When asked about what it’s like to experience the changing seasons from her home, Kaggerud says, “They are all gorgeous in their own way. Winter is the most stunning with the snow on the mountains. But summer has the flowers blooming. The front and back yards that have been cultivated and planted are full of color and greenery.” Partly for “independence from the system” as well as a commitment to eco-consciousness, Kaggerud had the home constructed to be fully self-reliant and off-the-grid. The construction of the home consists of 14-inch-thick walls made of straw bale. Additional “green design” features include eight solar panels (on a tracker to follow the sun) that provide electricity; propane gas for hot water, stove, and dryer; and a water-catchment system. “The drinking water is filtered times three, all the other water is filtered times two,” says Kaggerud. Entering through the foyer into the great room, a guest is greeted into the warmth and comfort of the home that includes the kitchen, dining area and living area. Within the great room is a recessed planter that acts as a greywater filter. “All of the water from the showers, bathtub, sinks and laundry go through this planter outside to a cement container. And that holds the greywater that is used for the drip system in the backyard,” says Kaggerud. The southern bank of double Thermopane windows regulate the indoor temperatures year-round and provide passive solar heat in the winter. The placement of the windows ensures the sun does not hit directly in the summer. The kitchen has a breakfast bar island, double sink, and a marble backsplash. There is plenty of cabinetry and storage, both overhead and under. The appliances are stainless steel and there is a six-burner stove. “And there’s a dishwasher which a lot off-grid houses don’t have,” Kaggerud says. The home largely consists of a first floor with a partial loft on the second. The first floor has three bedrooms and two bathrooms. Tin Works in El Prado made some of the overhead lighting fixtures and sconces. In traditional Southwestern style, there are corbels, nichos and frame wood over the entry windows.

The master bedroom has a double-door made of ash, with middle cement boards and large, dramatic handles. Its en suite bathroom has a standalone clawfoot bathtub, glass block shower and double sink. “We have these switches that you can turn on and the hot water comes immediately,” Kaggerud says. “You know how when you’re taking a shower, you have to let the water run a long time to get it warm. This brings it really quickly. It saves water.” In the great room, windows from the upper level let in overhead light but not in the harsher, direct way of skylights found in many traditionally designed homes. “You just feel like you’re outside even though you’re inside,” Kaggerud says. “There’s so much window space.” This includes a few sets of glass doors found throughout the first floor. The outside living spaces have flagstone patio pavement, an overhead ramada, a screened-in porch for summer eating, and open seated areas within the walled yard. The home has finely plastered walls except for one section in the third bedroom, in which Kaggerud left a beautiful exposed adobe mud wall complete with bits of straw showing. “We didn’t stucco this just so it would have that effect,” Kaggerud says. The upstairs loft is used as an area for relaxing, exercising, and/or rehearsing musical instruments. Recessed lighting creates a nice mood. Local artistwelder Cristina Sporrong provided the iron-work spindles for the upstairs loft banister. A bridge leads to the upper
outdoor balcony, which features a decorative copper wall and an organically flowing adobe wall with wooden railing. “We have a dry pond out here. This past winter we had sandhill cranes. We get elk, lots of rabbits and coyotes,” says Kaggerud. Kaggerud and her partner plan to downsize and relocate to another area within Taos. When asked what she likes most about living in this wide open space, she says, “I love being off-grid. I love being able to use renewable energy. I love the Idea of smart homes.
If energy use can be reduced by a smart thermostat that relieves the stupid owner (me) of having to reset the temp every time a cloud passes over, I’m all for it. Yet I’m always suspicious of trendy green toys that promise to save the planet. So I decided to pay a visit to Best Buy, always a font of information on the latest DIY (do it yourself) and consumerlevel gadgetry. There I found a big new section called The Connected Home, offering DIY home security (webcam-oriented), smart thermostats, smart door locks, smart lights, plugs and switches — and an impressive array of health-monitoring wristbands, bathroom scales and the like. All of it very, very smart. “Smart,” by the way, basically means that the thing has a chip inside and can be controlled from your smartphone – which, as we all know, is definitely smarter than we are. Some of the offerings are quite compelling. The Nest thermostat actually records your habits of heating and cooling and, over time, will automatically generate a 24-hour heating
pattern that suits your lifestyle. It can even sense when you are away. This seems useful. There are surprisingly sophisticated wearables and clip-onables to monitor physical activity and stream the data to your phone or home computer. Digital bathroom scales are razor-accurate, displaying body mass index and even indoor air quality. Other devices monitor sleep patterns and propose to help you sleep better. Don’t ask me how. Garmin is one brand name, causing me to fear I’d need a mental GPS just to navigate the software. I‘ve saved the best for last: Petzi, which allows you to “connect with your pet from anywhere, anytime.” Basically you can fire up Petzi from your iPhone, check out your pet on its webcam, say hi, and dispense a Milkbone from the integral treat dispenser. This is beyond silly, possibly neurotic. Definitely not green! But that’s not all: across the ocean floor of Best Buy is the audio-video section, whose sheer size indicates how central home entertainment is to our lifestyle. Bye-bye cable or satellite: it’s all about streaming content over the Internet, or sending tunes from Spotify to your wireless speakers – controlled, of course, by your trusty smartphone or tablet. I
like the Sonos audio system: its user-friendly app lets you play different music in different rooms simultaneously, to wireless speakers that have excellent quality and the ability to be fine-tuned through the app. Green? Yes: miniaturization, fewer black boxes and less hard wiring are good things. Midway between audio-video and connected home lies the undersung core of the smart home vision: computers, routers and wireless access points that allow smart devices to connect to the Web, stream content and download updates, communicate throughout the household network, and, of course, be accessed by you anywhere, anytime. Fast internet and good Wi-Fi are essential. But does any of this stuff really work? Samsung’s Smart Things concept points to a future when all home appliances and systems, from the coffee pot to drip irrigation, are seamlessly integrated and capable of pinpoint control from anywhere your Android or iPhone can connect. Problem is, Samsung is not there yet. In fact, nobody is. For example, as attractive as the Nest is, it can control only one-zone heat systems, which makes it useless for a radiant heat system with several thermostats and zones. Moreover, most Wi-Fi thermostats require a third “C-wire” to provide power for their little brains – whereas most existing homes are wired with two-wire cable. And none of the DIY smart stats are part of a truly integrated system. Products are much better on the professional side. Honeywell, for example, has an excellent system that integrates home security with energy management. Each thermostat and keypad is a mini-computer with a sophisticated program, connected by CAT6 wires to a central hub that in turn patches in to the network. There are options to sense
humidity and outdoor air temperature – making irrigation management an obvious next feature. But at $350-$500 per thermostat, such systems are beyond the reach of most homeowners as well as being difficult to retrofit. FX makes gorgeous LED landscape lights and a control unit that can be operated over the Web. This is great for the second homeowner who wants to adjust lighting from Dallas. But what she really needs is a central controller with a “return to Taos” setting that will bring up light levels, thermostat settings and hot tub temperature as needed. Finally, here is a truly green tool that’s fully tried-and-tested: eGauge monitors the electrical consumption of individual circuits as well as the power coming from your solar panels, eliminating guesswork as you achieve your goal for net-zero energy consumption. My guess is that truly integrated controls are at least five years out and will initially be geared to new construction. That leaves us with the need to know exactly what smart devices are helpful in the meantime, and to carefully parse the DIY universe. For example, I recently searched for a simple Wi-Fi security system that will sense an intruder, set off an inside siren, and instantly send me a text. I wanted the option of adding affordable video cameras with face recognition and storage on the cloud – and I wanted to avoid monthly monitoring fees. I chose iSmartAlarm over Iris and Piper, at a cost of about $300 — so far, so good. But I’m still waiting for the Holy Grail of battery-powered, retrofittable, multi-zone thermostats with wi-fi connectivity. That will be very green, and I will feel very smart.

F
or 45 years, Michael Reynolds has been spreading the gospel that sustainable, off-the-grid living is well within our grasp. The Greater World Earthship Community, west of Taos, is a testament to Reynolds’ vision and the growing popularity of living in a home that takes care of itself. However, most houses in the United States and beyond are linked into a centralized infrastructure that provides water, heat and electricity – and removes liquid and solid waste – for a price. They are not built of recycled materials, oriented for passive solar heat, or set up to collect rainwater for household use. But Reynolds firmly believes that the technology that has been developed at Greater World and other sustainable communities can be incorporated into existing structures to reduce utility bills and soften their fossil fuel footprint on the planet. “Each house is different and must be approached on a case-by-case basis,” said Reynolds during a recent interview in his Earthship past the Rio Grande Gorge Bridge. “Each has its own orientation, design, size – but the concepts of the Earthship can be applied.” For Reynolds, the science behind sustainability is merely “eighth-grade biology and eight-grade physics." It involves the forces of the sun, wind, rain and gravity – plus the ability of a mass to retain heat. And, when applied to a traditional home in Taos or elsewhere, that science and accompanying technology can significantly cut the cost of living. “While out here (at Greater World), I can be 98 percent off the grid, using only a small amount of propane for my oven, we shoot for a 60-75 percent reduction in fossil fuel use when we set out to retrofit,” Reynolds said. Here’s some examples of how that works: Flat roofs abound in Taos and water often pools up, prompting evaporation and possible leaks.

Instead, the pitch can be reconfigured so that water funnels it into containers, rather than just simply shedding. Many homes in Taos are built of thick adobe that absorbs heat. By putting a layer of insulation on the outside of a wall, the rate of heat release is slowed and the house stays warmer longer – a “bank of temperature.” The south side of any home can become a heat catcher with glass greenhouse construction. Even those houses with limited southern exposure, a greenhouse that directs the sun’s heat into a mass (typically flooring) can cut heating costs. Liquid waste can be rerouted from the disposal network into the greenhouse area where it provides food for plants – that provide food for the people who live there. Even parts of homes can be retrofitted. Reynolds points to a nine-story concrete silo in Norway that was too massive to convert completely, so the designers concentrated on insulating “nests” within the building. “We ask people, ‘Where do you hang out?’ and then we can retrofit there,” said Reynolds noting that, in his own Earthship, the focus of comfort is on the living room and kitchen areas. Solar and wind energy generation continues to take hold around the world, Reynolds said, and that alternative to fossil fuel consumption has become easier – and cheaper – to incorporate into a traditional home. To be most effective, the sustainable living movement has to concentrate on the individual home, and retrofitting is a big par of the equation, Reynolds said. “If we continue to centralize, we won’t last long on this planet,” he said. “If we focus on the individual home, on each one, and solve problems on an individualized basis, then we’ve got a shot at sticking around for another 1,000 or so years,

Living green, she points out, doesn’t need to be hard, complicated or terribly expensive. “That is a common misconception,” she said. “In fact, I’ve seen many places that are off the grid, and you wouldn’t even notice because everything runs so smoothly. There are many passive solar buildings with water conservation systems that work perfectly fine and reduce the house expenses to a minimum.” Since green building is a small market, Lerner often ends up representing both buyers and sellers in the same transaction.

reen homes and off-the-grid buildings are on the rise, but many realtors still face a challenge when trying to bring together ecominded buyers and sellers.
This is a specialized niche in the industry. The boundaries of Taos County stretch from the Colorado border on the north to the Cañon del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot high Taos valley is bounded in the east by soaring Sangre de Cristos of the southern Rockies, and in west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from highalpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks. Tribal members of Picuris Pueblo have lived above the Río Pueblo near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Río Grande Pueblos. Pueblo history traces back some 1,000 years – centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields and orchards. Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Taos Puebloans inhabited the sage-piñon-juniper mountain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central plaza became the hub of activity and the site of conflicts — often bloody — between the Spanish, natives and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communes, and continues to this day with young ski bums and rafters, and older retirees.

The 5.4 square miles of the incorporated town of Taos spread out beneath the shadow of Pueblo Peak (12,305), bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low-90s.
Commercial activity centers on the Plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques and craft shops – plus renowned studio tours, and art and crafts festivals. Dozens of restaurants serve up all variety of cuisine; the Northern New Mexico chilesauce dishes are renowned. Just south of town in Ranchos de Taos sits San Francisco de Asís Catholic Church, reputed to be the most-photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descansos, and neighborhood churches called capillas and moradas. The locals speak a patois of Castilian Spanish and English. As the county seat, Taos is home to the county government and district courts. The U.S. Forest Service and Bureau of Land Management have a strong presence in town. The town of Red River nestles along the Red River, a mountain tributary to the Río Grande. The settlement sits at 8,750 feet elevation, surrounded by Carson National Forest and the Sangre de Cristo mountains. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. Thunderstorms often roll through on summer afternoons. Gold miners first settled the area in the mid-1800s. These days, the local economy relies upon winter tourists who ski and snowboard, and summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres, and typically attracts more than 120,000 ticketbuyers in a winter season. In the summer, lifts run for mountain bikers, hikers and sightseers. For a fee, wintertime enthusiasts can explore the 21 miles of groomed skiing and snowshoeing trails at Enchanted Forest Cross-Country Ski and Snowshoe Area, located three miles east of town. In town, private rental services lease out snowmobiles and ATVs, and trail riding on horses is a popular summer activity. The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. The town hosts a number of popular summertime events, beginning with the Memorial Day Motorcycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

Angel Fire is located at an elevation of 8,382 feet in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. About 210 inches of snow typically fall on Angel Fire in the winter, and average temperatures range between zero and 30 degrees. Summertime highs rarely exceed 80 degrees, with frequent afternoon thunderstorms that cool off midday temperatures. Surrounded by U.S. National Forest and private ranches, the incorporated Village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort has more than a thousand private homes, a 500acre ski and snowboard mountain, a championship golf course, country club, fishing lake and other amenities for member-landowners. Non-members can pay to use most resort facilities. A favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s, when the first ski runs of Angel Fire Resort were cut on Aqua Fria Peak. Choosing to live green While I like some shades of green, I must say that the word, rather than the color, has so many meanings when seen through the prism of environmentalism. In my view and experience, there are as many degrees of commitment to the cause as there are shades of the color. For years now, we all have wrestled with our consciences and how we relate to the earth. Most of us are aware that the lighter we tread, the fewer footprints we leave, and the better it will be for us and for future generations. But how much we are willing to do, how much we are willing to sacrifice, or pay, to be a good citizen of the universe is another issue. In my world, folks are committed to the cause up until the point it reaches their wallets. Most people just don’t want it to cost more to live in harmony with the land. Many here in Taos recycle. That is a part of making better use of our resources and trying to slow the pace by which our landfills become overwhelmed. That doesn’t cost much unless you buy some baskets or buckets to hold your recyclables. Most will go that far. Taos is a good recycling community, especially when you realize we don’t get that stuff picked up. We need to deliver it, which isn’t the case in many larger cities – Denver, for example. Considering the orientation of your home, if you are building one, is another easy way to be green. Using the sun to help heat your interior spaces makes sense. And we are blessed with abundant sunshine. There is no real cost to using that south face for warmth and light, and it actually will save money to the owner or user. Then consider building materials. Some say adobe is very green, coming from the earth — made of straw, mud and water. Others look to steel and see that as the ultimate recyclable, as one literally can melt down something to make something else. But there aren’t too many steel homes here. (Disclosure: My son and daughter-in-law live in such a home in Hondo.) Or straw bale. Or an earthship, which is a creation of local Mike Reynolds.

Earthships, found almost exclusively on the mesas to the west of town, are unique to Taos, thanks to the aforementioned Mr. Reynolds. Built with old tires pounded with sand and beer and soda bottles otherwise destined to live forever and a day in our landfills, they are not for everyone , but they do make a statement. They usually have one small window on the north side but a full wall of windows on the south face. The ones that wrap around a little and take in some east and western views feel more expansive to me. Earthships are not for everyone, but they sure are green, maybe the ultimate green choice around here. I have been in one created for author Natalie Goldberg that was warm, charming and inviting. But I have also been in ones that are two rooms deep and they feel like being in a cave — anything but warm and charming and inviting. I am still amazed at the dearth of solar panels on homes here. I guess it is a function of the price not having dropped low enough for folks here to buy and install them. But we are one of the solar capitals of the world. We are seeing solar arrays springing up here and there for commercial purposes — many more than we had when President Obama came into office. This aspect of green is tied up in trade wars between China and the U.S. as they flood our market with cheaper products, but not cheaply enough, it seems, for Taoseños to be able to afford them. I don’t hear complaints from those that actively go solar. My son and his wife heat with the sun, and they seem to only have issues once in a while when the sun goes away for a few days. It does seem to function well for those who do switch over. We can all do more to live in harmony with the land and to honor Mother Earth rather than to trash her. I think we can take some lessons from the people of Taos Pueblo who have lived on the same ground through the generations for a thousand years. And that land seems just fine. The river is as clear as ever as it runs through the village. If we all make a commitment to do as much as we can, we will all benefit, as will those that come after us.
