REALTOR PROFILE He points out that there is still a shortage of affordable housing in Taos, so for sellers who have a home that might meet the needs of those living and working in Taos, now is a great time to list it. In comparison, the higher end of the market seems to have slowed when contrasted to that portion of the market in 2018.

Martin Molz first came to Taos in 1993 on vacation with his wife’s family. “While it seemed an unusual sort of place to me at that time, being a person who grew up primarily in the mid-Atlantic area, the sense of space and openness really grew on me over time,” says Molz. After his first visit, his career in business took him all over the globe, spanning six years in Southeast Asia and six years more in Europe. “What became clear during the time I was abroad was that I always wanted to get back to Taos, and we visited every chance we got,” he remembers. In 2012, Molz and his wife purchased a home in Arroyo Seco and in 2016, he moved to Taos and got started in real estate. Now he brings his global perspective to the local market. Business partner Keith Dowell and Molz opened the Engel & Völkers Taos Real Estate brokerage in spring of 2017, with locations in town on Paseo del Pueblo Norte close to Taos Plaza and in Taos Ski Valley. He has listings in and around Taos, as well as at Taos Ski Valley. “It is hard to believe that early next spring will be our three-year anniversary,” says Molz. “The last three years have been really good in the real estate market, at least for me personally and for our brokerage. In 2017, Keith and I worked pretty much on our own to ensure that the Engel & Völkers model was sound and really worked. In 2018, we attracted seven new associate brokers, all of whom are really good and fun people with varied backgrounds, and all with long histories in Taos. Keith and I have worked particularly hard to provide them all with the support needed to be successful.”

TRENDS IN TAOS REAL ESTATE When asked about current trends in the local real estate market, Molz observes “There are many thing to like, but what I really love about Taos, and what I feel differentiates it from so many other places in the west, is that it possesses such a core foundation with respect to its history and that core really doesn’t seem to change. The developments up at Taos Ski Valley and also out at the airport are all important to the future of this area, but even with these changes on the surface, the history and all that comes with that history never waivers. I find peace in that.”

Being its own unique market, the Taos Ski Valley has its own trends. “Naturally, the amount of money being invested in Taos Ski Valley is staggering,” says Molz. “I believe the initial investment plan in 2013 was to be around $380 million over eight years, but I think it will be more. The changes are really amazing – not just in the base area at TSV but all over the mountain, including in the Kachina block on the back side – and were much needed. I have a condo in Taos Ski Valley and therefore I get to see, as a local owner, how TSV Inc. (owner of the ski operations) and The Village of Taos Ski Valley (the municipality) are working together to manage what is really pretty dramatic change in such a small place.” From a real estate perspective, buyers interested in owning in TSV have a range to choose from, with condos starting at around $160,000 in complexes like the Inn at Taos Valley and the Sierra del Sol right up to several million dollar properties. Molz reports that an Asian-based hospitality group is looking to develop a high-end resort in the vicinity of the Bavarian on the back side and another group has purchased the land located on the south side of Ernie Blake Road with the intention to develop it in a few years. There have also been other changes within the local business community, including the Christy Sports acquisitions of the Bootdoctors and Cottam’s Ski Shops. Land is an area that has been very strong as well up at Taos Ski Valley, says Molz. “If it is in a good location, it moves quickly, and these recent land deals have led to buildings with quite a bit of interesting design,” he adds. At over 9,250 in elevation, these buildings are the essence of high design.

HIGH DESIGN Building anywhere in Taos, but especially at the Taos Ski Valley presents unique opportunities and challenges. Molz has observed that building techniques based on careful consideration of materials, energy, water and health seem to be rising in importance. “Luckily, we have some very good builders in Taos that understand the challenges. I am seeing increasingly airy outdoor living spaces, more open layouts and large windows which aid in indoor/outdoor flow and energy efficiency,” reports Molz. “I am also seeing lighter and brighter spaces, use of passive solar and other solar technologies, higher R-value insulations and paint and plasters that are more environmentally friendly – all of which seem to be elements that are typically highlighted in both modern and contemporary house design.”

WHY TAOS? Molz says that he would not be a real estate broker in any other market. “I say this because Taos is such an interesting place, the homes are so unique, the people here are incredible and interesting, it offers so much in terms of activities available to everyone and the fabric of life in this small town always seems to bring something new with each day – that too brings me peace,” he adds.

Taos Real Estate Market Report SINGLE-FAMILY HOMES – For the year to October 31, unit sales are lagging last year by 14 houses (-6%). Dollar volume is down by 11%. Median price is up 10% but average price is down 5%. The ongoing lack of adequate inventory of houses for sale has been a constraint. The market for single-family homes is about back to where it was before the real estate bubble burst in 2008. Demand is expected to remain strong. If you are thinking of selling, now is a great time! CONDOMINIUMS – Condo inventory is also limited, but sales are actually ahead of last year’s pace: unit sales are up by 16 condos, and dollar volume is up 41%. Median and average prices are up 11% and 6%, respectively. Nevertheless, the condo market is still well below the peak years of the early 2000’s. LAND – For the year to October 31, the number of properties sold is 19% more than last year. Dollar sales are up, but only 9%. The median price is up 3%, but the average price is down 8%. The land market hasn’t recovered from the real estate market recession nearly as much as the residential market.

W H A T D O Y O U D O when you have an asset that no one else wants? Do you invest more money in the hope you’re not throwing good money after bad, or do you cut your losses and move on? This conundrum was presented to us consistently over a period of five years as it related to a commercial building at 603 Camino de la Placita, Taos, we bought in 2006. At the height of the market. With someone bidding against us. And raising the stakes by $50K a pop. So we ended up paying more for it than we wanted, but in a very different real estate market, where one expected the asset to appreciate each year. And for

my beautiful wife, Sharyn For those who don’t know her, my beautiful wife, Sharyn, is most creative, an artist in the true sense of the word. She has done wonderful canvases, but her best work is done with movable objects by making interior spaces look great. I offer as Exhibit A the fact that we sold two of our houses to the very first people to come and look, and one of them at asking price. This woman does interiors and has an aesthetic that most find inviting, warm and wonderful. And she obsesses over the details. My skill sets run more to the analytical and business sides. I am the researcher and the negotiator, the money finder and payer in this relationship. While I am always offered a voice in any decision, I defer to my honey when it comes to the creative stuff. I’d be a fool not to. By way of brief history, 603, as we then called it, was used by my real estate company. Then the Great Recession hit, my business model changed and the building was underutilized. We put it on the market, first in 2014, and had it on for most of the next five years. Residentially, it totally lacked a kitchen and had a commode for a master bathroom. Few could see themselves tackling the work that needed to be done, nor did most see what my honey could envision. And no one was buying little office buildings or houses to convert to commercial. Millennials can’t afford houses due to their college debt – no less a home for their business.

AFTER During this five-year period we flirted with making 603 into our home. Sharyn created a vision, but had great people to call upon. She and our daughter-in-law, Jessie Kaufman, kept tweaking and refining, figuring out how best to use the spaces. We had input from a dear friend, a retired architect, who knows us and our taste. Also a local retired designer stepped up and helped out in the planning. We called in at least six contractors – from guys with matching trucks to one-man gangs. We heard different ideas, time frames, costs and reservations. All of it was more than we wanted to spend and no one spoke to us in the way we hoped to hear. Now, allow me to flash back. When we bought the building it needed a face-lift and we worked with a local guy we had known for years. Jose did a great job and he and my honey were like a knife and fork. Or maybe a hand and glove. They worked great together and had similar taste and standards. But this fellow is not a licensed contractor. And we needed a building permit this time and that seemed to mandate someone other than Jose. This project represented for us the crossroads of “you have to commit to the path before you find the way” with a major highway called “you don’t know what you don’t know.” An 80-year-old house can do that to you, and a remodel that we were discouraged from undertaking – but did anyway. It is at this point, with her desire to make 603 our home at its height, with her vision sharp and focused, that my honey told me she was willing to do this as an owner/contractor – with Jose as our main guy. I would have to be her partner in the project, she said. It was more than one person could handle and I wanted this by now as she did. We knew that we could accomplish a lot more, get a lot more, if we cut out the contractors’ profits and built some sweat equity.

Sharyn looked at what she had created and said she had exceeded her own expectAtions. And that Is saying a lot.

We had looked at other options in town. But 603 had wood floors, a great modified floor plan, a basement, a garage, storage shed and backyard. We had big trees and it was in walking distance to the plaza. We saw nothing that we wanted other than what we had. Over the years we had built relationships with local contractors and craftspeople and we went after this with all the energy and drive we have. We found the administrative process to be not as daunting as feared, but know that right now it is run out of Santa Fe and we had state inspectors. Walls came down, others were moved. Thirteen windows came out and five went in. A kitchen was created where there was none, as was a master bath and closet. A room that had no apparent use became both an office and a laundry room. And old heaters were replaced with state-ofthe-art stuff. We worked our butts off seven days a week for more than three months. All of our guys knew each other so the communication was great and the ideas flowed. Jose had a good, money-saving idea about the dining room windows that we adopted. Stan, the electrician, offered a modification of the kitchen that really made a difference. Terry guided us on gas inserts and got us what we needed. And

Ted made sure he left us with good piping and a new boiler. We had stars who did our cabinets and countertops, guys unknown to most but came through with flying colors. For those who like to know these things, the first item selected was the countertop. Sharyn found Caeserstone, a quartz product that provided the feeling she wanted, and we built around that. The cabinets are all wood, all adjustable, painted and designed by Sharyn but built by Jorge. He also did the bathroom vanity. The splash back and bathroom tiles came from the Vargas sisters, always a pleasure to deal with. Carpet was from Dan’s and doors and other hardware came from Randall’s. We wanted to be in by June 1 and missed by one week. But when we moved in it was so smooth. My honey knew exactly what would go where and it looked like we had been living there a month after two days. The artwork was hung the following week. Again, Sharyn knew exactly what she wanted where. My job was hitting the nails to hang the work and I have done that for years. We are surrounded by the objets d’art that stuck to us over the years. Our bedroom has Haitian work we bought more than 40 years ago in that country and much of the rest of our collection is contemporary Northern New Mexico. This adventure has a happy ending. Sharyn looked at what she had created and said she had exceeded her own expectations. And that’s saying a lot. I can say that we surely accomplished the mission of turning an asset that no one wanted into one that will sell easily when the time comes for us to move on. The ongoing evolution of Taos Ski Valley took another major step forward with the announcement in December 2018 that the ski area was embarking on its first housing development, the Blake Residences. The first portion of the project will consists of 24 condominium units – and since this was written about one-third have been purchased. The initial units are expected to be completed in December 2020. The properties will come in 1-3 bedroom options — from 890 square feet to 1,990 square feet — in six floor plans; most include a balcony. They will be located on Thunderbird Road just north of Lake Fork Creek, replacing the temporary structures now there. The finished building will rise four stories, with views of the mountain, or the creek, the miniplaza or up or down the valley. Prices start at $1.3M for a 1-bedroom unit, says Leslie A. Campbell, TSV’s director of real estate sales. Their look will echo the traditional European alpine architecture of the base area with rustic New Mexico design elements. The residences will come fully furnished and appointed, inspired by the cultural influences of Northern New Mexico: Native American, Hispanic and European traditions. They are an extension of the hotel with a more contemporary interpretation, maintaining the tradition of regional craftsmanship, from Navajo-

inspired weavings to handmade furniture. Evident throughout is a sense of comfort and luxury, giving the spaces a strong sense of place within a European alpine environment. They will be connected by a wide pedestrian bridge to the new ski area base plaza at the foot of the new high-speed chairlift. Residence owners and guests will also have access to its sister property, the adjoining four-star Blake hotel, with its ski valet, heated pool, hot tubs, spa and wellness center, restaurant 192 and other services. CLOSING STATEMENT

our project was more about my wife’s creativity and our careful use of money – while there are those out there who have few limits and those homes jump out at you. Ours was a remodel, and the magnificent homes I remember were all built from scratch. Which is a lot easier in some ways. But I digress. Let me cite three homes, two of which are presently on the market, and the other of which might be available (but isn’t right now) that come to mind as being really special, highly and well designed. I have no business relationship with any of the owners although I did help one couple buy the land upon which they built their hacienda. Let me introduce my top three, as I sit here and write. The first of those that come to mind is the gracious, easy-to-live-in, beautifully crafted and furnished home of Leonor Brown and Hank Voegler. They live in El Mirador and created a residence that is more than 4,000 square feet but in a U shape, as are the traditional haciendas. With their living spaces all open to one another and all oriented to the west, they take in the sunsets and the most spectacular views.

HIGH END HOMES…

I have always taken the view that here, in Taos, one can’t tell the wealthy from the not-so well-off by their cars or clothes. While we do have some fancy automobiles, and some folks do like to dress like they were still in some sophisticated city, for the most part the threads and the tires don’t give away the prosperity behind them. At least to me. But that changes when it comes to homes. Here, those that can afford to go high-end often do, whether they discreetly hide their wealth behind a fence or gate – or shout it out conspicuously. We don’t have a lot of the latter, but I do remember well the 14,000-square-foot home that Tom Worrell was building, back in his heyday. But that didn’t turn out well for those who recall. Taos doesn’t seem to treasure showoffs and it’s hard to imagine why one needed that much interior space – except for it to be seen from the exterior. I think I have the ability to judge splendid homes. I offer as my qualifications the feature article in this issue on the remodel my beautiful wife, Sharyn, did to what had been our offices – and is now our home. But

The kitchen is worthy of a gourmand and I will always remember the kitchen accent tiles – but I favor blue. The master suite is on one side of the living space and the guest quarters on the other side. Perfect, IMHO. It is a home to be treasured and enjoyed – and space is plentiful. Heck, this place even comes with a bocce ball court as it incorporates the outside recreation into the way the house lives. The next home one that I recall so favorably is different from the first on even more land with equally spectacular views. The Abrahams, who own the property, have more of an estate in those same foothills, but to the north, closer to town. On 26 acres, they have created a warm and wonderful home more for a couple – with two casitas, each with two bedrooms. The spaces are generous, the finishes fine, the grounds spectacular and the wine cellar unique and uncommon. One can stroll from place to place and everywhere one looks it is creatively landscaped without being over the top or glitzy. I do note that the asking price at time of writing was $2.6 million and I think worth every penny – if you have that many pennies. Last, and different again, is the home of the Hamiltons, just a block or so from the plaza on Ranchitos Road. This is a magnificent in-town residence, larger than the others, with over 5,400 square feet of living space plus guest quarters. It is in the middle of the action, whereas the others are on big land where quiet abounds and enjoy grand views. This home is two stories, stately, more formal and impressive. I go back to when this location was Discovery House, a preschool for kids. Some date it back to the 19th century and the local family that lived there then. And now it is a combination of old and new and grand. And it is done quite well – and high-end. For the most part, you’ll find the best of what we have where the land is most expensive. Things seem to work that way. So while I consider “in walking distance to the plaza” to be the key phrase in Taos real estate, for many it is the views from on high that draw them to create their paradise. We have high-end homes in Taos. You just have to look for them and then pay for them. But there is nothing wrong with deep pockets. I respect and admire those who make magic with their money and I cite three couples that seem to have done just that.
