How to get a more affordable mortgage
H
omeownership is part of the American Dream, but the aftermath of the housing bubble has left some prospective home buyers subject to stricter guidelines that govern both borrowers and lenders. But strict guidelines and more diligent lenders do not mean that you won’t be able to secure a loan to buy a home. It just means that you must do everything possible to ensure that your loan application is approved and your mortgage is affordable. Here are some tips for doing just that. • Address credit concerns before beginning the process. Poor credit is a prospective borrower’s worst enemy, and it’s an instant and glaring red flag to lenders. Thanks to inaccuracies on credit reports, some people may have poor credit and not even know it. Lenders use your credit score to determine the interest rate you qualify for; inaccuracies or poor credit histories can bring down a credit score. Before you apply for a home loan, carefully review your credit report to make sure there are no inaccuracies to affect your ability to get the most affordable mortgage. Prospective applicants should have any errors to their credit reports corrected and work to improve their credit scores before applying for a loan. • Pay down debt. Even if an applicant’s credit score is solid, lenders may scoff at applicants with substantial amounts of debt. Credit card debt should be paid down before beginning the process; it may also benefit applicants to pay off any additional loans, such as car notes or student loans, before applying for a home loan. The less debt an applicant has, the more attractive that applicant becomes.
• Avoid overusing credit cards. Using credit too frequently can make it more difficult for prospective home buyers to secure a home loan. Mind the credit limits on your credit cards; financial experts recommend using less than 20 percent of available credit to maintain a strong credit rating. • Don’t bluff on loan applications. Some borrowers might be tempted to inflate their earnings on home loan applications, including counting overtime or bonuses they haven’t yet earned when listing their annual income. Borrowers can expect lenders to request documentation of any extra income, including bonuses, so applicants should avoid including additional income on their applications unless they can prove it. Applicants must avoid hiding past issues on their applications. Banks performing their due diligence will eventually discover any past problems, so applicants should be straightforward from the start. If you’re concerned about your earnings, it is acceptable to include information about assets such as retirement plans and savings even if those funds don’t figure to be used to pay the mortgage. • Make a substantial down payment. Lenders look fondly on borrowers who can afford hefty down payments, feeling that such borrowers are less likely to default on their loans. In addition, the larger the down payment, the less the monthly mortgage payment will be, saving you a significant amount of interest over the life of the loan. — Metro Editorial Services

High-rise ‘goes condo’ Due to increasing demand in the market, developers of Twelve Twelve opt to sell instead of rent
T
welve Twelve, Nashville’s newest high-rise condo building, is set to open for residents in August of this year. Work on the structure — which was originally planned as a highrise apartment building — began in the spring of 2013. But a funny thing happened on the way to completing this impressive behemoth of a building: more people wanted to buy than rent.

The foundering downtown real estate market — adversely affected by the economic downturn that started in 2007 — suddenly experienced a resurgence last year. The result was a low inventory of downtown condos available for purchase; there was not — and still isn’t — enough supply to meet the demand. “Right now there’s between a three- and four-month supply of [downtown] condos on the market,” says Zach Goodyear, managing broker at Parks in the Gulch. Goodyear explains that means if no new units come on the market, it would take three to four months for all of this inventory to be sold. In an ideal market, what economists would call an even market, Goodyear says there would be a six-month supply. Due to that lack of condo inventory, the developers of Twelve Twelve began to consider the prospect of selling the building’s 286 units as condos, instead of renting them as apartments. As early as January of this year, the big question around downtown was whether Twelve Twelve — located at 12th and Laurel in the Gulch — would “go condo.” By March, developers were soliciting, and easily obtaining, nonbinding reservation agreement from interested buyers. In April, it was official: Twelve Twelve would be sold as condos. Twelve Twelve, located at 12th and Laurel in The Gulch, offers stunning views with floor-to-ceiling glass on all 23 floors. Condos will have wood and tile floors, wall-towall windows and glass-rail balconies. “Since Twelve Twelve began the reservation process, we have averaged about one reservation every day, seven days per week, illustrating the fact that the high-rise condo market in Nashville is starved for inventory, and buyers are clearly hungry for more condos,” says Sydney McCann, also a broker with Parks in the Gulch. According to Goodyear, those nonbinding reservations are now being converted to sales contracts. “We recently sent contracts to 80 reservation holders; they had a nonbinding reservation with a 10-percent deposit down,” says Goodyear. “They’ve been asked to get back within 10 days with their commitment and an additional 10-percent payment. We’re already starting to get back signed contracts.” While there is an expectation that some of those contracts will fail to convert to a sale, that failure rate is expected to be around 10 percent. And with the lack of condo inventory downtown, it shouldn’t be difficult to find buyers. Goodyear notes that two-bedroom units are the most popular. He attributes that to the changing demographics of downtown dwellers. excitement of living downtown. Goodyear says more mature buyers are now coming into the market. “Now we’re seeing a lot of empty nesters. Some of them are coming from a 4,000- or 5,000-square-foot house, so they want more space,” says Goodyear. The most spacious units at Twelve Twelve — penthouses measuring from 1,949 to 3,836 square feet — have all been taken, selling at prices from $1.3 to $2.6 million. The average price for remaining two-bedroom condos is around $570,000, though prices range from $435,000 up to $978,000. Those units measure between 1,119 and 1,867 square feet, offer a choice of a gulch view or downtown view and some include a study. The least expensive one-bedroom unit available is priced at around $270,000, offers a downtown view and measures 703 square feet. Amenities at Twelve Twelve are impressive. From the terracelevel park to the outdoor kitchen where you can cook and entertain guests, Twelve Twelve is designed to enhance the downtown living experience. Everyone is singing Nashville’s praises
N
ashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more. Forbes magazine ranks Nashville third on its list of “Next Big Boom Towns.” The music scene was one factor that led to the city’s inclusion on the list; other criteria included job growth (both past and projected), quality of life, fewer traffic tie-ups compared with other cities its size, affordable housing prices and a “pro-business environment.” Forbes.com calls Nashville one of the “Best Places for Business and Careers,” and the city ranks 27th among “Cities on the Edge” (by Sperling’s Best Places) for its scores in areas such as sports, art, music, culture and cosmopolitan factors (like LEED certifications and population growth). Some may think of Nashville as a meat-andthree kind of town, but the venerable New York Times knows that Music City has so much more up its culinary sleeve. A 2012 NYT article shined a spotlight on East Nashville cuisine. From the Farmer’s Market to food trucks to gourmet popsicles at Las Paletas, Nashville’s hip food scene is evidence of a diverse culture. Readers of Travel + Leisure have also noticed Nashville’s taste for good food, voting the city #16 among the “Best U.S. Cities for Foodies.” Nashville’s vibrant music scene is still a trait that earns notice, but these days it’s not just country music that’s thriving in Nashville; Music City’s burgeoning pop scene recently led The
Atlantic to dub Nashville the “Silicon Valley of the music business.” The publication cited Nashville’s transformation from “country music outpost” to a major player in the world of commercial music. With venues like The Bluebird Cafe, 3rd and Lindsley and The Station Inn, it’s not surprising that last year Rolling Stone magazine declared Music City has the “Best Music Scene” in the country. Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On their list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent. Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offices here — a testament to strong business foundations and economic growth. Reward schools are made up of the top 5 percent of schools in the state for performance—as measured by overall student achievement levels—and the top 5 percent for year-over-year progress—as measured by gains in student achievement. These 10 percent of schools receive recognition for their success under the accountability system. P = Priority schools. Priority schools are in the bottom 5 percent of overall performance across tested grades and subjects. ith one of the top high schools in the state, a mass transit plan in the works and a wealth of recreational opportunities, Sumner County has plenty to brag about. Hendersonville has an extensive system of greenway biking and walking trails with plans to expand its bike trail system. Several golf courses dot the county, including Country Hills Golf

t’s hard not to love Williamson County. uring warm weather, people clamor to spend more time outdoors, and with help from local pros, that outdoor time can be enjoyed to the fullest. Gardens of Babylon creates outdoor oases where you can indulge in your favorite activities with all the ease, comfort and convenience of an indoor space. When you have one of these outdoor living spaces, Gardens of Babylon landscape coordinator Mark Kerske says it’s like adding square footage to your home. “Our clients actually treat their new outdoor space as an extension of their indoor space, thus expanding the living area that they can enjoy,” says Kerske. Kerske notes that your outdoor space can serve myriad purposes: a quiet place to read, an alternative home office space, a place to entertain or a zenlike space to just be. So how should you go about planning this outdoor space? Kerske suggests that you consider how you want to use the space. Will you really use an outdoor kitchen? Do you plan to entertain? How much space do you need? “We’re there to offer ideas, but it all boils down to how we can effectively design a space that takes care of all their needs,” says Kerske. When designing your outdoor space, it’s important to keep comfort and convenience in mind. “If you are interested in an outdoor kitchen, not only do you want all the amenities — such as a wet sink, refrigerator and grill — close at hand, but you also want to design the space so you can be close to your guests,” says Kerske. If you think ahead and envision how you plan to use your
space, Kerske says, you can design it so that you can entertain and get the most enjoyment from it. Kerske notes that televisions and stereo speakers allow for a full entertainment atmosphere. Other items of importance are furniture (and its placement) and a sufficient number of electrical outlets. To truly make your space comfortable and inviting, consider including an outdoor fireplace. If there’s a culinary genius in the household, plant an herb garden near the outdoor kitchen. If you love the sight and sound of water, include a pool, pond or fountain. Just like your indoor spaces, an outdoor space has various flooring options: stone, concrete, paver stones and more. Consider whether the space should be open, fully roofed or covered with a pergola. You might even design the space so that it’s partially covered and partially open. That way, you can fully enjoy the open air but still have a sheltered space where you can cook and entertain if the weather turns. “A roof overhead with a ceiling fan and lights keeps everyone cool in the summer and keeps the party going into the night,” says Kerske. Businesses, families love Wilson’s small-town charm, healthy business climate
I
f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where business is booming, education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. It’s no surprise the Beacon Center of Tennessee, a not-for-profit think tank based in Nashville, has named two cities in the county — Mt. Juliet and Lebanon — to their latest list of the “State’s Most Business-Friendly Cities (#4 and #6, respectively). No doubt that business-friendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is now set to add Providence Central, a mixed-use community of housing, retail and office space. Phase 1 is expected to be complete in early 2015. Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that is paying for a new high school in Watertown (set to open in the fall of 2014) and brought expansions at West Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), the new Lebanon High School (2012) and a new high school in Mt. Juliet (2008). Other signs of growth and progress include the new Highway 109 bridge joining Wilson and Sumner counties. The brand-new $29.5 million four-lane structure replaces an old two-lane bridge built in the 1950s. Leaders in both counties say the bridge will alleviate traffic congestion and provide an economic boost for their communities.
Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The recent award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixeduse development designed around a train station. But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. Voted the “Best Regional/ County Fair in Middle Tennessee” by readers of Tennessee Magazine, this annual event continues to draw huge crowds. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. Heck, even Ashley Judd — who has shown her prized pigs at the fair — gushed about the event during a segment on Jimmy Kimmel Live!. Vehicle Registration Emissions Testing Before a vehicle can be registered in Wilson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Wilson County testing center, located at 810 Tennessee Blvd. Hours are 7 a.m.-6 p.m. Monday and Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturday. he pace of life may move a bit slower in Robertson County — and residents here do tend to like it that way — but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. But don’t let that growth concern you. County leaders here are working on a carefully thought-out plan for development. The plan’s goal: preserve the county’s agricultural economy and quality of life while attracting businesses and jobs to designated growth areas, mostly within the county’s existing city centers. The county’s proposed 2040 Comprehensive Growth Plan calls for school improvements (including a new high school in the county seat of Springfield), road improvements and more diverse housing options.
