“H

ealthy homes” became a hot topic 20 years ago – and indeed, regulations and the marketplace have eliminated many of the worst toxic materials from our homes. But for anyone who is alarmed at today’s high rates of cancer, asthma, and autoimmune disease, there remain countless ways to be proactive in guarding your health. Taoseños are fortunate to live in a place with decent air and water quality and an architecture that favors native and nontoxic materials. With that as a jumping-off point, the simple rule of thumb is to avoid introducing toxins into the environment, and to eliminate any that may be present.

bay, and by all means install a carbon monoxide alarm unit. Ventilation is the most obvious remedy for polluted air. While that’s typically no more complicated than opening windows, Heat Recovery Ventilation is becoming common in this era of super-tight houses. HRVs consist of fans that suck polluted air out of the home (ideally from kitchen, laundry, or baths) and introduce fresh air into living spaces. A heat exchanger retains warmth in the winter (that’s the heat recovery part), and you can add filters to keep out dust and pollen. In our dry climate, the complement is point-of-use humidification. Natural materials are always preferable for a healthy home. Stone tile for countertops, wooden beams and ceilings, and adobe or pumice-crete walls fill the bill nicely. Here’s a little-known fact: adobe plaster has the property of absorbing airborne toxins and sequestering them in the mud – my son and I demonstrated this in a science fair experiment many years ago!

Let’s get specific. Many causes of disease are airborne: radon, dust mites, pollen, mold, lead, carbon monoxide, smoke, viruses and outgassed toxins. Next come water-borne materials: chemicals and heavy metals, pesticides and bacteria. Toxins in cosmetics, cleaning agents and solvents can be absorbed through the skin – and of course there is our food. The first step towards a healthy home environment is objective testing. Water tests are imperative for wells — a basic water test costing $50 will show levels of pH, hardness, several minerals, and e.coli bacteria. For the more health-conscious among us, $150 will buy a much more comprehensive and accurate test from the National Testing Laboratories. I recommend the NTL test for all my clients with new or untested wells. A simple tip for owners of water wells: disinfect them annually with a quart of Chlorox.

What’s left? Food! Just stick with fresh food and organics and go “locatarian" as much as you can. Sanjay Poovadan has a background in retail and human resources that has proved useful to his current works as a Realtor. His previous work, he said, taught him to listen well and understand the broad diversity of people he encounters daily in his present career.

“The pros about being a Realtor are that you are your own boss; you meet people and introduce them to the community and you help people through the biggest financial decision of their lives,” Poovadan said. “But then, the job is never done.”

“When I worked in human resources, I was a recruiter and that meant meeting new people constantly and interviewing them to learn their skills, their strengths, their weaknesses, and their appropriateness for a job,” he said. “The ability of reading people and sizing them up is invaluable in understanding my real estate customers.”

That’s why, for him, working as a Realtor means hard work.

On the other hand, his role in retail was to serve a company’s executive team as a troubleshooter and problem solver. “I was the guy who was thrown into the unknown to bring order to chaos and to develop systems to create efficiency,” he said. Considering the hectic and somewhat chaotic schedule most Realtors have, that kind of experience has come handy too, helping him juggle the details and streamline the process for his customers, said Poovadan.

“This is being of service,” he said. “You don’t just dabble in it.” As for the greatest challenge in his job, he says, “The challenge of life in Taos, in general, is making a living and juggling among work, family and the creative impulse.” An important part of his job is giving advice to both buyers and sellers. “Sellers must price well to sell; buyers have choices including the choice to wait,” he said. “Buyers, buy what you like and love, and do your homework in advance.”

Green real estate. Is there such thing as it? Green is a state of mind — and also a way of life, Poovadan says.

“Whether they are buyers or sellers, my job is the get them to the closing as smoothly and efficiently and with as little stress as possible,” he said.

“It must be for all of us,” he said. “It’s easy to be green in Taos because there are resources, knowledge, people, so many options… Green means thinking about the small things, not just the big.”

The challenge of time management

We can all be green. Poovadan believes that once people do their research and find out about the benefits of being green, they would go for it.

Besides his full-time job as a Realtor, Poovadan has been part of the Taos Soccer Coalition, the Friends of Anansi Charter School, the Board of the Taos Ski Team and Intermezzo of the Santa Fe Opera. He has also served on the Board of Visitors and Governors of St. John’s College (Santa Fe and Annapolis), the Board of Trustees of the Quail Roost Foundation and the Taos Land Trust.

“But if there is a cost,” he said. “That’s why community solar energy projects, for example, are so crucial for us.”

The Taos market

“The challenge of time management today is to separate the essential from the noise,” he said. “Also, to use technology well while not being seduced by it.”

Taos life is so intimately tied to visitors and tourism, Poovadan said, that the real estate market functions as the pulse of our economy.

He tries to make quiet time to take stock of priorities before starting a new day’s work.

“We are poised for change,” he said. “We always lag behind the rest of the country, but we are affected by it. So much of our market depends on the second home buyer, but we are in a slow recovery.”

“We have short-term priorities and long-term priorities,” he said. “One has to learn how to identify them.”

The Taos market is now at a pivotal point, he said.

For Poovadan, Taos is about home — finding home, making it home.

The ability to listen well

“I want to help people get here,” he said.

Poovadan’s usual daily responsibilities include a market scan, email responses, and phone calls. His personal style is defined by the ability to listen well and provide solutions and service to his clients.

a conversation with Bob Bresnahan of Renewable Taos

T

he idea that Taos can generate enough renewable energy so as to be free from carbon-fueled power providers has been kicked around since the oil crisis of the 1970s.

As increases in energy bills seem unending, more serious thought than ever has been given to generating our own energy from renewable sources – primarily the sun, but also wind and geothermal heat – and taking Taos off the predominately coal- and gas-fired electric grid. Experts say that such a move to renewable energy would drastically reduce the costs of heating, cooling and powering homes and businesses in the Taos area, and significantly soften the carbon footprint that Taoseños now produce. To get an update on the status of the renewable energy movement in Taos, Enchanted Homes sat down with Bob Bresnahan, co-founder of Renewable Taos, for a Q&A session: ENCHANTED HOMES: How did the idea of Renewable Taos take shape? BOB BRESNAHAN: A few years ago, my friend John Gusdorf and I started thinking about ways to become more active citizens in Taos. We both were interested in renewable energy; my wife and I built an energy-efficient home in Valle Escondido, with solar panels for all our electricity. John and I started meeting regularly with people who knew about it. Through meeting with state officials, we found that Kit Carson Electric Cooperative was one of the most admired rural electric cooperatives because of its solar energy program. Taos has a long solar tradition, and Luis Reyes (Kit Carson CEO) is known as a progressive utility executive. It made sense, so John and I developed a transition plan to take Taos to 100 percent renewable energy. EH: Give us your take on the status of the energy in Taos County. BB: In Taos, there is less than 1 percent of penetration with renewable energy. Out of 28,000 hookups with Kit Carson, there are only 260 grid-tied facilities that generate their own renewable energy – most all from solar panels. Every year, we send $60 million out of the county to purchase power, mostly from Tri-State Generation & Transmission Association. And, some people remain unconvinced about the payback from the costs of solar installation. EH: What are some of the obstacles to your plan? BB: Right now, Tri-State limits renewable energy from the local communities to 5 percent. Tri-State even built its own solar facility and sells it back to us. Then there’s the intermittent nature of solar, which is great in the sunlight but less efficient on cloudy days and at night. Unfortunately, Taos’ energy use peaks in the winter (shorter Enchanted Homes Vol. XCVII •

daylight) and in the evenings. Storage outside the power grid is expensive at this time. Fiscally, the upfront investment for solar panels is too great for many in our community. And, we’ve found a certain level of inertia that keeps people from spending their money for renewable energy. EH: What are a few of the ways to overcome these roadblocks? BB: Convince Tri-State to increase its alternative energy cap. Tie our grid into wind power providers east of the Sangre de Cristos so as to balance solar loss at night with wind, which blows more at night there. Find cheaper ways to store electricity. There’s technology now to concentrate sunlight to heat molten salt that can store a day’s worth of energy. And, the cost of batteries seems to be more reasonable. On another front, the latest surveys have found that geothermal energy – heat from underground sources – is prevalent in Taos’ geology. Some prospecting has to go on, but this would be a great backup source because it can be turned on and off quickly. EH: How does educating the public fit into your transition plan? BB: It’s probably most important thing. John and I started Renewable Taos in 2012 with weekly public meetings that continue today. We’ve initiated a lecture series on renewable energy and climate change. We received support for a joint resolution of commitment to a transition to 100 percent renewable energy to most of the incorporated areas of the Enchanted Circle. And, we’ve started work with local governments and planning departments to make this plan a reality. EH: How can a renewable energy program contribute to Taos’ economic development? BB: With $60 million no longer going out of the county, we could keep much of the money circulating in local businesses. That would have a profound effect on the local economy. There will be goodpaying jobs in both construction and maintenance of renewable energy facilities. And, Taos could become a model for other rural communities who want to transition off the carbon-powered grid. EH: How’s the future look to you? BB: I believe we could have the transition program operating in the black in one year, and completed in five years if we had the money. We’ll have to borrow to finance the upfront, local development costs so as to start taking in money at current utility rates to cover operations and finance charges. I see charging stations around town, with electric cars more prevalent. The costs of solar panels have been cut in half in recent years, and it’s reasonable to expect a 10-year payback. While I don’t expect the transition to be made completely while I’m still around, I do think it’ll definitely come to Taos sooner than later.

herefore, it is worth noting the 6,079-square-foot home is built “of the earth.” Nearly 50 percent of the house is underground, carved into the south-facing mountainside overlooking the valley.

“We did some major excavation here,” Traynor says. Pointing to what is now the living room floor, she recalls, “A huge pile of dirt was gathered right here and we sifted it with a large sieve.” Beginning with an “Earthship” design (which is a sustainable building originated by Michael Reynolds), the home uses passive solar energy to heat and cool the home although the home also has electric baseboard heat. Backup electricity was installed to accommodate the medical needs of a family member. The thermal mass of the mountainside moderates the temperature in the home by absorbing and radiating heat. Strategic ventilation further provides comfort year-round. Water from rainfall and snowmelt is harvested through roof catchment and water collection gutters. Throughout the house, pumps distribute the water as needed, captured in four cisterns that hold up to 12,000 gallons of water. Another key aspect of this natural-build home is the repurposed use of old car tires for the framework. When tires are compacted with dirt and staggered like building blocks, they form a tremendously strong foundation that is fireproof and termite-proof. “We stopped counting at 3,600 tires,” says Traynor. “Each is packed with 300 pounds of dirt, cement, and chicken screen.” Traynor deliberately created what she calls the “Truth Window.” On the finely smoothed adobe-plastered wall, a small cabinet door opens to reveal a tire wall that is 3 ½ feet thick. “Depending on where we were digging in the mountain,” Traynor says, “the adobe color on the wall is different.” Traynor has decorated the home with antique and artisan furnishings she has collected on her many international trips. (The sale of some furnishings is negotiable.) For example, Traynor imported an authentic wood-fired pizza oven from Italy and designed it in the traditional kiva style. This is in keeping with other Southwestern elements of the home, such as viga beams and red willow accents. In addition to having a natural layout for the display of artwork, the house itself is an example of original local artistry. Sotheby’s deems this sustainable home as “architecturally significant.”

“W

e brought in a lot of artists,” Traynor explains. “Nearly every single item was made right here on this spot, in this house and for this house. A lot of creativity happened here.”

In fact, Traynor gives ample credit to three highly regarded Taos creatives, who were involved in the building of the home: Peter Kolshorn is a widely respected sustainable builder and developer. (His most well-known building is the Taos Mesa Brewing Company.) Kolshorn’s architectural and construction insight was instrumental for building the house with reclaimed and reused materials. Ted Runge is a master woodworker in Taos. His handiwork can be seen throughout the house in cabinetry and railings (the latter were repurposed from old chicken coops and a horse corral). On the second floor, Runge carved two “cathedral style” doors using antique stained glass Traynor had sourced. Christina Sporrong is a welder-artist. Her metal sculptures are found throughout the property. For example, she crafted whimsical metal toppings for the fireplace flues on the roof. Her creation of a metal “ivy plant” window overhang provides a sun-dappled look on the floor. And the intricately welded gate to the home and to the xeriscaped outdoor living area gives the visitor a sense of an open and inviting experience.

ometime in the 1970s, pumice-crete and Scott MacHardy bumped into each other – and the two have been inseparable ever since.

“I had been experimenting with traditional materials in the mid-’70s when I tried out pumice,” said MacHardy, owner of Pumice-crete Building Systems of New Mexico in Arroyo Seco. “We played with pumice and cement mixes for houses in Pilar and Embudo. The houses worked out well, so I was sold on the idea.” Since then, more than 500 houses in Northern New Mexico have the MacHardy trademark: lightweight, unreinforced masonry walls that

bear the loadings, retain the heat and maintain constant temperatures despite the seasons. “In a way, pumice-crete is the kissing cousin of adobes,” said MacHardy, referring to the century-old norteño practice of forming indigenous clays, sands and straw into building blocks. “Like adobes, it’s unreinforced masonry that soaks in the heat and doesn’t want to change temperatures. And, it comes from local sources.” Indeed, Northern New Mexico is home to one of the world’s best supplies of pumice, said MacHardy. There’s a vast amount of the volcanic aggregate on the skirts of the Jemez Mountains, where the giant Valle Caldera volcano blew up about two million of years ago. These explosions produced a porous igneous rock that is mostly air

because it was formed as expanding gas bubbles in cooling lava. It can float on water but is strong enough to support load-bearing walls. “That resource has been overlooked in the past,” MacHardy said. “Now, it’s getting greater use as pumice construction becomes more popular.” Pumice-crete is a combination of volcanic rock and cement. The rounded rocks, typically the size of a pea, are coated with wet Portland cement to stick together and create air pockets. The resultant “rock sponge” is much lighter than typical concrete and, when plastered, creates a wall of trapped air that readily retains heat. Its use in construction goes back to the Romans, who favored the mixture in larger structures because it was lighter in weight and thus easier to work with, said MacHardy. Once batched in a concrete mixer, pumice-crete is poured into plywood forms that define the walls of a house. After setting for 3-4 days, the forms come down and the walls get sealed with a coating of plaster, inside and out. Typically, pumice-crete creates a “heat sink” with an insulating R-value of 1-2 per inch of wall thickness. “Pumice-crete costs more in the beginning, but the long-term savings make it worth it,” said MacHardy, noting that a 5-10 year return on investment through heating/cooling savings is possible for a homeowner. MacHardy likes to think about pumice-crete in a holistic sense, as a “useful tool for sustainability in a designer’s tool box” – as much as passive solar gain, proper orientation on a building site or roofing materials are. So-called hybrid buildings that have sprung up all over the region have different masonry components that work together, he said. For example, forming up the first two feet of a strawbale house with pumice-crete seals out mold-producing moisture. A laminated wall of pumice-crete on the outside and adobes on the inside makes possible both thermal mass and artistic finishes. Even steel post-andbeam projects have profited by having pumice-crete poured in between the supports. Because of its availability and efficiency, MacHardy said he’s been working on a “carbon-neutral” home design that can be more affordable than traditional styles. It would have standard designs and be size-appropriate to the area, he said. “We can reshape our relationship with buildings,” MacHardy said. “Finding ways for our homes to be more sustainable over time has always been a goal of mine. 1 Do you have a line of “green” flooring options? If so, which are the best renewable, sustainable flooring options that you offer? Yes, we do sell many green products and flooring is among them. We sell cork floorings, which are known for their unique looks, plus their remarkable durability and sustainability. Cork is comprised of millions of tiny cells that make it naturally resilient and comfortable underfoot. Cork floors are made from the bark of cork oak trees so no trees are cut down to harvest the bark. And cork trees produce new cork for re-harvest every nine years making cork a sustainable, environmentally friendly and rapidly renewable resource.

2 What is the best selling flooring at Dan’s Carpet? Hardwood floors are one of the best selling floorings in our store. We have sold lots of hardwood flooring and have many repeat customers who have bought them for different projects. Hardwood floors have a long life and look beautiful. 3 Could you give some “green tips” to people who are planning to change the look of their homes? Think about different options for carpets. We have carpets made from wool, but also from recycled plastic bottles and corn. These are great green products, with beautiful styles and patterns. They also wear quite well. Also, use windows and window coverings to keep the house cool in the summer. Cellular shades can block the solar heat and help you save on air conditioning bills. 4 Besides carpets and flooring, what other products and services do you offer? Window coverings are great for keeping the cold out for our long winters as well as for keeping the heat out during the hot summers. We can measure and install window coverings for our customers. We have a great selection of styles for window coverings. The brands that we currently sell are Hunter Douglas and Graber.

6 Dan’s Carpet has been around for over 25 years. How have you managed to stay in business for so long? We offer good products and do our best to please out customers. Our clients have made our growth possible by word of mouth: they are the ones that have kept us alive for so long. We are also a friendly business with a welcoming environment. Yes, we give back to the community whenever we can. We have made different kinds of donations to individuals and companies in town. Though Dan Gonzalez is from Clovis, New Mexico, Christina is a native Taoseña whose family has been here for over five generations and their son, Jeremiah, was born here. One of our greatest satisfactions comes from being able to transform people’s homes, from giving them the possibility of having good-looking spaces at affordable prices. 5 WAYS TO GO GREEN: Small changes, big results BY TERESA DOVALPAGE

1. Build a worm bin Worm bins are a small-scale version of commercial worm farms. Worms recycle food scraps and other organic material into compost that can later be used to nourish the soil. Setting the bin is easy — all you need is a container, worms and some kind of bedding, which can be made of newspaper strips, grass or leaves. A 5-to-10-gallon box is a good size and the container can be plastic, wooden or glass. After two or three months, the bin will be filled with compost and then it comes time to harvest it.

“There are thousands of different kinds of worms,” said Bonnie Lee Black, who has used worm bins for many years. “The compost worms, or red wigglers, are like domesticated animals in that they expect to be fed (by the compost material) and they stay in the compost (like dogs like to stay in their masters’ homes). In other words, they're not wild.” Their benefit to the compost is that they eat whatever is in there and thereby break down the organic matter inside the compost bin in about half the time it usually takes. “Also, their poop is filled with all kinds of miraculous goodness for one's garden plants,” said Black. “Everyone who gardens should have a welltended compost and compost worms living happily in it.”

2. Capture the rain Dating back to ancient civilizations, rain barrels are ecologically friendly devices that collect rain from roof gutters and canales. Good for the planet and the budget, they help reduce the amount of water taken from underground aquifers and community wells and save money on your water bill. Though non-potable, and therefore, not appropriate for drinking, the collected water has a variety of uses. The most common are watering trees, lawns, vegetable gardens, and indoor plants. Rain water contains no chlorine, lime, fluoride or calcium. It is “soft water” and plants of all sorts thrive on it. It can also be used for washing cars, cleaning tools and rinsing muddy boots. The barrel should be placed on a stable, flat platform, with the lid tightly closed to prevent children, animals and bugs from entering it. The best location is close to the area that will be watered. Rain barrels made of oak or faux stone can also act as decorative garden statements.

Energy-efficient mortgages BY TED DIMOND

Energy Efficient Mortgages (EEMs) have been around for a long time. In 1979 President Jimmy Carter signed an executive order directing federally sponsored lenders to offer consumers incentives for energyefficient homes. These mortgages were generally FHA loans and typically required verification that a new home or renovated home was utilizing technologies that would reduce energy use. This verification system evolved into HERS (Home Energy Rating System) to measure and evaluate either the existing energy performance or potential performance after renovation. A HERS inspection considers a home’s insulation, appliances, doors and windows, as well as local climate and utility rates. The result is a numerical rating between 1-100 used to establish acceptable standards for building and/or EEMs. The town of Taos adopted such HERS standards for residential building permits at the end of 2009. As per Town of Taos Ordinance 09-03:“any builder (including homeowner builder) who is issued such a permit … for the construction of a single family home or multi-family residential structure of 3,000 square feet or more of heated floor area must submit to the Town a HERS Certificate showing a projected HERS rating of 85 or better.” The EEMs were based on the idea that if one can verify a true savings on utility bills by buying or renovating a “green home” lenders would offer mortgages with one of the following benefits: • A borrower purchasing a house could enhance their debt to income (DTI) ratio by verifying lower monthly utility payments thereby allowing the borrower to qualify for a larger loan than on a more conventional home. • One could refinance their home and roll in the costs of retrofitting the existing home to become more energy efficient thereby easing upfront costs for these upgrades and rolling the costs into a taxdeductible mortgage. EEMs still exist. In fact the Federal Home Recovery Act ( HERA 2008) included measures to encourage greater use of EEMs. They continue to be offered by FHA, VA and in limited application by Fannie Mae but they are underutilized products in part because of the limitations of the credit markets. While FHA or VA guarantees the loan, a mortgage lender or bank must fund it. Because banks have tightened credit standards and money supplies they appear reluctant to promote or even offer loan products that

deviate from straightforward conventional residential mortgages. In 2006 and 2007 lenders would send account executives to brokers promoting their products including EEMs. We became so convinced of the inevitability of mandatory HERS testing that we promoted and subsidized the education of two employees to become certified HERS agents. We no longer hear from conventional national lenders about these products and there’s little information in the residential mortgage industry regarding the use of loans for energy efficient means, but they do exist with great variation from state to state. In New Mexico you can begin your research by going to epa.gov/greenbuilding/tools/funding.htm. Approved FHA and VA lenders should have access to these programs or at least the ability to assist buyers and homeowners to research and sort through the guidelines and loan-approval criteria. These programs can reward buyers of energy-efficient homes and are intended to eliminate the need for current homeowners interested in “green” renovations to take out additional loans to cover the cost of improvements. Because of the obvious advantage to consumers and the fact that incentivizing buyers and builders to incorporate green building standard’s is the “right thing” to do there will be more utilization of these programs as money supplies loosen up and demand increases. It is also important to note that lenders have become more willing to provide mortgages for unconventional homes including Earthships and homes that utilize alternative building material such as straw bale, rastra and durisol. This is not a philosophical or principled decision. It’s the result of a more general use of these materials and styles giving appraisers better opportunities to confidently establish market value for the lenders. Lenders are rarely on the vanguard of building technologies but once there have been enough sales of a particular type of home market values can be more accurately determined by comparing similar homes. Check on the above website or your local bank or FHA- and VA-approved brokers to see what may be possible for you whether considering the purchase of a home or the renovation of your current home.

Everyone wants a deal BY HARVEY BLAUSTEIN

I have been called aggressive in my day – maybe today, too – but my view is that in order for a deal to be a good deal, it needs to work for both parties. If one party tries, or even worse succeeds, in taking advantage of another person, it really isn’t good. Those situations call for hard feelings, difficult negotiations, and struggles at the finish line. And no one likes or wants that. My view is that it isn’t good karma to put your foot on anyone’s neck. And if you can’t resist doing that – you just can’t control yourself – at last put some makeup on that pig so it don’t look like what it is. There are folks still in financial trouble these days. It ain’t over for many. The way I see it, bailing out someone who is about to go down can be a good thing. You may be a life line or a savior, even though you take advantage of an opportunity. (Being a savior is a great line of work. Try and get some if you can.) I also believe in packaging and presenting situations in the best light. So if your offer is a pig, at least put lipstick on it. A nice bright red. I offer to you that there is fine line between being aggressive and being stupid. I love to be aggressive but I hate to be stupid. The line can be subjective and sometimes even move, but make sure you stay on this side of it. Please. If you want to do business. I always ask folks who select a property about their goal. Some want a property. Others only want a property at a price. Either works for me but you need to think about it. Your strategy will be greatly affected by the answers. As you may expect, egos play a big part in any negotiations. Knowing that, I urge that when you formulate an offer to put forth positions you are willing to lose. As in any relationship, pick your battles. One need not hit a grand slam to score runs. In fact a grand slam is not a good thing. It likely means that someone got hurt and that doesn’t bode well. Some clients want to do their own negotiating which is fine with me. Most of my clients seek my advice and allow me to guide them through the process. Some like to do it all by paper, exchanging

offers and counter offers, killing trees in the process. Then there are brokers like me who are always willing to do an oral negotiation. I only do that when I know I have client control and my colleague has as well. You need to know, or at least believe, that everyone will honor their commitments when the documents are ready to sign. And it can move a lot quicker. Any successful negotiation requires some momentum. Don’t give the other side too much time to reflect on your offer or counter. The process can be very important. Keep things moving and fluid and try not to lock yourself into a position. And then there are the situations where there is dual agency or dual representation — when one broker has both sides. I love those situations best because I can and have many times made deals in minutes on the phone or in person, cutting to the chase and making it real. Trust is they key then, something I gain quite readily. I want to put another thought out there. A deal isn’t a good deal unless it works for you. Too often I need to fight my client to keep her or him from buying something that really won’t work even if the numbers do. Not everything is arithmetic. Just the other day I got a call from a guy who saw a “steal” but the house could only be reached with a backhoe and there was no title insurance available. I really had to twist his arm to get him to be real but I did. We all need to realize that some day that property will be sold so make sure one can exit before you enter. To me this is all fun and games; to the uninitiated it can be difficult and stressful. If you treat folks like you want to be treated all will likely go well; but I always remind clients that reasonable people can disagree. It’s when buyers want to buy and sellers want to sell, that agreements are made. And get closed. Keep it real. Be honest and true. And follow your inner compass. All will be fine.
