Pursuing a mortgage with ‘less-than-perfect’ credit BrandPoint Owning a home is the cornerstone of the American dream. There’s nothing like having a permanent plot of land you can call your own. But, if you’ve hit a rough patch with your credit score, this dream might feel like it’s out of reach. However, finding a suitable mortgage with a “less than perfect” credit score is still possible.
Is there a minimum credit score for mortgages? Typically, there isn’t a minimum credit score required for mortgage applications. However, recent blending of government policy and business practice have resulted in a current credit score threshold of around 620. But some lenders may have the power to determine their own score acceptance limit. This can make it hard to find the institution where you may qualify, as each lender operates a little differently. No matter where you’re at in your path to homeownership, or what your score is, here are a few tips to help you secure that mortgage:
Exercise all of your options If you’ve had lenders reject your conventional mortgage application, there is no need to worry. That’s because there are several loan options available aside from conventional mortgages. Some of those include: FHA loans: This is a loan provided by an FHA-approved lender and while there are no maximum income limits on an FHA insured loan, they have typically been used for first-time homebuyers or low-to-moderate income borrowers. The loans are insured by the Federal Housing Administration. FHA loans require a small down payment (typically 3.5%) and will frequently accept borrowers with lower credit scores. VA loans: For current and former members of the military, a VA loan can be a viable option for securing a home. VA loans typically don’t require any down payment; are partially backed or guaranteed by the Department of Veterans Affairs; and are frequently made available to active duty or former members of the military with lower credit scores. USDA loans: Like FHA loans, these are frequently made to 20

low-to-moderate income individuals with low to moderately low credit scores. However, to qualify for a USDA loan, your home must be in a USDA-designated suburban or rural location.
Work to improve your credit If you’re not interested in utilizing a government-backed loan such as FHA, VA or USDA, improving your payment habits, thereby boosting your credit score, can be another viable option. Even if it takes time to raise your credit score a few points, it can still be beneficial. You can boost your score by making consistent, on-time payments, and finding ways to diversify your credit mix or lower your overall credit usage.
Buy within your means Even if you have a bad credit score, lenders will perceive you as less of a risk if you stay within your means when buying a home. Lenders will likely analyze your income to obligations closely to see if you have leftover reserves every month (which they refer to as “residual income”) to help absorb the shock of unexpected expenses. Do your best to save as much as you can for a down payment, but remember - private mortgage insurance can help minimize a down payment shortage.
Don’t give up While the mortgage qualification process can be challenging, it’s essential to stay vigilant. If it looks like you’re going to get a “no” at first, it might just mean more work needs to be done to evaluate your situation more deeply. Many times, a “no” is really a “not just yet.” But with persistence, patience and passion, you can still achieve your dream of homeownership. f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. No doubt that businessfriendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is adding Providence Central, a mixed-use community of housing, retail and office space.
Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008). Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities.
Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line. But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County.

he pace of life may move a bit slower in Robertson County, but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. But don’t let that growth concern you. County leaders here are working on a carefully thoughtout plan for development. The plan’s goal: preserve the county’s agricultural economy and quality of
life while attracting businesses and jobs to designated growth areas, mostly within the county’s existing city centers. The county’s proposed 2040 Comprehensive Growth Plan calls for school improvements, road improvements and more diverse housing options. Other goals include retaining and creating jobs, adding more higher-paying jobs and attracting a diverse population and workforce. Johnson Electric and Martinrea Fabco also call this area home. In addition to the growing economic picture in Robertson County, there’s also the way of life that residents are determined to maintain. From local treasures like Burdett’s Tea Shop & Trading Company to the Shade Tree Farm (where you pick your own apples), don’t expect the pace of life here to change anytime soon.

Ah, the holidays. It’s a time of cheer, depression, family dysfunction, and everything in-between! Unsurprisingly, it’s also a time when the fire departments and the police departments are at their busiest. Between the social events, the shopping, and the traveling, the holidays are stressful enough; no one wants to add “fire damage” or “lasting physical injury” into the alreadypacked calendar that is the last three months of the year. We researched some of the most common injuries and types of fires that happen around this time of year. Here are some tips that will help you to avoid having to spend time in the ER when you’d rather be handing out Halloween candy, eating Thanksgiving turkey, lighting Hanukkah candles, or singing Christmas carols. Whatever winter holiday you celebrate, it’s usually a time of lighting candles and eating big meals. Please keep these safety tips in mind: 1. Remember that your Christmas tree is highly flammable. Christmas trees, whether they’re real or fake, are extremely flammable. Be sure to keep them at least three feet away from any heat sources, including baseboard heating, space heaters, and candles. For real trees, the better watered it is, the less flammable it is. Lastly, be sure to use a Christmas tree stand. They not only provide an easy place to water your tree, but it can make your tree less of a tipping hazard. 2. Don’t leave your menorah unattended. Make sure that any lit candles are not left unattended. Candles can fall over, or hot wax can drip down from candle holders and ignite any number of flammable objects (tablecloths, wrapping paper, etc.). 3. Take good care of that roaring fireplace. Do not toss anything in a fireplace that’s not supposed to be there (i.e. anything not logs/wood or newspaper). Do not leave fireplaces unattended, especially immediately after adding logs to the fire. Be sure to have your chimney flue serviced before you actually start using the fireplace. Without a safe place to vent the hot air, your fireplace is a fire hazard waiting to happen. Lastly, make sure to hang decorations a safe
distance away from the fire in your fireplace. 1. Hang holiday lights safely. If you are using a ladder to hang lights, be sure to have someone holding the ladder while you’re standing on it. Also make sure that the ladder’s support struts are locked in place, and do not stand on the top step of the ladder— there’s nothing against which you can brace yourself if you lose your balance. In general, having a second pair of eyes while you hang lights outside isn’t a bad idea. If something does happen, it helps to have someone else around who can dial 911. When plugging in outdoor lights, make sure you’re using specific outdoor plugs; with wind, water, and snow, extension cords from indoor outlets might not be up to snuff. 2. Know how to properly clean broken ornaments. If you’re using glass or metal ornaments, and they fall and break, be sure to sweep up or vacuum up as much as possible. Slivers of glass or metal can stab your feet, or be ingested by unknowing kids or pets. 3. Consider if you really need those roof decorations. Thousands of people are hospitalized each year around the holidays due to falls from the roof or from ladders. If you really must get up onto the roof, keep an eye out for icy spots, be sure to wear boots with strong treads or grips, be sure to have a second person spotting you, and move very, very carefully while you’re up there. 4. Use the right extension cords—and keep them out of high traffic areas. While you do have to ensure you’re using outdoor extension cords, people often trip over extension cords, both indoors and outside. If you do use extension cords for holiday decorating, make sure the cords are tucked along walls or are otherwise out of the way. Do your best not to stretch them across doorways, stairs, or other access points. 5. Don’t overload your circuits with plugs. Avoid plugging multiple power strips or extension cords into one another. If you have a GFCI outlet (that’s one of the outlets that has the “test” button on it), those outlets have a safety feature where they trip (shut off) when they sense too much power is being drawn. If a specific outlet has turned off more than once, that’s a signal there’s too much power for the outlet. TN Homes
