THE ENERGY LANDSCAPE IS CHANGING By early 2021, Kit Carson Electrical Cooperative (KCEC) will complete the installation of a 15 megawatt solar array near the airport, reaching its goal of 100 percent daytime solar. This is a huge milestone: 100 percent of our daytime electrical needs will be solar-generated on a sunny midsummer day. In effect, about 42 percent of our annual load will be renewable energy – mere shouting distance from the 50 percent goal mandated for 2030 by the New Mexico Energy Transition Act. Kudos to Kit Carson and CEO Luis Reyes! But that’s just the start. The ETA requires 80 percent renewables by 2040, and 100 percent by 2050. The ultimate goal – not yet mandated, but critical to counter climate change – is to become completely carbon-free by 2050. That entails a gargantuan shift from fossil fuels to all-electric homes and vehicles, powered by renewables including solar, wind and geothermal. WHAT THIS MEANS FOR YOU On the face of it, you and I won’t have to do anything different: just flip the switch, and your lights will be increasingly powered by clean, renewable energy. But under the hood it’s not so simple: the energy transition presents dozens of choices, countless opportunities – and not a few growing pains.
For most of us, electricity rates are likely to come down. This is partly because locally produced solar electricity is cheaper than imported power. Ideally, we’ll also be able to export and sell surplus solar energy. Next are the opportunities: Incentives are being reviewed to encourage shifting power usage to daylight hours when solar production is peaking – laundry, dishwashers, etc. Those who conserve electricity may be rewarded by lower rates, while guzzling may cost you more. There may also be incentives for installing energy-efficient appliances, smart controls and whole-house batteries. Further out, one can imagine incentives for upgrading home insulation or for converting from gas to allelectrical heating and cooling. This will have sweeping implications for the construction industry – new systems, new building codes, new green jobs. To that you could add possible incentives for purchasing electric vehicles and letting their batteries be part of the grid. EV fleets for schools, town, county and the pueblos seem like sure bets, as do charging stations at places of business. And, importantly: lower income co-op members must not be left behind. As rates are redesigned, the intention is to create a fund to help everyone reach the goal of zero carbon. It’s a golden opportunity to narrow the inequality gap.

CAMUS ENERGY It all adds up to a mind-boggling challenge. To meet it, the co-op has called in Camus Energy, a Bay Area group offering “zero carbon grid orchestration.” When you hire Camus, you get a dazzling team of software engineers and energy experts with years of experience at the likes of Google, SpaceX, Uber and the National Renewable Energy Lab (NREL). I attended a demo of the Camus dashboard in early March – truly a Silicon Valleymeets-Taos moment. With Camus’ CEO chiming in online, COO Michael Ryan proceeded to blow our renewable energy minds. On a huge monitor, the software displayed the output, in real time, from all 10 solar arrays in the county. Switch screens, and you can track the effect of clouds passing overhead. You can read how much current is passing through the transmission lines, and at what voltage. If the co-op’s output falls short of demand, you can see what wind power is available for import, and at what price. All such data builds a historical database, affording greater ability to forecast energy flows and head off potential problems. It’s a grid operator’s dream. Closer to your home and mine: Camus’ software can zoom in to our individual meters and see what our real-time usage is, then compare it to the historical data to help spot anomalies or to inform decisions about incentives or upgrades. For BTM owners, it can model whether there is a safety risk and pinpoint what smart controls or hardware might mitigate it. Interested in having your own rooftop collectors? Camus is the tool that puts the review of applications on an objective, case-by-case basis. Thinking of buying an electric vehicle and letting the battery be part of the grid? Eventually, Camus will help quantify the benefits to both you and the co-op.

For the first quarter of the new year, sales of single-family homes are up, condo sales are down, and land sales are up. Spring is typically a slow season in the real estate market. It is to early to predict what impact the Covid-19 health emergency will have on peak season (summer and autumn) sales. SINGLE-FAMILY HOMES – For the first three months of 2020, unit sales are up by three over 2019, with 60 vs. 57 closed home sales (+5%). Dollar volume is up 22%. Year-to-date median price is up slightly (0.8%) from last year, while the average price is up 15%. Prices generally are back to where they were before the real estate crash of 2008. Prices are continuing to rise, as supply remains inadequate for demand. If you are thinking of selling, call for a free market analysis of the value of your house, and a consultation about the selling process. CONDOMINIUMS – Unit sales so far this year are down by one from 2019’s pace at 10 vs. 11 closed sales (-9%). However, dollar sales are up 8%. Year-to-date median price is up 31%, and average price is up 19%. Prices are rising in this market segment, too. The same supply-and-demand imbalance that is affecting single-family homes—i.e., lack of inventory—is also impacting condo sales. LAND – Unit sales for the first quarter this year are up by three over 2019, with 26 vs. 23 closed sales
(+13%). Dollar sales are up 23%. Median price is up 38%, and average price is up 9%. The land market hasn’t recovered from the recession nearly as much as the residential market. Whereas there is more demand than supply for homes and condos, in the land market the reverse is true.

and writing nonfiction. I still return to UNM-Taos regularly to pursue nondegree studio arts courses, primarily my passion for painting and printmaking. How has your knowledge of the community informed your real estate choices? I am a local! I think I was 23 when I started selling in Albuquerque. Then I moved back to Taos and worked with my mother, Marylin Grainger, who had been a very successful broker for many years. My father’s family had been involved in Taos real estate since the 1950s. I think I am the only third-generation Taos realtor. I enjoy working with Taos families who were classmates of mine, or who had worked with my mother, grandfather and uncles in the past. I am familiar with all of the quirky aspects of Taos real estate. Aside from years of experience, I have established long-standing relationships with members of the real estate support industries and entities of Taos. I have happily worked with Joel and Marny Schantz my entire Taos real estate career. Taos is a tightknit community and my relationships with clients and customers are long lasting. There are families in Taos whom I have helped three generations with their real estate needs. I never just sell a house – I welcome people into our community, and help them become “local.” How do you think COVID-19 will impact the real estate market, and what are you doing proactively to sustain it?

I was raised in Taos, as my father was. I graduated from Taos High School class of 1988, and then attended Mills College in Oakland, California. After two years at Mills, I missed New Mexico and I transferred to the University of New Mexico in Albuquerque. I quickly decided to get my real estate license. When I turned 40, I returned to college at UNM-Taos and completed my bachelor’s of university studies degree, focusing on women’s studies
It is good for all of us to take a “pause” right now. I continue to work from home, keeping in touch with my buyers and sellers and working with them virtually as I continue to improve my online presence. Taos is strong. We have been through our ups and downs in the past, and there is nothing stronger than our community. There is no place I would rather be during a pandemic – in my hometown, surrounded by my community and beauty. One good thing that people are learning is that they do not need to live where they work. Perhaps with the extreme increase of teleworking efficiency, we will welcome a new kind of buyer to Taos– one who works distantly but lives in Taos as a full-time contributing member of our community. I hope this will add to our sustainability, reviving local jobs to year-round ones not dependent entirely on tourism. Regardless, Taos will always be its magical self. Taos will always be my home.

The Adobe Casita at Cañon wasn’t on the market, according to Pavel Lukes of Dreamcatcher Real Estate Co. Yet he was fielding multiple offers to buy the property. The original purchase and current sale of this home and its owner, author Glenn Aparcio Parry, is one to which many who purchase property in Northern New Mexico can relate. Some call it déjà vu, others call it serendipity. Although the casita at 585 Baca Lane is under contract, Parry agreed to share his bittersweet story of letting go of the creative place he had at one time called home. THE STORY: When my realtor Pavel Lukes first drove me up Baca Lane, I got a strong feeling of déjà vu that I had already been down this road hundreds, if not thousands of times. I knew I would buy the property before I saw it, and the fact that it needed a lot of work did not deter me one bit. My wife, Tomoko, and I first moved to New Mexico in 1994, settling in the Española Valley near Alcalde. We watched the film “The Milagro Beanfield War” (based on the John Nichols book) the very first night we
arrived, and a couple of days later we were taking the High Road to Taos. After that, we began operating a roadside gallery and café (La Mariposa) across the street from the Juan de Oñate Center that nobody stopped at until we unfurled a large espresso banner. Within a week or two of opening, we had an auspicious visit from a longtime Taoseño, Michael Knight. We became good friends with him and his wife Tonie, and when Michael later became the executive director of the Wurlitzer Foundation, I started applying for Wurlitzer fellowships. I wrote a good bit of my dissertation and first book, “Original Thinking,” under their auspices. That started my love affair with Taos. I love all of Northern New Mexico, but what I find most striking about Taos is its dimensionality. Taos is not only surrounded by mountains and wide-open horizontal mesas; it also goes down deep into Mother Earth because of the Río Grande Gorge. It was that extra dimension that made me fall in love with Taos. Then, a little over four years ago I got the idea, as many ex-fellow Wurlitzer people do, to buy a place of my own in Taos to have somewhere inspiring to come write whenever I wanted. The property also had enough acreage around it to build another house. I
thought we might retire here, but destiny took a hand. RENOVATIONS: The original structure is about 75100 years old. The previous owners added square footage, and insulation and a coyote fence around most of the property. They also enclosed what was once an outdoor patio that became the front sitting room and put in saltillo tile. We put in all new windows and doors, including a picture window in front of my writing desk, remodeled the kitchen, bathroom and living room, repaired the roof, restuccoed the casita and a shed to match, installed an extensive drip irrigation for the entire property and planted over 50 trees, did exquisite landscaping in partnership with Angelika Heitkaus and the Stone Fruit Garden crew and tore down a smaller 180-square-foot casita that had only housed chickens to make room for the pièce de résistance: a four-element labyrinth. Sometimes I think it was the labyrinth in charge. To build it, I had to bury 600 feet of electric and phone lines at great expense. But that opened up the view of the mountain. We then built an outdoor patio and added French doors that led from the bedroom to a round hot tub that matched the round labyrinth. We also added a Japanese-inspired gate

that leads to the national forest trails. And we weren’t done. I commissioned architectural plans to add square footage to the living room and raise the ceiling, add two fireplaces, build a foyer and wraparound portal and more. THE PROPERTY: The Río Fernando is the source of the acequia that flows through the property. It is not one of the biggest rivers and runs dry before June. But it provides Cañón, an agricultural area, with enough water to grow crops and trees. And it makes the magpies, jays, and hawks very happy. Seeing Taos Mountain from my writer’s desk was awe-inspiring. So was listening to coyotes and great horned owls at night and being greeted by magpies and jays in the morning. Ten or more jays would come drink from the tall fountain at the entrance to the four-element labyrinth every summer morning. It is four elements because the center is a fire pit that, like Taos Gorge, goes into the earth; the air element is represented by the wind sculptures; and the water element by the fountain and the acequia that run through the center of the property. The earth element is represented by the grandfather rocks and the smaller
rocks that line the pathways, not to mention the crusher fine gravel you walk upon. A labyrinth is not a maze, but a tool for centering. I used to walk the labyrinth every morning and then make prayers to the ancestors from the center. I also convened workshops with storytelling held around the fire pit. It is also super important for my creative process to have a place to walk. This property adjoins national forest land and connects to Divisadero Trail. Precious few homes have this much access to walking trails. It is possible to walk for hours from this property, although an hour walk is more than sufficient to get the creative juices flowing. My dog Sunrise may miss this property most of all. THE FUTURE: I have a great deal of sadness in letting go of the property, but no regret. I will always remember the many hours of quiet solitude that fed my spirit. And I enjoyed the challenge of a fixer-upper. My greatest joy was to improve the land in ways that would have long outlived me, anyway. Planting trees is always a good thing. I could write an entire book there. My new book, “Original Politics: Making
America Sacred Again,” will come out concurrent with the closing on the property. I had to sell because, like many people, I suffered an income cut due to the economic chaos of coronavirus. That forced my hand. But as the old story goes, you never know what is good news or bad news. When one door closes, another opens. My priority was to promote my book, and this was the way to do that. And writing a book, even an intensely researched book like this one, is only the beginning of the learning process. When you meet your audience, you learn so much more. I am also happy for the new owners, who appreciate all the loving attention that went into the property. They are over the moon about living there full time, and that makes it a win-win for me. CLOSING STATEMENT
(Note: Since I started writing this column the coronavirus pandemic of 2020 has hit the world. And I think it changes things. So I am going to pick this up with my current thinking and we’ll see how it has changed since this column was started.) I now wonder if the idea of a tiny home will be as attractive if we now live in a world of self-isolation for months and months. No one knows how long our current life restrictions will be in force and in effect and how often this may play out in the future. It seems to me that trying to live extended periods of isolation in a 180- to 240-square-foot tiny home might not work for most. Essentially they are all one room, well designed and engineered for the most part, and function as spaces to eat and sleep. My wife and I currently live in 2,200 square feet. We certainly could live in a smaller space, and do, for several months of the year in Mexico. But if we are to be stuck in with each other, as much as I adore my honey, it is nice to be able to be alone – whether to read, stretch or just look out the windows. Folks our age are into downsizing, for the most part to make life simpler, to have fewer meaningless chores. I don’t think our new world order will affect that trend, especially if we all have less money to spend on housing and everything else when all this is over. I am always an optimist, but who would have thunk this could happen? Or predict where we end up.

Small spaces are enjoying a resurgence in this country, although I believe the current term for them is tiny homes. There have always been folks who dance to the beat of a different drummer – see earthships, as Exhibit A – but I think some of this trend is really out of necessity. The millennial generation seems to be bogged down in college debt that makes traditional home ownership beyond a dream. They are trying to figure out how they can be a part of the world as they change it to fit their needs. Or so it seems to me. These tiny homes are often stand-alone structures that may be moved from place to place and are really cool mobile homes. Some are built of the cheapest material possible to create a safe, simple place, but for others they spare no expense to get what creature comforts they seek in a compressed area. We are also seeing groups of homes, sorta kinda like the current version of a traditional subdivision, where folks of like mind gather.

To me, those that can create a home that is, say, 1,350 to 1,800 square feet of efficiently designed interior space ought to have enough, absent children. All bets are off if you have several ankle biters, as my brother-in-law calls them. But create two bedrooms, if you can, one for you and one for guests, have an open living/dining room area and a couple of baths – and it sounds like home to me! We have friends here in Taos who live in 650 square feet, two older men, one a retired architect, who is great at design and layout. But they have access to two patios, both right outside their doors to the outside, and that expands their living space. Our wonderful weather is so perfect for being outdoors. For most of us we can hang out outside for most of eight months a year, give or take. So we require less interior space. Let’s see how this all plays out. It is bound to affect how we live and what our needs will be. Small spaces may be more in demand than ever but the way they are defined may be changed forever. As will so much of our lives. On a side note, I have always felt so safe and isolated here in Taos these past 25 plus years. Ills and fears that have shaken the good people elsewhere did not affect us much here. They seemed out of place in this peaceful valley. But we, too, are vulnerable in this pandemic. Please protect yourself and the rest of us in your daily life. More than ever we are in this together and need each other to come through for the rest of us to be safe.
