re you considering buying a home? Are you looking for a way to buy without depleting your savings? If so, you should know there are ways to qualify for a mortgage sooner than you think and for less. Insured low down payment mortgages are affordable and safe loan options that are offered by most lenders and help homebuyers achieve this goal. A low down payment mortgage with private mortgage insurance (MI) in particular is a great time-tested option that has helped more than 1.3 million families qualify for a home sooner than they otherwise could. So, how does MI work, and how much can it really save you? The 20% down payment myth If you’ve been putting off buying a home in order to save up a 20% down payment, there is good news: it isn’t necessary. Surprised? You are not alone. While almost 80% of homebuyers think a 20% down payment is required, the fact is the average first-time homebuyer who obtains a mortgage puts just 6% down. How is this possible? While there are several low down payment mortgage options available, conventional loans with private MI have been borrowers’ preferred loan choice for a number of years. Private MI is a smart way to get into a home sooner, saving the borrower time, and potentially money, considering that home prices may move up over time, so waiting could cost the borrower more in the long run.
How does an insured mortgage work? Private MI can help a borrower with much less than a 20% down payment qualify for a home loan - with the average down payment being just 6% in 2019 - and is typically paid monthly along with the mortgage payment. The benefit is not just that the borrower is able to qualify for a home sooner, but also that private MI is temporary. Unlike government-insured mortgages backed by the
Federal Housing Administration (FHA), private MI cancels after 20% equity is established either through payments or home price appreciation. When the MI is cancelled, your monthly mortgage bill goes down.
When to buy a home? The right time to purchase a home is different for everyone, especially nowadays. But as we adapt to a changing world, it is important to know that MI continues to help borrowers achieve homeownership, and it is possible to benefit from historically low mortgage interest rates and buy a house without exhausting your savings. In fact, a recent report from U.S. Mortgage Insurers found that MI has helped more than 33 million families become homeowners over the past 60+ years without putting down 20%. o ensure colorful spring gardens, bulbs must be planted in fall. They need several weeks underground to grow roots before the ground freezes.
Gardeners can determine specific plant hardiness zones by entering a ZIP code on the Department of Agriculture’s site: planthardiness.ars.usda.gov. Advised the 2020 Farmer’s Almanac: “In general, try to plant when nightly temperatures are around 40 or 50 degrees, or about six weeks before you expect the ground to freeze. Most spring bulbs need a chilly period to bloom, so if you live in an area where the ground doesn’t freeze (zones 8 to 11), then you’ll need to chill them. Leave the bulbs in the bags you bought them in, and simply place them in your refrigerator for six to 10 weeks before planting.” House Beautiful’s “10 Best Bulbs to Plant in the Fall” for color and general success in most plant hardiness zones are daffodil, leucojum
(also called snowflake), hyacinth, crocus, allium, starflower, tulip, grape hyacinth, dwarf iris and scilla. Gardeners can learn from packaging labels and research which bulbs work best in particular regions, how much sunlight is required, best soil for planting, watering instructions, and recommended planting depth and spacing. Bulbs can be planted in rows or patterns, or around the base of trees or shrubs. By learning exactly when each type of bulb may bloom, gardeners can achieve constant blooms and varying colors from early to late spring. For example, daffodils and hyacinths are early bloomers, tulips will bloom early to late spring, and allium typically bloom in late spring. The National Gardening Association noted tulips are available in thousands of varieties, including hues of apricot, pink, salmon, red and deep maroon, and with petals that are ruffled, fringed or lily-shaped. Gardeningknowhow.com suggested protecting bulbs against squirrels and other rodents by covering with mulch and/or mesh.

ashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more.

In 2015, Forbes magazine ranked Nashville on its list of “Boom Towns for College Graduates,” and Forbes.com calls Music City one of the “Best Places for Business and Careers.” Time declared the city as “Red Hot” for a burgeoning music business, a diverse and thriving music scene, and our charming ability to live among the stars and leave them alone.
Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On a list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent.
Some may think of Nashville as a meat-and-three kind of town, but Nashville’s hip food scene is getting noticed. Travel + Leisure lauded the city for offerings as diverse as hot chicken (Prince’s), Mexican popsicles (Las Paletas) and farm-to-table
Nashville’s vibrant music scene is another trait that earns nods. Travel + Leisure recently cited the city as having the #1 “Music Scene” in the country. And with venues like The Bluebird Cafe, 3rd and Lindsley, The Station Inn and Ryman Auditorium, it’s no surprise that Orbitz declared Nashville’s music scene as #4 in the country (right behind NYC, LA and Chicago).
Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offices here — a testament to strong business foundations and economic growth.

Over the last few years, the open floor plan has been growing in popularity, but this trend could be affected by the COVID-19 pandemic.

Dedicated office spaces “People understand they may not be going back to the office, so they need to improve their home office spaces,” said Lori Wiles, principal interior designer at Lori Wiles Design in Cedar Rapids, Iowa. In addition to improving their virtual backgrounds and adding more light for better visuals, the acoustics in many home offices need to be addressed. “They don’t want to sound like they’re in a box,” Wiles said. Easy fixes include adding softer materials like rugs and draperies and “bass traps” to capture sound so deep voices don’t appear to be emanating from an echo chamber, she said. “In the short term homeowners will be more likely to create a working space by either converting an existing room into a home

Outdoor spaces People are also paying attention to outdoor spaces like patios and decks where they can get together with others, at a safe distance if needed, or by themselves, Wiles said. “Outdoor spaces are becoming very real extensions of the home and a much needed place to retreat out of the house,” Aston said. “Outdoor living will definitely be high on the priority list for more usable space without having to add on.” The quarantine experience may even change the downsizing trend of the last few years because homeowners will desire to have more spaces for these activities, Miguelez said. Do comparison shopping. Even if you’re considering doing the move yourself, you should get at least three written, in-home estimates so you can make an informed choice. The estimates should be free, so you have nothing to lose by trying to find out whether a professional move is best for you.
Some movers even offer estimates based on videos and photos you submit online. Make sure you show the mover everything that needs to be moved, from the attic to the basement, and any sheds, garages or storage areas. The mover needs a complete picture of everything to be moved to give you the most accurate estimate. Reputable interstate movers will always give you estimates in writing and they must—by law—provide you with federal publications that explain the moving process and your rights and responsibilities. Be careful of any estimates offered over the phone or online, and if the mover asks for a large down payment or full payment in advance.

Read your paperwork carefully. Remember, once you’ve signed a contract, you’ve agreed to what it says about your move. Understand what the mover’s level of liability is, in case of loss or damage.

I
f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. No doubt that businessfriendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is adding Providence Central, a mixed-use community of housing, retail and office space.
Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008). Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities.
Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line. But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County.

he pace of life may move a bit slower in Robertson County, but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. But don’t let that growth concern you. County leaders here are working on a carefully thoughtout plan for development. The plan’s goal: preserve the county’s agricultural economy and quality of
life while attracting businesses and jobs to designated growth areas, mostly within the county’s existing city centers. The county’s proposed 2040 Comprehensive Growth Plan calls for school improvements, road improvements and more diverse housing options. Other goals include retaining and creating jobs, adding more higher-paying jobs and attracting a diverse population and workforce. Johnson Electric and Martinrea Fabco also call this area home. In addition to the growing economic picture in Robertson County, there’s also the way of life that residents are determined to maintain. From local treasures like Burdett’s Tea Shop & Trading Company to the Shade Tree Farm (where you pick your own apples), don’t expect the pace of life here to change anytime soon.
