The dream of the ranching lifestyle started with an investment with a friend three generations ago, and today the next two generations have come back to continue the uncomplicated way of living. Although the feel is all rural, it is not isolated and is conveniently located just 20 miles west of Glenwood Springs and just more than 90 minutes from Vail, even closer to Aspen. All the amenities and services of the New West are at our doorstep. Q: What style best describes your home? A: We have a working cattle ranch that has been in the family for three generations. My father bought this ranch and when I retired, I came back to raise cattle and work our land alongside my son. We

have 850 contiguous acres with our two ranch homes and numerous outbuildings. Q: What lifestyle did you envision? A: Ranching is certainly a lifestyle choice. We are operating a cow-calf operation where we raise and breed cattle. We raise our own hay and currently, this spring, we have 180 mother cows with an equal number of calves that we move around in our 20 fenced pastures on the property. Q: What is unique about your location? A: I would say it’s the water. We have excellent senior water rights from several sources that allow us to irrigate 500 of our 850 acres — this is one of the many important reasons that make this property so special. We also have two year-round streams that run the full length of our property. We have several natural ponds and springs. And with the proper legal steps there are numerous lakes and ponds that could be added to the property. This would

A: We consider ourselves stewards of the land. We work hard, but the outdoor life in the fresh air, on our own land, running our own business is something that is completely priceless. And we’re only 2 miles from the National Forest if we’re ever looking for even more “wide-openspace.� Q: Is there a terrific feature in your property that someone might not notice at first? A: In this area the mineral rights have been largely purchased and/or leased and there is a lot of gas and oil drilling. We own approximately 297 mineral acres, or more than one-third of the minerals, and they are not leased. This is really

unusual for our area and certainly an advantage because of the investment potential it has in the future. Also, you might not know that there is the potential of subdivision for our huge parcel with easy access from all sides of the ranch so subdivision would be very feasible. Plus, while we personally don’t hunt, we allow a hunting outfitter to lease the right to bring in hunters during the season for deer and elk and even wild turkeys. This not only brings in additional income but it allows others to share in the beauty of our land and outdoor lifestyle.
