Project Location

1205 University Street Minneapolis, MN The site is within walking distance to the University of Minnesota. The University has over 66,000 student currently enrolled, about 31,000 are undergraduate students. Dinkytown has slowly become the center of Minneapolis student life and is home to many restaurants and other businesses.

Project Overview The project is being constructed with students who are attending the University of Minnesota in mind. The median age of a tenant would be between the ages 18-25 but would not be limited only to students who are undergoing an undergraduate program. While the project is keeping the students of UM in mind it is not a University sanction construction but is an outside developer trying to bring more life to the Dinkytown area.

Factors That Entice Students Fast Wifi Larger Bedroom

More than 75 million people between the ages of 18-24 are entering the housing market primarily as renters. Research has proven communal spaces specifically for hanging out or studying help student perform academically. Occupancy levels for on- and offcampus housing remain consistently high with occupancy levels at 95%.

Needs

Due to the growing population of higher education, on-campus student housing can no longer support the increase in demand. Students now must seek alternatives to traditional on-campus housing arrangements. The challenge is that most students are beginning to live on their own for the first time but still desire “the college experience”.

Make a space that is cohesive and beneficial to student life. Living spaces should feel like home but amenities should feel like a hotel. Stay away from the traditional “dorm look”. Make a connection between the students and the businesses with—in the building.

Now more than ever students desire to have the world at their fingertips. Student housing must increasingly and proactively meet the needs students desire through amenities, design, and advanced technology. By providing a mixed use building that includes aspects of their daily lives – retail, entertainment, and study spaces – it allows students to have more freedom to establish connections and explore themselves – in other words, have “the college experience”.

Hospitality like amenities. The noise level should be as low as possible so that every student gets the rest they need, even if their peers are night owls.

Space Breakdown

The building is comprised of a total of 6 floors. The main level is dedicated to the lobby of the apartments and the businesses that support residents while the upper five floors are the residental floors and mainly comprised of living spaces. The second floor is home to a community rooftop terrace that will support all of the residents in the building and will not be able to be accessed by the public. Entries/Exits
