For my Capstone Project, I developed and designed Pelican Bay Community. It is hypothetically located in St. Marys, Georgia. Pelican Bay is designed to be an inclusive community offering a blend of household types for all ages meeting the changing housing needs of our current and future population. Pelican Bay Community provides residents an active lifestyle by offering many connections to nature, sustainable living, and outdoor and indoor recreation. Pelican Bay is a walkable community featuring pocket neighborhoods. Outdoor trails provide easy connections to pocket communities, common open recreational spaces, and gathering spaces. Outdoor activities such as tennis, pickleball, basketball, and inclusive playgrounds are situated throughout the Community. Housing options include detached homes, duplexes, and apartments. A state-of-the-art Community Center is the heart of the Community.

Opportunities for renewable energy sources are realized by installing solar panels on suitable buildings. There is an emphasis on the use of sustainable building materials throughout the project. Community garden plots are located throughout the Community. Organic produce is cultivated for sale in the community greengrocer situated in the Community Center. A teaching kitchen provides in-person and remote cooking classes to improve residents’ wellbeing and foster independence. The importance of wellbeing is an essential element of the design of the Community. A Wellness Clinic with an adjacent Pharmacy helps support residents’ health and wellness. The fitness and yoga studios provide opportunities to exercise. The Yoga Studio is designed for remote classes to increase resident participation. The outdoor pool and splash pad provide recreation activities for all ages. The Coffee Shop, Community Lounge, Movie Theatre, Teaching Kitchen, Reception Room, and Pre-school/Childcare provide opportunities to meet residents within the Pelican Bay Community.

2.0 Project Description Problem Statement: Current U.S housing stock does not reflect the current needs of America’s population. The definition of a household is changing. The existing housing stock consists of 40% of 3-bedroom homes. Current demographics reveal 28% single households, 25% couple households, 20% adults sharing with other adults, 7% single-parent households, and 20% of households of nuclear families. Many communities are not accessible to all people. Physical barriers cause mobility issues and independence challenges for people to move around within their homes and communities. The social and cultural environment of a community affects a resident’s participation and mental wellbeing. These include social participation, civic participation, respect and social inclusion, communication and information technology, community support, and health services.

Problem Solution and Concept: Pelican Bay Community is designed as an inclusive community to improve the quality of life for all its residents, regardless of age or mobility, and help people live independently. A safe, secure, and comfortable nest-like design based on the concept of pocket neighborhoods was the inspiration to create a new community to reflect the current housing needs in an aesthetically pleasing and sustainable manner. Demographic Trends People’s lives have become more fluid than our current housing stock. Single households represent 28% of the population. American suburbanization was driven by the post-WWII dream of a family, homeownership, and a car. However, little has changed in how we design and build our communities. According to AARP and the National Building Museum studies, close to 40% of the current building stock represents a 3-bedroom home.

Coastal Historic St. Marys, founded in 1787, is located on the coast of Georgia. It is the gateway to Cumberland Island National Park and home to the U.S. Naval Submarine Base Kings Bay.

Currently, the country has an aging demographic; millennials are entering the housing market with significant student debt and delaying family. Baby Boomers are now becoming empty nesters and are downsizing to smaller homes. There is a greater need for smaller and more flexible homes than the current housing stock offers. The homebuyers and renters of tomorrow are looking for new housing solutions to their needs. Living communities representing people of all ages and abilities, offering affordable and comfortable housing options, are solutions for future development. People enjoy a sense of community, a healthy lifestyle supported by lifestyle amenities, access to shopping, healthcare, social interaction, and transportation. Once established in a community, many people would like to stay in their communities and make their home a lifelong home. Studies by AARP indicate; 1 in 3 Americans are over the age of 50, and by 2030, 1 in 5 people will be over the age of 65.

3.0 Project Location The hypothetical location of Pelican Bay Community is in the historic coastal town of St. Marys, Georgia. St Marys is in Camden County, near the Florida-Georgia state line. The St Marys area offers many heritage and outdoor recreational opportunities. Crooked River State Park, the Coastal Birding Trail, and Cumberland Island National Park are located within a short driving distance to Pelican Bay Community. The surrounding areas include coastal inlets and nature conservation areas. St Marys is 20 miles north of Jacksonville, Florida. St. Marys was founded in 1787 has a current population of approximately 18,000. About 14 % of its population is over the age of 65 years. During 2015-19, about 10% of the people under 65 were living with a disability. St Marys is home to the U.S. Navy Kings Bay Submarine Base.

Nature Pelican Bay Community is surrounded by nature and coastal inlets. Close by Crooked River State Park and Cumberland Island National Park provide opportunities to experience nature.

Lifestyle Walk, run on community walking trails. Enjoy community gatherings at the Community Center or in the open spaces of the pocket neighborhoods.


4.0 Project Site Features Pelican Bay is a walkable community featuring : • Pocket Neighborhoods • State-of-the-art Community Center • Outdoor trails and meeting points • Outdoor activity areas, tennis court, pickleball, and basketball • Inclusive Playgrounds • Renewable energy – solar • Sustainable building materials • Sustainable planting and community gardens • Site Transportation - electric vehicles charging stations • 100 homes for singles, co-living, and family households with covered parking

Pocket Neighborhoods Pocket neighborhoods create a greater sense of community within a larger community. Pocket neighborhoods are built by constructing a group of houses together around a shared outdoor space. The grouping can be a mix of neighboring houses or apartments situated around a shared outdoor area. This shared outdoor space can be a garden, courtyard with a shelter, or joined backyards. Pocket neighborhoods strengthen a community by creating settings for neighbors to know each other and develop a greater sense of collective ownership of the shared open area within their pocket neighborhood. The homes and apartment buildings are orientated to maintain a balance of privacy and community. Each housing option has private outdoor areas leading into a shared open space.

Site Plan The site plan sketch shows the general site layout, main entry access locations, walkways, parking, community center, pocket neigborhoods, playgrounds, community gardens, tennis court and the basketball court.

Pocket Neighborhoods The pocket neighborhoods are comprised of a mixture of detached homes, 8-Plex apartment buildings , and duplexes. A large open spaces with shared facilities are located in each pocket neighborhood.


5.0 Design Overview The following is a summary of the key design features and elements for the main project components. The design decisions for architectural form and interior design resulted from further research throughout the design development phase. The architectural design of the community center evolved into a unique shape reflecting the project concept and functionality of the design features.

Community Center The Community Center is the heart of the community. The ocean waves inspired the flowing roof shape, and the upper atrium profile was inspired by a submarine which is a tribute to the nearby Kings Bay Naval Submarine Base.

Community Center Entrance

The Community Center provides a variety of services and functions for the residents of Pelican Bay. Essential services include a Wellness Clinic for routine medical check-ups and physical therapy appointments. A small on-site pharmacy is provided for the residents’ convenience. The greengrocer carries a selection of fresh produce, meat, and bakery items, providing a healthy food selection for the residents. Additional services include; a coffee shop with limited food service,and a small accredited pre-school with childcare. Fitness and Yoga Studios offer residents an

opportunity to improve their well-being. All residents can enjoy an outdoor space with a pool and splash pad. A community lounge and movie theater serves as a gathering place for residents. The Teaching Kitchen offers in-person and remote cooking classes to help foster residents’ independence and promote wellness. The kitchen also prepares meals for the resident meal program. The main level of the center provides a UPS counter for shipping packages and an ATM. There is an organic-shaped Atrium Lounge seating area. An administrative office for sales and rentals is located at the east entrance. Two twin staircases access the Mezzanine level near the main entrance. COVID touchless screening stations are located near the front and east entrances. An elevator provides access for residents with mobility issues. A committee meeting room and conference room are available for community use. An all-purpose room is a large room for large gatherings and receptions. The use of movable partitions can subdivide this room. An adjoining outdoor balcony provides an outdoor seating option. A training room is provided for residents’ use for rotating learning program options.


Detached Home

Housing Options

There are 27 detached homes within Pelican Community. The homes are arranged around a common open space creating a pocket neighborhood. The design options provide for a zero entry into the home.

Pelican Bay Community offers three main types of housing options. 1. A detached home at 2500 square feet with two outdoor patios and access to the shared courtyard space. Each house has an option of a ramp as part of the front porch. 2. Two options for an apartment unit at 1000 square feet within a two-story, 8-unit building with access to the shared courtyard space. Attached balcony or outdoor space. One bedroom + den and 1.5 baths Two bedrooms and two baths 3. A duplex option of 1200 square feet with one outdoor patio and access to the shared courtyard space.

The detached house is a single-story home, featuring a large front veranda and two side patios. An access ramp is integrated into the side of the front verandah. The design of the house has three bedrooms, an office, and 2 1/2 bathrooms. Design options include; motorized shelves for the upper wall cabinets by Granberg and ADA-compliant base cabinets with pull-outs. A Bosch wall oven with a side door provides improved accessibility. Wide hallways allow sufficient clearances for wheelchairs or mobility aids. The master bath has a large roll-in shower and two shower controls. The laundry area has motorized wall cabinets. A walk-in pantry provides extra storage space. Built-in wall cabinets in the living room provide ample storage. A kitchen nook is convenient for family use and offers easy-clean surfaces.

The patio is accessed from the main living area for outdoor living and dining. An additional patio deck is located off the master bedroom to enjoy peaceful mornings. The homes are situated around a large open space with a shelter for neighborhood gatherings. The shelter has an outdoor fireplace and BBQ areas. The common space also has garden plots for vegetable gardening.

8 units each. An elevator provides access to the second floor. There is a breezeway on the ground level and a plant filled atrium on the second floor of the building. A row of ribbon windows provide light to the second floor atrium.


8-Plex Apartment Building There are five apartment buildings within Pelican Bay Community. Each building contains eight apartments. The apartment buildings will be situated to create a pocket neighborhood outdoor space. There are two entries into the 8-Plex Apartment building. One entry point connects to the common open area; the other entry point connects to the covered parking area. There are two different options for apartments. One option has a one-bedroom plus office and 1 1/2 baths. The other option has two bedrooms and two baths.

Outdoor Pool Area The outdoor pool area offers a shallow entry pool and sheltered lounge areas. A splash pad is located east of the pool. The pool is located on the south side of the center.
