eed help navigating the alphabet soup of terms and phrases related to mortgage lending? We’ve put together a primer on some terms you’ll need to know as you work through the mortgage process.
Application: The first step in the official loan approval process; this form is used to record important information about the potential borrower that is necessary to the underwriting process.
Maturity: The date when the principal balance of a loan becomes due and payable. Mortgage interest deduction: The interest cost of a mortgage, which is a tax-deductible expense. The interest reduces the taxable income of taxpayers. Mortgagee: The lender in a mortgage agreement. Mortgagor: The borrower in a mortgage agreement.
Credit score: A score calculated by using a person’s credit report to determine the likelihood of a loan being repaid on time. Scores range from about 360 to 840. A lower score means a person is a higher risk, while a higher score means that there is less risk. Delinquency: Failure of a borrower to make timely mortgage payments under a loan agreement. Generally, after 15 days a late fee may be assessed.
Principal: The amount of money borrowed to buy a house or the amount of the loan that has not been paid back to the lender. This does not include the interest paid to borrow the money. The principal balance is the amount owed on a loan at any given time. It is the original loan amount minus the total repayments of principal made. Rate lock: A commitment by a lender to a borrower guaranteeing a specific interest rate over a period of time at a set cost. Setback: The distance between a property line and the area where building can take place. Setbacks are used to assure space between buildings and from roads for purposes such as drainage and utilities.
Escrow: Funds held in an account to be used by the lender to pay for home insurance and property taxes. The funds may also be held by a third party and paid out when contractual conditions are met. Fair Housing Act: A law that prohibits discrimination in all facets of the home-buying process on the basis of race, color, national origin, religion, sex, familial status or disability. Good faith estimate: An estimate of all closing fees including pre-paid and escrow items as well as lender charges; must be given to the borrower within three days after submission of a loan application. Inquiry: A credit report request. Each time a credit application is completed or more credit is requested, it counts as an inquiry. Everyone is singing Nashville’s praises Nashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more. Forbes magazine ranks Nashville third on its list of “Next Big Boom Towns.” The music scene was one factor that led to the city’s inclusion on the list; other criteria included job growth (both past and projected), quality of life, fewer traffic tie-ups compared with other cities its size, affordable housing prices and a “pro-business environment.” Forbes.com calls Nashville one of the “Best Places for Business and Careers,” and the city ranks 27th among “Cities on the Edge” (by Sperling’s Best Places) for its scores in areas such as sports, art, music, culture and cosmopolitan factors (like LEED certifications and population growth). Some may think of Nashville as a meat-and-three kind of town, but the venerable New York Times knows that Music City has so much more up its culinary sleeve. A 2012 NYT article shined a spotlight on East Nashville cuisine. From the Farmer’s Market to food trucks to gourmet popsicles at Las Paletas, Nashville’s hip food scene is evidence of a diverse culture. Readers of Travel + Leisure have also noticed Nashville’s taste for good food, voting the city #16 among the “Best U.S. Cities for Foodies.” Nashville’s vibrant music scene is still a trait that earns notice, but these days it’s not just country music that’s thriving in Nashville; Music City’s burgeoning pop scene recently led The Atlantic to dub Nashville the “Silicon Valley of the music business.” The publication cited Nashville’s transformation from “country music outpost” to a major player in the world of commercial music. With venues like The Bluebird Cafe, 3rd and Lindsley and The Station Inn, it’s not surprising that last year Rolling Stone magazine declared Music City has the “Best Music Scene” in the country. Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On their list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent. Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offices here — a testament to strong business foundations and economic growth. Great food, good fun, affordable housing and a healthy business climate — these are just some of the reasons to sing the praises of America’s Music City.

R = Reward schools. Reward schools are made up of the top 5 percent of schools in the state for performance—as measured by overall student achievement levels—and the top 5 percent for year-over-year progress—as measured by gains in student achievement. These 10 percent of schools receive recognition for their success under the accountability system. P = Priority schools. Priority schools are in the bottom 5 percent of overall performance across tested grades and subjects. Planned growth, an eye on the future With one of the best high schools in the state, a new mass transit plan in the works, a growing health-care infrastructure and a wealth of recreational opportunities, Sumner County has plenty to brag about. This area just northeast of Nashville offers a quality of life that many new-home buyers find attractive. Residents here enjoy the hometown feel of cities like Gallatin and Hendersonville but appreciate the nearby big-city perks of Nashville. EDUCATION The county’s largest city, Hendersonville, is home to Merrol Hyde Magnet School, named the third best high school in Tennessee in U.S. News & World Report’s most recent ranking of America’s Best High Schools. The Sumner County Driver’s License Station is located at 855 North Bluejay Way in Gallatin. Hours are 7 a.m.-5:30 p.m. Tuesday - Friday. For information call 230-2995. Vehicle Registration/ Emissions Testing Before a vehicle can be registered in Sumner County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Sumner County testing station, located just off Highway 31E/Nashville Pike at 951 Grassland Place. Hours are 7 a.m.-5 p.m. Wednesday-Friday, 7 a.m.-6 p.m. Monday-Tuesday and 8 a.m.-1 p.m. Saturday. For more information on emissions testing, call 399-8995 or visit the Department of Environment and Conservation Vehicle Inspection Program Information website at tn.gov/environment/apc/vehicle. Registration and Tags Sumner County residents are required to register their vehicles through the County Clerk of Court. Driver’s License The Williamson County Driver’s License Station is located at 3830 Carothers Parkway in Franklin. Hours are 7 a.m.-5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the station opens at 8 a.m. For information, call 790-5515. Williamson County residents do not have to apply for or renew their driver’s licenses at this station. Tennessee residents may apply for a driver’s license at any driver’s license testing station, not just the one in the county in which they live.
Vehicle Registration, Emissions Testing Before a vehicle can be registered in Williamson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Williamson County Emissions Testing Center, located at 1005 Merylinger Court in Franklin. The center is open 7 a.m.-6 p.m. Monday-Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturdays. For more information on emissions testing, call 399-8995 or visit the Department of Environment and Conservation Vehicle Inspection Program Information Web site at tn.gov/environment/apc/vehicle.
Registration and Tags Williamson County residents are required to register their vehicles through the Williamson County Clerk of Court. Applicants must present the following: a valid emissions test certificate, current registration or car title or the name and address of the lien holder; funds to pay for the tag and the county wheel tax. Renewal notices are mailed by the Tennessee Department of Safety and can be processed by mail. Fall into a fresh look for the season
T
he fall season brings crisp air and a respite from the summer heat, while nature’s paintbrush casts a palette of gold, orange and red onto the outdoor landscape. Whether you’re staging your current home for sale or looking forward to dressing up the one you’re about to buy, fall seems the perfect time time to bring some richer, deeper colors to your living landscape. For some expert tips and advice, we spoke to Caren Kirkpatrick of Savvy Home Staging & Redesign. Kirkpatrick shared some ways to incorporate a fresh palette into your home for fall. The best place to start is with color.
“I love amber-colored wine glasses,” she says, noting the glassware can serve as a decorative accessory even when not in use. “Set them out on a bright lacquered tray with a large fallscented candle or fresh flowers,” suggests Kirkpatrick. Speaking of candles, pick up a variety in fall shades and scents to place throughout the house. “Place them in some stylish lanterns at your front door, hearth or on your kitchen table,” says Kirkpatrick. “They will look great and smell great.” For a bold statement, she recommends going for largescale pillar candles.

Texture & Depth
“Pick pillows in a variety of fall hues like burnt orange, copper, citrine and plum,” Kirkpatrick says. These will lend a “big pop of color,” she adds. Another easy way to add fresh color is with your table linens. Purchase new placemats, napkins and table runners in rich fall hues. Add new pillows and throws around the house in your chosen color scheme. Kirkpatrick even recommends packing away your current glassware for something more colorful.
The next step is to add texture and depth. “Try mixing different textures in your one favorite shade for a dramatic effect,” says Kirkpatrick, citing the use of fabrics such as velvet, mohair and silk. You can also add depth to a room with one minor change. “Layer a richly colored area rug to cover wall-to-wall carpet,” she says. “A beautiful area rug is like art and will add a

Kirkpatrick suggests bringing the outdoors into your interior design while taking indoor comforts into your outdoor space. Indoors, borrow from nature using branches and foliage, like curly willow, white birch or dogwood branches. Another simple touch is filling handmade wooden bowls with apples or displaying pumpkins of varying shapes and sizes on your mantel. To bring indoor comforts outside, Kirkpatrick suggests adding a rug to define the space and create a cozy seating area. Add other indoor comforts, such as lighting and fabrics, to make the outdoor space more homey. “Use candles and lanterns. Hang a rustic candelabra or hang lanterns. Use throws and outdoor pillows in colorful fall fabrics,” she suggests. Continue the fall palette you’ve used with fabrics and accessories by adding seasonal flowers in rich, deep colors. If you’re short on time or just don’t have a green thumb, Kirkpatrick offers this simple suggestion: “Simply drop a large fern in a classic urn and [place] pre-potted mums in your empty flower pots,” she says.

According to Kirkpatrick, the fall forecast includes a number of trends and motifs — some new, some recurring: • Nature-inspired patterns • “Green” and organic materials • Artisan objects; handmade, one-of-a-kind pieces artfully displayed • Modern geometric patterns such as chevron prints, Greek key, quadrafoile, circles, etc. • Reclaimed and weathered furniture pieces Trends come and go, and some are more appealing than others. If you don’t like a trend, don’t use it. But Kirkpatrick notes that you can make a trend your own. “Personalize a trend by using it in a way that reflects your own style and interests,” she says. “Say you love to cook. Use the trend of bold geometrics in your placemats, serving bowls or dishware.” As with any trend, Kirkpatrick notes, “A little goes a long way.” Her advice: Keep it simple. She also advises that you go with trends and styles that most appeal to you, and avoid mixing too many trends together. “Whatever you do,” she says, “have fun with it. And don’t worry if it’s right or wrong. If you like it, then it works.”
