The market is still hot! Last year sales took off after Covid-19 stay-at-home orders were relaxed around May, and people starting traveling and buying real estate. The surge continues this year. 2020 sales were limited during the worst of the pandemic, so 2021 sales have been substantially higher up to this point; however, for the rest of this year, the residential sales will probably run just slightly higher than last year, as the lack of inventory acts as a brake. Call me for a free market analysis of the value of your property, and a consultation about the selling process. SINGLE-FAMILY HOMES - Through June, unit sales are up 33% over the same period in 2020. Dollar sales are up 87%. Median and average price are up 31% and 40%, respectively. The very inadequate supply of homes listed for sale caused prices to rise sharply last year, and they continue to increase. In many cases, we are seeing “bidding wars”, homes selling above asking price, and homes going under contract very fast. It’s a seller’s market! CONDOS - Sales in this segment are also up substantially, despite an even tighter inventory than for single-family homes: For the first six months, unit sales are up 96%, and dollar sales are up 105%. Condo prices are rising, too. Median price is up 18%; average price is up 5%. As with single-family homes, the lack of inventory means prices should continue to rise. LAND - The land market has blossomed this year after being in the doldrums ever since the recession that began in 2009. Unit sales for the year through June are up 130% over the same period last year; total dollar sales are up only 11%, but that is because last year included one unusually high sale of $7 million; excluding that one sale, 2021 dollar sales are up 174%! With the severe lack of existing homes for sale, more people are deciding to buy land and build. Prices have not yet risen the way they have for residential properties, but they are starting to move up!

abyrinths are spiral walking paths that lead to a center point. The concept is ancient, as old as 4,000 years or more. There is only one way in and out, so they are not a puzzle to be solved, but rather an invitation to inner reflection. Labyrinths are used as a walking meditation and the site of rituals, as well as a place of prayer and pilgrimage. They can assist in the search for balance, wholeness and the manifestation of dreams. Taos has its share of labyrinths dedicated to personal and world peace. Some are in public locations, or private places you can visit with permission. Homeowners have built their own labyrinths for use in seasonal celebrations and walking reflection. A Taos labyrinth is as simple as a path in the desert lined with rocks or as elaborate as a professionally-designed spiral, set in a flower garden. Your own labyrinth can be a unique expression of yourself.
LABYRINTHS AT LOCAL INNS ADOBE AND PINES INN In a cool oasis on the south side of town, a labyrinth adorns the garden of Adobe and Pines Inn. Walking the sacred path soothes the mind and spirit. The walnut-shelled surface leads to a center waterfall, almost hidden from view outside the labyrinth. The water brings a feeling of the ancient and timeless to the spiral. “It is a special place due to its large size, native plants and the meditation stones that provide a reminder to stop and reflect,” says inn owner Christine Scypinski. As a landscape architect, Scypinski brings a careful eye to the selection and care of the native plants that surround the labyrinth and the grove of healthy trees that provide shade.

Adobe and Pines Inn occupies a hacienda built in 1832; it has been an inn for the last 30 years. The labyrinth was constructed by previous owners Louis and Katherine Costabel in 2007 and may be the largest in New Mexico. Although there is not just one way to walk a labyrinth, Scypinski suggests you might walk heel-to-toe as a way to induce a meditative state. “Labyrinths have been used at least since Celtic times,” she says. “At the entrance, you can release everything you don’t need and when you walk out you can embrace what you want.” A brochure available at the inn provides more suggestions on how to walk the path. The labyrinth has been the site of weddings, elopements and yoga retreats. It is also a place for children to play and for cats to join guests in walking. More than 100 years ago, East Coast socialite and promoter of the arts, Mabel Dodge purchased 12 acres of land near the Taos Pueblo and renovated an existing home that would become known as the big house. Tony Lujan of the Pueblo oversaw the renovation and became Mabel’s husband in 1923. Their home was a destination for artists and writers to come rest, reflect and create; among them Georgia O’Keeffe, Willa Cather, D.H. Lawrence and Ansel Adams, to name a few. The story of Mabel and Tony’s relationship captured the imagination of the world and opened the eyes of many to the unique history and culture of Taos. The property was owned by Dennis Hopper in the 1970s. Since 1996, the house has been the site of an inn and conference center. A labyrinth built about 10 years ago on the grounds provides a place for guests and visitors to walk on a self-guided basis as a meditative practice. “The labyrinth is a universal archetype that is open to everyone. Built as a spiritual path, the labyrinth of Shanti and Yale Jones is set in an extensive garden of flowering plants. Their labyrinth is based on the classical 11-circuit labyrinth found on the floor of Chartres Cathedral in France. “Shanti wanted it for seasonal celebration and walks,” says Yale Jones. “We use it for walking meditation.”

Yale says that when they built the labyrinth about 10 years ago, they worked with a professional landscaper to get rid of the weeds and place weed barrier down before laying down the white rocks lined with large stones that form the labyrinth. This spiral has a bench in the middle for rest and reflection. The path is held and enclosed by the mature landscaping that has grown up over the 20 years the Joneses have lived there. There are water features in the garden creating a serene place. “My wife is a spiritual person,” says Yale Jones. “Building it and walking it has been a good symbol for her. It is not just a decoration; it is a spiritual path.” For Cindy Boisvert, sales manager for Enchanted Homes magazine, the labyrinth in her southside back yard is a place for quiet meditation. “I wanted it to feel like a secret garden that you stumbled upon. It is completely invisible from my patio and separate from the rest of the yard,” she says. “It’s a way for me to take a moment and be truly mindful of what I want or need out of life and think on that as I walk the path. I always leave a token to resemble the wish I want to manifest.” The labyrinth was a labor of love over several months. Boisvert started gathering rocks from her yard and a nearby arroyo last fall. She says “I didn’t have professional help. Just a vision and a will.” She says the labyrinth is a constant workin-progress, just like the person herself. ranslated from Spanish to English ‘el rito’ means ‘the ritual.’ There may be no better way to introduce a visitor to the sustainable, artisan-built, memoryfilled home located 50 miles west of Taos in El Rito, than ‘The Ritual.’ With a deck that overlooks an untouched hillside, it is not just a straw bale house. It is more than its eco-friendly, solar powered heating systems. It is more than the sophisticated, yet easy-to-operate, collection of rainwater cisterns. The impressive 3,800-square-foot residence is more than a house. Rather, it is a home and taking it all in feels every bit ‘the ritual’ that it deserves. Lana Beatty and Monty Williams had a big dream for a sustainable, environmentally-friendly property and they made it happen with their collective ‘show as it goes’ philosophy. Much like artists who say the sculpture is already in the rock and they simply remove the parts that aren’t part of the art, ‘show as it goes’ was an integral part of the process. “I learned years ago to trust that when constructing anything, the process shows as it goes,” explained Williams. Beatty agreed, “Nothing was forced. We were patient, but persistent. We would take intentional steps and then step back and take it in.” The couple brings a combination of talent and skill to their collective table including her right-brained creativity and his left-brained logic. “For me it needs to feel right. Every room I walk into I think about what I want to feel in that space,” added Beatty.

The home may be newly constructed but there is a lot of history inside. One-hundred-yearold flooring was transported from Williams’ family homestead in South Dakota. Doorframes include lumber saved from horse corrals and a ceiling that is a herring bone shaped work of art, consisting of repurposed and split Texas straight grain cedar from fencing that had rotted off at the ground from that South Dakota homestead. If that isn’t quite enough history, the impressive stairwell is made from rammed earth material from the pre-Pangean Cañon de Cobre, which according to Williams is “a couple hundred million years old.” The home is no less than a feat of trail-blazing innovation and pragmatic engineering designed

from seeds likely sewn from an Erector set given to Williams by his father. Never mind the fact that Williams was only 6 years of age and the engineering toy was made for kids 10 and older. “I figured it out pretty quick, it came natural to me,” Williams reflected. Growing up running cattle on a 5,000-acre ranch forced Williams to learn as he went and to trust the solution to any obstacle shows as it goes. Beatty’s vision for a penny-covered floor in the sunroom was an exercise in show-as-it-goes: 48,000 pennies and 100 hours of trial-anderror labor resulted in the stunning mosaicstyled floor that she laid one penny at a time. If the home’s walls could talk, they would likely speak multiple languages and dialects.

Building a home or business from the ground up is one of – if not the most – costly endeavors one can undertake. Clients understandably want the best value for their investment, including the obvious: structural soundness; functionality; and cost efficiency. But there are other boxes they may want to check in creating their dream space, like sustainability and pleasing aesthetics. The question arises, then: how can you best check all those boxes with confidence? Ask Scott MacHardy, owner since 1978 of Pumice-Crete Building Systems of New Mexico. “Pumice-crete is a composite building material in which the aggregate used in the portland cement mix is a low-density pumice, or lava, that has been locally sourced from Valles Caldera in the Jemez mountains.” It’s a featherweight and porous alternative to aggregates such as sand or gravel and those characteristics make it a superior – if unusual – choice.

“As an aggregate, pumice contains small air pockets that remain trapped between the exterior stucco and the soft interior plaster or gypsum finishes. That porosity makes pumice-crete a naturally insulating and energy efficient material. This, along with walls that are a minimum of 14 inches thick, ensure that buildings remain cool in the summer and warm in the winter.” “Since pumice-concrete doesn’t require any other insulation it doesn’t require vapor barriers, either,” he continued. Therefore, the building “breathes” and the resulting indoor air quality is ideal for persons concerned with exposure to chemicals. MacHardy is also a proponent of pumicecrete’s sustainable features. In bypassing frame (wood) construction, clients lessen dependency on forest products – the costs of which are skyrocketing – and on nonrenewable energy-intensive resources. “Pumice-crete is also conducive to passive solar installations, water catchment and conservation, and is naturally fireproof,” he added, all of which allow his buildings to
better hold and increase in value. “From all perspectives, pumice-crete is an excellent building material selection for this region,” MacHardy emphasized. Now, though, look for a moment beyond its practicalities and focus upon what is truly extraordinary about pumice-crete construction: the beautiful appointment of sinuous and sculptural detailing that only such a fluid material would allow. The Neem Karoli Baba Ashram and Hanuman Temple, a Hindu temple in the middle of Taos, is a favorite MacHardy example of the best in pumice-crete construction. It was a sweltering day when he and John Kane – president of the ashram’s Board of Directors, and personal friend of Ram Dass – took Enchanted Homes on a tour. The serene exterior was designed to incorporate Southwestern style suited to its surroundings while incorporating the essential spatial needs for the temple’s community.

CLOSING STATEMENT
To me, the most unique and special land we have is in the Barranca del Pueblo subdivision, west of the Taos Country Club, and east of the 2,500 plus acres of land the BLM controls at the end of County Road 110. Here there are 5 residential lots where one can built up to the rim of the gorge of the Río Pueblo some 200 feet below. I kid you not. And while that may seem to some to be risky or dangerous, it is not, and those few that own those lots control something special and unique. There is only one house built on the rim so far - but there will be more. And it is unlikely that the county will approve more lots which allow for that. One can actually hear the river below from the building and to me that is about as good as it gets. Then, if we look to what folks put on their land – not Barranca del Pueblo, where they would not be allowed by the CC & Rs or restrictions – Mike Reynolds, a local guy who has brought us earthships. These homes are made of old tires, bottles, and cans, face due south and use the sun as the primary source of heat for the residence. I have been in many that I truly thought were cool, besides being environmentally friendly, but I prefer them only one room deep. When they are two rooms deep I find them too cave like. But that’s me. They are unique and unusual for sure.

I think all of us who have made Taos our home will acknowledge that it is a unique and unusual town. Clearly it is not for everyone as one must embrace diversity and the fact that we are somewhat isolated, tucked away in Northern New Mexico, just 50 miles or so from the Colorado border. Our real estate is as unique, unusual, and diverse as our town. And they are so intertwined that one can’t view the big picture without seeing our land and what we put upon it. While years ago adobe was the building material of choice because of our great mud, that isn’t always the case anymore.
I met one woman who lives in a house that, while not an earthship, was built in that manner with the walls all constructed of empty aluminum cans. She told me something I had never thought about – that she was tired of looking at 3-inch diameter circles all day when inside her house! I figured the builder would cover those suckers with sheetrock or stucco – but I would think wrong. I can only imagine how that would get old. But it sure is unique and unusual, although it might not be categorized as special by most of us, We also have straw bale homes, which are also environmentally friendly. Most who build them construct or include what could be called a window thru the interior walls so one can see the bales beneath. I think that is also very unusual and unique. While I don’t know anyone who lives full time in a teepee, I do know folks who have them on their land and use them as guesthouses, or for their own recreational uses. I love the way they sit on the land and the feel is of hundreds of years ago. A local business owner built two very unusual and unique dome structures on a beautiful piece of land along the river south of town. But unique is not always popular and he had trouble selling his property at a price he felt it was worth. That isn’t the case with a 3 bedroom, 2 bath home in Vista Linda on 1¼ acres where the demand is greater, but the property not likely unique or unusual. Also unique and unusual for this market are what are sometimes called McMansions. We don’t have many statement homes, large and ostentatious. Those who crave something really big or really “loud” are drawn more to Aspen or Vail, or maybe even Santa Fe. Taos is for those who aren’t into showing how much money they have, but rather those who lead more with their hearts and souls. And that, in and of itself, makes Taos somewhat unique and unusual. And why I treasure it and those who live here.
