JADE ANAYA

“I saw how others lived and became much more appreciative of what Taos had to offer for me,” Jade said. Back to Taos she came, raised two children and then started looking for what she wanted to do with the next phase of her life. She needed a job and took an office assistant’s position with David and Judy Buck at Coldwell Banker Lota Realty. With the Bucks’ encouragement, Jade got her real estate license in 2016. “Page (Sullivan) wanted me to work with her at Coldwell Banker, so I did,” she said. “I got my first sale in the first week, a house on Mesa Vista Road off Blueberry Hill, and I was ecstatic.” Right away, Jade got the sense of how excited homebuyers are when they get the house they want: “They were so happy and appreciative of what I had done for them. I was helping them make their dreams come true, and it just made me hungry for more.” Jade credits her early success to what she learned from Page Sullivan, who has been in Taos real estate for decades. She said she learned that in this business you need discipline, professionalism, regular goalsetting, planning and good ol’ hard work. And, above all, patience.

Her mother Nona Wesley was a home designer, and young Jade spent lots of time tagging along to different projects. Put those two experiences together, and it makes sense that Jade eventually gravitated to a career in real estate with Coldwell Banker Lota Realty, Page Sullivan Group in Taos.

“I grew up under my mother’s influence,” she said during a recent interview at her office on Paseo del Pueblo Norte where she is an associate broker. “I found a love for architecture and design. I saw how the process worked and I went to a lot of different projects in town.”

Jade said her mother, who died in 2016, loved to “find a diamond in the rough.” As an example, the family lived in a chicken coop on Camino del Medio while Nona directed a remodel – and then sold the property and moved on. After graduating from Taos High School in 1997, Jade tried college for a bit and then took a job in Delray Beach, Florida, at the corporate offices of developer Tom Worrell for whom her mother had worked in Taos. From there she got a job with an advertising agency in New York City – an experience she called “overwhelming but very educational.

“With clients, Page emphasized that you have to spend time listening to them, not telling them what you think,” Jade said. “Get to know them, listen to what they need and want, become an advocate for them. And, figure out not only what might work for them but, equally as important, what won’t work.” In almost two years as an associate broker, Jade has served all sorts of clients, but she’s found a personal niche among first-time homebuyers. “Many of my clients are people I grew up with, Taosenos about my age who are ready take the next step, and I love to sit and talk and go over the possibilities for them,” she said, adding that real estate is a “leadgenerating” business. Jade also enjoys going over the potential hurdles that might have to be cleared during the buying process. As an advocate, she said she can get out in front of many of them, like computing costs of repairs, talking with lenders about first-time buyer programs, and negotiating with home inspectors and seller’s agent. Though Jade is relatively new to real estate and brings youthful enthusiasm to the job, she’s had enough experience in the world to know that uncertainty is always just around the next corner. “I am competitive by nature, so I love the friendly competition among realtors in Taos,” she said. “To succeed, I lean on the fundamentals, the ones that Page taught me. I ask advice from everyone. What kind of projects have you worked on in Taos? I am a design engineer by background. When I first came to Taos I worked in real estate and started Taos Properties. I wanted to be a builder and did a remodel of an old house on Placitas. I made a specialty out of remodeling older adobes. I broadened my work to include high-end residential homes and continued to do major remodels, including those in the historic district. Altogether, I’ve done about 18 new homes or remodel projects. By 2011 when the recession hit, our backlog of high-end homes dried up and I took a job with the University of New Mexico-Taos. Tell us about your work at UNM–Taos. worked for UNM for five years as a senior construction manager. I oversaw the construction of the student success center (Center for Academic Success and Achievement) at the Klauer campus, along with the portable buildings and the extensive landscaping done there. The remodel of the Rio Grande Hall downtown for the health science and integrative health programs was another major project. It was a total remodel on the inside and outside. We needed to pay respect to the historic district while doing the renovations and work with buildings from the 1930s. We removed everything on the inside down to the bare walls. Then we installed the tile floor and the ceiling grid. Everything else inside was done through modular construction, with the walls containing the power and the data already wired. A company called Dirtt Environmental Solutions delivered the panels and had every wired in just over two days. The whole construction process took about seven months. I retired in 2016. You have also taught at UNM. I’ve been an adjunct professor at UNM for business management and marketing classes. My students have taught me a lot. I think I get more from them than they have from me. I’ve learned about cultural diversity and realized that as an older Anglo man, although I worked hard, I started out at third base and only had to make it to home base. Although you retired two years ago, you are currently working on the new IHOP on Paseo del Pueblo Sur, where Applebee’s used to be. How did you get involved? As a sideline, I’ve always acted as an owner’s representative for various people. An owner’s representative acts as a third party on the job site to oversee the interests of the owner. In this case, I represented two gentlemen from Alamosa who were interested in purchasing and renovating the building. It had stood vacant for five years, so we weren’t sure of what kind of conditions that we would find; if there would be graffiti etc. I inspected the building for structural soundness and looked at all the major systems like heating to see if they were functional. During that process, I formed a relationship and they asked me to oversee the renovations as the project manager. How did you come to Taos? Thirty years ago, I was living in Connecticut outside Hartford with my wife. We got a call from our youngest child who was at Purdue to say he had all his funding lined up for a master’s degree program and that he wouldn’t need our financial support any more. At first, we were in shock and then we decided to think about places we might like to live. We had been visiting Taos for 20 years as a place to relax. So we came here, thinking we would use it as a place to consider where we might move next. Then we realized that we had already started to meet people, go to the movies, and become involved with the community. We decided that we had found our home. What do you like best about it? Two things: This is the strongest community of women that I have ever experienced. I had never felt the power of women before, that feeling of equality. Women are the strongest people in Taos. The second thing is that in Taos we all seem to have a license to be whoever we really are. We can dress however we want and eat whatever we want. What seemed like flaws everywhere else, were OK here. I realized - this is just me. You can think of an idea, look into it and make it work. Tell us about the challenging issues you have seen as a member of the Town of Taos Planning and Zoning Commission? When looking at an investment timeline, investors often consider a twenty year time horizon. They will expect to build and operate the building and get a good return on their investment within 20 years. In Taos, there are a number of buildings such as the hotels that were built forty years ago. Given State building regulations, you can’t just do a minor patch up, you need to do a major renovation to meet new standards. This process can be more expensive than building a new hotel. There is not too much motivation after the useful life is over to keep the hotels wellmaintained and up-to-date. This is my second turn as chair of the Planning and Zoning Commission. I’ve been on and off the Planning and Zoning Commission for twenty years. I love the work, but this will be my last service on the Commission. It’s time for new people to step up and bring their ideas. How did you get involved in Strong at Heart – the planning effort that has been going on for the last few months? My work as a design engineer fits with the kind of planning work being done by the Strong at Heart effort. On the Planning and Zoning Commission, I saw that the process to review the new hotel was difficult and saw we needed a way to talk to each other rather than talking past each other. We will see change whether we want it or not, if we don’t add our voice, we won’t get what we want. The whole puzzle of planning for the future is like a Rubik’s Cube. We can stand in the middle and twist it different ways to see what the outcomes look like. We are moving into the third phase of the Strong at Heart project in the coming months, summarizing what we heard that people love and dislike about Taos. With the process, we got to ask what people mean when they say they don’t want Taos to change. It is time to look ahead for the next 20 to 50 years in the life of Taos and we need to develop a guide to help us do that. It is time for the people that will be impacted by the future to be involved. That’s why I was glad to see the millennial group meeting at Kit Carson. That is an interest group that we believe needs to be involved in the discussion. Their concerns are very different from those of their parents. What changes do you see coming for Taos in the New Year? Change is really all we have and I see positive changes coming for Taos. I live in town and like to go out at night with my wife for a drink during happy hour at the Alley Cantina. As we leave, there are more people coming and then more after that for the late shift. I think a lot of people don’t realize how active the downtown is at night. We need to enhance our urban environment and create more walkable paths in our core area to increase that vibrance. If you can walk to a grocery store and live between Cid’s and Super Save, you live in the downtown. We need to reduce cars in this area and make it more walkable.

It can be crazy-making, but it all works out,” says Petree. “It is going to be a great year. We have a lot of fun growing and supplying plants and educating the public.”

Getting your hands in the dirt

While some plants are popular every year, the staff is always paying attention to what is new for coming year. They study catalogs from suppliers with new perennials that have intense colors, and exotic varieties.

Petree Nursery can help with planning for raised beds and greenhouses. They have a special mix for raised beds that has the right PH and the right amount of salt. They can advise you on how to add some peat that helps new seedling grow. There are special tricks for greenhouses, too. “They need heating in winter and a way to keep air circulating during summer. It is all about light and heat,” says Petree.

“In our years in Taos, we have planted many trees. We help homeowners do their part to green up the community. It is a tremendous amount of work and life hours to build a business that provides plants to the community at affordable prices. We do that by growing large quantities of plants,” says Petree. Petree Nursey contributes to the community in other ways, too. They have made donations to parks and other projects. In

Things have changed, even here in Taos. With prosperity came bigger homes. Those that choose to build here still tend to use what Mother Nature provides. Adobe remains a preferred building material for those that appreciate its benefits and can afford the cost. But larger homes do require some thought and planning, and the choices that abound allow one to be as creative or as boring as one wishes. Basic threshold decisions have to be made. For example, those that choose to build a home uniquely tailored to them may have trouble when it comes time to sell. And there always comes a time to sell, even if one ignores that fact. Yet many still only think about their preferences either because that is their priority, or maybe because they have the economic freedom to not worry about the exit strategy. I know of three cases of properties that are on the market that are difficult to sell because of their uniqueness. One home is in the foothills, and quite lovely, but it was built as a one-bedroom home with two offices, one for each of the owners. And while attempts have been made to stage it otherwise, it is what it is. And there are price limits on a one- or two-bedroom homes that don’t apply to a 3-bedroom - or more. And that very lovely property languishes on the market as the seller and the market view it differently. Another example is a property that consists of two domes. Set on a lovely river frontage parcel, it is truly a unique property. While they will find their buyer, the broader the appeal the easier the sale. So a 3 -bedroom, 2-bath, 2000 square foot home, in Vista Linda, will likely go quicker than this property. In the case of the example I offer, the asking price started well over $1million and now it is well below. It will sell but it hasn’t yet. The last example is really sad to me. We had a well-known photographer who created a structure more art gallery than home. It cost him quite a bit of money to build, and understandably he wanted to get his money out when it was time to sell. His asking price made sense to him, but he died before it

made sense to anyone else. According to what I read in The Taos News, this once special place is now occupied by squatters, and they ain’t paying rent! I also see folks who over improve their properties. They create the spaces and structures that enhance their lives. Those same additions may cause the seller to price their homes far above the value of the land and home.

Hispanic builders mimicked the Pueblo and used the mud and straw the land provides in great abundance, at little or no cost, and created what they could for shelter. Often a house might start with one room, which does not require much planning. And another room might be added when the family grew and there was manpower available to do the construction. Folks didn’t worry about great rooms or entertainment spaces. They just added on.

How much uniqueness are you willing to allow after considering the impact on your sale later? How much economic freedom do you have in planning your exit strategy? But some never go through this process. They create what they want, live their lives and what happens later, happens, Heck, this is Taos, so there is a lot of living in the moment—and that is somewhat inconsistent with planning. At least to me. Planning a home, or building a nest, has always been fun and exciting for my wife and me. We’ve created a few already and hope to plan one more. We will try and keep in mind what our buyer might want, but it won’t rule the day. After all, it has to please us first and foremost..
