Nashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more. Last year, Forbes magazine ranked Nashville on its list of “Boom Towns for College Graduates,” and Forbes.com calls Music City one of the “Best Places for Business and Careers.” And Time declared the city as “Red Hot” for a burgeoning music business, a diverse and thriving music scene, and our charming ability to live among the stars and leave them alone. Some may think of Nashville as a meat-and-three kind of town, but Nashville’s hip food scene is getting noticed. Travel + Leisure lauded the city for offerings as diverse as hot chicken (Prince’s), Mexican popsicles (Las Paletas) and farm-to-table meals (Margo Cafe & Bar). And with standout restaurants like Adele’s, The Catbird Seat and Husk, the city is drawing attention from publications like USA Today and Southern Living. Nashville’s vibrant music scene is another trait that earns nods. Travel + Leisure recently cited the city as having the #1 “Music Scene” in the country. And with venues like The Bluebird Cafe, 3rd and Lindsley, The Station Inn and Ryman Auditorium, it’s no surprise that Orbitz declared Nashville’s music scene as #4 in the country (right behind NYC, LA and Chicago). Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On a list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents

here have “added some city” to their Southern accent. Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offices here — a testament to strong business foundations and economic growth. Great food, good fun, affordable housing and a healthy business climate — these are just some of the reasons to sing the praises of America’s Music City. — Diane Hughes, Tennessean Custom Publications

New rules for home closings
C
losing on your new home is an exciting time — but it also can be an overwhelming process. Homebuyers are usually required to sign a seemingly endless pile of documents, most of which are written in terminology not used outside of the housing industry and that can be complicated to understand. Fortunately, the process just got easier. Under new rules required by the Consumer Financial Protection Bureau, four closing documents have been merged into two. The changes took effect on Oct. 3. The Good Faith Estimate and Truth in Lending disclosures have been eliminated and combined into a single Loan Estimate form. The Loan Estimate must be delivered to the buyer no later than three business days after receipt of the application. In addition, the final Truth in Lending Disclosure and HUD-1 Settlement Statement have been replaced by the Closing Disclosure form. This form must be given to the consumer a full three days prior to the closing, and if there are changes during that 72-hour period, the closing could be delayed. This is a big change from the current process, which allows the HUD-1 Settlement Statement to be presented to the buyer as late as the day of closing and allows changes to be made to the statement during the loan closing. These new rules are intended to streamline the loan appli
cation process and make it easier for consumers to understand by clearly spelling out the most relevant details all on one page — the interest rate of the mortgage loan, the amount of the monthly payments and a listing of all the closing costs. For consumers applying for adjustable rate mortgages, the documents will explain how their interest rate and future monthly payments could change based on certain factors. — National Association of Home Builders

DOWNTOWN NASHVILLE Do you prefer walking and biking to sitting in traffic? Love the hustle and bustle of the city? Maybe you abhor long commutes and enjoy taking a spontaneous stroll to a nearby restaurant for dinner and music. If this sounds like you, we suggest you forget life in the ’burbs and go urban. A growing resurgence in downtown Nashville has brought a wealth of living options to the city’s urban landscape, along with a vibrant community of restaurants, shops and clubs. For urban dwellers, The Gulch in downtown Nashville is the place to be. Properties like Velocity, Terrazzo, Encore and the Viridian offer the ultimate digs for downtown living. And with the tremendous growth this former railroad yard has seen, you can always find something to do here. Shop at Two Old Hippies, Apricot Lane or Urban Outfitters. Work out at Barry’s Bootcamp or chill out at Sanctuary for Yoga. Meet friends for drinks at Bar Louie or The Pub Nashville. Walk over to the Whiskey Kitchen or Sambuca for dinner. If you feel like getting your art on, stroll on down to the Frist Center for the Visual Arts. Of course there’s always music. (It is Music City, after all.) Travel + Leisure recently cited Nashville as having the #1 “Music Scene” in the country. And Time noted last year that music and entertainment contribute about $10 billion and 56,000 jobs to the city’s economy every year. If you’re looking to set up shop, office space in The Gulch is plentiful right now — but that’s sure to change as more residents are drawn to the downtown lifestyle. Speaking of the office: Did you know that Forbes.com ranks Nashville 10th in the country among its list of “Best Places for Business and Careers”? And sixth among “Best Cities for Jobs”? But the growth, action and entertainment extend way beyond The Gulch proper. There are numerous dining and entertainment options down on Lower Broadway and out on

Residents of Rutherford County have the benefit of urban conveniences along with the pastoral beauty of the countryside. Attracted by affordable housing, good schools and job opportunities, residents here enjoy a variety of cultural, educational and recreational opportunities. Rutherford County continues to grow and receive national recognition for the quality of life it offers. Forbes magazine recently ranked the Nashville/Davidson County-Murfreesboro-Franklin area sixth on its list of “Best Cities for Jobs,” and last year Murfreesboro ranked 11th on Wallet Hub’s list of Fastest Growing Cities. Murfreesboro, the county’s largest city, is the geographic center of the state. Higher education is easily accessible at Middle Tennessee State University, the Tennessee Technology Center at Murfreesboro and Draughons Junior College. And there are a host of historic, cultural and educational sites here, including the Discovery Center at Murfree Spring, Stones River National Battlefield and the Sam Davis Home. Home buyers can find a little small-town luxury at Murfreesboro’s Wynthrope Hall, while townhomes and spacious single-family homes are available at Evergreen Farms. Affordable new single-family homes are being built just south of the city at Buchanan Estates in the Christiana community. Located just outside of Murfreesboro is the city of Smyrna, an area exploding with retail and business development complemented by affordable quality housing. Colonial Town Park shopping center includes retail establishments like Kohl’s and a Super Target. Last year NerdWallet listed Smyrna #9 on its list of “Cities on the Rise in Tennessee.” Homebuilding is booming here at communities like

With one of the top high schools in the state, a mass transit plan in the works and a wealth of recreational opportunities, Sumner County has plenty to brag about. This area just northeast of Nashville offers a quality of life that many new-home buyers find attractive. Residents here enjoy the hometown feel of cities like Gallatin and Hendersonville but appreciate the nearby bigcity perks of Nashville. The county’s largest city, Hendersonville, is home to Merrol Hyde Magnet School, named the third best high school in Tennessee in U.S. News & World Report’s most recent ranking of America’s Best High Schools. Gallatin (the county seat) is home to Volunteer State Community College, a public two-year college that offers associate degrees, certificates and continuing education opportunities. With more than 70 academic programs and classes offered on site and online, Vol State is an educational and economic asset to Sumner County and the entire region. The Gallatin area is a sportsman’s paradise; fishing and boating opportunities abound along the county’s many miles of shoreline on Old Hickory Lake, and lakefront or golf course homes are plentiful at communities like Fairvue Plantation. Hendersonville has an extensive system of greenway biking and walking trails with plans to expand its bike trail system. Several golf courses dot the county, including Country Hills Golf Course and Bluegrass Yacht & Country Club (both in Hendersonville), and The Club at Fairvue Plantation and Long Hollow Golf Course (both in Gallatin). Plans are underway to develop the first transit-ready community in Gallatin, Greensboro North, which will eventually include a northeast corridor transit line stretching from Gallatin to East

Through careful planning and sustained economic growth, Sumner County continues to build on its existing assets, which helps it attract more workers, more residents and more business. From Franklin’s Westhaven community, which features a walkable design with retail establishments located in the neighborhood, to the rural setting of Winterset Woods in Nolensville, you’ll find plenty of new homes to choose from. And whether you choose a larger city like Franklin (the county seat) or Brentwood, or one of the smaller communities like Arrington or Fairview, you’ll find housing and amenities in a variety of styles and price ranges. It’s hard to decide whether Franklin is a big city with a small-town feel or a small town with big-city advantages. CoolSprings Galleria and its surrounding business district serve a variety of consumer needs — from dining to furniture, housewares to clothing and more. The Crossings in nearby Spring Hill features tenants like Target, Bed, Bath and Beyond, and Kirkland’s. If you prefer the rural life, head to the pastoral paradise of Thompson’s Station, located just minutes from downtown Franklin and not that far from downtown Nashville. In nearby Nolensville, you can stop in at the new Nolensville Farmers Market for fresh produce, flowers, homemade foods and more. Williamson County is home to businesses large and small, from home-owned enterprises like Bathos and McCreary’s Irish Pub to national headquarters for companies like Nissan, Tractor Supply and Mars Petcare. Small wonder, then, that Bloomberg ranked the Nashville area (including Franklin and Murfreesboro) as number eight on its list of Top Ten American Boomtowns

Berry Farms offers return to small-town living
mall-town living was once the norm, but as cities grew larger, families fled to the suburbs. Residents who were once connected to their communities became isolated from many of their basic needs and activities, including work, school, shopping, eating out and more. These days, heavy traffic and long commutes are the new norm. But mixed-use developments are changing all that. The best mixed-use developments are large enough to incorporate many uses — like residential, office, retail, civic and other functions — but small enough to be engaging and walkable. In a mixed-use community, you can leave work in the evening and walk on wide sidewalks to the daycare center to pick up your children. With a quick stop at the grocery store for fresh vegetables and a hot loaf of bread for dinner, you begin your walk home. You pass friends and neighbors along the way, stopping to chat while the kids pet their dogs. After dinner, you can enjoy a glass of wine on your front porch on a perfect fall evening. Life in a mixed-use development duplicates the kind of convenience that has long been the hallmark of small towns and heavily urban areas but not often found in suburbia. But that’s changing, too. Berry Farms is a mixed-use master planned community located in Franklin, offering residents all the benefits of an urban lifestyle with the added benefits of an upscale suburban setting. Located on 600 acres in Williamson County, Berry Farms is centered on connecting people to work, shopping, restaurants and meaningful open space. The variety of businesses at Berry Farms, along with the residences — all in a pedestrian-friendly community — replicates the small-town ideal. Mixed-use communities like Berry Farms are vibrant and friendly to both children and older residents, representing a diverse cross-section of our population. Say goodbye to long commutes and heavy traffic. Developments like Berry Farms offer a return to a simpler life and a better way to live, work and play.

WILSON COUNTY
If you’re looking to settle in an area where you can enjoy smalltown values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where business is booming, education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. No doubt that business-friendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is adding Providence Central, a mixed-use community of housing, retail and office space. Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened last year) and brought expansions at West Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), the new Lebanon High School (2012) and a new high school in Mt. Juliet (2008). Other signs of growth include the new Highway 109 bridge joining Wilson and Sumner counties. Completed last year, the $29.5 million four-lane structure, replaced an old two-lane bridge built in the 1950s. Leaders in both counties expect the bridge to alleviate traffic congestion and provide an economic boost for their communities. Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The recent award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. Work on the station is due to start this spring and should be complete by year’s end.

But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. Heck, even Ashley Judd — who has shown her prized pigs at the fair — gushed about the event during a segment on Jimmy Kimmel Live!. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County. — Diane Hughes, Tennessean Custom Publications

ROBERTSON CO. The pace of life may move a bit slower in Robertson County — and residents here do tend to like it that way — but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. But don’t let that growth concern you. County leaders here are working on a carefully thought-out plan for development. The plan’s goal: preserve the county’s agricultural economy and quality of life while attracting businesses and jobs to designated growth areas, mostly within the county’s existing city centers. The county’s proposed 2040 Comprehensive Growth Plan calls for school improvements, road improvements and more diverse housing options. Other goals include retaining and creating jobs, adding more higher-paying jobs and attracting a diverse population and workforce. With companies like Electrolux Home Products (the county’s largest employer) and Unarco Materials Handling (the second-largest employer in the county), Robertson County seems well on its way. Johnson Electric and Martinrea Fabco also call this area home. In addition to the growing economic picture in Robertson County, there’s also the way of life that residents are determined to maintain. From local treasures like Burdett’s Tea Shop & Trading Company to the Shade Tree Farm (where you pick your own apples), don’t expect the pace of life here to change anytime soon. To learn more about Robertson County, pick up a copy of the Robertson County Fact Book, published by the Robertson County Times, or view the Fact Book online at rctimes.com. CHEATHAM CO.
If you’re looking for peaceful country living just a stone’s throw from the city, look at Cheatham County. With wooded hillsides, open farmland, and scenic rivers and lakes, the area offers an attractive setting. The communities of Kingston Springs, Pegram, Pleasant View and Ashland City offer a neighborly feel despite the county’s rapid expansion. Whether in a suburban or rural setting, residents here have the best of both worlds: a serene environment with easy access to city life and jobs. Sidewalks and lighting have given downtown Kingston Springs a sleek new look, and because of numerous community events, residents have many opportunities to meet throughout the year. Pegram is a great place to raise a family and is quaintly referred to as “The Pretty Little Town of Pegram.” The town has its own special treasures. Popular places include Finch’s Country Store and Mud Puddle Pottery Studio (which offers pottery workshops and classes). The county seat of Ashland City sits on the bank of the Cumberland River. The city’s award-winning parks and recreation program earned the Governor’s Environmental Stewardship Award for its conservation efforts involved with the Cumberland River Bicentennial Trail. Under the guidance of Renaissance Ashland City, planners are working to carefully preserve the city’s heritage while embracing the benefits of progress.
