trends to inspire your outdoor living space design in 2022 BrandPoint

ince 2020, you’ve likely spent more time at home than ever
If you need ideas on how to revamp your outdoor spaces, consider these top five outdoor design trends for 2022. Get inspired and create your own outdoor oasis.
before. As a result, you’re
1. Functionality
more conscious of how you use your space and how design can impact your comfort and ease. To give you a bit more variety beyond your home’s walls, consider redesigning your outdoor spaces to create a haven for recreation and relaxation. Best of all, outdoor spaces add value to your home if you plan to sell.
Homeowners are prioritizing day-to-day use of their outdoor spaces instead of entertaining, driving a need for functionality. Practical elements like lighting and audio technology can elevate the outdoor space. Other features like shade structures, privacy walls and screens, built-in barbecue grills and Wi-Fi allow you to use the space for working, relaxing, cooking and more.
2. Defined rooms Whether it’s an outdoor kitchen, office or living room, homeowners are leaning toward creating more efficient, defined outdoor spaces. Homeowners want to use outdoor living on a day-to-day basis to unwind, connect with nature and take advantage of the health and well-being benefits the outdoors provide. Having an outdoor office can increase your productivity while decreasing stress as you enjoy the greenery CONTINUED ON PAGE 15 TN Homes

o you prefer walking and biking to sitting in traffi c? Love the hustle and bustle of the city but abhor long commutes? Enjoy taking a spontaneous stroll to a nearby restaurant for dinner and music. If this sounds like you, we suggest you forget life in the ‘burbs and go urban. A growing resurgence in downtown Nashville has brought a wealth of living options to the city’s urban landscape, along with a vibrant community of restaurants, shops and clubs. For urban dwellers, The Gulch in downtown Nashville is the place to be. Properties like Velocity, Terrazzo and Encore offer the ultimate digs for downtown living. And with the tremendous growth this former railroad yard has seen, you can always find something to do here. Of course there’s always music. (It is Music City, after all.) Travel + Leisure
recently cited Nashville as having the #1 “Music Scene” in the country. From Tootsie’s to Mercy Lounge to The Station Inn, downtown music venues offer everything from rock and country to bluegrass and rockabilly. If you’re looking to set up shop, office space downtown is plentiful and growing. Speaking of the office: Did you know that Forbes.com ranks Nashville 10th in the country of “Best Places for Business and Careers”? And sixth among “Best Cities for Jobs”? Plus Business Insider recently took note of Nashville as one of the “13 Hottest American Cities for 2016.” The nod cited Music City as the “new center of the auto and health-care industries,” noting 300- plus health-care companies and more than 30,000 auto industry jobs. The growth, action and entertainment extend to numerous dining and entertainment options down on Lower Broadway and out on West End. Not to mention the Tennessee Performing Arts Center, The Parthenon, Centennial Park, Hillsboro Village… the list goes on.
Davidson
These are just a few of the reasons to consider living in the heart of Music City. One more reason: We’re just so darn nice. But don’t take our word for it. Travel + Leisure’s 2015 survey ranked Nashville #1 on its list of America’s Friendliest Cities.

and fresh air. Adding an outdoor kitchen may inspire you to make dishes using herbs and veggies you’ve grown in your garden, and an outdoor living room can help you bring the family together at the end of the school and workday.
3. Monochromatic colors with accents While lighter, tone-on-tone color palettes remain popular, accent colors and accessories are on the rise. Using cool, monochromatic tones with choice accent colors can create a brighter or contrasting outdoor living space. Jetset, Belgard’s 2022 Color of the Year, is a true blue that is the perfect pop of color to enhance any color palette. “Jetset is a much-needed dose of liveliness and joy,” said Joe Raboine, director of residential hardscapes at Belgard. “It represents the excitement of a new year and the readiness to do more, be more and live more.”
4. Modular design and geometric patterns Another popular trend is modular, geometric standard patterns composed of clean lines and simple formats. Simple patterns create a modern, uncluttered aesthetic that emphasizes furniture or other focal points in the space. Large format patterns and pavers also lend themselves to this style, allowing for more efficient installation.
5. Entangled design As people blend their outdoor spaces to serve as extensions of their homes, many are focusing on entangled design, which
combines the surrounding landscape with the hardscape design. Fractured edges with no defined break, natural stone transitions and irregular edges blended with boulders, grass and aggregate create a more natural, organic look that enhances design continuity. To increase the depth of greens, grays and other neutral tones associated with entangled, biophilic design, consider using Jetset as the accent color for your outdoor spaces. Feeling inspired but don’t know where to start? Belgard Rooms offers homeowners a templated approach to design outdoor spaces that fit their needs and design style. By visiting Belgard.com/Rooms, you can take a style quiz, define your outdoor room needs, and fast-track the design and installation process so you can enjoy your outdoor space sooner.

ashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more.
meals (Margot Cafe & Bar). And with standout restaurants like Adele’s, The Catbird Seat and Husk, the city is drawing attention from publications like USA Today and Southern Living.
In 2015, Forbes magazine ranked Nashville on its list of “Boom Towns for College Graduates,” and Forbes.com calls Music City one of the “Best Places for Business and Careers.” Time declared the city as “Red Hot” for a burgeoning music business, a diverse and thriving music scene, and our charming ability to live among the stars and leave them alone.
Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On a list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent.
Some may think of Nashville as a meat-and-three kind of town, but Nashville’s hip food scene is getting noticed. Travel + Leisure lauded the city for offerings as diverse as hot chicken (Prince’s), Mexican popsicles (Las Paletas) and farm-to-table
Nashville’s vibrant music scene is another trait that earns nods. Travel + Leisure recently cited the city as having the #1 “Music Scene” in the country. And with venues like The Bluebird Cafe, 3rd and Lindsley, The Station Inn and Ryman Auditorium, it’s no surprise that Orbitz declared Nashville’s music scene as #4 in the country (right behind NYC, LA and Chicago).
Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offices here — a testament to strong business foundations and economic growth.

BU Y I NG YOU R FIRST HOME:
What you should know T BrandPoint
he housing market has exploded since 2020. The pandemic fueled a house-buying frenzy with remote work and leaving large urban areas to live in different parts of the country is becoming more mainstream. According to the National Association of Realtors, 31% of all home purchases since 2020 have been made by first-time home buyers.
“Buying your first home is an emotional experience,” said Bonnie Lee, Mercury Insurance Vice President of Property Claims. “And while the first few weeks are filled with the excitement of all the things you can do now that you have your own place, it’s always good to be prepared and protect your new investment if disaster strikes.” Whether you’ve just purchased your first home or purchased a home in a different part of the country, homeownership is a big commitment. As a new homeowner you have to prepare for everything from routine maintenance to possible damage from a storm, fire or vandalism. It can sound overwhelming, but with a bit of planning, developing good homeowner habits will keep your home in top shape for years to come.
Renovations Renovating is one of the first things homeowners look forward to doing with their new home and one of the most popular renovations lately have been home offices. “Homeowners who were able to 18

move during the pandemic and work from home are looking to transform part of their living space into a dedicated professional work space,” said Lee. “Converting small rooms or bedrooms into a home office not only maintains the homeowners’ worklife balance, but it may also give their home a financial boost by offering this popular feature should they sell their home in the future.” Homeowners should discuss any intended business activity from their home with their insurance agent as most homeowners’ policies exclude or limit coverage for business-related activity and business property. Another popular renovation is the conversion of outdoor spaces into areas for hosting gatherings. Shade structures and areas where people can entertain larger groups has become a big trend for 2022. “No matter what type of renovation you’re interested in, it’s important to be prepared before diving head first into any large project,” said Lee. Make sure the renovations you are about to do are realistic and reasonable for both your home and your budget. Determine which renovations can be done by yourself and those where you would need to hire a professional. Review any large home renovations you have in mind such as a bedroom conversion to office remodel or swimming pool installation with your insurance agent as well. If not, there could be gaps in your existing coverage CONTINUED ON PAGE 21

ith one of the top high schools in the state, a mass transit plan in the works and a wealth of recreational opportunities, Sumner County has plenty to brag about. This area just northeast of Nashville offers a quality of life that many new-home buyers find attractive. Residents here enjoy the hometown feel of cities like Gallatin and Hendersonville but appreciate the nearby big-city perks of Nashville. The county’s largest city, Hendersonville, is home to Merrol Hyde Magnet School, named the fourth best high school in Tennessee in U.S. News & World Report’s most recent ranking of America’s Best High Schools. Gallatin - the county seat) is home to Volunteer State Community College, a public two-year college that offers associate degrees, certificates and continuing education opportunities. With more than 70 academic programs and classes
offered on site and online, Vol State is an educational and economic asset to Sumner County and the entire region. The Gallatin area is a sportsman’s paradise; fishing and boating opportunities abound along the county’s many miles of shoreline on Old Hickory Lake, and lakefront or golf course homes are plentiful at communities like Fairvue Plantation. Hendersonville has an extensive system of greenway biking and walking trails with plans to expand its bike trail system. Several golf courses dot the county, including Country Hills Golf Course and Bluegrass Yacht & Country Club - both in Hendersonville), and The Club at Fairvue Plantation and Long Hollow Golf Course - both in Gallatin). The Greensboro North Park & Ride lot in Gallatin is making life easier for Sumner County commuters, with the Regional Transit Authority’s Gallatin Express bus not only easing the commute for those who ride the bus but also reducing traffic for those who drive. Through careful planning and sustained economic growth, Sumner County continues to build on its existing assets, which helps it attract more workers, more residents and more business. It’s easy to see why home buyers and builders find this an appealing place to live, work, play and do business.

that may not protect your new renovations if an emergency causes extensive damage.
Maintenance is key Proper home maintenance is essential to keep your home from deterioration due to neglect. For example, roof leaks caused by severe weather would be covered by your insurance. However, roof leaks due to lack of maintenance, age or standard wear would not. It’s important to conduct regular inspections of your entire home throughout the year to help prevent major damage from happening.

their new homes as well as the type of homeowners insurance policy needed. For example, damages caused by an earthquake or storm flooding are not covered by a standard homeowners policy. Homeowners may want to consider adding such additional coverages to their policy. Whether it’s your first home or a new home in a new state, homeownership is a major milestone. Make sure to review your policy coverages and speak to a local insurance agent if you’ve recently moved or are thinking of making any renovations to your home.
Take stock of where you are and what you own. This recent boom of homeownership not only saw an increase in firsttime buyers, but also a migration of people moving to new and different parts of the country. Just like new homeowners, those who’ve moved from one geographic area to another may not be aware of the severe weather or what the outdoor elements can bring to that part of the country. Natural events such as flooding due to severe weather in the Midwest and East Coast are one of the most common home disasters that causes billions of dollars in property damage every year. The West Coast is no exception to natural disasters, with the threat of earthquakes and wildfires. Homeowners must be aware of the perils that can impact TN Homes

esidents of Rutherford County have the benefi t of urban conveniences along with the pastoral beauty of the countryside. Attracted by affordable housing, good schools and job opportunities, residents here enjoy a variety of cultural, educational and recreational opportunities. Rutherford County continues to receive national recognition for the quality of life it offers. Forbes magazine recently ranked the Nashville/Davidson County- MurfreesboroFranklin area fourth on its list of “Best Cities for Jobs,” and in 2015 Murfreesboro ranked 11th on Wallet Hub’s list of Fastest Growing Cities. Murfreesboro, the county’s largest city, is the geographic center of the state. Higher education is easily accessible at Middle Tennessee State University and the Tennessee Technology Center at Murfreesboro. And there are a host
of historic, cultural and educational sites here, including the Discovery Center at Murfree Spring, Stones River National Battlefield and the Sam Davis Home. Home buyers can find small-town luxury at Murfreesboro’s Wynthrope Hall, while townhomes and spacious single-family homes are available at Evergreen Farms. Affordable new singlefamily homes are found just south of the city at Buchanan Estates in the Christiana community. Located just outside of Murfreesboro is the city of Smyrna, an area exploding with retail and business development complemented by affordable quality housing. Colonial Town Park shopping center includes retail establishments like Kohl’s and a Super Target. Smyrna offers opportunities for higher education at its branch center for Motlow State Community College (based in Lynchburg). Just minutes away in La Vergne — which made NerdWallet’s list of 10 Best Cities for African-Americans — sits the state’s largest industrial park. La Vergne is also home to the headquarters of several big businesses, including Ingram Books and Bridgestone/Firestone.

hether you’re strolling downtown Franklin, dining in Cool Springs, shopping at The Factory or looking for antiques in Leiper’s Fork, you’ll find that Williamson County supports diverse lifestyles and offers a wealth of housing options. From Franklin’s Westhaven community, which features a walkable design with retail establishments located in the neighborhood, to the rural setting of Winterset Woods in Nolensville, you’ll find plenty of new homes to choose from. And whether you choose a larger city like Franklin (the county seat) or one of the smaller communities like Arrington or Fairview, you’ll find housing and amenities in a variety of styles and price ranges. It’s hard to decide whether Franklin is a big city with a small-town feel or a small town with big-city advantages. CoolSprings Galleria and its surrounding business district serve
a variety of consumer needs — from dining to furniture, housewares to clothing and more. The Crossings in nearby Spring Hill features tenants like Target, Kirkland’s, and Bed, Bath & Beyond. If you prefer the rural life, head to the pastoral paradise of Thompson’s Station, located just minutes from downtown Franklin and not that far from downtown Nashville. In nearby Nolensville, you can stop in at the new Nolensville Farmers Market for fresh produce, flowers, homemade foods and more. Williamson County is home to businesses large and small, from home-owned enterprises like Yarrow Acres and McCreary’s Irish Pub to national headquarters for companies like Nissan, Tractor Supply and Mars Petcare. Small wonder, then, that Bloomberg ranked the Nashville area (including Franklin and Murfreesboro) as number eight on its list of Top 10 American Boomtowns (based on population growth and growth in gross domestic product). According to the Bureau of Labor Statistics, last year Williamson was the #1 county on the list of Fastest Growing Job Markets in the U.S., and Backgroundcheck.org ranked the cities of Brentwood (#1) Franklin (#3) and Spring Hill (#5) among the Safest Cities in Tennessee. With small-town charm, major employers and a healthy economic climate, if you’re looking for good country living in a growing and thriving community, Williamson County could be just the place.

Wilson
Music City Star-Mt. Juliet Station
Green Hill | Lebanon | Mount Juliet | Rural Hill | Watertown
I
f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. No doubt that businessfriendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is adding Providence Central, a mixed-use community of housing, retail and office space.
Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008). Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities.
Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line. But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County.

Steps to Prep Your Yard for Spring Family Features
W
hen spring arrives, days of enjoying your outdoor living space aren’t far away. Getting your yard ready for months of outdoor enjoyment will take a little work, but you’ll quickly see and appreciate the results.
These five steps can have you on your way to a lush, healthy lawn and outdoor area in no time.
4
Weed
Throughout the winter, dead grass and other debris accumulate on your lawn. This waste, known as thatch, can be quite a hindrance to your spring lawn. It promotes fungi, encourages pests and keeps new grass seed from sprouting. You can use a special dethatching rake or any rake with sturdy tines.
Even the healthiest lawns are susceptible to weeds, but getting a jump start on weeding early in the season can help you keep control. You can manage weeds by treating with an herbicide before the sprout or, if you prefer, there are chemical-free alternatives like vinegar, salt or cornmeal. Be aware that many alternative products don’t distinguish between the vegetation you want (like grass) and weeds, so these remedies are best used along borders and within beds to discourage weed growth.

Dethatch
Aerate
Before spreading grass seed, you’ll want to give the new roots room to spread and grow. Aerating the lawn helps make your soil more welcoming to new growth by allowing moisture, nutrients and air to sink deeper into the soil. Depending on the size of area you need to aerate, two of the easiest options are doing the job by hand or using an attachment on a riding lawn mower.
3
Prune
Seed
Winter weather and wear can cause uneven patches in the lawn. Seeding in the spring requires more work than the fall (especially if you tend to have hot, dry summers), but with enough nurturing and regular water, you can fill those spots in for a more uniform lawn. Visit eLivingtoday.com for more advice to make your outdoor living space spectacular.
The lawn isn’t the only place debris can pile up. Your flower beds and any other vegetation can become a holding ground for twigs, branches, leaves and other yard waste. Give your plants, shrubs and trees a close look to find broken, damaged or dead material and remove it to make way for new growth.

Robertson
Coopertown | Springfield | White House
T
he pace of life may move a bit slower in Robertson County, but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. But don’t let that growth concern you. County leaders here are working on a carefully thoughtout plan for development. The plan’s goal: preserve the county’s agricultural economy and quality of
life while attracting businesses and jobs to designated growth areas, mostly within the county’s existing city centers. The county’s proposed 2040 Comprehensive Growth Plan calls for school improvements, road improvements and more diverse housing options. Other goals include retaining and creating jobs, adding more higher-paying jobs and attracting a diverse population and workforce. Johnson Electric and Martinrea Fabco also call this area home. In addition to the growing economic picture in Robertson County, there’s also the way of life that residents are determined to maintain. From local treasures like Burdett’s Tea Shop & Trading Company to the Shade Tree Farm (where you pick your own apples), don’t expect the pace of life here to change anytime soon.
Cheatham Ashland City | Kingston Springs | Pegram
I
f you’re looking for peaceful country living just a stone’s throw from the city, look at Cheatham County. With wooded hillsides, open farmland, and scenic rivers and lakes, the area offers an attractive setting. The communities of Kingston Springs, Pegram, Pleasant View and Ashland City offer a neighborly feel despite the county’s rapid expansion. Whether in a suburban or rural setting, residents here have the best of both worlds: a serene environment with easy access to city life and jobs.
Pegram is a great place to raise a family. The town has its own special treasures. Popular places include Finch’s Country Store and Mud Puddle Pottery Studio (which offers pottery workshops and classes). The county seat of Ashland City sits on the bank of the Cumberland River. The city’s award-winning parks and recreation program earned the Governor’s Environmental Stewardship Award for its conservation efforts involved with the Cumberland River Bicentennial Trail. Under the guidance of Renaissance Ashland City, planners are working to carefully preserve the city’s heritage while embracing the benefits of progress.

Gardening can be a simple way to beautify your yard, relieve stress and save money on your grocery bill, but like any hobby, you can get carried away buying necessary equipment. Fun, frugal and environmentally friendly, these tricks can help you create a cost-effective garden: Use a yardstick and permanent marker to mark inches and feet on the handle of your rake, shovel or hoe. The next time you plant, simply lay the marked handle along the row to create perfectly spaced holes for seeds.
Love the house. Know the neighborhood.
Find your new home.
Line the bottom of a clay pot with a coffee filter to keep soil from leaking out the bottom. Use empty plastic water bottles or clear milk jugs to fill the bottom of large pots. They reduce the weight of the pot and require less soil to fill. To test your seeds to see if they’re still viable for this planting season, place a wet paper towel inside a zip-top bag, drop in 3-4 seeds and wait a week to see if anything grows. One way to help prevent weeds is lining your garden with a layer of newspaper. Just top two or three sheets of newsprint with a layer of pine needles, grass clippings or dried leaves for an eco-friendly and inexpensive weed barrier. Keep gardening twine handy. Nail a funnel to your potting bench with the spout pointing downward, feed the twine through and your string will never go missing. For a more portable solution, place a ball of twine inside a canning jar, make a hole in the lid and feed the end of the twine through the hole. Now, you can take twine anywhere, tangle-free. There is no need to buy expensive potting systems for starting seedlings. Place several cardboard toilet paper rolls inside a clean plastic clamshell, like those used for premade salads. Fill each cardboard tube with potting soil and plant. Once your seedlings grow too tall for the clamshell, simply tear off the top lid.
