Real Estate Market On The Rebound?

T

he number of residential sales for the first three months of 2013 are just a bit behind the first three months of 2012… but there is more to this story. The 2013 market in Eagle County has more good signs of recovery than ever before. Generally speaking, the banks have gotten more care­ful about releasing their foreclosed inventory into a trickle, the fore­­closure rate has definitely declined, lenders are loosening guidelines, interest rates are at an all-time record low and appraisers are starting to discount distressed sales. But best of all, there are Buyers in our market! There are so many buyers, that we are having a shortage of inventory in some areas and price ranges, not to mention multiple offers on “good deals.” This is great news for potential Sellers, as the prices in some areas are starting to go up…instead of down. New listings are only lasting days in some areas.

So, the question is, if you have been waiting to sell, “Should you list your property for sale now, or wait for the market to get better still?” The answer, of course, depends on your short and long range goals, so it is different for each person. How long will this rebound last? Six months? ...Six years? It is hard to predict.
