TAOS SKI VALLEY Yes, there is world-class skiing and snowboarding at TSV but there is still plenty to do during the summer. Hikers have their choice of trails, including the one to Williams Lake and Wheeler Peak, the highest in New Mexico. RÍO GRANDE GORGE BRIDGE Continue north to the intersection with U.S. Route 64, take a left and drive around seven miles to reach the Río Grande Gorge Bridge. The 500-foot-long bridge is also listed among the Historic Highway Bridges of New Mexico. RANCHOS DE TAOS The centerpiece of Ranchos de Taos, south of the town, is San Francisco de Asís, one of the most photographed and painted churches in the U.S. Think Georgia O’Keeffe and Ansel Adams for starters. I
ndeed, it is a mere two-tenth of a mile walk to Taos Plaza. But the home’s central location does not sacrifice privacy. When the 16th Century Spaniards arrived in Taos, they brought along Moorish building styles –– in which subdued exteriors is a key architectural element. Therefore, passersby on the main road are unaware the two-story home is even there. “From the street, it didn’t look like much,” Mitchell recalls. “It was just a garage door. Then we realized there is this whole house back there.”

he Mitchells worked closely with Douglas Patterson of LDG Architects in Taos, who maintained the historic character of the house during the complete gut renovation. Local artisans were hired, for example, to hand trowel the adobe stucco on the exterior and paint the window trims in a traditional Southwest turquoise blue. This is all in keeping with the “territorial” style of architecture used in the New Mexico Territory at the turn of the last century.

Casa Artesia has had some notable former residents, such as modern artists Agnes Martin and Ted Egri. The xeriscape gardens are filled with mature trees, plus a deck and hot tub for enjoying the peace and quiet of the nearby fields. They went up to the second-floor portal (porch) and looked out over the mountains under the glow of a moon. 1 What motivated you to make what looks like a drastic career change, from schoolteacher to builder? While a degree in special education and a master’s in Latin American studies may not seem to be the typical preparation course for a builder, I suppose it has not been a detriment. I taught straight out of college for five years and during that time I got my first taste of buying, remodeling, and selling little houses in an up-and-coming old neighborhood of east Dallas. I thought I had a knack and somehow managed to line up with a banker who was willing to take a chance on me. The rest is history.
2 As an artist and a builder, what attracted you to Taos? When I decided to move to the mountains, I knew it had to be Taos for the skiing, hiking, art, cultures, and the very sumptuous building style. I began with a massive renovation of an old property in the Taos historic district where I also started a fast education in town of Taos planning and zoning, hearings, the Spanish Pueblo Revival style and the acceptable shades of Taos blue. From then on, I have been creating beautiful houses in different styles, old adobe style to contemporary. Art for sure!
3 What is your building philosophy? Whether building a new home or restoring an ancient adobe, my focus is always on quality. I always listen and maintain very open communication with clients. I use daily photos, videos, and Skype to help non-local clients be involved in the building process. I remain environmentally sensitive and care for the houses during the design, engineering and building process, and all the years beyond. 4 What has been your experience as a woman builder in Taos? I must say that my experiences as a woman builder in Taos have been positive from day one. I hire the best subcontractors who all are as particular as I am. They take pride in their work and their specialty. I think they like that I am so detail oriented, just as they are. Perhaps being a woman is helpful when developing design and function and in the final finish stages ... not that men do not have the same capabilities, of course. 5 What’s the most unusual situation you have encountered in your career? Besides digging up bones of uncertain origins and

halting everything until we could get certain identification that they were cow bones, not human remains, I have had serendipitous things happen. Once we were pouring a foundation when great gusts of wind blew the fall leaves all across the slab. My first reaction was tears (perhaps that is where the gender thing comes in). In the end, that home has the most lovely, stained concrete floors I have ever seen. The leave imprints that fell naturally created art.
6 Could you give some tips to people who are planning to redesign their homes? If your imagination is spatially challenged (very common) look at spaces everywhere you go (hotels, offices, stores, other people’s houses) and always carry a tape measure. This helps a lot. Also, if you think you have space for a small 10-by-10foot guestroom, but you cannot imagine the area, get out the blue painter’s tape and mark out a 10-by-10-foot space around your bed on the floor. Leave it there for a few days to see how it feels. 7 Do you donate any kind of services to community organizations? Over the last two decades, I have spent many years as a volunteer CASA (Court-Appointed Special Advocate) for abused and neglected children. My business makes contributions to organizations like NonviolenceWorks and Taos Land Trust. I donate my contracting services for repairs and renovations to the building that houses the Methodist Church and the Shared Table. I always wish I did more in that arena. 8 Which is your most effective marketing technique? By far, my best and primary marketing tool is word of mouth. All of my clients come from recommendations from other StanfordBuilt homeowners, their friends, neighbors, realtors and others who have been involved with my projects.
9 What’s the best part of being a homebuilder? I truly love to see families enjoying their homes year after year, holidays, vacations. When planning to landscape in a windy spot, Jones likes to create windbreaks with a row of trees on the northeast side of the house to block those cold winter winds, or to build a berm with shrubs that pushes the wind up and forces it to move around the trees. Places like Valdez or Arroyo Hondo get some protection from the prevailing southwest breezes because they sit lower down in a valley carved by the Rio Hondo. It’s hard to imagine that a couple of inches of precipitation a year can make a difference in what species of trees or plants should be used in landscaping, but it’s true in Taos. And, the aspect of the land in relation to the sun also affects landscaping choices. “In Valdez, if you are on the north-facing side, aspens and native willows and perennials do well because the snowpack puts moisture in the ground,” said Hardin. “If you are facing south, the snowpack melts, and it’s back to the xeriscape shrubs and plants that don’t need much water.” When designing a landscape around a home, Jones takes a look at how trees can help a house stay warm or cool. Leafy deciduous trees can shade a home in the summer, and allow sunlight in during their leaf-less time of the winter. “Trees can be the most important landscaping item, because they provide such a benefit for heating and cooling,” Jones said Living in the agriculturally rich sections of Taos means better soils and more water – in most years. For Hardin, the greenbelt in Ranchos de Taos is a classic example of this type of micro-climate. “These areas have a lot more options for what you can plant,” she said. “They sit on alluvial flows, where the mountains have eroded over time so that the topsoil is very fertile. The water supply from the acequias is dependable, at least in typical years, which allows for crops like alfalfa to grow, and where most of our orchards are.” Sitting down in the valley there also buffers the area from extremes of temperature, said Hardin, adding to the ability of more varieties of plants, shrubs and trees to flourish. Bringing the solar system down to earth STORY, PHOTOS AND HOME DESIGN BY VISHU MAGEE
Solar systems for heat, hot water, and electricity are becoming increasingly attractive as energy costs rise and the costs of systems come down. The big question for most homeowners is: how much does a system cost, and how long will it take to recoup my investment? Magazines love to feature fantasy baths that look a lot like full-on spas. But before you rush to buy a roomful of fancy fixtures, take a closer look at what the bath is really about. Let’s start with the numbers, using as a
model a typical 2,000-square-foot home from about Y2K that complies with the minimum insulation standards of that time. Let’s assume the house has radiant floor heat and insulating window coverings, but little solar gain and no existing solar system. The first step is to compare energy costs for space heating, hot water and cooking: • Natural gas costs have been stable for the last several years, making it by far the cheapest fuel for home heating. The annual cost of hot water, heat and cooking fuel for our typical 2,000-squarefoot home is approximately $1,200. • Propane has increased 40 percent in the last year, due primarily to record cold weather. That makes annual costs for the same 2,000-square-foot home a hefty $3,600. Now let’s look at “solar thermal” systems. These consist of a bank of 4-by-8-foot
panels that collect heat from the sun and send it to the mechanical room in pipes charged with a freeze-proof glycol solution. Here the heat is stored in a tank of hot water that becomes the source for sinks and showers as well as the hot water that goes into the radiant floor heat. The tank includes a backup gas burner to deliver heat on cloudy days. The cost of a quality system for a 2,000-square-foot home, after tax credits, averages $20,000 if the goal is to save a modest 50 percent off conventional heating costs. Now we can see what the payback looks like: • On natural gas, it takes 25 years to pay off the system at current rates. • On propane, the system pays for itself in 7-11 years. The conclusion: with systems expected to last 20 years, the numbers clearly suggest solar thermal is a great deal for those

paying for propane. Solar electricity is more straightforward: • Electricity costs, being regulated, have changed little in five years. Right now the annual cost for our 2,000-squarefooter, excluding heating, is about $1,250. The cheapest and most user-friendly solar option is a grid-tie system that generates electricity from roof- or rack-mounted photovoltaic (PV) panels. The juice is inverted to 110 volts and is fed into the line between your meter and your house. If you’re using no electricity, the meter turns backwards. When you’re home, you’ll be using your home-generated power before anything is pulled from the grid. This is pretty simple – no batteries or elaborate controls. It’s estimated that a grid-tie system costing $14,000 (after tax credits) will generate 90 percent of your electrical usage, paying for itself in about nine years.
With a system life expectancy exceeding 20 years, that’s a good investment. There are, however, some caveats. First, the return on investment will increase as energy costs rise, which they almost certainly will. Second, your own patterns of use may change the equations — if you are away a lot, your PV system will be earning a nice credit with Kit Carson Cooperative. Third, factors like available solar exposure, the location of your mechanical room and electrical panel, and luxuries like hot tubs can affect installation cost and ultimate performance.
amounts of fossil fuel and carbon emissions. You’ll probably want to leverage your contribution with complementary insulation and weather stripping. And, by adding a few extra features, you can also be self-sufficient in the event of extended blackouts or gas shortages like we had in 2011.
In fact, there are so many variables that it’s imperative to get a site evaluation from a reliable provider, followed by a detailed proposal that includes payback and tax credit data.

T
he Taos area has been home to all kinds of homes, but there is a consistent “look” to what we see around town.
Way back, the first “apartments” may well have been the stacked adobes on Taos Pueblo. The buildings around the downtown plaza typified the central village core preferred by the Spanish, and the low, rangy haciendas have been common in irrigated lands for centuries. Lately, designs like the territorial pitched-roof condo or the simple contemporary house dot the landscape. And, Taos being Taos, there are the cutting-edge, outside-the-box variety of structure, like straybale homes, domes or Earthships. To get an overview of the types of homes in Taos and how they fit into this place we call home, Enchanted Homes sat down with architect Doug Patterson, of Living Design Group, for a chat. ENCHANTED HOMES: Talk a little about the general style of design that we see in Northern New Mexico. DOUG PATTERSON: If you look first at Santa Fe, there is a consistent look of earth-tone buildings that blends well with the landscape. Think of the houses in the foothills above Santa Fe, and you see a style that is appealing to the eye. It was the intention of the building codes down there to create a language of mass like that. It does, of course, evolve out of the pueblos. Up here in Taos, however, things are less consistent. There’s more of a mixture of things. EH: OK, let’s get into the structures that make up the Taos housing scene. DP: In Taos, there are lots of different kinds of homes. There’s pueblo style – and by that I mean anything with stucco siding and parapets. There’s territorial style with pitched roofs, and then there are many others, like trailers, metal buildings, sheds and garages that don’t really hold any particular design together. However, you could generally say that most everything around here is some kind of interpretation of either pueblo or territorial design. EH: Taos is a town of neighborhoods and districts. Give us an idea of what you, as an architect, see in the downtown area. DP: The plaza and the dense downtown area have buildings touching each other. That is unique to remote, rural areas in New Mexico. What we have is a small, rural town with an urban core. Look at Santa Fe, Albuquerque, Las Vegas – they were all settled by the Spanish with a downtown fabric that holds together.

EH: How about as we move away from the downtown core? DP: Some of what we see away from the downtown area are what I call “owner-built” homes. These are houses built over time, all in different states of completion, with the materials of life all around them. Then there are the spec homes that were popular in the last couple of decades. They are newer, more consistent yet still simple in design. And, you see the custom homes that the owners bought some land and hired an architect to build it the way they wanted. These are the structures that tend to get the most attention in magazines and from real estate agents. In fact, it’s the second-home buyer who, until lately, has driven this real estate market. EH: How does this place, Taos, inform how houses are built? DP: A huge piece of this landscape is utilitarian; it’s of, by and for the people. It’s not related to architecture with a capital “A”; people use the property all the time. A lot of what we see is the simple shed shape that has a tie with the landscape. Traditionally, we’ve had the single-wide adobe with rooms added on. That’s why the trailer fits here; it’s the modern version of the old adobe, with simple, linear style that is several rooms long. It fills the need for a small family, especially when succeeding generations want to live on the family land. EH: How about building new adobe homes in town? DP: Adobe brick is one of the most expensive building methods you have these days, in part because building codes require you to fir out a wall for insulation. That pretty much eliminates solar gain from the outside, which is how adobe homes retain heat. It’s also hard to recreate the scale of older building, with rooms only 14-16 feet wide, small doorways, low rooflines. These are all features that appeal to our eye and fit the landscape, but they are expensive to recreate. So, any time we have the opportunity to save an old adobe, it’s a great opportunity. EH: What do you see happening in the local housing scene? DP: There’s going to be more affordable housing built in town, which will be compact and traditional in style. We designed the 24 homes on Paseo del Pueblo Sur on a smaller, denser scale – 16 by 24 feet – that compare to the territorial style in, say, Truchas. They are simple, simple, little buildings that, as a result, are more affordable, within walking distance of most services and, yet, LEED-certified for energy efficiency. Because of town codes, more and more homes will be more efficient. I expect more action in Taos Ski Valley with the new owners, but the second-home market seems to have topped out. I see more in-fill projects around town than large subdivisions.

Three legs of a mortgage application: Income, credit and collateral BY TED DIMOND
The residential mortgage industry has changed enormously during the past five years. As the Frank/Dodd Financial Reform Act continues to unfold there will be more adjustments in the year ahead.
Lenders also impose penalties for FICO scores under certain thresholds. As a result a borrower may qualify for a loan but either pay additional fees or accept a higher interest rate.
Much has been written about how difficult it is to secure residential mortgages. With narrower lending parameters and increased regulation it’s true many people who would have qualified for a loan in 2006 or 2007 would not qualify now. There’s also no question the mortgage industry needed reform and stronger regulations. In effect lending practices have returned to what they were when I started in the mortgage business.
Up until 2008 there were many lenders, referred to as sub-prime lenders that offered loans to borrowers with credit scores too low for conventional mortgages. Those lenders mostly don’t exist at this point and some government loans such as FHA and USDA endeavor to assist those borrowers with compromised credit.
The first metaphorical mortgage lesson imparted to me was that a loan resembled a three-legged stool. Each of the legs had to be sturdy and balanced for the stool to stand. If one leg was too short or didn’t exist, the stool couldn’t stand. It’s a quaint but helpful metaphor. The three legs of a mortgage application are: income, credit and collateral. INCOME: For most of the first decade of the 21st century lenders didn’t necessarily require income verification. The infamous “lo doc” loans were designed for self-employed borrowers whose tax returns were inconsistent or not necessarily reflective of actual income. They evolved into what were cynically labeled “liar loans” enabling those who couldn’t verify income to qualify for a mortgage. There was lots of money waiting to be loaned and “lo doc” loans greased the flow. Since early 2008 we have returned to standards in place for most of the last 50 years. Borrowers must verify income with tax returns and/ or W2s and paystubs. Verified income is then divided by total debt and that debt to income (DTI) ratio must meet lender guidelines. The current general guideline is that DTI must be 43 percent or less. CREDIT: A borrower’s credit report displays three scores ( FICO scores). They are calibrated to measure one’s attitude and behavior toward debt. It shows how much you’ve borrowed historically, how much you owe currently, and how often you’ve made late payments. Public records also appear on a credit report, which include reports on tax liens or other federal, state or legal judgments. The collected data is run through a formula that results in scores reported by 3 bureaus: Transunion, Equifax and Experian. Lenders use the mid score to determine loan qualification. In order to qualify for a mortgage lenders have minimum FICO score requirements.

COLLATERAL: The mortgage business is a collateral-driven business. That is, the security for the mortgage is your house and therefore lenders are literally invested in the “market value” of the property being purchased or refinanced. The “market value” is determined by an appraiser’s report. The appraiser is required to inspect the subject property and find at least three other homes (comps or comparable sales) with similar characteristics such as square footage, floor plan, building material, quality of construction, land values etc. Those three sales ideally have occurred in the last six months and are reasonably close in distance to the subject property. The appraiser compares the sold homes to the subject property and adjusts the numbers to determine “market value.” Income, credit and collateral are the three legs of the mortgage stool. In recent years borrowers could secure loans without verifying income. In some cases even appraisals or credit reports weren’t required. There were no legs or stools, just lots of money to be dispersed, plus loose and reckless business practices to accelerate the process. While it’s true new reforms and regulations have made it more difficult and even impossible for some to borrow, new guidelines are more similar to guidelines of 15 years ago. You can secure a mortgage as long as you can verify, according to lender specifications, the ability to repay the loan on a home whose appraisal supports acceptable market value. In a sense the process is easier because it’s more straightforward and predictable. Additionally with rates at low levels and home prices down there has rarely been a better time to engage the mortgage process to buy or refinance a home.

Selecting a Broker BY HARVEY BLAUSTEIN
OK, you need to sell your land, home, or business and want to make a wise choice. There are about 150 licensed practicing Realtors in this market today, plus some business brokers. (Note a Realtor is one who is a member of the proper associations, no more and no less.) Some brokers have wonderful, deserved reputations and then there are the rest — many of whom are really good, or could be for you. It is said that if you want to be successful, align yourself with successful people. I think that is good advice. The brokers who do the most business are where they are for good reasons. At least most are. You can ask around about people, call the Taos County Association of Realtors offices and get stats on who does what business. Talk to your local banker or the officers of the title companies, or look at ads and see who presents themselves as you like. And consider who shows properties the way you would want yours to be represented. I’d make a list and schedule appointments. Meet the people, get a sense of how they present themselves, and then go see their work environment — like meeting rooms where business can be conducted professionally. Ask about their advertising programs and by all means look at their web sites, where they show up on a Google and other important search engines. The world has changed very quickly in real estate. Just 10 years ago only 10 percent of buyers went to the web to look for property. Today it is 94 percent. Talk price. But be forewarned not all brokers are created equal. Be aware that some will tell you what you want to hear and some will tell you the truth. Be open to opinions that are different from yours and by all means look at both past sales and the competition. My view is I care more about who I am competing against at that moment than what has happened in the past. I am an optimist by nature but I am grounded in the reality of our times. My goal isn’t to please but to educate because only if you know and understand can you make sound decisions.

Talk commissions. Expect to pay 6 percent for a residential sale, 10 percent for a land sale, and between 6 and 10 percent for a commercial sale. Those numbers never made sense to me because there is so much more work involved in the sale of a business or even a residential transaction then raw land, but that is the way it is done in Taos. Commissions are always negotiable and if it were otherwise there would be restraint of trade issues. There are brokers who will discount commissions but don’t make that the sole criteria. Sometimes a deal is not a deal. Make sure you speak the same language as the broker you select. Transactions can be stressful, full of surprises, difficult on all. You ought to feel that you and the broker are a team, that you have confidence is her or his leadership and opinions. But the decisions must always be yours. I tell my clients I’m probably not the right guy if my advice doesn’t work for them or doesn’t really make sense. Frankly that has never happened, but it remains the way I see it. It is important for you to know there are two kinds of brokerage relationships you can have with a Realtor in New Mexico — the traditional agency and transaction broker. Make sure your broker provides explanations of the differences so you can decide. Too many brokers fear what is called agency so they only present transaction brokerage. The law requires you be given the choice. Get nothing less. While I will go into this in greater depth in a subsequent column I do urge that you have a written agreement confirming whatever you choose. Please. Oral agreements are dangerous for all as memories can be affected by subsequent events. But writings speak for themselves. Our state forms are fair and reasonable so you can be comfortable with them. When all is said and done, pick a horse to tie your wagon and good luck with the ride.

Tulsa native Kari Delaney has lived in New Mexico for the last 30 years, 15 of them in Taos. “My dad was a big skier in the ’60s, when many ski resorts were new,” she said. “I learned to ski in New Mexico when I was 8 and thought that if I lived where we vacationed, my entire life would be a vacation.” Delaney owned a clothing design business and a jewelry design business in Santa Fe before moving to Taos. Here, she had her own real estate brokerage for a few years. Her most recent business was Taos Cookery. “I had it for three years but I maintained my real estate license during that time,” she said. “Real estate is where my heart is.” Because of her design and sales background, it was a natural progression for her to move up to homes and property. “I have learned that no matter what business you are in, it is all about buying and selling,” she said. Delaney describes herself as a product salesperson. “I focus on giving my clients as much information about my products, homes and properties, as I can,” she said. “I also consider myself a seasoned companion to them in the Taos real estate process.” She enjoys the process of getting to know her clients and having fun with them while they look for the perfect home. “I also love the art of selling,” she said, “which to me is simply finding things in life that you love and are enthusiastic about, and turning other people on to them. Hopefully, they will love them too and end up buying them.” Delaney is currently part of Prudential Taos Diane Enright’s team. “Diane Enright, Janet Dearing and I work very well together,” she said. “We work hard, do our best and treat people they way we want to be treated. We also have fun working on real estate together.” She likes interacting with the real estate community, including other Realtors, lenders, surveyors, home inspectors, and title companies. “We have a great group of people here in Taos and most of us know each other,” she said. Many homes in Taos are custom so Delaney says she is usually fascinated by the design elements of the houses she sells. Enchanted Homes Vol. XCVI •
“I also like the educational aspects of keeping up with the latest laws and changes in real estate locally, statewide and nationally,” she said. “I like negotiating. Above all, I love being part of Diane Enright’s team. Prudential Taos is a great company to work in.” As for tools of the trade, she says the Internet is a must for Realtors. “People shop real estate on the Internet first these days, whether they are tourists or locals,” Delaney said. She also makes use of other social media, though not always for workrelated reasons. “I post things on Facebook that interest me, real estate-oriented and otherwise,” she said. “I feel that, if people like me as a person from what they see, they will want to work with me as their realtor. I look at Facebook as a social media tool and not necessarily a business venue.” As a seasoned realtor, Delaney sees the Taos market as slowly recovering from a bubble that burst. “I don’t think prices will go down from here,” she said. “It’s a great time to buy before prices and interest rates go up but it is also good for sellers. It’s a good time to put your property on the market because we are seeing more activity in our market. There is less competition than there used to be and if you price your home right, there are buyers out there now.” She acknowledges that there are challenges in every real estate transaction here in Taos. “Dealing with them in a relaxed manner, finding good solutions to them and moving forward with closing with the least amount of stress for my clients are among my most important goals,” she said. Real estate often springs from changes in people’s lives that prompt them to look for a new place to live, said Delaney. “My own property is currently on the market,” she said. “We are going through changes in our family. One of my goals is to sell my property so we can each go on to new chapters in our lives. It is good to be a seller and experience real estate from different sides.”
