Welcome from the Taos County Chamber of Commerce ¡Bienvenidos!
PROTECT YOUR HOME AND DISCOVER WHY SO MANY NEW MEXICANS TRUST THEIR HOMES TO WANDA LUCERO
The Taos community celebrates all that our bountiful land provides from our glorious sun-filled days that grow our crops at local farms to ranches where livestock thrives. This environment also feeds our souls and provides locally grown produce. Taoseños and visitors find fantastic produce and products at the weekly Taos Farmers Market on Historic Taos Plaza each Saturday from 8 a.m. to 1 p.m. Many restaurants feature locally grown ingredients on their menus.

Join the Chamber each Thursday evening from May 28 to Sept. 3 for Taos Plaza Live, our free community concert by local musicians. This year the Chamber is hosting a new “Taste of Taos” event Oct. 11. Join us that Sunday afternoon on the Plaza for tastes from our local restaurants, and wineries and breweries.
The Taos County Chamber of Commerce invites you into the Enchanted Circle through the pages of this magazine and around the 87-mile loop that encompasses our communities of Questa, Red River, Eagle Nest, Angel Fire, Taos, Taos Pueblo and Taos Ski Valley to see beautiful views of the mountains in summer and early autumn. The members of the Taos County Chamber of Commerce include our local shops, banks, service providers, hotels, B & Bs, restaurants, galleries and museums, medical and legal professionals, town and county employees and individuals working together to “Keep Taos Local.” The Chamber supports these efforts with its “Keep Taos Local, Put Your Money Where Your Heart Is!” campaign that encompasses and expands on national efforts to be mindful of small, independent businesses. Please visit our stores, galleries, restaurants, and museums to ensure this unique community is here for generations to come! This is a celebration year in Taos. In 1615 Taos was established as a Spanish village. It is the 100th anniversary of the Taos Society of Artists, the 300th anniversary of the acequia culture, 200th anniversary of the famed, historic San Francisco de Asís Church in Ranchos de Taos, the 60th ski season at Taos Ski Valley, and the 50th anniversary of accessibility to western Taos County over the Rio Grande Gorge Bridge. Of course, Taos Pueblo has been continuously inhabited for over a 1,000 years and is a UNESCO World Heritage site. Our enchanted land is not only steeped in history but also has the future well in hand with the new Río Grande Del Norte National Monument — 310,528 acres of beautiful land, river and gorge in Northern New Mexico.

FOR A GREEN TAOS, CONSERVE WATER
T
STORY, PHOTOS AND HOME DESIGN BY VISHU MAGEE
his year Taos is as green as most of us can remember ever seeing it. The acequias are full, the flowers are dazzling, and fire danger is low. With all this seductive beauty, it’s easy to forget that the long-term outlook for our water supply is still quite dire.
Water is synonymous with the viability of the Northern New Mexico land. Rain and snow fall on the high country watershed, which holds precipitation in the soil and allows the water table to be recharged. Verdant forests and grasslands permit more rain to reach the earth, as well as retain topsoil which otherwise blows away or erodes in thunderstorms. It’s one big, interdependent loop that self-balances – except for human activity. The burden is on us to manage our own behavior, from grazing and logging, to irrigating and flushing the toilet.
landscapes, and compulsive car-washing habits. But even if we currently consume only 100,000 gallons every year, there’s still a 90,000-gallon shortfall. Forty-five percent of indoor water is used in the bathroom, so let’s start there. We need to give up 20-minute showers, replace wasteful showerheads with low-flow devices, and say goodbye to steeping tubs that use 100 gallons a pop. Twenty-seven percent of household water goes down the toilet – so it’s time to replace any remaining 5-gallon flushers with federally mandated 1.6-gallon units. Then there’s the adage: “if it’s yellow it’s mellow, if it’s brown flush it down.” Your call! Now apply the same thinking to clothes washers that use 22 percent of a household’s total. Install an EnergyStar front-loader and use 35 percent less water. An EnergyStar dishwasher saves 1,000 gallons a year. In all cases, run only full loads and select cycles that use only as much water as is necessary. For a host of additional tips, visit www.conserveh20.org.
Here are the plain numbers: the average American family of four consumes 146,000 gallons of water every year. In Taos, a 2,000-square-foot roof is capable of collecting about 10,000 gallons per year. That leaves 136,000 gallons that has to come from underground or from the acequias.
Irrigation is where the most water can be saved — 43,000 gallons a year is the national average for a family. If you have ditch rights, by all means use them. The rest is a no-brainer: get rid of wasteful lawns, plant native and xeriscapic species, and reserve irrigation for food crops or close-in ornamentals. Next, use drip irrigation with automatic controls, avoid watering in the heat of the day, and set back your time clocks on rainy days.
True, Taoseños are not average Americans with big lawns, lush

To date, the steps we’ve taken are not enough.
Above: Native wildflowers like penstemon, ratibida, gaillardia and echinacea are every bit as satisfying as conventional perennials – and can thrive with little or no irrigation.

water a year to your landscape. The simplest approach is to design a roof that drops water into ditches conveying the flow to gardens and trees. The more precise method is to install downspouts and pipes that fill underground cisterns, and to use digital controls and drip irrigation to distribute the water when and where you need it. Since rain often falls in huge bursts, cisterns have to be sized accordingly – a 1-inch storm can produce 1,000 gallons, making a 1,500-gallon cistern the smallest you’d want to install. (For a well-designed system, call Steve Weinrib of Creative Rock and Landscaping at 575-770-6920). Stone or brick patios can also deliver thousands of gallons. A simple trick is to slope your patios to drain directly into planting beds. However, Maddox Outdoor Solutions (575-776-2275) specializes in the Aquascape system that converts patio surfaces into collectors that send all that water to cisterns. The final piece of the water puzzle is wastewater. Gray-water systems are capable of recycling most household water (excepting toilets and the kitchen sink) – but health codes make it difficult to treat and reuse sewer water in a cost-effective way. In the long run, community sewer systems and centralized treatment plants, such as the plant in lower Los Cordovas, are the best option for purifying and distributing recycled effluent. Vishu Magee has designed homes in Taos for 40 years and is available to assist with your project at www.vishumagee.com Top Right: A spectacular wildflower meadow is irrigated by a combination of roofwater and carefully timed sprinklers. Cisterns could easily be added. Bottom Right: Roof gutters and downspouts send water directly to native shrubs and wildflowers that complement the pinon-juniper forest.

Andrea Frost | Realtor Profile
and never looked back.” She describes her life in Taos as “almost fairytale like.” “I married the farmer next door,’” she said, “and we have been together for more than thirty years.” Her husband, Joe Caldwell, retired district judge, also served as project director or consultant for many improvement-of-justice projects throughout Latin America. “We traveled to many Spanish-speaking countries,” Frost said. “We lived in Costa Rica in 1989, in Bolivia from 1997 to 2001, and El Salvador from 2008 to 2010, which allowed me to meet wonderful people and learn the language.” Today, settled again in Taos, they both enjoy the outdoors and have three horses that Frost brushes and feeds almost every day. “Two of my horses are Peruvian Pasos and they have a beautiful gait,” she said. “The other is an old Paint, almost a family member!”
Finding the perfect match Once Frost retired from her career as a speech pathologist, and after some encouragement, she went into real estate. “My friends, who were Realtors, pointed out that between my husband and myself, we knew just about everyone in town,” she said, laughing. “Of course, I love Taos, after living here for so many years. Then there is my success as a ‘matchmaker’ (I love to introduce people to each other, and often … they end up staying together) so I thought I’d give it a try. And I came to love it.” Frost shares three key steps to be a successful Realtor.
A good Realtor is like a matchmaker BY TERESA DOVALPAGE | PHOTO BY KATHARINE EGLI Andrea “Andee” Frost has seen Taos change in the more than four decades she has lived here. “Back in the ’70s, there were very few homes in Taos Mesa and Blueberry Hill,” she said. “There were just ranches and farming land. Their development has given people who live here the opportunity to find jobs and stay in Taos.” Although positive in that respect, she warns that preserving ranchland and farms is important to our future, too. It is a commitment to conservation, history, and a way of life not to be lost.
Frost characterizes her style as “low-key professionalism.” She likes to offer individualized attention to her clients and only takes a few listings at a time. “I make sure I follow up on each by showcasing and advertising where it will suit their specific needs,” she said. “The most FROST’S TIPS TO SELLERS important thing for me is to AND BUYERS: make sure it’s priced well and Sellers: Price your property at fair it shows well, and I’m still market value and work with your 100 percent in selling my Realtor to show it at its best. listed homes.” Buyers: Explore Taos first, know what Pros and cons of you want, what you can realistically being a Taos Realtor afford, and where you want to be so you can work together with a Realtor “The best thing about being in an efficient manner. a Realtor here is that you get to travel around this beautiful community and meet interesting people who really appreciate Taos while you’re doing it,” she said. As for the cons, size is definitely an issue. “It’s a small market,” she said, “and we are constantly trying to keep the community growing while preserving the small town charm, and historical aspect of it.”
“There is room for both,” she said.
From New York to Taos Frost has a master’s degree in special education from Columbia University. She worked in New York for several years and traveled to Vermont every weekend to ski. Such trips took a lot of her time so she considered other options. “I realized that I was young, single, and could actually live in a ski area and still be a speech/language pathologist,” she said. “I researched all the ski areas, and Taos, because it was a real town, with a rich cultural heritage as well as a fabulous ski area, easily won. I moved here in 1975
Enchanted Homes Vol. CIV •
“First, listen, really listen, to your clients,” she said. “Second, research and make sure you have all the information you need, and third, perform! Keep up with the market. Find the perfect property for the right people.”
Frost is “very excited” about the current market. “I think we’re about to see things get much better,” she said. “The improvements all over Taos from conservation efforts to the expansion at the ski area are all leading to responsible real estate development.” To contact Andrea Frost at Coldwell Banker Lota Realty, visit 204 Paseo del Pueblo Road, Taos. Jenny Lancaster | Owner and operator of Diamond Horseshoe Ranch
3 How easy, or difficult, was it to break into the horse business in Taos? The ranchers here were mostly men at that time and when I asked for work training horses, I think they thought I was a bit of a joke, coming from New York. One very kind man, a great friend to this day, gave me an opportunity to train and sell one of his horses. When I did, he referred me to his friends and my business grew from there. 4 What makes Diamond Horseshoe Ranch a unique place for lodging horses? I keep horses in pens with plenty of space. When they are turned out together, they have several acres to gallop, kick up their hooves and graze. Horses need space and each other, all at the same time, to be happy. They get that here. Diamond Horseshoe Ranch is also very conveniently located for horse owners, veterinarians and farriers. 5 How would you describe your approach to horse training? Natural horsemanship would best describe my style of training. Learning the language of the horse has been my lifelong approach to training them. When working with horses of any level, I try to establish a relationship built on trust. When the horse trusts me and isn’t afraid of me, he is willing to learn. I keep quietly making the wrong thing difficult and the right thing easy over and over. I have discovered through the years that a stress and fear-free environment is best for both horse and rider in the long haul.
6 When you sell horses, how do you find the right “human match” for them? I try to look for a good physical match first, then I spend a little time getting to know my customer. Depending on their plans and their ability, whether it be trail riding, ranch work, or showing, I begin my search. I consider all of this and more when finding a person for a horse and a horse for a person.
9
7 Is there any successful match story that you would like to share? There are many, but I will go with the most recent. Bob and Lilian Shaw had a dream of riding together in Taos. After a series of bad experiences and the wrong horses, they came to me for help. I soon found the right match for each of them. They now ride two quiet, very well-behaved and beautiful trail horses. Bob and Lilian come back to the barn after every ride with big smiles. I’m happy for all four of them.
QUESTIONS BY TERESA DOVALPAGE | PHOTO BY KATHARINE EGLI
1 How did you become interested in horses? I remember being put on a pony when I was 3 years old — it turned out that this was my pony ride birthday party! My mother told me later I laughed the whole time and begged to stay on forever. This was the beginning of my endless love for horses.
2 You came to Taos 22 years ago. What attracted you to this area? The beautiful nature that surrounded this town is what blew me away. I thought to myself “If I were a horse, would I like it here?” The answer was yes, so I stayed.
Enchanted Homes Vol. CIV •
8 You also offer lessons. What is the first thing that you would teach a total beginner? First thing to learn when a beginner rider gets on the back of a horse is “Whoa,” which means “Stop.” 9 You have your own way of helping horses in the community. How does this work? Many people run out of time money or interest in their horses and don’t know how to get rid of them. They often love these horses and want them to go to a good home. I take the horses, which most of the time need training and medical care, and sometimes just a good rest, and I provide them with what they need. Once they are in good physical and mental condition, and are ready to be purchased or passed on to a good home, I find those horses the right owner. This is my special way of helping horses in Taos. Diamond Horseshoe Ranch is located at 736 Ranchitos Road, Taos. Phone: (575) 770-0438

riving past grazing horses and open ranchlands, your mind soars in the natural beauty of Los Cordovas valley. That “uplifted feeling” continues when you step into this incomparable two-domed home at 118C Los Cordovas Road. The 2-bedroom/2.5-bath home lists for $1.1 million by Diane Enright of Berkshire Hathaway HomeService. The two-story house encompasses 3,800 square feet and sits on six lush acres with the Rio Pueblo streaming within the property boundary. The sellers are Brad Hockmeyer and Janet Gauthier. Working with a local crew of talented contractors and designers, the couple built a modern farmhouse that is gentle on the earth, healthy for the body, and especially pleasing for the spirit.

Gauthier chronicled the house’s construction on her highly informative blog www.rounderhomeandfarm.com. Hockmeyer started KTAO in 1986 and in 1991 increased its power from 3,000 to 50,000 watts utilizing solar energy. As the world’s most powerful solar radio station, KTAO, and Hockmeyer, have been featured in Time magazine, CNN, NBC News, The History Channel, and countless media outlets. In 1997 he founded the K-Taos Solar Music Festival and persuaded the thengovernor of New Mexico and mayor of Taos to officially proclaim Taos the “Solar Capital of the World.” In 2010 Hockmeyer sold KTAO and the Solar Center to four employees and continues as an afternoon DJ/announcer. Gauthier earned a living as a hairdresser for 30 years, and has continually been studying environmental design and related courses for a couple of decades. As an artist and visionary type, she feels fortunate to be somewhat balanced with the other more
rational thought processes as well. “I’m committed to going beyond conventional means in doing my best to create new paradigms by applying alternative methods,” Gauthier says. The couple is selling because Gauthier wants to be closer to her aging parents in Louisiana. Hockmeyer wants to be closer to the equator during the colder months. They plan to spend the warmer months at their in-town home in Taos.
DOME CONSTRUCTION “Constructed of steel-reinforced concrete, the super-insulated domes are almost indestructible and aesthetically designed to blend into the Northern New Mexican riparian landscape as our young trees mature,” Gauthier writes on her blog, explaining the choice in building two domes. The one-story dome measures 40 feet in diameter; the two-story dome has a 32-foot diameter.

ockmeyer explains that from the exterior, a dome is a minimal. For example, visitors can’t see the two-story house from Los Cordovas Road. But on the interior, the rooms feel expansive without being conscious that one is standing in a dome.
“There’s a special feeling that we will miss living in domes because of the very subtle openness that it brings, that you’re not even aware it’s happening. Both of us just feel so much more open living in this house than we have in other homes,” Hockmeyer says. Stained-glass windows by a local artisan greet visitors at the main entrance to the home. There is even a doggie door for the fourlegged family members into the spacious entry that doubles as a mudroom.
The island has a preparatory sink, as well as a pantry and numerous cabinetry and shelving. Other features are a full-size chef sink, a built-in composting receptacle, and an induction KitchenAid stove with a telescoping downdraft vent. Natural light floods in from the kitchen window as well as the adjoining living room area. In the living area, an arced butler serving area consists of cabinetry from the original, historic El Monte Sagrado hotel.
“A modern farm has the current amenities, like a big farm kitchen, a big prep area, and land to do whatever you want to do.”
“The cabinets are hand-carved wood. But because they’re round, they sat for years because nobody could ever do anything with them,” says Gauthier of how perfectly the cabinets suit the circular living room design.
Entering the home, a visitor steps onto welcoming cork floors. The Travertine tiled walls form a complementary boundary for a large, spacious kitchen.
The French doors of the living room overlook the garden, and the dining room faces west over sunsets in Los Cordovas valley. Hockmeyer and Gauthier keep a pair of binoculars handy for endless bird and wildlife sightings in this natural wetland.
“We designed the kitchen to make it big and put it in the middle of the house. During parties, people end up hanging out right here,” says Gauthier pointing to the ample counter space.
“This is just as pretty as land gets,” Brad says of the view. “It was once an alfalfa field. And the history of this land is sheep and the Chavez family.”
The granite countertops are from Granite Concepts in Taos.
Gauthier explains they set up the house as a modern farm.

When asked to explain that concept, she says, “A modern farm has the current amenities, like a big farm kitchen, a big prep area, and land to do whatever you want to do.” The Berkshire Hathaway HomeService statement describes that the walls are natural American clay, which is a healthy solution that prevents mold and mildew. A central air system provides a continuous supply of fresh air. Solar hot water alleviates the need for gas, providing a “clean” environment for a healthy body. A light-filled gallery features an office nook, a piano, and displays art. A guest half-bathroom is conveniently located and consists of glass blocks to let in ample light yet maintain privacy. The solarium functions as a year-round growing house for avocado, fig, citrus, banana, herbs, edible greens, and tomatoes. In the summer, the sun’s position is indirect. But in the winter, the sun comes in directly and heats up this room. In combination with the radiant heated floors, the couple leaves the solarium doors open to be a heat source for the rest of the house in the winter. Off the gallery, one ascends to the master bedroom with walk-in closets, en-suite master bath, and a reading area. The master bed faces double glass doors that overlook the orchards of cherries, apples, pears, plums, and apricot. Depending on how high the water is running, one can hear the Rio Pueblo streaming by. Outside the master bedroom double-glass doors, a balcony and deck could be added. The gallery also leads downstairs to the second bedroom/bathroom, entertainment room, laundry, and office space. The downstairs area has its own private entrance, so it could be converted into a separate apartment. “The reason why someone would want to move to this area is because you feel like you’re way in the middle of nowhere, yet you’re 12 minutes from the Historic Taos Plaza,” says Gauthier and Hockmeyer.

A
bout five years ago, the drought prompted Jim and Crestina Trujillo-Armstrong to sell off their cattle – and diversify into goats and sheep.
In mid-June, when Enchanted Homes sat down with the TrujilloArmstrongs in their San Cristobal kitchen, they had 12 adult goats and seven kids, and nine full-grown sheep with 16 lambs. Ever irascible and poignant, Crestina Trujillo grew up in the no-nonsense El Norté and never has cut her farm-and-ranch roots. She’s still active with the Farm Bureau, 4-H and other ag organizations. On the other hand, calm and congenial Jim Armstrong was born on a cattle ranch on the Texas Panhandle but lost his ag connection when his family moved to Albuquerque when he was 13. He went to work for the U.S. Forest Service, where he met Crestina because her father shoed Forest Service horses. (He claims he married her mostly because she had a ranch … and Crestina doesn’t dispute that.)
Tell us about your goats. Jim: Our first were dairy goats, got them in 2007. You can milk them but they get pretty wild. You ended up tying them down or laying on them. I had to milk three goats twice a day: That’s a lot like a job. So, we switched to a Boer goat breed, a meat goat. Crestina: We still have one dairy goat, but she’s sort of a dud. But she’s lasted. One thing about goats: They are picky eaters. They only eat certain weeds at certain times – just the right times in the weeds’ growth cycle to kill them off for good. I’ve seen them spit out hounds’ tongue, chicory, wild rose because it’s not time. We got goats mostly to eat the willows that were thick along the creek (San Cristobal Creek). Jim had a conniption fit, but all we had to do was let them alone and they went right through those willows. Jim: I didn’t grow up around goats, but now I see they have their own personalities. They know what they are doing, and they will pick up on patterns. They’re not hard-headed, like sheep.
So, what about your sheep? Crestina: We’re breed-specific. We first went to Farmington for the ewes, a Katahdin hair breed from Maine. Then we got the Dorper rams the next year, from South Africa. Both are meat sheep, as opposed to wool. They have a sweet meat. There’s no money in wool, and you have to shear it. Jim: They’ll eat forbs and browse before they’ll eat grass. I’ve seen them pass by something for a week or two, then stop and eat it. We have a big selection around here. Crestina: And they really look forward to a bale of hay and some grain. It’s like ice cream for them, made as a special ‘treat’ with the grain. Jim: I do remember that in Montana, where the men took care of the cattle and the women the sheep. Crestina: I’m here to break that stereotype.
What’s the state of the agricultural life in Northern New Mexico these days? Jim: I think the older generation is wearing out. You can’t make a living up here. You can break even and you have to grow your own feed. Some of the young get the idea to keep the land in the family, but they want jobs and leave the land. I’m the only one in my family that still is in farming or ranching. My brothers and cousins went to the city for school and stayed. Crestina: It’s a materialistic world out there. It’s all about convenience now, with life so fast-paced, we're losing social interaction, face to face, person to person. So you really have to want this life out here. You have to really want to be a steward of the land.

TAOS COUNTY
COMMUNITY PROFILE The boundaries of Taos County stretch from the Colorado border on the north to the Cañon del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot high Taos valley is bounded in the east by soaring Sangre de Cristos of the southern Rockies, and in west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-alpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks. Tribal members of Picuris Pueblo have lived above the Río Pueblo near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Rio Grande Pueblos. Pueblo history traces back some 1,000 years – centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields and orchards. Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area. Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the
tri-culture atmosphere, the hundred-mile views and adobe stylings – and many return for good. The county is home to a significant number of retirees, many of whom have already purchased second homes. It is also home to several off-the-grid communities west of the Río Grande, including the Earthships of the Greater World Community.

TOWN OF TAOS COMMUNITY PROFILE The 5.4 square miles of incorporated town of Taos spread out beneath the shadow of Pueblo Peak (12,305), bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low-90s. Taos Puebloans inhabited the sage-piñon-juniper mountain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central plaza became the hub of activity and the site of conflicts — often bloody — between the Spanish, natives and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communes, and continues to this day with young ski bums and rafters, and older retirees. Commercial activity centers on the plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques and craft shops – plus renowned studio tours, and art and crafts festivals. Dozens of restaurants serve up all variety of cuisine; the Northern New Mexico red-sauce dishes are renowned. Just south of town in Ranchos de Taos sits St. Francis de Asís Catholic Church, reputed to be the most-photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descansos, and neighborhood churches called capillas and moradas. The locals speak a patois of Castilian Spanish and English.
As the county seat, Taos is home to the county government and district courts. The U.S. Forest Service and Bureau of Land Management have a strong presence in town. On the outskirts of town, pastures, fields and gardens irrigated by ancestral acequias, extend out from the rivers and streams.

COMMUNITY PROFILE
TAOS SKI VALLEY
Taos Ski Valley sits at the head of the Río Hondo Canyon, surrounded by Carson National Forest in what is known as the La Cal Basin. The state’s highest peak, Wheeler Peak (13,167), rises to the east, and the ridge off Kachina Peak (12,481) sets the western boundary. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Ski valley founder Ernie Blake put up the first ski lift in 1956. The Blake family owned the resort until 2013, when it sold the mountain and facilities to Louis Bacon, who has begun upgrades and renovations including the new Kachina Peak lift. The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 15 lifts and 110 trails, with a total vertical drop of more than 3,000 feet.

COMMUNITY PROFILE
The town of Red River nestles along the Red River, a mountain tributary to the Río Grande. The settlement sits at 8,750 feet elevation, surrounded by Carson National Forest and the Sangre de Cristo mountains. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. Thunderstorms often roll through on summer afternoons. Gold miners first settled the area in the mid-1800s. These days, the local economy relies upon winter tourists who ski and snowboard, and summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres, and typically attracts more than 120,000 ticket-buyers in a winter season. In the summer, lifts run for mountain bikers, hikers and sightseers. For a fee, wintertime enthusiasts can explore the 21 miles of groomed skiing and snowshoeing trails at Enchanted Forest Cross Country and Snowshoe Area, located three miles east of town. In town, private rental services lease out snowmobiles and ATVs, and trail riding on horses is a popular summer activity. QUESTA
COMMUNITY PROFILE The incorporated area of the Village of Questa encompasses 5.1 square miles around the confluence of the Red River (Río Colorado) and Cabresto Creek – both tributaries of the Río Grande. The area is bounded by the Latir massif of the southern Sangre de Cristo Range to the east – with Venado Peak (12,734 feet) as the highest – and the Guadalupe Mountains and the Río Grande Gorge to the west. At 7,461 feet elevation, residents of Questa and the surrounding community experience at highdesert climate, with summer highs in the 80s and winter lows in the single digits. Located between the San Luis Valley and Taos, Questa has long been a gateway for travelers heading north or south. The ancient trade route Kiowa Trail ran nearby, connecting tribes to the north with Río Grande Pueblos. Later, French fur traders used the route to reach the trading center in Taos and, in the 17th century, Hispanic land grantees settled in the area. Many land grant heirs still live on their original properties. Agriculture has long been a mainstay of the Questa economy. Irrigation acequias draw water off the rivers and streams, and distribute it to hay, alfalfa and winter wheat fields surrounding the community. Raising sheep once dominated livestock production, but that enterprise has been largely been replaced by cattle ranching. Local forest traditions of wood gathering, piñon nut collection, grazing and hunting still persist.
In 2014, Chevron Mining closed its molybdenum operation and began reclamation of the Red River. In conjunction, Questa leaders have pushed to increase tourism in the scenic village, promoting fishing along the Red River and hiking in the mountains as the main attractions. The village has opened a hiking trail from the village to the BLM’s Wild Rivers Recreation Area, which sits at the confluence of the Red River and Río Grande, and the downtown area has had a facelift. Passersby often pause in town to eat at a half-dozen restaurants that boast spicy Northern New Mexico cuisine. Another attraction is the historic San Antonio de Padua church that is undergoing massive renovations, funding by local donations and performed by Questeños, after a wall collapsed and church leaders in Santa Fe considered closing it down.

Clearing up confusion over annual percentage rate BY TED DIMOND
One of the more confusing terms used in the lending world is APR or annual percentage rate. When a borrower secures a residential mortgage loan there is a note rate and an annual percentage rate that determines the monthly payment for the lifetime of the loan. The APR factors in the costs of the loan and is generally a higher number than the note rate. The APR is, in general, a better way to compare two different rate offers because it acknowledges that in addition to paying back the loan the consumer has, in most cases, spent money to secure that loan. These fees can include administrative costs, points (1 point is 1 percent of the loan amount), title fees and other related costs. The APR accounts for these expenses by expressing the costs of securing the loan as a single percentage rate that represents the actual yearly cost of the funds over the term of the loan. In short, if the APR is much higher than the note rate, then most likely the consumer paid too much in fees to obtain the loan. Conversely if the note rate and APR are close, then the costs of the loan are more likely in line. When mortgage brokers and banks advertise mortgage rates they are required to also state the APR, which gives the consumer a more comprehensive idea of what the real costs of the loan are over its lifetime and a better way to compare offers rather than rely only on the note rate for shopping and comparing. Disclosure of the APR in the U.S. is governed by the Truth in Lending Act. It is imperative that the APR is disclosed to the consumer within three days of making an application. Often this info is mailed or emailed to the borrower. In 2009 as part of the Mortgage Disclosure Improvement Act, an ancillary part of the Dodd/Frank Act, a specific clause was added stating that if the final APR is more than .125 percent higher than what was originally disclosed, then the lender must re-disclose and wait at least three more business days before closing. This is designed to give the consumer reasonable time to consider any changes in terms of their loan. At the outset of a loan application and again at the loan’s closing, the consumer is presented with a document called a TIL or a Truth in Lending form. This form varies a bit lender to lender but for the most part includes the same information in the same form. One of the issues in understanding the TIL is that lenders also vary a bit with respect to which fees they include in the APR calculation. I don’t understand why this isn’t more standardized but the calculations lender to lender do remain reasonably close. The TIL has a few parts to it. In the body of the form the proposed (or locked) interest rate is listed as is the corresponding

monthly payment and an estimate of what taxes and insurance (and mortgage insurance, if applicable) will be. Four boxes are above this information. They are as follows: Total of payments: This number is the actual total of monthly payments over the lifetime of the loan. If the loan term is 30 years, then the monthly principal and interest payment (that is without taxes and insurance) multiplied by 360 gives you this number. If your interest rate is about 4 percent, then your total of payments is going to be about 1.5 times the original principal. If the rate is 6 percent, then the total is more than twice the amount of the original principal. Amount financed: This number is often confusing for consumers. This number is your loan amount minus the APR costs of the loan, which are the fees used to purchase the loan. This number is always less than the actual loan amount and it is this number that is used to calculate the APR. In effect if the mortgage payment is the same as the note rate but based on the amount financed, rather than the actual loan amount, a new, higher APR is calculated. Finance Charge: This is the difference between the total of payments and the amount financed — showing how much interest is paid over the lifetime of the loan. Annual Percentage Rate: This is, as noted, the cost of your credit (i.e. the costs of the loan) expressed as an annual percentage rate. The intent of this disclosure is to allow consumers to compare different loan offers from banks and brokers. It is a reasonable tool for this purpose, but as noted, lenders vary as do computations in different jurisdictions so it is, at best, an imperfect tool. Because there hasn’t been a definitive determination of which one-time fees are to be included, lenders have some discretion in this reporting and to that degree that APR is imperfect. One way for consumers to overcome this flaw is to figure out the APR of each offer on their own. There are many APR calculators online that require one to enter rates, terms and costs of a loan. If the consumer is consistent in the use of fees, the calculation their APR will be an accurate comparison of mortgage offers.

On land and ranches BY HARVEY BLAUSTEIN
Historically, Taos was a place where land was cheap and plentiful. (We still are priced well below other Southwestern ski towns but I digress.) Sheep ranching was the way many folks made their living although we don’t see much of that anymore around here.
growing, may go away because of how much water it takes. So much of our food comes from that one state. We need to hope for a Texas-type of turnaround — from too little water to too much, but that seems like a dream about now.
If you do want a peek into what life was like back then, get the book, or watch the movie, “And Now Miguel.” It is the story of Miguel Chavez, who honors me by calling me primo, and who grew up in a sheepherding family in the ’40s and ’50s. The original story won a children’s book award and is worth going out of your way for. As is Miguel, who is a warm and friendly guy and became a great furniture maker — although he prefers being known for his fishing.
I have been in the real estate business for 14 years. As I recall I have had two inquiries for ranches in my time. And frankly Taos wasn’t the place for either person. They ended up elsewhere but that’s fine, as we don’t want anyone unhappy here. Not if we can help it. I so find folks looking for a few acres, with some water on them. And they aren’t all the hippie types that used to come this way.
Ranching was not nearly as important on this side of the Sangre de Cristo mountains as on the eastern side. In the Moreno Valley many more large parcels are still actively farmed or ranched. But we had some and still do. The names McCarthy Ranch, now or recently known as Blackstone Ranch, and Top of the World Ranch, north of here near El Rito/Latir come to mind, as does the Double D on the other side of the Gorge Bridge. For the most part, we don’t have many active ranches, but we still see some farming in Taos County. Most of that is of the mom-andpop variety that frequently relies on surface water or acequias to be productive. We have no industrial farms that I know of and folks here wouldn’t look kindly on that. Come out to the Taos Farmers Market on any summer Saturday and one can see how many dedicated folks there are growing our food. No one goes into farming here in Northern New Mexico to make their fortunes. (Heck, no one comes to Northern NM to make their fortunes. Period. But once again, I digress.) Ranching and farming isn’t an easy life. So much depends on Mother Nature who may be overridden by us human kinds and our part in the trashing of Earth. Weather, and the water it can bring, really can’t be controlled and is so vital to the outcome regardless of the human element. Just look to California where a whole industry, almond

For many years, land was a hot commodity here. Not so much in the last six or seven years. Baby boomers wore a path from surrounding states to our cool town buying up lots where they planned on building when they were ready for a life change. Actually, one of the quirks to me of Taos is how many folks buy home sites but then do nothing with them. Except for large, older subdivisions like Las Haciendas, Vista Linda or the Weimer area, one sees many that are barren or close to that. Some are 15 to 20 percent built out. Others even less. Some of that in the last few years can be ascribed to the high costs of construction, driving folks to buy existing homes rather then build. That seems to be changing some as we head into what appears to be a better season but that doesn’t explain it all. I think folks come here and fall in love, maybe with a life style they wish they had, or wish they could adopt. But this paradise isn’t for everyone and some shy away as they get under the covers. We Taoseños do make some sacrifices to live here but to those of us who choose Taos they just don’t matter. Even paradise isn’t perfect.
