LINDA CALHOUN CALHOUN REAL ESTATE BY CINDY BROWN

Much has changed in Red River since Calhoun Real Estate opened in 1962, but the firm is still in business helping people find their perfect mountain home.

‘In the early ’60s they had just started to develop Valley of the Pines and the upper valley, so my father-in-law was selling mostly vacant land,’ says broker Linda Calhoun. ‘Since Red River is surrounded by the national forest, our land is very limited and most of it has now been developed and built on. The market today is mostly condos, townhomes and single-family homes.’ Calhoun got her real estate license in 1985 and became the qualifying broker for Calhoun Real Estate in 2003. She says that Red River is a special mountain town and she has noticed that when someone purchases property in Red River, it is usually because they have an emotional attachment to the area. Perhaps they grew up spending time in the mountains and want to continue to create those memories with their family. Some families have been in Red River for generations and it is not unusual for the firm to sell properties that have been in the same family for many years. Even though Red River is a small geographical area, there is a diversity of properties and Calhoun is successful in finding the perfect match for her clients. “Our buyers can choose from a moderately priced condo up to million-dollar properties. Within the town limits, there

are certain zones that allow nightly rentals and some that are limited to residential only. Outside of town, we do have some areas that are secluded and some wonderful subdivisions. We also have the advantage of the mountains, the national forest, the river and a very charming community with lots of activities for everyone.”

FULL REAL ESTATE SEASON Right now, there are a variety of properties listed for sale on the Calhoun Real Estate website. You’ll find property in Red River and Questa, along with a mountain lodge and homes at all different prices. This has been a good summer for the sale of the few lots that are still available in the area. Everyone on the staff at Calhoun Real Estate is a licensed realtor and some are longtime residents of the Enchanted Circle who bring their deep knowledge of the area to help assist their buyers and sellers. Calhoun says historically, fall has been the busiest selling season. People have tended to look through the summer and then make decisions in the fall. However, the past few years have seen that trend change. The season is more year-round now. Inventory has also been lower this year. She reports that typical time on market has been 365 days. When properties do become available, the ones that are priced right tend to sell quicker than in previous years.

MAYOR CALHOUN Calhoun is currently serving her fourth terms as mayor of Red River and was the first woman elected to that position. Over that time, she came to know the town very well. “We are a very close-knit community. There are only 470 year-round residents, but we host over 350,000 visitors per year, so everyone is very tourism-oriented. It has been fun to watch Red River grow over the past 13 years that I have been mayor. Some of the older businesses are selling and we have quite a few new, younger business owners. New people bring new ideas. I think Red River is positioned for some strong growth in the future.”

Taos Real Estate Market Report SINGLE-FAMILY HOMES – For the year to August 31, unit sales are lagging last year by 16 houses (-9%). Dollar volume is down by only 5% due to rising prices. Both median and average prices are up. Buyer interest remains high, but low inventory has resulted in demand exceeding supply. The lack of inventory has been a constraint on sales. If you are thinking of selling, now is a great time! Call me for a free market analysis and consultation about the selling process. CONDOMINIUMS – Despite a similar lack of adequate inventory for demand, condo sales are up 22% through the first eight month this year. Dollar sales are up 39%. Median and average prices are up. LAND – For the year to August 31, the number of properties sold is 7% more than last year. However, dollar sales are down 1%. Although the median price is up 3% so far, the average price is down 7%. The land market hasn’t recovered nearly as much as the residential market. NOTE: These data do not include Angel Fire and other areas included in the Taos MLS that are not considered part of the main Taos market.

WHAT’S HOT IN FIREPLACES O N T H E F A C E O F I T , not much has changed in the world of fireplaces. You still see the usual array of corner “kivas,” ranch-style fireplaces with mantles, and metal inserts and freestanding stoves. Look deeper, however, and you’ll see a big change, summarized in one word: gas. Gas first appeared in fireplaces as simple log lighters, nothing more than a length of perforated steel pipe with a wall-mounted shutoff valve. These are wonderful for traditional fireplaces with grates, ending the need to split kindling or force dense piñon to burn. Just turn on the gas, toss a match and you’re all set! But these days more and more homeowners want to avoid firewood altogether. They want instant flame and zero maintenance, especially if the house is to be rented out.

THIS ALL-GAS FIREPLACE BY ADOBELITE WAS CUSTOMIZED TO PRODUCE THE SLENDER CHIMNEY TYPICAL OF OLD TAOS PUEBLO FIREPLACES.

The easy way to accomplish this is with gas-only metal units, of which there’s a huge assortment available, primarily for in-wall living room installations. They cost $3,000 and up and are comparatively easy to install and trim. You’ll get ceramic logs, glass doors

and gas vent pipes. These gas-burners may fall short of the authenticity of a wood fireplace, but they sure are easy to use — that’s the trade-off! Bedroom fireplaces (typically in a corner) are a bit trickier. People want them for obvious reasons: they provide a beautiful sculptural element; they’re romantic and they evoke feelings of comfort and warmth. Who wouldn’t want to lounge in bed on a winter evening, reading a book and watching the dancing flames? Like many, I just had to have that fantasy hearth in my first house. But the crackling of burning wood and the subtle smell of smoke made falling asleep difficult. Some nights I sweltered as heat was released long after the fire had burned out – then, just when I finally fell asleep, the temp would plummet, leaving me groping for more blankets. Soon we stopped building fires altogether. Gas turns out to be the ideal bedroom solution – but there is only one UL-listed (i.e., code-approved) corner fireplace on the market, made by Adobelite continues on p. 28

I’M STILL A HUGE FAN OF AUTHENTIC WOOD FIREPLACES, WHICH EVOKE THE ANCIENT HEARTH IN A WAY GAS BURNERS NEVER WILL. continues from p. 27

in Albuquerque. The guts consist of a modular firebox with gas logs, a wallmounted igniter, a glass door and vent pipe. Around that is assembled a plasterready cage made of rebar and metal lath. Adobelite was more than happy to work with me to customize its existing “Santa Fe” model to achieve the oldtime Taos Pueblo look I was after. As its name implies, Adobelite is light enough to go on a second story without a lot of structural reinforcement – so it was the perfect choice for the guest bedroom in a recent project in El Salto. The cost was quite reasonable. We confronted a bigger challenge in the master bedroom, where the owners wanted an authentic corner fireplace fitted for gas. Trabajos de Cruz built a beautiful woodburner with masonry, firebrick lining and a damper. We installed a “Grand Canyon” ceramic log set from WoodlandDirect, operated by a remote igniter. Here was the catch: to pass code, we had to tack-weld the damper partly open – but that meant warm air would constantly escape in the winter. To keep things green, the final touch was a custom hinged glass door by The Man of Steel in Santa Fe. But I’ve saved the hottest item for last: In today’s contemporary design craze, “ribbon” gas fireplaces can go in any space – including covered portals - and will accept surrounds ranging from ultraclean drywall to rustic natural stone. These units are typically 4’-6’ wide and only 2’-3’ high, featuring a long burner that creates a ribbon of flame, sometimes enhanced by decorative stones and glass crystals. Placed low in the wall, there’s room for a recessed TV screen directly above. I’m still a huge fan of authentic wood fireplaces, which evoke the ancient hearth in a way gas burners never will. But wood smoke has become environmentally problematic, and at times illegal in some communities. Meanwhile, our lifestyle is increasingly on demand. So, it’s wonderful to have options that will accommodate every need.

T H E H I G H C O U N T R Y is known the world over for skiing and snowboarding, but its best-kept secret is golf. Attitude at altitude is one of the big perks of mile-high-and-more elevations. Located at 6,907 feet in elevation, Taos Country Club in high desert summer offers cooling breezes, endless sunshine, the occasional monsoon and state-of-the-art gorgeous championship golf. Plus the balls fly so far at altitude – it’s addicting. “People come here from Texas, Europe, California, Arizona, Austria, Chicago – you name it,” said Taos Country Club’s owner/developer Tad Bourg in a telephone interview Aug. 19. “Some people, like Austrians, discover it during the winter, when they ski, and then they come back to golf.” Amidst silvery-green sage and steep-sided gullies, Taos Country Club is just not your average championship golf course. It features immaculately groomed greens, lush recycled-water fairways and magnificent 360-degree views of the Sangre de Cristo Mountains and Taos Valley. This par 72 championship course measures 7,302 yards from the back tees and is a Jep Wille design, Bourg said, which easily tests the skills of the best golfers, while at the same time its gently rolling terrain and five sets of tees make the course enjoyable for all players. CLOSING STATEMENT

need to be large enough for professional chefs to create, and dining rooms need to seat 20 or 30 people. Folks like this have heated driveways and sidewalks and industrial heaters to warm the air around their outdoor hot tubs on crisp, cold nights. That same term, mountain living, in Questa or El Rito/Latir would conjure up entirely different visions. Here, think more rustic — but not necessarily. We do have some really spiffy homes in the mountains, they just don’t compare in scale and scope to the mansions in Colorado. We don’t attract the same folks, as consumerism and commercialism aren’t in vogue here. Mountain living in or around Taos could be a hand-built little home on 3 acres in densely wooded Mountain Valley Acres, north of Questa. There, land can be had for about $8 to $10K an acre, depending upon access to utilities and the quality of the roads. Or take a peak at Valle Escondido, up the canyon on the way to Angel Fire. Here, one may find a cabin or woodsy house on a ¼ acre or double that, sometimes for less than $150,000. But those homes are often not much more than 1,500 square feet and I’ve never seen an elevator in any of them.

MOUNTAIN LIVING…

Mountain living means different things to different people. Just take a ride through Vail or Aspen, Snowmass or Telluride. Before stopping in Questa or El Rito/Latir. In Colorado mountain towns it means living large, with most homes 5,000 square feet and up. Up to a gazillion square feet, that is. Sometimes these megahomes have elevators and servants quarters, sometimes ski-in and ski-out, and often with three or four-car garages. In these glitzy towns, most of the homes stand idle for 11 months a year as most owners have many residences and only get around to these beauties once in a while. I know a man named Paul Singer, brother of Larry, now a retired dentist who lived in Taos in the ’90s. Paul Singer is referred to in the media with that B word, billionaire, and has three homes on one cul-de-sac in Snowmass where he spends less than 14 days a year there. It’s just that when he is there, with whatever entourage or group of friends that may be with him, he wants enough room for all to be comfortable. Which is thoughtful and generous. For him and those of like riches, kitchens

Yet, we have seen folks subdivide land in El Salto, creating homesites that they hoped would be accepted by the market at close to $1 million. Timing wasn’t on their side as they did this as the Great Recession hit so that didn’t work out. After taking them off the market for a respite they came back at about half that price. And they languish last I looked. We do have some ski in ski out homes, but not that many. Buyers don’t seem to require that amenity as much as in other ski places. But buyers and renters always want hot tubs. That is considered a standard minimum, as I understand it. Our most expensive mountain homes away from the Taos Ski Valley will be found in the foothills, running from the Stakeout area to the south to El Salto to the north. Here one can easily spend $1 million but you don’t have to. I don’t think you’ll find many three or four-car garages, but you will find these homes occupied more than the month or two in some other places. Folks who are drawn here just don’t seem to want to live as large. Not that there is anything wrong with it. And not that we don’t have folks who could — if they chose to. Our mountain living is a little more rugged, a little less foofy, and one needs to be more engaged with life. We still have lots of folks who live in the mountains who heat with wood. It saves money, keeps one active and fit but it also takes time and energy and isn’t for everyone. I think they would throw someone out of one of the glitzy mountain communities in the Colorado ski towns if they tried to heat with wood. It would be a full-time job keeping those fires burning in one of those great big suckers. Chances are the owners wouldn’t be doing that schlepping. Chances are it would be the hired help. But I digress once again. And now that I think of it, many of those developments don’t even allow burning of wood. That wouldn’t work for me — I love wood burning in the mountains. We have log homes, rustic cabins, elaborate retreats, warm and wonderful houses — all in the mountains around here. Mountain living isn’t for everyone but neither is Taos – for which I am forever grateful. Here one has choice. Here one can find acceptance of just about anything. I consider that part of the charm of Taos. But then again, Taos isn’t for everyone – and aren’t we all grateful for that! Harvey Blaustein is a retired attorney and local real estate broker.
