Year-to-Date through October 31, 2024 (ten months)
2023 ended the year with sales well below 2022 in all categories of property. Both the number of closed sales and the dollar volume were down. The red-hot market of 2020-2022 was bound to cool off at some time, and 2023 was it. The sharp spike in interest rates, worries about inflation and the economy, and the scary geopolitical situation, combined to dampen buyer enthusiasm for real estate investments. 2024 should see the market regain momentum, as interest rates have begun to decline and the long-anticipated recession seems to be not happening.

Through the first ten months this year, the number of sales of Single-Family Homes, Condos and Land are all down compared to last year. The market remains in a downward trend from the 2020-2022 bull market. 2023 sales were down from 2022, and 2024 is trending below 2023. Buyers are not as plentiful or as eager to buy as they were during the boom. Interest rates much higher than what people had got used to, preoccupation with the November elections, and concerns about the economy, government debt, and the tense geopolitical situation, have made buyers cautious. Interest rates dipped some in September, but they have been rising since then, and are back to where they were in August. SINGLE-FAMILY HOMES – Unit sales were 29% fewer than last year. Dollar sales were down 31%. Median price was about the same (+1%), and average price was down 3%. The rapid price rises of 20%-25% per year during the 2020-2022 market surge were unsustainable. However, there is still more demand than supply, with the inventory of homes listed for sale the lowest it has been in many years; therefore, prices should remain fairly firm.
SINGLE-FAMILY HOMES – Year-to-date unit sales are 22 fewer compared to the same time period a year ago at 205 vs. 227 homes sold (-10%). Dollar sales are actually up slightly (0.2%) as prices continue to rise:
Median price is up 14%, and average price is up 11%. Even though the number of buyers has diminished over the past two years, the supply of homes for sale remains inadequate for the demand, which is pushing prices up, albeit not as rapidly as during the 2020-2022 surge.
CONDOS – For the full year, unit sales were down 37% compared to last year. This was mainly due to lack of inventory---there were very few condos available for purchase. Dollar sales were down 25%. Median and average prices were actually up 17% and 19%, respectively, due to the acute shortage of inventory.
CONDOS – Year-to-date unit sales are down by 3 compared to last year, at 42 vs. 45 condos sold (-7%). Dollar sales are down 12%, with median and average prices both down about 6%. However, with a data set of just 42 sales, these averages could be skewed by the sales mix (unit sizes, location, etc.). The number of sales has been constrained by an extremely limited inventory of condos available for purchase.

There’s a reason the Land of Enchantment is affectionately known as the "Land of Entrapment." Spend even a little time exploring its uniquely breathtaking beauty and you, too, may find yourself caught in its magical web.
That’s what happened to Karen Lee.
"I was retired, but my husband, Tom, was still working, so I took off in our RV with my sister in tow to travel to Alaska," she said. "I wanted to spend a week visiting family in New Mexico and on a whim decided to look at properties while perusing the newspaper in Taos." After viewing several parcels, she happened upon this 10-acre slice of heaven in Valdez and fell in love. "When I told Tom about the land he said 'No,' and I said, 'Too late,"' Karen recalled with a laugh. She had already committed to the purchase.
The next two years saw their new adobe home come to life as a place where nature and architecture came to a harmonious coexistence, and where every room tells a nuanced story of life in the high country.
"Karen had already built two homes in Louisville [Kentucky] and, let me say this, she builds great homes," Tom enthused. "She has the eye for it and, as long as I stay out of her way, it's fine."
Working with Raul Torres, Karen laid the floor plan for the 3800 square feet of indoor living space, which includes an expansive great room and kitchen, three bedrooms, four baths and a seemingly infinite number of views from the many glass doors and windows handmade by Taos artisan Pete Barlow.
"I wasn't sure about the dark walnut stain Pete recommended, so he made me a miniature door and I walked around the house with that door for days, until I was sure it worked in all kinds of light and at all times of day," Karen said. It was only
when she convinced herself the walnut was perfectly juxtaposed with the parchmentcolored, hard-troweled plaster walls did she give Barlow the green light.
It’s that attention to detail that makes this home so special. From the handmade Tabarka tiles sourced out of Arizona, to the antique wedding chest repurposed into a wet bar, to the unhewn vigas, salvaged lumber accents and vintage decor: The home exudes an ambiance that is rustic yet elegantly refined.
Thoughtful touches abound in this sanctuary: a mini refrigerator, freezer and coffee service hidden in the guest suite's cabinetry; a heated bench beneath a wall of windows; cozy sitting areas in front of the great stone hearth fireplace and the three kivas.
"We wanted our family and friends to have the same level of comfort we enjoy in our own living spaces,” Karen said.
What Karen and Tom also accomplished was creating an extraordinary labor-of-love mountain retreat amongst the rocky, piñonladen landscape and under the endless New Mexico sky — one where the boundaries between home and the wilderness blur.
The scenery is as much a feature as the tasteful structural design elements — both inside and outside the home — of which the Lees were acutely aware. They removed juniper and scrub, planned gravel walkways to circle the home, and cleared paths so they could enjoy the beauty of their surroundings.
The couple built an eight-foot-high retaining wall to ameliorate the slope of the ground and preclude the need for interior steps leading into the great room — something Karen adamantly pursued. Fabricated entirely of rocks and boulders harvested from the property — “some as big as Volkswagens," she laughed — the extended front yard is both architecturally arresting and a nod to their surroundings.
"We have an arroyo which is three feet deep to 35 feet deep, and at that deep end there are petroglyphs etched into the rocks," Karen said, noting she and Tom believe the property was along the path where ancients camped and followed to reach the sacred Blue Lake. Their forest is also home to an abundance of wildlife who stop to drink from the massive water feature the Lees constructed and which can be viewed from any of the multi-level outdoor decks overlooking the mountains.
On a cool evening, with the sun setting and their pup, Sophia, at their feet, "There is nothing better than sitting outside with a glass of wine and watching the skies change color, then darken. I think I can tell the time just by where the Big Dipper happens to be in the sky," she mused.
"This isn't just a house; it's a home. When you walk in the door you feel like you're getting a big hug," Karen had earlier emphasized. As we parted, she asked, "Did you feel the hug?"

Sitting around a bonfire at a number of local establishments, like the Taos Co-Op, the Winter Market, or the Saturday morning Farmers Market (commencing in mid-May) is a great place to become immersed in the Taos culture. Coffee shops like KOKO, The Coffee Apothecary, World Cup, Elevation Coffee, The Espresso Bar, Taos Java, tea.o.graphy, Mountain Monk, Sol Coffee, and Chokola (for their award-winning chocolate, too) are a few favorite
spots for insightful conversations and yummy drinks, especially on cold days. The new High Desert Honey store located in town at Yucca Plaza offers a different kind of cafe experience where you get to taste a dozen different honey flavors, and is certainly worth the stop (@highdeserthoneyco). You can also check to see what the latest upcoming events, festivals and concerts are downtown and around the Enchanted Circle at taos.org. The year-round music scene has recently been revitalized, so be sure to hit Daleee at KTAOS (@daleeektaos), The Stakeout, and the Taos Mesa Brewing Mothership. If time permits, stop by the Hacienda de los Martinez or Blumenschein Home & Museum (both are Taos Historic Museums, taoshistoricmuseums. org), or the Millicent Rogers Museum, Bent Street Museum and newly restored Couse-Sharp Historic Site for a glimpse back in time, and insight into “la gente,” the people of Northern New Mexico. Los Matachines, Los Manueles, and many other folk dramas of the region are worth exploring. The lighting of Ledoux Street and Yuletide Christmas Tree Lighting, the Christmas Eve Vespers Mass at the San Geronimo Church located at Taos Pueblo, and the Taos Pueblo Deer Dance on Christmas day are four events that I highly recommend observing during the holiday seasons, among many others.

A great introduction to the towns and villages of Northern New Mexico begins with a scenic drive around the Enchanted Circle. Along the way, be sure to hop off the main road for a stroll down an old Forest Road and a glimpse into our vast alpine forest system (taos. org). This time of year also means “shred season” for worldclass skiing, snowboarding or snowshoeing within our alpine winter wonderlands. For those seeking an adrenaline rush or to unwind in nature, find a guide to cross-country ski, snowmobile, flyfish the Rio Grande, ice fish Eagle Nest Lake, or hunt in the Sangre de Cristo Mountains (April & May is spring turkey season). the ropes, and they also offer back- and cross-country ski and snowshoe tours. During the spring months, take a moment to observe and appreciate our lifeblood: water from the snowmelt rushing down our mountains through our ancient water ways known as acequias (taosacequias.org). Acequias and indigenous systems of wa ter management have sustained agriculture in our valley for many generations. The Mountains:
One of the region’s most notable treasures are our four ski and snowboard resorts nestled in the Sangre de Cristo Moun tains. Taos Ski Valley (TSV), Red River Ski and Summer Area, Sipapu Ski and Summer Resort, and Angel Fire Resort all have different experiences to offer, but they share one thing in common: world-class skiing for all experience levels. The largest of the four resorts, Taos Ski Valley, has deep roots dating back to 1954 when Ernie and Rhoda Blake founded the resort. While visiting TSV, I highly recommend visiting some of the locally owned businesses for shopping and to satisfy your appetite. As the holidays draw near and kitchens everywhere fill with the warmth of baking spices and savory delights, three beloved local chefs are sharing their favorite recipes to make the season even more special. Ky Quintanilla of the Taos Trading Post is offering his red chile bison posole, Lee Clayton of the Mobile Bodega is offering their cornbread dressing recipe, and Aya Trevino of SUP - Craft BBQ offers her gluten-free alternative to biscochitos. From family favorites to fresh, festive twists, these chefs are bringing their unique talents and creative flair straight to your table.
Ky's Red chile bison posole
Ky currently owns and operates Trading Post Market and Deli where they serve up the meanest mac-n-cheese bowls and deli sandwiches on the south side of Taos. Previously, he’s been the executive chef at Lambert’s and has trained under Wolfgang Puck. In this recipe, Ky takes a traditional Mexican stew and adds a slight twist in the accompanying protein.
Ingredients
1 onion
8 cloves garlic
1 lb. of ground bison
1 cup of red chile powder
1 Tbsp oregano
1 Tbsp cumin
1/2 Tbsp green chile powder
2 lb. frozen posole
1/2 gallon stock
In a soup pot, sauté the onion, garlic and bison. Cook until caramelized then add cumin, red chile powder, oregano, and optional green chile powder. Continue to cook on medium heat until aroma is present, then add posole and simmering liquid of choice if not using stock. Simmer for one hour or until desired posole tenderness is reached. Season to taste during the whole process.
For the holidays, I like to choose ingredients of the area: lamb, duck, bison, trout, chiles, herbs. One thing that never changes is the taste. I like to share that with my ancestors every holiday season.

Lee’s Cornbread Dressing
Lee Clayton is known as the culinary force behind Bodega by Church’s deli and international market. It is probably the only establishment capable of offering jerk chicken, bahn mis and birria ramen in one place. For the holidays, Clayton has offered their take on a southern staple.
Ingredients
6 cups cornbread crumbs
1 small red pepper
1 small green pepper
2 stalks of celery diced
2 shallots diced
2 carrot sticks diced
1 jalapeño diced
1 small bunch parsley
1 package Italian sausage
2 cups flavorful broth
1 Tbsp salt
1 Tbsp pepper
1 Tbsp olive oil
In a large pot on medium high heat add olive oil. Once oil shimmers, add Italian sausage and break into small pieces. Once sausage has rendered its oil and is partially cooked, add red and green peppers, shallots, carrots, celery, jalapeño and salt and pepper. Cook until vegetables have softened and shallots are translucent.
Add cornbread crumbs and thoroughly combine with meat and cooked vegetables. Once mixed, add broth and turn off heat. The mixture should be
like Play-Doh. If too dry, add broth. Add chopped parsley to combine and place in a serving dish. Bake uncovered on 375 degrees for 25-30 minutes. Make sure topping is brown and the dressing is set.
Aya’s Gluten-Free Abuelita’s Biscochitos
Trevino is responsible for the irresistible aroma of smoked meats that wafts out of SUP - Craft BBQ located in the Taos Food Hall. Trevino offers your standard barbecue options such as oak-smoked brisket, pulled pork and pork ribs. In addition to being able to produce smoke rings on proteins, Trevino is also knowledgeable in the gluten-free arts. As such she’s offering her gluten-free alternative to the biscochito.
Ingredients
6 cups gluten-free flour
2 cups lard, coconut oil or butter
1 1/2 cup sugar
2 whole eggs
2 tsp baking powder
1 tsp psyllium husk
1 tsp salt
1 tsp anise seed and anise seed powder
1 tsp cinnamon
1 tsp vanilla (optional)
Mix dry ingredients first. Add wet ingredients and mix with your hands. Cut out cookie shape with cookie cutter onto baking sheet and bake at 350 degrees for 15-20 minutes. Separately, place semisweet chocolate in a double boiler to melt. Once cookies are cooled, dip half in the chocolate.

COMMUNITY PROFILE
The 5.4 square miles of incorporated town of Taos spreads out beneath the shadow of Pueblo Peak (12,305) and is bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low 90s.
Taos Puebloans inhabited the sage-piñón-juniper mountain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central Plaza became the hub of activity and the site of conflicts – often bloody –between the Spanish, natives, and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communities. Taos continues to grow to this day with young ski bums and rafters and older retirees.
Commercial activity centers on the Plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques, and craft shops – plus renowned studio tours and arts and crafts festivals. Dozens of restaurants serve up wide varieties of cuisine; the Northern New Mexico red-sauce dishes are celebrated. Just south of town in Ranchos de Taos sits St. Francis de Asís Catholic Church, reputed to be the most photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descansos, and neighborhood churches called capillas and moradas. The locals speak a patois of English and Castilian Spanish.
As the county seat, Taos is home to the county government and district courts. The U.S. Forest Service and Bureau of Land Management have a strong presence in town. On the outskirts of town, pastures, fields, and gardens irrigated by ancestral acequias extend out from the rivers and streams.

The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s.
Founders Ernie and Rhoda Blake put up the first ski lift in 1956 and, until 2013, the family owned the resort. In 2013, the family sold the mountain and facilities to former hedge fund manager Louis Bacon, who began upgrades and renovations starting with the 2014 construction of the Kachina Peak chairlift.
The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 15 lifts and 110 trails, with a total vertical drop of more than 3,000 feet. Typically, about 250,000 skiers
and snowboarders hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and back-country skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to mid-mountain.
The Village of Taos Ski Valley, incorporated in 1996, encompasses 2.3 square miles in the valley and administers municipal services, such as water, sewer, and police.

COMMUNITY PROFILE
The town of Red River bustles along the Red River, a mountain tributary to the Rio Grande. The settlement’s elevation is 8,750 feet, and it’s surrounded by Carson National Forest and the Sangre de Cristo Mountains. The climate ranges from winter lows below 0 to summer highs in the 70s. Thunderstorms often roll through on summer afternoons.
Gold miners first settled the area in the mid-1800s. These days, the local economy relies upon winter tourists who ski and snowboard, plus summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors.
Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. For a fee, wintertime enthusiasts can explore the 21 miles of groomed skiing and snowshoeing trails at Enchanted Forest Cross-Country Ski and Snowshoe Area, located 3 miles east of town. In town, private rental services lease out snowmobiles and ATVs, and horse trail-riding is a popular summer activity.
The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. The town hosts a number of popular summertime events, beginning with the three-day Memorial Day Motorcycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. In winter, about 210 inches of snow typically fall on Angel Fire, and average temperatures range between 0 and 30 degrees. Summertime highs rarely exceed 80 degrees, with frequent afternoon thunderstorms that cool off midday temperatures.
Originally a favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s when the first ski runs of Angel Fire Resort were cut on Agua Fria Peak. Tourism fuels the local economy although several large, working ranches still operate in the area.
Surrounded by U.S. National Forest and private ranches, the incorporated village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort has more than 2,000 private homes, a 500-acre ski and snowboard mountain, a destination zip line, a championship golf course, country club, fishing lake and other amenities for member-landowners. COMMUNITY PROFILE
The boundaries of Taos County stretch from the Colorado border on the north to the Cañón del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot-high Taos Valley is bounded in the east by the soaring Sangre de Cristos of the southern Rockies and in the west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-alpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks.
Tribal members of Picuris Pueblo have lived above the Río Pueblo near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Río Grande pueblos. Pueblo history traces back some 1,000 years - centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields, and orchards.
Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area.
Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the triculture atmosphere, the hundred-mile views, and adobe stylings - and many return for good. The county is home to a significant number of retirees, many of whom have already purchased second homes. It is also home to several off-thegrid communities west of the Río Grande, including the Earthships of the Greater World Community.

Magical Taos holiday celebrations

The holiday season in Taos is full of mystery and ancient beauty. Centuries-old traditions bring a unique feeling of the sacred to the celebrations of this special time of year and symbolize the mixing of cultures and blood that define the community.
Christmas Eve Procession of the Virgin Mary at Taos Pueblo
The Christmas Eve Procession of the Virgin Mary at Taos Pueblo is one of the oldest and most magical celebrations of the season. In a ceremony that mixes Native and Christian beliefs, the Virgin Mary is carried aloft from the San Geronimo Chapel throughout the Pueblo accompanied by drums and rifle shots. Towering wood piles are set afire to light the route. People from the Pueblo and the wider Taos community bundle up against the cold and gather under glittering starry skies to observe the spectacle and share in a sense of wonder and reverence.
On Christmas Day, either the Deer or the Matachina Dance is held and on January 1, the Turtle Dance takes place at Taos Pueblo. All of these events are sacred ceremonies and photography and recording are not usually allowed.

Las Posadas
Las Posadas is a reenactment of the search by Mary and Joseph for an inn or posada before the birth of the baby Jesus. It has been celebrated for centuries in Northern New Mexico, brought by Spanish missionaries. The play takes place for nine nights before Christmas, representing the nine months of Mary’s pregnancy.
Each night, a candle-lit procession led by people dressed like Mary and Joseph, along with angels and shepherds, make their way through the community. These travelers or pilgrims also known as peregrinos might include people in masks or traditional Spanish costumes.
On each evening, the faithful are turned away from the homes they where they stop to seek shelter. Finally on the last night, they are welcomed inside with much celebration and feasting on traditional holiday food like spicy tamales, warming posole, sweet biscochitos, and hot chocolate.
This year, Las Posadas will be celebrated in Ranchos de Taos with the final night ending at the San Francisco de Asis Church.

Taos celebrates the lighting of the Christmas Tree at Taos Plaza in early December. Families gather and small children wait breathlessly for an appearance by Santa, Santa lights the Christmas Tree and then greets the children. Los Comanches
On January 1, it is the tradition for Los Comanches de la Serna to honor Jesus Christ through drumming and dancing. The people are known as Los Comanches because they trace their ancestry to Native Comanches who first traded with Spanish people in Ranchos de Taos and then came to live there, according to elder Francisco Gonzales. Gonzales has been a leader in keeping the traditions of his childhood alive by teaching younger generations about the history of the mixed Native and Spanish blood carried by people who identify as genizaro. These people settled on La Serna Land Grant in the late 1700s and celebrated their Comanche heritage with song and dance. On New Year’s Day, the community gathers early at San Francisco de Asis for the feast of Emanuel. After a blessing, the community moves outside for traditional singing, drumming, and dancing. The celebration often includes visiting homes in the community occupied by elders named Manuel or Manuelita.
