Have you been wondering when the market will “bottom out” on pricing? Now could be the time to make your move. There IS a change in the real estate market. The fourth quarter statistics from the Vail Board of Realtors (see the charts) show that residential listings are at a very low mark, leaving the market with low inventory. Low inventory is now accompanied by firming and stronger pricing, which brings a new feel to our marketplace. This is not to say that all of the “shadow inventory” has been dispersed, nor that we won’t have any more bank-owned or shortsale properties. However, the trend, nationwide, is showing a decline in distressed sales. A reality, not shown by the residential statistics, is that we are finally seeing increasing interest in land. ...Actually, most every kind of land. Buyers are picking up the great buys on lots in town, and ranch buyers are coming back and taking advantage of the opportunities available in our beautiful ranches and mountain acreages.
