The Year to April 30, 2021 The market remains hot! The Covid-19 pandemic in 2020 added an extra layer of buyers to a market that has been steadily gaining momentum since 2015. Market activity hit a new high gear last year, and the momentum continues in 2021. Call me for a free market analysis of the value of your property, and a consultation about the selling process. SINGLE-FAMILY HOMES - Through April, unit sales are up 28% over the same period in 2020. Dollar sales are up 69%. Median and average price are up 27% and 32%, respectively. The supply of homes listed for sale continues to dwindle while buyer demand, which spiked last year due to the pandemic, remains strong. This caused prices to rise sharply last year, and they continue to increase. CONDOS - Sales in this segment are also up substantially, despite an even tighter inventory than for Single-Family Homes: For the first four months, unit sales are up 88% and dollar sales are up 67%. Condo prices are rising, too, although this is not reflected in year-to-date median and average prices, due to the relatively small number of transactions. Inventory will remain inadequate again this year, so prices should continue to rise. LAND - After years in the doldrums, the land market is finally gaining some momentum. Unit sales through April 2021 are up 103% over the same period in 2020; dollar sales are up 89% (excluding one sale last year of $7 million). With the severe lack of existing homes for sale, more buyers are deciding to buy land and build. Prices have not yet risen the way they have for residential properties, but they are starting to move up!

graders for several years, then left education to transition careers. He entered into banking and insurance. Puskarich had long held an interest in real estate and often worked peripherally to it. For over 20 years “I did everything to do with the real estate transaction, except for (being a) realtor” in Texas and Florida. So when he and partner, Chris, relocated to Northern New Mexico, it offered a natural transition point to pursue real estate and assist clients directly. Finding New Mexico Surviving a hurricane in their Florida residence inspired the couple to seek out new horizons. Chris, an abstract painter, had been creating art on a trip heading west, destination California. Along the way, though, Chris fell in love with NM. The two landed in Ojo Sarco, on the ‘high road’ near Truchas. A newly discovered passion for skiing – “I grew up in a soccer family in Dallas” – eventually landed them in Angel Fire. While he observes that the business is “very stressful,” he brings enthusiasm and a positive attitude to the work. He notes that the housing market is booming. The COVID-19 pandemic has shifted some of the workforce to remote activity. This has encouraged an exodus of people from urban to rural areas, in particular mountain towns.
Robbie Puskarich estimates that he’s friends with “95% of my clients.” This Texas native smiles as he recounts a formative real estate experience. One couple had searched for the right agent to sell their unique Taos house for over a year, without success. Puskarich, though, saw into the heart of their home and sold it for more than anticipated. They still chat on the phone every Sunday. I wanted a feeling of openness with a big living room and beautiful kitchen.
Set among the fields, this El Salto home was designed and built by an artist. Her creativity and attention to detail have created a space that is highly polished and refined like an exquisite jewelry box. Tucked into just under an acre in the farmland between the dome of El Salto and the flat lands to the west, the home has iconic views in every direction. The area, just outside Arroyo Seco, is a place to view the magic of rainbows and shooting stars. Artist Mary Letzring works in pastels and graphite. Her artwork of horses is found on a “Taos is Art” banner this year. Like so many artists, Letzring was drawn here by the light. “It’s amazing; not like anywhere else,” she observed. In addition to her skills as an artist, Letzring also has extensive experience building and renovating homes. She is known locally for the big, brilliant blue, hyacinth macaw that came with her from Hawaii. The bird is a rescue she carries on her shoulder around town. DESIGN AND CONSTRUCTION In designing the home, she had a vision of an efficient house that felt spacious. “I wanted a feeling of openness with a big living room and beautiful kitchen. I think the vision was realized; it has a nice open feeling and a good flow from room to room,” she said.

Completed in 2019, the home has a traditional feel with its extensive use of wood and tile, but it is also modern and efficient, using current technology like the on-demand hot water heater. It has special touches like the claw-foot tub in the bathroom and accent-tiles set into the Saltillo floors. The home was a labor of love. She did everything from designing the space to working with a crew to make the adobe bricks and carefully finish all the internal wood at a higher level of polish than typically seen in much Southwest construction. The juniper was cut locally in the mountains and she worked with a local cabinetmaker to mill and finish it. The vigas, posts and herringbone-patterned wood in the 10-foot ceiling all literally shine in the sunlight In the kitchen, the carved-juniper cabinets glow with the same attention and the room truly comes to life with the glow from a rising sun illuminating the yellow tiles. A classic Chambers four-burner stove, which was also part of her vision for the house, is a centerpiece of the room. A large great room is focused on a Jøtul woodstove in the corner and the expansive views to the west. For warmth, along with the woodstove, there is solar gain through the carefully placed windows on the south side of the house, and a radiant-floor heat system. The house is kept cool through the insulating effect of the adobe brick construction and the flow of air from the entry to the large double doors that lead to the terraced patio. OUTDOOR LIVING Flat-topped Pedernal and jagged Tres Orejas mountain peaks are visible on the western horizon, set against the brilliant pinks and yellows of the sunset. The flagstone patio with a fire pit is perfect for extending sunset views to the coming of the stars on a clear night. In the summer, wildflowers bloom all around and can be nurtured using the water of the nearby acequia.

one bedroom wasn’t even in anyone’s thoughts. And floor plan wasn’t a consideration so one bedroom often led to another and walk throughs were the norm. Back then, there was no political statements made about the size of one’s home. Building materials were not state of the art but what Mother Nature provided. So houses were built of our grand mud that became adobes. Ponderosa pine trees provided vigas. Aspen trees gave us latillas. And so it went.

Today, small homes are coming back into fashion. And with them comes new building materials selected to honor the land in ways never thought about 100 years ago. We now have straw bale, rastra, and rammed earth. Currently we have people who make the choice to live in a structure that can be moved from place to place and may be 180 sq. ft. or maybe 250. Those folks are making a statement about their priorities, be it not being a slave to their homes or not having to work as much or as hard to build one’s domain. In Taos, today, we have yet to see any small home projects. We do have condos that are on the smaller side, but in this case maybe 950 sq. ft. or just over 1000. We have casitas that may be 450 sq. ft. or a bit more, but they are for guests and not the main home for most. Yet we do see creativity in these homes, space that is well planned, and a feeling of warmth and use of material that can amaze. My favorite casita is on the old John Young Hunter estate, in the Cañon foothills, off Piedmont Road. There sits a space not more than 550 sq. ft. but right out of Ralph Lauren. It is made of logs, and feels like it could have been built 150 years ago, but it wasn’t. And the gingham curtains bring a sense of ages past.
There aren't lots of real spiffy homes in this magnificent valley but there are some. And they seem to be popping up more and more as the demographics of the town change. Historically, homes here were small because the pockets of those that lived here were not very deep. Back about 100 years ago, folks had land but not much money. And the land wasn’t worth much in terms of dollars, although it was treasured and passed down from generation to generation. The Family Transfer exception to our Land Use Ordinances acknowledges the tradition of cutting off an acre or three from the family farm, gifting it to children or grandchildren, so the family stayed close and the younger generation could have a place to live. The homes that were built upon the land then were modest, all the family could afford. Often it was 2 rooms, a kitchen and a bedroom – and as the family grew, and they became a tad more prosperous, rooms would be added. Living rooms were created. Bedrooms multiplied. But the thought of one child
There are condos on the ski valley road, near the Quail Ridge, where there are two bedroom 2 baths homes, attached on both sides, but with no hallways to waste space and I could live there. They are small but well designed. Many in the real estate industry will remember Lee and Alan, two local guys who built condos in R-14 zones that made great use of space. While they were active in the late 90s their condos sold as fast as they could build them because they worked. And were livable. We have had folks like Mike Reynolds who created homes from old tires and empty bottles called earthships. We need someone who thinks out of the box, like he did, to come along and created a small home development. It would be great for those that need affordable housing. And it would be great for those that want to live differently, with less stress paying the bills. I think Taos is the perfect place for such a project. We just need the right folks to come up with the idea and the location. My view is that small spaces will sell. And for good reasons. Anyone out there want to give it a shot? I’ll take the listings!
