The Year to August 31, 2020 After a drop earlier in the year due to the onset of the Covid-19 pandemic, single-family home sales have surged in the past three months. Cumulative unit sales through eight months are now 19% above last year’s pace. The market is very hot! The number of properties going under contract has jumped to levels not seen before. Unfortunately, the inventory of homes listed for sale is not keeping up with the burgeoning demand, so sales are constrained. Prices are rising at an accelerated rate. Condo unit sales year-to-date are still 4% below last year’s numbers, but they are gaining. The condo market also has critically low inventory, and sales are therefore less than they could be. Prices are rising rapidly in this market segment, too. Land sales are still lagging last year. The land market hasn’t recovered from the real estate recession like the residential market has. However, with residential inventory very limited, some buyers may opt to buy land and build. The Covid-19 pandemic has added a new wave of buyers to a market that has been steadily gaining momentum for the past several years. When you have to quarantine, many would prefer to do it in the mountains,” Lindsey suggests. Right now, inventory is low and the demand for homes, condos and lots is growing. “More people are able to work from home and their kids are going to school virtually. Why not work from a living room with a view?” she asks. With all the changes of the last few months, there is a whole new take on mountain living. “Now everyone wants it,” says Lindsey.

THE FUTURE OF REAL ESTATE WRITTEN BY LAURA BULKIN

Kent Forté’s adventures have taken him from the Peace Corps and jobs around the Caribbean to being manager of the Edelweiss Lodge and Spa and a real estate adviser with Engel & Voelkers Taos. We asked him about his roundabout and fascinating journey before settling in Taos Ski Valley, and his thoughts on the future. Q. You’ve had an exciting life! Tell us about how you made the transition from beaches to ski slopes? A. After college I was looking for adventure, and found what I was looking for in the Peace Corps, where I worked with small-scale fish farming operations in Honduras’ north coast area. I then became involved with an NGO working to protect a national park, and upon meeting an investor interested in ecotourism, I developed Honduras’ first true eco-lodge. Once construction was completed, I traded in my developer’s hat and moved with my wife and first child into the rain forest to manage the lodge for several years. Nearly 15 years after arriving in Honduras, and another child later, the worsening crime situation prompted us to move. Through a serendipitous encounter, we were presented with the opportunity to manage a small bonefishing lodge in the Bahamas. While island life was idyllic in many ways, at the end of two years we decided to trade our flip-flops and fly rods for ski boots, and I accepted a position at the newly completed Edelweiss Lodge and Spa. Q. What has the experience of running the Edelweiss been like? A. I have really enjoyed managing the Edelweiss over the last 14 years. What’s not to like? A small intimate community set in a beautiful valley bound by forest and mountains on all sides, and interesting 54

times in the valley. The developer in me is fascinated by all the changes taking place as the resort undergoes a “renewal.” And for an avid skier, nothing beats having the world-class slopes of TSV just outside your office. Q. What inspired you to become a realtor? A. In my first two years at the Edelweiss several owners wanted to sell their units. I quickly realized that no one was better positioned to show and sell units at the Edelweiss. We planned to make Taos our home – it made sense for me to ensure that future owners got the straight scoop on ownership, and my real estate career was born. Q. How has COVID affected Taos Ski Valley real estate, and what do you see in the future? A. Like much of Taos County, TSV real estate has benefited from the current desire for homes with more physical space and outdoor pursuits. Recent investments in infrastructure like fiber optic and Taos Air, the increase in people working remotely, along with strong marketing and more year-round activities have all contributed to more interest in property in TSV, and there’s a bullish feeling for many in the valley. There is relatively little private land in TSV, making supply limited in the face of this growing demand. I am optimistic about the TSV real estate market. TSV Inc.’s focus is on making the resort better, not bigger. Investments in transportation, the ski operations, village infrastructure and summer activities are making it easier for visitors to reach Taos while providing more reasons to do so. All this while the resort’s strong marketing efforts are bringing TSV to the attention of more than just diehard skiers.

Veteran Taos realtor Norris Romero said, “Years ago, people would say if the mountain wants you to stay here, you’ll stay, and if it doesn’t you won’t. I believe that.” It’s a commonly held belief here in Taos, and they’re still saying it now. So how does the mountain decide whom to keep? Perhaps the mountain invests in the passion of individuals willing to stand their ground through extreme changes, not just then and now, but also into the future. From the days of one-page purchase agreements, through the creation of a local Multiple Listing Service, Association of Realtors and the ups and downs of the market itself, Romero and her husband, Ernest, have conquered every test, leaving no doubt of their determination to keep it up, whatever comes next. As realtors and as citizens, they’re happiest when they’re helping people find their place in the Taos experience. “People who come here are unique in that they want to be in Taos,” Norris said. “We’re not promoting the sale of a house; we’re promoting an experience of participating in the Taos life.”

Sharing that experience with new Taoseños has made the start of many lasting relationships. Repeat customers and next-generation buyers are, and will continue to be, a significant part of the Romeros’ clientele. “People call and say, ‘My mom and dad bought a house from Norris 20 years ago, and now we’re buying a house,’” said Ernest. His panoramic view of what’s possible stemmed from previous projects and experiences from around the world. “I bought what the Taos News kindly referred to as ‘the dilapidated home on Dolan Street,’” Lukes said. “Sadly, that was the state of affairs in town at the time, but we’ve come a long way as more people have discovered Taos and applied their talents.” Soon after his arrival, Lukes was appointed to the Planning and Zoning Commission, where he has advocated for proactive responses to Taos’ burgeoning population.

The makeover of his own home was only the beginning. A vocal proponent of using what’s already there, avoiding what he calls “the Taos version of urban sprawl,” Lukes has developed tasteful and functional real estate in the center of town, including the high-end Pueblo de los Sueños condos and the Dreamcatcher business complex. Among his current causes are alternatives to adding more traffic lights throughout town. He’d like to see roundabouts instead, which he argues are attractive and “traffic calming,” and will eliminate gridlock and minimize costs like power, maintenance and repairs. “To this date I’m reminded that the existing roundabouts in Taos were instrumental,” he said, suggesting they would be especially beneficial in the heavy-traffic Paseo del Pueblo intersections at Albright and Siler streets. “Taos is such a gem in the rough,” he said. “It would take so little to polish it into a real gem.”

CLOSING STATEMENT Grande for running and rafting and tubing. If you live here you know, and if you don’t, and come back a few times, you will. Heck, for the first few years we came to visit we would build our evenings around the sunsets. That was more important than where and what we ate. We have become accustomed to many Texans hanging out here during summers. Just a days' drive away from Dallas and Houston, folks who otherwise live in those cities prefer our lack of humidity, our no-need-for-air-conditioning climate to their hot and humid summers. Some had second homes here and some came and rented. And no one noticed them. They sorta kinda fit in. But this summer season Taos drew people for other reasons related to mountain living. They came for the fresh air, the lack of density of our population, the sense of community they found that has helped those that live here keep the coronavirus at bay. Folks from surrounding states like TX and AZ and OK, where the virus was rampant, and some not so surrounding states like AL, IL, MI, WA and CA came to our valley. My wife and I kept a count and saw cars from every state but North Dakota and even one from Costa Rica. While we all understood why they came intellectually, we were not happy they did not honor our ways.

Mountain living, be it the fancy shmancy lifestyle of Aspen, Vail or Telluride, or our down-home and funky Taos style, has drawn folks for years, now more than ever. And for different reasons than in the past. Welcome to the new world of pandemics and their impact on our lives. Big and small, life is a changin’ and it is happening right in front of our eyes. (Parenthetically I note, and regular readers of my ramblings will likely have already said to themselves, in reading the first paragraph, “Hey, Harvey, aren’t you the guy who says that there is no Taos style? What’s up with that?” To which I say, “Poetic license,” and move on. I get to write it as I like it and hope you like it as I write it. Or something like that.) Taos has always drawn people for the lifestyle this mountain town affords. It is treasured by those who value the things that are free in life – like clean air, magical sunsets, spectacular double rainbows, rich forests for camping and hiking, the Río

This has been a summer of great angst and, like with most of the real world, it came with some good news and some bad news. The trade-offs of life. On the one hand, too many folks from elsewhere did not respect our governor’s mask mandate and our local distancing practices. On the other hand, as a real estate broker, I am glad to see more buyers, which gives sellers an edge they have not had for years. And to see prices once again reach, and sometimes exceed, what they were in the day. Our real estate market is stronger than it has been since the onset of the Great Recession. One hears, anecdotally, of folks from out of state who put in offers on houses here without being out to see the property. I have always felt that Taos is a place that has to be felt and not just seen so I’m not sure I’d encourage someone to plow ahead sight unseen, but the lawyer in me knows how to cover that with a contingency. Which is how we bought the first piece of property we ever owned in New Mexico. Many of our new buyers just want a safe harbor in times like this, especially not knowing if this will be remembered as a once-ina-lifetime event, or one that starts a pattern that changes things forever. Some, with children, want a place where there is a better chance of getting kids in the classroom, which New Mexico may be. And some do spend time and appreciate the different culture we offer. One where the priority is enjoying your life and fitting in making your money around it – compared to one where making your money is the priority and then one fits in life around that. Trust me, it is a very different way to think … and the way so many people on the coasts live. Some folks see mountain living as more than the life choice it has always been.
