Prime your credit score before you house hunt
I
f you’re house hunting, there’s something else you should be hunting for: a great mortgage product. And one of the best ways to get the best rate and terms is by having an excellent credit score. Sadly, many consumers don’t know their credit score or realize how lenders use that information when making decisions on the availability and pricing of credit. That’s according to a 2013 survey conducted by the Consumer Federation of America and VantageScore Solutions, a credit score model developer. If you’re hoping to get into the real estate market this fall, follow these tips to help you improve your credit score the right way: • Reduce your credit card balances. If you’re looking to improve your credit score quickly and legitimately, reducing your existing credit-card debt is a great first step. According to VantageScore Solutions, it’s best to keep credit-card balances at less than 30 percent of the maximum amount of credit allowed. • Check that the info in your credit files is accurate and up to date. You don’t want to miss out on a great loan because of an error in your credit reports. Check your reports at all three national credit reporting companies — Equifax, Experian and TransUnion — because most mortgage lenders will pull all three of your credit reports and credit scores. Consumers are entitled by Federal law to receive a copy of each of their credit reports once every 12 months at www.annualcreditreport.com. • Understand the reasons why your scores aren’t higher. When you receive your credit score disclosure notice, reason codes appear along with your score, and they detail why your score isn’t higher. You can learn more about these reason codes and how to improve your credit score at the con-
sumer education website ReasonCode.org. While these are good strategies for score improvement, you should also avoid these pitfalls: • Taking on new debt just before or during the underwriting period. Keep in mind that lenders may pull a credit report and score more than once during the mortgage approval process — including just before closing on the loan. Buying a new boat or car during this time could impact the total amount of debt you owe. Credit score models factor the amount of debt you owe into your credit score. Additionally, owing more debt on new loans will impact your debt-to-income ratio. While your debt-to-income ratio is not a part of your credit score, it will be considered by your mortgage lender. If you are planning to apply for a mortgage or refinance, hold off on that new car or boat until after you have closed your home loan. • Soliciting credit repair services. You’ll find numerous services on the Internet that say they can help you “repair” your credit quickly. These should be avoided. They often over promise and under deliver. Federal laws prohibit credit repair companies from charging fees up front, and consumer advocates agree that you should think twice before paying these companies to do what you can do on your own for free. Like many other things in life, improving your credit score requires hard work, dedication and discipline. But if you stick to the plan, you’ll see the benefits in the end. To get an accurate view of your credit status, review your credit reports and credit scores from multiple sources. Test your knowledge about credit scores at http://www.CreditScoreQuiz. org, a tool created by VantageScore Solutions in partnership with Consumer Federation of America.

o you prefer walking and biking to sitting in traffic? Love the hustle and bustle of the city? Maybe you abhor long commutes and enjoy taking a spontaneous stroll to a nearby restaurant for dinner and music. If this sounds like you, we suggest you forget life in the ’burbs and go urban. A growing resurgence in downtown Nashville has brought a wealth of living options to the city’s urban landscape, along with a vibrant community of restaurants, shops and clubs. For urban dwellers, The Gulch in downtown Nashville is the place to be. Properties like Velocity, Terrazzo, Encore and the Viridian offer the ultimate digs for downtown living. And with the tremendous growth this former railroad yard has seen, you can always find something to do here. Shop at Two Old Hippies, Apricot Lane or Urban Outfitters. Work out at Barry’s Bootcamp or chill out at Sanctuary for Yoga. Meet friends for drinks at Bar Louie or The Pub Nashville. Walk over to the Whiskey Kitchen or Sambuca for dinner. If you feel like getting your art on, stroll on over to the Frist Center for the Visual Arts. According to the Nashville Downtown Partnership (a local nonprofit focused on attracting and retaining business, residential and retail development in the city’s core), the
number of restaurants found in the downtown core is now 197. Just 10 years ago that number was 95. Downtown retail has made significant strides as well, seeing a net gain of 47 retail establishments in the last five years. Another important component of a downtown community is the neighborhood grocery store. There was a time when the downtown core was bereft of this necessity, but that has changed. Downtown residents can grab their groceries at the H.G. Hill Urban Market, located in The Viridian, or at Turnip Truck Urban Fare. If you live downtown, whether you own a car or not, there’s really no need to drive downtown. According to the Nashville Downtown Partnership, many city dwellers ditch their cars in favor of public transportation. And Nashville offers multiple modes of getting around in the downtown area, from B-cycle (a bicycle sharing program) and Enterprise CarShare to the Music City Circuit (buses and vans that circulate the downtown area offering free rides). In addition, Lyft and Uber, the latest innovations in ride-share services, have established a presence in Music City. If you’re looking to set up shop, office space in The Gulch is plentiful right now. And Gulch Crossing, which is set to open in 2015, will add another 205,000 square feet of office and retail space. Speaking of the office: Did you know that Forbes.com ranks Nashville fifth among its “Best Places for Business and Careers”? And 16th for job growth? And second among “Best Big Cities for Jobs”? These are just some of the reasons to consider living in the heart of Music City. Everyone is singing Nashville’s praises
N
ashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more. Forbes magazine ranks Nashville third on its list of “Next Big Boom Towns.” The music scene was one factor that led to the city’s inclusion on the list; other criteria included job growth (both past and projected), quality of life, fewer traffic tie-ups compared with other cities its size, affordable housing prices and a “pro-business environment.” Forbes.com calls Nashville one of the “Best Places for Business and Careers,” and the city ranks 27th among “Cities on the Edge” (by Sperling’s Best Places) for its scores in areas such as sports, art, music, culture and cosmopolitan factors (like LEED certifications and population growth). Some may think of Nashville as a meat-and-three kind of town, but the venerable New York Times knows that Music City has so much more up its culinary sleeve. A 2012 NYT article shined a spotlight on East Nashville cuisine. From the Farmer’s Market to food trucks to gourmet popsicles at Las Paletas, Nashville’s hip food scene is evidence of a diverse culture. Readers of Travel + Leisure have also noticed Nashville’s taste for good food, voting the city #16 among the “Best U.S. Cities for Foodies.” Nashville’s vibrant music scene is still a trait that earns notice, but these days it’s not just country music that’s thriving in Nashville; Music City’s burgeoning pop scene recently led The Atlantic to dub Nashville the “Silicon Valley of the music business.” The publication cited Nashville’s transformation from “country music outpost” to a major
player in the world of commercial music. With venues like The Bluebird Cafe, 3rd and Lindsley and The Station Inn, it’s not surprising that last year Rolling Stone magazine declared Music City has the “Best Music Scene” in the country. Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On their list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent. Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offices here — a testament to strong business foundations and economic growth. The Tennessee Department of Education secured a waiver from No Child Left Behind in 2012, allowing the state to continue to improve and meet its own growth goals, rather than the high proficiency cutoffs set by the federal government. Reward schools are made up of the top 5 percent of schools in the state for performance—as measured by overall student achievement levels—and the top 5 percent for year-over-year progress—as measured by gains in student achievement. These 10 percent of schools receive recognition for their success under the accountability system. P = Priority schools. Priority schools are in the bottom 5 percent of overall performance across tested grades and subjects. These schools will receive one of four types of supports: • Placement in the state-run Achievement School District • Turnaround under the governance of a district-led Innovation Zone • Turnaround through one of the federal School Improvement Grant plans, subject to state approval • District-led school improvement planning processes, subject to direct ASD intervention in the absence of improved results. F = Focus schools. Focus schools are the 10 percent of schools across the state with the largest achievement gaps between groups of students. This designation does not indicate low achievement levels. In fact, focus schools may be highperforming schools that show significant year-over-year gains, but fail to close gaps between groups of students. Focus schools will address underperforming groups by: • Implementing programs targeted at specific subgroups of students • Applying for competitive Focus school grants aimed at closing achievement gaps • Using state resources, if necessary, to help fund programming to spur subgroup growth.) ith one of the top high schools in the state, a mass transit plan in the works and a wealth of recreational opportunities, Sumner County has plenty to brag about. This area just northeast of Nashville offers a quality of life that many new-home buyers find attractive. Residents here enjoy the hometown feel of cities like Gallatin and Hendersonville but appreciate the nearby big-city perks of Nashville. The county’s largest city, Hendersonville, is home to Merrol Hyde Magnet School, named the third best high school in Tennessee in U.S. News & World Report’s most recent ranking of America’s Best High Schools. Gallatin (the county seat) is home to Volunteer State Community College, a public two-year college that offers associate degrees, certificates and continuing education opportunities. With more than 70 academic programs and classes offered on site and online, Vol State is an educational and economic asset to Sumner County and the entire region. The Gallatin area is a sportsman’s paradise; fishing and boating opportunities abound along the county’s many miles of shoreline on Old Hickory Lake, and lakefront or golf course homes are plentiful at communities like Fairvue Plantation. Before a vehicle can be registered in Sumner County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Sumner County testing station, located just off Highway 31E/Nashville Pike at 951 Grassland Place. Hours are 7 a.m.-5 p.m. Wednesday-Friday, 7 a.m.-6 p.m. Monday-Tuesday and 8 a.m.-1 p.m. Saturday. Sumner County residents are required to register their vehicles through the County Clerk of Court. Applicants must present a valid emissions test certificate, current registration or car title. Driver’s License The Williamson County Driver’s License Station is located at 3830 Carothers Parkway in Franklin. Hours are 7 a.m.-5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the station opens at 8 a.m. For information, call 790-5515. Williamson County residents do not have to apply for or renew their driver’s licenses at this station. Tennessee residents may apply for a driver’s license at any driver’s license testing station, not just the one in the county in which they live.
Vehicle Registration, Emissions Testing Before a vehicle can be registered in Williamson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Williamson County Emissions Testing Center, located at 1005 Merylinger Court in Franklin. The center is open 7 a.m.-6 p.m. Monday-Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturdays. For more information on emissions testing, call 399-8995 or visit the Department of Environment and Conservation Vehicle Inspection Program Information Web site at tn.gov/environment/apc/vehicle.
Registration and Tags Williamson County residents are required to register their vehicles through the Williamson County Clerk of Court. Applicants must present the following: a valid emissions test certificate, current registration or car title or the name and address of the lien holder; funds to pay for the tag and the county wheel tax. Renewal notices are mailed by the Tennessee Department of Safety and can be processed by mail. Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The recent award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. Voted the “Best Regional/County Fair in Middle Tennessee” by readers of Tennessee Magazine, this annual event continues to draw huge crowds. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. Heck, even Ashley Judd — who has shown her prized pigs at the fair — gushed about the event during a segment on Jimmy Kimmel Live!. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County.

f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where business is booming, education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. The Beacon Center of Tennessee, a not-for-profit think tank based in Nashville, has named two cities in the county — Mt. Juliet and Lebanon — to their latest list of the “State’s Most Business-Friendly Cities (#4 and #6, respectively). No doubt that business-friendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is now set to add Providence Central, a mixed-use community of housing, retail and office space. Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that is paying for a new high school in Watertown (set to open in the fall of 2014) and brought expansions at West Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), the new Lebanon High School (2012) and a new high school in Mt. Juliet (2008). Other signs of growth include the new Highway 109 bridge joining Wilson and Sumner counties. The brand-new $29.5 million four-lane structure replaces an old two-lane bridge built in the 1950s. Leaders in both counties say the bridge will alleviate traffic congestion and provide an economic boost for their communities.

Vehicle Registration Emissions Testing Before a vehicle can be registered in Wilson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Wilson County testing center, located at 810 Tennessee Blvd. Hours are 7 a.m.-6 p.m. Monday and Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturday. he pace of life may move a bit slower in Robertson County — and residents here do tend to like it that way — but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. But don’t let that growth concern you. County leaders here are working on a carefully thought-out plan for development. The plan’s goal: preserve the county’s agricultural economy and quality of life while attracting businesses and jobs to designated growth areas, mostly within the county’s existing city centers. The county’s proposed 2040 Comprehensive Growth Plan calls for school improvements (including a new high school in the county seat of Springfield), road improvements and more diverse housing options.
