage and props. The porch was a focal point of Taos’ early art scene, as the society’s artists would gather there at the end of the day to discuss their work. The Couse-Sharp Historic Site is open for tours by appointment May through October.

High-desert living off the grid

Perched on a hillock near the Río Grande Gorge, the home of Karen Paull and Wendy Robbins is defined by texture, character and shape. Surrounded by expansive views of Taos’ sagebrush mesas and the Sangre de Cristos range, the hemispherical home offers the epitome of high-desert living and energy-efficiency. Picture second-story interior walls that resemble pueblo parapets, a winding staircase, plus art and furnishings tastefully arranged throughout. The interior space is supergenerous and enclosed by the rounded ceiling that towers 27 feet above, And then there is a 9-feet deep, 9,000-gallon indoor pond populated by koi fish swimming in its depths. Best yet, the 3,000-square-foot, three-bedroom home is energyefficient and off the grid — deriving its electrical power from the sun. Cisterns store rainwater and a gray-water system uses shower water to irrigate outside vegetation. In addition to being energy-efficient, these steel-reinforced concrete structures could withstand just about anything.

Lumina Home and Gallery:

a New Mexican Eden

“It was love at first sight,” says Felicia Ferguson, describing the moment she first set eyes on what would become “Lumina,” her home and gallery north of Taos. The property’s previous owner, artist Nan Lipsett not only constructed the buildings and laid the adobe, she did all the woodwork and gardening. Then, when Ferguson bought the property, she began to transform Lipsett’s creation into her own. She partnered with an architect to collaborate on new floor plans and more efficient uses of space. Color and texture was added to the walls. The south side of the main house serves as the Lumina Gallery. Inside, art hangs on the white adobe walls. Overhead, vigas are painted white to match. The gallery windows look on to the lush garden outside. The property includes three guesthouses. Thom Wheeler gets creative in Cañon

Here are a few words to describe this home: Original, playful and artistic. But then again, this two-story adobe home and guesthouse in Cañon belongs to artist Thom Wheeler and his wife, Lavinia. Thom Wheeler, a sculptor and painter who moved to Taos from Texas, built the main house with local traditions in mind, using 38,000 adobes for its walls. Both buildings have Germanic stone and Victorian gingerbread detail, in addition to Northern New Mexico design. There are catwalks and cupolas. The first floor of the 3,4000-square-foot main house also serves as Wheeler’s studio gallery, which has a fireplace capable of accommodating 4-foot logs. The vaulted ceiling has pine vigas harvested from trees from the Wheeler Peak area. Accents include six arched, stained-glass windows and antique doors, many of which have been retrieved from buildings all over the world. “The main house was going to be just my studio, but it just kept growing and growing,” Wheeler said.

Winding down at the

Double D Ranch

Located about four miles from the Gorge Bridge, the Double D Ranch owned by Dee Dee Miller blends with the vistas around it. The property spans 1,835 acres and includes six structures – the main house, a five-bedroom guesthouse, a log cabin built in 1838, a ranch manager’s house, an eight-stall barn and an old rock barn. The main house was built in 1964 after the construction of the Gorge Bridge and was originally designed to look like a Malibu beach home. But after Miller bought the property, she was inspired to use local building techniques and reclaimed materials, such as the wooden cabinetry made from deconstructed sheep pens. Encompassed in all the houses on the property are 15 bedrooms and 16 bathrooms. Guestrooms in the main house have French doors leading to private patios and ranch-themed details, such as cow-shaped telephones, covered-wagon replicas and antique headboards with custom ironwork by the late Posi Franzetti.

Mountain top retreats and other treats BY HARVEY BLAUSTEIN

Taos sits in a valley west of the Sangre de Cristos, the southern range of the Rocky Mountains. As such, most folks I meet and work with aren’t so interested in a mountain hideaway, but some are. The reality is Taos is a mountain hideaway — set in a magnificent valley – but a mountain hideaway just the same. One of the first things I tell anyone who wants more information on this paradise is that one pays extra for trees and surface water in a high-desert climate. That cools some fervor from the get-go as most folks coming here do have price considerations. Few have no budget. And mountain hideaway suggests trees and plenty of them. These days, the place I recommend most for those seeking this type of housing is the Taos Ski Valley. With new owner Louis Bacon and his folks working like mad to upgrade the experience on the mountain, one won’t be alone — but one can find a hideaway. Or consider the Taos Canyon, the area between Taos and Angel Fire. There are some drawbacks to that area — one side gets no sun at all — but price can overcome some obstacles. Or one can go north of Questa, to a subdivision called Mountain Valley Acres, where the land is as pretty as any, but not everyone is comfortable with the town. Here prices are relatively cheap, the trees large, and the hideout quotient quite high. I actually have a pocket listing on most of El Salto mountain, some 190 acres, much of it hard to get to or explore. Priced at several million dollars, it is for the people who want to win all the time, want the best that money can buy. But I can’t say that the land itself is any prettier or the trees bigger or more plentiful than in Mountain Valley Acres in Questa. El Salto is easier to live because of its proximity to town but if you don’t have to be in Taos each day, it may not be important. El Salto is one of the two most desirable living places, in my opinion, but one can get snowed-in up there although that doesn’t happen as often as it used to. If access to town is key, this might not be as good a location as the foothills discussed immediately following. But it has an alpine feel, more than a high-desert one, and many are drawn to that. There are more aspen trees and less piñon and juniper here.

Another very desirable location is the Cañon Foothills, just east of town. Called by some Gringo Hill and by others, Cañon Heights, here one can walk into town if need be — but also head up the hill to the east to some of the most popular hiking trails in this region. I used to live there and loved bushwhacking up the hill to get on to the Devisidero Loop, a 5-mile trail that can get real hot, as there is little shade along the way. If the goal is to be invisible, or not found, you may want to go west rather than east where the mountains are. Just a half hour from the Plaza is Carson, a wild and wooly area where one can disappear and folks do go to hide out. I once had a piece of land out there that I advertised as a great place for someone in the witness protection program, warning you can’t order in a pizza from here. That land sold quickly and now one can get a pizza out there — at least on the weekends — at Poco Loco, a real store just across from the post office. If you do try Carson, be aware that some of what you see you might want to avoid. There is land out there that is not insurable by a title company and ought to be avoided. Yet there are folks who I might call renegades, those that don’t play by traditional rules — believe it or not we do have some here — and those folks don’t seem to care about the end game — selling. They just want to buy cheap, which one can do. The ramifications of this choice might not be felt until one needed an exit strategy — and there were few options other than finding another renegade. I know one really good guy who built a real house on land out that way and now can’t find a buyer. An inability to provide title insurance can be a deal-killer, retreat or no retreat. We all have different tastes and wants. And Taos can provide for just about anyone. Those seeking mountaintop retreats need to come with extra money or be willing to be away from town and its offerings. There are always tradeoffs in life and this paradise is no different. The key is to get educated so you can make intelligent choices. And the goal is to find a place that makes you smile, that fills your needs, and follows your vision.
