Homeownership has many important benefits for millions of Americans — including creating a sense of community, building wealth and providing financial security. And at tax time, homeowners can take advantage of several sources of tax savings, including: • Deductions for mortgage interest • Deductions for real estate taxes • The capital gains exclusion for the sale of a principal residence

CAPITAL GAINS EXCLUSION When it’s time to sell a home, in many cases homeowners don’t have to pay capital gains tax on the profit from the sale. Under present law, married couples who have owned and occupied their principal residence for at least two of the past five years do not have to pay any taxes on the first $500,000 in profits from the sale of their home. Single filers earn up to $250,000 tax free.

MORTGAGE INTEREST DEDUCTION Homeowners who itemize their federal income tax deductions can deduct 100 percent of their mortgage interest payments on a first or second home for up to $1 million of mortgage debt. The Mortgage Interest Statement Form 1098, which homeowners receive from their lenders, shows the total amount of home mortgage interest paid during the year. Homeowners also can deduct the interest paid on up to $100,000 of home equity loans. For most homeowners, this means they can deduct all of the mortgage interest they’ve paid on their home each year.

REAL ESTATE TAX DEDUCTION Homeowners are able to deduct the state and local real estate taxes they pay each year on an owner-occupied home.

Another deduction homeowners may be able to take is for mortgage insurance premiums. Generally, buyers who purchase a home without putting 20 percent down have to pay for mortgage insurance, and those premiums can also be deducted from taxable income. Even homeowners who rent out a home — instead of using it as their principal residence — may be able to enjoy some tax benefits, including interest and depreciation deductions. Buying a home offers tax savings that can add up to tens of thousands of dollars over several years. he big move — it should be in all-caps and announced with a deep, authoritative voice. THE BIG MOVE. And it’s coming to your family soon. It might be from one house to another across town, or it might involve crossing state lines. No matter the distance, amount of belongings or number of people, your big move is going to be a big deal. But there are ways to plan for your move so that the big event doesn’t overwhelm you. LESS IS BETTER The less you have to move, the easier your move will be on your body and your wallet. It will also be easier to fit everything into your new house. While packing, create three piles. The first is your “must-go” pile. The third is the “must-throw” pile, and it contains anything that can’t be sold at a garage sale or donated. Start creating these piles now, and it will make moving day much easier.

STOCK UP ON SUPPLIES Big boxes might seem like a great idea because they can hold so much stuff, but what happens when you try to lift one and carry it down a flight of steps? Stock up on boxes of multiple sizes, but keep in mind that smaller is much easier to carry. Stock up on foam and bubble wrap to protect your fragile items. You’ll also need a good supply of packing tape and bold markers for labeling boxes. Be sure to have plenty of moving blankets and hand trucks to make it easier to transport items.

RENT A TRUCK One trip makes the big move simple, even if you’re just moving

In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), the new Lebanon High School (2012) and a new high school in Mt. Juliet (2008). Other signs of growth include the new Highway 109 bridge joining Wilson and Sumner counties. Completed last year, the $29.5 million four-lane structure, replaced an old two-lane bridge built in the 1950s. Leaders in both counties expect the bridge to alleviate traffic congestion and provide an economic boost for their communities. Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The recent award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. Work on the station is due to start this spring and should be complete by year’s end.

ROBERTSON CO. The pace of life may move a bit slower in Robertson County — and residents here do tend to like it that way — but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. Getting a mortgage in today’s market By Marilyn Kennedy Melia CTW FEATURES

T

his could be the year. Those would-be buyers who’ve been sidelined because they were unable to secure a mortgage may find there’s finally a path to homeownership. Lending regulators are still hyperaware of the issues that led to the foreclosure crisis, and they don’t want to approve a borrower without a strong financial and credit profile. At the same time, consumer advocates, lenders and government regulators have debated how strict mortgage rules should be while still ensuring that qualified buyers have the opportunity to buy. Here, experts shed light on today’s mortgage rules, and why this year the path to ownership is clear for more buyers. LOWER BAR FOR DOWN PAYMENTS Most experts agree that saving for a down payment is the biggest struggle for consumers hoping to buy. “Most of the efforts by [government entities that back mortgages] have been targeted at buyers with low accumulated assets for a down payment and who have at least moderately good credit,” says Erin Lantz, vice president of mortgages at Zillow. One government loan — the FHA mortgage — allows a 3.5 percent down payment and has been popular in the past few years because it was often the only option for borrowers with limited down payments. In late 2014, Fannie Mae and Freddie Mac, two other government agencies that back mortgages, announced new loan programs with just a 3-percent down payment. Each of these programs has special rules, like requiring at least one borrower to be a first-time borrower. Freddie Mac’s loan, the Home Possible Advantage program, offers qualified borrowers a conforming, conventional fixed-rate 15-, 20- or 30-year mortgage with a maximum loan-to-value ratio of 97 percent, which can be used to purchase a single-unit property. Although the program is available to any eligible borrower, first-time homebuyer applicants must complete a homeownership education and counseling program. Other restrictions apply. Fannie Mae began offering a similar 97-percent LTV loan option in December 2014 for any borrower who hasn’t owned a primary residence for three years. A counseling/education course is not required but other stipulations and exclusions apply. Applicants to either program must have a minimum credit score of 620, provide documentation of employment, income and assets, and purchase private mortgage insurance.

TAKE A LOOK AT CREDIT The FICO credit-scoring model — which takes data on whether consumers pay their credit card, medical, phone and other bills from the three major credit bureaus, and then assigns a number from 300 to 850 — is used by most mortgage lenders. In the immediate wake of the financial crisis, scores well into the 700s were required for borrowers making less than a 20-percent down payment, / K says Don Frommeyer, past KO TOC UD S A D HINK president of the National AssociaN AN ES/T AG tion of Mortgage Brokers. But, he notes, M YI TT there has been easing since then. GE Scores work in tandem with other factors, like down payments and whether an applicant will have emergency savings after buying, says Frommeyer. Strength in one area can compensate for weakness in another. One important change to how FICO scores are computed should boost scores for millions of consumers. The new scoring model, “gives less weight to unpaid medical debt than other types of unpaid debt,” reports Karen Paculba, a spokeswoman for the Fair Isaac Corp., the FICO parent. “Scores for consumers whose only major negative items in their credit reports are medical collections can increase by up to 25 points.” But all lending companies may not be using the new FICO model just yet. DEBT-TO-INCOME RATIO The Dodd-Frank Wall Street Reform and Consumer Protection Act mandates that lenders look at how affordable a mortgage will be to a borrower, taking into account other debts like credit card and car payments. Those monthly recurring obligations, combined with the monthly amount that a borrower would pay on the new mortgage — including a monthly allotment for property taxes and homeowner’s insurance — shouldn’t take up more than 43 percent of the borrower’s gross (pre-tax) monthly income. Usually, homebuyers make an initial visit to a lender to get “pre-qualified,” where the lender looks at the financial profile of the potential borrower and estimates how much money they’re eligible to borrow. When a buyer selects a home and makes a formal application, the debt-to-income ratio is measured again, and lenders will also check again at closing to see that no new debt has been added. The dream of homeownership will become a reality for many in 2015. Lending rules are still strict, and borrowers must be careful to keep up prudent financial practices, but buying a home is definitely within reach for many.
