So in December of 2019, I packed my car to the gills, and departed frigid Maine for home. I worked at Taos Air while studying for my real estate license and reacquainting myself with Taos and the many outdoor activities it has to offer. While also conveniently socially distant, this past year I’ve been enjoying hiking, swimming in the rio, mountain biking, and playing pickleball and tennis. I am a regular on the pickle ball court Tuesday and Saturday, and let’s not forget Margarita Monday Women’s Tennis Club.” Her real estate studies prepared her to step into the family business. “My dad [realtor Evan Blish] started Piñon Investments of Taos in 1984. This evolved into a successful real estate business while he also worked winters at the St. Bernard in Taos Ski Valley. I always admired his knack as a people person and the balanced lifestyle he had created for himself. As a kid, I would go to his office and pretend to work, and always loved joining him for the occasional showing. Once I got my real estate license in July of 2020, we hit the ground running. We work together pretty much every day, and yes, this does include weekends and nights. He’s deemed us a father-daughter team, and I’m soaking up all I can, observing his diligence and the genuineness he always carries. Walking into the office, you might also find my mom there doing the bookkeeping or my little dog Stevie, snoozing away. My family has become my quarantine pod, as we work, cook, dog walk, and ski together.” We asked Stacey about upcoming projects that especially excited her.

The pandemic in 2020 added an incremental wave of buyers to a market that had been steadily gaining momentum for the past several years. The market is expected to remain strong in 2021. Call me for a free market analysis of the value of your property, and a consultation about the selling process. SINGLE-FAMILY HOMES - Sales of single-family homes–by far the biggest segment of the market–were up in every month this year except January and May compared to the same month in 2019. Unit sales for the year were 24% above last year’s pace; dollar sales were 29% above. The supply of homes listed for sale is nowhere near adequate for buyer demand, which spiked this year due to the Covid-19 pandemic. Prices are rising at an accelerated rate. CONDOS - Demand has also increased. The lack of inventory is even more acute than for homes, and this was a limiting factor on sales: unit sales for the year were down 9% from 2019. Prices are rising in this market segment, too. Median and average prices were up 25% and 11%, respectively. As a result, total dollar sales were only 1% below last year even with unit volume down 9%. LAND - Unit sales finished the year down 7% from 2019. The land market hasn’t recovered from the real estate recession the way the residential market has. The cost to buy land and build a home has for years been substantially greater than the price of an existing home. Covid-19 has had a major impact on supply chains, causing building costs to jump even more. However, with residential inventory very limited, some buyers will opt to buy land and build. Recently, there has been an increase in the number of pending land sales. We expect 2021 sales to be up.

2020 REALTOR of the Year Pennie Wardlow
For Pennie Herrera Wardlow, serving her community is a private matter. Former New Mexico Attorney General Gary King appointed her to the New Mexico Animal Cruelty Task Force, and Governor Bill Richardson asked her to be on the Animal Shelter Board setting standards for all shelters in New Mexico. She is always willing to go that extra mile to make sure that all the parties to a real estate transaction are treated with respect and professionalism. Just like any Taos personality, Hacienda de Viernes has quite a story to tell. “The main thing about this house is it’s always been an entertainer’s home,” said Century 21 Award Broker Debbie Friday Jagers, whose family has owned the property since the 1970s. She recalls the starstudded celebrations overlapping with special occasions mingling with joyous family milestones that punctuated her own life here, and she has also gotten to know the history of her childhood home, revealing a tale of stunning transformation since its humble 19thcentury beginnings in what is now central Taos.

The one-room hunting cabin, built in the late 1800s, had grown to a four-room house by 1924 when it won the hearts of an Oklahoma family who welcomed the opportunity to escape their home state’s heat and work on their cool New Mexico summer home. The hacienda began to take shape as new rooms were added to accommodate the Brandenburg family. According to Debbie, one of the defining features of the home is the regal dining room that was developed specifically for Barbara Brandenburg’s wedding to John Brenner in 1951. “This dining room was built for the wedding reception, and the two-car garage was converted to become this huge kitchen,” Debbie said, adding that Barbara Brandenburg-Brenner herself has a collection of happy memories of events and entertaining in the home and describes it as the perfect venue even back then. “Barbara remembers it was always about parties, having people over.”

Also during the Brandenburg era, a new threecar garage was built, with a wood-burning stove installed to keep the cars warm. It was not long ago that Debbie learned the identity of the home’s next owner. “A woman was outside taking pictures, and she said, ‘I grew up in this house,’” she said. The woman turned out to be the daughter of renowned bronze artist Malcolm Alexander, who purchased the home from the Brandenburgs in 1960. “She told me they’d invite their friends from the Pueblo and have big parties that lasted for days, until they all fell down.” But the life story of this fun-loving family estate is not without its tough times. After Alexander sold the property to a local hotelier, it became a rental. Abused and broken when Larry and Judi Friday first laid eyes on it, there was little sign of the light and love that had so recently filled this home. Nevertheless, they must have recognized something worth rescuing, and in 1972, the house of Friday embarked on its new life.

Judi and Larry, along with their three daughters, Debbie and her younger sisters Mary and Betsy, moved in and immediately started renovations, including new stucco, carpet, paint, raised ceilings and damage repair. There were also the personal touches like Larry’s flagstone floor in the living room and Judi’s new sunroom, with its Carmen Velarde fireplace, adjacent to the kitchen. They made other improvements as well, including a major renovation for ADA accessibility and enhancements to the second floor to expand the master suite, creating two new bathrooms, walk-in closets, dressing rooms, and a wet bar. The Fridays commissioned their friend and local artist Susan Reynolds to make something special of some grease-yellow cabinets by turning each wooden door into a one-of-a-kind floral piece painted with bright, cheerful colors. And they revived the spirit of entertaining, hosting events that would be the talk of Taos for years to come. Some, like the weddings, picnics, and annual holiday parties, were meticulously organized; others, like a 3-a.m. rooftop serenade and call-tobreakfast by then-local-nightclub-owner Antonio Mendoza, were as spontaneous as it gets. All were memorable. “It was always about life and love and nurturing,” Debbie said.

dining room. To me it was always special breaking bread amidst the warmth and charm of that kiva. It added so much to the ambiance of our meal and our friendship that we loved being invited for dinner. We have other friends who did a major remodel of an old home and money was no object. They created a bathroom that had both exercise equipment as well as a fireplace. It is likely the only bathroom I was ever been in that evoked emotion. I love it. Where there is fire there is joy in my heart. A fireplace in a kitchen makes sense to me, especially because in my world folks gather where the food is. Add that charm and warmth to what otherwise makes kitchens special and I can set up shop for a long, long time. And those that make it possible to cook in it, or on it, makes it all the more special.

I don’t know about you but I love rooms that have live fire. While that often means the living room in most houses, creative folks with a few bucks in their pocket will often put them elsewhere as well. I have seen them in kitchens, which I truly love, master bedrooms, which we have had, dining rooms, and even saw one in a huge bathroom that my honey would never leave. I used to be a fire snob. If it wasn’t a kiva, burning wood, it wasn’t a fireplace to me. I have since learned to adapt out of necessity and now find a really good gas fired fireplace to be perfectly acceptable and, maybe, I say maybe, better. For me it was 3 back surgeries and 5 fusions later that I became enlightened. I am not a quick learner, I guess. But let’s get back to the topic at hand. Rooms I love have live fire. And it doesn’t matter to me what that room is called. There is a house on Blumenshein, in the Weimer area, that was once owned by friends. It had a fireplace at eye height in the
But let me note that kitchens are often my favorite room in a house. And while I am clearly a fire fanatic Rick, and son Max Edelman, built kitchens that didn’t need a fireplace to love. They were always large and warm and full of character. The finishes were always top of the line and their homes often sold for plus or minus $1M. They had a knack for layout and installed fine appliances and tile. I hardly ever noticed the lack of a fireplace because they were so great. Max has since moved on and I don’t know that Rick is still building. But their houses are around and if kitchens are important to you, find one if you are in the market. Frankly, I don’t require that fire be indoors. While it isn’t technically a room in the traditional sense, courtyards or portals with one work for me. Fire rings do it just as well. I remember in the days of the Haley Bopp comet. We had a fire ring in our courtyard on the east side of our house in the Cañon foothills and we had an awesome portal on the west side that looked out forever. It was a perfect vantage point to see the wonders of that rare sighting. We had friends over regularly and we’d go from one side to the other just taking in the wonders of Taos combined with the grandness of Mother Nature. That last for weeks or maybe months – I frankly don’t recall - but nothing lasts forever. While it is said that size matters – in some things – to me it doesn’t need to be grand to be a room that I love. It just needs charm and character and preferably a fire. And while kivas created by Carmen Velarde here in Taos are treasured, it’s what’s in the fireplace that counts for me. I love fire and I love the rooms that allow for it. And while I am on the topic of fire, I do prefer to have piñon burning. The aroma is something that lasts in one’s brain forever. At least it does mine. I do hope that nothing about the new world we live in, with pandemics and vaccines the subject of so much of our lives, changes tha t which makes Taos special.
