Christine Valvano was introduced to Taos when her daughter called and said that she was moving here. At that time, Valvano was living and working as a real estate agent in Long Island. She and husband Steven Johnson came to visit and before long, they too were making the move to Taos. The first six months were a time of transition and some culture shock. “Here was this vast land of big sky and sage brush,” says Valvano. “Seeing the Río Grande opening up as we came around the horseshoe curve was so dramatic,” she remembers. Everything was so different than her native New York. She came to appreciate the beauty, outdoor adventures and art scene. Within a year, another daughter had moved to Taos and her first grandchild was born. Valvano suspected she was here for good. “I knew that this was what I wanted to have in my life,” she says. Before long, there were three more grandchildren born. After being here for four years, she and Johnson established Salsa Realty. This, too, was a new experience for Valvano despite her 14 years of experience on Long Island. “In New York, we wore suits and heels and the houses were very easy to find from their addresses,” she says. “When I came here there were few street signs and directions were still given in terms like: go to Fred’s barn and turn right when you see the horses.”

One thing Valvano missed when she first came to Taos was her circle of friends from New York. As she began working in real estate here, she met many buyers and sellers who became part of her new circle of friends. She’s found ways to become part of the community and was board president at Stray Hearts and has continued to be involved. “I’ve fostered many dogs and always ended up adopting them,” she says. TRENDS AND ADVICE When asked about the trends in Taos real estate, Valvano says that prices here are not shooting up as fast as in big cities, where sky rocketing prices will bring price corrections down the road. “In Taos, the prices have risen more gradually, and people are excited that they can afford more house when they relocate from a city,” observes Valvano. Interest rates are still affordable for first time homebuyers and people buying up. She recommends purchasing now while interest rates are still good. For sellers, she points out, “For many households, the kitchen is the center of the home and a hub of activity. Giving an outdated kitchen a face-lift will help to increase the marketability of the home.” WHY SALSA REALTY? WHAT BROUGHT YOU TO NEW MEXICO AND HOW DID YOU START YOUR BUSINESS? I moved from San Diego with my family in 1990 and started the family business with my father Mike and twin brother Ben. We built our woodworking shop in Angel Fire in 1999. My father already had an established business in California. ARE THERE THINGS TO CONSIDER WHEN DECIDING TO HAVE CUSTOM CABINETS IN A HOME OR OFFICE? Design, finish and function. Today there are so many accessories you can put inside your cabinets, more than shelves and drawers. Some are rollout shelves, pull out trash cans, pantry pullouts, a Lazy Susan, file drawers and spice drawers. There are even drawers that open by an electronic motor which is activated by a slight push on the drawer. When I meet with a homeowner, I do a walk thru; we talk about layout, wood finishes and door styles. Sometimes we have the flexibility to move plumbing and appliances, or we build around what is already there. DO YOU HAVE FAVORITE MATERIALS TO WORK WITH AND WHY? Quarter Sawn white oak and cherry. They are beautiful and age nicely. We also work with pine, alder, hickory, walnut, vertical grain fir, maple and any other wood in clear and rustic grades. Things to consider when selecting wood is what they will look like after sun exposure, especially here in the Southwest. Walnut gets beached in the sun and tends to fade while maple turns yellow. Cherry turns a golden red while oak gets a tan patina over time. The wood used in cabinetry must be kiln dried; we use two lumber places in Albuquerque. WHAT IS YOUR INVOLVEMENT IN THE PROJECT, IS IT START TO FINISH? Yes, we are involved in every stage of the project. From design to material selection fabrication and installation. 36

ARE THERE TRENDS HAPPENING TODAY IN CABINET MAKING? There are painted and frameless cabinets but we can do every style of cabinet from traditional to contemporary, distressed to refined in a variety of finishes and wood choices. DO YOU PICK OUT YOUR OWN MATERIAL? Yes, every piece of wood is sorted for color and grain. I look for the grain of the wood to flow throughout the kitchen, I like everything to match including the color and grain. WHAT KINDS OF FINISHES DO YOU USE? Painted, stain and glaze and distressed finishes. WHY SHOULD SOMEONE CHOOSE CUSTOM CABINETRY OVER LESS EXPENSIVE BOX OPTIONS? You can get what you want with custom cabinetry, design, finishes and material. But we also carry two lines of semi custom cabinets. NAME A PROJECT YOU ARE MOST PROUD OF AND WHY? The woodworking we did at the Cone residence in Taos Ski Valley. Everything from the staircase, Wainscot paneling and trim all done in a Bavarian theme. This was a once in a lifetime job, it was unique not the ordinary. We completed the project start to finish over a four-month period. We did all the trim work , and there is wainscot paneling 42 inches along the walls. We did all the doors and door casings as well. We also worked on the Ford House in Black Lake. We custom designed and built a walnut entertainment center and a bookcase that was 19 feet wide and 14 feet tall. We also designed and installed the kitchen, it was a modern with a clean look. There are jobs I go back to that we did 10 or 15 years ago and they still look great. I’m 39 years-old and have no plans to retire soon, I like the satisfaction of looking at a custom project done with real wood, designed with the client’s lifestyle in mind.

e’ve done several renovations before. This was the largest. It took 18 months,” said John.

The Hamiltons lived in Albuquerque for 30 years and their children grew up there. “We had visited Taos. John was a skier. When we found this house we decided to buy. We had envisioned it as a second home. We got carried away. It became our primary home. That’s what happens when you start messing with old adobes,” said Peggy. The Hamiltons were attracted to the home because of its location, which is right next door to the Harwood Museum of Art and a few blocks from the Historic Taos Plaza. But they recognized that the building needed considerable renovation. They would eventually take off the entire second story and put in a new second story to maximize the views to the south. Peggy said, “Our designer was Jed Magee and together we designed this house. John had some input. It was mostly Jed and me. Jim Pollard was the contractor.” Working with an adobe structural engineer and a master adobe craftsman, the Hamiltons shored up the foundation of the building. In the renovation process, the Hamiltons decided to work with materials and the décor of the 1920s era. John explained, “That was after the availability of the railroad service to the West. That’s when tile, hardwood floors, and other building supplies that weren’t made here shipped in from the East.” Peggy added, “But we didn’t want to look like we weren’t from Taos.” So they also made an effort to work with many original designs in the building, such as original beams and corbals. From their previous renovation experiences, the Hamiltons knew that the plumbing and the electrical systems would need total restoration in a house this old. So they upgraded to conveniences, such as radiant-heat floors, and each bedroom has its own thermostat for climate control. The Realtor description states: “The 5,473 s.f., five-bedroom and six-bath house beautifully combines old Taos and comfortable elegance with modern amenities.”


GOURMET KITCHEN FOR ENTERTAINING

The gourmet kitchen includes a 60-inch, dual-fuel Wolf range (with grill, griddle and ventilation system) and two Asko dishwashers. To preserve a simple 1920s look and feel, the Hamiltons have created an uncluttered kitchen. For example, no extensive cabinetry (which is often the hallmark of kitchens) and no small appliances dot the interior. Instead, the kitchen has adjacent rooms: one serves as pantry, appliance and prep area; another houses a large Sub Zero refrigerator and separate freezer. A butler’s pantry provides room for a large variety of dishes. And a temperature-controlled wine room holds 1,250 bottles. Enchanted Homes asked: “Who is the cook?” Peggy said, “Not me.” And immediately pointed to John. He explained: “At one time we lived next door to a couple who were gourmet cooks. They got us into fine dining. I like classic cuisines, such as French Continental and all the new contemporary cooking. I’m self-taught. I enjoy cooking; it’s a bit of a creative outlet.” The large dining room accommodates 12 for a sit-down dinner. “But we have had up to 100 guests here, using different parts of the house. Of course it’s nice to entertain in the summer when we can sit outside on the back patio,” said Peggy. The Hamiltons understand quite a lot about creativity. John is on the board of the Taos Community Foundation and the Taos Center for the Arts. Peggy has a talent for home design and décor, which extends to the six baths.

UNIQUELY DESIGNED BATHS FOR CHARACTER

A notable characteristic of the kitchen is its black-and-white tile floor, which Peggy had always wanted after seeing it in Europe. “I think it’s just so beautiful. I really wanted it in the kitchen and baths and to have different styles of tiles for the baths,” she said. The Hamiltons embarked on a search for the original hexagon black and white bathroom tile. The older versions of the tile were matte and flat, whereas newer versions are shining and rounded on top. “We found a company in Brooklyn that still makes the old tile,” said John. Each bathroom’s floor tile arrangement is unique, as well as any standing pieces of furniture. Among the six baths, the design experience is varied and inspired. The bathrooms have double sinks, tilted hanging mirrors, separate toilet rooms and showers. The fifth bedroom contains a claw-footed cast-iron tub and period plumbing fixtures.

Continuing north on Paseo del Pueblo Norte to the three-highway intersection of U.S. 64, State Road 522 (northbound) and State Road 150 (northeast, the Ski Valley Road to TSV), go west about seven miles to the Río Grande Gorge Bridge. The bridge offers a breath-taking view of the river flowing 600 feet below. Wel-

come to part of the Río Grande del Norte, which was declared a National Monument in March 2013. The 500-foot-long bridge is also listed among the Historic Highway Bridges of New Mexico.

MARKETSHARE fund guy they refer to as a billionaire in the media, so I’ve seen high end. And I’ve been in some old homes in Hondo and in town where the funk just oozes from the kitchen where walls are uneven, floors even more so and little or no storage exists. Some are very very cool but not for everyone. In todays world the range on cost to create a kitchen can be dramatic. There are as many choices of counter tops as there are for flooring. And the choices for appliances are almost endless. Appliances can be bought on sale and in packages, drop shipped, or sent by Amazon these days. ( Disclaimer: I don’t know if Prime applies to washers and dryers & those kinds of things.) Then there are cabinets and sinks, pantries and islands, and those costs can add up. Custom or premade, on line or in a brick and mortar store, touchable before you buy or just seen virtually – the options are there. Here in the Taos area I always liked the kitchens that Rick and/or Max Edelman put in their custom homes. They created spaces that were the heart and soul of each house and their designs and finishes have held up well. I don’t think either is actively building in this area now but one can find them in the after market. Personally I love a fireplace in a kitchen… but I love a fireplace in any space.

KITCHENS & BATHS...

I don’t know about you but the way I see it living rooms and bedrooms are important in a house, but they are all about money. For the most part, they are square or rectangular spaces, sometimes odd shaped but not often, distinguished by the amount of money one puts between the walls. Simply, some like small and minimalist. And some like great rooms - literally – with seating areas, maybe what used to be called a card table in the day, but today is more likely to be a play station. Or some such. From where I sit, the most important room in a house for anyone other than a bachelor, maybe, is the kitchen. It is where most folks congregate given the opportunity and where the soul comes from. So often those that do the food preparation in a family are bestowing love and not just calories and nourishment to those being fed. In the old days, once we got past one-room cabins, kitchens were in a room separate from the living spaces so that the aromas or odors of the food preparation did not permeate the house. Today, most prefer open spaces that include a dining room or eating area, a living space or den space, or both, all open to one another, I have been in kitchens in custom homes in Snowmass, including a few owned by a hedge 78

Can you build a kitchen for $25,000 or less? Likely, if you don’t go high end on your choices. And you are creative. But you also can spend $100,000 easily, and in those spiffy ski towns they can spend that much on the appliance packages. While I consider the kitchen the most important public room in the house, the most important private room would be the master bath. (Although almost all bathrooms are private spaces, come to think of it.) Here I have seen folks create living spaces and not just room to poop and groom. And we’re not just talking bidets or Jacuzzi tubs any more. I have seen closets and work out areas or mini-gyms. I have seen fireplaces and sitting areas, steam rooms and saunas. Or both. And for some, couples prefer separate bathrooms, his and hers if you will. Fixtures can be pricey in bathrooms especially once one gets into Jacuzzi tubs, stone flooring, fireplaces, and the like. Most prefer the privacy of a separate commode room. Most want twin sinks if they are going to share a bathroom, and I always loved a steam shower, made all the more delicious by our high desert climate. But must you have one-piece toilets or do older styles work for you? Are you interested in saving water when you purchase your commode or saving water on each use? Oh what one finds out about oneself thru this process. Secondary bathrooms, or powder rooms, used to be real small. Some just about enough room to get the door closed behind you before you take care of business. Even those have grown for the most part, just as houses have gotten larger in general.
